Detached homes, Grassy Pine villas or Cypress Walk townhomes?
Marsh Landing has three kinds of home inside one gate and one master association, and each comes with its own size range and, for the villas and townhomes, its own neighborhood association. The detached homes are the largest and priciest; the Cypress Walk townhomes are the smallest and least expensive way into the community. Data updated: October 2026.
| Home type | Streets | Homes | Heated size (county roll) | Neighborhood association |
|---|---|---|---|---|
| Detached homes | Marsh Landing Blvd, Forest Ridge Dr, White Oak Ln, Shady Oak Ln | 163 | 1,674 to 3,978 sq ft | none beyond the master |
| Attached villas | Grassy Pine Dr | 93 (46 Villas I, 47 Villas II) | 1,524 to 1,958 sq ft | Villas I or Villas II |
| Cypress Walk townhouse condominiums | Lone Oak Dr | 120 in 30 two-story buildings of 4 | 1,298 (2 bed) or 1,524 (3 bed) sq ft | one of eight condominium associations |
All homes were built from 1996 to 2002 (median 1999). Across the roll, 160 homes are two-bedroom, 132 three-bedroom, 81 four-bedroom and 2 five-bedroom. Of the 256 detached and villa lots, 132 are coded as lake lots.
Cypress Walk at Marsh Landing
Cypress Walk is the MLS name for Marsh Landing's 120 townhouse condominiums on Lone Oak Drive, recorded as Marsh Landing Townhouse Condominium I through IX; number IV was never built. Over 60 months the MLS recorded 14 Cypress Walk closings at a median of $346,250, and the county 23 sales at $350,000. It is not the Cypress Walk community in Fort Myers.
The villas on Grassy Pine Drive
The 93 attached one-story villas sit in two neighborhood associations: Villas I on Block E of the original plat and Villas II on Phase IV. Villas II adds its own fee of $550 a quarter for 2025.
Who built Marsh Landing
Marsh Landing was planned in 1995 as Pelican Pointe under Lee County Resolution Z-95-053. Rottlund Homes of Florida was the declarant until March 31, 2000, when Millennium Group of Southwest Florida, L.C. took over.
What does it cost to own in Marsh Landing?
Marsh Landing's master association published dues of $650 a quarter for 2024, billed on January, April, July and October 1, up from $560 in 2023, and that fee includes Summit Broadband cable and internet, the clubhouse and pool, the common property, and the private streets and lighting. There is no CDD on the tax bill. Dues for 2025 and 2026 are not published yet; most MLS listings in the 12 months to October 22, 2026 show $675 a quarter, so confirm the current figure on the estoppel. Data updated: October 2026.
| Cost item | Amount | Source year |
|---|---|---|
| Master association | $650 a quarter | 2024 |
| Villas II neighborhood association | $550 a quarter | 2025 |
| Villa and townhouse condominium fees | Cypress Walk condominiums about $1,748 a quarter; villa listings show $535 to $575 a quarter without naming the villa association; as entered on MLS listings | MLS listings, 12 months to Oct 22, 2026 |
| Capital contribution, every buyer | $1,000 | since July 1, 2021 |
| CDD | none | 2025 tax notice |
Fees at closing
The master association's 2024 sales package lists a $75 amenities transfer fee, a $100 processing fee and a $50 background check for each adult, plus $100 to the condominium or villa association where one applies.
Property taxes in Marsh Landing
Marsh Landing is in Lee County tax district 316, the Village of Estero with Estero Fire, at about 13.04 mills on the 2025 proposed notice. Within that, the Village of Estero adopted 0.73 mills for 2026-27 and the school district 5.271 mills.
Can you rent a home in Marsh Landing?
Yes, with limits. Under the association's rules and its 2025 amended and restated declaration, a home cannot be leased during the first 36 months of ownership, each lease must run at least 60 days, and a home can be leased at most 3 times a year. A buyer planning to rent right away should look elsewhere or plan around the 36-month wait. Data updated: October 2026.
Why the waiting period matters
The 36-month rule rules out buying to rent in the first three years of ownership. It can also narrow the pool of buyers when you sell, so price a home to the owner-occupant market.
Is Marsh Landing in a flood zone?
Much of it is. Twelve of the 13 street addresses we sampled in October 2026 mapped to FEMA Zone AE and one to shaded Zone X, and an earlier parcel screen on Lee County's hazard layer found 127 of 376 homes in AE and 249 in shaded Zone X. Street points sit lower than the house pads, so read our sample as "much of the community is mapped AE" rather than a share. The association's 2024 FAQ says: "The majority of Marsh Landing is listed within a Flood Zone." Data updated: October 2026.
| Address sampled | Home type | FEMA zone |
|---|---|---|
| 23238 Marsh Landing Blvd | Detached, Phase III | X, 0.2 percent (shaded) |

Evacuation Zone A
Marsh Landing is in Lee County evacuation Zone A, the first zone ordered out in a storm surge threat. The Village of Estero takes part in FEMA's Community Rating System at Class 6, which gives a 20 percent discount on NFIP flood policies inside the special flood hazard area. Check the exact home and its elevation certificate before you write an offer.
Storms and build era
The National Hurricane Center analyzed 8 to 12 feet of inundation in the Estero and Bonita Springs coastal area in Hurricane Ian (2022) and 4 to 6 feet from south of Boca Grande through Bonita Beach in Milton (2024); a site-level depth for Marsh Landing was not found. The homes predate the 2002 Florida Building Code, so expect four-point and roof-age questions from insurers.
What amenities does Marsh Landing have?
Marsh Landing's amenities center on the clubhouse at 22901 Marsh Landing Boulevard, on a recreation tract of about 2.2 acres, with a heated pool and spa, tennis and pickleball courts and an exercise room. The lakes are catch-and-release only, with no boating or swimming, and preserve, wetland and cypress head tracts run through the community and along its west edge. Data updated: October 2026.
Is Marsh Landing gated?
Yes. There is one gated entrance, and residents get a security code from the clubhouse office; whether the gate is staffed today was not confirmed for this page.
Is Marsh Landing a 55+ community?
No. No age restriction appears in the 2025 restated declaration as read in earlier research, and the amenities suit all ages. Marsh Landing has no golf course.
Who manages Marsh Landing?
The master association, Marsh Landing Community Association at Estero, Inc., was filed in 1996 and is managed by NextGen Community Management. Its own site carries the board, documents and owner login.
Which schools serve Marsh Landing?
Lee County assigns schools by choice within proximity zones. The district's locator, checked at five points in earlier research, places all three Marsh Landing home types in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), middle choice Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High).
