Every active Fountain Lakes listing is linked below, filtered to the Fountain Lakes MLS labels inside the community's map frame and sorted by price, with separate searches for single-family homes and for condos and villas. On the build-day pull 20 homes were listed from $169,900 to $649,900 at a $497,450 median list price, and 2 were pending. Recorded sales on the county file

Lee County recorded 37 qualified Fountain Lakes sales in the 12 months to September 25, 2026, at a $335,000 median, from $155,000 to $610,000. Over 24 months it recorded 74 at $352,500, and over 60 months 216 at $368,500, from $147,000 to $699,000. Every one was a resale. These county counts cover the 751 of about 900 homes the roll can place in Fountain Lakes. We tracked every recorded Fountain Lakes sale on the Lee County file to build these numbers.

The county median peaked at $435,000 in 2023 and has eased since, to $327,500 in 2026 to date. The mix matters here: a year with more Greens condo sales pulls the median down even when single-family prices hold.

Fountain Lakes prices by budget

Under $250,000 the sales are The Greens and The Manors; the villa condominiums (Villas of Fountain Lakes, Timber Lakes, Sungate) traded around $290,000 to $340,000; and the single-family streets (Forest Ridge, Sunrise, Lakeside, Southshore, Forest Ridge Shores) ran $430,000 to $610,000. Of the 40 MLS closings in the 12 months to September 29, 2026, 15 were under $300,000, 10 were $300,000 to $400,000, 9 were $400,000 to $500,000 and 6 were $500,000 to $750,000.

The neighborhoods of Fountain Lakes

Fountain Lakes is a master association over neighborhoods that each have their own recorded plat or condominium documents, their own association and fee and, for most, their own MLS label. The table compares them on the same yardstick, the build-day MLS pull of October 2026, with the county record to September 25, 2026. Data updated: October 2026.

Sources: Southwest Florida MLS (Matrix), Residential, Development list, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026 (UTC), by MLS Subdivision label; homes, built years, heated area, stories and county sales (to September 25, 2026) from the Lee County Property Appraiser and its parcel layer; flood from FEMA point queries, October 21, 2026, two points per neighborhood. The ten rostered neighborhoods add up to 751 homes on the roll against the 900 lots in the master bylaws: older neighborhoods are recorded by plat tract letter and Seabreeze is not on the roll at all, so county counts cover 751 of about 900 homes. Estero Woods, the rental apartments, is not for sale.

Forest Ridge Shores, The Greens and Forest Ridge have their own pages. The other neighborhoods are covered below, each with a listing search.

Sunrise

Sunrise (Sunbiz N24962) is 128 single-family homes recorded on the county roll as Fountain Lakes Tracts I and J, built 1988 to 2003 with a median of 1,710 heated square feet. The MLS rarely labels them Sunrise, so most Sunrise sales show under the generic label: the county recorded 3 sales in the 12 months to September 25, 2026, at a $485,000 median, and 31 in 60 months at $450,000. Both sampled points mapped to shaded Zone X.

Lakeside

Lakeside (Sunbiz N30310) is 86 single-family homes recorded as Fountain Lakes Tracts K and L, built 1990 to 2004, a median of 1,854 heated square feet. Its 2026 sales packet sets a total assessment of $420 a quarter, including the $370 master share. The county recorded 3 sales in the 12 months to September 25, 2026, at a $454,000 median, and 24 in 60 months at $569,000. Both sampled points mapped to shaded Zone X.

The Villas at Timber Lakes

The Villas at Timber Lakes (Sunbiz N94000004103) is 62 one-story villa condominiums on Stone Way, built 1994 to 1996, almost all two-bedroom units of about 1,094 square feet. It sold well on the MLS, 3 closings at a $335,000 median in the 12 months to the October 2026 pull at $300 a square foot. Both sampled Stone Way points mapped to Zone AE.

Villas of Fountain Lakes

Villas of Fountain Lakes (Sunbiz N24652) is 49 one-story villa condominiums on Cinnamon Lane and Tallwood Court, built 1989 to 1991. Its 2026 sales packet sets assessments of $2,126 a quarter, including the $370 master share. The MLS recorded 4 closings in the 12 months to the October 2026 pull at a $308,056 median. Both sampled points mapped to shaded Zone X.

The Manors

The Manors (Sunbiz N00000005739) is 32 condominium units on Sandy Bay Drive, built 2001 and 2002, in two-story buildings, most of them two-bedroom units of about 1,307 square feet. The county recorded 2 sales in the 12 months to September 25, 2026, at a $246,000 median, and one unit was listed on the build-day pull at $379,888. Both sampled points mapped to Zone AE.

Southshore

Southshore (Sunbiz N27002) is 28 single-family homes recorded as Fountain Lakes Tract H, on Fountain Lakes Boulevard and Caroline Drive, built 1989 to 2003. It trades rarely: one sale in the 12 months to September 25, 2026, at $445,000, and 6 in 60 months at a $492,500 median. Both sampled points mapped to Zone AE.

Sungate Villas

Sungate Villas (Sunbiz N38893) is 23 one-story villa condominiums on Sungate Court, built 1992 to 1996, every one a three-bedroom on the roll, about 1,697 square feet. The MLS recorded 3 closings in the 12 months to the October 2026 pull at a $289,900 median, and one was listed at $324,900. Both sampled Sungate Court points mapped to Zone AE.

Seabreeze

Seabreeze (Sunbiz N34216) is a condominium neighborhood the county roll does not carry under its own name, so we cannot count its homes from public records. The MLS showed one closing in the 12 months to the October 2026 pull, at $515,000 on Preserve Way, and one listing on Fountain Lakes Boulevard at $624,000.

What does it cost to own in Fountain Lakes?

The yearly cost of a Fountain Lakes home is the neighborhood assessment, which includes the master share, the irrigation co-op and the property tax. The master and two neighborhoods publish 2026 figures in their sales packets, so those are below; the other neighborhoods do not publish theirs on a public page, so we do not print figures we cannot source. Data updated: October 2026.

Capital contribution and closing costs

The master association collects a capital contribution at closing; confirm the current amount on the neighborhood's 2026 sales packet with the estoppel. There are no club dues and we found no community development district.

Property taxes

Fountain Lakes is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero fire district.

What to ask for before an offer

Ask for the neighborhood's 2026 sales packet, budget and last two statements, the irrigation co-op account and the master estoppel. For how the Fountain Lakes neighborhoods differ on fees and rules, read McGreevy and Comisar's Fountain Lakes guide.

Is Fountain Lakes in a flood zone?

Ten of the twenty Fountain Lakes points we sampled, two in each of ten neighborhoods, mapped to FEMA Zone AE, the 1 percent annual chance floodplain, and ten to shaded Zone X; it depends on the street, so never assume the whole community is one zone. Every point is in Lee County evacuation Zone A. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer point queries, October 21, 2026, on US Census geocodes of county roll addresses; Lee County evacuation zones layer. The FIRM panel is 12071C0587G, effective November 17, 2022. Lenders require flood insurance on homes in Zone AE. The Village of Estero holds Community Rating System Class 6, a 20 percent flood insurance discount in special flood hazard areas.

Storms and building age

We found no Fountain Lakes-specific damage report for Hurricane Ian (2022), Milton or Helene (2024) in primary sources; Estero Community Park, about 1.3 miles away, ran as a county shelter during Ian. Every home dates from 1988 to 2004, before or at the start of the Florida Building Code, so roof age and the wind mitigation report drive the insurance price.

Florida's condo inspection law

No Fountain Lakes condominium building is three stories on the county parcel layer: The Greens and The Manors are two stories and the villa condominiums one, so the milestone inspection and structural reserve study rules for buildings of three or more stories do not reach them. Ordinary reserve rules still apply.

Golf, tennis and the activity center

Fountain Lakes has a 9-hole par-3 walking course of about 681 yards, built in 1979, with resident leagues and no membership fee we could find, plus a pool, tennis and pickleball courts, bocce, shuffleboard, basketball, a fitness room, billiards, a library and an activity center, set among the community's lakes. Fountain Lakes is gated, with a main gate and call box at Fountain Lakes Boulevard and US 41 and a residents-only bar-code gate at West Tree Drive and Williams Road.

Schools for Fountain Lakes addresses

Lee County assigns schools by choice within proximity zones. All 20 sampled Fountain Lakes points fell in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school Zone South 3 (Bonita Springs High, Estero High and South Fort Myers High). Confirm the zone for the exact home with the School District of Lee County. Data updated: October 2026.
