Villa or condo: the two Coconut Shores home types
Coconut Shores was approved by Lee County as 56 two-family homes and 112 four-plex condominium units, and that is exactly what the county roll shows today: 168 homes. It began as Woodside Lakes and was renamed Coconut Shores by resolution PD-98-032 on July 9, 1998. The developer of record was Heritage Naples Acquisition, Inc., dissolved in 2007; we could not find the builder's name or model names.

Three associations
Every owner belongs to Coconut Shores Community Association, Inc. (Sunbiz N99000004261), the master association. Condo owners also belong to Coconut Shores East Condominium Association (N00000001098), which by its unit count appears to cover Phases I to IV (52 units), or Coconut Shores West Condominium Association (N03000010771), which appears to cover Phases V to IX (60 units). Villa listings on the October 22, 2026 MLS pull also show a separate fee of about $560 to $590 a quarter beside the master fee, as entered by listing agents, so ask the seller and the estoppel which associations a villa belongs to. Coconut Shores Recreation Association, Inc. is a different community; do not confuse the two in a records search.
What does it cost to own in Coconut Shores?
The yearly cost of a Coconut Shores home is the master association, the East or West condominium association for condo owners, and the property tax, with no community development district line. The associations' public website is a template shell with no figures, so the dues below are the figures listing agents entered on the MLS; confirm them in the estoppels. Data updated: October 2026.
| Cost | Amount | Source |
|---|---|---|
| Community development district (CDD) | None | 2025 Lee County tax bills |
| Solid waste assessment, 2025 | $366.39 | 2025 Lee County tax bills |
| Property tax rate, district 316, 2025 | 13.0214 mills | Lee County |
| Master association dues | $763 a quarter typical, $740 to $763, as entered on MLS listings | Southwest Florida MLS (Matrix) listing data, pulled Oct 22, 2026 |
| East or West condominium dues | $1,551 a quarter typical, $1,427 to $1,565, as entered on MLS listings | Southwest Florida MLS (Matrix) listing data, pulled Oct 22, 2026 |
No CDD
The 2025 Lee County tax bills we read for a villa and a condo show one non-ad valorem line, the county's $366.39 solid waste assessment, and no community development district.
Property taxes
Coconut Shores is in Lee County tax district 316, at 13.0214 mills in 2025. The district rate includes the Village of Estero's millage; the Village adopted 0.73 mills for 2026-27.
Two estoppels for condo buyers
A condo buyer usually needs two estoppel certificates at closing, one from the master association and one from East or West; a villa buyer needs one. Capital contribution and transfer fees are not published, so ask for them in the estoppels.
Florida's condo safety law
Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall, and the Village of Estero's own milestone ordinance, Ordinance 2026-02 of April 15, 2026, uses the same three-story line. Every Coconut Shores condo building is two stories, so neither applies. Ask for the condominium's reserve schedule anyway; the buildings are 21 to 26 years old.
What to ask for before an offer
Ask for the seller's last tax bill, the last two association statements, both budgets, the roof ages and the estoppels. Insurers will ask for a four-point inspection and roof age on homes this age.
Is Coconut Shores in a flood zone?
All 16 Coconut Shores addresses we sampled, across the villas, both condo associations and all four streets, mapped to FEMA Zone X, minimal flood hazard. A wider check of all 187 parcel centers in the community found every one in unshaded Zone X, with the nearest high-risk AE zone about 79 meters away. Data updated: October 2026.
| Addresses sampled | Section | FEMA zone |
|---|---|---|
| 23105, 23141, 23204 and 23225 Coconut Shores Dr | Villas | X, minimal |
| 3291 and 3331 South Coconut Island Dr | Phases I and II (East) | X, minimal |
| 3300 South Coconut Island Dr (2 units) | Phase IV (East) | X, minimal |
| 23300, 23310 and 23320 Coconut Island Dr (4 units) | Phase IV (East) | X, minimal |
| 3410, 3441, 3460 and 3490 Morning Lake Dr | Phases V, VI, VII and IX (West) | X, minimal |

A pending letter of map revision, 20-04-0036S, effective March 2, 2027, does not list panel 0589. The Village of Estero holds a Community Rating System Class 6 rating, which discounts flood policies.
Evacuation zone A
Coconut Shores is in Lee County evacuation Zone A, the first area ordered out before a hurricane. Estero Bay and US 41 are close, and that shows in the evacuation zone rather than the flood map.
Storm history
The National Hurricane Center measured Hurricane Ian's 2022 surge at 8 to 12 feet above ground along the Estero and Bonita coast and 5 to 7 feet inland in Bonita Springs and North Naples; Hurricane Milton in 2024 brought 4 to 6 feet from south of Boca Grande through Bonita Beach. We found no record of the effect at Coconut Shores itself.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.
Is Coconut Shores in Estero or Bonita Springs?
Coconut Shores is in Estero. Every home is inside the Village of Estero, on Lee County tax district 316, but every parcel carries ZIP 34134, which the post office names Bonita Springs, so some listing sites label it "Bonita Springs." The MLS lists the city as Estero on nearly every closing. On Domain Realty Group, Estero means the Village plus the Estero-address communities just outside it, and Coconut Shores is on the Village side of the line. Search filters set to ZIP 33928 miss Coconut Shores; use the community name or 34134.
Where is Coconut Shores?
Coconut Shores is on the north side of Coconut Road, about 0.46 mile west of US 41, with one front entrance on Coconut Road and emergency access from the Florida Power and Light easement on the west side. The streets are Coconut Shores Drive, Coconut Island Drive, South Coconut Island Drive and Morning Lake Drive. A six to eight foot privacy wall runs along Coconut Road, lakes and 9.17 acres of open space and parks sit inside, and Marsh Landing lies just to the north. The homes along Coconut Road and the power line easement are the edge rows.

FDOT is also planning the I-75 widening, project 452544-1. Amenities and gate
Public map data shows a recreation tract with a pool, tennis and pickleball courts, shuffleboard and fountains; we could not confirm a clubhouse, spa or fitness room, so ask the association for the amenity list. The drives are gated under the planned development's approved deviation; we found no record that the gate is staffed. We found no age restriction in public documents, and there is no golf.
Coconut Shores vs other Estero communities in its price range
Coconut Shores and Terra Vista sell at nearly the same median, about $365,000, but Coconut Shores has fewer homes on the market and sits closer to Coconut Point. Genova costs a little more; Meadows of Estero and Marsh Landing, just north, cost more again. The table uses one yardstick for all five: the MLS record for the 12 months to the October 22, 2026 pull. Data updated: October 2026.
