- The association website says the community is a registered 55 and over community; the recorded documents we read contain no age test.

Recorded sales on the county file
Lee County recorded 30 qualified Corkscrew Woodlands sales in the 12 months to September 25, 2026, at a median of $133,600, from $40,000 to $200,000. Over 24 months it recorded 63 at $136,000, and over 60 months 180 at $145,000, with a high of $242,000. Every one was a resale. We tracked every recorded Corkscrew Woodlands sale on the Lee County file to build these numbers.
Why the MLS shows fewer sales
Over 60 months the MLS caught 83 of the 180 sales the county recorded, about 46 percent. More than half of Corkscrew Woodlands sales closed without an MLS listing, so a buyer who watches only the MLS sees fewer than half the market. Tell us you are looking and we will watch the county record too.

| 2026, to September 25 | 27 | $129,900 |
The county median nearly doubled from $82,000 in 2019 to $160,000 in 2023 and has eased to $129,900 in 2026 to date.
Do you own the lot in Corkscrew Woodlands?
Yes. Corkscrew Woodlands lots are platted and conveyed in fee simple by lot, block and phase, so the buyer gets a deed to the land and owns the home or RV on it. The association, Corkscrew Woodlands Association, Inc., describes itself as a Florida registered homeowners association, so Chapter 720 governs it, not the condominium or land-lease laws. Data updated: October 2026.
The lots and the circles
The 640 sites are laid out in 15 circles of 40 lots and 2 half circles of 20, with lots of about 1,655 to 3,136 square feet. The county roll shows 669 parcels: 584 improved lots, 56 vacant lots and 29 common parcels, and the 584 plus 56 match the 640 lots exactly. Homes were placed from 1977 to 2025, a median year of 1989, and 45 percent are under 500 square feet.
The association
Corkscrew Woodlands Association, Inc. was filed with the Florida Division of Corporations on November 19, 1982, and is active. The developer was Corkscrew Woodlands, Ltd. The plat phases are 1, 2A, 3, 3A and 4.
Your rights as a buyer
Florida section 720.401 requires a disclosure summary before a buyer signs a contract in a homeowners association community, and section 720.30851 caps the estoppel certificate at $299, plus $119 for a rush and up to $179 more if the lot is delinquent. The estoppel shows the current dues and any special assessment.
Dues and taxes
The association does not publish its dues on a public page; as entered on MLS listings, they are typically $717 a quarter. There is no community development district on the 2025 tax bills. Two sample 2025 bills without exemptions were $1,754.30 for a 2018 home assessed at $133,319 and $1,652.34 for a 2005 home. The bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills.
Can you live in Corkscrew Woodlands year-round?
The recorded documents say no. Section 13.3 of the 1982 declaration says "No Unit shall be the permanent residence of the Owner", owners waive homestead, and the Village of Estero land development code, section 3-306.E, prohibits using an RV unit in that zoning district as a permanent residence. Even so, 165 of the 584 improved lots carry a homestead exemption on the county roll. Data updated: October 2026.
What a buyer should do
Read the current recorded declaration and every amendment, and ask the association and the Village planning department in writing how the rule applies to the home you want. Do not rely on a neighbor's homestead exemption as proof that year-round living is allowed. If you need a permanent Florida residence, ask the same question of every park you consider; Mariners Cove and Riverwoods Plantation each set their own occupancy rules in their own recorded documents.
Is Corkscrew Woodlands 55 and older?
The association website says "We are also a Federal and State registered '55 and Over' community." We found no 55 or 62 age test in the 1982 declaration, the 1989 eighth amendment or the 2018 articles, so treat the 55+ status as the association's statement and ask for its age policy and its age verification survey if the rule matters to you. Data updated: October 2026.
How a 55+ rule is proved
Federal rules in 24 CFR 100.304 let a community limit residents by age only if at least 80 percent of occupied units have a resident 55 or older, it publishes and follows an age policy, and it verifies ages; Florida section 760.29 adds a state registration. Our Estero 55+ communities guide lists the communities whose rule we confirmed on the record.
Is Corkscrew Woodlands in a flood zone?
Yes. All five Corkscrew Woodlands addresses we sampled mapped to FEMA Zone AH, a special flood hazard area for shallow ponding where a base flood elevation applies, and an earlier sample of nine points found the same. The community is in Lee County evacuation Zone C, and the Village did not name it among the communities hit hardest by Hurricane Ian. Data updated: October 2026.
| Address sampled | FEMA zone |
|---|---|
| 10901 Limpkin Cir | AH |
| 10953 Peregrine Falcon Cir | AH |
| 10700 Red Cardinal Cir | AH |
| 10801 Bonapartes Gull | AH |
| 10701 Everglades Kite Cir | AH |
Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses. It is a sample, not a parcel census. The panels covering the community, 12071C0592G and 12071C0591H, are not among the Lee County panels being revised in 2027.
Insuring a Corkscrew Woodlands home
A lender with a federally backed loan requires flood insurance in Zone AH. The National Flood Insurance Program covers a manufactured home up to $250,000 for the building and $100,000 for contents. Wind coverage depends on the home's HUD data plate wind zone, its age and its tie-downs. Price both during the inspection period.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, and ask the seller for any elevation certificate.
The circles, pool and lake
Each circle in Corkscrew Woodlands has its own recreation building with toilets, showers, laundry and mailboxes, and the community has a pool, a shared lake and storage lots that owners can rent for a nominal fee. The lake is 18 acres in the 1982 text and 23 acres in Island Club's records. There is no golf course. Data updated: October 2026.
Corkscrew Woodlands and Island Club at Corkscrew
Corkscrew Woodlands shares its entrance boulevard, the lake and drainage with Island Club at Corkscrew, a separate association of 250 site-built single-family homes, under a 1990 agreement. They are two communities with two sets of rules. Island Club's declaration names a Corkscrew Woodlands gate; we did not confirm whether it is staffed.
Getting in and out of Corkscrew Woodlands
Corkscrew Woodlands is reached from Corkscrew Road near I-75 Exit 123, through the Island Club entrance road. The Village capital plan would close the left turn out of Corkscrew Woodlands Boulevard onto Corkscrew Road and send residents to the Puente Lane signal once the Estero Crossing frontage road is built, a $57,200 item with no schedule stated. Data updated: October 2026.
What is changing nearby
Island Club's association reported that the shared boulevard was repaved in summer 2025. The Village's May 2026 capital plan carries $2,800,000 for Corkscrew Road median landscaping from Corkscrew Woodlands to Ben Hill Griffin Parkway. The Florida Department of Transportation's I-75 express lanes project scheduled its public hearing for October 27 and 28, 2026; whether a noise wall covers the community was not stated. Corsa at Estero Crossing, a 306-unit apartment community next door, committed to an 8-foot wall on a berm.
