Estero Market Report: October 2026

The Estero market report for October 2026: 1,690 homes sold in Estero in the 12 months to October 22, 2026 at a median of $520,000, against 1,443 sales at $550,000 in the 12 months before, on the Southwest Florida MLS. 573 homes were for sale and 151 were under contract on October 22, about 4.1 months of supply, and the median home sold in 58 days. This is Domain Realty Group's monthly Estero market report: homes sold, prices, price per square foot, inventory, days on market and new construction for the Village of Estero and the Estero-addressed communities around it, from two sources we pull ourselves. The MLS shows what was listed and sold through agents; the Lee County Property Appraiser shows every recorded sale, including the builder-direct sales the MLS mostly never sees (2,116 recorded Estero-area sales at a $525,000 median in the latest 12 months, 501 of them builder-direct). Each month gets a new edition on this page; earlier editions stay below at their own anchors. For homes for sale by community, start on our Estero homes for sale page.

October 2026 edition: how is the Estero market moving?

Data updated: October 2026. This edition covers MLS closings through October 22, 2026, the listings on the market that day, and Lee County recorded sales through September 15, 2026, the newest qualified sale in the county's file. Next month's edition adds October's full month and the county's September recordings.

How many homes sold in Estero in September and October 2026?

108 Estero homes closed through the MLS in September 2026, against 112 in September 2025, at a median of $466,500 against $560,000. From October 1 to October 22, 2026, 67 closed against 75 in the same days of 2025. The third quarter had 328 closings against 335, and the year through October 22 had 1,397 against 1,207, up 15.7 percent.

The lower September median is mostly a mix effect, not a price drop of that size. Single family homes were 66 of September's closings against 75 a year earlier, and their median was $647,500 against $709,000; condos were 22 against 20, and villas and townhouses 15. When fewer large single family homes close in a month, the all-homes median falls even if each home type holds its price, which is why the 12-month figures and price per square foot below are the better read.

What is the median sold price in Estero?

The median Estero sale on the MLS in the 12 months to October 22, 2026 was $520,000, down 5.5 percent from $550,000 in the 12 months before. Price per square foot of living area, which corrects for the mix of sizes, was $257 against $276, down 6.9 percent. The year-to-date median was $524,999 against $540,000 for the same part of 2025. Recorded county sales tell the same story at a different level: $525,000 across the Estero area against $565,000 the year before (Lee County Property Appraiser, 12 months to September 15, 2026).

How many homes are for sale in Estero right now?

573 Estero homes were active on the MLS on October 22, 2026: 278 single family homes at a $722,500 median list price, 212 condos at $362,450, 45 villas and townhouses at $384,900 and 38 manufactured homes at $137,250. Another 151 were under contract (88 single family, 45 condos, 17 villas and townhouses). The median active listing asked $518,000, or $271 per square foot. 229 of the active listings had been on the market more than 90 days and 100 more than 180.

See them on our live Estero listings, or browse by community on the Estero homes for sale page.

How many months of housing supply does Estero have?

Estero had 4.1 months of supply on October 22, 2026: the 573 active listings divided by the average month of the last year's 1,690 closings. By type it was 3.4 months for single family homes, 5.3 for condos, 3.0 for villas and townhouses and 7.6 for manufactured homes. Months of supply is a pace measure, not a forecast: it says how long the current listings would last if buyers kept closing at last year's rate and nothing new came on.

How long do Estero homes take to sell?

The median Estero home that closed in the last 12 months spent 58 days on the market, against 51 days a year earlier. Buyers paid a median 96.6 percent of the final list price (96.4 percent the year before). 313 of the 1,690 closings were at or above list and 550 were more than 5 percent below it. New construction sold faster on the MLS (a median 42.5 days) than resales (61 days).

Estero's selling season shows in the counts: March, April and May 2026 had 223, 200 and 186 closings, while the summer months ran 105 to 147. Days on market rose into the summer and eased in September and October. Sold-to-list stayed between 95.5 and 97.2 percent every month, so the typical Estero buyer paid three to four and a half percent less than the final asking price, after any earlier price reductions.

Estero sales by home type: single family, condo, villa

Data updated: October 2026. Estero is a single family market with a large condo side at Coconut Point, Pelican Sound, West Bay Club, Breckenridge, Villagio and the golf communities. The table compares the last 12 months with the 12 months before, MLS closings to October 22, 2026.

Estero supply by price range: where are buyers and sellers balanced?

Data updated: October 2026. Months of supply by price range shows where Estero's inventory is thin and where it is deep. Each row is the active listings in that range on October 22, 2026, divided by the average month of the last 12 months' closings in the same range.

The $500,000 to $750,000 range is Estero's busiest and tightest: 495 closings in a year and 3.2 months of supply. The ranges from $1.5 million to $2 million and $3 million and up carry the longest supply, 7.3 and 12.0 months, and the $3 million row is pulled up by new and pre-construction towers (19 of its 24 listings) at The Island at West Bay Club and The Ritz-Carlton Residences, Estero Bay, whose units sit on the MLS long before they close. Under $300,000, most listings are condos and manufactured homes, where supply runs longer and buyers paid less of the asking price (94.9 percent).

How much of the Estero market is new construction?

Data updated: October 2026. New construction is a bigger share of Estero than the MLS alone suggests. On the MLS, 270 of the 1,690 closings in the last 12 months were new construction (marked new, pre-construction or under construction, or a builder product), at a $605,950 median against $500,000 for resales, and 82 of the 573 active listings on October 22 were new. Lee County's records count 501 builder-direct sales among 2,116 Estero-area sales in the 12 months to September 15, 2026 (the first qualified sale of a home within a year of its year built), against 675 the year before. Only 71 of those builder-direct sales were inside the Village of Estero, which recorded 1,426 sales in all: nearly all of Estero's new homes are east of the Village on Corkscrew Road, in Verdana Village and the new Kingston.

Kingston opened its model homes on October 17, 2026, with Lennar, Pulte and Neal Communities building in Kingston South and Taylor Morrison at Esplanade at Kingston; the developer plans 3,625 homes in Kingston South and 1,285 at Esplanade (Kingston developer announcement). Lennar lists Kingston South from $329,999 for villas to $894,405 for estate homes (Lennar, retrieved October 28, 2026). Inside the Village, RiverCreek is built out at 554 homes and Summercrest by Toll Brothers is building 154 townhomes at Sandy Lane and Corkscrew Road. Builders, prices and district assessments by community are on our Estero new construction homes for sale page and the Kingston homes for sale page.

What do Lee County records show for Estero sales?

Data updated: October 2026. Lee County's records are the second source in this report and the more complete one: every deed with a qualified price, whether or not an agent listed the home. In the 12 months to September 15, 2026, the county recorded 2,116 qualified home sales in the Estero area at a $525,000 median, against 1,984 at $565,000 the year before. Inside the Village of Estero alone it was 1,426 sales at $470,000, against 1,354 at $517,500. Across the Estero area, 1,475 were single family homes (including new homes still coded as vacant land) at a $590,000 median and 534 were condominiums at $358,625. Recording lags closing, so the newest month in the county file is always partial; the table stops at August, the last full month.

The Estero area here is the Village of Estero (Lee County taxing districts 315, 316 and 317) plus the unincorporated Estero-addressed communities east of it: Verdana Village, The Place at Corkscrew, Corkscrew Shores and the Corkscrew Road acreage. That is why the county counts run higher than the MLS: builder-direct closings in Verdana Village and The Place at Corkscrew are recorded deeds but rarely MLS sales. Our Estero homes for sale page explains where the Village line runs and which Estero communities sit outside it.

What new housing is coming to Estero in the next year?

Data updated: October 2026. The Village of Estero told its Council on October 7, 2026 that projects in process total about 2,900 residential units, two hotels, a 23-story high-rise and 300,000 square feet of commercial space, up from about 2,500 units in January (Village of Estero, October 7, 2026). The projects the Village lists as under construction are mostly rental apartments, which add renters rather than homes for sale; the for-sale additions are fewer and specific:

For Estero buyers, the practical effect over the next year is more new single family choice on Corkscrew Road, where Kingston's first sections join Verdana Village, and a small number of new townhomes and tower condos inside the Village. Corkscrew Road's Phase 2 widening, about $27 million, is expected to finish at the end of 2026 (Village of Estero, September 7, 2026).

How are Estero condos affected by Florida's condo safety law?

Data updated: October 2026. Estero condos closed 479 times in the last 12 months at a $345,000 median, and condos carried 5.3 months of supply on October 22, longer than any home type except manufactured homes. Part of the reason is cost: Florida's condominium safety law requires a milestone structural inspection for condo buildings of three habitable stories or more by December 31 of the year the building turns 30, then every 10 years (section 553.899, Florida Statutes), and a structural integrity reserve study with reserves that cannot be waived in budgets adopted on or after January 1, 2025 (Florida Division of Condominiums). Which Estero condos need milestone inspections?

buildings of three or more stories, such as the Breckenridge, Rapallo, The Residences at Coconut Point, Genova and West Bay Club condominiums and the taller Pelican Sound buildings. The two-story condos at Villagio, Mirasol at Coconut Point and Lighthouse Bay at The Brooks are outside it. Each building's own count of habitable stories decides; ask the association for its milestone and reserve study reports before you make an offer.

How do lender rules affect Estero condo buyers?

Fannie Mae will not buy loans on units in a project it marks unavailable, for example one that failed a mandatory structural inspection or has unfunded critical repairs over $10,000 per unit (Fannie Mae Selling Guide). From January 4, 2027, Fannie Mae's minimum reserve allocation for a full project review rises from 10 to 15 percent of the association's budgeted income (Fannie Mae Lender Letter LL-2026-03). The unavailable list is not public, so a lender checks each project.

How are condos selling across Lee County?

Lee County condo and townhouse sales rose 5.9 percent in September 2026 to 343 while the median fell 8.9 percent to $255,000, and condo sales for the year were up 25.3 percent (Florida Realtors, September 2026).

How does Estero compare with Lee County and Florida?

Data updated: October 2026. Estero home prices sit well above Lee County and Florida, and Estero's months of supply are shorter than the county's for single family homes. The comparison below sets this report's Estero figures beside the latest county and state numbers; each publisher uses its own definitions, so read it for direction rather than to the dollar.

Sources: Lee County single family figures from Florida Gulf Coast University's Regional Economic Research Institute; Lee County condo and supply figures and Florida figures from Florida Realtors' September 2026 release and its metro summary. Florida Realtors measures months of supply against a 12-month average of sales, the same way this report does. Lee County had 9,173 residential listings on a typical day in September 2026, 14.1 percent fewer than a year earlier (FGCU). Florida Realtors publishes October data on November 16, 2026.

What do price indexes and the tax roll say about Estero home values?

Data updated: October 2026. Three public measures outside the MLS agree with this report's direction for Estero: home prices have eased from their 2023 and 2024 highs while the number of sales has picked up. The federal house price index, the ZIP code index and the Lee County tax roll each show it in a different way.

  • FHFA House Price Index: for the Cape Coral-Fort Myers metro area, which is Lee County, the all-transactions index was 403.20 in the second quarter of 2026, down 0.90 percent from a year earlier and 10.3 percent below its 2023 high; the purchase-only index, which counts sales and leaves out refinance appraisals, was up 0.34 percent (FHFA HPI datasets). FHFA publishes the third quarter on November 24, 2026.
  • FHFA ZIP code index: ZIP 33928, the Estero ZIP, fell 6.89 percent in 2025, and ZIP 33967, which holds The Vines, Belle Lago, The Reserve at Estero and Osprey Cove, fell 3.76 percent after rising in 2023 and 2024 (FHFA annual ZIP5 index, a developmental series updated March 31, 2026).
  • The 2026 tax roll: on the Lee County Property Appraiser's July 1, 2026 roll, Estero's just value fell 5.88 percent while its taxable value rose 0.39 percent, because homestead and non-homestead caps keep taxable value rising after market value falls (Gulfshore Business, July 2, 2026). The Village certified a gross taxable value of $10,350,377,390 for fiscal 2026-27.

Who buys homes in Estero, and when?

Data updated: October 2026. Estero's buyers explain both its seasons and its condo share. The Village of Estero had an estimated 38,365 residents on July 1, 2025, a median age of 66.0 and 51.9 percent of residents 65 or older; 86.0 percent of its occupied homes are owner occupied, and 7,572 of its 26,937 housing units, 28.1 percent, are held for seasonal or occasional use (U.S. Census Bureau QuickFacts and the American Community Survey 2020 to 2024). The census median value of owner-occupied Estero homes was $461,900 in the 2020 to 2024 survey.

  • Seasons: in Lee County, March through June produced 39.7 percent of 2025's single family closings and November was the slowest month (Florida Realtors, December 2025 metro summary). Estero follows the same pattern in the monthly table above.
  • Jobs and arrivals: the Cape Coral-Fort Myers metro area had 315,600 nonfarm jobs in September 2026, 6,400 more than a year earlier, with Lee County unemployment at 4.8 percent (FloridaCommerce, October 16, 2026). Southwest Florida International Airport handled a record 11,154,458 passengers in 2025 (Lee County Port Authority). Hertz's headquarters is in Estero.
  • Storms: the 2026 Atlantic season had caused no recorded U.S. damage as of late October (National Hurricane Center). After Hurricanes Helene and Milton in the fall of 2024, Lee County single family closings ran 8 to 14 percent below the prior year for three months (Florida Realtors, October 2024).

How is this Estero market report built?

Data updated: October 2026. Every Estero figure on this page comes from two data pulls Domain Realty Group makes itself, the Southwest Florida MLS and the Lee County Property Appraiser's files, computed with the same definitions every month so one edition's numbers can be compared with the next. These are the definitions behind every table.

  • MLS figures: Southwest Florida MLS (Matrix), residential listings in 80 Estero developments, Active, Pending and Closed in the last 1,826 days, pulled October 22, 2026. The Colony at Pelican Landing is left out: most of it is in Bonita Springs and it is reported with Bonita Springs. Days on market is the MLS days-on-market field; sold to list compares the sold price with the final list price; price per square foot uses MLS living area. Home types come from the MLS building design field (condo means low-rise, mid-rise or high-rise). New construction means a listing marked new, pre-construction or under construction, or a builder product.
  • County figures: Lee County Property Appraiser parcel roll and sale data files, Florida Department of Revenue qualified sales (codes 01 and 02) of improved parcels over $1,000, newest qualified sale September 15, 2026. The Estero area is the Village of Estero (taxing districts 315, 316 and 317 on the county parcel layer) plus parcels with an Estero site address outside it. Builder-direct is the first qualified sale of a home within a year of its year built, an estimate the county files support but do not label.
  • Medians, not averages: every price is a median, the middle sale, so one very large sale does not move it. The largest Estero closing in the last 12 months was a penthouse at The Ritz-Carlton Residences, Estero Bay that sold for $13,636,540 on July 8, 2026; it changes the median by one place.
  • Months of supply: active listings on the pull date divided by the average month of closings over the last 12 months, overall, by home type and by price range.
  • What is not here: forecasts, opinions on timing and home values for individual homes. For the value of a specific home, see the valuation link below.
