Key takeaways for Mediterra buyers
- Mediterra is about 1,700 acres with fewer than 950 residences planned and more than 1,000 acres of preserve, lakes, parks and golf, on Livingston Road about two miles north of Immokalee Road.
- Collier and Lee recorded 53 qualified sales at a $2,100,000 median in the 12 months to August 17, 2026: 33 single-family homes at $2,925,000 and 20 coach homes at $1,362,500.
- About a third of the parcels are in Lee County, inside the City of Bonita Springs, so county, taxes, flood map and schools depend on the address.
- Club membership is mandatory for owners: the minimum Lifestyle tier is $87,500 to join and $4,190 a year for 2026-27. Golf is at capacity.
- Buyers pay a $6,000 capitalization assessment and a transfer fee of 1 percent of the price to the master association at closing.
- The CDD runs about $1,600 a year in operations for fiscal 2027, plus bond debt service by neighborhood.
- London Bay Homes is still building the last new homes, priced from the mid-$3 millions.

| County record, 12 months to August 17, 2026 | Sales | Median | Range |

Source: Collier County Property Appraiser and Lee County Property Appraiser sale files. None of the sales was builder-direct by the county test, though London Bay Homes is still delivering new homes.
Why the median fell from last year
The prior year's $2,937,500 median and this year's $2,100,000 are not a like-for-like drop: coach homes made up a larger share of sales this year, and coach homes sell for roughly half what estates do. Compare a home with its own neighborhood's sales, not with the community median.
Recorded sales on the county file
We tracked both county files because a Collier-only count would have shown 35 sales and missed the Lee side, about a third of the market. The Southwest Florida MLS showed 58 closings at a $2,125,000 median in the 12 months to July 1, 2026, consistent with the county figure once the Lee side is included. The community record is $13,250,000, for a London Bay estate on Il Cuore Court on the Lee side, reported in March 2025.
Which Mediterra neighborhood fits you?
Mediterra has 33 named neighborhoods: 18 single-family, 4 coach-home and 11 villa neighborhoods. Coach homes are the entry point, villas the middle, and the estate neighborhoods the top, and four of the neighborhoods sit wholly or partly on the Lee County side. Data updated: October 2026.
| Product | Neighborhoods | What to know |
|---|---|---|
| Coach homes (condominiums) | Monterosso (80, Collier), Brendisi (36, Lee), Calabria (52, Lee), Porta Vecchio (56, Lee) | 20 county sales at a $1,362,500 median |
| Villas | 11 neighborhoods, including Lucarno (71 lakeside villas, 2,900 to 4,000+ square feet) and Cabreo (39 homes, 2,500 to 3,200+ square feet) | London Bay is still building here |
| Single-family estates | 18 neighborhoods, including Cortile (4,200 to 7,000+ square feet), Marcello, Serata and gated Il Cuore | 33 county sales at a $2,925,000 median |
Monterosso
Monterosso is a coach-home condominium of 80 residences in three condominiums, Monterosso I (20), II (32) and III (28), on Monterosso Lane on the Collier side, built from 2001 to 2003 around three lakes with a median of about 2,607 heated square feet. Collier recorded 9 Monterosso sales at a $1,487,500 median in the 12 months to August 17, 2026, from $1,100,000 to $2,000,000. Monterosso owners still join the club. Monterosso coach homes for sale.
Lucarno
Lucarno is London Bay's lakeside villa neighborhood, planned at 71 villas of about 2,900 to more than 4,000 square feet. The Martinique showcase there has four bedrooms, four baths and 3,564 square feet.
Cabreo

Il Cuore
Il Cuore is a small estate enclave gated again inside the main gate, on the Lee side. The community's record sale, $13,250,000, was a London Bay estate on Il Cuore Court on nearly two acres beside a 50-acre preserve.
Porta Vecchio, Calabria and Brendisi
These are Mediterra's three Lee-side coach-home neighborhoods: Porta Vecchio with 56 residences, Calabria with 52 and Brendisi with 36. Lee County addresses we checked in all three return FEMA Zone X.
New construction by London Bay Homes
London Bay Homes has been Mediterra's exclusive builder since it bought the remaining lots in 2009, and it markets the last homes from the mid-$3 millions. In Cabreo, a 39-home enclave, London Bay sold two showcase residences in 2026, including the 2,992-square-foot Devonshire villa, and calls them among the final buying opportunities. The Martinique showcase in Lucarno is 3,564 square feet with four bedrooms and four baths. London Bay also offers builder leasebacks on some homes.
Is club membership required in Mediterra?
Yes. The Club at Mediterra states that you must be an owner in Mediterra to be a member and must be a member if you become an owner. Golf is not required: the minimum tier is Lifestyle, and both golf tiers are at capacity. The club is member-owned, has been since December 2009, and screens and approves buyers for equity membership. Data updated: October 2026.
| Tier, 2026-27 | Joining | Yearly dues | Status |
|---|---|---|---|
| Lifestyle | $87,500 | $4,190 | Open |
| Sports and Beach | $175,000 | $10,790 | Open |
| Sports and Beach, waiting for Limited Golf | $225,000 | $10,790 | Wait list |
| Limited Golf | $300,000 | $10,790 | At capacity since 2021 |
| Golf | $350,000 | $26,920 | At capacity since 2012 |
Every tier also pays an $8,750 one-time assessment, a $1,200 yearly food and beverage minimum and a yearly capital fee of $3,900 to $4,900 by home type, which includes $2,000 a year toward the new Sports and Lifestyle Center. Golf capacity is 450 members across 36 holes; a buyer who wants golf now can buy a home from a resigning golf member. For Jesse and Marc's full guide to Mediterra, the club tiers, the CDD and all 33 neighborhoods, see McGreevy and Comisar's Mediterra community guide.
The Club at Mediterra
- Golf. Two Tom Fazio courses, the South (2000) and North (2002), each par 72, regrassed to Platinum Paspalum, with a Golf Learning Center of about 2.5 acres. The club calls Mediterra the world's first 36-hole Audubon Silver Signature Sanctuary. The South Course is being rebuilt under Fazio's guidance, with completion expected in early November 2026.
- Beach Club. A 10,000-square-foot, two-story Gulf-front club at 26110 Hickory Boulevard on Bonita Beach, with a heated pool, sundeck and cabana service.
- Racquets and bocce. Eight Har-Tru tennis courts, seven pickleball courts and Har-Tru bocce with leagues of hundreds of players.
- Dining and wellness. A clubhouse of about 60,000 square feet with the Grille, Atrium, Tavern on 18s and a Chef's Table, plus a fitness center and spa.
- Trails and parks. About eight miles of trails, a nearly four-mile Corso and three parks.
The new Sports and Lifestyle Center
Members approved a Sports and Lifestyle Center of more than 30,000 square feet, with a 5,600-square-foot fitness center, a 2,000-square-foot spa and yoga, spin and Pilates studios. Vertical construction finished in August 2026, phase one is on track for summer 2027, and the club has said the full project is slated for completion by summer 2028. The existing 18,000-square-foot Sports Club stays open during construction.
What does it cost to own in Mediterra?
Owning in Mediterra means the club, the master association, the CDD, any neighborhood or condominium association, and property taxes, which differ between the Collier and Lee sides. The master association does not publish its yearly assessment, but it publishes its closing charges. Data updated: October 2026.
| Cost | Amount |
|---|---|
| Club (minimum Lifestyle tier) | $87,500 to join, $4,190 a year, plus the shared fees above |
| Master association closing charges | $6,000 capitalization assessment plus a transfer fee of 1 percent of the price |
| Master association yearly assessment | Not published; given on the estoppel letter |
| CDD operations, fiscal 2027 | About $1,600 per home (up from $1,286.96) |
| CDD debt service, fiscal 2027 | $553.26 to $3,315.45 by neighborhood, 4 or 7 years remaining, prepayable |
| Coach-home and villa associations | Set by each neighborhood |
For Monterosso, the adopted fiscal 2027 CDD total is $2,153.26 ($1,600 operations plus $553.26 debt service), with four years of debt remaining. Ask for the seller's tax bill, the estoppel letter and the club's current schedule before you make an offer.
Leasing
The master association caps leases at four a year, and neighborhoods set their own minimum terms. Ask for the use restrictions with any listing you plan to rent.
Is Mediterra gated?
Yes. Mediterra has staffed guardhouses at the Livingston Road and Old 41 Road entrances and a roving patrol, and Il Cuore is gated again inside the main gate. Mediterra has no age restriction in the research we hold, and club family memberships cover children up to age 23. Collier County has named it Community of the Year 17 times in 21 years.
Which county is my Mediterra home in?
About two-thirds of Mediterra's parcels are in Collier County (752 on the roll, ZIP 34110) and about a third in Lee County (372 on the roll), where the Lee-side addresses fall inside the City of Bonita Springs. Lee-side neighborhoods include Brendisi, Calabria, Porta Vecchio, Il Cuore and parts of Cortile, Treviso and Verona. Most Lee-side homes still carry a 34110 Naples mailing address, so check the parcel, not the ZIP. Data updated: October 2026.
The county decides your property tax rate, your flood map and your public schools, so we check it first for every Mediterra listing.
Is Mediterra in a flood zone?
Mostly no. Mediterra is inland, and much of it is FEMA Zone X, with lake-adjacent lots in Zone AE. On the Lee side, the Lee County Property Appraiser's flood layer returns Zone X for addresses on Brendisi Way, Calabria Court and Porta Vecchio Way, on panels 12071C0658G and 0659G effective November 17, 2022, and places them in Lee evacuation Zone B. Collier-side addresses use Collier's 2024 maps, and Collier's new preliminary maps are in their appeal period. Data updated: October 2026.
Check the exact address before you insure. Collier County holds Community Rating System Class 5.
Schools for Mediterra
Mediterra's public schools depend on the county. On the Collier side, the district zone tool returns Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026-27, each describing itself as A-rated. On the Lee side, Lee County uses school choice zones: the district's locator returns Zone Q for elementary, Zone GG for middle and South Zone 3 for high school. Confirm the address with the right district.
| Side | Elementary | Middle | High |
|---|---|---|---|
| Collier | Veterans Memorial Elementary, 15960 Veterans Memorial Blvd | North Naples Middle, 16165 Learning Ln | Aubrey Rogers High, 15100 Patriot Pl |
| Lee (choice zones) | Zone Q: Bonita Springs, Pinewoods, San Carlos Park, Spring Creek, Three Oaks | Zone GG: Bonita Springs, Three Oaks | South Zone 3: Bonita Springs, Estero, South Fort Myers |

How Mediterra was built
The Bonita Bay Group developed Mediterra and opened it in 2000. In December 2009 the members bought the club, and London Bay Homes bought the remaining lots and became the exclusive builder. The Mediterra Community Association was filed in 2000, and the North and South CDDs merged in 2018. Mediterra's earliest neighborhoods, including Monterosso, were built from 2000 to 2003.
