Monterosso coach homes

Monterosso is a coach-home condominium of two-story buildings in three condominiums: Monterosso I with 20 residences, Monterosso II with 32 and Monterosso III with 28, 80 in all on the county roll and on the club's neighborhood list. The buildings sit at 15500 and 15504 to 15532 Monterosso Lane, Naples 34110, around three lakes and across from a neighborhood pool, and were built from 2001 to 2003 with a median of about 2,607 heated square feet.

The association

Monterosso at Mediterra Condominium Association, Inc. (document N99000007550) is active, and the Monterosso II and III associations and the original neighborhood association were merged into it. Cambridge Management of Southwest Florida manages it, with elections in March and a fiscal year ending December 31. The Monterosso declaration of condominium from 2001 is in the Mediterra governance library.

Florida's condo law and Monterosso

Florida's milestone inspection law applies to condominium buildings of three stories or more, and Monterosso's coach-home buildings are two stories, so ask the association whether it applies and for its structural integrity reserve study status before you make an offer.

Monterosso on the Mediterra CDD

Mediterra's adopted fiscal 2027 CDD budget puts Monterosso at $2,153.26: $1,600 for operations and $553.26 of debt service, with about $1,994.40 of principal left after fiscal 2027 and four years remaining. The debt can be prepaid.

What does it cost to own in Monterosso?

Owning in Monterosso means the mandatory Club at Mediterra membership, the Mediterra master association with its closing charges, the Mediterra CDD on the tax bill, the Monterosso condominium association and property taxes. Every owner must join the club, at minimum the Lifestyle tier, and golf is an optional tier that is at capacity. Data updated: October 2026.

Monterosso's own condominium association does not publish its assessment on a public page, so we do not print a number for it.

Cost Amount
Club (minimum Lifestyle tier, 2026-27) $87,500 to join, $4,190 a year
Club charges for every tier $8,750 one-time assessment, $1,200 food and beverage minimum, $3,900 to $4,900 yearly capital fee
Master association closing charges $6,000 capitalization assessment plus a transfer fee of 1 percent of the price
Mediterra CDD, adopted fiscal 2027 $2,153.26 for Monterosso ($1,600 operations plus $553.26 debt service, four years left)
Monterosso condominium association Set by the association; ask for the budget

What to ask for before you make an offer

Ask for the condominium budget, the last two assessment statements, any special assessment voted or proposed, the master association estoppel and the club's current schedule. For Jesse and Marc's full guide to Mediterra, the club tiers, the CDD and all 33 neighborhoods, see McGreevy and Comisar's Mediterra community guide.

Leasing

The Mediterra master association caps leases at four a year, and each neighborhood sets its own minimum term, so ask for Monterosso's rules before you buy to rent.

Monterosso and the Club at Mediterra

Every Monterosso owner is a member of The Club at Mediterra, the member-owned club that runs the community's golf, beach, racquets, dining and wellness, and the membership tier you choose at closing decides which of them you can use, from the Lifestyle minimum to full golf:

  • Two Tom Fazio golf courses, North and South, each par 72; both golf tiers are at capacity.
  • A 10,000-square-foot Gulf-front Beach Club on Bonita Beach with a heated pool and cabana service.
  • Eight Har-Tru tennis courts, seven pickleball courts and bocce leagues.
  • A clubhouse of about 60,000 square feet, a fitness center and spa, and a new Sports and Lifestyle Center under construction.
  • About eight miles of trails and three parks inside the gates.

Is Monterosso gated?

Yes. Mediterra has staffed guardhouses at the Livingston Road and Old 41 Road entrances and a roving patrol.

Is Monterosso in a flood zone?

Monterosso sits on the Collier side of Mediterra around three lakes, and we did not confirm its FEMA zone from a primary source. Mediterra is inland, and much of the community is FEMA Zone X, with lake-adjacent lots in Zone AE, so the zone is an address-by-address question. Data updated: October 2026.

Collier County's 2024 flood maps apply on the Collier side, and Collier's new preliminary maps are in their appeal period, with a target effective date in summer 2027. Check the exact address and ask the association for the building's elevation certificate. Collier County holds Community Rating System Class 5.

Schools for Monterosso

Collier County's zone tool returns Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 15500 Monterosso Lane for 2026-27. Collier-side Mediterra addresses are zoned for the same three Collier County public schools for 2026-27, each describing itself as A-rated on its own site, while Lee-side addresses use Lee County's school choice zones. Confirm the address with the right district:

  • Veterans Memorial Elementary, 15960 Veterans Memorial Boulevard
  • North Naples Middle, 16165 Learning Lane
  • Aubrey Rogers High, 15100 Patriot Place

Where is Monterosso?

Monterosso is on Monterosso Lane on the Collier side of Mediterra, ZIP 34110. Mediterra is on Livingston Road about two miles north of Immokalee Road in North Naples, straddling the Collier and Lee county line, with its main gate on Livingston Road. Approximate drives from Mediterra:
