Bonita Springs Communities and Neighborhoods

Every Bonita Springs community compared: recorded prices, gates, golf membership, HOA and CDD fees, 55+ status and flood. Updated October 2026.
Back to Bonita Springs

Bonita Springs communities run from gated golf clubs and Gulf-front condo towers to beach and Gulf-access canal neighborhoods, new construction, 55+ manufactured home communities and no-HOA acreage, and this index compares every one of them. It covers 90 Bonita Springs communities and neighborhoods in one table, with the county record, the MLS, gate, golf and 55+ facts side by side.

In the 12 months to September 25, 2026, the busiest Bonita Springs communities on the Lee County record were Bonita Bay (184 recorded sales at a $1,099,000 median), The Colony at Pelican Landing (146 at $2,150,000) and Pelican Landing (83 at $714,000). For the city as a whole, live inventory and prices by price band, start with Bonita Springs homes for sale.

Source: Lee County Property Appraiser qualified sale files and parcel taxing districts (City of Bonita Springs parcels only); Southwest Florida MLS (Matrix), ZIP 34133 to 34135, pulled October 21, 2026.

The two counts differ on purpose, and we tracked both. Recorded sales are every qualified deed at the county, listed or not, and are limited to parcels inside the city line. MLS closings are the homes agents listed, and they add days on market, the sold-to-list ratio and today's inventory. Every community figure below says which one it is: "recorded sales" means the Lee County record and "MLS closings" means the Southwest Florida MLS. Prices by price band, taxes, insurance and schools for the whole city are on the Bonita Springs homes for sale page.

Which Bonita Springs communities are gated?

Most of the larger Bonita Springs communities are gated. Bonita Bay has around-the-clock staffing at every entrance, Palmira, Vasari and Hunters Ridge staff their main gates 24 hours, and Vanderbilt Lakes and Cedar Creek use unmanned callbox or code gates. Imperial Harbor, Bonita Farms, San Carlos Estates and the canal neighborhoods west of US 41 are not gated. Data updated: October 2026.

Gate claims on this page come from each community's own association, club or recorded documents. Where only a listing or a brokerage page describes the gate, the table says "not confirmed" rather than repeat it. Gated communities in Bonita Springs FL, by what the community's own documents say:

Guard, 24 hours

  • Bonita Bay: the master association describes around-the-clock staffing at all entrances, a quieter northern entrance and the main gate.
  • Palmira: the master association's welcome packet describes a 24-hour security gate and guard house, with guests registered through the guard house or the Dwelling Live app. San Remo sits inside the same gate.
  • Vasari: the club's home page describes a 24-hour manned gatehouse, and guests stop at the guard gate with the name of their host member.
  • Hunters Ridge: the community association's 2026 membership program lists "24-hour Gated Security Staff" at the main gate on Hunters Ridge Blvd; the second gate on Bonita Grande Drive closes from 10 pm to 6:30 am.

Guardhouse, hours not confirmed

  • Bonita National: a guardhouse on Bonita National Blvd. The recorded declaration permits the CDD to maintain "the guardhouse and entrance gate," but the district's FY2027 budget carries no gate or guard line, so the gate is paid through association dues.
  • Valencia Bonita: the HOA's open house policy refers to its Gatehouse Staff at the single entrance on Bonita Beach Road; staffing hours are not stated.
  • Pelican Landing: the master association says owners "drive through the gates" and describes 24/7 privacy; it does not state staffing hours.
  • The Colony at Pelican Landing: the club and the Colony Foundation list a Main Gatehouse and a South Gatehouse, with the gatehouse at 23505 Via Veneto.
  • Hawthorne: the recorded 2022 rules reference a guardhouse and list the Main and Old 41 entrances as Envera camera entrances, so at least part of the gate is remote-monitored.

Callbox or code gate

  • Vanderbilt Lakes: owners use an entry code, visitors use a directory code, residents use SmartPass transponders, and the back gate locks electronically from 9 pm to 5 am.
  • Cedar Creek: a telephone entry callbox with gate codes, per the property owners association.

Gated, type not confirmed (the community's own site says gated but does not describe staffing): Spanish Wells (barcode entry, master association runs the gates), Worthington, Village Walk (key fob and gate pass system; the management company describes 24-hour controlled entry), Highland Woods, Paloma (Grand Prix Drive), Bonita Fairways, Solis Grande, Bonita Lakes, Bonita Isles, Bonita Beach Club, Woods Edge, Bonita Landing, Bonita Village and Vivid Shores.

Not gated: Imperial Harbor says so on its own site. Listings and brokerage pages describe Bonita Farms, San Carlos Estates, Imperial Shores, Estero Bay Shores, El Dorado Acres, Morton Grove and Gardens of Bonita Springs as not gated, so the table marks them "reported".

A gate does not tell you who can use the amenities, and it does not tell you the lease rules. Ask for the gate access policy, the guest registration rules and the vendor rules along with the declaration. Search all Bonita Springs homes for sale, then narrow by community.

For gate type by entrance, how guests and deliveries get in, who pays for the gate and the buyer approval path in all 28 gated communities, see Bonita Springs gated communities.

Which Bonita Springs communities have golf, and is membership included?

Golf membership in Bonita Springs works five ways. Highland Woods, Worthington and Vasari bundle the club into every home; Bonita National deeds each home golf or social only; Palmira and Hunters Ridge require a social club with golf optional; Bonita Bay, Pelican Landing and The Colony keep their clubs optional; Spanish Wells and Bonita Fairways are open to the public. Club fees, USGA ratings and the buyer's path to golf at each club are on our Bonita Springs golf communities page. Data updated: October 2026.

The five models, as the clubs' own documents describe them:

  1. Bundled, every home. Every owner is a member and pays club dues. Highland Woods ("Every Owner of title...is a Member of the Club"), Worthington ("member-owned bundled community") and Vasari ("membership...is included with home purchase").
  2. Bundled by deed. Every home carries a membership, but the deed sets which kind. At Bonita National, 866 of 1,449 doors are deeded golf and social; the rest are social only, and a social home cannot be upgraded to golf.
  3. Mandatory social, optional golf. Palmira homes include the Renaissance Center Club (pools, fitness, 8 clay tennis courts, 4 pickleball and 5 bocce courts), while The Golf Club at Palmira is a separate, member-owned club that does not require residency. Hunters Ridge requires a social membership for every home and sells golf as an upgrade.
  4. Optional private club. Bonita Bay Club is a separate entity from the Bonita Bay community; Pelican Landing's master association says golf "is completely optional"; The Colony caps golf membership at 275.
  5. Public or semi-private. Spanish Wells says it is "not an Equity Club" and its course is open to the public, with Cordova the one neighborhood that requires membership. Bonita Fairways is a public executive course inside a gated community.

Source: each club's own fee schedule, estoppel sheet, brochure or realtor packet, read October 24, 2026 (2026 schedules). Vasari's figures come from the association's 2026 budget document; ask the club for the original at estoppel. Third-party fee figures for Bonita Bay Club, The Colony, The Nest and Spanish Wells conflict or carry no year, so none is shown.

Two practical contrasts: Vasari's club has no food and beverage minimum and books tee times through the Chelsea system. Palmira describes its golf membership as limited to 375 members and changes its wait list categories on January 1, 2027.

Public and semi-private golf in Bonita Springs

Saltleaf Golf Preserve, on the former Raptor Bay Golf Club site, is a public daily-fee Raymond Floyd course with an 18-hole layout and a nine-hole short course, The Leaf, developed by London Bay and managed by Troon. Its published address is 23001 Saltleaf Blvd, Bonita Springs 34134, but the Lee County Property Appraiser's parcel record for that address (a golf course parcel) shows an Estero site city in the Estero Fire taxing district, outside both the City of Bonita Springs and the Village of Estero, which is why press coverage places it in Estero. The Saltleaf residences and the parcels at 23282 and 23288 Saltleaf Blvd, by contrast, are inside the City of Bonita Springs.

Spanish Wells Golf and Country Club has been owned by its homeowners association since January 2018 and is managed by Indigo Golf Partners. Its 27 holes are open to the public; the clubhouse is members only, and Golf, Sports and Social memberships are open to non-residents.

Bonita Fairways Golf Club is a privately owned, public executive course: 18 holes, par 61, about 3,500 yards, designed by Gordon Lewis, played pay as you go. The community around it is gated. The historic Bonita Springs Golf and Country Club course is closed; the neighborhood around its former fairways no longer has golf.

Bonita Bay Club

Bonita Bay Club does not publish its initiation fee or dues, and third-party figures disagree, so this page shows none. The club is member-owned (members bought it from the developer in 2010), optional for Bonita Bay owners and separate from the Bonita Bay Community Association, and its members approved a $110 million West clubhouse project in spring 2026. Data updated: October 2026.

To get the current number, ask the club's membership office for the current offering sheet and ask the seller for the estoppel from the community association, which is a separate bill. The club's sports center has 16 Har-Tru tennis courts, 15 pickleball courts and a championship croquet lawn. No capital assessment tied to the clubhouse project had been announced in the research; ask whether one is planned before you join.

Which Bonita Springs communities are on the beach or have Gulf access?

The beachfront homes are the condo buildings and houses along Hickory Boulevard and Bonita Beach Road, from the Beach and Tennis Club to Bonita Beach Club on Little Hickory Island. Gulf-access boating homes cluster on the Imperial River and Spring Creek canals, and Bonita Bay and Pelican Landing run private beach parks by shuttle. Data updated: October 2026.

On the beach. The Beach and Tennis Club is 0.1 mile from the beach in a straight line: 359 condos built from 1977 to 1980, with a 508-square-foot median, ten Har-Tru tennis courts and 22 recorded sales at $280,000. Bonita Beach Plantation House sits 0.4 mile away. Bonita Beach Club (99 percent of its parcels show a dock or seawall, 198 docks) is a gated enclave at the north end of Little Hickory Island, and Bay Harbor Club (103 docks), Casa Bonita and Sea Isles line the bay side of Hickory Boulevard. The single family homes the MLS files as Bonita Beach recorded 19 MLS closings at a $2,600,000 median and $967 a square foot, with 18 for sale on October 21, 2026. South of the county line, Barefoot Beach (Collier County, Bonita Springs address) recorded 36 MLS closings at $2,525,000, and Little Hickory Shores 4 at $2,137,500.

Gulf-access canal neighborhoods. The county parcel record flags a seawall or dock on these shares of parcels: Gull Haven 94 percent (15 docks), River Reach Estates 86 percent (8), Pirates Cove 85 percent (33), Estero Bay Shores 82 percent (41), Paradise Village 81 percent (12), Brendan Cove and The Cottages 55 percent (38), Imperial Shores 48 percent (36), Bonita Farms 40 percent (161), Nuttinglikit Grove 23 percent (13) and Park Place 15 percent (15). Lake seawalls count in that flag, so it is a proxy, not proof of Gulf access; confirm the route, any bridge clearances and the water depth for the exact lot. Bonita Isles is a gated Minto lake community, not a Gulf-access neighborhood.

Private beach parks. Pelican Landing's master association runs a 34-acre private island beach park reached by a 12-minute shuttle boat, plus a marina on Estero Bay and a kayak park on Spring Creek. Bonita Bay owners reach a private beach by the association's shuttle, and the association announced a newly opened private beach on Little Hickory Island. The Colony at Pelican Landing owners are Pelican Landing association members, so the island beach park is open to them too.

The public beach. Lee County closed the Bonita Beach Park and Little Hickory Island Beach Park lots on September 8, 2026 for about 11 months of Hurricane Ian repairs; the beach itself stays open, with walk-in access from Bonita Beach Access #1. Every Lee County beachfront and canal community above sampled 12 of 12 parcels in a FEMA A or V zone except Bonita Farms (7 of 12) and Park Place (3 of 12); the Bonita Beach homes and the Collier County rows were not in the sample, so read the flood section below. For the beach condo buildings, see Bonita Springs condos for sale.

Which Bonita Springs communities are 55+?

Two Bonita Springs communities confirm 55+ status on their own sites: Imperial Harbor, a deed-restricted manufactured home community with no HOA, and Imperial Bonita Estates, a resident-owned cooperative. Valencia Bonita is 55+ under its HOA rules, Bonita Fairways contains one 55+ neighborhood, and Spring Creek Village is listed as 55+ but unconfirmed. Data updated: October 2026.

Community 55+ status and evidence Recorded sales, 12 months (median) MLS active, Oct 21, 2026
Imperial Harbor 55+ deed restricted, per the community's own site; no HOA or land lease 32 ($197,000) 10
Imperial Bonita Estates 55+ resident-owned cooperative, per the cooperative's own statements and its home seller 17 ($149,000) 6
Valencia Bonita 55+ under its HOA rules (adopted October 2, 2025): a lease needs at least one occupant 55 or older, and non-55 homes are capped at 20 percent; the recorded declaration was not read 53 ($829,000) 21
Bonita Fairways One 55+ single family neighborhood inside an otherwise unrestricted community, per the association 35 ($360,000) 19
Spring Creek Village Listed as 55+ by listings only; no association document found 3 ($199,000) 4

Source: each community's own site or HOA rules, read October 24, 2026; Lee County recorded sales, 12 months to September 25, 2026; Southwest Florida MLS, October 21, 2026.

Every other community on this index is open to all ages unless its recorded declaration says otherwise. Bonita National is not 55+: its recorded declaration has no age clause, and a directory page that labels it "55+ Active Adult" is wrong. Village Walk of Bonita Springs is not age-restricted either.

How 55+ manufactured home communities work in Bonita Springs

Ownership decides what you buy. At Imperial Harbor you buy the home and the land: the community's own site says "There is no HOA or land lease," a civic association administers the deed restrictions, and The Harbor Club clubhouse is optional. Its site describes more than 650 manufactured homes off Old US 41, and the county roll shows 637 manufactured home parcels with a median year built of 1978.

Imperial Bonita Estates is a resident-owned cooperative of manufactured homes and an RV resort, so a purchase there runs through the cooperative's approval and documents rather than a deed to a lot alone. Ask for the cooperative's bylaws, the occupancy and age-verification rules, the current dues and what they cover, and any special assessment. Imperial Harbor sampled 11 of 12 parcels and Imperial Bonita Estates 12 of 12 in FEMA A or AE zones, so flood insurance and the home's elevation and tie-down certification matter as much as the price.

Which Bonita Springs communities are building new homes now?

Vivid Shores is the main Bonita Springs community with builders selling now, with Pulte and Stock Luxury Homes on lakefront homesites. The Ritz-Carlton Residences, Estero Bay at Saltleaf is selling its North Tower, and Solis Grande is down to quick move-in townhomes. Bonita del Sol, Villa Mar, Valencia Bonita and Seasons at Bonita are sold out. Builder prices, fees and timelines are on our new construction in Bonita Springs page. Data updated: October 2026.

Builder sales also show on the county record. These communities recorded the most builder-direct sales (first sale within a year of the year built, our estimate) in the 12 months to September 25, 2026:

Community Builder-direct recorded sales, 12 months Median
The Colony at Pelican Landing 77 $2,995,000
Bonita del Sol 62 $682,921
Solis Grande 43 $419,000
San Carlos Estates 4 $2,050,000

Source: Lee County Property Appraiser qualified sale files, 12 months to September 25, 2026; builder-direct is an estimate from year built.

At The Colony, the builder-direct sales are the new Infinity at The Colony tower closing out. Vivid Shores' first levy from its CDD runs $2,964.86 (52-foot lot) to $4,766.11 (90-foot and wider lot) a year in FY2026-27, on Series 2025 bonds of $16,765,000 that mature in May 2056, so put that line next to the price when you compare it with resale communities. Search Bonita Springs new construction listings for homes built in 2025 or later.

What do HOA, club and CDD fees cost in Bonita Springs communities?

Published first-party fees in Bonita Springs run from Pelican Landing's $3,478 master assessment to bundled club dues of $13,058 to $13,812.79 a year (2026), with CDD assessments of $363.13 to $4,766.11 a year on the tax bill in the communities that have one. Many associations publish nothing, so the estoppel is the real answer. Data updated: October 2026.

Community What is published Year One-time on resale
Pelican Landing Master assessment $3,478 a year, covering the island beach park, tennis, fitness, marina, basic cable and internet 2026 $6,000 resale capital (closings from January 1, 2026); estoppel $299

Bonita Bay Master assessment not published; club and marina billed separately Current Not published

Source: each association's or club's published fee schedule, budget or estoppel sheet, read October 24, 2026.

Bonita Bay has three layers on three bills: the Bonita Bay Community Association (3,346 residences in its January 2026 brochure), the optional Bonita Bay Club and the optional marina. Ask the seller for the master and neighborhood estoppels before you write the offer. Florida caps the base estoppel fee at $250, plus $100 to expedite and up to $150 if the account is delinquent, adjusted for inflation every five years, which is why several Bonita associations now charge $299.

Community Development Districts

A CDD is a special taxing district that financed roads, water and amenities; its assessment is collected on the Lee County tax bill, not in the HOA fee, which is why buyers miss it. These Bonita Springs CDDs publish budgets:

District Community Annual assessment per home Fiscal year Bonds
Villagewalk of Bonita Springs CDD Village Walk $555.03 to $881.46 by home style FY2026-27 Mature May 2036 (Series 2015) and May 2037 (Series 2018)
East Bonita Beach Road CDD Seasons at Bonita $1,280.34 to $1,812.31 by lot width and bond series FY2027 Series 2018 and 2021
Parklands Lee CDD Palmira (Phase II, 521 units) $363.13 (O&M only) to $2,830.24 FY2026 Final principal May 1, 2035
Parklands West CDD Palmira (498 units) $990.32 to $3,037.20 FY2026 "7 years remaining"
Vivid Shores CDD Vivid Shores (384 units) $2,964.86 to $4,766.11 by lot width FY2026-27 Series 2025, matures May 2056
Saltleaf CDD Saltleaf $812.15 per unit debt service, billed off the roll; FY2027 proposed high-rise $1,924.71 on the roll FY2026 adopted; FY2027 proposed Series 2024
Bonita Landing CDD Bonita Landing $1,510.77 (50-foot lot) to $1,634.48 (60-foot lot) FY2027 Series 2016

Source: each district's adopted or proposed budget, read October 24, 2026; Florida Department of Commerce special district list.

The state's special district list shows no CDD for Bonita Bay, Pelican Landing, The Colony, Bonita National, Worthington, Vasari, Highland Woods, Hunters Ridge, Spanish Wells, Valencia Bonita, Hawthorne, Cedar Creek, Vanderbilt Lakes or Imperial Harbor. San Remo sits inside Palmira but is on neither Palmira CDD roll. Name trap: Palmira's Parklands Lee CDD bills a "Sorrento" coach home neighborhood inside Palmira, which is not the Sorrento condominium in ZIP 34135, and its "Paloma, Parcel 13" coach homes are not the stand-alone Paloma on Grand Prix Drive. Whatever the listing says, read the parcel's Lee County tax bill for non-ad valorem lines.

Which Bonita Springs neighborhoods have no HOA?

Imperial Harbor is the one with a first-party statement: "There is no HOA or land lease." For San Carlos Estates, Bonita Farms, El Dorado Acres, Imperial Shores and Estero Bay Shores, listings and brokerage pages report no mandatory HOA, so treat that as "no mandatory HOA reported" until the title search confirms it. No HOA does not mean no rules: city zoning applies everywhere, Imperial Harbor's deed restrictions still bind, and San Carlos Estates' roads and drainage run through the San Carlos Estates Water Control District, whose charge, if any, shows on the tax bill. Low-fee is a different list from no-fee: Vanderbilt Lakes' VL2 assessment is $255.28 a year (2026), but it is still mandatory.

What changed for Florida condo buyers

Florida's 2022 condo safety law (SB 4-D) and its 2025 update (HB 913) changed the cost of owning in older condo buildings of three or more habitable stories, which in Bonita Springs includes the Bonita Bay towers, the Pelican Landing and Colony high-rises, the Bonita Beach condos and the Saltleaf towers. The rules a buyer meets:

  • Milestone inspections (s. 553.899). Buildings of three habitable stories or more need an inspection by December 31 of the year they reach 30 years from their certificate of occupancy, then every 10 years; local officials may require it at 25 years near salt water. The association must send the inspector's summary to owners within 45 days.
  • Structural integrity reserve study (s. 718.112(2)(g)). Required at least every 10 years for those buildings, covering the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and any other item over $25,000 that affects them. For budgets adopted on or after December 31, 2024, owners cannot vote to waive or cut those reserves.
  • Seven days to cancel a resale (s. 718.503). The seller must hand over the declaration, budget, financial statement, milestone summary and the most recent reserve study, and the buyer can void the contract within 7 days of receiving them (HB 913 raised this from 3 days).
  • Association websites (s. 718.111(12)(g)). Associations with 25 or more units must post their budgets, reserve study, milestone reports and permits online, so most of these documents are downloadable before an offer.
  • Estoppel caps (s. 718.116(8)). The base fee cap of $250, plus $100 expedited and $150 if delinquent, inflation-adjusted every five years.

Villas, coach homes and townhomes in buildings of four units or fewer with three or fewer habitable stories are exempt from the reserve study. Compare buildings side by side on Bonita Springs condos for sale, or search every Bonita Springs condo for sale.

Which Bonita Springs communities sell for the most, and which cost the least?

Among communities with at least 10 recorded sales in the 12 months to September 25, 2026, The Colony at Pelican Landing had the highest median at $2,150,000, then Bonita Bay ($1,099,000) and Imperial Shores ($1,075,000). Sanctuary at Imperial River ($193,000), Pine Haven ($197,500) and San Mirage ($235,000) had the lowest outside the manufactured home parks. Data updated: October 2026.

Medians move with the mix of what sold. The Colony's figure is pulled up by the new Infinity tower's builder-direct closings, Bonita Bay's covers everything from garden condos to bayfront estates, and a single big house can move a small community's median. The Beach and Tennis Club's $280,000 buys a unit with a 508-square-foot median, which works out to $551 a square foot, among the highest per-square-foot prices on the list. Three Bonita Springs-address communities rank above all of these on the MLS but are not on the Lee County record: the Saltleaf towers (14 MLS closings at $5,270,000), Bonita Beach homes (19 at $2,600,000) and Barefoot Beach in Collier County (36 at $2,525,000). Search Bonita Springs single family homes for sale sorted by price.

How fast do homes sell in each Bonita Springs community?

Speed varies more than price. Among communities with 10 or more MLS closings in the 12 months to October 21, 2026, Bonita Isles sold at a median of 8 days and Imperial Bonita Estates, San Remo and Village Walk in about a month, while Barefoot Beach took 171 days and Bonita Beach 105. Data updated: October 2026.

Fastest median days on market (10+ MLS closings) Days Slowest median days on market (10+ MLS closings) Days
Bonita Isles 8 Barefoot Beach (Collier County) 171
Imperial Bonita Estates 28 Bonita Beach (Hickory Blvd and Beach Road West) 105

Source: Southwest Florida MLS (Matrix), ZIP 34133 to 34135, 12 months to October 21, 2026; months of supply is active listings on October 21, 2026 divided by the 12-month monthly closing pace.

Sold-to-list. Among communities with 10 or more MLS closings, the Saltleaf towers sold at 100.0 percent of the final list price, Bonita Isles at 98.4 percent and Solis Grande at 97.4 percent; Imperial Shores sold at 89.2 percent, Imperial Harbor at 91.3 percent and Barefoot Beach at 91.8 percent. The citywide figure was 95.4 percent.

Twelve-month median change (MLS, the last 12 months against the 12 before, where both windows have 5 or more closings). The biggest rises were Bonita National +37 percent, El Dorado Acres +34 percent, Imperial Shores +29 percent, Serrano +28 percent, Bonita St James Village +25 percent and Bonita Farms +20 percent. The biggest falls were Vanderbilt Lakes -44 percent, Worthington -37 percent, Villages of Bonita -29 percent, Vasari -26 percent, Pirates Cove -22 percent and Bonita Isles -21 percent. Most of those swings are mix, not value: Worthington's last 12 months included 25 MLS closings under $300,000, and a community that sold more houses than condos this year shows a "rise" even if no home gained value. Compare like homes inside a community, by neighborhood and square foot, before you read a trend into it.

Which Bonita Springs communities are in a flood zone?

Flood risk in Bonita Springs follows the Imperial River, Spring Creek, Estero Bay and the beach. In our FEMA sample of 12 parcels per community, all 12 sampled parcels were in an A or V zone in 18 communities, mostly on the water west of US 41, and none were in 34 communities, mostly the golf and gated communities east of I-75. Source: FEMA National Flood Hazard Layer, queried October 24, 2026, at 12 parcel points per community from the Lee County parcel layer.

This is a sample, not a flood determination. Zone X in the sample does not mean a home cannot flood, and an AE point does not tell you the elevation of the home. For the exact address, pull the FEMA Flood Map Service Center panel, ask the seller for the elevation certificate, compare the lowest floor with the base flood elevation, and get a flood insurance quote before the inspection period ends. Collier County rows and the Bonita Beach homes were not in this sample.

Which communities are inside the City of Bonita Springs?

Almost all of them. Of the 83 communities matched to county parcels, 81 have at least 90 percent of their parcels inside the City of Bonita Springs. Solis Grande and El Dorado Acres are mostly unincorporated Lee County with Bonita Springs addresses, and Pelican Landing has 7 parcels in the Village of Estero. Data updated: October 2026.

The Collier County rows are a different county altogether: Barefoot Beach, Bonita Shores, Hickory Bay West and Little Hickory, and Little Hickory Shores share the Bonita Springs mailing address but sit south of the Lee County line. Saltleaf on Estero Bay, despite the name, is inside the City of Bonita Springs; its Domain Realty Group page lives in our Estero section because buyers search it both ways.

Why the line matters to a buyer:

  • Taxes. City parcels pay the City of Bonita Springs millage on top of the county, school and district levies; unincorporated parcels pay Lee County's unincorporated levy instead, and Collier County parcels pay Collier's. The parcel's own tax bill is the only number to use.
  • Permits and rules. The City issues building permits and enforces city zoning and code inside the line; Lee County does outside it, and Collier County south of the county line. A pool, dock, fence or addition follows the rules of whichever government holds the parcel.
  • Services. Who provides police, fire and utilities follows the jurisdiction, so confirm them with the seller's disclosures and the utility providers before closing.

Communities often listed as Bonita Springs that are not

Several well-known clubs carry a Bonita Springs mailing address or sit on the city's edge but are in Naples, Estero, Fort Myers or Cape Coral. They are left out of the table above on purpose, and each one links to the Domain Realty Group page for the place it is actually in, where we have one. Data updated: October 2026.

Every Estero community, including The Brooks clubs, is compared on our Estero communities index. Two names that ARE Bonita Springs but get mixed up: Saltleaf on Estero Bay is inside the City of Bonita Springs (main table above), and "Sorrento at The Colony" is a neighborhood inside The Colony at Pelican Landing, not the Sorrento condominium in ZIP 34135.

Schools, parks and getting around

Public school seats for Bonita Springs addresses are assigned by the Lee County School District's 2026-27 enrollment plan, which pools schools by proximity zone rather than one school per community. Bonita Springs addresses draw from elementary zone Q, middle zone GG and high school sub-zones S2 and S3. Data updated: October 2026.

How the 2026-27 plan works. Elementary and middle seats use the district's Proximity Plan, in place since 2024-25; high school uses residential choice proximity zones with sub-zones. For Bonita Springs addresses, elementary zone Q includes Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementaries; middle zone GG includes Bonita Springs Middle Center for the Arts and Three Oaks Middle; high school sub-zones S2 and S3 include Bonita Springs High and Estero High. Which sub-zone a given community falls in was not confirmed per community, so check the address in the district's school zone locator before you rely on a school.

Parks and amenities inside communities. The community parks are often the draw: Pelican Landing's island beach park, kayak park on Spring Creek and three fishing piers; Bonita Bay's waterfront parks, bocce pavilion, boat ramp and marina; Village Walk's lakefront Town Center with its own gas station, car wash, fitness center and courts; and the clubhouses, pools and courts at Seasons at Bonita, Hawthorne, Bonita Lakes, Cedar Creek and Bonita Isles' amenities island.

The pattern is simple: the communities west of US 41 trade beach distance for flood exposure, and the newer master plans east of I-75 trade a 10-mile beach run for Zone X ground and newer construction.

Bonita Springs community profiles, A to Z

Every Bonita Springs community with at least 7 recorded or MLS sales in the last 12 months gets a profile here, plus Saltleaf, Vivid Shores, Imperial Harbor and Imperial Bonita Estates. Recorded figures are Lee County sales for the 12 months to September 25, 2026; MLS figures are for the 12 months to October 21, 2026. Data updated: October 2026.

Arroyal and Arroyal Heights

Arroyal and Arroyal Heights, Bonita Springs: an older single family plat of 118 homes inside the City of Bonita Springs, with a few dock lots, and 12 recorded sales at a $455,500 median in the 12 months to September 25, 2026. Homes on the roll date from 1945 to 2025, with a 1977 median and 1,362 heated square feet, and one sale was a new home. The MLS counted 5 closings at $442,500 and a median of 55 days, with 2 for sale on October 21, 2026. Four of the 12 FEMA sample parcels were in Zone AE, with base flood elevations of 9 and 10 feet. No gate or HOA source was found. It sits 2.6 miles from the beach and 3.6 miles from I-75 in a straight line.

Barefoot Beach (Collier County)

Barefoot Beach, Bonita Springs address (Collier County): Gulf-front and bayfront homes and condos on the barrier island south of the Lee County line, with 36 MLS closings at a $2,525,000 median and $784 a square foot in the 12 months to October 21, 2026. It is in unincorporated Collier County, so Lee County recorded sales do not cover it and every figure here is MLS. Inside it, Barefoot Beach Club condos closed 17 at $1,200,000, Southport on the Bay 10 at $3,725,000 and the Barefoot Beach single family homes 5 at $7,250,000. It was the slowest seller of any community with 10 or more closings, at a median of 171 days and 91.8 percent of list, and its 38 listings (from $1,200,000 to $14,900,000) are 12.7 months of supply. Taxes and permits follow Collier County, not Lee.

Bay Harbor Club

Bay Harbor Club, Bonita Springs: a 103-unit bayside condominium off Hickory Boulevard where nearly every unit has a boat dock, with 7 recorded sales at a $550,000 median in the 12 months to September 25, 2026. The buildings date from 1983 and 1984 and units have a 1,345-square-foot median. The MLS recorded 5 closings at $525,000 with a 210-day median, and 6 were for sale on October 21, 2026, 14.4 months of supply. All 12 FEMA sample parcels were in Zone AE (base flood elevation 11 feet). It is 1.9 miles from the beach in a straight line. Ask for the association's milestone inspection summary and reserve study before you offer.

Beach and Tennis Club

Beach and Tennis Club, Bonita Springs: a five-building condominium on Bonita Beach with ten Har-Tru tennis courts and 22 recorded sales at a $280,000 median in the 12 months to September 25, 2026. The association counts 360 efficiency units; the roll shows 359 condo units built from 1977 to 1980 with a 508-square-foot median, which is why the $551 a square foot is among the highest in the city. The MLS counted 22 closings at $280,000, a median of 78 days and 93.5 percent of list, with 12 for sale from $274,000 to $448,500. It is 0.1 mile from the beach and all 12 FEMA sample parcels were in Zone AE (base flood elevation 10 feet). Gate, lease minimum and pet rules were not confirmed first-party; the association's site says owners "and their renters and guests" play the courts.

Bermuda Park

Bermuda Park, Bonita Springs: a 138-unit condo community built in 2002 and 2003 with a pool, and 8 recorded sales at a $233,250 median in the 12 months to September 25, 2026. Units have a 1,393-square-foot median, at $173 a square foot on the county record. The MLS recorded 7 closings at $235,000 and a median of 44 days, and 6 units were for sale on October 21, 2026, about 10.3 months of supply. Nine of 12 FEMA sample parcels were in Zone AE. Gate and lease rules were not confirmed.

Bonita Bay

Bonita Bay, Bonita Springs: a 2,425-acre gated master plan of 3,346 residences around the Bonita Bay Club's 90 holes, with a marina and a private beach, and a $1,099,000 recorded median on 184 sales in the 12 months to September 25, 2026. The developer started it in 1983 and it opened in 1985; the roll shows 1,180 single family homes and 1,575 condos with a 1997 median year built, and the association counts 58 distinct neighborhoods. The MLS counted 223 closings at $832,500 and a 61-day median, 99 of them at $1 million or more, with 74 for sale from $325,000 to $5,649,000 (4.0 months of supply). Inside it, Seaglass at Bonita Bay closed 11 at $1,960,000, Tavira 7 at $2,200,000 and Wild Pines 7 at $315,000. Entrances are staffed around the clock, the club is optional and separate from the association, and lease minimums are set by each neighborhood, from 7 days at Wild Pines to 30 days at Vistas. Eleven of 12 FEMA sample parcels were in Zone AE (base flood elevations 9 to 11 feet), and no CDD appears on the state list. Name trap: The Enclave at Bonita Bay and Sanctuary at Bonita Bay are not Palmira's Enclave or Sanctuary at Imperial River.

Bonita Beach (Hickory Blvd and Beach Road West)

Bonita Beach, Bonita Springs: the Gulf-front and bayfront single family homes along Hickory Boulevard and the west end of Bonita Beach Road, with 19 MLS closings at a $2,600,000 median and $967 a square foot in the 12 months to October 21, 2026, the most expensive ground in the city by the square foot. These homes were not matched to county parcels as a community, so every figure is MLS. Homes have a 3,314-square-foot median, the median sale took 105 days, and the 18 listings on October 21, 2026 ran from $1,399,000 to $18,250,000 (median $4,074,950), 11.4 months of supply. Expect FEMA coastal zones and a long elevation and insurance review; the Bonita Beach Park lots closed on September 8, 2026 for about 11 months of Ian repairs.

Bonita Beach Club

Bonita Beach Club, Bonita Springs: a gated condominium enclave at the north end of Little Hickory Island where 198 of 199 parcels carry a dock, with 8 recorded sales at a $589,125 median in the 12 months to September 25, 2026. Built mostly in 1977, its units have a 1,098-square-foot median and sold at $537 a square foot on the county record. The MLS counted 9 closings at $668,250 with a 182-day median, and 5 were listed from $415,000 to $725,000. All 12 FEMA sample parcels were in Zone AE with a 12-foot base flood elevation, second only to Casa Bonita's 13 feet in the sample. Name trap: this is not the Bonita Bay Club or the Beach and Tennis Club.

Bonita del Sol

Bonita del Sol, Bonita Springs: a Pulte single family community built in 2024 and 2025, reported to sit on former Bonita Springs Golf and Country Club land, with 82 recorded sales at a $692,012 median in the 12 months to September 25, 2026, 62 of them builder-direct. The roll shows 212 homes and 33 vacant lots, with a 2,298-square-foot median. Resales move fast: the MLS counted 23 closings at $635,000, a 30-day median and 97.0 percent of list, and only 2 homes were for sale on October 21, 2026 (1.0 month of supply). All 12 FEMA sample parcels were in Zone X. New-home listings show it as sold out; gate, CDD and lease rules were not confirmed first-party. It is 5.0 miles from the beach and 3.8 miles from I-75.

Bonita Fairways

Bonita Fairways, Bonita Springs: a gated community built around a public 18-hole, par-61 Gordon Lewis executive course, with 35 recorded sales at a $360,000 median in the 12 months to September 25, 2026. The association counts 585 existing units growing to more than 850, and the roll shows 265 single family homes, 351 condos, 56 manufactured homes and 110 vacant parcels, with a 2007 median year built as new phases go up. The MLS counted 27 closings at $339,000, a 96-day median and 96.5 percent of list, with 19 for sale (8.4 months of supply). The association describes a 55+ single family neighborhood inside an otherwise unrestricted community, so check which section a home is in. Eleven of 12 FEMA sample parcels were in Zone X.

Bonita Farms

Bonita Farms, Bonita Springs: an acreage area of 499 single family homes along the Imperial River, 161 of them with docks, with 30 recorded sales at a $682,500 median in the 12 months to September 25, 2026. Homes date from 1947 to 2025 with a 1983 median and 1,560 heated square feet, at $404 a square foot. The MLS counted 24 closings at $607,500 and an 81-day median, with 9 for sale from $499,000 to $4,275,000; its MLS median rose 20 percent on the year, partly a mix shift. Listings report no mandatory HOA and horses permitted, so city zoning is the rulebook. Seven of 12 FEMA sample parcels were in Zone AE (base flood elevations 9 and 10 feet), so river-side lots need an elevation check.

Bonita Isles

Bonita Isles, Bonita Springs: a gated Minto community of about 220 single family homes and paired villas on 85 acres at Bernwood Parkway with an amenities island, and 13 recorded sales at a $529,900 median in the 12 months to September 25, 2026. Homes were built from 2013 to 2015 with a 1,923-square-foot median. It was the fastest-selling community in the city: the MLS counted 13 closings at a median of 8 days and 98.4 percent of list, and nothing was for sale on October 21, 2026. Its MLS median fell 21 percent on the year. It is a lake and preserve community, not Gulf access; 7 of 12 FEMA sample parcels were in Zone AE.

Bonita Lakes

Bonita Lakes, Bonita Springs: a gated community of 267 single family homes and villas on the city's northeast edge with a clubhouse, resort pool and fitness center, and 11 recorded sales at a $925,000 median in the 12 months to September 25, 2026. The MLS counted 16 closings at $927,500 and a 64-day median, with 7 for sale from $839,900 to $1,388,000. All 12 FEMA sample parcels were in Zone X. Homes have a 2,202-square-foot median. The Bonita Landing CDD adopted $1,510.77 (50-foot lot) to $1,634.48 (60-foot lot) a year for FY2027, collected on the tax bill. Four homes were for sale on October 21, 2026, and all 12 FEMA sample parcels were in Zone X.

Bonita National

Bonita National, Bonita Springs: a bundled golf community of 1,449 doors around an 18-hole Gordon Lewis course, with a spa and resort pool, and a $994,000 recorded median on 54 sales in the 12 months to September 25, 2026. Built from 2015 to 2022, it opened its clubhouse in 2019; the club counts 866 golf-deeded doors, and a social-deeded home cannot be upgraded to golf. The MLS counted 97 closings at $750,000, a 60-day median and 96.9 percent of list, 25 of them at $1 million or more, with 28 for sale from $359,900 to $1,395,000 (3.5 months of supply); its MLS median rose 37 percent on the year. The 2026 club and HOA lines total $9,789 for a golf-deeded home and $5,841 for a social-deeded one, plus $5,000 HOA and $5,000 golf capital contributions on resale from August 1, 2026. The recorded declaration sets a 30-consecutive-day lease minimum, at most 12 leases a year, no subleasing and up to 2 cats or dogs, and has no age clause. All 12 FEMA sample parcels were in Zone X. It is 11.1 miles from the beach in a straight line.

Bonita Shores (Collier County)

Bonita Shores, Bonita Springs address (Collier County): a Gulf-access canal neighborhood of single family homes just south of the county line, with 23 MLS closings at a $635,500 median and $422 a square foot in the 12 months to October 21, 2026. Because it is in Collier County, the Lee County record does not cover it and figures here are MLS. Homes run from 660 to 2,188 square feet (median 1,567); the median sale took 91 days, and 8 were for sale from $499,500 to $1,295,000 on October 21, 2026. Its MLS median rose 11 percent on the year. Flood, tax and permit questions go to Collier County.

The neighborhood no longer has a golf course; the Bonita Springs City Council resolved the long dispute over the land in February 2023, and local reports place Bonita del Sol on the former fairways. All 12 FEMA sample parcels were in Zone X.

Casa Bonita

Casa Bonita, Bonita Springs: a 1973 to 1979 condo complex on Hickory Boulevard, run by more than one condominium association, with 10 recorded sales at a $749,500 median and $673 a square foot in the 12 months to September 25, 2026, the highest per-square-foot figure on the county record. Eleven of 12 FEMA sample parcels were in Zone VE, the coastal high-hazard zone, with base flood elevations of 11 and 13 feet. With buildings past 30 years, ask for the milestone inspection summary, the reserve study and any special assessment before you write an offer.

Cedar Creek

Gate and fees were not confirmed first-party.

El Dorado Acres

El Dorado Acres, Bonita Springs address: an old-Florida single family area of 211 homes west of US 41 in unincorporated Lee County, with 12 recorded sales at a $657,500 median in the 12 months to September 25, 2026. Homes date from 1959 to 2025 with a 1999 median. The MLS counted 10 closings at $662,500 and an 87-day median, with 6 for sale (7.2 months of supply); its MLS median rose 34 percent on the year. Brokers report no HOA and no deed restrictions, with boats and RVs allowed. Ten of 12 FEMA sample parcels were in Zone X. Because it is outside the city, permits and the millage follow Lee County.

Estero Bay Shores

Estero Bay Shores, Bonita Springs: a non-gated single family neighborhood on Spring Creek near Estero Bay, 41 of its parcels with docks, with 7 recorded sales at a $1,012,500 median in the 12 months to September 25, 2026. Homes run from 1956 to 2025 with a 1986 median. The MLS counted 15 closings at $650,000 and a 46-day median, with 5 for sale; the gap between the two medians reflects which homes each source counts. Listings report no HOA fees and no HOA restrictions. All 12 FEMA sample parcels were in Zone AE (base flood elevation 11 feet).

Gardens of Bonita Springs

Gardens of Bonita Springs, Bonita Springs: an open, non-gated neighborhood with 9 MLS closings at a $240,000 median in the 12 months to October 21, 2026. It was not matched to county parcels, so figures are MLS: the median sale took 73 days, and 7 homes were for sale from $199,900 to $308,000 on October 21, 2026, about 9.3 months of supply. Home types, flood sample and fees were not confirmed.

Hacienda Village

Hacienda Village, Bonita Springs: a 1981 to 1987 neighborhood of 191 single family homes with 7 recorded sales at a $230,000 median in the 12 months to September 25, 2026. Homes have a 1,528-square-foot median. The MLS recorded 5 closings at $350,000, with a 284-day median and 85.4 percent of list, so the county and MLS figures cover different sales. All 12 FEMA sample parcels were in Zone X.

Hawthorne

What should you check before you buy in a Bonita Springs community?

Start with the recorded documents, not the listing. In a Bonita Springs community the declaration sets the age, lease and pet rules, the club documents set what membership costs, the tax bill shows any CDD, and the FEMA map and elevation certificate set the flood cost. Ask for all of them before the inspection period ends. Data updated: October 2026.

  1. The recorded declaration and rules. Read the age clause, the lease minimum and the number of leases a year, the pet limits and any breed bans, the approval process for buyers and renters, and the parking and vehicle rules. In Bonita Bay and Spanish Wells the neighborhood's rules can differ from the master's.
  2. The club model and the capital contribution. Find out whether the club is bundled, deeded by home, mandatory social or optional, what the dues are for the coming season, what one-time capital contribution the buyer pays at closing (among the clubs above, from $3,000 at Hunters Ridge to $12,500 at Worthington in 2026), whether there is a food minimum, and whether a clubhouse project or assessment is planned.
  3. The CDD on the tax bill. Pull the parcel's Lee County tax bill and look for non-ad valorem lines. Village Walk, Seasons at Bonita, Palmira, Bonita Landing, Vivid Shores and Saltleaf all carry one, and the listing may not say so.
  4. Flood zone and elevation. Pull the FEMA panel for the exact address, ask for the elevation certificate, and get a flood insurance quote. Our 12-parcel sample is a screen, not a determination.
  5. Condo milestone inspection and reserve study. For a condo in a building of three or more habitable stories, ask for the milestone inspection summary, the structural integrity reserve study and any special assessment or loan, and use your 7-day review window.
  6. The estoppel. The estoppel certificate shows what the seller owes and what the buyer will owe at closing, from the master association, the neighborhood association and, in some communities, the club. Florida caps the base fee at $250 before inflation adjustments.
  7. Gate and security. Ask how the gate is staffed and when, how guests and vendors are registered, and whether security is guarded, camera-monitored or a callbox. "Gated" on a listing does not tell you which.
  8. Jurisdiction. Confirm whether the parcel is in the City of Bonita Springs, unincorporated Lee County or Collier County, because that sets the millage, the permit office and the rules for docks, pools and additions.

Talk to a Domain Realty Group Bonita Springs specialist

Domain Realty Group, the #1 team in Southwest Florida since 2012, works out of a home office in Bonita Springs and shows homes in every community on this index, resale and new construction. Tell us the two or three communities you are weighing and we will pull the recorded sales, the fee and CDD lines and the flood sample for each before you tour. Data updated: October 2026.

What that looks like in practice: in a bundled club we read the club's fee schedule and the estoppel together, so the capital contribution and the food minimum are in your numbers before you write an offer; in a deeded club like Bonita National we confirm whether the home carries a golf or a social deed; in a Bonita Bay or Pelican Landing condo we ask for the milestone inspection summary and reserve study on day one; and on a canal home we check the dock, the seawall permit history and the route to the Gulf. Builder visits go better when you are registered before your first model tour, and we do that for Vivid Shores and Saltleaf. We tracked every recorded sale, fee schedule and CDD budget on this page so you can compare communities on the same terms.

★★★★★ "We couldn’t be happier to work with McGreevy and Comisar. They are impressive and awesome to work with." Verified Google review. Ken Wewers, on working with Jesse McGreevy and Marc Comisar of Domain Realty Group.

★★★★★ "Jesse and Beth helped me sell a piece of land I owned. It was extremely quick transaction. They kept me notified the entire time and gave good suggestions. It was much easier than dealing with strangers I was receiving many text messages from trying to purchase the land. Considering I was in another state, they explained the process and how it would work and it was actually quite easy." Verified Google review. Frequently asked questions about Bonita Springs communities

Short answers drawn from the index above. Each figure has its date in the sections above and its source in the list below.

What are the gated communities in Bonita Springs?

Bonita Bay, Palmira, Vasari and Hunters Ridge have guard gates staffed 24 hours by their own documents (at the main gate where there are several); Bonita National, Pelican Landing, The Colony, Hawthorne and Valencia Bonita have guardhouses; Vanderbilt Lakes and Cedar Creek use callbox or code gates; and Spanish Wells, Worthington, Village Walk, Highland Woods, Paloma, Bonita Fairways, Bonita Lakes and Bonita Isles are gated with the staffing not stated. Each gate, entrance by entrance, is on our Bonita Springs gated communities page.

Which Bonita Springs communities have bundled golf?

Highland Woods, Worthington and Vasari bundle the club into every home, with 2026 dues of $13,812.79, $13,058 and $13,601.02. Bonita National is bundled by deed, golf or social only. Palmira and Hunters Ridge require a social club and keep golf optional, and Spanish Wells bundles only its Cordova neighborhood.

Is Bonita Bay a gated community?

Yes. The Bonita Bay Community Association describes around-the-clock staffing at all entrances, including a quieter northern entrance and the main gate. The Bonita Bay Club, the community's golf and sports club, is separate from the association and optional for owners.

How much does it cost to join the Bonita Bay Club?

The club does not publish its initiation fee or dues, and third-party figures disagree, so we show none. The club is member-owned and optional; ask its membership office for the current offering sheet, and ask whether any capital assessment is planned after members approved a $110 million West clubhouse in spring 2026.

Is Bonita National a bundled community?

Yes, by deed. Every home includes a club membership, but each home is deeded either golf and social or social only, and a social home cannot be upgraded; 866 of 1,449 doors carry golf. The 2026 club and HOA lines total $9,789 for a golf-deeded home and $5,841 for a social-deeded one.

Is Valencia Bonita a 55+ community?

Valencia Bonita is 55+ under its HOA rules, adopted October 2, 2025, which require at least one occupant 55 or older for any lease and cap homes without a 55+ occupant at 20 percent. We did not read the recorded declaration itself, so ask for it during your review.

What 55+ communities are in Bonita Springs?

Imperial Harbor (deed-restricted manufactured homes, no HOA) and Imperial Bonita Estates (a resident-owned cooperative) confirm 55+ status on their own sites. Valencia Bonita is 55+ under its HOA rules, Bonita Fairways has one 55+ neighborhood, and Spring Creek Village is listed as 55+ but unconfirmed. Bonita National and Village Walk are not 55+.

Which Bonita Springs communities have low or no HOA fees?

Imperial Harbor states it has no HOA or land lease. Brokers report no mandatory HOA in San Carlos Estates, Bonita Farms, El Dorado Acres, Imperial Shores and Estero Bay Shores. Among published fees, Vanderbilt Lakes' VL2 assessment is $255.28 a year and Pelican Landing's master assessment is $3,478 a year (2026).

Which Bonita Springs neighborhoods have Gulf access?

On the county record, the highest shares of parcels with a dock or seawall are Bonita Beach Club, Bay Harbor Club, Gull Haven, River Reach Estates, Pirates Cove, Estero Bay Shores and Paradise Village, plus Imperial Shores and Bonita Farms on the Imperial River. Lake seawalls count too, so confirm the route to the Gulf for the exact lot.

Where can I buy new construction in Bonita Springs?

Vivid Shores is the main community with builders selling, with Pulte plans from $759,990 (October 2026) and Stock Luxury Homes, and the Saltleaf North Tower is selling for 2027 delivery. Solis Grande has quick move-in townhomes from $399,990, while Bonita del Sol, Villa Mar, Valencia Bonita and Seasons at Bonita are sold out.

Which communities with a Bonita Springs address are in Collier County?

Barefoot Beach, Bonita Shores, Hickory Bay West and Little Hickory, and Little Hickory Shores share the Bonita Springs mailing address but sit in Collier County, south of the Lee County line. Mediterra, Quail West and Old Collier are Naples communities, even though Mediterra's north gate and beach club are in Bonita Springs.

Which Bonita Springs communities are in a flood zone?

In our FEMA sample, all 12 parcels were in an A or V zone in 18 communities, mostly west of US 41 on the beach and the Imperial River, including Imperial Shores, Pirates Cove and Casa Bonita. None were in 34 communities, including Bonita National, Palmira, Village Walk, Valencia Bonita and Seasons at Bonita. Check every address on the FEMA map.

What changed for condo buyers in Florida?

Condo buildings of three or more habitable stories now need milestone inspections at 30 years and structural integrity reserve studies at least every 10 years, owners cannot waive those reserves, and a resale buyer has 7 days to cancel after receiving the association documents. That has raised fees in many older beach and bay buildings.

How do I compare Bonita Springs communities?

Compare the same five things side by side: the recorded median and how many homes sold, the club model and its dues, the HOA and any CDD on the tax bill, the flood sample and elevation, and the lease and age rules. The tables above put those in one place, and we can pull the full record for any address.

Is Pelican Landing a gated community?

Yes. Pelican Landing's master association says owners "drive through the gates" into a private community, and The Colony at Pelican Landing inside it has its own Main and South gatehouses. The association does not publish the staffing hours, so ask the master association for the current gate and guest policy before you buy.

Does Pelican Landing have a private beach?

Yes. The Pelican Landing master association runs a 34-acre private island beach park on the Gulf, reached by a 12-minute shuttle boat from its Estero Bay marina, and the 2026 master assessment of $3,478 a year covers it along with tennis, fitness, the marina and basic cable and internet. Owners at The Colony are association members too.

Is golf included with a home in Pelican Landing?

No. The master association says golf "is completely optional." The Colony Golf and Country Club and The Nest Golf Club (two Tom Fazio courses) sell memberships separately, and The Nest reports its full golf category sold out with a waitlist, so ask the club for the current offering before you count on a membership.

How much are Highland Woods club dues?

Highland Woods bundles the club into every home: the 2026 club dues are $13,812.79 a year, which include $1,127.34 of bulk cable and internet, with a $500 food minimum, a $10,000 capital contribution at resale and an estoppel fee of $250 to $450. Those figures come from the club's own 2026 fee sheet.

How much are Worthington club dues?

Worthington Country Club is a member-owned, bundled club: 2026 dues are $13,058 per unit (about $1,088 a month) with a $1,000 food minimum, and a new owner pays a $12,500 capital contribution ($1,306 for an existing owner moving within the community), per the club's 2026 schedule.

Is golf included at Palmira?

Not automatically. Every Palmira home includes the Renaissance Center Club for pools, fitness, tennis, pickleball and bocce, while The Golf Club at Palmira is a separate member-owned club with a $100,000 golf initiation and 2026 golf dues of $14,248 plus a $3,400 capital charge. Palmira says its golf wait list categories change on January 1, 2027.

Does Hunters Ridge require a club membership?

Yes, a social one. Every Hunters Ridge home carries a $4,775 social membership (2026), with a $3,000 resale capital contribution and a $400 transfer fee; golf is an optional upgrade at $50,000 with 2026 golf dues of $5,400 plus tax, per the club's own fee sheet.

Is Spanish Wells golf private?

No. Spanish Wells Golf and Country Club has been owned by its homeowners association since January 2018 and says it is "not an Equity Club"; its 27 holes are open to the public and memberships are open to non-residents. Cordova is the one Spanish Wells neighborhood that requires membership, and the master capital assessment at resale is $4,800.

Does Village Walk of Bonita Springs have a CDD?

Yes. The Villagewalk of Bonita Springs CDD levies $555.03 to $881.46 a year by home style in FY2026-27, on bonds that mature in May 2036 and May 2037, and it is billed on the Lee County tax bill on top of the HOA fee of $1,380.93 to $1,652.27 a quarter in the 2026 budget.

Is Bonita Isles on the Gulf?

No. Bonita Isles is a gated Minto lake community of about 220 homes, not a Gulf-access canal neighborhood, even though its name suggests water. It sold the fastest of any Bonita Springs community with 10 or more MLS closings, at a median of 8 days on market in the 12 months to October 21, 2026.

Are there two Paloma communities in Bonita Springs?

Yes. Paloma on Grand Prix Drive is a stand-alone D.R. Horton community, and Paloma (Parcel 13) is a coach home neighborhood inside Palmira that shares Palmira's gate, clubs and CDD. Listings and pet or lease rules for one do not apply to the other, so check the legal description on the listing.

Is Saltleaf in Bonita Springs or Estero?

Both names fit different parcels. The Ritz-Carlton Residences at Saltleaf and the parcels at 23282 and 23288 Saltleaf Blvd are inside the City of Bonita Springs on the Lee County parcel record, while the Saltleaf Golf Preserve parcel at 23001 Saltleaf Blvd carries an Estero site city outside both municipalities. Our page for it is Saltleaf on Estero Bay.

Is Shadow Wood in Bonita Springs?

No. Shadow Wood Preserve has a Fort Myers 33908 address, and Shadow Wood at The Brooks is in the Village of Estero; both are sometimes listed as Bonita Springs. See Shadow Wood at The Brooks for the Estero community.

Is Mediterra in Bonita Springs?

No. Mediterra and Quail West have Naples addresses in Collier County even though several Bonita Springs community lists include them. See Mediterra and Quail West on our Naples pages.

What are the minimum lease rules in Bonita Springs communities?

They vary by community, so read the declaration. Palmira allows leases of 30 days or more, up to 3 a year; Bonita National requires 30 days, up to 12 leases a year, with no subleasing; Village Walk requires 4 months; Valencia Bonita requires 7 months, one lease per 12 months and at least one occupant 55 or older; Bonita Bay sets no single rule because each neighborhood association writes its own.

Are pets allowed in Bonita Springs communities?

Most communities allow pets with limits set in their documents. Bonita National's declaration allows up to 2 pets, and Hawthorne's recorded rules require Board approval for each pet. Many associations keep pet limits in rules that are not public, so ask for the current rules and any breed or weight limits before you write an offer.

Is there a land lease at Imperial Harbor?

No. Imperial Harbor's own site says "There is no HOA or land lease": you buy the manufactured home and the lot, the community is 55+ deed restricted, a civic association administers the deed restrictions, and The Harbor Club clubhouse is optional.

What schools serve Bonita Springs communities?

For 2026-27, Lee County assigns elementary and middle schools by a proximity plan rather than the old South Zone choice system: Bonita Springs addresses draw from elementary zone Q, middle zone GG and high school sub-zones S2 or S3. Bonita Springs High is at 25592 Imperial Parkway and Bonita Springs Charter at 25380 Bernwood Dr. Confirm the assignment for the exact address with the district.

Which Bonita Springs communities sell the fastest?

Among communities with 10 or more MLS closings in the 12 months to October 21, 2026, Bonita Isles sold at a median of 8 days on market, Imperial Bonita Estates and San Remo at 28 days and Village Walk and Bonita del Sol at 30 days. The citywide median was 65 days.
