Key takeaways for Bonita Shores home buyers
- Two price layers, never mixed. Collier County recorded 21 single-family sales at a $600,000 median, from $400,000 to $1,100,000, in the 12 months to October 2, 2026 (Collier recorded qualified sales). The MLS counted 23 closings at $635,500.
- Supply on October 21, 2026: 8 single-family homes active, asking $499,500 to $1,295,000 with a $777,000 median ask, and 1 pending (Southwest Florida MLS). Asking prices are not sale prices.
- No mandatory HOA, no CDD and no neighborhood MSTU or MSBU. A voluntary civic club asks $50 a household on its own 2021 post, and the two condominiums have their own associations.
- No lot in the grid has Gulf, bay or canal frontage. Five small private ponds sit inside it, and the boat ramp land is on Little Hickory Shores legal descriptions, owned by a corporation the state registry shows administratively dissolved on September 25, 2026.
- Flood is lot by lot. On FEMA's map effective February 8, 2024, 103 of 531 parcels are in the Special Flood Hazard Area (70 in AE, 33 in AH) and 428 are outside it. On West Valley Drive, 20 of 25 parcels are inside it.
- The 2025 tax rate for Bonita Shores was 9.5058 mills. On a $600,000 price that is $5,703.48 a year without homestead and $5,327.00 with it, before any non-ad valorem lines (arithmetic below).
- Most lots are 60 feet wide and the RSF-4 district asks for 70, but a recorded lot of record can still be built on under Collier's nonconforming lot rule. RSF-4 sets no maximum building coverage.
- Collier's monthly permit reports show 15 new single-family building permits on Bonita Shores parcels from January 2020 to September 2026. That is a floor, because some monthly reports are missing.
Where is Bonita Shores, and is it in Bonita Springs or Naples?
Bonita Shores is in unincorporated Collier County with a Bonita Springs mailing address, ZIP 34134, and all 116 grid rows in the Southwest Florida MLS pull list Bonita Springs as the city. Portals sometimes print Naples because of mail history and county identity. The Lee County line runs along Bonita Beach Road. Data updated: October 2026.

Is Bonita Shores in Collier County or Lee County?
Bonita Shores is in Collier County. All 531 platted parcels are on the Collier County roll, and Lee County's public parcel layer returned no Lee parcel whose legal description contains "Bonita Shores" when it was queried on October 21, 2026. The county line runs at about latitude 26.33042, and the northernmost Bonita Shores parcel edge sits at 26.33033, about 10 meters south of it.
The Bonita Beach Road pavement in front of the grid is on the Lee County side of that line, and the lots behind it are Collier. In the strip across the road, Lee County's layer shows 142 parcels under Lee zoning, so a "just across the road" property is a Lee County property with its own roll, its own zoning and its own rules.
Why do some listings say Naples or ZIP 34110?
Three separate labels get mixed together: the mailing city, the ZIP code and the county. The mailing city is Bonita Springs on all 531 parcels, and the club's own history says the community received a Bonita Springs address because the nearest Collier post office was far away. The county is Collier, whose best-known city is Naples, and the Southwest Florida MLS files 112 of the 116 grid rows in a Naples map area and 4 in Bonita map areas, so a search by MLS area misses homes.
On the Collier roll, 528 parcels carry ZIP 34134 and three Unit 4 lots on East Valley Drive carry 34110, a Naples ZIP, with Bonita Springs as the city. A ZIP-code search can therefore drop those three, so search by street address or by the subdivision name when you want every home.
Is Bonita Shores inside the City of Bonita Springs?
No. The Collier County city limits layer returned no features over the Bonita Shores extent, and the parcels sit in Collier's unincorporated area. In practice that means the property record is at Collier County, the tax bill comes from the Collier County Tax Collector, and zoning and permits are Collier's. The City of Bonita Springs levy does not apply to these lots, and the 2025 rate for the grid is the Collier rate of 9.5058 mills for tax district 90.
Where does Bonita Shores end and Little Hickory Shores begin?
West Avenue marks the line. The westernmost Bonita Shores parcel edge is at longitude minus 81.82705 and the easternmost Little Hickory Shores edge is at minus 81.82721, a gap of about 15 meters, which is about the width of the West Avenue right of way. Six Bonita Shores parcels carry West Avenue addresses, and the Little Hickory Shores parcels across the pavement include the clubhouse.
The legal description decides, not the street name. Little Hickory Shores also has "3rd Street" addresses, including the parcels at 260 3rd Street and 266 3rd Street West that hold the old boat ramp land, so the words "3rd Street" alone do not prove a lot is in Bonita Shores. Some listing remarks describe canal or ramp features under the Bonita Shores name, so ask for the legal description before you rely on them.
What Bonita Shores homes are for sale right now?
On October 21, 2026, the Southwest Florida MLS showed 8 single-family homes active and 1 pending in Bonita Shores, plus 1 Shore Woods condominium active. Asks for the 8 ran from $499,500 to $1,295,000, with a $777,000 median ask and 4.2 months of supply. Asking prices are not sale prices. Data updated: October 2026.

| 64 4th St #A204 (Shore Woods condominium) | Active | $314,900 | 2 bed plus den, 2 bath | 1,461 | $216 | 19 |
The median ask of the 8 active single-family homes is $777,000, the midpoint of the middle two asks, $659,000 and $895,000. Months of supply is the 8 active homes divided by the monthly closing pace: 23 closings in 12 months is 1.92 a month, and 8 divided by 1.92 is 4.2 months. The sale data is in the next section.
The Southwest Florida MLS keeps the grid under its Development field "Bonita Shores", which matches the four plats, but it files the Shore Woods condominium under "Little Hickory", so a search by the Bonita Shores name misses it. The same pull held 13 active listings in the neighboring Little Hickory Shores area and its condominiums, and those are not in the counts above.

What do Bonita Shores homes sell for?
Bonita Shores homes sell in two price layers. Collier County recorded 21 single-family sales at a $600,000 median in the 12 months to October 2, 2026, and the MLS counted 23 closings at $635,500. Both medians rose against the prior 12 months. Data updated: October 2026.
The county layer is Collier County recorded qualified (arm's-length) improved single-family sales on the four plats, newest October 2, 2026. We tracked every one of those recorded sales, street by street, for the tables below. The MLS layer is Southwest Florida MLS closings pulled October 21, 2026. The two layers do not match sale for sale, because their end dates differ and the county applies a qualification filter, so each has its own table and this page never compares dollars per square foot across them. Against the prior 12 months, the county median rose by $27,500 and the MLS median by $60,500, and the MLS median days on market lengthened from 55 to 91. The records give no cause for either move.

| 2026 (through October 2, partial year) | 16 | $657,000 | $444,000 | $1,100,000 |
The 2022 and 2023 medians ($727,500 and $725,000) sit above the 2024 and 2025 medians ($640,000 and $573,750). The records give no cause. Medians of mixed samples are not a like-for-like price index, because the age and size of the homes that sell change from year to year.
Table 5. County recorded qualified single-family sales by era of construction, last 36 months
| Roll year built | Sales | Median | Low | High |
|---|---|---|---|---|
| Before 1980 | 14 | $506,500 | $315,000 | $1,175,000 |
| 1980 to 1999 | 8 | $610,000 | $450,000 | $960,000 |
| 2000 to 2014 | 19 | $625,000 | $444,000 | $1,070,000 |
| 2015 or later | 16 | $737,500 | $510,000 | $1,140,000 |
On the county layer, 41 sales in the last 24 months had a heated area on the roll, and their median recorded price per heated square foot was $394, from $260 to $694. That is the recorded price over the roll's heated area, and it is not comparable with the MLS figure of $418 per square foot in Table 2, which uses living area from the listing.

The window starts after October 2, 2025. A 22nd sale, 34 4th St at $529,000 on October 2, 2025, falls on the boundary and the county file counts it in the prior 12 months. The 21 rows above give the $600,000 median, the $400,000 low and the $1,100,000 high in Table 1. The roll's year built is the Property Appraiser's field, not a certificate of occupancy date.
What do vacant lots in Bonita Shores sell for?
Four recorded qualified vacant residential lot sales in 2026 ran from $285,000 to $350,000: 420 West Avenue at $350,000 on June 5, 63 9th Street at $285,000 on June 4, 94 3rd Street at $315,000 on June 2 and 24 3rd Street at $300,000 on April 7. The roll holds 27 vacant residential parcels in the grid. For lots elsewhere in the city, see Bonita Springs land for sale.
The recorded medians have moved with small counts. Vacant lots in the grid had a $138,300 median on 5 sales in 2020, $172,500 on 6 sales in 2021, $269,500 on 3 sales in 2025 and $307,500 on 4 sales in 2026 through October 27. There were no qualified vacant sales recorded in 2022, and only one each in 2023 ($265,000) and 2024 ($330,000). One lot, 89 7th Street, accounts for three of the recorded sales in that period: $265,000 on August 25, 2023, $330,000 on July 10, 2024 and $269,500 on November 19, 2025. These are recorded facts, and counts this small should be read as ranges, not as a trend.
How do Bonita Shores prices compare with Little Hickory Shores next door?
Little Hickory Shores sits across West Avenue and is a different subdivision with canal frontage. Collier County recorded 5 qualified improved sales there in the last 24 months, at a $1,800,000 median from $1,140,000 to $3,600,000, against 41 Bonita Shores single-family sales at $580,000. Over 60 months the Little Hickory Shores plats show 18 sales at $1,300,500.
| Group | Layer | Window | Sales | Median | Low | High |
|---|---|---|---|---|---|---|
| Bonita Shores single-family | County recorded qualified | 24 months | 41 | $580,000 | $315,000 | $1,100,000 |
| Little Hickory Shores (single-family plats) | County recorded qualified | 24 months | 5 | $1,800,000 | $1,140,000 | $3,600,000 |
| Little Hickory Shores side condominiums | County recorded qualified | 24 months | 6 | $467,250 | $375,000 | $580,000 |
| Bonita Shores single-family | MLS closings | 24 months | 44 | $595,000 | $300,000 | $1,100,000 |
| Little Hickory Shores and its condominiums | MLS closings | 24 months | 16 | $1,170,000 | $412,500 | $3,600,000 |
The canal is the difference in property terms. The MLS group for the neighboring area mixes houses and condominiums, so read the two layers separately.
Which streets make up Bonita Shores, and how do they differ?
Bonita Shores is a grid of 531 parcels on 18 roll street names across four plats, running from 1st Street at Bonita Beach Road to 9th Street in the south. The county roll counts 460 single-family homes, 27 vacant residential lots, 4 small multi-family parcels and 40 non-residential parcels. Data updated: October 2026.
The street table below comes from the Collier County parcel layer queried October 28, 2026. Counts of parcels, houses, vacant lots, other uses, lot size and pond-adjacent lots are from that roll. Median year built, median heated area and the count built in 2015 or later are from the Collier County sales file (single-family parcels on the plats), so a street's house count can differ by one between the two. For the wider list of neighborhoods, see Bonita Springs communities.

Across all single-family parcels on the plats, the roll's median heated area is 1,563 square feet, with a 10th percentile of 998 and a 90th percentile of 2,339. "Built 2015 or later" counts the roll's year-built field. It is not a count of rebuilds, and the permit record of new homes is in the building section below.
What are the four Bonita Shores plats?
Bonita Shores was platted in four units recorded in Collier County Plat Books 3 and 10. The Bonita Shores Club history puts the start of development in 1953, with Units 1 to 3 platted then and Unit 4 later. The roll's parcel acres add to 130.33 across the four units. Developer Bonita Shores, Inc. (Florida document 167789) was chartered on January 21, 1952 and was involuntarily dissolved on November 16, 1987.
| Plat | Plat book and page, per Collier County Clerk plat records | Parcels on roll | Parcel acres | Median lot (sq ft) | Typical lot (derived, feet) |
|---|---|---|---|---|---|
| Unit 1 | PB 3 PG 1 | 260 | 56.87 | 7,727 | 61 by 130 |
| Unit 2 | PB 3 PG 43 | 208 | 53.85 | 9,941 | 76 by 130 (60 by 130 on interior lots) |
| Unit 3 | PB 3 PG 80 | 42 | 12.01 | 8,353 | 61 by 140 |
| Unit 4 | PB 10 PG 33, per the plat index; confirm | 21 | 7.59 | 11,050 | 85 by 131 |
| Total | 531 | 130.33 |
The four rounded acre values add to 130.32; the roll's own total is 130.33. The typical-lot dimensions are the smallest oriented rectangle around each parcel polygon, so they are derived geometry and not surveyed dimensions. By that measure, 269 of the 531 parcels have a short side near 60 feet, which is the 60 by 130 lot of 7,800 square feet. Always write "Collier County Plat Book 3", because Lee County also has a Plat Book 3. The Bonita Shores Club history names Forrest Walker as the 1953 developer of Bonita Shores and Little Hickory Shores, and the state record does not link him to the corporation, so confirm any ownership question with the recorded plat.
What are 1st, 2nd and 3rd Streets like in the records?
First, 2nd and 3rd Streets hold 197 of the 531 parcels (37 percent), all in Unit 1, with 183 houses and 14 vacant lots and no non-residential parcel. The lots are the 60 by 130 interior lot. Pond E adjoins 1st and 2nd Street lots, 4 and 6 respectively, and 3rd Street has none. Median year built runs 1992 to 1998, and 45 of the 197 parcels were built in 2015 or later by the roll's year-built field.
What are 4th Street and the two condominium buildings?
Fourth Street is the through street of Units 1 and 2, with 47 parcels, all houses, 31 in Unit 1 and 16 in Unit 2. The two condominiums in Bonita Shores sit on 4th Street: Glen Manor at 76 4th Street (60 units) and Shore Woods at 64 4th Street (64 units). The 124 condominium records carry the roll's condominium use code and are not counted in the 531 parcels. The condo section below covers fees, rules and sales.
What are 5th, 6th and 7th Streets like in the records?
Fifth, 6th and 7th Streets are Unit 2 streets with 96 parcels between them: 83 houses, 6 vacant lots and 7 other uses. The east ends near Vanderbilt Drive carry vacant lots zoned C-1 (4 and 8 5th Street, 3 and 7 6th Street). Seventh Street holds the grid's small multi-family parcels on the residential side (81 and 83 7th Street) and a 1.07-acre C-3 parcel at 10 7th Street. Median heated area runs 1,595 to 1,760 square feet.
What are 8th and 9th Streets like in the records?
Eighth Street (30 parcels) and 9th Street (34 parcels) cross Units 2 to 4, and the lots are larger, with a median of 12,488 square feet on 8th Street and 8,785 on 9th Street. Pond B reaches the south ends of both streets. Both streets also carry C-3 parcels near Vanderbilt Drive: mixed-use and office parcels at 15, 18 and 26 8th Street, and vacant commercial parcels at 17 and 21 9th Street.
What are Valley Drive and Lakeview Drive like in the records?
Valley Drive appears under three roll names (E Valley Dr with 38 parcels, W Valley Dr with 25 and plain Valley Dr with 5) and rings Ponds A, C and D. The 20 pond-adjacent lots on E and W Valley Drive are 20 of the grid's 41. House numbers climb into the 400s to 900s because they follow the old plat block numbers, so a number does not show position. Lakeview Drive has six parcels, all in Unit 3, with median lots of 16,385 square feet (W Lakeview) and 20,730 (E Lakeview), the largest in the grid, and 4 of the 6 are pond-adjacent. Three E Valley Drive parcels in Unit 4 carry ZIP code 34110.
What are Forest Avenue and West Avenue like in the records?
Forest Avenue has 14 parcels, all in Unit 2, with 13 houses and one small multi-family parcel (641 Forest Ave). West Avenue has 6 parcels inside Bonita Shores (5 houses and 1 vacant lot), and most of West Avenue's frontage belongs to Little Hickory Shores, which is why a West Avenue address does not by itself place a home in Bonita Shores. Plain Valley Drive has 5 houses in Unit 1.
What is on the commercial edge of Bonita Shores?
Twenty parcels on Bonita Beach Road (4061 to 4485) are zoned C-4 and are all commercial; five parcels on Vanderbilt Drive (16325 to 16565) round out the east edge. The roll classifies them by Florida Department of Revenue use category only, and this page names no tenants. The Bonita Beach Road pavement is in Lee County; the lots are in Collier County.
| Roll use category | Parcels |
|---|---|
| Vacant commercial | 20 |
| Stores, one story | 5 |
| Restaurants and similar | 5 |
| Office, one story | 4 |
| Small multi-family (under 10 units) | 4 |
| Mixed use (store plus residence) | 3 |
| Office, multi-story | 1 |
| Exempt, fire district parcel (16325 Vanderbilt Dr) | 1 |
| Other roll category (10 7th St) | 1 |
| Total | 44 |
The 44 non-house, non-vacant-residential parcels are 40 non-residential parcels plus the 4 small multi-family parcels. The grid's zoning by parcel is RSF-4 (491 parcels), C-4 (21), C-3 (9), C-1 (9) and RSF-3 (1, the fire district parcel). Eight parcels have no street number on the roll, which can make a portal or MLS show "address not found".
What are the five ponds inside Bonita Shores?
Five small ponds sit inside the grid, totaling 2.33 acres on the U.S. Geological Survey hydrography layer (queried October 28, 2026). Depending on the distance rule, 25 lots touch a pond within 3 meters, 35 within 5 meters and 41 within 10 meters.
| Pond (this page's label) | Acres | Lots within 10 m |
|---|---|---|
| A, Valley Drive north | 0.30 | 7 |
| B, Lakeview Drive | 0.76 | 8 |
| C, Valley Drive and 4th Street | 0.33 | 7 |
| D, Valley Drive south and West Avenue | 0.64 | 9 |
| E, 1st and 2nd Streets | 0.30 | 10 |
| Total | 2.33 | 41 |
Collier County's stormwater facilities layer lists the ponds it records here as privately owned and privately maintained (edit date 2014). Whether a given pond is a permitted stormwater lake, and whether its bottom lies within a platted lot, are not confirmed in the records. A buyer on a pond-adjacent lot should ask for a survey and the drainage permit history.
Does Bonita Shores have an HOA, and what do owners pay?
Bonita Shores has no mandatory homeowners' association, no community development district and no neighborhood assessment, so single-family owners pay no required association dues. A voluntary civic club exists, and the two condominiums have their own associations. Every parcel pays the standard unincorporated Collier County property tax lines. Data updated: October 2026.
On October 28, 2026 the Collier County GIS layers returned no community development district, no city limits and no county lighting district over the Bonita Shores extent. All 531 parcels sit in tax district 90, and no parcel center tests inside a planned unit development. Collier's FY2026-27 millage resolution (adopted September 17, 2026) names 22 neighborhood MSTUs and one MSTBU, and none covers Bonita Shores. Florida's corporation records list no homeowners' association for the four plats.
The voluntary civic club is the Bonita Shores and Little Hickory Shores Improvement Association, Inc. (Sunbiz 700793, filed April 11, 1960, active, 2026 annual report filed February 9, 2026). It runs a clubhouse at 315 and 319 West Avenue, which the roll places on Little Hickory Shores land, and hosts events and scholarships. Its own October 29, 2021 post said "Membership remains $50 per household" for 2022, so ask the club for the current figure. A separate nonprofit, Bonita Shores Community Center, Inc. (filed April 6, 2023, active), uses the clubhouse address, and its relationship to the club is not stated in the state record.
What about deed restrictions in Bonita Shores?
The Bonita Shores Club history says residents formed the club in the 1950s "to make sure deed restrictions were enforced." Whether any covenant on a particular lot is in force today is a title-search question under Florida's Marketable Record Title Act (Chapter 712, including sections 712.04 and 712.05), and this page makes no statement about it. A title commitment lists recorded restrictions in Schedule B-II. Domain Realty Group asks for the search on every contract.
Is the Bonita Shores boat ramp still available?
Confirm the ramp's current status in writing before relying on it. A separate nonprofit, Bonita Shores Boating Area, Inc. (Sunbiz 723054, filed April 3, 1972), shows "ADMIN DISSOLUTION FOR ANNUAL REPORT" filed September 25, 2026, after an annual report filed August 18, 2025. The 2026 county roll still lists it as owner of three small parcels (0.2982 acre in total, Official Records Book 579, page 454). All three carry Little Hickory Shores legal descriptions, and none is on a Bonita Shores plat.
The Bonita Shores Club's FAQ says the boating association is not affiliated with the club. Membership terms, fees and whether rights pass to a buyer are not in any record this page could confirm. Ask for written proof of current status, who issues keys, the current fee and whether the right transfers on sale. For public launches, see the boat launch section below.
What do property taxes look like in Bonita Shores?
Tax district 90, which covers all 531 parcels, carried 9.5058 mills in 2025 (Florida Department of Revenue table for Collier County). That is $9.5058 per $1,000 of taxable value, or $950.58 per $100,000. The school lines are 4.2490 mills and the non-school lines are 5.2568 mills.
| 2025 levy, district 90 | Mills |
|---|---|
| Collier County General Fund | 3.0107 |
| South Florida Water Management District | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School, state required local effort | 2.0010 |
| School, local | 2.2480 |
| Collier Mosquito Control | 0.1349 |
| North Collier Fire Rescue | 1.0000 |
| Unincorporated Area General Fund (MSTD) | 0.6844 |
| Water Pollution Control | 0.0246 |
| Conservation Collier | 0.2096 |
| Total | 9.5058 |
The unincorporated-area line is a countywide levy on every unincorporated parcel and is not a Bonita Shores levy. The 2026 total is not printed here, because the 2026 rate is set at the September hearings and arrives on the November bill. This example uses the 2025 rate and assumes the county's value equals a $600,000 price, which is an upper bound.
- Non-homestead: $600,000 x 9.5058 / 1,000 = $5,703.48.
- Homestead, school lines: ($600,000 minus $25,000 = $575,000) x 4.2490 / 1,000 = $2,443.18.
- Homestead, non-school lines: ($600,000 minus $25,000 minus $26,411 = $548,589) x 5.2568 / 1,000 = $2,883.82.
- Homestead total: $2,443.18 + $2,883.82 = $5,327.00, which is $376.48 less than the non-homestead figure.
The $26,411 is the indexed additional homestead exemption read from Collier's 2026 roll. On the 2026 preliminary roll, 236 of the 460 single-family parcels (51 percent) carry a homestead exemption. A seller's bill can run far below what a buyer will pay, because a long-held homestead is assessed under the Save Our Homes cap: one sampled homestead parcel on that roll shows a just value of $442,989 and a 2026 tax of $1,238.68. A buyer's property is reassessed to just value on the January 1 after a change of ownership, and the homestead filing deadline is March 1. Figures reflect current Florida law; Amendment 3 is on the November 3, 2026 ballot.
The county's solid waste assessment is $261.91 per residential unit for FY2026 and the FY2027 rate resolution shows $269.77, both for Collier's Districts I and II. Whether Bonita Shores parcels fall in those districts is not shown, so a sample November tax bill from the Collier County Tax Collector settles it.
Who supplies water, sewer and power in Bonita Shores?
Water and sewer come from the Collier County Water-Sewer District: 107 of 107 sampled parcel centers (every fifth parcel, across all streets) sit inside its water franchise area and in the North wastewater service area on the county's October 28, 2026 layers. Being inside a service area is not the same as a lot being connected to a sewer main, so confirm connection or septic for the specific lot with Collier County Public Utilities, the Florida Department of Health septic permit file and the home inspection.
On power, LCEC's territory map shows its Collier service only around Marco Island, Everglades City, Immokalee and Ave Maria. By exclusion, the grid is outside the LCEC service territory, and Florida Power & Light serves this part of Collier. Confirm with a recent bill. The trash hauler and the internet provider are confirm items: check the county's solid waste collection district lookup and the FCC National Broadband Map for the address.
Which public schools serve Bonita Shores?
Collier County Public Schools assigns by address. On the district locator run October 28, 2026, 520 of 523 in-grid addresses returned Naples Park Elementary, North Naples Middle and Aubrey Rogers High. The three addresses that did not match were 854 W Valley Dr, 706 W Valley Dr and 77 8th St. Check the district school locator for the exact address before you buy, because the board can change assignments.
Who provides fire, EMS and sheriff service in Bonita Shores?
North Collier Fire Rescue Station 43 and Collier EMS Medic 43 are at 16325 Vanderbilt Drive, inside the Bonita Shores plat, and the county fire district layer returns North Collier for all 531 parcels. The Collier County Sheriff's Office District 1 (North Naples) covers the area. The nearest emergency departments by road from the grid center are the NCH Bonita Freestanding Emergency Department at about 5.6 miles and NCH North Naples Hospital at about 6.5 miles, with the Lee Health Coconut Point Emergency Room at 6.7 miles. Drive distances come from a public routing service and will vary with traffic.
What are Glen Manor and Shore Woods, the condos inside Bonita Shores?
Glen Manor (60 units) and Shore Woods (64 units) are the two condominiums recorded inside Bonita Shores, both on 4th Street and zoned RMF-12, with separate associations that charge their own fees. County records show 4 Glen Manor sales and 9 Shore Woods sales in the last 60 months. Data updated: October 2026.
The two buildings are not part of the 531-parcel plat count. Listing records in 2026 showed about $575 a month at Shore Woods and $1,626 a quarter at Glen Manor; the association's budget and estoppel certificate state the current figure. Fee, lease and amenity details below come from listing remarks and fields (supporting records, not linked), so confirm each with the association before relying on it. For condominiums elsewhere in the city, see Bonita Springs condos for sale.

The county and MLS rows are different layers, as in the sales section above. Each association's annual report on the state record is current through 2026.
Do Glen Manor and Shore Woods need a milestone inspection or SIRS?
Florida's milestone inspection law (Fla. Stat. 553.899) and the structural integrity reserve study requirement (Fla. Stat. 718.112) apply to condominium buildings of three habitable stories or more. Listing remarks describe both complexes as two-story buildings, so neither requirement is expected to apply. The buyer should confirm the story count and the reserve schedule with the association. Ordinary reserve rules, roof age, insurance and any assessment are still the questions to ask in the condominium documents.
What can you build on a Bonita Shores lot?
Most Bonita Shores lots are zoned RSF-4, which sets a 7,500 square foot minimum lot, 25 foot front and rear yards, 7.5 foot side yards and a 35 foot zoned height, with no building coverage cap. Collier allows building on narrower lots of record. Data updated: October 2026.
Of the 531 parcels, the county zoning layer puts 491 in RSF-4, 21 in C-4, 9 in C-3, 9 in C-1 and 1 in RSF-3 (tested at each parcel's center on October 28, 2026). The table below is Collier's Land Development Code (LDC) section 4.02.01 A, Tables 1, 2 and 2.1, read in the Municode Library on October 28, 2026. Zoning staff confirm the rule for any specific lot.
Table 9. RSF-4 standards, Collier Land Development Code
| Standard | RSF-4 | LDC reference |
|---|---|---|
| Minimum lot area | 7,500 sq ft | 4.02.01 A, Table 1 |
| Minimum lot width | 70 ft interior, 75 ft corner | 4.02.01 A, Table 1 |
| Maximum building coverage | None | 4.02.01 A, Table 1 |
| Maximum building height (zoned) | 35 ft | 4.02.01 A, Table 2 |
| Minimum floor area | 800 sq ft for one story, 1,200 sq ft for two stories | 4.02.01 A, Table 2 |
| Floor area ratio | Cell is blank for RSF-4 in the table | 4.02.01 A, Table 2 |
| Front yard | 25 ft | 4.02.01 A, Table 2.1 |
| Side yard | 7.5 ft | 4.02.01 A, Table 2.1 |
| Rear yard | 25 ft | 4.02.01 A, Table 2.1 |
| Pool or screen enclosure, rear setback | 10 ft | 4.02.03 |
| Attached porch, rear setback | 10 ft | 4.02.03 |
Zoned height is measured from the first finished floor, or from the required minimum floor elevation where one is set, so a floor raised for flood does not use up the 35 feet. Accessory buildings are limited to the lesser of 5 percent of the lot or 40 percent of the building envelope, with an allowance under 500 square feet if the yard and spacing rules are met.
Can you build on a 60-foot-wide lot in Bonita Shores?
Yes, as a lot of record. LDC section 9.03.03 A allows any permitted structure on a lot of record, and the yards follow the most similar district, with the greater of the two districts' requirements applying where possible. Of 487 single-family and vacant parcels measured from county geometry, 259 (53 percent) have a short side under 70 feet, the RSF-4 width. Section 9.03.03 B.5 lets a destroyed residence be rebuilt to its prior extent and height, but it must meet today's yards and today's flood floor rules.
This is an illustration of arithmetic, not a design. On a 60 by 130 foot interior lot (7,800 square feet):
- Buildable width: 60 minus 7.5 minus 7.5 = 45 feet.
- Buildable depth: 130 minus 25 minus 25 = 80 feet.
- Envelope: 45 x 80 = 3,600 square feet, which is 46.2 percent of the lot.
A pool and screen enclosure may extend to 10 feet from the rear line. Collier Zoning decides the "most similar district" call and any corner-lot relief on a specific lot.
What flood and wind rules apply to a new Bonita Shores house?
Collier's Building Within the Floodplain page says a new home in the Special Flood Hazard Area needs its lowest living floor at base flood elevation plus 1 foot, and 18 inches above the crown of a paved road. Collier Ordinance 2019-01 section 12.H(2) sets the 18-inch road-crown rule for residential buildings in a flood hazard area, Zone X-500 or Zone X, so even a lot outside the Special Flood Hazard Area has a county-set minimum floor height. With base flood elevations of 9 to 11 feet NAVD88 in the Zone AE parcels here, arithmetic puts a finished floor at about 10 to 12 feet or higher on those lots (the base flood elevation plus 1 foot, from the county rule and the FEMA table, not a county quote).
The county's 50 percent rule (substantial improvement or substantial damage) applies when a building is in the Special Flood Hazard Area and its lowest floor is below the base flood elevation. It treats each permitted project against the building's market value before the work, and Collier's FAQ says there is no waiting period between permits once the earlier permit is finalized.
The county's design wind speed layer, built on the Florida Building Code 8th Edition (2023) wind map dated October 6, 2023, shows 161 mph for Risk Category II at all 531 parcel centers. Confirm impact-protection requirements for a specific lot with your permit set. A Collier building official interpretation dated February 10, 2026 sets masonry reinforcement for new block walls where the wind speed exceeds 150 mph.
How much rebuilding has happened in Bonita Shores?
Collier's monthly issued-permit reports record 15 new single-family building permits on Bonita Shores parcels from January 2020 to September 2026, plus 5 demolition permits. That is a floor, because the 2019, June 2021 and December 2023 reports are missing from the set and the October 2026 report is not yet published. A permit is not proof of a completed house. For new homes elsewhere in the city, see Bonita Springs new construction.
| Year permit issued | New single-family permits |
|---|---|
| 2020 | 3 |
| 2021 | 3 |
| 2022 | 2 |
| 2023 | 1 |
| 2024 | 2 |
| 2025 | 2 |
| 2026 (through September) | 2 |
| Total | 15 |
The 15 permits used 12 builder names, and none appears more than twice. Seven of the 15 homes sit on lots recorded as vacant sales in 2020 or 2021 at $138,300 to $201,500. Two of the five demolition permits were followed by a new-home permit within 5 to 6 weeks. This page counts permits as rebuilds. It does not use the Property Appraiser's year-built field for that purpose, because that field also reflects renovation and effective-age updates.
Buying an older Bonita Shores home: what should you check?
An older home should be checked for its permit history, elevation certificate, roof age, wind mitigation, septic or sewer connection and the 50 percent rule before the inspection period ends.
- Permits: the county's reports show 143 roof and 32 re-roof permits on Bonita Shores parcels from 2020 to September 2026, so compare any roof age on a listing with the permit record.
- Elevation certificate: the county's elevation certificate map lists a certificate for only 16 of the 531 Bonita Shores parcels, so ask the seller for a current one or order one from a Florida licensed surveyor.
- Wind mitigation: a wind mitigation inspection documents the roof, openings and tie-downs behind any insurance discount, and the dollar discount is carrier-specific.
- Septic or sewer: the utility district covers the grid, but connection is a lot-by-lot fact, so confirm with Collier County Public Utilities and the Department of Health septic permit file.
- 50 percent rule: on a lot in the Special Flood Hazard Area with the lowest floor below base flood elevation, a renovation budget near half the building's market value can trigger elevation to current standards.
- Survey: pond-adjacent lots need a survey, because whether a pond bottom lies inside a platted lot is not confirmed in the records.
What should Bonita Shores buyers know about flood zones and storms?
Of the 531 Bonita Shores parcels, 103 sit in a FEMA Special Flood Hazard Area on the effective 2024 map (70 in Zone AE and 33 in Zone AH) and 428 sit outside it. All 531 are in Hurricane Evacuation Zone A. Data updated: October 2026.
The counts come from testing each parcel's center against FEMA's National Flood Hazard Layer on October 28, 2026. A center test is not an elevation certificate, because a lot that straddles a zone line is graded by its center only. The effective map is FIRM panel 12021C0179J, effective February 8, 2024. Collier County's own copy of the effective data matched FEMA's result parcel for parcel. No parcel is in Zone VE, and the county's Coastal High Hazard Area layer returned no hit for the 89 parcels sampled.
Table 10. FEMA flood zones at the center of the 531 Bonita Shores parcels
| Zone | Effective map (February 8, 2024) | Share | Preliminary panels (March 20, 2025), not yet effective | Share |
|---|---|---|---|---|
| X, shaded (0.2 percent annual chance) | 410 | 77.2% | 430 | 81.0% |
| X, unshaded | 18 | 3.4% | 18 | 3.4% |
| AE (base flood elevation shown) | 70 | 13.2% | 70 | 13.2% |
| AH (shallow flooding) | 33 | 6.2% | 13 | 2.4% |
| VE | 0 | 0% | 0 | 0% |
| Inside the Special Flood Hazard Area (AE plus AH) | 103 | 19.4% | 83 | 15.6% |
| Outside the Special Flood Hazard Area | 428 | 80.6% | 448 | 84.4% |
Shaded X is outside the Special Flood Hazard Area but is not "no flood risk"; Collier's own FAQ labels it a moderate flood hazard. The AE parcels carry base flood elevations of 9, 10 or 11 feet NAVD88 (4 have no value in the map attribute), and the AH parcels carry no value in that attribute, so a lot's elevation comes from the map panel or an elevation certificate. Collier is in NFIP community 120067.
Which Bonita Shores streets have lots in the Special Flood Hazard Area?
West Valley Drive has 20 of its 25 parcels in the Special Flood Hazard Area (17 in AE and 3 in AH), the only street where most parcels are inside it, and East Valley Drive has 20 of 38. Third Street, Forest Avenue and plain Valley Drive have none. The table counts parcels by center on the effective map and on the preliminary panels.

| Vanderbilt Dr | 5 | 1 | 0 |
| No situs address on the roll | 8 | 5 | 1 |
| Total | 531 | 103 | 83 |
This table is not a statement about any address. The zone at a given lot comes from FEMA's Map Service Center, a surveyor's elevation certificate or the lender's flood determination.
What is the status of the preliminary flood maps?
FEMA released preliminary flood maps for Collier County on March 20, 2025 (project 16-04-1501S). They are preliminary, not yet effective, and the 2024 effective map governs permits and mandatory purchase today. On the preliminary panels 20 fewer Bonita Shores parcels would sit in the Special Flood Hazard Area, 9 parcels would newly enter Zone AH, and the total would be 83. Collier's county release gives a target effective date of summer 2027, subject to change. Check FEMA's Map Service Center for the current status of any map change.
Do you need flood insurance in Bonita Shores?
Whether a lender requires flood insurance depends on the zone at the lot, and a lot outside the Special Flood Hazard Area can still be insured and can still flood. Collier County holds a Community Rating System Class 5, effective October 1, 2015, which gives a 25 percent discount on NFIP policies inside the Special Flood Hazard Area and 10 percent outside it. Private flood carriers set their own pricing. This page prints no premium figures.
- Elevation certificate: Collier's elevation certificate map lists a certificate for 16 of the 531 Bonita Shores parcels, so ask the seller for a current one.
- Seller disclosure: Florida Statute 689.302 (2025) requires a seller flood disclosure at or before contract execution, covering flood damage, insurance claims and FEMA assistance.
- Roof age and insurability: Citizens Property Insurance publications dated 2023 and 2025 limit roofs to 25 years for shingle and 50 years for tile, slate, concrete or metal, with at least 5 years of remaining life. Check the current rule with the carrier.
- Wind mitigation: Florida Statute 627.0629 supports insurance discounts for documented wind-resistant features, and the dollar amount is carrier-specific.
What happened in Bonita Shores in Hurricane Ian?
Hurricane Ian made landfall on Cayo Costa as a Category 4 storm on September 28, 2022. The National Hurricane Center reports inundation of 8 to 12 feet above ground across Estero, Bonita Beach, Bonita Springs and North Naples, and says inland high-water marks in Bonita and North Naples ranged from 5 to 7 feet above ground. The nearest U.S. Geological Survey high-water mark is 0.31 miles from the plat center, in Little Hickory Shores: 11.20 feet NAVD88, 2.43 feet above ground at a garage seed line, surveyed October 15, 2022. A single mark is not a plat-wide depth.
The Federal Emergency Management Agency's NFIP records show 95 claims and $12.89 million paid in 2022 for the Census block group that contains Bonita Shores (the block group is larger than the plats). The Hurricane Center reports for Helene and Milton in 2024 give surge of 2 to 4 feet and 3 to 5 feet above ground south of Bonita Beach, and neither report breaks out Bonita Shores.
What is the hurricane evacuation zone for Bonita Shores?
All 531 Bonita Shores parcels test as Hurricane Evacuation Zone A on Collier County's layer, the first zone the county calls when surge is forecast. Bonita Shores is in unincorporated Collier County, so storm orders come from Collier County Emergency Management and not from the City of Bonita Springs or Lee County. The state's Know Your Zone tool confirms a zone by address.
How do Bonita Shores owners reach the beach and the water in 2026?
A Bonita Shores owner can qualify for the free Collier Resident Beach Parking Permit, which gives free parking at Collier County beaches, while Barefoot Beach Preserve charges $10 a day without it. Lee County closed the parking lot at Bonita Beach Park on September 8, 2026, for about 11 months. Data updated: October 2026.
Bonita Shores sits in unincorporated Collier County, and no lot in the grid fronts the Gulf, a bay or a canal. Beaches and launches below are public facilities, and fees and hours are as read on October 28, 2026. Drive distances are measured from the grid center with OpenStreetMap routing, and Bonita Beach homes are covered on a separate page: Bonita Beach homes for sale.
Table 12. Beaches near Bonita Shores, fees and status
| Beach | Operator | Parking and fees | Status on October 28, 2026 | Drive from grid center |
|---|---|---|---|---|
| Barefoot Beach Preserve (505 Barefoot Beach Blvd) | Collier County Parks | Free with the Collier Resident Beach Parking Permit; $10 a day without it; open 8 a.m. to sunset | Open | 3.76 miles, about 15 minutes (entrance) |
| Bonita Beach Park (27954 Hickory Blvd) | Lee County | Parking lot closed from September 8, 2026 | Beach open; lot fenced for about 11 months, no reopening date published | 1.87 miles |
| Bonita Beach Access 1 (27890 Hickory Blvd) | Lee County | Open until November 2026, then parking closes for construction | Closing in November 2026 | not measured |
| Delnor-Wiggins Pass State Park (11135 Gulfshore Dr) | Florida State Parks | $6 per vehicle; open 8 a.m. to sunset | Open; dredge advisory effective September 25, 2026 | not measured |
| Lovers Key State Park (Lee County) | Florida State Parks | $8 per vehicle; open 8 a.m. to sunset | Open | not measured |
The Collier permit is a Collier County program, and Lee County sets its own rules and fees, so do not assume it works at Lee lots. A part-time owner who does not live in Collier qualifies with a valid driver license from any state, a valid vehicle registration or rental car agreement, and a current Collier County property tax bill or a warranty deed dated within three months of closing, all showing the owner's name. The state park fees are not covered by the Collier permit.
Where can a Bonita Shores owner launch a boat?
The nearest public launch is Collier's Cocohatchee River Park at 397 Dockside Drive, with four launch lanes onto the Cocohatchee River and Wiggins Pass, 2.69 miles by road from the grid center. A daily launch is $10 motorized or $5 non-motorized. Collier annual launch permits are $100 plus tax for a motorized vessel and $50 for a non-motorized one for residents, and $250 and $125 for non-residents. Lee County's Imperial River Boat Ramp at 27551 S Tamiami Trail lists $5 a day; confirm the current fee with Lee County Parks.
Delnor-Wiggins Pass State Park also has a launch into Water Turkey Bay, with the $6 state park entrance fee. Boats leaving Wiggins Pass cross state manatee protection zones under Florida Administrative Code 68C-22, so check the Florida Fish and Wildlife Conservation Commission zone map for speeds before you go. Whether the Bonita Shores boating association's ramp is available is a separate question, covered in the HOA section above.
What road projects are coming near Bonita Shores?
The Florida Department of Transportation approved a design concept for a partial displaced left turn at U.S. 41 and Bonita Beach Road on July 25, 2025. The project moves to design, and it is not under construction. The agency's I-75 Golden Gate Parkway to Alico Road project lists construction as the current phase from mid 2026, including added lanes between Immokalee Road and Bonita Beach Road, with no completion date on its page.
How far is Bonita Shores from shopping, services and the beach?
Distances come from the grid center by road, measured with OpenStreetMap routing on October 28, 2026, and traffic changes the times.
| Destination | Measured distance |
|---|---|
| Bonita Beach Park (Lee County) | 1.87 miles |
| Post office on the Lee County side of Bonita Beach Road | 1.62 miles |
| Cocohatchee River Park (Collier County) | 2.69 miles, about 7 minutes |
| Barefoot Beach Preserve entrance | 3.76 miles, about 15 minutes |
| Bonita Springs library | 3.79 miles |
| Vanderbilt Beach library | 7.12 miles |
| NCH Bonita Freestanding Emergency Department | about 5.6 miles |
| NCH North Naples Hospital | about 6.5 miles |
| Lee Health Coconut Point Emergency Room | about 6.7 miles |
What rules apply to renting a Bonita Shores home?
A Bonita Shores home in unincorporated Collier County needs a county short-term rental registration if it is rented for periods under 30 days more than three times a calendar year, plus a state license and tourist tax collection. No association lease minimum applies to the single-family grid, and each condominium sets its own. Data updated: October 2026.
Collier Ordinance 2021-45, effective January 3, 2022, defines a short-term vacation rental as renting in increments under 30 days more than three times a year. It requires registration, a Florida Department of Business and Professional Regulation license and a designated responsible party reachable at all times, and it sets fines of up to $500 per violation per day. The City of Naples, Marco Island and Everglades City have their own rules, and Bonita Shores is in unincorporated Collier County, where the county ordinance applies.
Collier's 5 percent tourist development tax (Ordinance 2017-35) applies to stays of six months or less and is collected through the Collier County Tax Collector. Florida sales tax also applies to rentals of six months or less, and the Florida Department of Revenue states the current rate and filing rules. Listing fields seen for the two condominiums show a 30-day minimum lease and three leases a year (supporting records, not linked), and a condominium's declaration can be stricter than the county. Confirm each building's leasing rules in its documents before relying on them. This page gives no rental income figures.
How does buying in Bonita Shores differ from buying in a gated HOA community?
Buying a single-family home in Bonita Shores involves no association approval of the buyer and no HOA estoppel, because the grid has no mandatory HOA, so the checks fall on title, survey, flood and permit records instead. The closing arithmetic below uses a $600,000 price with an 80 percent loan. Data updated: October 2026.
- No buyer approval by an association: there is no HOA on the single-family grid, so there is no HOA estoppel certificate or Chapter 720 disclosure for those homes. The two condominiums have associations and Chapter 718 documents.
- Title search for old covenants: a title commitment lists recorded restrictions in Schedule B-II, and whether any 1950s restriction survives is a title question.
- Survey: pond-adjacent lots need a survey, because whether a pond bottom lies inside a platted lot is not confirmed in the records.
- Elevation certificate and flood zone: the zone at the lot, not the street, decides the flood question.
- Permit history: Collier's permit search shows roof, window, electrical and demolition permits and their final status.
- Closing customs in Collier: the buyer customarily pays the owner's title policy and chooses the closing agent, and deed documentary stamps are customarily the seller's. The contract controls.
Table 13. Closing arithmetic on a $600,000 price with an 80 percent loan ($480,000)
| Line | Amount | Basis |
|---|---|---|
| Deed documentary stamps | $4,200 | $600,000 / 100 x $0.70 (Fla. Stat. 201.02); customarily the seller's in Collier, and the contract controls |
| Mortgage documentary stamps | $1,680 | $480,000 / 100 x $0.35 (Fla. Stat. 201.08); borrower |
| Nonrecurring intangible tax | $960 | $480,000 x 0.002 (Fla. Stat. 199.133); borrower |
| Owner's title premium | $3,075 | $100,000 x $5.75 / 1,000 = $575, plus $500,000 x $5.00 / 1,000 = $2,500 (Rule 69O-186.003); customarily the buyer's in Collier, and the contract controls |
| Lender's title policy, simultaneous issue | $25 | Rule 69O-186.003 |
| Recording | $10 first page, $8.50 each added page | Collier County Clerk |
| Down payment | $120,000 | 20 percent of $600,000 |
Buyer-side financing taxes are $1,680 + $960 = $2,640. If the seller pays deed stamps and the buyer pays the owner's policy, the sourced buyer cash is $120,000 + $2,640 + $3,075 + $25 = $125,740, before the lender's fees, search and closing charges, inspections and prorations, which vary. The 2026 conforming loan limit for one unit in Collier County is $832,750, so a $480,000 loan is below it.
- Condominiums: on a resale, Florida Statute 718.503 entitles a buyer to the declaration, bylaws, rules, budget and related documents at the seller's expense, and the contract must either acknowledge delivery more than seven days (excluding Saturdays, Sundays and legal holidays) before signing or make the contract voidable within seven days after execution and receipt. The association issues an estoppel certificate within 10 business days of a request, with a fee cap of $250 if nothing is delinquent (Fla. Stat. 718.116(8)).
- Foreign sellers (FIRPTA): when the seller is a foreign person, the buyer generally withholds 15 percent of the amount realized, 10 percent when it is over $300,000 and not over $1,000,000 and the buyer plans to live there, and nothing when it is $300,000 or less and a residence. This is a statement of the rule, not tax advice.
- Foreign ownership law (SB 264): Florida Statutes 692.201 to 692.205, effective July 1, 2023, restrict ownership by foreign principals of certain countries and require a buyer affidavit near some sites; the federal litigation is Eleventh Circuit No. 23-12737. It is stated as law, and not as a position.
- Property tax at purchase: the Property Appraiser reassesses to just value on the January 1 after a sale, and the homestead filing deadline is March 1.
Bonita Shores, Little Hickory Shores or Barefoot Beach: how do they compare for buyers?
Bonita Shores has no gate, no mandatory association and no Gulf, bay or canal frontage, while Little Hickory Shores has canal frontage and Barefoot Beach is a gated island community on the Gulf and bay. All three are in unincorporated Collier County. The table sets out the recorded differences. Data updated: October 2026.
Table 14. Three neighboring Collier County areas, recorded facts
| Item | Bonita Shores | Little Hickory Shores | Barefoot Beach |
|---|---|---|---|
| County | Collier | Collier | Collier |
| Water | No Gulf, bay or canal frontage; five small private ponds | Canal frontage, west of West Avenue | Gulf and bay |
| Gate | No | No | Yes, guardhouse |
| Association | None mandatory; a voluntary civic club | Not researched for this page | Barefoot Beach Master Association, mandatory for its member entities |
| Parcels | 531 on the plats, plus 124 condominium units | 163 on the roll | 681 inside the gate |
| County recorded sales, last 24 months | 41 single-family at a $580,000 median | 5 improved sales at a $1,800,000 median ($1,140,000 to $3,600,000) | 24 single-family at a $3,862,500 median ($2,175,000 to $15,500,000) |
| FEMA flood zones | 103 of 531 parcels inside the Special Flood Hazard Area, 428 outside | Not researched for this page | 597 AE and 71 VE of 668 addressed parcels, none in X |
| 2025 millage | 9.5058 mills (district 90) | Not researched for this page | 9.5058 mills (areas 3, 143, 167) |
The Barefoot Beach column is taken from the Barefoot Beach page's files dated October 27, 2026, and the other columns are from files dated October 2 and October 28, 2026, so compare the medians as ranges and not as a ranking. For the gated island, see Barefoot Beach homes for sale. The comparison is in property terms only: lot, water, association, flood, tax and recorded price.
