Bonita Springs Condos for Sale

Bonita Springs condos for sale run from Gulf-side units on Hickory Boulevard to the towers on Bonita Bay Boulevard, the high-rises of The Colony at Pelican Landing and the inland golf and lake condominiums east of US 41. In the twelve months to August 10, 2026, the Lee County Property Appraiser recorded 692 condo resales in the city of Bonita Springs at a median of $400,000, plus 175 first sales of brand-new units at a median of $3,630,000.

This page is the condo section of our Bonita Springs homes for sale and communities guide. It shows live condo listings, what each part of the city actually sold for, building by building, and the three things that decide the real cost of a Florida condo after the price: the condo safety law, the flood zone and the insurance. Updated September 2026.

Every sale figure on this page comes from the Lee County Property Appraiser's own parcel and sale files, qualified arm's-length sales only, and we tracked every Bonita Springs condominium with a recorded sale in that window to build the tables below.

MLS snapshot for Bonita Springs condos: 757 closed sales, a median sold price of $430,000, a median of 90 days on market, a median sale-to-list ratio of 94.8% and a median of $279 per square foot, with 360 condos active and 77 pending. These MLS counts include Saltleaf, where the MLS understates the builder's sales, and they differ from the Lee County recorded-sale figures on this page, which cover every qualified sale. Townhomes are a separate property type and are not included in these counts. Listing data refreshes from the MLS throughout the day; a listing shown here may already be under contract.

Inland, Sanctuary at Imperial River ($175,000 median), Waterford-Cavendish Court ($190,000), Pine Haven ($200,000), Gardens at Bonita Springs ($227,500) and San Mirage ($235,000) set the band.

New-construction condos in Bonita Springs

New-construction condos were the largest dollar story in Bonita Springs condos this year, and none of them appear in resale statistics. The county recorded 175 first sales of new condo units in the twelve months to August 10, 2026, at a median of $3,630,000, which is 20.2 percent of all qualified Bonita Springs condo sales by count.

Why this matters to a buyer: a Bonita Springs condo report built only from resales describes the older half of the market and misses the newest, most expensive buildings entirely. Infinity I at The Colony has its own page, Infinity at The Colony. For a new unit, the developer's purchase contract, the budget for the first years of the association and the developer's own flood disclosure (below) are the documents to read before you sign.

Condo safety law for Bonita Springs buyers: milestone inspections, SIRS and reserves

Florida's condo safety law requires a structural milestone inspection when a condo building of three or more habitable stories turns 30, and a structural integrity reserve study (SIRS) for every condo building three stories or higher. In Bonita Springs this reaches deep into the resale market: 383 of 692 recent resales were in buildings built in 2001 or earlier.

Milestone inspections, section 553.899, Florida Statutes

The milestone inspection applies to condominium and cooperative buildings of three habitable stories or more. It is due by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. Buildings that turned 30 before July 1, 2022 were due by December 31, 2024; buildings that turned 30 between July 1, 2022 and December 31, 2024 were due by December 31, 2025. The statute lets the local enforcement agency require the first inspection at 25 years where local conditions such as proximity to salt water apply. We found no City of Bonita Springs notice setting a 25-year trigger or publishing a list of buildings due.

Structural integrity reserve study, section 718.112(2)(g)

Associations that existed on or before July 1, 2022 and are controlled by unit owners must have a SIRS completed by December 31, 2025 for each building three stories or higher. An association due for a milestone inspection on or before December 31, 2026 may complete the SIRS with it, but in no event after December 31, 2026. For budgets adopted on or after December 31, 2024, an association required to have a SIRS may not waive or underfund the reserves for SIRS items.

Where to look it up

The Florida Department of Business and Professional Regulation, Division of Condominiums, runs a public SIRS reporting database; associations had to create their DBPR online accounts by October 1, 2025. There is no public statewide lookup for milestone inspections, so request the milestone inspection report, the SIRS and the current reserve budget from the association before you commit.

Resale by building age

Year built Resales Median Median $/sq ft
Before 1990 115 $318,500 $414
1990 to 2001 268 $414,500 $270
2002 to 2011 192 $352,962 $245
2012 to 2019 106 $490,000 $325
2020 and later 11 $390,000 $265

Source: Lee County Property Appraiser data, city of Bonita Springs condominium resales, compiled September 26, 2026 from the August 2026 county file.

The pre-1990 cohort carries the highest price per square foot, $414, because it holds most of the Bonita Beach buildings. Those are also the buildings furthest into the milestone cycle.

Flood zones and condo insurance in Bonita Springs

Bonita Springs' effective flood insurance rate maps date from November 17, 2022, and the city holds a Class 5 rating in the National Flood Insurance Program's Community Rating System, worth a 25 percent discount on NFIP premiums. The condo association's master policy insures the building; the unit owner's HO-6 policy covers the interior and contents.

Look up a building's flood zone

The City of Bonita Springs publishes a Find My Flood Zone map and an Elevation Certificate Search. Look up the exact building before you write an offer, because two buildings on the same road can sit in different zones, and a ground-floor unit and a tenth-floor unit in the same building face very different flood exposure.

What Hurricanes Ian and Milton did here

The National Hurricane Center's report on Hurricane Ian (2022) recorded maximum inundation of 8 to 12 feet above ground level in Estero, Bonita Beach, Bonita Springs and North Naples, with inland high-water marks of 5 to 7 feet. Its report on Hurricane Milton (2024) recorded 4 to 6 feet above ground level from south of Boca Grande through Bonita Beach. The City of Bonita Springs reported the Imperial River at 10.73 feet during Milton and a curfew on Bonita Beach, Little Hickory and Big Hickory islands.

The Citizens flood requirement and HO-6 policies

Florida law phases in required flood coverage for Citizens Property Insurance personal residential policies, reaching all remaining policies from January 1, 2027, but it exempts condominium unit owner (HO-6) policies and policies without wind coverage (section 627.351(6)(aa)). The building's flood coverage is an association budget line, which is one more reason the SIRS and the reserve budget matter. We do not publish average HO-6 or master-policy premiums, because no official source for Bonita Springs condo premiums was available; get quotes on the specific unit before you commit.

Flood disclosures and the 50 percent rule

Sellers of Florida residential property give a flood disclosure under section 689.302, covering flood damage the seller knows of, flood claims filed and flood assistance received. Since October 1, 2025, developer condo sales carry a flood disclosure too, under section 718.503 as amended by chapter 2025-166. If you plan to remodel a ground-floor unit, the substantial improvement rule (improvements of 50 percent or more of the structure's value) applies; 2025 state law SB 180 bars cumulative look-back periods, and the city's current Cost of Improvements form, dated November 3, 2025, carries no five-year accumulation language.

Older-building checklist for Bonita Springs condos

Most Bonita Springs condo resales are in buildings 25 years old or more, so the documents matter as much as the unit. Buildings built in 1996 or earlier are 30 or older in 2026, and if they have three or more habitable stories their first milestone inspection is due by the end of the year they turned 30. Work through this list for any older building.

  1. Confirm the building's age and height. Year built is on the county roll; the number of stories is not, so confirm it from the recorded declaration or the building permit.
  2. Request the milestone inspection report and any phase two findings, and ask what repairs were ordered and whether they are finished.
  3. Look the association up in the DBPR SIRS database and request the SIRS itself, then compare its reserve schedule with the adopted budget.
  4. Ask for current and proposed special assessments in writing. Fee levels are set by each association's budget and are not published in any public county source, so the budget is the only reliable figure.
  5. Read the recorded declaration for rental rules. Lease minimums and the number of leases allowed per year vary by association.
  6. Check the flood zone and any elevation certificate with the city's tools, and get an HO-6 quote on the actual unit.
  7. Read the seller's flood disclosure under section 689.302.

A structural integrity reserve study. Unit-owner-controlled associations that existed on or before July 1, 2022 had to complete one by December 31, 2025 for each building three stories or higher, with a final outside date of December 31, 2026 when done alongside a milestone inspection.
