Bonita Beach Condos for Sale

Bonita Beach condos for sale sit in two places: the condominium towers and mid-rises along Hickory Boulevard on the barrier island, and the Beach and Tennis Club buildings on Bonita Beach Road SW. In the 12 months to August 10, 2026, the Lee County Property Appraiser recorded 73 condominium resales on Bonita Beach and Hickory Island at a median of $500,000 and a median of $558 per square foot, nearly twice the $282 per square foot for all Bonita Springs condo resales.

This page covers the Bonita Beach part of our Bonita Springs condos for sale guide. Every sale figure below comes from the county's recorded-sale file, the law and flood sections cite the Florida Statutes, the City of Bonita Springs and the National Hurricane Center, and anything we could not verify is left out rather than estimated. Updated September 2026.

MLS snapshot for Bonita Beach area condos: 68 closed sales, a median sold price of $522,500, a median of 117 days on market, a median sale-to-list ratio of 93.8% and a median of $555 per square foot, with 56 condos active and 5 pending. These MLS figures differ from the Lee County recorded-sale figures on this page, which cover every qualified sale (county data as of September 28, 2026). What Bonita Beach condos sold for in the last 12 months

Data updated: September 2026. Bonita Beach condos resold at a median of $500,000 in the 12 months from September 1, 2025 to August 10, 2026, across 73 qualified resales ranging from $199,900 to $2,000,000. No new-construction (builder-direct) condo closings were recorded on Bonita Beach in that window, so every sale in these figures is a resale of an existing unit.

We tracked every qualified condominium sale in the county file (arm's-length sales the Florida Department of Revenue codes as qualified, improved, over $1,000) and grouped them by condominium name: the condominiums on Hickory Boulevard and Bonita Beach Road SW count as Bonita Beach. Area rows group every qualified resale by condominium name, from the Lee County Property Appraiser sales file, 12 months to August 10, 2026; each condominium belongs to exactly one area, so the rows add up to the city's 692 resales and 175 first sales. The grouping is ours; the sales are the county's.

Scope, resales Sep 2025 to Aug 10, 2026 Resales Median price Range Median $/sf
Bonita Beach and Hickory Island 73 $500,000 $199,900 to $2,000,000 $558
ZIP 34134, all condo resales 352 $560,000 $199,900 to $6,500,000 $339
City of Bonita Springs, all condo resales 692 $400,000 $100,000 to $6,500,000 $282

Source: Lee County Property Appraiser, parcel roll dated 2026-09-27 and Florida DOR sale data files; condominium parcels (use code 04) whose roll city field reads Bonita Springs. Newest recorded sale in the file: August 10, 2026.

What the table shows. Bonita Beach carries the highest price per square foot of any condo area in Bonita Springs we grouped, $558 against $339 for ZIP 34134 as a whole, yet its median price is below the ZIP median. Our reading, labelled as a reading and not a measured fact: a lower median price at a much higher price per foot suggests buyers here are paying beach rates for smaller units.

For wider context, Florida Realtors reported 375 townhouse and condo closings across the Cape Coral to Fort Myers metro area (all of Lee County) in August 2026, up 10.6 percent year over year, at a median of $269,000, down 2.2 percent.

Bonita Beach buildings differ more than the listings show: age, reserves, rental rules and flood exposure change the real cost of ownership from one address on Hickory Boulevard to the next. Hickory Boulevard condominiums on Bonita Beach

Six Hickory Boulevard condominiums recorded four or more resales in the last 12 months, with medians from $452,000 at Dolphin Way of Hickory Point to $700,000 at Casa Bonita II. Price per square foot ran from $395 at Sea Isles to $642 at Casa Bonita II, and every one of the six was first built between 1973 and 1984.

Condominium (county name) Resales Median Range Median $/sf Year built
Casa Bonita II 5 $700,000 $675,000 to $796,000 $642 1973
Bonita Beach Club 6 $679,125 $455,000 to $1,075,000 $618 1977 to 2009 (phased)
Seascape 6 $625,000 $500,000 to $850,000 $584 1979
Sea Isles 4 $565,000 $395,000 to $600,000 $395 1980
Bay Harbor Club 7 $550,000 $450,000 to $745,000 $408 1983 to 1984
Dolphin Way of Hickory Point 4 $452,000 $275,000 to $495,000 $594 1975 to 1976

Source: Lee County Property Appraiser recorded sales, September 1, 2025 to August 10, 2026. Year built is from the county roll.

Two things stand out. Casa Bonita II and Bonita Beach Club lead on price per square foot, while Sea Isles and Bay Harbor Club resold near the middle on price but at the lowest price per square foot on the street, which suggests larger units. And the highest Bonita Beach resale in the window, $2,000,000, was in a condominium with fewer than four sales, so it does not appear in the building table. Gulf or bay frontage varies by building and by stack, so confirm the exposure of the specific unit rather than the building name.

Beach and Tennis Club condominiums on Bonita Beach Road

The Beach and Tennis Club buildings on Bonita Beach Road SW are the entry point to Bonita Beach condo ownership: three county condominium names recorded 21 resales between them in the last 12 months, with medians from $270,000 to $292,500, all built between 1977 and 1980.

Condominium (county name) Resales Median Range Median $/sf Year built
Beach + Tennis Club 10 $282,000 $199,900 to $330,000 $555 1979
The Bch + Tennis Club 7 $292,500 $265,000 to $425,000 $555 1977
Beach + Tennis Club Ph-5 4 $270,000 $240,000 to $280,000 $531 1980

Source: Lee County Property Appraiser recorded sales, September 1, 2025 to August 10, 2026.

The low medians sit beside a price per square foot of $531 to $555, close to the Bonita Beach area median of $558. That combination points to compact units priced at full beach rates per foot. The county carries the club as separate condominium names, so a listing's legal description, not its marketing name, tells you which association, budget and declaration you would be buying into.

Condo prices by budget on Bonita Beach

Data updated: September 2026. On Bonita Beach, a budget under $400,000 points to the Beach and Tennis Club buildings, whose resales ran $199,900 to $425,000; $400,000 to $750,000 is where every Hickory Boulevard building median fell; and above $750,000 you are in the upper ranges at Bonita Beach Club, Seascape and Casa Bonita II. These bands come from the recorded medians and ranges in the two tables above.

Milestone inspections and reserve studies: most Bonita Beach buildings date from the 1970s and 1980s

Every Bonita Beach condominium in the tables above was first built between 1973 and 1984, so each one is past the 30-year point at which Florida law requires a milestone structural inspection for condominium buildings of three or more habitable stories. For a buyer here, the inspection report and the structural integrity reserve study matter as much as the unit.

Milestone inspection (section 553.899, Florida Statutes). A condominium building of three or more habitable stories must have a milestone inspection by December 31 of the year it reaches 30 years from its certificate of occupancy, and every 10 years after that. Buildings that turned 30 before July 1, 2022 were due by December 31, 2024. The local enforcement agency may require the first inspection at 25 years where conditions such as proximity to salt water apply. Story counts are not in the county roll, so confirm from the building's own records whether a specific Bonita Beach building is three stories or more.

Structural integrity reserve study (section 718.112(2)(g)). Unit-owner-controlled associations existing on or before July 1, 2022 had to complete a SIRS by December 31, 2025 for each building three stories or higher; an association due for its milestone inspection by December 31, 2026 may pair the two, but in no event may the study be completed after December 31, 2026. For budgets adopted on or after December 31, 2024, those associations may not waive or underfund reserves for the items the study covers.

What to ask for before you write an offer on a Bonita Beach condo:

  • The milestone inspection report and any repair schedule it triggered.
  • The structural integrity reserve study and the current budget, to see whether reserves are funded to it.
  • Any special assessment adopted or proposed, and the minutes where it was discussed.
  • The building's status in the Florida DBPR Division of Condominiums SIRS reporting database, which is public.

We have not pulled SIRS status building by building for this page, so none is stated here. Search the DBPR database by association name for the building you are considering.

Flood zones, storm surge and insurance for Bonita Beach condos

Bonita Beach condos sit on a barrier island inside the stretch of coast where, during Hurricane Ian in 2022, the National Hurricane Center measured maximum inundation of 8 to 12 feet above ground level: Estero, Bonita Beach, Bonita Springs and North Naples. Flood zone, the building's elevation and the association's insurance are the first three facts to check.

Flood zone, per building. The flood maps in effect for Bonita Springs took effect on November 17, 2022. The City of Bonita Springs publishes a Find My Flood Zone map and an elevation certificate search; look up the exact building rather than relying on a neighboring building's zone. We have not pulled a zone for each building, so this page does not state one.

Storm history. Beyond Ian in 2022, Hurricane Milton in 2024 brought inundation of 4 to 6 feet above ground level from south of Boca Grande through Bonita Beach, according to the National Hurricane Center, and the City of Bonita Springs placed a curfew on Bonita Beach, Little Hickory and Big Hickory islands.

The city's flood rating. Bonita Springs holds a Class 5 rating in FEMA's Community Rating System, maintained by FEMA decision of November 21, 2024, which the city reports as a 25 percent discount on National Flood Insurance Program premiums.

Who insures what. The association's master policy insures the building; the unit owner's HO-6 policy covers the interior and contents. Florida's law phasing in required flood coverage for Citizens personal residential policies exempts condominium unit owner (HO-6) policies, so the building's flood coverage is an association budget line, which is one more reason the reserve study and budget matter. We do not publish premium figures because none were verified for these buildings; get quotes before you write the offer.

Flood disclosure and remodeling. On a resale, Florida's flood disclosure (section 689.302) asks the seller whether they know of flood damage, filed flood claims, or received flood assistance, and a 2025 law extended flood disclosure to developer condominium sales. If you plan a major remodel of a ground-floor unit, the substantial improvement (50 percent) rule applies, and 2025 state law (SB 180) bars cumulative look-back periods; the city's current Cost of Improvements form, dated November 3, 2025, reflects that.

Rental rules vary by association

Whether you can rent a Bonita Beach condo, and for how long at a time, is set by each condominium association, not by the city or the listing. Minimum lease terms and any other leasing limits differ from building to building, and the only reliable source is the declaration and amendments recorded for that condominium.

Read the recorded declaration and its amendments, which are public in Lee County's official records kept by the Lee County Clerk of Court, and the association's current rules before you count on rental income. This page does not state a lease minimum for any building because we have not read each declaration.
