Spanish Wells Homes for Sale in Bonita Springs, FL

Spanish Wells homes for sale, neighborhood by neighborhood: estate homes, Cordova, Marbella, Las Brisas and the Lake Club villas, with recorded sales, fees and how the gates work. Updated October 2026.
All Bonita Springs Communities

Spanish Wells is a gated golf community of 1,351 homes on the south side of Bonita Beach Road in the City of Bonita Springs, with 27 holes of golf, a club the homeowners own, and eight neighborhoods that run from 1980s golf condominiums to Toll Brothers homes finished in 2018. On October 21, 2026 the Southwest Florida MLS showed 27 Spanish Wells homes for sale, from $274,900 to $1,595,000, and 74 closings in the previous 12 months at a $577,500 median.

That one median hides several different markets. A Las Brisas condominium and a Cordova pool home share a gate and a golf course, and very little else, so this page breaks every number down by neighborhood, explains which homes come with a club membership (only Cordova), and shows what a buyer pays the master association at closing.

Updated October 2026. Data updated: October 2026.

Key takeaways for Spanish Wells buyers

  • Spanish Wells is 1,351 homes on the Lee County roll: 805 single-family homes and 546 condominiums, built 1979 to 2022, every one in ZIP 34135 and inside the City of Bonita Springs.
  • The MLS recorded 74 Spanish Wells closings in the 12 months to October 21, 2026, at a $577,500 median, $270 per square foot and 66 median days on market. 27 homes were for sale and 9 were pending.

  • There is no CDD, and Spanish Wells is not a 55+ community.
  • All 60 sampled parcels mapped to FEMA Zone X.
  • The main gate on Spanish Wells Boulevard is staffed 24 hours a day; the Cordova gate on Old 41 is staffed 8:00 AM to 4:00 PM; the Marbella gate is unstaffed.

What do Spanish Wells homes sell for?

Data updated: October 2026. Spanish Wells homes sold for a $577,500 median over the 12 months to October 21, 2026, across 74 MLS closings at $270 a square foot, and for a $620,000 median over five years. Sellers accepted about 95 percent of the final list price, and the typical home took 66 days to sell this year.

The 12-month median fell below the 24-month median mostly because of mix: more condominiums sold this year. Days on market tell the clearer story. A typical Spanish Wells home sold in 25 days over the last five years, and in 66 days over the last twelve months, and sellers have been accepting about 95 percent of their final asking price.

Recorded sales on the county file

The Lee County Property Appraiser's sale file counts deeds rather than MLS listings, so it also catches sales that never went on the market. It recorded 70 qualified Spanish Wells home sales in the 12 months to September 25, 2026, at a $638,750 median (range $200,000 to $1,260,000), and 127 in 24 months at a $640,000 median. Every one was a resale; the developer sold out long ago.

Spanish Wells neighborhoods differ more than most buyers expect: the 12-month median runs from $316,250 in Las Brisas to $946,500 in Cordova, and only Cordova comes with a club membership. The recorded Declaration names eight neighborhoods, administered through about twenty sub-associations. Oakbrook Properties was the master developer for all of them except Cordova, which Toll Brothers built on land it bought from Oakbrook in 2012.

Spanish Wells estate homes (Units One, Two and Three)

The original single-family sections make up about a third of Spanish Wells and set the top of its market: 28 MLS closings in 12 months at a $783,750 median, and 11 listings on October 21. Lots were sold first and built on over decades, so you see 1980s ranch homes beside homes built in the 2010s, mostly one story, many on the golf course or a lake. Unit Two and Unit Three are self-managed associations; Unit Three publishes that a buyer files a contact form and "an application is not necessary" to buy there.

Cordova at Spanish Wells

Cordova is the newest neighborhood: 128 single-family homes Toll Brothers built from 2014 to 2018 on about 54 acres off Old 41, with its own staffed gate on Via Palacio Avenue. It is the most expensive part of Spanish Wells, with 8 MLS closings in 12 months at a $946,500 median, and the county recorded Cordova Phase 2 sales at a $1,030,000 median. It is also the only Spanish Wells neighborhood where a club membership comes with the home. The club does not publish which category Cordova owners must hold, so ask for it in writing before you make an offer.

Marbella at Spanish Wells

Marbella, built 2004 to 2008 with its own unstaffed barcode gate on Bonita Beach Road, mixes attached villas with three condominium associations. Marbella III includes the only three-story buildings found in Spanish Wells, at Spanish Moss Way. Marbella closed 22 homes in 12 months at a $407,500 median; the county recorded villa sales at $650,000 and condominium sales from $285,000 to $425,000.

Las Brisas and the Puesta neighborhoods

The Las Brisas family (coach homes, condominium homes, twin villas and Vista del Sol, plus Puesta del Sol and Puesta del Lago) is the most affordable way into Spanish Wells. Las Brisas closed 10 homes in 12 months at a $316,250 median, and the county recorded Puesta del Lago sales at a $352,700 median. Most of these are two-story-or-lower condominium buildings from 1995 to 2003.

The Lake Club and the golf condominiums

The Lake Club golf villas (1981 to 2003) and the 80-unit Spanish Wells Golf Condominiums (1984 and 1992 to 1994) sit right on the course. They trade rarely: three Lake Club closings and one golf condominium sale in the last 12 months.

Condos and villas in Spanish Wells

546 of Spanish Wells' 1,351 homes are condominiums, spread across Marbella I, II and III, the Las Brisas family, the Puesta neighborhoods and the golf condominiums. They are the reason Spanish Wells has a sub-$400,000 market at all: 24 of the last 74 MLS closings were under $400,000.

What Florida's condo safety law means here

Florida requires milestone structural inspections and a structural integrity reserve study (SIRS) for condominium buildings three or more habitable stories tall (Fla. Stat. 553.899; Fla. Stat. 718.112). In Spanish Wells, the four three-story Marbella III buildings built in 2007 are the ones likely in scope, with a first milestone inspection due around 2037. Most other Spanish Wells condominium buildings are two stories or fewer. If you are buying a condominium here, ask the association in writing for its SIRS and milestone status and its current reserve schedule.

Single-family homes in Spanish Wells

805 Spanish Wells homes are single-family. Two groups dominate the market: the original estate sections, which sold at a $783,750 median over 12 months, and Cordova at $946,500. On the county roll, 985 of Spanish Wells' homes have 1,500 to 2,499 square feet of heated area, 216 have 2,500 to 3,499, and 8 are larger.

What does it cost to own in Spanish Wells?

Owning in Spanish Wells costs a master association share of about $253 a month per home (2027 budget), your neighborhood association's own dues, and club dues only if you join or buy in Cordova, plus a $4,800 capital contribution when you buy. Spanish Wells has three layers of cost, and portals that print one "HOA fee" for the whole community are usually wrong:

  1. The master association. The Spanish Wells Community Association does not bill owners directly; its fees are collected through each neighborhood association. Its 2027 approved budget raises $2,474,218 from 1,361 owners and $1,640,265 for bulk cable and internet from 1,352 owners, which works out to about $3,031 a year, or about $253 a month, per home at the master level. The reserve contribution rises to $645,500 in 2027, and the 2027 budget carries no separate debt service line (the 2026 budget carried $364,203).
  2. Your neighborhood association. Each of the eight neighborhoods adds its own dues for its own grounds, buildings and insurance, and the master association does not publish them. The estoppel certificate from that association is the document that shows the exact amount owed.
  3. The club, if you join. The club publishes no rate card. Only Cordova homes carry a required membership.

At closing, the master association charges a $4,800 resale capital contribution on each transaction (effective July 1, 2024), a $299 master estoppel (rush adds $119), and your neighborhood association charges its own estoppel (Unit Two and Unit Three each charge $299). Plan on at least $5,398 in association closing charges before club costs.

The master Declaration is recorded in the Lee County Official Records as Instrument 2020000173663 (July 29, 2020), amended by Instrument 2024000113977 (April 23, 2024) and Instrument 2026000158409 (June 16, 2026), and the deed that put the club in the homeowners' hands is Instrument 2018000006316. Florida law lets every member inspect the association's budgets, reserve studies and loan documents (Fla. Stat. 720.303).

Property taxes are set by the City of Bonita Springs, Lee County and the other taxing authorities on each home's assessed value; look up any address with the Lee County Tax Collector. There is no CDD, and stormwater is handled by the master association.

Is a golf membership required in Spanish Wells?

No, except in Cordova. The club's own FAQ says buying in Cordova requires a membership and buying in any other Spanish Wells neighborhood does not, and the recorded master Declaration carries no mandatory membership covenant. The club is semi-private and not an equity club: the golf course is open to the public, and Golf, Sports and Social memberships are also open to people who do not live in Spanish Wells.

Spanish Wells Golf and Country Club and daily life

The homeowners association bought the club in January 2018, and it is operated by Troon (which acquired the original operator, Indigo Golf Partners). The recorded Declaration keeps the club land as a 27-hole course unless two-thirds of members vote otherwise.

  • Golf: 27 holes in three nines (North, South and East), each par 36, played as three 18-hole combinations of par 72: South and East 6,733 yards from the back tees, East and North 6,563, North and South 6,500. The club credits the North and South nines to Gordon Lewis and the East nine to Bruce Howard. All 27 greens have been regrassed with TifEagle Bermuda, and the association says a refresh of the North course is under way.
  • Clubhouse: about 32,000 square feet, with a ballroom, terrace, private dining room and pub, renovated after the 2018 purchase.
  • Courts and fitness: 3 Har-Tru tennis courts, 4 pickleball courts with a sound fence, 3 Har-Tru bocce courts, and a 5,000-square-foot fitness center open 6:00 AM to 10:00 PM.
  • Pool: one heated club pool, open 9:00 AM to dusk, plus neighborhood pools in some sub-associations.

Rules worth knowing before you buy

  • Leasing: the master Declaration allows leases of at least 30 consecutive days, with 30 days between leases and no room rentals. Several neighborhoods are stricter; Unit Two, for example, allows no more than three leases a year and no lease longer than one year.
  • Vehicles: no overnight street parking (11:00 PM to 6:00 AM), and no boats, trailers or RVs parked in the community beyond 48 hours for loading.
  • Golf carts: every cart is registered with the association with yearly proof of insurance.
  • Pets: leashed off your property and never on the golf course; some condominiums set weight limits.
  • Age: Spanish Wells is not a 55+ community; the master Declaration has no housing-for-older-persons provision.

Is Spanish Wells in a flood zone?

All 60 Spanish Wells parcels we sampled against FEMA's National Flood Hazard Layer mapped to Zone X, outside the Special Flood Hazard Area, so a federally backed mortgage does not require flood insurance on those homes. The association places Spanish Wells in Lee County evacuation Zone B. A sample is a screen, not a determination: before you buy, pull the FEMA map panel and the elevation certificate for the exact address, and get a flood insurance quote anyway.

Schools near Spanish Wells

The School District of Lee County assigns students through choice and proximity zones rather than a single zoned school. Spanish Wells addresses fall in elementary proximity Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle proximity Zone GG (Bonita Springs Middle Center for the Arts and Three Oaks Middle), and South Zone sub-zone 3 for high school (Bonita Springs, Estero and South Fort Myers high schools), per the district's 2026 to 2027 student enrollment plan. Confirm any address with the district before you rely on it.

The first big planned community in Bonita Springs

Oakbrook Properties calls Spanish Wells "the very first major planned residential community in Bonita Springs." It began in the late 1970s with estate lots in Unit One, added the golf condominiums and the Lake Club villas in the 1980s and early 1990s, Las Brisas and the Puesta neighborhoods in the late 1990s, and Marbella in the 2000s. Toll Brothers finished Cordova in 2018, and in January 2018 the homeowners bought the golf club. The name is shared with an island in the Bahamas, and the two often turn up in the same searches; the Bonita Springs community is a golf community about 3 miles inland from the Gulf.
