What do Valencia Bonita homes sell for?
Valencia Bonita homes sold at an $810,000 median in the 12 months to October 21, 2026, across 50 MLS closings from $520,000 to $1,550,000, at a median $363 a square foot. Over 24 months the MLS recorded 109 closings at an $835,000 median, and the county's qualified sale file, which also counts sales that never reach the MLS, shows 53 sales at an $829,000 median in its latest 12 months.
| MLS window to October 21, 2026 | Closings | Median sold | Low | High | Median $ per sq ft | Median days on market | Median sold to list |
|---|---|---|---|---|---|---|---|
| 12 months | 50 | $810,000 | $520,000 | $1,550,000 | $363 | 63.5 | 95.7% |
| 24 months | 109 | $835,000 | $520,000 | $1,650,000 | $362 | 65 | 96.1% |
| 36 months | 161 | $817,000 | $520,000 | $1,800,000 | $365 | 69 | 96.4% |
| 60 months | 268 | $834,450 | $520,000 | $1,800,000 | $376 | 44 | 97.3% |
The 60-month MLS count leaves out 34 closings entered into the MLS after the fact without a marketing history, which would distort the days on market and sold-to-list figures. The 24-month high was $1,650,000 for a 3,102 square foot home on Sicily Loop in September 2025; the low was $520,000, reached twice in 2026 on Orinda Way.
Recorded sales on the county file
The Lee County Property Appraiser's sale file counts every qualified sale, including any that closed without an MLS listing. Through September 25, 2026, the file shows 53 qualified Valencia Bonita sales in 12 months at an $829,000 median, 114 in 24 months at an $850,000 median, and 575 in five years at an $811,702 median. Every sale in the last 24 months was a resale.
| County window to September 25, 2026 | Sales | Median | Low | High | First sales from the builder | Resales | Resale median |
|---|---|---|---|---|---|---|---|
| 12 months | 53 | $829,000 | $520,000 | $1,550,000 | 0 | 53 | $829,000 |
| 24 months | 114 | $850,000 | $520,000 | $1,650,000 | 0 | 114 | $850,000 |
| 60 months | 575 | $811,702 | $412,357 | $1,800,000 | 322 | 253 | $849,900 |
We count a first sale from the builder as the first qualified sale on a home within a year of the year it was built, an estimate drawn from the county file rather than a builder record.
Valencia Bonita sales by price band
| Price band, MLS closings, 12 months | Closings |
|---|---|

| $1,500,000 to $2,000,000 | 2 |
Nearly three in four Valencia Bonita closings in the last year landed between $500,000 and $1,000,000, and 13 sold for $1,000,000 or more.
How Valencia Bonita prices moved, 2018 to 2026
The county file shows two markets in one: GL Homes closing new homes to first owners from 2018 through 2024, and a resale market that took over once the builder sold out. The first-sale medians rose as GL moved from its smaller homes to its larger ones and as prices rose across Southwest Florida.
| Year | First sales from GL Homes | First-sale median | Resales | Resale median |
|---|---|---|---|---|
| 2018 | 153 | $469,488 | 0 | |
| 2019 | 186 | $509,400 | 1 | $585,000 |
| 2020 | 187 | $518,772 | 12 | $554,000 |
| 2021 | 175 | $631,981 | 31 | $610,000 |
| 2022 | 160 | $730,785 | 26 | $819,950 |
| 2023 | 125 | $919,994 | 48 | $875,000 |
| 2024 | 6 | $907,558 | 51 | $800,000 |
| 2025 | 0 | 59 | $875,000 | |
| 2026, to September 25 | 0 | 40 | $808,000 |
Resale medians have moved within a band of about $800,000 to $875,000 since 2023, and the year-to-year swings follow the mix of home sizes that sold more than any change in price for the same home. Compare like for like with the size tables below.
Calendar-year MLS closings

|---|---|---|
| 2022 | 56 | $844,500 |
| 2023 | 52 | $875,000 |
| 2024 | 50 | $792,500 |

How long Valencia Bonita homes take to sell
The median Valencia Bonita home went under contract in 63.5 days in the last 12 months and closed at 95.7 percent of its final list price. Homes of 2,000 to 2,499 square feet moved fastest over 24 months, at a 46-day median, while the 2,500 to 2,999 square foot homes took a median 81.5 days and sold at 94.1 percent of list, the widest gap in the community.
Valencia Bonita homes by size and bedrooms
Size is the single biggest driver of a Valencia Bonita price. The Lee County roll puts the middle half of the community's homes between 2,023 and 2,528 heated square feet, and the MLS sales below show each step up in size adding $239,000 to $405,000 to the median, with the price per square foot rising from $318 to $454.
| Living area, MLS closings, 24 months | Closings | Median sold | Low | High | Median $ per sq ft | Median days on market | Median sold to list |
|---|---|---|---|---|---|---|---|
| Under 2,000 sq ft | 27 | $590,000 | $520,000 | $725,000 | $318 | 80 | 95.4% |
| 2,000 to 2,499 sq ft | 51 | $829,000 | $520,000 | $1,185,000 | $368 | 46 | 97.0% |
| 2,500 to 2,999 sq ft | 24 | $1,070,000 | $702,500 | $1,500,000 | $404 | 81.5 | 94.1% |
| 3,000 sq ft and up | 7 | $1,475,000 | $1,237,500 | $1,650,000 | $454 | 48 | 95.0% |
Homes under 2,000 square feet
These are mostly the attached twin villas, many of 1,734 to 1,859 square feet with 2 bedrooms and a den. They sold at a $590,000 median over 24 months and a $570,000 median over the last 12, and they made up 8 of the 21 active listings in October 2026, the most supply of any size band, which is why they took the longest to sell.
Homes of 2,000 to 2,499 square feet
The heart of Valencia Bonita: 51 of the 109 MLS closings in 24 months, including most of the 3-bedroom and 3-bedroom-and-den single-family homes, selling at an $829,000 median and 97.0 percent of list, the fastest sales in the community.
Homes of 2,500 to 2,999 square feet
The larger single-family homes in this band sold at a $1,070,000 median over 24 months and $1,150,000 over the last 12. They took longer to sell and gave up the most to negotiation, so a buyer here has the most room to work on price.
Homes of 3,000 square feet and up
Only seven sold in 24 months, at a $1,475,000 median and $454 a square foot, several of them on Sicily Loop and Turin Court. The community's highest MLS sale in five years, $1,800,000 in October 2023, was a 3,102 square foot home on Sicily Loop.
Bedrooms and dens
| Bedrooms, MLS closings, 24 months | Closings | Median sold | Median $ per sq ft | Median days on market |
|---|---|---|---|---|
| 2 bedrooms | 2 | $712,500 | $343 | 49 |
| 2 bedrooms and den | 33 | $598,000 | $318 | 78 |
| 3 bedrooms | 16 | $749,888 | $357 | 105.5 |
| 3 bedrooms and den | 37 | $975,000 | $393 | 38 |
| 4 bedrooms | 17 | $929,000 | $377 | 90 |
| 4 bedrooms and den | 4 | $1,372,500 | $439 | 97 |
The 3-bedroom-and-den homes were the most traded and the quickest to sell, at a 38-day median. On the Lee County roll, 339 Valencia Bonita homes carry 2 bedrooms, 449 carry 3, 204 carry 4 and one carries 5.
Twin villas and single-family homes in Valencia Bonita
Valencia Bonita has two kinds of home, attached twin villas and detached single-family homes, and the declaration treats them differently: twin villas pay a separate twin villa assessment for their shared structure on top of the community assessment. The county parcel layer records every home as one story with a garage.
Twin villas
A twin villa shares one wall with its neighbor. In Valencia Bonita they are the smallest homes, about 1,734 to 2,024 square feet with 2 bedrooms and a den, and they trade in the $520,000 to $725,000 range. The recorded declaration has the association handle the shared structure through twin villa assessments, and the 2024 Twelfth Amendment addresses insurance on the twin villa buildings, so ask the association what the twin villa assessment covers before you compare a villa with a single-family home.
Single-family homes
Detached homes make up nearly all of the larger sizes, up to 3,709 square feet on the county roll. GL Homes sold them in collections marketed as Regal, Vintage, Crown and Classic, with the twin villas sold as the Signature collection, and buyers and agents still describe homes by those collection names and by the original plan name.
Common home sizes on the county roll
| Heated area on the Lee County roll | Share of Valencia Bonita homes |
|---|---|
| Under 1,500 sq ft | 1 home |
| 1,500 to 2,499 sq ft | 698 homes |
| 2,500 to 3,499 sq ft | 293 homes |
| 3,500 sq ft and up | 1 home |
Ten percent of homes are under 1,837 square feet and ten percent are over 2,887 square feet, so most buyers are choosing among homes of roughly 2,000 to 2,500 square feet.
Valencia Bonita by plat and street
Valencia Bonita was recorded as eight plats of Bonita Beach Road Estates, and each plat leans toward a home size. A buyer who knows the size they want can start with the streets in the matching plat.
| Plat | Homes | Built | Median heated sq ft | Example streets | MLS closings, 24 months | Median sold, 24 months |
|---|---|---|---|---|---|---|
| Plat One | 41 | 2017 to 2023 | 2,464 | Turin Court | 6 | $1,050,000 |
| Plat Two | 133 | 2018 to 2021 | 1,859 | Vivara Place, Burano Drive, Abruzzo Drive, Molise Place | 16 | $570,000 |
| Plat Three | 160 | 2018 to 2022 | 2,886 | Sicily Loop, Wharton Drive, Lombardo Place | 16 | $1,150,000 |
| Plat Four | 143 | 2018 to 2023 | 2,101 | Capraia Drive, Starglazer Place, Marche Place, part of Montecristo Loop | 14 | $788,000 |
| Plat Five | 131 | 2018 to 2021 | 2,464 | Montecristo Loop, Liguria Place | 15 | $849,900 |
| Plat Six | 234 | 2019 to 2023 | 2,024 | Lobos Circle, Twain Drive, Orinda Way, Halton Lane, part of Calistoga Drive | 31 | $810,000 |
| Plat Seven | 87 | 2021 to 2023 | 2,528 | Gilroy Street, Moraga Lane, Novato Lane, part of Calistoga Drive | 3 | $1,065,000 |
| Plat Eight | 64 | 2021 to 2023 | 2,464 | Vistamonte Court, Terramore Court, part of Calistoga Drive | 7 | $1,025,000 |
Montecristo Loop and Calistoga Drive cross plat lines, so confirm the plat on the deed or the county record for the exact address.
Is Valencia Bonita a 55+ community?
Yes. Valencia Bonita is a 55+ community under a recorded amendment to its declaration: the First Amendment, recorded with the Lee County Clerk on February 6, 2017 as instrument 2017000026303, states the community's intent to qualify for the federal Housing for Older Persons exemption and requires at least one occupant 55 or older in each home. The association enforces it at every sale and lease.
What the recorded amendment says
The amendment requires the association to publish and follow policies that show the community is intended for occupancy by persons 55 or older, and it requires owners to submit an age verification form before a sale or lease. The board may grant a waiver for an individual owner, tenant or buyer, but not if more than 20 percent of homes would be without an occupant 55 or older. The amendment also says these age provisions cannot be amended without the written consent of Lee County.
The federal and Florida rules behind it
Federal fair housing law lets a community limit occupancy this way only if at least 80 percent of its occupied homes have at least one resident 55 or older and it publishes and follows policies showing that intent, under 42 U.S.C. section 3607 and HUD's rules at 24 CFR 100.304 to 100.307. Florida's matching exemption is in section 760.29 of the Florida Statutes.
Age verification when you buy or lease
The association's current Rules and Regulations, adopted October 2, 2025, repeat the requirement for leases: at least one intended occupant must be 55 or older, with an age verification form submitted before occupancy. Plan for the form, a copy of the contract or lease, and the association's application through its screening vendor, and allow time for the review before closing.
What does it cost to own a home in Valencia Bonita?
Ownership costs in Valencia Bonita come in four parts: the community assessment paid quarterly to Valencia Bonita Homeowners Association, an added twin villa assessment for villas, a one-time resale capital contribution at closing, and the Lee County tax bill. There is no golf membership, club equity or community development district on top of them.
The association assessment
The association's budget sits behind its members-only portal, so the figures here are the 2026 numbers reported by real estate brokers who read the approved budget: $2,015 a quarter for a single-family home and $2,278 a quarter for a twin villa, up from $1,583 and $1,733 in 2025. The board holds its annual budget meeting for 2027 on November 12, 2026, so ask for the current figure on the estoppel certificate for the home you choose.
| Reported 2026 association assessment | Per quarter | Per year | Per month |
|---|---|---|---|
| Single-family home | $2,015 | $8,060 | $672 |
| Twin villa | $2,278 | $9,112 | $759 |
What the assessment covers
The recorded declaration lists the association's operating expenses: association property and its upkeep, insurance on common property, landscaping, lakes, drainage and irrigation, the gatehouse and entry gates, reserves, and bulk utility and communications services bought for every home. The association's resident information sheet confirms Comcast service under a bulk agreement, and brokers report that a new bulk Comcast contract of about $82 a month a home drove most of the 2026 increase.
The twin villa assessment
Twin villa owners pay a separate twin villa assessment set by the association for work on the shared villa structure. Ask the association which exterior items it covers, how it insures the villa buildings under the Twelfth Amendment recorded in 2024, and what the owner insures.
The resale capital contribution
The Eleventh Amendment, recorded October 30, 2023 as instrument 2023000349314, created a resale capital contribution that the buyer pays at closing. It set the starting amount at $3,500 for every home and lets the board change it at a noticed board meeting; brokers report the 2026 figure at $5,000. Six transfers are exempt, among them a transfer to a spouse, by inheritance, or to an owner moving to another home inside Valencia Bonita.
A year of costs, worked example
For a single-family home bought at the 12-month median of $810,000, the reported 2026 assessment comes to $8,060 for the year, and the one-time capital contribution at closing is $3,500 under the recorded amendment or $5,000 at the reported current rate. Property tax depends on the taxable value the county sets after the sale, not on the price, so use the county's estimator with the exact parcel; at the 2025 rate of 12.7970 mills, each $100,000 of taxable value adds about $1,280 a year.
Property taxes and the tax bill
Every Valencia Bonita parcel is in Lee County taxing district 017, City of Bonita Springs and Bonita Springs Fire, where the 2025 total millage was 12.7970 mills. A homestead owner pays less after exemptions and the Save Our Homes cap under section 193.155 of the Florida Statutes, which resets to market value after a sale. Solid waste and city stormwater charges appear as non-ad valorem lines on the November bill from the Lee County Tax Collector.
Is there a CDD in Valencia Bonita?
No. The State of Florida's official list of special districts has no district for Valencia Bonita, and the tax bill carries no CDD assessment. The East Bonita Beach Road CDD nearby has a similar name but covers a different 294.85-acre area.
The estoppel certificate
Before closing, the title company orders an estoppel certificate from the association under section 720.30851 of the Florida Statutes. It states the current assessment, any amount owed on the home, the capital contribution due and any open violation, and it is the number to trust over any figure on this page.
The association behind Valencia Bonita
Valencia Bonita has one homeowners' association and no sub-associations or club entity: Valencia Bonita Homeowners Association, Inc., a Florida not-for-profit corporation filed on March 23, 2016 and renamed from Bonita Springs Homeowners Association, Inc. in January 2017. Castle Group manages it from the clubhouse at 16621 Valencia Bonita Boulevard.
Turnover from GL Homes
GL Homes built Valencia Bonita through its entity Bonita Springs Associates I, LLLP, which recorded the declaration on February 6, 2017. Owners elected their first board at the initial election meeting on April 28, 2023, and the board grew to five directors under the Tenth Amendment recorded that September.
The 2026 vote on a claim against the developer
The association called a special members' meeting for August 31, 2026 to discuss and vote on authorizing litigation against the developer, with its notice citing construction of common areas such as lakes and clubhouse facilities and the developer's deficit funding obligation. We found no published result or court filing as of October 28, 2026. A buyer should ask the association for the outcome and whether any special assessment is planned, and read the answer on the estoppel certificate.
The recorded documents
The governing documents are the Declaration of Covenants, Restrictions and Easements for Valencia Bonita (Lee County instrument 2017000026294, 124 pages), its amendments from the First in 2017 to the Twelfth in 2024, the articles and bylaws, and the Rules and Regulations adopted October 2, 2025. The association posts the rules and an amendment package on its public website; read both before you write an offer.
Clubhouse and amenities at Valencia Bonita
Valencia Bonita's amenities sit together on a clubhouse campus at the center of the community, at 16621 Valencia Bonita Boulevard, and every homeowner has access through the community assessment. There is no golf course inside Valencia Bonita and no separate club membership to buy, which keeps the cost of the amenities inside the quarterly assessment.

The campus has several pools. The association's rules open the pools from dawn to dusk and no later than 9 p.m., and a household may bring up to six guests to the pool at one time without board approval.
Tennis, pickleball and bocce
Tennis, pop tennis, pickleball and bocce courts are open from 8 a.m. to 8 p.m. under the rules. In season, from October 1 to April 30, guest play on the courts is limited before 11 a.m.
Fitness center, spa and pro shop
The fitness center is open 24 hours a day, seven days a week, with a separate exercise studio. The Spa at Valencia Bonita and the pro shop keep seasonal hours, longer from October to May.
Zest restaurant
Zest at Valencia Bonita is the community's restaurant and patio bar, serving lunch, dinner, happy hour and brunch inside the clubhouse.
Dog park and lakes
The community dog park has separate areas for dogs up to 25 pounds and larger dogs. The lakes are catch-and-release only, reached from the maintenance easements.
Gate and entrance
Valencia Bonita has one gated entrance off Bonita Beach Road. The recorded declaration makes the gatehouse association property and leaves staffing to the association's discretion, so ask how guests and deliveries are cleared.
Valencia Bonita rules worth knowing before you buy
Valencia Bonita's Rules and Regulations, adopted by the board on October 2, 2025, run to 18 articles and are posted on the association's public website. The rules a buyer feels first are the leasing limits, the pet breed list, the garage-only storage of boats and trailers, and the golf cart rules.
Leasing
A Valencia Bonita home may be leased only as a whole home, for at least seven months, no more than once in any 12-month period, and only if at least one intended occupant is 55 or older. The owner sends a copy of the signed lease and an age verification form before occupancy and renews the lease application each year, and a person staying more than a month without the owner present counts as a tenant.
Pets
Ordinary household pets are allowed. The rules prohibit Pit Bulls, Rottweilers, Doberman Pinschers, Presa Canarios and dogs found to be dangerous, require a leash outside the home and prohibit breeding.
Boats, trailers and vehicles
Boats, trailers, campers and recreational vehicles may be kept only inside an enclosed garage. There is no street parking from midnight to 6 a.m., and commercial vehicles may be present only while working at a home.
Golf carts
Golf carts must be electric, registered with the association and kept on paved roads, and they must be garaged from midnight to 6 a.m.
Architectural changes
Any exterior change, from a pool cage to a generator, hurricane shutters or new landscaping, needs written approval from the Architectural Review Committee before work starts. Permits come from the City of Bonita Springs.
Is Valencia Bonita in a flood zone?
No part of our sample was in a high-risk flood zone. We checked 60 randomly chosen Valencia Bonita parcels against FEMA's National Flood Hazard Layer, and all 60 mapped to Zone X, an area of minimal flood hazard outside the 1 percent annual chance floodplain, where a federally backed mortgage does not require flood insurance. A sample is a screen, not a determination, so pull the FEMA map panel and the elevation certificate for the exact address.
Hurricane evacuation zone
Valencia Bonita sits in Lee County evacuation Zone D at every one of our 60 sampled points, inland of the coastal zones A to C and about ten miles from the Gulf.
Hurricane history
Hurricane Ian in 2022 and Hurricane Milton in 2024 both brought federal disaster declarations to Lee County. Reporting on Milton's damage in Bonita Springs centered on the neighborhoods near the coast and the Imperial River, not on the inland communities east of I-75, and we found no association, city or county record of storm damage specific to Valencia Bonita. Ask the seller for any insurance claims and the dates of the roof, windows and shutters.
Schools near Valencia Bonita
The School District of Lee County assigns schools by address through its enrollment zones. For 2026 to 2027, 59 of our 60 sampled Valencia Bonita points fall in elementary zone Q, middle zone GG and high zone South 3 on the district's own zone layer. Check the exact address in the district's SchoolSite Locator before relying on a particular school.

Built from 2017 to 2023
The Lee County roll dates Valencia Bonita's homes from 2017 to 2023, with a median year built of 2020: 408 homes were built in the 2010s and 585 in the 2020s. That makes Valencia Bonita one of the newest large resale communities in Bonita Springs. The oldest homes are about nine years old, so a buyer should check the age of the water heater, air conditioner and roof underlayment, and look for owner upgrades such as impact windows and whole-home generators, which some resales advertise. 37 percent of homes carry a pool on the parcel record.
Valencia Bonita or another Valencia?
GL Homes has used the Valencia name on many 55+ communities across Florida, and buyers often confuse them. Valencia Bonita is the one in Bonita Springs; Valencia Trails and Valencia Sky are separate GL Homes 55+ communities in Naples, Valencia Golf and Country Club is a different Naples community, and Valencia at Miromar Lakes is a condominium in Miromar Lakes Beach and Golf Club. None share an association or amenities with Valencia Bonita.
If you want golf
Valencia Bonita has no golf course. If golf is part of the plan, compare our Bonita Springs golf communities, including Hunters Ridge homes for sale, where golf is optional, and Spanish Wells homes for sale.
If you want new construction
Valencia Bonita is sold out, so every purchase is a resale. For homes still selling from a builder, see Bonita Springs new construction.

Valencia Bonita is one of several gated communities along the east end of Bonita Beach Road. See every one on our Bonita Springs gated communities page and compare an older country club community on our Worthington Country Club homes for sale page.
