Key takeaways for Beach and Tennis Club buyers

  • Two price layers, never mixed. Lee County recorded 22 qualified sales in the 12 months to September 25, 2026, at a $280,000 median, from $199,900 to $425,000. The Southwest Florida MLS counted 22 closings at the same $280,000 median.
  • On October 21, 2026, the MLS showed 13 units active, asking $274,000 to $448,500 with a $349,000 median ask, and 4 pending with contingency. At the 22-closings-a-year pace that is 7.1 months of supply.
  • All 360 units are small on the county roll: 344 of 508 square feet and 16 of 540 square feet, each recorded with one bedroom and one bath. The association calls them efficiency units, and listing agents enter "1 bed, 1 bath" on most MLS rows.
  • Prices sit below the 2021 to 2023 levels. Lee County's qualified-sale medians were $325,000 on 37 sales in 2021, $391,250 on 8 in 2023, $285,000 on 20 in 2025 and $280,000 on 15 in 2026 to September 25.
  • The association is a Florida not-for-profit corporation, active on Sunbiz on October 28, 2026. Fees appear only as listing records, one dated record showing $2,175 a quarter in 2025 and 2026. The budget and estoppel certificate state the current figure, and milestone inspection and reserve study status is not in any public registry we could read.
  • Rental and pet rules sit in the recorded declaration and its amendments. Listing records describe a short minimum stay, and the association confirms the current rule.
  • FEMA's map effective November 17, 2022 puts all five towers in Zone AE with a base flood elevation of 10.0 feet. Beach and Tennis Club does not appear on HUD's FHA approved condominium list, checked October 28, 2026.
  • A worked year of carrying cost on a $280,000 price: $3,582.38 in property tax without homestead or $3,063.83 with it, plus $8,700 if a unit's fee matched that one dated record, before insurance quotes (arithmetic below).

Where is Beach and Tennis Club, and what exactly is it?

Beach and Tennis Club is five condominium towers at 5500 to 5900 Bonita Beach Road SW, on the bay side of the road, with Fish Trap Bay behind them and the public Gulf beach across the road. All 360 units sit inside the City of Bonita Springs, Lee County, ZIP 34134. Data updated: October 2026.

Most of the surrounding market is covered on our Bonita Springs homes for sale page. This page covers only the five towers, and the table below separates them from the similar names that appear in searches and listings.

Which address is which phase?

Each tower is one phase and one recorded declaration. The street number tells you the phase, and the MLS unit numbers sometimes carry the phase as a first digit, so "#4-504" at 5600 and "#4806" at 5600 both point to Phase IV.

The Clerk index shows five different recording dates, not one. The state condominium file shows the same five projects at 72 units each. The images of the declarations themselves were not opened for this page, so rental, pet and approval clauses are not quoted here.

Is Beach and Tennis Club in Bonita Springs or Fort Myers Beach?

Beach and Tennis Club is in the City of Bonita Springs. The Lee County Property Appraiser places all 360 unit parcels in taxing district 017, City of Bonita Springs / Bonita Springs Fire, and the mailing city is Bonita Springs. The Estero in a similar name, Estero Beach and Tennis Club, is a separate condominium on Fort Myers Beach, so a search by name alone can return the wrong property.

Is Beach and Tennis Club on the beach?

No. The five towers stand on the bay side of Bonita Beach Road, with Fish Trap Bay behind them, and the public Gulf beach is across the road. The association's own site says owners can "just step across to Bonita Beach". Bonita Beach Park is about 0.10 mile by straight line from the middle tower. We found no record of a marked crosswalk or signal at the complex, so look at the crossing in person.

What Beach and Tennis Club condos are for sale right now?

On October 21, 2026, the Southwest Florida MLS showed 13 Beach and Tennis Club units active and 4 pending with contingency. Active asks ran from $274,000 to $448,500, with a $349,000 median ask. Months of supply were 7.1, which is 13 active divided by 22 closings over 12 months, or 1.83 a month. Data updated: October 2026.

The median ask is the seventh of the 13 sorted active asks, $349,000. The 13 actives had a median of 211 days on market. Asking prices are not sale prices, and the next section carries the closings.

The MLS lists living area as 508 square feet on every one of the 119 Beach and Tennis Club rows in the pull, including the Phase I units that the county roll records at 540 square feet. Listing agents entered "1 Bed/1 bath" on 116 of the 119 rows, "0 Bed" on 2 and "2 Bed" on 1. Those are agent entries, and the county roll is the record of unit size.

Asking prices are not what units sell for. The 2025 to 2026 MLS closings sold at a median 93.5 percent of the last list price, and the two highest asks above are $883 and $748 a square foot, against a median of $551 a square foot on the last 12 months of MLS closings. The spread between asks and closings is wide, and Table 5 shows what actually closed.

What do Beach and Tennis Club condos sell for?

Beach and Tennis Club condos sold in two price layers. Lee County recorded 22 qualified sales at a $280,000 median in the 12 months to September 25, 2026, from $199,900 to $425,000. The MLS counted 22 closings at a $280,000 median, 78 median days on market and 93.5 percent of the last list price. Data updated: October 2026.

The county layer is Lee County Property Appraiser sales that the Florida Department of Revenue qualification codes mark as arm's-length, improved sales, newest September 25, 2026. The MLS layer is Southwest Florida MLS closings pulled October 21, 2026. The two end on different dates and the county applies a qualification filter, so each has its own table and this page never compares dollars per square foot across them.

We tracked every one of the 22 recorded sales to its tower and floor on the county roll for this table. The table gives the tower and the floor and leaves out unit numbers, because a unit number beside a recorded price points to a named seller. The median of 22 is the average of the 11th and 12th sorted prices, which are $280,000 and $280,000. The sum of the 22 prices is $6,432,400, so the mean is $292,382. Turnover is 22 distinct units of 360, or 6.1 percent, in 12 months.

How have Beach and Tennis Club prices moved since 2017?

Lee County's qualified-sale median for the complex rose from $235,000 in 2017 to $325,000 in 2021 and $391,250 in 2023, then stood at $285,000 in 2025 and $280,000 in 2026 to September 25. The records give no cause for the change, and the table lists every year with its sales count.

2025 17 $285,000 153 93.0%
2026 (to October 21) 17 $280,000 56 93.8%

The county file shows zero qualified sales in 2022 and 2024, while the MLS shows 33 and 14 closings in those years. The county also recorded 35 transfers in 2022 and 15 in 2024 that the state did not mark as qualified. Florida Department of Revenue qualification codes mark sales whose physical characteristics changed after the sale, as after a storm, or that were not arm's length. Those transfers are recorded prices but not market-qualified, and this page never mixes them into a median. For those two years it treats the MLS layer as the closing count.

Table 9. Lee County recorded transfers that are not DOR-qualified (price over $1,000)

Year Count Median recorded price Low High
2022 35 $390,000 $200,000 $461,000
2023 8 $365,000 $280,000 $450,000
2024 15 $350,000 $249,000 $445,000

From 2021 to the 12 months ending September 25, 2026, the county median fell from $325,000 to $280,000, which is $45,000 lower, or about 13.8 percent.

Does the building or the floor change the price?

Slightly in some windows, and the counts are small. In the last 36 months of county sales the median was $277,300 on floors 2 to 4, $282,000 on floors 5 to 7 and $301,250 on floors 8 to 10. Phase I's 16 larger 540-square-foot units carried the two highest 12-month county prices, $425,000 and $390,000, and a third 540-square-foot sale at $300,000.

What does a typical Beach and Tennis Club unit look like on paper?

On the county roll, each unit is recorded with one bedroom and one bath: 508 square feet in 344 units and 540 square feet in 16. The association's own site uses the phrase "360 high-quality efficiency units In five buildings". Listing agents enter "1 Bed/1 bath" on 116 of 119 MLS rows, "0 Bed" on 2 rows and "2 Bed" on 1, and that is the MLS entry, not the roll. What the size means for lenders is covered in Can you finance a 508-square-foot condo?

What does the Beach and Tennis Club association cover, and what do owners pay?

The Beach and Tennis Club association is a Florida not-for-profit corporation, Sunbiz document 740185, active on October 28, 2026. Fee dollars appear here only as listing records: one dated record showed $2,175 a quarter in 2025 and 2026. The association's budget and the estoppel certificate state the current figure. Data updated: October 2026.

The Division of Corporations record shows the association filed on September 20, 1977, with a 2026 annual report filed on February 24, 2026 and a principal office at 5700 Bonita Beach Road, Suite 3102. We do not print officer names, because they change with each annual meeting. The state condominium file lists five projects, Phases I to V, each with 72 units, under one managing entity. The association's own site says its General Manager, Board and on-site partners run the property, and its documents sit behind an owner login.

What are the Beach and Tennis Club fees?

Listing records in 2025 and 2026 showed about $2,175 a quarter, which is $725 a month or $8,700 a year, for one unit (supporting, not an association publication). That one record listed cable, irrigation water, lawn and land maintenance, legal and accounting, a manager, pest control, reserves, sewer and trash as included, and a $150 application fee. A single unit's listing field does not settle the fee for all 360 units, because fees can vary by building or unit size.

The association's published pages carry no fee amount. Ask for the current budget and the estoppel certificate before you sign. Florida Statute 718.116(8) sets a maximum of $250 for an estoppel certificate, plus $100 if delivered within 3 business days and up to $150 more for a delinquent unit. The Department of Business and Professional Regulation's adjusted maximums since 2022 are $299, $119 and $179, with the next adjustment scheduled for July 1, 2027. Who pays the estoppel fee is set by the contract.

Are there special assessments at Beach and Tennis Club?

No special assessment amount appears in any public record we could read, and the association's budget and documents are behind its owner login. The estoppel certificate must itemize past-due and scheduled special assessments and any capital contribution, resale or transfer fee under Florida Statute 718.116(8). Because City permit records show restoration work after Hurricane Ian, ask the association, in writing, for its disclosure of pending claims, liens, litigation and any special assessment under discussion, and read the estoppel certificate and the last two years of board minutes before the inspection period ends. Chapter 718 gives owners a right to the association's official records, and the buyer's documents come from the seller under Florida Statute 718.503.

What amenities are on the grounds?

The association website states about 15 acres on Fish Trap Bay, two heated pools, ten Har-Tru tennis courts, pickleball, bocce, shuffleboard and basketball. City of Bonita Springs permit records show development orders to restore the pickleball and bocce amenities that Hurricane Ian destroyed: one approved in 2025 and one, applied for on June 9, 2026, in "Request for Additional Info" status on October 28, 2026.

Table 13. Amenities, by the label of the source

Amenity What the record says Label
Acreage and water About 15 acres on Fish Trap Bay Association website statement
Pools Two heated pools; City permits show pool heater wiring permits in October 2024 for two towers Association statement and City permit record
Tennis Ten Har-Tru courts on the association site; confirm what is open now Association statement, not independently confirmed
Pickleball and bocce Restoration "destroyed by Hurricane Ian" under City development orders, one still in review on October 28, 2026 City permit record
Shuffleboard and basketball Listed on the association site Association statement
Docks, slips and boat storage Association says "Located on Fish Trap Bay with easy boating access to the Gulf Of Mexico"; no slip count, fee or size limit is public Association statement
New entrance gates Gates at the two property entrances approved by the City on September 18, 2026 City permit record

What records can a buyer ask the association for?

A buyer under contract gets the declaration, articles, bylaws and rules, annual financial statement and budget, the inspector-prepared milestone summary, the most recent structural integrity reserve study or a statement none exists, and the Frequently Asked Questions document, at the seller's expense, under Florida Statute 718.503(2). After closing, an owner may inspect the official records, which the association must make available within 10 working days of a written request. An association of 25 or more units must post certain records on a website or app, and every Beach and Tennis Club tower has 72 units. Records the association keeps also include building permits and board minutes.

Can you rent out a Beach and Tennis Club condo, and are pets allowed?

Rental and pet rules at Beach and Tennis Club sit in the recorded declaration and its amendments, which we could not read. Listing records describe a short minimum stay, and the association confirms the current rule. The City of Bonita Springs rental permit does not apply, and state license and tax rules do. Data updated: October 2026.

The association office says it does not manage rentals, and a listing record shows a buyer approval step with an application fee (supporting). Listing records and portals show pets as not allowed (supporting), but the association publishes no pet rule, so confirm the pet rule in writing from the declaration or the association. Assistance animals are handled under fair housing law, separately from any pet rule. The number of units holding a state vacation-rental license cannot be counted with the public search tools we could reach, so we do not print one.

What licenses and taxes apply to short-term rentals at Beach and Tennis Club?

The City of Bonita Springs rental permit ordinance excludes condominiums regulated under Chapter 718 with more than six units, so the City permit does not apply to these 360 units. The state Department of Business and Professional Regulation requires a vacation rental condominium license when a whole unit is rented more than three times a year for under 30 days or is advertised to the public as regularly rented. Local rules are separate.

Table 14. Tax stack on rent of six months or less in Lee County

Tax Rate Collected by
Tourist development tax 5 percent of gross rent Lee County Clerk
Florida sales tax 6 percent Florida Department of Revenue
Lee County discretionary sales surtax 0.5 percent Florida Department of Revenue
Total 11.5 percent, or $115 per $1,000 of rent

Whether a Beach and Tennis Club unit may be rented for a short stay is a declaration question, and the minimum term is not printed here. The percentages come from the Lee County Clerk and the Department of Revenue pages dated October 28, 2026.

Can a leasing rule change after you buy?

Yes, within limits. Under Florida Statute 718.110(13), an amendment limiting rentals "applies only to unit owners who consent to the amendment" and to owners who acquire title after it takes effect. A buyer after the amendment date is bound by it. An owner before that date is not bound unless the owner consented. Read the five recorded declarations and every recorded amendment before you rely on any rental plan.

Are the Beach and Tennis Club towers current on milestone inspections and SIRS?

Florida law requires a milestone inspection and a structural integrity reserve study, called a SIRS, for condominium buildings of three or more habitable stories, and each Beach and Tennis Club tower has 10 stories. Whether the association has completed either is not in any public registry we could read, so ask for both. Data updated: October 2026.

The law, as read from the 2025 Florida Statutes on October 28, 2026: under Florida Statute 553.899, the first milestone inspection falls due by December 31 of the year a building reaches 30 years of age, and buildings that reached 30 before July 1, 2022 were due before December 31, 2024. These buildings date from 1977 to 1980. The inspector-prepared summary goes to each owner within 45 days of the report. Under Florida Statute 718.112(2)(g), an association that existed on July 1, 2022 had to complete its SIRS by December 31, 2025, and an association that must do a milestone inspection by the end of 2026 may complete the two together, never later than December 31, 2026. A 2026 edition of these statutes exists, and the sections were not compared against it.

The Department of Business and Professional Regulation keeps two self-reported SIRS lists, one for studies submitted before July 2025 and one for July 2025 and after. They run in a browser session that could not be queried for this page, so we cannot say whether Beach and Tennis Club appears. The department does not publish milestone reports. They go to the local building official and the unit owners, and a public records request to the City of Bonita Springs Community Development or the association's official records would settle it. We make no claim that any tower has passed anything.

What post-Ian work shows in the permit records?

The City of Bonita Springs permit portal lists 697 unique permit records for the five street addresses since 2008, and 226 of them were applied for from 2022 to 2026. The record shows Hurricane Ian restoration, fire pump and fire alarm work, concrete repair, re-roofs on three towers and flood barriers at exterior openings. The portal was read on October 28, 2026, and a permit record is not a statement about completion or quality.

Table 15. Permit records applied for, all five towers (City of Bonita Springs portal, read October 28, 2026)

No Ian restoration permit appeared under the 5900 street address, no roof permit appeared for 5600 or 5900, and no flood-barrier permit appeared for 5900. Those may sit under another address string, so the City portal or a records request settles them. Listing remarks also describe work that the portal does not show, and those remarks are supporting records that we do not repeat.

What must a seller hand a Beach and Tennis Club buyer now?

At the seller's expense, the declaration, articles, bylaws and rules, budget and financial statement, the milestone inspection summary, the most recent SIRS or a statement that none was completed, and the Frequently Asked Questions document. A resale contract must give the buyer the right to cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after receiving the documents, and any waiver of that right has no effect.

Table 17. Resale documents and rights under Florida Statutes 718.503 and 718.116

Records inspection Association to an owner After closing, within 10 working days of a written request 718.111(12)

The 15-day cancellation right belongs to developer sales and does not apply to a resale at a 1977 to 1980 complex.

What should Beach and Tennis Club buyers know about flood zones and storms?

FEMA's map effective November 17, 2022 puts all five Beach and Tennis Club towers in Zone AE, a coastal floodplain inside the Special Flood Hazard Area, with a base flood elevation of 10.0 feet NAVD88. None of the five is in a Coastal Barrier Resources System unit. Lee County lists the towers in Evacuation Zone A. Data updated: October 2026.

Table 18. FEMA flood data by tower (point-in-polygon at the centroid of each tower's unit parcels, queried October 28, 2026)

Tower FEMA zone Base flood elevation (ft NAVD88) FIRM panel Panel effective
5500 Bonita Beach Rd SW (Phase V) AE, coastal floodplain 10.0 12071C0654G November 17, 2022
5600 (Phase IV) AE, coastal floodplain 10.0 12071C0654G November 17, 2022
5700 (Phase III) AE, coastal floodplain 10.0 12071C0653G November 17, 2022
5800 (Phase II) AE, coastal floodplain 10.0 12071C0653G November 17, 2022
5900 (Phase I) AE, coastal floodplain 10.0 12071C0653G November 17, 2022

One point per tower is not a survey, and a zone boundary can split a building. The zone for any one unit comes from its elevation certificate, FEMA's Map Service Center and the City floodplain administrator. No tower tests as Zone VE. The Limit of Moderate Wave Action was not tested for these five points, so ask about it. The City of Bonita Springs holds a Community Rating System class of 5, which carries a 25 percent discount on National Flood Insurance Program policies, and the City says FEMA decided in November 2024 to keep it. Private flood policies are priced separately.

What happened at Beach and Tennis Club in Hurricane Ian?

Hurricane Ian made landfall as a Category 4 storm on September 28, 2022. The National Hurricane Center's analysis says maximum inundation of 8 to 12 feet above ground occurred in Estero, Bonita Beach, Bonita Springs and North Naples. The permit record shows 13 FEMA Loss of Use statement entries, 1 in 2022 and 12 in 2023, and four building-level restoration permits.

Earlier research recorded two U.S. Geological Survey high-water marks on Hickory Boulevard of 11.3 feet NAVD88, one of them 2.53 feet above ground. We could not re-pull that service, and no mark was found at these addresses, so a single mark says nothing about any unit. Helene in 2024 produced surge of 3 to 5 feet above ground from south of Englewood to Bonita Beach, per the Hurricane Center, and Milton produced 3 to 6 feet in the bands that include Bonita Beach. The sales pattern is in the record as well: the county file shows no qualified sales in 2022 and 35 recorded transfers that the state did not mark as qualified, at a $390,000 recorded median, while the MLS shows 33 closings at a $390,000 median. We draw no conclusion from that beyond the counts.

Do you need flood insurance for a Beach and Tennis Club condo?

A federally regulated lender requires flood coverage when the building is in a Special Flood Hazard Area, and these five towers are in Zone AE, so a financed buyer should expect the requirement. Citizens Property Insurance does not require flood coverage on condominium unit-owner policies, which it lists as exempt from its phase-in. An HO-6 policy covers contents, interior improvements, loss assessment and liability, while the association's master policy covers the building as the declaration provides.

An association can buy a Residential Condominium Building Association Policy from the National Flood Insurance Program, and a unit owner can buy a dwelling-form policy for the unit interior. Building plus unit-owner coverage cannot exceed $250,000 per unit under the manual we read, an older edition, so confirm the current limit. Whether the association carries that policy, its limits and any named-storm deductible are not public. Ask for the master policy certificate and a quote per unit, because we print no premium.

What evacuation zone is Beach and Tennis Club in?

Lee County's evacuation layer places all five towers in Zone A, Surge Zone 1, the first zone ordered to leave. The layer was last edited on March 11, 2025. Confirm the current zone and any order with Lee County Emergency Management and the state's Know Your Zone tool before a storm.

How do Beach and Tennis Club owners reach the beach and the water in 2026?

The public Gulf beach is across Bonita Beach Road, but Lee County closed the parking lots at Bonita Beach Park and Little Hickory Island Beach Park on September 8, 2026 for about 11 months of Hurricane Ian restoration. The beach stays open to pedestrians through Bonita Beach Access 1, whose paid lot closes in November 2026. Data updated: October 2026.

Barefoot Beach Preserve, a Collier County preserve and beach at 505 Barefoot Beach Blvd, sits at the south end of Barefoot Beach Boulevard, the road that starts at Bonita Beach Road beside the complex, and it charges an entry fee of about $10 (Collier's and the Friends group's pages differ on per vehicle or per person, so check the Collier parks page). It opens 8 a.m. to sunset, and the same preserve is covered on our Barefoot Beach homes for sale page.

Table 19. Beach access near Beach and Tennis Club, October 28, 2026

Place Address Straight line from the middle tower Status and cost
Bonita Beach Park 27954 Hickory Blvd 0.10 mile Lot and amenities closed from September 8, 2026 for about 11 months; pedestrian access continues
Bonita Beach Access 1 27890 Hickory Blvd 0.13 mile Open until November 2026, then its parking closes for construction; $2 an hour, no restrooms
Barefoot Beach Preserve (Collier County) 505 Barefoot Beach Blvd, at the south end of Barefoot Beach Boulevard Not measured (the boulevard starts beside the complex) Open 8 a.m. to sunset; entry fee of about $10
Little Hickory Island Beach Park (Access 10) 26082 Hickory Blvd 2.09 miles Parking closed from September 8, 2026; normally $2 an hour; restrooms and showers

The Lee County annual beach parking pass is $60 and is valid at Lee County beach parks, and beach parking is paid through Premium Parking by code, kiosk or app. Lee County's pages for Accesses 2 to 9 along Hickory Boulevard were not read for this page, and local blogs describe small free lots (supporting), so check each lot before you drive. LeeTran ULTRA On Demand connects the center of Bonita Springs to Bonita Beach Park, with pickup at the northwest corner of US 41 and Bonita Beach Road and free parking for it at 3300 Bonita Beach Road SW. The County gives no reopening date beyond "about 11 months."

Can you keep a boat at Beach and Tennis Club?

The association says the community is "Located on Fish Trap Bay with easy boating access to the Gulf Of Mexico" and lists a Boat Club. Slip count, assignment, fees, size limits and launch rules are not public, so ask for them in the document package.

Fish Trap Bay is a Florida Fish and Wildlife Conservation Commission manatee slow-speed zone all year, and the marked channel from Marker 90 to Marker 101 is 25 mph all year. The bay water sits inside the Estero Bay Aquatic Preserve, established in 1966, and the condominium uplands do not. Boating pages describe Big Hickory Pass as shallow with tide-dependent depth (supporting), so check the current NOAA chart. The nearest public ramps are the Lee County Imperial River Boat Ramp at 27551 South Tamiami Trail, about 2.4 miles by straight line, and the Lovers Key State Park ramp, about 4.9 miles.

How far is Beach and Tennis Club from I-75, the airport and shopping?

Straight-line distances from the middle tower: Coconut Point in Estero 5.2 miles, City Hall at 9101 Bonita Beach Road 7.5 miles, Naples City Hall 13.6 miles and Southwest Florida International Airport 14.9 miles. These are great-circle miles from OpenStreetMap geocodes and understate drive distance. The I-75 Exit 116 distance and all drive times were not computed, so we print none.

Which public services and schools serve Beach and Tennis Club?

The association's utilities page lists Bonita Springs Utilities for water and sewer, Florida Power and Light for electric and Comcast for cable and internet. Fire and rescue come from the Bonita Springs Fire Control and Rescue District, and the Lee County Sheriff's Office provides law enforcement under contract to the City. The garbage hauler at the towers is not confirmed, so ask the association.

Lee County's 2026-27 school zone layer returns elementary zone Q, middle zone GG and high school South Zone, sub-zone S3 for the towers tested (5500, 5700 and 5900). The district's enrollment plan lists Bonita Springs, Pinewoods, San Carlos, Spring Creek and Three Oaks elementary schools in zone Q, Bonita Springs Middle and Three Oaks Middle in zone GG, and Bonita Springs High and Estero High in S3. Applicants rank schools through the district's choice application, so assignment is not to one default school. Confirm with the district's school zone locator.

What does it cost to own a Beach and Tennis Club condo each year?

On a $280,000 price, the county's 12-month median, a Beach and Tennis Club condo carries about $3,582.38 a year in property tax without homestead or $3,063.83 with it. If a unit's association fee matched the one dated listing record, $2,175 a quarter, the fee adds $8,700 a year. Data updated: October 2026.

Table 20. Yearly carrying cost on a $280,000 Beach and Tennis Club unit (worked example, not a quote)

Item Non-homestead Homestead
Property tax at 12.7942 mills (2026 adopted) $3,582.38 $3,063.83
Association fee if a unit matched the one dated listing record ($2,175 x 4) $8,700.00 $8,700.00
Flood and HO-6 insurance quote per unit quote per unit
Total before insurance $12,282.38 a year $11,763.83 a year
Total before insurance, per month $1,023.53 $980.32

The tax arithmetic is the taxable value divided by 1,000 and multiplied by the mills. Without homestead, 280 x 12.7942 is $3,582.38. With homestead, the first $25,000 exemption applies to every levy, and the additional exemption, $26,411 for 2026 on the Lee County Property Appraiser's page, applies to non-school levies only. School millage is 5.2710 (2.2480 plus 3.0230), so ($280,000 minus $25,000) x 5.2710 / 1,000 is $1,344.11. Non-school millage is 7.5232, so ($280,000 minus $25,000 minus $26,411) x 7.5232 / 1,000 is $1,719.72. The two add to $3,063.83. The figures leave out non-ad valorem lines, which are separate on the bill and unconfirmed for these parcels, and the bill arrives in November.

A new buyer is billed on the new assessment, not the seller's old one. After a sale the property appraiser reassesses to market value as of the next January 1, and a non-homestead owner then has a 10 percent annual cap: $308,000 at most, which at the same rate would be $3,940.61. Homestead is claimed on only 28 of the 360 parcels on the 2026 roll, 7.8 percent, so most buyers face the non-homestead rules. For scale only, the roll's median just value of $228,905 at 12.7942 mills is $2,928.66, an illustration and not a bill. The fee in the table is one unit's listing field, and your estoppel certificate states the actual figure.

What does closing cost a Beach and Tennis Club buyer?

Closing costs vary with the contract, which controls who pays what. State taxes are set by statute: deed documentary stamps of $0.70 per $100 of price, note stamps of $0.35 per $100 of a mortgage and intangible tax of 0.2 percent of a mortgage. Title custom varies in Lee County, and the contract decides who pays for the owner's title policy and who chooses the closing agent.

Table 21. Worked closing figures at $280,000 and $350,000 (example, the contract controls)

Item Basis $280,000 price $350,000 price
Deed documentary stamps (customarily the seller, the contract controls) $0.70 per $100 2,800 x 0.70 = $1,960 3,500 x 0.70 = $2,450
Note stamps on an 80 percent loan $0.35 per $100 $224,000 loan: 2,240 x 0.35 = $784 $280,000 loan: 2,800 x 0.35 = $980
Intangible tax on that loan 0.2 percent 224,000 x 0.002 = $448 280,000 x 0.002 = $560
State taxes on the loan, together Note stamps plus intangible tax $1,232 $1,540
Owner's title premium, promulgated rate (who pays is by contract) $5.75 per $1,000 to $100,000, then $5.00 per $1,000 $575 + 180 x $5.00 = $1,475 $575 + 250 x $5.00 = $1,825
Simultaneous lender's policy Flat $25 $25

A cash buyer pays none of the note stamps or the intangible tax. Recording at the Lee County Clerk costs $10 for the first page and $8.50 for each additional page, so a three-page deed is $10 plus $17, or $27, and a four-page deed is $35. The settlement agent's fees, search and examination, endorsements, a municipal lien search and any survey vary by agent and are not printed here, so ask for a Closing Disclosure estimate. A Beach and Tennis Club seller who bought in recent years may qualify for the reissue rate on the title premium, which the seller's prior policy would show. The estoppel certificate must state any application, resale, transfer or capital contribution fee, and we found no first-party figure for it. The contract controls each of these lines.

Can you finance a 508-square-foot condo?

Yes, unit size is not the barrier. Fannie Mae's Selling Guide says it "does not specify minimum square footage or finished area requirements" outside manufactured housing, and FHA's 400-square-foot figure applies to manufactured housing only. The practical gate is the project: the whole association must clear the lender's review, and the review is the lender's determination.

Beach and Tennis Club is not on HUD's FHA approved condominium list. We searched HUD's lookup on October 28, 2026 for Florida projects with "tennis" in the name and for ZIP 34134, and it did not appear. A separate single-unit approval route exists at HUD and was not tested here. Whether the buildings are on the VA approved list is not public, so a VA buyer would request the VA condo report.

Fannie Mae and Freddie Mac project status is not public, and the lender checks it. Fannie Mae will not buy loans in projects in need of critical repairs, and it treats unfunded repairs costing more than $10,000 per unit that are due in the next 12 months as critical. A project whose status reads "Unavailable" in Fannie Mae's Condo Project Manager is ineligible. A special assessment tied to an unremediated critical repair makes a project ineligible, and a lender reviews the purpose, approval date, amount and payoff date of any assessment.

The March 18, 2026 changes from Fannie Mae (Lender Letter LL-2026-03) and Freddie Mac (Bulletin 2026-C) matter for older Florida towers:

  • Reserve study: the budget must include the highest recommended reserve allocation in the study, with no baseline funding, for loan applications dated on or after August 3, 2026.
  • Replacement reserves: the minimum rises from 10 percent to 15 percent of the annual budgeted income assessment for Full Review applications dated on or after January 4, 2027.
  • Insurance: a master policy per-unit deductible is capped at $50,000, and a unit-owner HO-6 policy is required when the master has a per-unit deductible or does not cover the unit interior, for applications dated on or after July 1, 2026.
  • Review type: the Limited Review process was retired for applications dated on or after August 3, 2026.

Whether the Beach and Tennis Club buildings meet these is the lender's determination, and the lender asks the association's manager to complete a project questionnaire. When the project check fails, a portfolio lender that holds its own loans, often with a larger down payment, or a cash purchase are the usual alternatives. We do not print current mortgage rates or a cash-purchase share, because neither has a dated first-party source.

What if the seller is a foreign person?

Federal FIRPTA withholding applies when the seller is a foreign person, and the buyer withholds. The general rate is 15 percent of the amount realized. There is no withholding for an individual buyer who acquires the property to live in at least 50 percent of the days in each of the first two 12-month periods and a price of $300,000 or less. The rate is 10 percent when the price is over $300,000 and not over $1 million and the buyer plans to live there. At $350,000 that is $35,000, and a seller's non-foreign certification removes the withholding.

Florida's SB 264, Florida Statutes 692.201 to 692.205, restricts purchases by certain foreign principals of listed countries and requires a purchaser affidavit under 692.204(6). The federal Eleventh Circuit decided Shen v. Simpson, docket 23-12737, on a preliminary injunction. We describe the law only, and counsel should confirm how it applies to a given purchase. The title agent supplies the certifications.

The strip median covers condominiums of many sizes, and the strip's $199,900 low is a Beach and Tennis Club sale. For the strip, see Bonita Beach condos for sale. The single-family grid about a mile east, on the Collier side of Bonita Beach Road, is covered on Bonita Shores homes for sale, the gated preserve neighbor on Barefoot Beach homes for sale, and the citywide condo market on Bonita Springs condos for sale. The comparison is in property terms only: unit type, association, jurisdiction, flood, tax and recorded price.

Frequently asked questions about Beach and Tennis Club condos for sale

Short answers drawn from the sections above, current to October 2026.

Where is Beach and Tennis Club?

Beach and Tennis Club is five 10-story condominium towers at 5500, 5600, 5700, 5800 and 5900 Bonita Beach Road SW, on the bay side of the road, with Fish Trap Bay behind them. The public Gulf beach is across the road. The towers are in the City of Bonita Springs, Lee County.

Is Beach and Tennis Club in Bonita Springs?

Yes. The Lee County Property Appraiser places all 360 Beach and Tennis Club unit parcels in the City of Bonita Springs, taxing district 017, with a Bonita Springs mailing city and ZIP 34134. It is not Estero Beach and Tennis Club, which is a different condominium on Fort Myers Beach.

What county is Beach and Tennis Club in?

Beach and Tennis Club is in Lee County. Collier County begins close by: Barefoot Beach, reached by the boulevard beside the complex, and Bonita Shores, about a mile east on the south side of Bonita Beach Road, are both Collier County. The towers, the tax bill and the permits are Lee County and City of Bonita Springs records, not Collier County records.

What ZIP code is Beach and Tennis Club?

The Lee County roll shows ZIP 34134 for the Beach and Tennis Club unit parcels, with Bonita Springs as the city. The association's principal office, per its 2026 annual report on file with the state, is 5700 Bonita Beach Rd, Suite 3102, Bonita Springs, FL 34134. Check the address of any specific unit.

How many units are in Beach and Tennis Club?

Beach and Tennis Club has 360 units on the county roll: 72 in each of five towers, 8 per floor on floors 2 to 10. The state condominium file lists five projects of 72 units each. The association calls all 360 efficiency units: 344 of 508 square feet and 16 of 540 square feet.

How big are the units at Beach and Tennis Club?

Per the Lee County roll, 344 units are 508 square feet and 16 are 540 square feet, all 16 in the Phase I tower at 5900 Bonita Beach Road SW. Each has one bath. The MLS shows 508 square feet on every row, including the 540-square-foot units, so the roll is the record of unit size.

How many bedrooms do Beach and Tennis Club units have?

The county roll records one bedroom for every unit, and the association calls them efficiency units. Listing agents entered 1 bed and 1 bath on 116 of 119 MLS rows, 0 bed on 2 rows and 2 bed on 1 row. Those are agent entries, so check the layout on a tour and in the listing photos.

When was Beach and Tennis Club built?

The five towers were built from 1977 to 1980 per the Lee County roll: Phase I at 5900 in 1977, Phase II at 5800 in 1978 (one unit 1979), Phase III at 5700 and Phase IV at 5600 in 1979, and Phase V at 5500 in 1980. The Clerk recorded each declaration on its own date.

How many floors are the Beach and Tennis Club towers?

Each Beach and Tennis Club tower is 10 stories per the county building data, and the roll numbers the units for floors 2 to 10, 8 per floor and 72 per tower. Because each building has three or more habitable stories, Florida's milestone inspection and structural integrity reserve study rules apply to all five towers.

How many Beach and Tennis Club condos are for sale?

On October 21, 2026, the Southwest Florida MLS showed 13 Beach and Tennis Club units active and 4 pending with contingency. Asks ran from $274,000 to $448,500, with a $349,000 median ask. That is 7.1 months of supply at the pace of 22 closings in 12 months.

What do Beach and Tennis Club condos cost?

Lee County recorded 22 qualified Beach and Tennis Club sales in the 12 months to September 25, 2026, at a $280,000 median, from $199,900 to $425,000. The Southwest Florida MLS counted 22 closings at the same median. Asking prices run higher: the median ask on October 21, 2026 was $349,000.

What is the price per square foot at Beach and Tennis Club?

The county's 12-month median is $551 per heated square foot, from the 22 qualified sales. Separately, active MLS asks on October 21, 2026 ran from $539 to $883 per square foot. The three county sales of 540-square-foot units in that year were $556, $722 and $787 per heated square foot.

How long do Beach and Tennis Club condos take to sell?

The MLS median days on market for Beach and Tennis Club closings was 78 in the last 12 months, against 82 in the prior 12 months. By year it was 7 days in 2022 and 153 days in 2025. Closings sold at a median 93.5 percent of the last list price in the last 12 months.

Are Beach and Tennis Club prices down since 2022?

The MLS median closing price was $390,000 in 2022 and $280,000 in 2026 to October 21, and the median sold-to-list ratio fell from 99.0 percent to 93.8 percent. Lee County's qualified file has no 2022 sales, so it shows $325,000 in 2021 and $280,000 in 2026 to September 25. Both layers are lower.

What are the Beach and Tennis Club fees?

Listing records in 2025 and 2026 showed about $2,175 a quarter for one unit, which is $8,700 a year (supporting, not an association publication). The association publishes no fee, and fees can vary by building or unit. The budget and the estoppel certificate state the current figure, so request both before the inspection period ends.

Are there special assessments at Beach and Tennis Club?

No special assessment amount appears in a public record we could read. Ask the association in writing for its disclosure of pending claims, liens, litigation and any special assessment under discussion, and read the estoppel certificate and the last two years of board minutes before the inspection period ends. The estoppel must itemize assessments levied and scheduled.

What does the Beach and Tennis Club fee cover?

The one dated listing record we found listed cable, irrigation water, lawn and land maintenance, legal and accounting, a manager, pest control, reserves, sewer and trash as included (supporting, not an association publication). Building insurance is a separate question, so ask what the master policy covers and what a unit owner's HO-6 policy must add.

Can I rent out a Beach and Tennis Club condo?

Rental rules sit in the recorded declaration and its amendments, which we could not read. Listing records describe a short minimum stay, and the association confirms the current rule. The City of Bonita Springs rental permit does not apply to these 360 units, while a state vacation rental license and the 11.5 percent tax stack can apply.

What is the minimum rental at Beach and Tennis Club?

Listing records describe a short minimum stay, but they are agent entries and not first-party records. The recorded declaration and its amendments control, and the association confirms the current rule in writing. Under Florida Statute 718.110(13), a leasing amendment binds owners who buy after it takes effect, so read every recorded amendment before you buy.

Are pets allowed at Beach and Tennis Club?

Listing records and portals show pets as not allowed, but the association publishes no pet rule and we could not read the declaration. Confirm the pet rule in writing before you offer. Assistance animals are handled under fair housing law, separately from any pet rule.

Is Beach and Tennis Club on the beach?

No. The towers stand on the bay side of Bonita Beach Road, with Fish Trap Bay behind them. The public Gulf beach is across the road, and Bonita Beach Park is about 0.10 mile by straight line from the middle tower. We found no record of a marked crosswalk or signal at the complex.

How far is the beach from Beach and Tennis Club?

By straight line from the middle tower, Bonita Beach Park is 0.10 mile and Bonita Beach Access 1 is 0.13 mile. Barefoot Beach Preserve is at the south end of Barefoot Beach Boulevard, which starts beside the complex. These come from county parcel centroids and OpenStreetMap geocodes, so a walking route is longer. Parking is a separate question while Lee County's lots are closed.

Is Bonita Beach Park open?

The beach is open to pedestrians, but Lee County closed the parking lot and amenities at Bonita Beach Park, 27954 Hickory Blvd, on September 8, 2026 for about 11 months of Hurricane Ian restoration. Pedestrian access goes through Bonita Beach Access 1 at 27890 Hickory Blvd, whose lot closes in November 2026.

Do Beach and Tennis Club units come with boat slips?

The association says the community is on Fish Trap Bay with easy boating access and lists a Boat Club. The slip count, assignment, fees and size limits are not public, and we make no claim that a unit comes with a slip. Ask for the dock and boat-storage rules in the document package.

What flood zone is Beach and Tennis Club in?

FEMA's map effective November 17, 2022 puts all five Beach and Tennis Club towers in Zone AE with a base flood elevation of 10.0 feet NAVD88, on panels 12071C0653G and 12071C0654G. None is in a Coastal Barrier Resources System unit. The zone for one unit comes from its elevation certificate and FEMA's Map Service Center.

Do I need flood insurance at Beach and Tennis Club?

A federally regulated lender requires flood coverage for a financed unit in a Special Flood Hazard Area, and these towers are in Zone AE. Citizens Property Insurance does not require flood on condominium unit-owner policies. Ask for the association's master policy certificate and a quote for your unit, because we print no premium.

What evacuation zone is Beach and Tennis Club in?

Lee County's evacuation layer places all five towers in Zone A, Surge Zone 1, the first zone ordered to leave. The layer was last edited on March 11, 2025. Confirm your zone and any order with Lee County Emergency Management and the state's Know Your Zone tool before a storm.

What happened at Beach and Tennis Club in Hurricane Ian?

Ian made landfall as a Category 4 storm on September 28, 2022. The National Hurricane Center reports maximum inundation of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples. City permits show Ian restoration permits on four towers in 2023 and 13 FEMA Loss of Use statements across 2022 and 2023.

Does Beach and Tennis Club need a milestone inspection?

Yes, by statute. Florida Statute 553.899 requires a milestone inspection for condominium buildings of three or more habitable stories, and these buildings, 30 years old before July 1, 2022, were due before December 31, 2024. No public registry we could read shows whether it was done, so ask for the inspector-prepared summary in the seller's documents.

Does Beach and Tennis Club have a SIRS?

Florida Statute 718.112(2)(g) required a structural integrity reserve study by December 31, 2025, or at the latest December 31, 2026 when done with a milestone inspection. The Department of Business and Professional Regulation keeps self-reported lists that we could not query. The seller must give the most recent study or a statement that none exists.

What are property taxes at Beach and Tennis Club?

The 2026 adopted rate for the City of Bonita Springs district is 12.7942 mills. On a $280,000 taxable value that is $3,582.38 a year without homestead and $3,063.83 with it, before non-ad valorem lines. The bill arrives in November, and a sale reassesses the unit to market value the next January 1.

What are closing costs on a Beach and Tennis Club condo?

Closing costs depend on the contract. On a $280,000 price, deed documentary stamps are $1,960, customarily paid by the seller, and the promulgated owner's title premium is $1,475. A financed buyer at 80 percent pays $784 in note stamps and $448 in intangible tax. The contract controls who pays each line.

Can I get a mortgage on a Beach and Tennis Club condo?

Yes, with conditions. Unit size is not a barrier under Fannie Mae's Selling Guide, but the lender reviews the whole project for critical repairs, assessments, reserves and insurance. Fannie Mae and Freddie Mac project status is not public, and the lender checks it. A portfolio lender or a cash purchase are the usual alternatives.

Can I use an FHA loan at Beach and Tennis Club?

Beach and Tennis Club does not appear on HUD's FHA approved condominium list, checked October 28, 2026 for Florida projects with tennis in the name and for ZIP 34134. A single-unit approval route is a separate HUD process that we did not test. Ask a lender which loan types the project can support.

Is Beach and Tennis Club the same as Estero Beach and Tennis Club?

No. Estero Beach and Tennis Club is a different condominium of 296 units on Fort Myers Beach, per the state condominium file. Beach and Tennis Club here means the five towers at 5500 to 5900 Bonita Beach Road SW in the City of Bonita Springs. Check the street address before relying on a record.

Is Beach and Tennis Club the same as Bonita Beach Club?

No. Bonita Beach Club is a different condominium of 198 units on Hickory Boulevard on Little Hickory Island, with its own association and its own records. Beach and Tennis Club has 360 units in five towers at 5500 to 5900 Bonita Beach Road SW. Search by street address to keep the two apart.

Is Beach and Tennis Club open to the public?

No. Beach and Tennis Club is private condominium property, and its amenities are for owners and their guests. What people usually mean by open is the public beach across the road, which is open to pedestrians even though Lee County closed the nearby parking lots on September 8, 2026.

Can I buy a Beach and Tennis Club unit for sale by owner?

Yes, owners can sell without an agent, but the resale rules do not change. Florida Statute 718.503 gives a buyer the seller's documents at the seller's expense and a 7-day cancellation right, and listing records show a buyer approval step. Ask for the estoppel certificate and the approval requirements in writing.

What is 5700 Bonita Beach Rd SW?

5700 Bonita Beach Road SW is the Phase III tower of Beach and Tennis Club, built in 1979 with 72 units of 508 square feet, and the association's office is in its Suite 3102. The other towers are 5500, 5600, 5800 and 5900 Bonita Beach Road SW. All five share one association.
