It shows how to search Talis Park listings, what each neighborhood sold for on the county record, the fees a buyer pays, the club, flood and school facts, and how Talis Park compares with its neighbors. It covers Talis Park in North Naples, the community formerly marketed as Tuscany Reserve, and not Vera, Vetta, Villa Piani or Vivaldi, which are separate communities.

Key takeaways for Talis Park buyers

Talis Park is a golf community where condominiums trade near $1.67 million and single-family estates near $4.59 million, so the two markets need separate reading. These eight numbers frame a purchase in the 12 months to October 2, 2026, and the club turnover now under way. Data updated: October 2026.

  • Talis Park has about 530 residences in ZIP 34110: 222 single-family homes and 308 condominium units, while the 799 in the zoning record is a ceiling and not an inventory.
  • Collier County recorded 28 qualified sales in the 12 months to October 2, 2026, at a $1,800,000 median from $700,000 to $10,000,000, against 37 sales at $1,450,000 in the prior 12 months.
  • Condominiums recorded 18 sales at a $1,671,250 median and single-family homes recorded 10 sales at a $4,587,500 median in the 12 months, and none of the 28 was a builder-direct sale.
  • The club says membership is required to use the amenities, and it is moving from Kitson and Company to its members: Vote 1 was approved August 17, 2026, and closing is targeted for the first half of November 2026.
  • A new buyer's settlement statement carries the club's turnover assessment, $35,000 for Equity Golf or $14,200 for Equity Sport, refundable on a sliding scale if the home sells within five years of closing.
  • The Talis Park CDD adopted $1,286.91 a year per unit for operations in fiscal 2027, with per-unit totals from $2,681.09 for Carrara and Viansa to $5,624.02 for 200-foot lots, and $8,375,000 of bonds outstanding.
  • The 18-hole course is par 72 at 7,001 yards from the championship tees on the club's current scorecard, after a 2023 renovation, and the club lists 5 tennis courts, 4 pickleball courts and 4 bocce lanes.
  • FEMA's effective map reads Zone AH at 50 of 50 sampled addresses and its preliminary map reads Zone X at all 50, 17 letters of map change exist, and the 3 zoned public schools each earned an A for 2025 and 2026.

Talis Park homes for sale right now

Talis Park homes for sale are linked below, filtered to the Talis Park subdivision name and the community's map frame, with separate searches for condominiums and coach homes and for single-family estates. Condominium units make up 308 of the roughly 530 residences, so two searches keep two very different price tiers apart. Data updated: October 2026.

Listing data refreshes from the Southwest Florida MLS throughout the day, and a listing shown may already be under contract. A search can also return a vacant common parcel coded to the Talis Park name; the property type shown on each result tells you which is which.

Condos and coach homes in Talis Park

The 308 condominium units sit in five groups: Carrara (90), Viansa (114, split into Penthouse Homes at 54, Terrace Homes at 48 and Coach Homes at 12), Corsica coach homes (64), Coach Homes at Fairgrove (28) and Toscana I (12). Use the condo search above, then read the neighborhood section below for plan sizes, sales and fees. Our Carrara at Talis Park and Viansa at Talis Park pages go deeper on the two largest condominium neighborhoods.

Single-family estates in Talis Park

The 222 single-family homes sit in nine neighborhoods: Seneca (43), Brightling (33), Watercourse (29), Corsica (24), Fairgrove (24), Prato (23), Pistoia (18), Isola Bella (16) and Firenze (12). Compare each home with its own neighborhood, not with the community median, because the lot, the builder and the street decide the price.

What the MLS calls Talis Park, and the legacy Tuscany Reserve name

The Southwest Florida MLS lists the community under the development name Talis Park, with sub-village labels such as Carrara, Viansa, Corsica, Seneca, Watercourse, Isola Bella, Prato Grand Estates, Fairgrove, Brightling and Toscana. County records still use the older name: the plat is Tuscany Reserve, and one condominium is Toscana I at Tuscany Reserve. Search the county name too when you research an address, and ignore Tuscany Cove, Tuscany Pointe, Tuscany at the Vineyards and Toscana at Bay Colony, which are different subdivisions.

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. The 12-month all-residence, condominium and single-family medians and the 24-month single-family median are even counts, so each is the mean of the middle pair. All 28 sales in the latest 12 months were resales, and the county shows 0 builder-direct sales.

What the county recorded

Condominiums made 18 of the 28 sales in the latest 12 months and single-family homes made 10, so the community median sits between two markets about 2.7 times apart. Condominiums recorded a median of $570 per heated square foot in the 12 months, on county plan sizes that repeat across identical floor plans. We print no per-square-foot figure for single-family homes because the county's area and year-built fields for them include outbuildings and lag new construction, which overstates some homes and understates others.

These are Collier County records. Parts of Fairgrove and Brightling sit on the Collier and Lee county line, so a buyer should confirm the county for a specific address, because the county decides the tax bill, the public schools and the flood panel.

What the MLS recorded

The Southwest Florida MLS recorded 35 closings at a $1,780,000 median in the 12 months to July 15, 2026, from $700,000 to $10,000,000, with a median of 79 days from listing to contract and a median sale price of 94.1 percent of the last list price. By sub-village, Carrara recorded 11 closings, Viansa 7, Corsica 4, Seneca 3, Watercourse 3, Isola Bella 2, Prato 2, Fairgrove 2 and Toscana 1. The MLS pull is dated July 15, 2026. MLS and county windows and filters differ, so the two records are shown separately and never blended.

Talis Park sales by price band

Over 24 months, 26 of the 65 recorded sales were under $1.5 million and 12 of those were under $1 million, and every one of those 12 was a condominium, most of them first sales of the Fairgrove coach homes. Seven sales were $5 million or more, all single-family. Data updated: October 2026.

The Fairgrove coach-home sales

Coach Homes at Fairgrove is a 28-unit condominium built in 2024, and its first sales are the largest block of builder-direct closings in the 24-month record. The county shows 25 qualified first sales from May 31, 2024 to March 28, 2025 at a $1,050,000 median, from $625,000 to $1,201,700. The 1,710-square-foot plan recorded 11 first sales at an $850,000 median and the 2,376-square-foot plan recorded 14 at a $1,100,000 median. No qualified resale appears in the index since, so the first sales say what the builder charged, not what a resale buyer pays. Those closings pull the 24-month condominium median down to $1,450,000 and explain why the 24-month all-residence median of $1,590,000 sits below the 12-month $1,800,000.

How often homes sell

About 28 of the roughly 530 residences had a qualified recorded sale in the 12 months to October 2, 2026, or 5.3 percent, and 65 over 24 months. By product, Carrara condominiums turned over 8.9 percent in the 12 months, Corsica coach condominiums 4.7 percent and single-family homes 4.4 percent. No single-family neighborhood recorded more than 5 sales in 24 months, so single-family medians for one neighborhood rest on a handful of deeds and the sale prices are listed rather than trended.

How have Talis Park prices moved since 2016?

Talis Park's yearly median rose from $941,900 on 57 recorded sales in 2016 to $1,800,000 on 25 sales in 2026 through October 2, about 1.9 times, with the steepest step between 2021 and 2022. The table splits condominiums from single-family homes because their mix shifts. Data updated: October 2026.

2016 57 $941,900 22 at $1,485,000 35 at $909,500

2023 39 $1,900,000 9 at $4,195,000 30 at $1,806,250
2024 48 $1,335,000 7 at $3,824,700 41 at $1,183,600
2025 26 $1,562,500 5 at $5,700,000 21 at $1,520,000
2026 to Oct 2 25 $1,800,000 10 at $4,587,500 15 at $1,692,500

What moved the median

The step from about $0.9 million in 2016 to 2020 to about $1.9 million in 2022 shows in every condominium group at once, so it was a repricing and not a mix effect. The 2021 count of 124 sales is inflated by first sales of newly built Terrace, Corsica coach and Viansa condominiums. The 2024 figure drops to $1,335,000 because 22 first sales of the Fairgrove coach homes, priced near $1 million, joined the count. Single-family counts are small, with 5 sales in 2025, so read that column as a range of prices and not a trend line.

Which Talis Park neighborhood fits you?

Talis Park has 12 neighborhoods and 16 distinct home products, because Viansa has three condominium groups and Corsica and Fairgrove each hold both a coach-home condominium and a single-family section. County sales run from about $715,000 for a Viansa coach home to $10,000,000 for an Isola Bella estate. Data updated: October 2026.

Where a window holds one or two sales the table lists the prices and calls none of them a median. Plan sizes below are the developer's and builders' marketed ranges from 2015 to 2022 releases, because the county's heated-area field misstates single-family homes. Condominium sizes are county areas, which repeat across identical plans.

Is club membership required in Talis Park?

Club membership in Talis Park is required to use the club's amenities, according to the Talis Park Golf Club's own membership page, which lists two resident tiers, Resident Equity Golf and Resident Equity Sport. The club's turnover packet says owners agree to the club agreements in the purchase agreement. Data updated: October 2026.

Is membership a recorded deed obligation?

We could not confirm that. The club's membership page says "membership is required" to enjoy the amenities, and its July 2026 turnover packet says members agreed to the club agreements when they signed the membership purchase agreement on a home purchase, which is a contract route. We did not locate a recorded declaration that makes membership a covenant on the land, and the county's Clerk viewer returns document images only. Ask your title company for the recorded documents and the club's current Membership Plan before you write an offer, and do not assume membership is optional.

Equity Golf versus Equity Sport

The club describes Resident Equity Golf as privileges across the whole community year-round, with reciprocal privileges in the summer months of May to October. Resident Equity Sport carries the whole community year-round except golf in the peak season unless a Golf member accompanies, a limit the club words as "limited". Golf equity is capped at 325 members, and a Golf membership carries 5 votes against 1 for Sport. Kitson holds 8 honorary and 5 company memberships that carry no vote and cannot be transferred. The club publishes no initiation fee, annual dues or food and beverage minimum, so ask the membership office for the current schedule in writing. Golf dues rose 15.6 percent in 2025 and 7.5 percent in 2026, per the turnover packet.

The 2026 club turnover and assessments

The club is moving from Kitson and Company to its members. Members approved Vote 1 on August 17, 2026, Vote 2 was scheduled for October 23, 2026 with no result posted as of October 28, 2026, and the club targets closing in the first half of November 2026, no later than December 31, 2026, extendable to February 28, 2027. The turnover packet describes a $23 million Kitson exit funded by a $16.5 million Bank of America loan and $14.4 million in member assessments. The assessments are $35,000 for each Golf member and $14,200 for each Sport member, held in escrow and refundable on a sliding scale if the home sells within five years of closing, at 100 percent in years 1 and 2 and less after that. For a new home buyer the packet says the assessment is added to the purchase settlement statement, and the buyer pays the prevailing contribution and reimburses the club for the refunded portion. The packet also says Kitson holds 250 unsold Sport memberships and may sell up to 250 additional ones, and that the agreement provides $500,000 from Kitson if a greens drainage evaluation finds remediation is needed. These are the club's own figures as of its October 2026 documents, so confirm the final amounts and your category before contract.

What is the Talis Park golf course like?

Talis Park's golf course is an 18-hole, par 72 course co-designed by Greg Norman and Pete Dye, listed at 7,001 yards from the championship tees on the club's current scorecard after a 2023 renovation that changed the routing of holes 5 and 6. Data updated: October 2026.

The scorecard

The club's current scorecard lists par 72 with 36 strokes on each nine and five tee sets. We print no course rating or slope because the current club card carries none.

Tee set Yards
Championship 7,001
Back 6,532
Member 6,140
Middle 5,688
Forward 4,979

From the championship tees the par 3s are the 3rd at 199 yards, the 6th at 166, the 13th at 156 and the 17th at 205, and the par 5s are the 5th at 522, the 8th at 567, the 11th at 565 and the 15th at 508. The 7th, a 481-yard par 4, carries the toughest stroke index on the card, and the 14th at 454 yards is second.

The 2023 renovation

The club says the course was renovated in 2023 with all-new irrigation, new turfgrass and TifEagle greens, with Platinum Paspalum on the fairways, tees, approaches and rough, and a club social post says the work was complete for the 2024 season. The older club scorecard we found listed hole 5 at 501 yards and hole 6 at 211, so the renovation changed holes and not only turf. The practice facility covers 9 acres with a double-sided synthetic tee, two short-game areas and a putting green, and members have an indoor Trackman simulator.

Designers, history and rankings

WCI Communities built the course in the mid-2000s as part of Tuscany Reserve, and the property became Talis Park under Kitson and Partners in 2011. Greg Norman's design firm lists Talis Park among its courses and records two Golfweek placements: No. 45 on its 2009 Top 100 Residential list and No. 91 on its 2014 Best Residential list. We cite those two with their years, as the designer reports them, and we make no ranking claim beyond them. Hurricane Irma in 2017 collapsed the faces of all 106 bunkers, and they were rebuilt between October 2017 and mid-January 2018.

What does it cost to own in Talis Park?

Owning in Talis Park means property taxes, a CDD assessment on the same tax bill, a master association, a condominium or neighborhood association for most homes, and a club whose turnover assessment is added to a new buyer's settlement statement. Master, sub-association and club dues are unpublished, so request budgets. Data updated: October 2026.

Estoppel certificate Capped at $250, plus $100 if expedited and $150 if the account is delinquent

The Talis Park CDD by product

The district's adopted fiscal 2027 budget charges every unit $1,286.91 for operations and adds debt service by product. The Toscana I condominiums are direct billed and the rest appear on the November tax bill. The budget lists no separate class for the Coach Homes at Fairgrove, so ask the district manager which class applies.

Product Operations 2024 debt 2016 debt Total per unit
Carrara, Viansa Penthouse, Viansa Terrace, Coach Homes at Viansa $1,286.91 $549.07 $845.11 $2,681.09

Isola Bella $1,286.91 $1,410.28 $2,825.00 $5,522.19

The budget also lists a 28-unit class labeled Coach Homes at Viansa Rev at $3,044.88 and a direct-billed Toscana condominium class at $4,648.09. The lowest total in the budget, $2,249.70, belongs to the clubhouse parcel and not to a home.

Worked carrying-cost examples

These are estimates, not quotes. They assume the buyer's taxable value equals the price, use our 2026 millage estimate of 9.3714 mills for the North Naples fire district, and show the adopted fiscal 2027 CDD total and the $269.77 solid waste line. They leave out the master association, sub-association and club dues, the club turnover assessment, insurance and utilities.

Condominium at $1,671,250, Carrara class Second home Homesteaded
Property tax at 9.3714 mills $15,661.96 $15,297.06
CDD, fiscal 2027 $2,681.09 $2,681.09
Solid waste, if it applies $269.77 $269.77
Total of the three $18,612.82 $18,247.92
Single-family home at $4,587,500, Seneca 90-foot class Second home Homesteaded
Property tax at 9.3714 mills $42,991.30 $42,626.40
CDD, fiscal 2027 $3,361.76 $3,361.76
Solid waste $269.77 $269.77
Total of the three $46,622.83 $46,257.93

The 2025 total millage for this fire district was 9.5058, which would put the first example's property tax at $15,886.57. The $1,671,250 and $4,587,500 prices are the county's 12-month medians for condominiums and single-family homes. Homestead takes $50,000 off the non-school levies and $25,000 off the school levy for an owner who lives in the home on January 1, and a second home gets none.

What a buyer pays at closing

The settlement statement carries the club's turnover assessment, the title and recording charges, any capital contribution a condominium or neighborhood association charges, and prepaid taxes. In Collier County the buyer customarily pays the owner's title policy. We found no master association capital contribution or transfer fee published for Talis Park, so ask for it in writing on the estoppel certificate. Florida caps the estoppel fee at $250, with $100 more if the buyer needs it within three business days and $150 more if the account is delinquent, and the association has 10 business days to issue it.

What Florida's Amendment 3 would change

Florida's November 3, 2026 ballot carries Amendment 3, which, as the state's initiative summary and press coverage describe it, would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the cap on non-homestead assessment growth from 10 percent to 5 percent. It needs 60 percent approval, would take effect January 1, 2027, and would leave school taxes unchanged. The outcome is not known as this page is dated.

Documents to request before you buy

Request the club's current Membership Plan, bylaws and dues schedule, the turnover packet and the final Vote 2 result, the master association budget, the sub-association declaration, budget, reserve study and estoppel certificate, the CDD's adopted budget assessment class for the address, and the seller's most recent tax bill. None of the master, sub-association or club dues is published on a public page we could read.

What is the Talis Park CDD?

The Talis Park Community Development District is a special district that Collier County established in August 2002 under Ordinance 2002-42 to finance and maintain the community's drainage, wetlands mitigation, lakes and perimeter landscaping, and it bills owners a fiscal 2027 assessment of $2,249.70 to $5,624.02 per unit on the November tax bill. Data updated: October 2026.

What the district does

The district's services are water management and drainage, wetland mitigation, 15 stormwater ponds, the I-75 berms and the landscaping and lights along the Veterans Memorial Boulevard right of way. A five-member board of supervisors governs it, and Governmental Management Services, South Florida manages it. The board meets on the third Tuesday of each month at 10 a.m. at Vyne House on Toscana Circle. The adopted budget shows $732,251.22 in gross operations assessments over 569 assessable units, or $677,332 net of the early-payment discount.

Bonds and maturities

After the May 1, 2026 payments, $8,375,000 of district bonds was outstanding.

Series Outstanding Final maturity
2016-1 $2,475,000 May 1, 2036
2016-2 $2,585,000 May 1, 2036
2024 $3,315,000 May 1, 2044
Total $8,375,000

The debt part of an owner's assessment is a fixed schedule for the product and ends when the bonds are paid, while the $1,286.91 operations charge continues. The district refunded part of its debt in 2024, which produced the Series 2024 bonds. Ask the district manager for a payoff figure if you want to know the cost of prepaying a unit's share.

The district's name history

The district started as the Tuscany Reserve Community Development District and Collier County renamed it the Talis Park Community Development District by Ordinance 2012-27 on July 30, 2012. County mapping layers still carry the Tuscany Reserve name for the district, which matches the legacy name on county plats.

What rules do Talis Park owners live under?

Talis Park owners live under the Talis Park Community Association, a sub-association for most condominiums and neighborhoods, the club's membership plan and Collier County rules. No master or sub-association lease term, approval procedure or dues schedule is published, so a buyer requests each document during contract review. Data updated: October 2026.

The master association

The Talis Park Community Association, Inc. is an active Florida not-for-profit filed on September 3, 2002, and the resident portal lists KW Property Management and Consulting as its manager. The state's 2026 annual report lists three officers whose names do not match the Kitson entity's officers, which suggests resident leadership, but no public document states a turnover date and we do not claim one. The portal's association documents page returned an error when we read it on October 28, 2026, so we hold no master declaration, rules or budget. Ask for them by name.

Sub-associations

Most condominiums and some neighborhoods add their own association on top of the master association. The state's corporate records show Carrara at Talis Park Condominium Owners' Association filed March 30, 2015, Corsica at Talis Park Condominium Association filed July 10, 2015 and Coach Homes at Fairgrove Condominium Association filed February 15, 2023. The Viansa condominium groups and Toscana I at Tuscany Reserve have their own recorded declarations that we did not read. Each sub-association's budget, reserve study, rules and estoppel certificate set what that home costs and allows.

Renting and leasing

Talis Park has no community-wide lease rule that we could find published. Minimum lease terms, annual lease caps and approval steps sit in each recorded declaration and rule set, so the answer for a Carrara unit can differ from a Corsica coach home or a Seneca estate. The club's membership page says nothing about tenant access to the club, so confirm that in writing as well. We publish no rent figures. Do not rely on an agent's summary of lease terms: read the declaration for the specific home during the contract review period.

The county short-term rental rule

Collier County Ordinance 2021-45, effective January 3, 2022, requires registration if a home is rented to guests for fewer than 30 consecutive days more than three times in a calendar year. It does not require registration for rentals of at least 30 consecutive days, and fines run up to $500 per violation per day. Florida also taxes a dwelling rented for six months or less. Florida law limits how a new rental restriction applies to existing condominium owners, so ask an attorney how any amendment affects a specific unit.

Approvals, pets and vehicles

No public document sets out architectural review, pet limits, vehicle rules or guest registration for Talis Park. Those rules are in the master declaration, neighborhood covenants and each condominium's rules. Ask the seller for the current rules and any pending amendments, and read them before the deposit becomes non-refundable. Our Talis Park homes for sale search can be narrowed to the neighborhood you want, and the document list in the cost section above is the checklist to take to your title company.

What amenities come with Talis Park?

Talis Park's amenities center on Vyne House, a clubhouse of about 33,000 square feet, and a three-acre sports complex with five tennis courts, four pickleball courts, four bocce lanes and a 50-foot lap pool, according to the club's own pages as of October 2026. The club says membership is required to use them. Data updated: October 2026.

Vyne House

Vyne House is the clubhouse and lifestyle center. The club's pages list a Grill Room, a Ballroom, the Sports Pub at Casa Cortese, Cafe Fiona's, which serves breakfast daily, the Core Fitness Center, Esprit Spa and a heated resort pool with cabana lounging. Kitson's 2015 release gave 32,052 square feet under air plus 25,065 square feet outdoors, and its current page rounds to 33,000 square feet. Golf Inc named it its 2016 Clubhouse of the Year in the new-construction private club category. Dining hours are not published.

The sports complex

The club describes a three-acre sports complex at the south end of the community near Corsica and Viansa. It lists five lighted Har-Tru tennis courts with a tennis pro shop, four lighted pickleball courts, four bocce lanes, a 50-foot lap pool, seating pavilions, a playground and basketball hoops. Kitson's 2015 plan called for six tennis courts, so use the club's current count of five. Perimeter trails run through the preserve areas, and the club's address is 16665 Toscana Circle.

Fitness and spa

The Fitness Studio has Precor machines, runs 24 hours a day by keypad and offers personal training, spin, core strength, yoga and a Pilates reformer room, and the club's About page refers to two fitness studios. Esprit Spa lists facials, peels, therapeutic massage, body treatments and wraps with complimentary consultations. The club also names a Card Room that hosts a monthly book club. These are club facilities, so the membership tier you hold decides how you use them.

Golf practice and the social calendar

The practice facility covers nine acres with a double-sided synthetic tee, two short-game areas and a putting green, and members have an indoor Trackman simulator. The club's 2026 to 2027 social calendar lists Market Day with local boutiques on November 3, 2026, a weekly trivia night with a buffet, live music at Casa on November 18, a family pool party on November 25 and a Mah Jong tournament on January 25, 2027. Treat those as examples of a season calendar, not a promised program.

The Beach Runner shuttle

The Beach Runner is a complimentary shuttle for homeowners, members and guests that departs Vyne House for Vanderbilt Beach. Florida Weekly reported that service began on November 3, 2017, in a Mercedes Sprinter seating 10 to 12 with free parking at Vyne House, on-demand trips from 10 a.m. and a last return 30 minutes after sunset. Those details date from the launch. The club's current schedule is not published, and a club post says seasonal frequency varies, so do not count on daily service.

What Talis Park does not have

Talis Park has no private beach club. The Beach Runner goes to Collier County's public Vanderbilt Beach Park at 100 Vanderbilt Beach Road, which is open from 8 a.m. to sunset and charges $10 to park without a Collier resident beach parking permit. The county lists a parking garage, concessions renting chairs and cabanas, restrooms and foot showers, and says parking is best secured before 10 a.m. from January to March.

Is Talis Park gated?

Talis Park is a gated golf community, as Kitson and Partners has described it, and in 2015 the developer announced a south entry gate with a guardhouse and a private resident lane. Which entrance is staffed and the hours it operates are not published, so confirm access rules in writing. Data updated: October 2026.

What the developer says

Kitson's May 2015 release placed the new residences "within the gated golf course community," and its July 2015 release described a new gate at the south end of Talis Park Drive with a guardhouse and a private entry lane for residents, plus landscaping along 1,000 feet of Veterans Memorial Parkway to Livingston Road, due for completion in October 2015. Those are dated developer statements, not a current security policy. We found no public first-party document that gives current staffing hours, guest registration rules or vendor rules.

Two public-road approaches

Road maps show Talis Park Drive meeting Livingston Road near the north end and meeting Veterans Memorial Boulevard near the south end, about 1.7 road miles apart. Which of them is the main staffed gate today is unverified, and we do not print a gate address. The distance table in the location section measures from the Talis Park Drive and Veterans Memorial Boulevard junction, which is a public-road access point and not a surveyed gate.

What to confirm before you buy

Ask the association for its written access rules, how guests, contractors and delivery drivers register, and whether renters receive gate credentials. A gate controls who drives in, but it does not change the flood zone, the county that taxes the home or the schools, and it says nothing about the club. Ask the association to put its access rules in writing.

Is there new construction in Talis Park?

Talis Park's building is essentially complete: the county recorded no builder-direct sale in the 12 months to October 2, 2026, and the last custom home plan we found was announced in May 2023. Buyers now purchase resales, so the competition for a Talis Park home is other owners, not builders. Data updated: October 2026.

What was built, and when

The county roll shows 222 single-family parcels and 308 condominium units, about 530 residences. Condominiums were built in waves: Toscana I in 2005, Carrara from 2015 to 2017, Viansa from 2017 to 2021, Corsica coach homes from 2016 to 2023 and the Coach Homes at Fairgrove in 2024. The single-family enclaves ran from 2004 to 2025, with Isola Bella the last, built from 2020 to 2025. County years can lag a new build, so treat the year as approximate.

Lots sold vacant, homes built to order

Talis Park was largely a custom-lot community. Of its 222 single-family parcels, 93 show a recorded lot sale followed by an improved sale, so a buyer bought the lot and then built the house. Seneca's median lot sold for $557,500 against a median first improved sale of $2,737,500, but gaps of 489 to 2,254 days show lots were also held for years, so the data cannot separate build cost from appreciation. Isola Bella's 2018 bulk conveyances are not per-lot prices, and we print none.

The Fairgrove coach homes

The newest product is the 28-unit Coach Homes at Fairgrove, built in 2024. The county shows 25 qualified first sales from May 31, 2024 to March 28, 2025 at a $1,050,000 median, and no qualified resale in the index since. The Collier Board of Commissioners also took up the Fairgrove multi-family plat and coach-home site plan on October 14, 2025. That item concerns plat dedications, and the Clerk's viewer returns images only, so we do not read it as proof of more units.

Residences at Vyne House and the entitlement

Kitson marketed 14 penthouse-style residences at Vyne House in 2015, but none is built and none appears in the county's condominium parcels, so we do not treat it as an available product. The county's PUD master list, edition dated June 11, 2026, shows Tuscany Reserve at 461 acres with 220 single-family and 308 multifamily units and 799 total residential units. The 799 is a zoning ceiling, not an inventory, and about 528 of those units exist.

Where buyers find new homes nearby

A buyer who wants a new build should look outside Talis Park. Our Naples new construction page covers where builders are active, and the Naples luxury homes for sale page covers the resale estate market at the price points Talis Park trades in. Talis Park itself has no builder inventory page dated October 2026, so we do not claim any.

What should condo buyers in Talis Park know?

Talis Park's condominium buyers face three Florida rules: milestone inspections, structural integrity reserve studies and the split between the association's master policy and the owner's HO-6 policy. Collier's January 2026 milestone list shows Carrara's first inspections due in 2045 to 2047 and Viansa's in 2047 to 2051. Data updated: October 2026.

Condominium Buildings on county list Certificates of occupancy Next milestone inspection due
Carrara at Talis Park 15 June 15, 2015 to November 21, 2017 2045 to 2047
Penthouse Homes at Viansa 9 December 20, 2017 to September 22, 2021 2047 to 2051
Terrace Homes at Viansa 8 March 15, 2017 to November 12, 2021 2047 to 2051
Toscana I at Tuscany Reserve 2 May 16, 2005 2035
Corsica coach homes, Coach Homes at Viansa, Coach Homes at Fairgrove not listed not applicable not on the list

Milestone inspections

Florida Statute 553.899 requires a milestone inspection of condominium buildings of three habitable stories or more by December 31 of the year they turn 30, then every 10 years. A local agency may require 25 years near salt water, and Collier does so within three miles of the coast. Collier's saltwater buffer layer returned no feature at any of the 50 Talis Park points we tested, so the 30-year rule applies, and the county's list shows due dates at the certificate year plus 30. The two-story coach homes are not on the list. Toscana I is the earliest at 2035.

Structural integrity reserve studies

Florida Statute 718.112 requires a structural integrity reserve study at least every 10 years for buildings of three habitable stories or more, covering the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors and any item over $25,000. Unit-owner-controlled associations in existence on or before July 1, 2022 had to finish theirs by December 31, 2025. We did not find the state filing status for the Carrara or Viansa associations, so ask each association for its study and the state's submission confirmation.

Master policy versus your HO-6

Under Florida Statute 718.111, the association must insure the building at full replacement cost, re-appraised at least every three years. The master policy leaves out floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, built-in cabinets, countertops and window treatments, so the owner insures those under an HO-6. Florida Statute 627.714 requires at least $2,000 of loss assessment coverage, which you should compare with the association's wind deductible, because a large deductible reaches owners as an assessment.

Flood coverage and the lender

The association may, but is not required to, buy flood coverage for the common elements. We do not know whether the Talis Park associations carry it. Because the effective FEMA map reads Zone AH at every point we tested, a lender may ask about flood coverage on a condominium building unless a letter of map change removed it, and 17 such letters exist for Talis Park projects. See the flood section below, then ask for the association's flood declaration page and the lender's determination.

What changed in 2025

Florida's 2025 condominium law, effective July 1, 2025, applies milestone and reserve rules to buildings of three habitable stories or more, requires approved board minutes for the prior 12 months on the association's website, and extends a buyer's cancellation right to seven days after receiving the governing documents. Those summaries come from the Florida Realtors report on the bill, so read the statute text with your attorney. Our Naples condos for sale page covers the wider market.

Talis Park vs Mediterra: which fits your purchase?

Talis Park and Mediterra are both gated North Naples golf communities with a required equity-style club and a community development district, but they differ in product mix, golf and entry cost. Talis Park recorded 28 county sales at a $1,800,000 median, and Mediterra 53 at $2,100,000, in windows that end two months apart. Data updated: October 2026.

Which purchase each fits

In product terms, Talis Park fits a purchase of a condominium or coach home between about $700,000 and $2,200,000, or a custom single-family home on a lot with a single 18-hole course and a shuttle to a public beach. Mediterra fits a purchase of a single-family home at about $2,925,000, a coach home near $1,362,500, a Beach Club on Bonita Beach, a second 18-hole course and a new-construction option from London Bay. Compare the club documents, the closing charges and the county for the exact address before choosing.

Why the comparison needs care

The windows differ, the Mediterra figure blends Collier and Lee County sales while Talis Park's is Collier County only, and Mediterra's single-family share is much larger. A blended median says little when one community sells mostly condominiums and the other mostly houses. Compare the product median you plan to buy: $1,671,250 for a Talis Park condominium against $1,362,500 for a Mediterra coach home, and $4,587,500 for a Talis Park house against $2,925,000 for a Mediterra house, each with its own n and window above.

How does Talis Park compare with other North Naples golf communities?

Talis Park's 28 county sales at a $1,800,000 median in the 12 months to October 2, 2026 sit below Mediterra, Quail West and Grey Oaks, level with Tiburon and above Stonebridge. Each row carries its own window and source, and the windows differ. Data updated: October 2026.

Neighbors with a page of their own

Our Mediterra, Quail West, Grey Oaks, Tiburon and Stonebridge pages each give their own club, CDD, flood and recorded-sales detail. Our Collier's Reserve and Heritage Bay pages give their own club and fee detail; Wyndemere is named here with county sales only, and we do not describe its club. Our Naples golf homes for sale page and Naples communities guide cover the wider choice.

How to read the table

Talis Park and Tiburon share a $1,800,000 median, but Talis Park's is a mix of 18 condominiums and 10 houses, so the product medians matter more. Stonebridge's $655,000 reflects a membership included with every home and a large share of condominiums. Quail West and Grey Oaks sit far above because their sales are mostly single-family homes. Compare the product you intend to buy, not the blended figure.

Is Talis Park in a flood zone?

Talis Park maps as FEMA Zone AH, a shallow-flooding zone, on the effective map at all 50 street points we tested, as of October 28, 2026. FEMA's preliminary 2025 map shows the same points as Zone X, so check the address, the lender's determination and any letter of map change. Data updated: October 2026.

The effective map

We geocoded 50 Talis Park street addresses and queried FEMA's National Flood Hazard Layer for each. All 50 read Zone AH, with no Zone X, AE or VE, on the effective map. Zone AH marks a 1 percent annual chance of shallow flooding, with base flood elevation lines of 11.5 to 12.0 feet NAVD88 near the points. Panel dates vary by address: 31 points sit on panels 12021C0211H and 0205H dated May 16, 2012, 8 on panel 0192J dated February 8, 2024, and 11 show Lee County panel 12071C0659G dated November 17, 2022.

Ground elevation against the map

Street-level ground at the 50 points runs from 15.5 to 28.2 feet NAVD88, median 17.3, which is 3.5 feet or more above the nearest base flood elevation lines. Isola Bella reads 25.0 to 28.2 feet at its sampled points and Toscana I 27.1 to 28.2 feet. Road grade is not finished floor: only an Elevation Certificate for the home shows its lowest floor. The census geocoder interpolates along the street, so each result describes the street in front of the address and not the building.

The preliminary map

FEMA released a preliminary Collier County flood map on March 20, 2025, under project 16-04-1501S, and it maps all 50 points as Zone X, area of minimal flood hazard. The county says it is not effective and should not be treated as the regulatory map. A 90-day appeal and comment period began August 19, 2026, and the county lists summer 2027 as a target, subject to change. If the map takes effect as shown, the flood zone at these points would change, and a mandatory purchase requirement for federally backed loans would no longer apply there. It has not taken effect.

Seventeen letters of map change

FEMA's records show 17 letters of map change for Talis Park projects from 2012 to 2023, 14 LOMAs and 3 LOMR-Fs, each with the outcome "property removed" or "portion of property removed" from the special flood hazard area. They cover Fairgrove, Pistoia, Brightling, Prato, Seneca, Watercourse, Toscana, Corsica, Carrara, Firenze, Viansa and Isola Bella. A LOMA says a structure or lot is on natural ground at or above the base flood elevation. We could not read the letters, so ask the seller for the letter and the Elevation Certificate for the home you are buying.

Claims and policies

OpenFEMA locates claims to a census block group and ZIP, not a community. The main block group around Talis Park shows one flood claim in all years, $3,480 paid in 2017 on a building built in 2001, so not a Talis Park home. ZIP 34110 as a whole, which includes coastal communities, shows 817 claims and $43,156,780 paid, with 508 claims in 2022 during Ian. In that block group, NFIP policies effective since July 1, 2025 show a median premium of $918 for single-family homes and $518.50 for condominium units, and the block group includes neighbors. These are not Talis Park premiums.

Evacuation Zone D

Collier's layer and Florida's statewide layer place 49 of the 50 points in evacuation Zone D, and one Fairgrove point falls outside Collier's layer. Zone A typically evacuates first, and an evacuation zone is not a flood zone. Florida's storm surge planning layer, which is not a forecast, shows category 4 at 36 points, 3 at 6, 5 at 5 and none at the Toscana I points. No Talis Park point is within one kilometer of Collier's Coastal High Hazard Area line, and all are outside the county's three-mile saltwater buffer.

Parts of Fairgrove and Brightling near the Lee line

Parts of Fairgrove and Brightling sit on the Collier and Lee county line. The county sale figures on this page are Collier County records, so a buyer should confirm the county for a specific address, because the county decides the tax bill, the public schools and the flood panel. Two Fairgrove points returned a Lee County census block group, and the community is in unincorporated Collier County per its CDD.

What a lender will ask

A lender requires flood insurance only for a federally backed mortgage on a building in a special flood hazard area, which includes zones starting with A. Because the effective map reads AH, ask for the lender's flood determination and any letter of map change early. Collier is a Class 5 community in FEMA's Community Rating System, which FEMA lists at a 25 percent discount inside special flood hazard areas and 10 percent outside. A lender orders its own flood determination for the specific address from the effective map, so read any zone with its map panel and date.

What should Talis Park buyers know about wind, roofs and insurance?

Talis Park's homes are designed for a Risk Category II wind speed of 160 mph under Collier's Florida Building Code layer, and the area sits inside the wind-borne debris region. Roof age, not only wind design, drives insurance, because Florida limits refusals of roofs under 15 years old. Data updated: October 2026.

Design wind speed

Collier's Florida Building Code 8th Edition wind layers return Risk Category II at 160 mph at 49 of the 50 Talis Park points and 159 mph at one Brightling point. At the Carrara Way point the layers return Category I at 148 mph, III at 173 and IV at 181. A single-family home or condominium building is Risk Category II. That reads about 2 mph lower than at the Stonebridge clubhouse. Homes built from 2004 to 2025 were permitted under different code editions, so ask for the permit year and the opening protection.

Roofs and the 15-year rule

Florida Statute 627.7011 bars an insurer from refusing to issue or renew a policy solely because a roof is under 15 years old. For a roof 15 years or older, the insurer must allow an inspection at the owner's expense and cannot refuse solely on age if the inspection shows five or more years of useful life. The rule applies to policies issued or renewed on or after July 1, 2022. Industry reporting says many carriers still decline older roofs, so confirm with an insurer before you offer.

Neighborhood Built Original roof reaches 15 years
Toscana I 2005 Already past
Tuscany Reserve era homes (Prato, Firenze, Pistoia) 2004 to 2011 homes Already past
Brightling, Fairgrove, Watercourse From 2013 2028
Carrara, Seneca, Corsica 2015 to 2017 2030 to 2032
Viansa 2017 to 2021 2032 to 2036

Roof permits and replacements were not pulled, so the table is an age estimate for an original roof, and many roofs have been replaced. In a condominium, the association owns the roof as a common element.

The insurance market

The Florida Office of Insurance Regulation reports Collier County averages as of March 31, 2026 of $5,534 for a homeowners policy with wind and $3,169 without, and $2,271 for a condominium unit owner policy with wind and $1,566 without. These are countywide averages across all ages and values, not Talis Park premiums. Citizens Property Insurance held 2,768 policies in Collier County on September 30, 2026. From January 1, 2027, every Citizens homeowner policy with wind coverage must carry flood insurance, and condominium unit owner policies are exempt.

My Safe Florida Home

My Safe Florida Home helps eligible owners pay for wind-resistance upgrades at $2 from the state for each $1 from the owner, up to $10,000. It reaches only homesteaded single-family homes permitted before January 1, 2008 with insured value of $700,000 or less, so at Talis Park it can only reach the oldest Tuscany Reserve era homes. Condominiums are not eligible for the inspection, and funding depends on yearly appropriation, so check the program site for open dates.

Storm history

No public record we found reports home flooding at Talis Park in Irma, Ian, Helene or Milton, and that is a gap in public records, not a guarantee. The only Talis Park storm record is the course: after Irma in 2017, heavy rain saturated the soil and collapsed the faces of all 106 bunkers, which were rebuilt between October 2017 and mid-January 2018. The National Weather Service reports Ian's major surge flooding within about a mile of the coast and on tidal rivers, and Talis Park is outside the county's three-mile saltwater buffer.

Which schools serve Talis Park?

Talis Park addresses we checked are zoned to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High, according to the Collier County Public Schools zone lookup in October 2026, and all three schools were graded A in 2025 and 2026. Confirm your exact address with the district before relying on zoning. Data updated: October 2026.

The zoned schools and their grades

We queried the district's 2027 address file for 11 Talis Park streets, 564 address records, and every record returned the same three schools. The grades below are the Florida Department of Education grades as published in the district's July 1, 2026 accountability brief.

School 2021-22 2022-23 2023-24 2024-25 2025-26 Drive from the Talis Park Drive entrance area
Veterans Memorial Elementary A A A A A about 1.1 miles, 3 minutes
North Naples Middle A A A A A about 1.7 miles, 5 minutes
Aubrey Rogers High no grade shown no grade shown A A A about 2.2 miles, 6 minutes

Aubrey Rogers High opened for 2023-24, which explains the missing grades. Grades are state-assigned and change yearly. Distances are approximate road estimates with no traffic.

A name trap

Toscana Way, with 92 address records in ZIP 34120, is a different community zoned to Bear Creek Elementary, Oakridge Middle and Gulf Coast High. It is not Talis Park's Toscana neighborhood, which is addressed on Toscana Circle. Search the district's zone tool with the exact street address, not the neighborhood name. The district's zone tool is linked in our sources.

Choice and out-of-zone options

The district lists Out-of-Zone, School Choice and the Family Empowerment Scholarship. As of October 28, 2026, the 2026-27 priority windows had closed and 2027-28 windows were not posted. Approval depends on capacity and class size, and the district provides no transportation for choice placements. Move-in-zone requests can use an executed building contract, purchase contract or lease with an estimated completion date.

Private school nearby

Royal Palm Academy, a private school at 16100 Livingston Road, is about 1.3 miles and 4 minutes from the Talis Park Drive entrance area. We verified its address only, and we publish no tuition because we did not read a school source. Whether a school fits a household is the family's decision, and we do not rank schools.

Where is Talis Park, and how far is everything?

Talis Park is in North Naples, ZIP 34110, in unincorporated Collier County between Livingston Road and Interstate 75, reached from Veterans Memorial Boulevard. By road it is about 6.9 miles to I-75 Exit 111 and 9.0 miles to Vanderbilt Beach, measured from the Talis Park Drive and Veterans Memorial Boulevard junction. Data updated: October 2026.

Destination Approximate miles Approximate minutes
I-75 Exit 111, Immokalee Road 6.9 13
NCH North Naples Hospital 5.5 11
Physicians Regional Medical Center, Pine Ridge 8.7 15
Mercato 8.1 16
Vanderbilt Beach 9.0 18
Waterside Shops 10.2 19
Naples Municipal Airport 14.2 23
Fifth Avenue South 16.5 28
Southwest Florida International Airport 22.3 32

These are approximate road estimates from one origin, the public-road junction where Talis Park Drive meets Veterans Memorial Boulevard, run on October 28, 2026 with no traffic. The origin is an access point, not a surveyed gate. Season traffic adds time, and the I-75 route runs west to Livingston Road, south to Immokalee Road and then east, so it is longer than the straight-line three miles.

Roads and projects that touch the area

Collier County's Board approved a $7,594,351.10 design contract with DRMP Inc. on July 28, 2026 for a four-lane flyover carrying Livingston Road over Immokalee Road, with design lasting about 30 months and no construction date. The I-75 and Pine Ridge Road diverging diamond interchange opened to traffic, with remaining work through mid-2027, and the Vanderbilt Beach Road Extension from Collier Boulevard to 16th Street Northeast opened June 12, 2026. The Florida Department of Transportation lists a new diverging diamond interchange at Immokalee Road in its I-75 project, with a public hearing on October 28, 2026 and a reported three-year construction timeframe.

Veterans Memorial Boulevard

Veterans Memorial Boulevard is the road Talis Park Drive connects to. Phase 1, from Livingston Road to the Aubrey Rogers High eastern entrance, about 1.5 miles, is built. The county opened a procurement in July 2026 for design of Phase 2, an extension of about 1.23 miles west across Old 41 to US 41, and no construction date had been published as of October 28, 2026. The solicitation says developers hope to complete a related project in late 2027.

The beaches

Vanderbilt Beach, about 9.0 miles and 18 minutes away, is the public beach the Beach Runner serves, and Delnor-Wiggins Pass State Park is at least 8.2 miles away, with the park entrance farther along Gulf Shore Drive. Clam Pass Park is about 10.7 miles and 21 minutes away. All are public beaches, and parking rules and fees are set by the county or the state, not by Talis Park. Vanderbilt Beach Road is being widened from east of US 41 to east of Goodlette-Frank Road, with spring 2027 culvert work expected to reduce traffic to one lane each way for about two months.

Shopping and daily errands

Straight-line distances from the entrance area are about 1.9 miles to the Publix at 5624 Strand Boulevard, 2.0 miles to Seed to Table Market, 2.2 miles to the Walmart Supercenter at 5420 Juliet Boulevard, 2.3 miles to Target at Tarpon Bay Boulevard and 2.5 miles to Sam's Club. The Publix at Naples Walk on Vanderbilt Beach Road is 6.4 miles by road. Mercato, with a Whole Foods and restaurants, is 8.1 miles away. These come from map geocoders and are approximate.

Healthcare and the library

NCH North Naples Hospital at 11190 Health Park Boulevard lists an emergency department at the same address and is about 5.5 miles from the entrance area. Physicians Regional Medical Center, Pine Ridge lists 177 beds and a 24-hour emergency room. NCH also lists a freestanding emergency department at 15420 Collier Boulevard. We publish no wait times or rankings. The Collier County Public Library Headquarters Regional Branch at 2385 Orange Blossom Drive is about 6.9 miles and 13 minutes away.

Nearby development

The only verified petition within about a mile is the Livingston Veterans CPUD at the southeast corner of Livingston Road and Veterans Memorial Boulevard, 4.68 acres about 0.8 mile west of the Talis Park Drive junction, which asked for up to 100,000 square feet of commercial and mini-storage space. The Planning Commission heard it in March 2024 and the Board notice was for April 23, 2024, but we could not confirm the final action. Imperial Lakes, about three miles west, was reported approved on April 28, 2026 for 313 homes, pending permits. We cannot say no other petition is pending.

What utilities, services and local government serve Talis Park?

Talis Park is in unincorporated Collier County, in Commissioner District 2 as of October 28, 2026, and in the North Collier Fire Control and Rescue District, which levied 1.0 mill for fiscal 2026-27. We did not verify the water and sewer provider, so confirm yours at closing. Data updated: October 2026.

Fire and emergency services

Collier's Fire District layer returned North Collier NN Fire at all six neighborhood points we tested. The district's North Naples area adopted a 1.0 mill levy for fiscal 2026-27 by Resolution 26-013, the maximum its enabling act allows for that area. Station 48 at 16280 Livingston Road is about 2.3 miles and 5 minutes from the entrance area. We publish no response times or ISO rating because none was stated, and the layer is a general boundary and not a parcel legal description.

Property tax context

The 2025 total millage for the North Naples fire tax code was 9.5058, and our estimate for 2026 is 9.3714 mills, built from the county's adopted rates and carried-forward 2025 water management, basin and mosquito rates. Tax bills mail November 1, with a 4 percent discount for payment in November. Your exact bill appears on the TRIM notice for the parcel and includes the CDD's non-ad-valorem assessment. Collier County adopted its fiscal 2026-27 millage rates on September 17, 2026 by Resolution 2026-164.

Water, sewer and solid waste

Collier County Water-Sewer District rates under Resolution 2026-60 took effect October 1, 2026. For a 5/8-inch meter the water base charge is $34.32 a month and the wastewater base is $56.51, with wastewater at $7.94 per 1,000 gallons and individually metered residential sewer usage capped at 15,000 gallons. The first water block, 0 to 5,000 gallons, is $4.64 per 1,000 gallons. We did not prove which utility serves Talis Park, so confirm your provider. The fiscal 2027 solid waste assessment in Collier Service District I is $269.77.

Land use, zoning and the CDD

The county's future land use layer shows the Urban Residential Subdistrict at the entrance area, Carrara and Fairgrove points. The county's PUD master list carries the zoning as Tuscany Reserve, last amended by Ordinance 2012-11. The county's community development district layer returns the record named Tuscany Reserve, the legacy name of the Talis Park CDD, at all six points. We could not read the county's zoning layer directly, so the PUD list is our source for zoning.

Electric, cable and internet

We did not verify the electric, cable or internet provider for Talis Park, and we do not publish one. Bulk service arrangements and fees are an association and CDD question, so ask for the master association budget and each sub-association's budget, which show any bulk service the owners share. Ask the seller for the most recent utility bills to see real monthly costs, and check provider coverage by exact address before you close.

What is the history of Talis Park?

Talis Park began as Tuscany Reserve, which WCI Communities developed in the mid-2000s with a Greg Norman and Pete Dye golf course, and Kitson and Partners bought it on January 31, 2011 for $31 million and renamed it Talis Park. The Tuscany Reserve name survives on county zoning, plats and some condominiums. Data updated: October 2026.

Ronto Livingston to Tuscany Reserve

The county's PUD list carries the zoning under the alias "(DRI-99-22) Ronto Livingston," with an original 2000 ordinance since repealed. Collier approved the PUD as Tuscany Reserve under Ordinance 2003-28 on June 24, 2003. The Tuscany Reserve Community Development District was established under Ordinance 2002-42 on August 5, 2002, and the master association was incorporated on September 3, 2002. Ordinance 2004-47 amended the PUD in 2004, and Toscana I, the first condominium, received its certificate of occupancy on May 16, 2005.

WCI and the 2008 sale

WCI Communities built the course and infrastructure. In May 2008 WCI sold the property to AB Naples LLC, an investor group tied to Bahrain's Addax Bank, for $65 million, according to the Naples Daily News, which reported about 30 homes built at the time. This was a negotiated sale, and we found no foreclosure filing, so we call it a sale. The same report said a prospective buyer had earlier failed to close at about $63 million, and WCI sued in January 2008 to keep a $1 million deposit.

Kitson and Partners buys and renames it

Kitson and Partners, of Palm Beach Gardens, closed on January 31, 2011 at $31 million, or $68,889 an acre for about 450 acres, from AB Naples LLC and affiliates, with nearly 80 percent of the infrastructure complete and 25 homeowners. Kitson rebranded the community Talis Park in 2011 and 2012, and the Community Development District was renamed by Ordinance 2012-27 on July 30, 2012. We do not offer a meaning for the word Talis, because no source gives one.

The build-out years

Kitson reported 95 closed home site sales and 51 new construction contracts worth $102 million in 2014. Its January 2016 release reported 122 completed homes, 87 under construction and 20 about to start, and the Sports Complex and Vyne House Phase II were completed in November 2015. Carrara was built from 2015 to 2017, Viansa followed from 2017, Isola Bella was the last single-family enclave, and the Coach Homes at Fairgrove were built in 2024. Kitson's reported figures are developer releases, not county records.

Why 799 is not the number of homes

The 2008 press said the project was permitted for 530 homes, and Kitson's 2011 trade coverage said up to 799 units. Which ordinance moved the ceiling is unconfirmed, so we do not call 799 original. The county's PUD list shows 220 single-family and 308 multifamily units, about 528, which matches the roll. Acreage varies by source, 450 in 2011 press, 460 on Kitson's page and 461 on the county's list, so we use 460 or 461 acres with the source.

How many homes are in Talis Park?

Talis Park has about 530 residences on the county roll: 222 single-family parcels and 308 condominium units across 12 neighborhoods and 16 distinct home products. The county's PUD list allows up to 799 units, which is a zoning ceiling and not an inventory, and about 528 of those units exist.

How much do homes cost in Talis Park?

Collier County recorded 28 qualified Talis Park sales at a $1,800,000 median in the 12 months to October 2, 2026, from $700,000 to $10,000,000. Condominiums made 18 of them at $1,671,250 and single-family homes 10 at $4,587,500, so compare the median for the product you want, not the blend.

What do Talis Park condominiums sell for?

In the 12 months to October 2, 2026, 18 condominium sales had a $1,671,250 median, from $700,000 to $2,175,000. Carrara recorded 8 sales at $1,696,250 and Viansa Penthouse Homes 4 at $1,790,000. Over 24 months, 49 condominium sales had a $1,450,000 median, pulled down by Fairgrove coach home first sales.

What do single-family homes in Talis Park sell for?

Ten single-family homes sold in the 12 months to October 2, 2026 at a $4,587,500 median, from $2,000,000 to $10,000,000, and 16 sold over 24 months at a $4,725,000 median. No single-family neighborhood recorded more than 5 sales in 24 months, so the neighborhood table lists individual prices and does not trend them.

Is club membership required in Talis Park?

The Talis Park Golf Club's membership page says membership is required to enjoy the amenities and lists Resident Equity Golf and Resident Equity Sport tiers. Its turnover packet says owners agree to the club agreements in the purchase agreement. We could not confirm a recorded deed obligation, so ask your title company for the recorded documents.

How much does Talis Park club membership cost?

The club publishes no initiation fee, annual dues or food and beverage minimum, so ask its membership office for the current schedule in writing. The published figure is the 2026 turnover assessment, $35,000 for each Golf member and $14,200 for each Sport member, which the packet says is added to a new buyer's settlement statement.

What is the Talis Park club turnover?

The club is moving from Kitson and Company to its members in a $23 million exit funded by a $16.5 million Bank of America loan and $14.4 million in member assessments. Vote 1 passed on August 17, 2026, Vote 2 was set for October 23 with no result posted by October 28, and closing is targeted for November 2026.

What is the Talis Park CDD fee?

The Talis Park CDD's fiscal 2027 assessment is $1,286.91 in operations for every unit plus debt service by product, for totals of $2,249.70 to $5,624.02. A Carrara condominium totals $2,681.09 and a Seneca 90-foot lot $3,361.76. Most appear on the November tax bill, while Toscana I condominiums are direct billed.

What are the HOA fees in Talis Park?

Talis Park's master association and sub-association dues are not published, so request each association's budget and estoppel certificate. Florida caps the estoppel fee at $250, plus $100 if expedited and $150 if delinquent. The published costs are the CDD, $2,249.70 to $5,624.02 a unit, and the club's turnover assessment of $35,000 or $14,200.

How much are property taxes in Talis Park?

Our estimate for 2026 is 9.3714 mills for the North Naples fire tax code, after 9.5058 mills in 2025. On a $1,671,250 condominium that is about $15,661.96 before homestead, plus the CDD and solid waste. Homestead removes $50,000 from non-school levies and $25,000 from the school levy. Your TRIM notice has the exact bill.

Is Talis Park gated?

Yes, Kitson and Partners describes Talis Park as a gated golf community, and in 2015 it announced a south entry gate with a guardhouse and a private resident lane. Current staffing hours and guest rules are not published, so ask the association for its written access rules before you rely on any gate.

Who designed the Talis Park golf course?

Greg Norman and Pete Dye co-designed the 18-hole, par 72 course, which the club lists at 7,001 yards from the championship tees. It opened in the mid-2000s as part of Tuscany Reserve. Greg Norman's design firm records Golfweek placements of No. 45 in 2009 and No. 91 in 2014, which are dated rankings, not current ones.

Was the Talis Park golf course renovated?

Yes. The club says it renovated the course in 2023 with new irrigation, new turfgrass and TifEagle greens, with Platinum Paspalum on fairways, tees, approaches and rough. The renovation changed routing too: hole 5 now plays 522 yards and hole 6 plays 166, against 501 and 211 on the older scorecard.

What yardages does the Talis Park golf course play?

The club's current scorecard lists par 72 and five tee sets: championship 7,001 yards, back 6,532, member 6,140, middle 5,688 and forward 4,979. We print no course rating or slope because the current club card carries none. The longest hole from the championship tees is the 8th, a 567-yard par 5.

Does Talis Park have a private beach club?

No. The club runs the Beach Runner, a complimentary shuttle for homeowners, members and guests that has served the public Vanderbilt Beach Park since November 2017, departing Vyne House. The county charges $10 to park without a resident permit, and the club's current schedule is not published, so do not count on daily service.

What amenities does Talis Park have?

The club lists the 33,000 square foot Vyne House, a three-acre sports complex with five tennis courts, four pickleball courts and four bocce lanes, a 50-foot lap pool, a 24-hour fitness studio and Esprit Spa. Its practice facility covers nine acres. The club says membership is required to use these amenities.

Is Talis Park in a flood zone?

On FEMA's effective map, all 50 Talis Park street points we tested read Zone AH, with base flood elevation lines of 11.5 to 12 feet against street elevations of 15.5 to 28.2 feet. FEMA's preliminary map reads Zone X, and 17 letters of map change exist for Talis Park projects. Check your address.

Will FEMA's new flood map change Talis Park?

FEMA's preliminary Collier map, released March 20, 2025, shows all 50 tested Talis Park points as minimal hazard Zone X, but it is not effective. A 90-day appeal period began August 19, 2026, and the county lists summer 2027 as a target, subject to change. Ask your lender which map governs at closing.

Do I need flood insurance to buy in Talis Park?

A lender requires flood insurance only for a federally backed mortgage on a building in a special flood hazard area, and Talis Park maps as AH on the effective map. FEMA has issued 17 letters of map change here, so ask for the lender's flood determination and the letter. Many owners carry coverage anyway.

What evacuation zone is Talis Park in?

Collier's evacuation layer and Florida's statewide layer place 49 of the 50 Talis Park addresses we checked in evacuation Zone D, and one Fairgrove point falls outside Collier's layer. Zone A typically evacuates first, and an evacuation zone is not a flood zone, so look up your own address before hurricane season.

What wind speed are Talis Park homes built for?

Collier's Florida Building Code layers show a Risk Category II design wind speed of 160 mph at 49 of 50 Talis Park points and 159 mph at one, and the area sits in the wind-borne debris region. Homes built from 2004 to 2025 were permitted under different code editions, so ask for the permit year.

Does roof age affect insurance in Talis Park?

Florida bars an insurer from refusing a policy solely because a roof is under 15 years old. A roof 15 years or older must be allowed an inspection and cannot be refused if five or more years of life remain. Original roofs on Talis Park homes built before 2011 are already past 15 years.

Do Carrara and Viansa need milestone inspections?

Collier's January 2026 milestone list shows Carrara's 15 buildings due for first inspection in 2045 to 2047, Viansa's Penthouse and Terrace buildings in 2047 to 2051 and Toscana I in 2035. Two-story coach homes are not on the list. Ask each association for its structural integrity reserve study and the state filing confirmation.

Can I rent out a home in Talis Park?

Talis Park has no published community-wide lease rule, so minimum terms, annual caps and approvals sit in each recorded declaration. Collier County Ordinance 2021-45 requires registration for rentals under 30 days more than three times a year, with fines up to $500 a day. Read the declaration for the specific home before you offer.

Is there new construction in Talis Park?

Fifth Avenue South is about 16.5 miles and 28 minutes. These are approximate no-traffic road estimates from one origin dated October 28, 2026.

Is Talis Park in Naples or Bonita Springs?

Talis Park has Naples mailing addresses in ZIP 34110 and sits in unincorporated Collier County, not in a city, per its CDD and the county's layers. Parts of Fairgrove and Brightling sit near the Collier and Lee county line, so confirm the county for an address because it decides tax, schools and flood panel.

How does Talis Park differ from Mediterra?

Both are gated North Naples golf communities with a club and a CDD. Talis Park recorded 28 sales at $1,800,000 and has one 18-hole course and no new construction. Mediterra recorded 53 at $2,100,000 in an earlier window and has two Tom Fazio courses, a Bonita Beach club and $87,500 minimum club entry.

Was Talis Park once called Tuscany Reserve?

Yes. Talis Park began as Tuscany Reserve under WCI Communities, and Kitson and Partners bought it on January 31, 2011 for $31 million and renamed it. County zoning, plats and some condominiums, such as Toscana I at Tuscany Reserve, still carry the old name. No source gives a meaning for the word Talis.

Members approved Vote 1 on August 17, 2026. Closing is targeted for the first half of November 2026, and no later than December 31, 2026 unless extended.

Talis Park's yearly median rose from $941,900 on 57 sales in 2016 to $1,800,000 on 25 sales in 2026 through October 2, about 1.9 times. The steepest step was between 2021 and 2022, from $1,017,500 to $1,917,500, which shows in every condominium group, so it was a repricing and not a mix effect.

How often do Talis Park homes sell?

About 28 of roughly 530 residences, 5.3 percent, had a qualified recorded sale in the 12 months to October 2, 2026, and 65 sold over 24 months. Carrara condominiums turned over 8.9 percent, Corsica coach condominiums 4.7 percent and single-family homes 4.4 percent. Single-family neighborhoods rarely record more than 5 sales in 24 months.

What is Florida Amendment 3 and does it affect Talis Park?

Florida's November 3, 2026 ballot carries Amendment 3, which as summarized would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the cap on non-homestead assessment growth from 10 percent to 5 percent. It needs 60 percent approval and leaves school taxes unchanged. The outcome is unknown as this page is dated.
