How did the Tiburon median move?
The median rose from $1,652,500 on 24 sales in the prior 12 months to $1,800,000 on 29 sales in the latest 12, a gain of about 9 percent. Part of that is mix: single-family homes were 8 of the 29 latest sales, and they sell for roughly twice the condominium price.
Calendar-year medians since 2016
The county recorded 17 qualified sales in 2016 and 79 in 2021, the busiest year in the table. The median climbed from $850,000 in 2021 to $1,575,000 in 2025, and the 22 sales recorded in 2026 through October 2 have a $2,150,000 median.

All resales, no builder sales
The county file shows no builder-direct sale in the latest 12 months, so every one of the 29 sales was a resale. Three vacant residential lots remain on the roll, two in Serafina and one in Escada, and the Pelican Marsh district reported in July 2026 that its assessable base is unchanged because the community is built out.
The top of the market
The highest sale in the latest 12 months was a Marsala home at $4,000,000 on July 2, 2026. Over the last five years the highest recorded Tiburon sale was an Escada estate at $8,000,000 on May 5, 2023, and the most recent Escada sale was $6,225,000 on June 30, 2025.
What the MLS shows
The Southwest Florida MLS recorded 32 Tiburon closings at a $1,850,000 median in the 12 months to September 18, 2026. Those homes sold in a median 86 days at a median 93.8 percent of the list price, for $65,845,000 in total volume. The MLS counts listed sales, so its count differs from the county’s.
Why thin villages need their own counts
Four villages had two or fewer recorded sales in the latest 12 months, and Escada had none, so a village-level price is a handful of sales and not a market rate. We list those sales one by one in the village table below instead of printing a median.
Which Tiburon village fits you?
Tiburon is ten villages under one master association, and the village decides the product, the price, the association layers and the flood zone. The table compares all ten on the Collier County record for the 12 months to October 2, 2026, listing individual sales wherever there were two or fewer. Data updated: October 2026.

Marsala at Tiburon
Marsala is 56 detached homes on Marsala Way, entered from the east side of Livingston Road, built 2007 to 2020. Its 4 recorded sales in the latest 12 months ran from $2,800,000 to $4,000,000 at a $3,522,500 median, the highest village median in Tiburon. It has its own association website and gate.
Serafina at Tiburon

The Norman Estates at Tiburon
The Norman Estates is 27 detached villas beside the clubhouse, the earliest Tiburon neighborhood: its developer deeded the land on November 11, 1998. The county files it as Tiburon The Norman Estates at Pelican Marsh Unit 23, and recorded two sales in the latest 12 months, $2,700,000 and $2,825,000.
Condos and coach homes in Tiburon
Tiburon’s 382 condominium homes make up 71 percent of its 540 residences, spread across six villages and nine state-registered projects, and every building is three habitable stories or taller. The county recorded 21 condominium sales at a $1,410,000 median in the 12 months to October 2, 2026. Data updated: October 2026.
How many condominiums are in Tiburon?
The Florida DBPR registry lists Castillo 102, Ventanas I 82, Bolero 60 (four projects of 15), Esperanza 42, Esperanza II 48 and Marquesa Royale 48, a total of 382 units that match the 382 condominium parcels on the county roll. For a broader view, see our guide to Naples condos for sale.
Three-home buildings: Castillo and Bolero
Castillo and Bolero are built as buildings of three residences, one per floor, with each home reported to have its own two-car garage. Florida’s structural-integrity statute excludes three-family dwellings with three or fewer habitable stories, so ask each association for its written position on milestone inspections and reserve studies.
The mid-rise: Ventanas
Ventanas has 82 residences in buildings A, B and C, five habitable storeys over ground-level parking. The Collier milestone list schedules all three buildings for 2032, and a buyer pays the condominium association, the Mid-Rise association, the master association and the CDD.
The coach homes: Esperanza and Marquesa Royale
Esperanza, Esperanza II and Marquesa Royale are six-residence coach-home buildings with three residential floors over ground parking, reported to have assigned spaces in place of garages. They are the newest Tiburon condominiums, built 2008 to 2015, and they price highest per square foot of the condominium villages.
What condominiums cost per square foot
The 21 condominium sales in the latest 12 months had a median $592 per heated square foot on the county record, from Castillo near $523 to Marquesa Royale near $774. Dollars per square foot use the county’s heated area, so compare villages with each other and not with a listing’s quoted size.
Single-family homes and estates in Tiburon
Tiburon’s 158 detached homes sit in four neighborhoods, Marsala, Serafina, Escada and The Norman Estates, and the county recorded 8 single-family sales in the 12 months to October 2, 2026 at a $2,960,000 median, from $2,550,000 to $4,000,000. Every detached sale was a resale. Data updated: October 2026.
What detached homes sold for
The 8 detached sales were Marsala at $2,800,000, $3,095,000, $3,950,000 and $4,000,000, Serafina at $2,550,000 and $3,500,000, and Norman Estates at $2,700,000 and $2,825,000. The median $850 per square foot of the main residence's base area is the highest in Tiburon. Browse our guide to Naples luxury homes for sale.
Marsala: the newest detached stock
Marsala’s association was formed in 2006 and the declaration was made on August 18, 2006. Most Marsala homes were built from 2011 to 2014, and the last two were finished in 2018 and 2020, so Marsala resales include the newest detached homes in Tiburon. Marsala is the one village that sits across Livingston Road from the rest of Tiburon.
Serafina and The Norman Estates: smaller lots
Serafina and The Norman Estates are the compact detached neighborhoods, with Serafina platted in 2001 and homes there reported to have private pools. Serafina’s three sampled flood points all mapped to Zone AH, so a Serafina buyer should price flood insurance early.
Escada: custom estates
Escada’s 31 custom homes are the most expensive in Tiburon, with the county recording seven sales from $5,250,000 to $8,000,000 over five years. Escada has the highest neighborhood assessment among the villages, about $2,532 a year, according to the district’s July 2026 minutes.
What does it cost to own a home in Tiburon?
The yearly cost of a Tiburon home is a stack of up to four layers: your village association, the Mid-Rise association for three villages, the Tiburon Estates master association, and the Pelican Marsh CDD line on the tax bill. The CDD figures are published; the association dollar amounts are not, so we print none. Data updated: October 2026.
| Layer | Who pays it | What is published |
|---|---|---|
| Village association (condominium or homeowners) | Every Tiburon owner | Not published; request the budget and estoppel certificate |
| Tiburon Mid-Rise Neighborhood Association | Ventanas, Esperanza and Esperanza II | Not published; request the estoppel certificate |
| Tiburon Estates Homeowner’s Association (master) | Every Tiburon owner | Capital contribution formula only; regular assessment not published |
| Pelican Marsh CDD | Tiburon parcels on the CDD roll | FY2027 operations assessment $1,879 per ERU; debt line by neighborhood |
The master association
Tiburon Estates Homeowner’s Association, Inc. is the master association for ten associations, managed by KW Property Management and Consulting. Its board has one seat for each community plus one additional seat. Marsala’s board FAQ says the master assessment is paid quarterly and includes basic cable through a bulk provider.
The Mid-Rise layer
The Tiburon Mid-Rise Neighborhood Association adds a fourth layer for Ventanas, Esperanza and Esperanza II. Its amended and restated declaration is recorded in the Collier Clerk’s Official Records, and it is the document that sets the shared grounds and pool tract. Castillo, Bolero and Marquesa Royale buyers do not pay this layer.
Capital contributions at closing
A recorded amendment to the Tiburon Estates declaration, dated June 27, 2022, charges each new member at purchase one quarter of the annual common assessment, in an amount the board sets by resolution. Marsala adds a $3,000 resale capital assessment, paid by the buyer unless the contract says otherwise.
How to get the exact number: the estoppel certificate
No Tiburon association publishes its current dues. Request an estoppel certificate through the master’s manager, which orders them through HomeWiseDocs. Under Florida law the standard fee is capped at $250, with up to $150 more if the account is delinquent, and delivery is due within 10 business days.
Property taxes
Tiburon is in unincorporated Collier County, and the CDD charge appears as a non-ad valorem line beside the county millage. Ask the seller for the latest tax bill, because the CDD line differs by neighborhood and the county’s own figures are the authority.
Rules a buyer should read
Castillo’s recorded 2024 rules set a 30-day minimum lease, up to two household pets, no reptiles and no pets for guests or tenants. Marsala sets a 30-day minimum and no more than three leases in 12 months, with board approval. Rules change by board vote, so confirm them for the village you want.
What is the Pelican Marsh CDD, and when does the Tiburon bond end?
The Pelican Marsh Community Development District is a state-chartered local government, established December 14, 1993, whose FY2027 operations assessment is $1,879 per equivalent residential unit on 2,949 units. Its Series 2022 refunding bonds mature on May 1, 2031, and that debt is assessed on Tiburon neighborhoods, not on the other Pelican Marsh villages. Data updated: October 2026.
The 2031 bond schedule
The district’s FY2025 audit lists the Special Assessment Revenue Refunding Bond, 2022 Series, at an original $3,460,000 with $2,365,000 outstanding on September 30, 2025. Scheduled principal runs $385,000 in 2026, $390,000 in 2027, $400,000 in 2028, $410,000 in 2029, $415,000 in 2030 and $365,000 in 2031.
Operations assessment up 8.9 percent
The operations assessment rose from $1,725 to $1,879 per ERU for the fiscal year that began October 1, 2026, and the district’s non-ad valorem roll for FY2027 is $5,540,000 against $5,088,300 a year earlier. The FY2026 debt service levy was $498,570, set by Resolution 2025-5 on July 16, 2025.
Neighborhood assessments by village
At its July 15, 2026 meeting the district reported neighborhood assessments from about $833 to $853 for smaller condominium units up to about $2,532 for Escada. The full per-neighborhood table is not published, so read the assessment lines on the seller’s tax bill.
Does Marsala pay the CDD?
Marsala lies east of Livingston Road, and the district’s engineer told residents in 2017 that the development of regional impact extends to the Marsala property. Whether a Marsala parcel carries a CDD line is a tax-bill question, so ask the seller for the bill before you write an offer.
The notice in a Tiburon contract
Florida requires a boldfaced notice about the district’s assessments immediately above the buyer’s signature line in a contract for property in a CDD. Read the notice, then compare it with the estimated bill and the bond schedule above.
Is golf membership required in Tiburon?
Golf at Tiburon is a separate club and not part of the master association. Tiburon Golf Club offers Medallion and Signature memberships to residents and an Associate category to non-residents, and it publishes no initiation fees or dues. Marsala’s association says membership is not required; ask for the declaration of any other village. Data updated: October 2026.
The two Greg Norman courses
Tiburon Golf Club is a semi-private club with two 18-hole Greg Norman designs, the Gold Course (opened 1998) and the Black Course (opened 2001), and a Certified Audubon Cooperative Sanctuary. The Gold plays 7,382 yards, par 72, rated 76.0 with a 137 slope; the Black plays 6,949 yards from its championship tees, par 72, with a 74.0 rating and 145 slope on the club’s website.
Membership categories
The club lists Medallion (year-round golf at cart fee), Signature (golf May through October) and Associate, which is for non-residents and currently has a wait list. The Medallion sheet says a portion of the initiation fee is refundable; the Associate sheet says it is not. Confirm refund and transfer terms in writing.
What fees are published
The club publishes no initiation fee or dues for any category, and broker-quoted figures vary widely, so none is printed here. Request current fees through the club’s membership form and ask for the club membership plan and rules, which the club’s own preview sheet names as the governing documents.
Who owns and runs the club
Host Hotels & Resorts bought the remaining interest in Tiburon Golf Ventures, L.P. on August 30, 2011 for $11 million after holding 49 percent, and Troon was selected to manage the club in September 2016. Marsala’s declaration states that the club facilities are privately owned and operated and are not common property.
Tour events at Tiburon
The LPGA’s CME Group Tour Championship is scheduled on the Gold Course November 19 to 22, 2026. The Grant Thornton Invitational follows December 11 to 13, 2026, and the PGA TOUR Champions’ Chubb Classic plays the Black Course February 8 to 14, 2027. See also our guide to Naples golf homes for sale.
The Ritz-Carlton and daily life in Tiburon
Tiburon’s daily life centers on the Ritz-Carlton Naples, Tiburon, a 295-room resort that opened in January 2002 and unveiled a renovation on October 6, 2026, beside the golf club’s 27,000-square-foot clubhouse. The resort and club are private businesses, not community property, and each has its own rules for residents. Data updated: October 2026.
The Ritz-Carlton renovation
The resort’s October 6, 2026 unveiling added a 2,700-square-foot event space called Swaying Palm, three dining concepts named Palmera, Fenrose and Cafe Fenrose, redesigned rooms and a Club Lounge. Host Hotels & Resorts reported a development cost of about $75 million for the original resort.
Is the resort part of the community?
No. Marsala’s declaration says the club facilities are privately owned and operated and are not common properties, and a 2017 district meeting recorded the board chair calling the hotel and the master association separate. Owning a Tiburon home does not include resort or club privileges.

The Mouratoglou Tennis Center has four Har-Tru clay courts with lessons, clinics and camps. Court rental is available to Tiburon members only, while lessons are open to non-hotel guests subject to availability. The club’s member sheets still use an older academy name for the same courts.
Dining and the clubhouse
The clubhouse has three dining rooms, locker rooms and a golf shop, and Sydney’s Pub serves members and visitors. Member sheets list a 20 percent club dining discount, but the dining names on those sheets predate the renovation, so confirm current outlets.
Village pools and amenities
Amenities are set village by village. Marquesa Royale’s association describes a large gated pool with a spa and grilling area, Ventanas, Esperanza and Esperanza II share the Mid-Rise pool tract, and the detached villages are reported to have private pools. Ask each association for its amenity rules.
Gates and access
The Pelican Marsh CDD operates access-control gates for Pelican Marsh and Tiburon, and its FY2027 budget carries $1,139,900 for access control across both. A district staffing policy dated 2011 describes one manned gate at Tiburon controlling the others remotely, with roving patrols, so confirm current practice and your village’s own gate rules.
Tiburon vs Pelican Marsh: how do they compare?
Tiburon and Pelican Marsh share one planned unit development, one development of regional impact and one CDD, but Tiburon has its own master association, its own optional resort club and a higher price level. The Pelican Marsh neighborhoods outside Tiburon recorded 124 sales at an $869,500 median in the same 12 months. Data updated: October 2026.
| Factor | Tiburon | Pelican Marsh (outside Tiburon) |
|---|---|---|
| County record, 12 months to Oct 2, 2026 | 29 sales, $1,800,000 median | 124 sales, $869,500 median |
| Condominiums | 21 sales, $1,410,000 median | 68 sales, $637,450 median |

Same district, different governance
Both communities pay the same Pelican Marsh CDD operations assessment, but a Tiburon buyer deals with the Tiburon Estates master association and a Pelican Marsh buyer with the Foundation of Pelican Marsh, which publishes its dues. Our page on Pelican Marsh homes for sale covers the other side.
Two golf models
Tiburon’s club is owned by a hotel company and offers resident memberships. Pelican Marsh Golf Club has been member-owned since 2007, and the club states that residency is not required to join. In both places golf is a separate decision from the home.
Which buyers choose which
Buyers who want a resort-adjacent golf setting, newer coach homes or detached homes from about $2.5 million tend to choose Tiburon. Buyers who want a wider range of condominiums and single-family homes below $1.5 million, more villages to compare and a published master dues figure tend to choose Pelican Marsh.
How does Tiburon compare with Pelican Bay, Mediterra and Grey Oaks?
Tiburon sits between the coastal and the private-club communities of North and central Naples. Its $1,800,000 county median is below Grey Oaks and Mediterra and near Pelican Bay, and unlike Mediterra it does not require a club membership. The table states each window, because the pages were built on different dates. Data updated: October 2026.
| Community | County record | Median | Golf or club model | District or master charge |
|---|---|---|---|---|
| Tiburon | 29 sales, 12 months to Oct 2, 2026 | $1,800,000 | Separate club, optional | CDD $1,879 per ERU; master dues not published |
| Pelican Bay | 201 sales, 12 months to Aug 17, 2026 | $1,920,000 | Club Pelican Bay, separate and optional | No CDD; Foundation $3,435 per unit for 2026-27 |
| Mediterra | 53 sales, 12 months to Aug 17, 2026 | $2,100,000 | Club membership required of owners | CDD about $1,600 in fiscal 2027 |
| Grey Oaks | 50 sales, 12 months to Aug 17, 2026 | $3,975,000 | Private club; membership rules set by the club | No CDD |

Tiburon vs Pelican Bay
Pelican Bay is mostly condominiums on the Gulf side of US 41 with a county services charge and a separate Foundation, while Tiburon is inland, about 4.1 road miles from Vanderbilt Beach in off-peak driving. Both keep golf separate from the home. See Pelican Bay homes for sale.
Tiburon vs Mediterra
Mediterra owners must join the club, so the home price and the membership are one decision, and the community straddles Collier and Lee counties. Tiburon owners decide about golf separately. See Mediterra homes for sale and compare the fee structures side by side.
Tiburon vs Grey Oaks
Grey Oaks has no CDD, a private country club with its own membership rules, and recorded a $3,975,000 median. Tiburon carries a CDD bond line through 2031, and its golf club is a separate, optional decision. See Grey Oaks homes for sale.
What should Tiburon condo buyers ask about milestone inspections and reserves?
Tiburon’s condominium buildings are three habitable stories or taller, so Florida’s milestone inspection and structural integrity reserve study (SIRS) rules reach most of them. Ventanas, the five-storey village, is on Collier County’s milestone list for 2032, and Esperanza for 2043 to 2045. Ask every association for its reports in writing. Data updated: October 2026.
The milestone inspection rule
Florida Statutes section 553.899 requires a milestone inspection of a condominium building of three or more habitable stories by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years. Phase one is a visual structural examination, and phase two testing is required if substantial deterioration is found.
The structural integrity reserve study
Section 718.112 requires a SIRS at least every 10 years for each residential condominium building three habitable stories or higher, covering structure, roof, plumbing, electrical, waterproofing, windows and other listed items. The first study was due by December 31, 2025, and the state keeps a public SIRS lookup.
What Collier’s list shows for Tiburon
Collier County’s milestone list shows Ventanas buildings A, B and C due in 2032 and the Esperanza and Esperanza II buildings due 2043 to 2045. For the other condominium villages, ask the association for its milestone and SIRS position, because the published county list is not a complete record of every Tiburon building.
Castillo and Bolero: the three-family question
The statute excludes three-family dwellings with three or fewer habitable stories above ground, and Castillo and Bolero are three-residence, three-storey buildings. Whether each association treats itself as covered is a question for its board, so request the written answer and any reserve study before you make an offer.
Insurance on a Tiburon condominium
The association insures the building as originally installed and must carry fidelity coverage, with replacement cost reappraised at least every three years. The unit owner insures contents and interior items such as appliances, cabinets and floor coverings, usually through an HO-6 policy. Request the master policy certificates and the deductible.
Is Tiburon in a flood zone?
It depends on the street. Of 26 Tiburon addresses sampled on FEMA’s National Flood Hazard Layer on October 27, 2026, 7 mapped to Zone AH and 19 to Zone X, none to a coastal V zone. All three Serafina points and all three Marsala points were Zone AH, as was one of three Esperanza points. Data updated: October 2026.
| Village | Points sampled | Result | Map panel effective |
|---|---|---|---|
| Castillo | 3 | Zone X at all three | February 8, 2024 |
| Ventanas | 2 | Zone X at both | February 8, 2024 |
| Esperanza and Esperanza II | 3 | Zone AH at one, Zone X at two | February 8, 2024 |
| Marquesa Royale | 3 | Zone X at all three | February 8, 2024 |
| Bolero | 3 | Zone X at all three | February 8, 2024 |
| Serafina | 3 | Zone AH at all three | February 8, 2024 |
| Escada | 3 | Zone X at all three | February 8, 2024 |
| Norman Estates | 3 | Zone X at all three | February 8, 2024 |
| Marsala | 3 | Zone AH at all three | May 16, 2012 |
Sources: FEMA National Flood Hazard Layer and FIRM panel layer, queried October 27, 2026 at street-interpolated points. Samples are not parcel determinations.
Zone AH and elevation certificates
Zone AH is a Special Flood Hazard Area with shallow ponding, and FEMA’s data for these Tiburon polygons carries no static base flood elevation. A lender requires flood insurance on a mortgaged home in an AH zone, and an elevation certificate for the exact address is what settles the rating.
Marsala’s older map panel
Marsala’s sampled points fall on panel 12021C0401H, effective May 16, 2012, while the other villages fall on panels 12021C0194J and 12021C0382J, effective February 8, 2024. A buyer in Marsala should ask whether a map revision or a letter of map amendment applies to the lot.
Evacuation zone
Florida’s statewide evacuation layer places most Tiburon sample points in Zone C and Marsala in Zone D, but that layer has not been checked against Collier County’s own lookup. Confirm the zone for an address on the county’s evacuation lookup before relying on it.
Collier’s flood insurance discount
Collier County has participated in FEMA’s Community Rating System since October 1992 and holds Class 5, which gives eligible National Flood Insurance Program policyholders a 25 percent discount, according to the county’s 2024 flood newsletter. Class 5 is a county rating, not a Tiburon one, so confirm the current class with your agent.
Flood insurance basics
A standard homeowners policy excludes flood. The NFIP covers up to $250,000 on a residential building and $100,000 on contents and takes effect after a 30-day wait unless it is tied to a loan closing, and private flood policies can offer higher limits. Ask for quotes on the exact address before you commit.
How did Tiburon fare in recent storms, and what does insurance require?
No published record places storm surge or structural flood damage inside Tiburon during Hurricane Irma or Hurricane Ian. The Pelican Marsh district sought $120,000 to $130,000 from FEMA for Ian road damage and reported no flooding at its October 2024 meeting. Roof age and opening protection drive insurance more than the village name. Data updated: October 2026.
Hurricane Ian and the district’s records
The National Hurricane Center measured maximum inundation of 6 to 9 feet above ground in Naples for Ian. The Pelican Marsh district’s May 2023 minutes show it seeking FEMA funds for road damage, and its October 16, 2024 minutes report no flooding and no problems with the lakes or drainage.
Hurricane Irma
The National Weather Service put Naples inundation from Irma at 3 to 4 feet and less than half a mile inland. A weather station about one mile from Tiburon recorded a 112 mile-per-hour gust, and the Tiburon Golf Club announced it would reopen on September 19, 2017 after some damage.
Building code era
The statewide Florida Building Code took effect March 1, 2002. Bolero was built 1999 to 2000, Castillo, Ventanas and The Norman Estates straddle 2002, and Marquesa Royale, Esperanza, Esperanza II and most of Marsala came later. The permit date, not the build year, decides which code applied.
Wind mitigation credits
Section 627.0629 requires insurers to offer discounts or credits for verified wind-resistant features such as roof-to-wall connections, roof covering, opening protection and window and door strength. A licensed inspector documents them on a standard form, and your agent applies the credits, so order the inspection during your due-diligence period.
Citizens Property Insurance
Citizens may write a new policy only if private coverage is unavailable or priced more than 20 percent higher, and it excludes a dwelling with replacement cost of $700,000 or more unless the state finds no competition in the county. Most Tiburon detached homes sold above $2.5 million, so expect private coverage.
Schools zoned for Tiburon
Tiburon addresses are zoned for Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High for 2026-27, with Marsala zoned to North Naples Middle, and all four schools earned an A in Florida’s 2025-26 grades as reported by Collier County Public Schools. We tested ten Tiburon addresses on the district lookup on October 27, 2026. Data updated: October 2026.
| School | Role | 2025-26 grade |
|---|---|---|
| Pelican Marsh Elementary | Zoned elementary for all ten addresses tested | A |
| Pine Ridge Middle | Zoned middle for nine of ten addresses | A |

What is changing near Tiburon?
Road work is the main change around Tiburon: the I-75 and Pine Ridge Road diverging diamond interchange opened in May 2026, FDOT is planning a new interchange at Immokalee Road, and Collier County is widening Vanderbilt Beach Road. We found no rezoning petition within about one mile of Tiburon on October 27, 2026. Data updated: October 2026.
I-75 and Pine Ridge Road
The diverging diamond interchange at I-75 and Pine Ridge Road opened to traffic in late May 2026, and FDOT lists full completion for mid 2027. It is 4.6 road miles from Tiburon.
I-75 and Immokalee Road
FDOT project 452544-1 covers a new diverging diamond interchange at Immokalee Road and congestion relief lanes, with public hearings on October 27 and 28, 2026. Immokalee Road is the nearest northbound ramp for Tiburon, so expect construction.
Airport-Pulling Road and Vanderbilt Beach Road
Collier County plans to widen Airport Road between Vanderbilt Beach Road and Immokalee Road to six lanes, and the county’s project page lists no construction start we could confirm. Vanderbilt Beach Road east of US 41 is under construction for about two years at $28.4 million.
Pelican Marsh zoning
One Pelican Marsh petition is on the calendar: a Foundation of Pelican Marsh request, PDI-PL20260009822, to reduce a setback for an amenity building on Pelican Marsh Boulevard, to be heard by the Collier County Hearing Examiner on November 12, 2026. It lies west of Tiburon.
Who built Tiburon, and how did it grow?
WCI Communities developed Tiburon between about 1998 and the mid-2010s inside the Pelican Marsh development of regional impact. The county approved the master plan in 1995, the first neighborhood deed was recorded in 1998, and the Ritz-Carlton opened in January 2002. Lennar bought WCI in 2017, long after Tiburon was built out. Data updated: October 2026.
The master plan
Pelican Marsh Development Order 95-1 was adopted by Resolution 95-71 on January 24, 1995, and Pelican Marsh PUD Ordinance 95-4 was amended on December 9, 1997. The district covers about 2,075 acres, and Tiburon is roughly 600 of them, according to the district’s manager.
The building timeline
| Village | Key date | Built (county) |
|---|---|---|
| The Norman Estates | Land deeded to its partnership November 11, 1998 | 2001 onward |
| Bolero | Condominiums recorded November 1999 and August 2000 | 1999 to 2000 |
| Castillo | Condominium recorded October 16, 2001 | 2001 to 2003 |
| Serafina | Platted 2001 | 2002 onward |
| Ventanas I | Condominium recorded December 19, 2002 | 2002 |
| Marsala | Declaration made August 18, 2006 | 2007 to 2025 |
| Marquesa Royale | Condominium recorded August 1, 2008 | 2008 to 2012 |
| Esperanza and Esperanza II | Recorded July 16, 2013 and September 29, 2014 | 2013 to 2015 |
From WCI to Lennar
The recorded declarations name WCI Communities as declarant. Lennar completed its acquisition of WCI on February 10, 2017 for about $643 million, so Lennar did not develop Tiburon.
Is Tiburon built out?
Yes. The district’s July 15, 2026 minutes say the assessable base stayed at 2,949 equivalent residential units because the community is built out, and the county shows three vacant residential lots. Marsala's later builds are resales of homes finished as recently as 2018 and 2020.
Which documents should a Tiburon buyer request?
A Tiburon buyer should request the declaration, rules, budget and reserve schedule for the village, the master and Mid-Rise documents where they apply, an estoppel certificate, and for any condominium the SIRS, milestone letter and insurance certificates. Most are recorded with the Collier Clerk or filed with the state. Data updated: October 2026.
| Document | Why it matters | Where to look |
|---|---|---|
| Declaration and amendments | Leasing, pets, transfer fees, capital contributions | Collier Clerk Official Records |
| Master declaration and 2022 amendment | One quarter of the annual assessment at purchase | Master’s manager; Clerk |
| Mid-Rise declaration (three villages) | Fourth assessment layer and shared pool tract | Clerk |
| Rules, budget and reserve schedule | What the dues fund | The association |
| Estoppel certificate | Exact amounts due, delinquencies and special assessments | Manager; HomeWiseDocs |

What to ask about litigation and special assessments
Ask the association for its last two years of board minutes and any pending special assessment. We found no public record of a Tiburon association special assessment or lawsuit, and the estoppel and the minutes are where one would appear.

Which Tiburon village is the least expensive?
Ventanas, the five-storey mid-rise, recorded three sales in the 12 months to October 2, 2026, at $715,000, $840,000 and $965,000. The next-lowest recorded band was Castillo, nine sales from $1,000,000 to $1,575,000. These are recorded county sales, not asking prices, and Ventanas adds a fourth association layer.
What is the most expensive Tiburon neighborhood?
Escada’s custom estates, where the last seven recorded sales over five years ran from $5,250,000 to $8,000,000, including $6,225,000 on June 30, 2025. Among villages that sold in the latest 12 months, Marsala led with four sales from $2,800,000 to $4,000,000 and a $3,522,500 median.

Ten: Castillo, Ventanas, Bolero, Esperanza, Esperanza II, Marquesa Royale, Marsala, Serafina, Escada and The Norman Estates. Six are condominium villages and four are detached-home neighborhoods. The Tiburon Estates master association sits over the villages, and Ventanas, Esperanza and Esperanza II also share the Mid-Rise association.
Is Tiburon part of Pelican Marsh?
For land-use approval, yes. Tiburon sits inside the Pelican Marsh planned unit development and development of regional impact, and the Pelican Marsh CDD serves it. It has its own master association, Tiburon Estates Homeowner’s Association, its own villages and a separate golf club, so it is a distinct community with a shared district.
Does Tiburon have a CDD, and when does the bond end?
Yes, the Pelican Marsh Community Development District. Its 2022 refunding bonds had $2,365,000 outstanding at September 30, 2025 and mature on May 1, 2031, so the debt portion of the CDD line ends after the 2031 payment. The operations assessment continues, and the tax bill is the authority for your parcel.
What is the CDD assessment in Tiburon?
The FY2027 operations assessment is $1,879 per equivalent residential unit, up from $1,725 and charged on 2,949 units. Neighborhood assessments reported in July 2026 ranged from about $833 to $853 for smaller condominium units to about $2,532 for Escada. Both appear as a non-ad valorem line on the Collier County tax bill.
What are the Tiburon HOA fees?
No Tiburon association publishes its current dues online, so we print none. The master association is Tiburon Estates Homeowner’s Association, managed by KW Property Management and Consulting. Request an estoppel certificate and the village budget; Florida caps the standard estoppel fee at $250 and requires delivery within 10 business days.
What is the capital contribution when you buy in Tiburon?
The master association charges each new member, at purchase, one quarter of the annual common assessment, in an amount set by board resolution under an amendment recorded June 27, 2022. Marsala adds a $3,000 resale capital assessment. Other villages may charge their own, so confirm every line on the estoppel before closing.
Is golf membership mandatory in Tiburon?
Golf is a separate club. Tiburon Golf Club offers Medallion and Signature memberships to residents and describes them as available, and Marsala’s association states membership is not required. The other nine villages’ declarations were not read in this research, so ask for the declaration and an estoppel before you rely on that.
How much does Tiburon golf membership cost?
The club does not publish initiation fees or dues, and broker-quoted figures disagree widely, so none is printed here. Request current fees in writing through the club’s membership form. Ask whether any part of the initiation fee is refundable, because the Medallion sheet says a portion is and the Associate sheet says it is not.
Who designed the Tiburon golf courses?
Greg Norman designed both 18-hole courses. The Gold Course opened in 1998 and plays 7,382 yards, par 72, rated 76.0 with a 137 slope. The Black Course opened in 2001 and plays 6,949 yards from its championship tees, par 72, rated 74.0 with a 145 slope on the club’s website.

Is Tiburon gated?
Yes. The Pelican Marsh CDD operates access-control gates for Pelican Marsh and Tiburon, and Marsala has its own entrance on Livingston Road. A district staffing policy dated 2011 describes one manned gate controlling the others remotely, with roving patrols. Gate and transponder rules differ by village, so confirm current practice.
Is Tiburon in a flood zone?
Some of it. Of 26 addresses sampled on FEMA’s flood map on October 27, 2026, 7 mapped to Zone AH (all three Serafina points, all three Marsala points and one of three Esperanza points) and 19 to Zone X, with none in a coastal V zone. Ask for an elevation certificate on any address.
What hurricane evacuation zone is Tiburon in?
Florida’s statewide evacuation layer places most sampled Tiburon points in Zone C and Marsala in Zone D, but we did not confirm that against Collier County’s own lookup. Collier’s zones run from A to F. Check the exact address on the county’s evacuation zone lookup before relying on a zone.
Do Tiburon condos need milestone inspections?
Florida requires them for condominium buildings of three or more habitable stories, with an exclusion for three-family buildings of three or fewer stories. Collier’s list schedules Ventanas for 2032 and Esperanza and Esperanza II for 2043 to 2045. For Castillo, Bolero and Marquesa Royale, ask the association for its written position and any reserve study.
Can I rent my Tiburon condo or home?
Rules are set village by village. Castillo’s recorded 2024 rules set a 30-day minimum lease and Marsala sets a 30-day minimum with no more than three leases in 12 months and board approval. Other villages publish their limits only in recorded documents, so request the declaration and current rules before you plan to rent.
Are pets allowed in Tiburon?
It depends on the village. Castillo’s recorded rules allow up to two household pets plus caged birds and fish, prohibit reptiles, and do not allow guests or tenants to keep pets. Marsala’s declaration sets no size, type or number limit, with leash and waste rules on common property. Check the other villages’ rules.
Is there a Ventanas II in Tiburon?
No. The Florida DBPR registry lists only Ventanas I at Tiburon, with 82 units recorded December 19, 2002. A Ventanas II name appears in a corporate record but no condominium units are registered under it, so treat any listing using that name as something to check against the legal description.
What schools serve Tiburon?
For 2026-27, ten Tiburon addresses tested on the district lookup were zoned for Pelican Marsh Elementary and Aubrey Rogers High, with Pine Ridge Middle for nine and North Naples Middle for the Marsala address. All four schools earned an A in Florida’s 2025-26 grades. Confirm the zone for your address.
Is Tiburon in the City of Naples?
No. Tiburon is in North Naples, ZIP 34109, in unincorporated Collier County with a Naples mailing address. It lies between Airport-Pulling Road and Livingston Road, north of Vanderbilt Beach Road, and Marsala sits east of Livingston Road. The county, not the City of Naples, sets its taxes and permits.
How far is Tiburon from the beach?
Vanderbilt Beach public access is about 4.1 road miles from the Tiburon club entrance, roughly 9 minutes in off-peak driving by routing estimate on October 27, 2026. Clam Pass Park is about 5.8 miles and 12 minutes. Season traffic and the Vanderbilt Beach Road widening can add time.
How far is Tiburon from the airport?
Southwest Florida International Airport is about 27 road miles and 37 minutes from the Tiburon club entrance in off-peak driving by routing estimate on October 27, 2026, via Airport-Pulling Road, Immokalee Road and I-75 north to Daniels Parkway. Allow more time at rush hour and in peak season.
Who built Tiburon?
WCI Communities developed Tiburon, and the recorded declarations for Bolero and Marsala name WCI Communities, Inc. as declarant. Lennar completed its acquisition of WCI on February 10, 2017 for about $643 million, long after Tiburon was built out, so Lennar did not develop it. Escada’s lots were platted for custom estates.
Are there new homes for sale in Tiburon?
Not from a builder. The county recorded no builder-direct Tiburon sale in the 12 months to October 2, 2026, and the district says the community is built out. Three vacant residential lots remain on the roll, two in Serafina and one in Escada. Newer homes appear as resales, such as Marsala homes finished in 2018 and 2020.
How old are Tiburon homes?
Built from 1999 to the 2020s. Bolero, 1999 to 2000, is the oldest housing; Castillo, Ventanas, Serafina and Escada date from 2001 to 2003 onward; Marquesa Royale was built 2008 to 2012; and Esperanza and Esperanza II 2013 to 2015. Marsala runs from 2007 to 2020. Years are county residence records.
What is the difference between Esperanza and Esperanza II?
Same series of six-residence coach-home buildings and the same plans of about 2,930 and 2,950 square feet, but two condominiums with separate associations. Esperanza has 42 residences, recorded July 16, 2013; Esperanza II has 48, recorded September 29, 2014. In the latest 12 months the county recorded one sale and three.
How is Tiburon different from Pelican Marsh?
They share one planned unit development and one CDD, but Tiburon has its own master association, its own resort-owned golf club and a much higher recorded price level: a $1,800,000 median on 29 sales against $869,500 on 124 sales in the Pelican Marsh neighborhoods outside Tiburon, both in the 12 months to October 2, 2026.
Do Tiburon condos have garages?
It depends on the village. Castillo and Bolero homes are reported to have their own two-car garages, Ventanas one covered space per unit, and Esperanza, Esperanza II and Marquesa Royale assigned ground-floor spaces. Confirm the exact space and any storage in the declaration for the building you are considering.
