How the last year compares
Volume rose from 37 recorded sales in the prior 12 months to 50 in the latest 12, while the county median moved from $3,900,000 to $3,975,000, about 2 percent. With 2.3 months of supply on the September pull, Grey Oaks was a tight market: buyers who want a specific neighborhood often wait for it.
The Grey Oaks record sale
The highest recorded Grey Oaks sale is $16.5 million on Indian Pipe Way in The Estates, recorded December 18, 2025. It is also the top of the county's 12-month range for the community.
Grey Oaks neighborhoods compared
Grey Oaks is 19 neighborhoods under the Grey Oaks Property Owners' Association on the east campus, plus The Estuary at Grey Oaks on the west side of Airport-Pulling Road under its own association. The neighborhood decides the product and most of the price. The county recorded these sales by neighborhood group in the 12 months to August 17, 2026. Data updated: October 2026.
| Neighborhood group | Product | County recorded sales, 12 months | County median |

Source: Collier County Property Appraiser sale files, qualified improved sales, August 17, 2025 to August 17, 2026, grouped by plat. Small groups move a lot from year to year, so read a median of three or five sales as a range, not a price.
The Estates at Grey Oaks
The Estates is the custom estate neighborhood of Grey Oaks: 160 homes built on 167 platted lots across 12 streets, including Indian Pipe Way, Bulrush Lane and Spicebush Lane, with a median living area of about 4,943 square feet. The county recorded 10 sales in 12 months at a $6,199,500 median, and it holds the community record. See The Estates at Grey Oaks homes for sale.
Traditions at Grey Oaks
Traditions is the newest part of the east campus: 62 single-family villas and 60 coach-home condominiums, built 2008 to 2015 by CC Homes, on Residence Circle, Aberdeen Court and Traditions Court. The county recorded 8 sales in 12 months at a $2,137,500 median. See Traditions at Grey Oaks homes for sale.
The Estuary at Grey Oaks
The Estuary is the 176-home campus west of Airport-Pulling Road, around the Bob Cupp Estuary course and its own 19,000 square foot clubhouse. It has its own property owners' association and its own gate on Estuary Boulevard, sits inside the City of Naples, and recorded 5 sales in 12 months at a $9,000,000 median, from $4,225,000 to $13,000,000. Its listings appear in the Grey Oaks search above.
Torino and Miramonte
Torino was the last developer release in Grey Oaks, built by CC Homes from 2015, and together with Miramonte it holds about 90 homes. The county recorded 7 sales across the two in 12 months at a $4,100,000 median. Listings appear in the Grey Oaks search above.
Terra Verde
Terra Verde is 48 condominium homes and the entry point to Grey Oaks ownership: the county recorded 5 sales in 12 months at a $1,900,000 median. The same equity club requirement applies to a Terra Verde buyer as to an estate buyer.
Avila, Isla Vista, Venezia and Capistrano
Avila is 53 single-family homes, with 3 recorded sales in 12 months at a $3,125,000 median. Isla Vista, Venezia and Capistrano recorded 5 sales between them at a $4,000,000 median. Other east-campus neighborhoods include Isle Royale, The Mews, Palm Island, Banyan Island, San Tiva, Isle Toscano and Majestic Isle.
What does it cost to own in Grey Oaks?
The yearly cost of a Grey Oaks home is the master association assessment, any neighborhood or condominium association, the equity club's dues and the property tax, with no CDD on top. The club publishes no current fee schedule, so we print only association figures we can source and the capital contribution cap from the recorded declaration. Data updated: October 2026.
Master association fee
The Grey Oaks Property Owners' Association assessment was $1,509 a quarter, $6,036 a year, as posted on the association's resident portal in September 2026, and it includes Comcast cable, internet and ADT monitoring. The association sets its budget each November, so confirm the current quarter with an estoppel certificate.
The Estuary association fee
The Estuary at Grey Oaks Property Owners' Association assessment was $3,345 a quarter, $13,380 a year, on the same September 2026 posting. Estuary owners pay this association, not the east-campus master association.
Resale capital contribution
A buyer pays a capital contribution at closing, capped at 0.33 percent of the price by section 3.4 of the recorded declaration (Instrument 6667205). The board sets the live rate within that cap and does not publish it, so ask for it on the estoppel certificate.
No CDD
All 1,053 Grey Oaks parcels carry $0 in non-ad valorem assessments on the certified roll, and Florida's special district registry lists no Grey Oaks or Halstatt district. Neighboring Pelican Marsh and Talis Park both have CDDs, so this is a real difference when you compare.
Property taxes
Grey Oaks straddles a city line, so the millage depends on the lot: 9.0076 mills on the City of Naples side, 9.4020 in the North Collier Fire district and 10.4020 in the Greater Naples Fire district. The median Grey Oaks tax bill on the roll was $20,537.
Neighborhood and condominium dues
The 19 neighborhood associations and the condominium associations charge their own assessments on top of the master fee, and none publish them centrally. Ask the seller for the last two statements and an estoppel certificate for the exact address.
Leasing rules
The master declaration sets a minimum lease of six months and a maximum of 12 (section 10.1), and a neighborhood association may only be stricter. Grey Oaks is not a short-term rental community.
Is club membership required at Grey Oaks?
Yes. Grey Oaks Country Club membership is mandatory and it is equity: a recorded Mandatory Membership Amendment (Official Records 4797, page 1963, May 16, 2012, re-recorded as Exhibit D to Instrument 6667205) requires every owner to hold an Equity Golf or an Equity Sports membership. Members have controlled the club since 2015. Data updated: October 2026.
| Membership | Golf | Required? |
|---|---|---|
| Equity Golf | Year-round golf on all three courses | One of the two is required |
| Equity Sports | Unlimited golf May to October, none November to April | One of the two is required |
| Non-Equity Golf Joining Waitlist | Add-on for Sports members | Optional |
Source: Grey Oaks Country Club membership and the club's 2026 membership guide, page 20; the club publishes no current joining fee or dues.
The grandfather exemption does not pass to you
Owners who bought before June 1, 2014 were exempted from the mandatory membership, but the exemption ends with the sale: a buyer of a grandfathered home must still join. Many listing descriptions miss this.
The Pine course
The Pine course, a Clifton design, opened in 1993 and reopened in November 2023 after a $15 million renovation by Andrew Green, reported by Golf Course Architecture.
The Palm course
The Palm course opened in two stages, 1997 and 1999, on the east campus.
The Estuary course
The Estuary course, a Bob Cupp design, opened in 2003 west of Airport-Pulling Road with its own 19,000 square foot clubhouse.
Clubhouses and amenities
The main clubhouse is about 62,000 square feet, and the club adds racquets, wellness and three restaurants. For what daily life inside the gates is like, from the club calendar to how the neighborhoods differ, see McGreevy and Comisar's Grey Oaks community guide, Jesse and Marc's full guide to the community.
Is Grey Oaks gated?
Yes. Grey Oaks has four gates: the main gate on Airport-Pulling Road is staffed 24 hours, the Livingston Road gate is staffed from 6 a.m. to 6 p.m., the Halstatt gate is unmanned, and The Estuary has its own gate on Estuary Boulevard run by the Estuary association. Data updated: October 2026.
Is Grey Oaks a 55+ community?
No. Grey Oaks has no age restriction. Moorings Park at Grey Oaks, a continuing care retirement campus, is a separate gated campus inside the master association on the City side, not an age rule for the community.
Is Grey Oaks in a flood zone?
Parts of it. In a 228-point sample across Grey Oaks, 35.1 percent of points fell in a special flood hazard area (Zone AE or AH) and 64.9 percent in Zone X, with no coastal V zone; base flood elevations run 8.5 to 10.5 feet NAVD88 against a median ground elevation of 9.7 feet. The zone varies by lot, so check the exact address. Data updated: October 2026.
FEMA map panels
Grey Oaks sits on FIRM panels 12021C0392J and 12021C0384J, effective February 8, 2024. FEMA's proposed new Collier maps entered their appeal period on August 19, 2026, so the zone for a lot can change when they take effect. Search an address at the FEMA Flood Map Service Center.
Map amendments on file
FEMA has 21 letters of map amendment or revision on file inside Grey Oaks, 10 of them in Traditions. A lot with a letter may be removed from the special flood hazard area; ask the seller for it.
Evacuation zones and storms
The east campus is in Collier Hurricane Evacuation Zone C and The Estuary in Zone B. Hurricane Ian's storm surge in 2022 did not reach Grey Oaks.
Schools near Grey Oaks
Grey Oaks addresses are zoned for Poinciana Elementary, Gulfview Middle and Naples High for 2026-27, on the district's zoning maps checked at 10 addresses on both sides of the city line, with no split zoning. All three schools are graded A. Confirm the zone for an exact address with the district's school zone lookup. Data updated: October 2026.
Poinciana Elementary
Poinciana Elementary is at 2825 Airport-Pulling Road, directly across the road from Grey Oaks.
Gulfview Middle and Naples High
Gulfview Middle and Naples High complete the zoned set, both graded A.
Where is Grey Oaks?
Grey Oaks is in central Naples, ZIP 34105, at Airport-Pulling Road and Golden Gate Parkway, with Livingston Road on the east side. Airport-Pulling Road splits it into the east campus and The Estuary. About 354 acres, mostly The Estuary, are inside the City of Naples; the rest is unincorporated Collier County. Data updated: October 2026.
| From the Grey Oaks main gate, by road | Distance |
|---|---|
| Naples Airport | 2.8 miles |
| Waterside Shops | 3.1 miles |
| I-75 at Golden Gate Parkway | 3.5 miles |
| NCH Baker Hospital | 4.19 miles, about 10 minutes |
| Fifth Avenue South | 5.0 miles |
| Southwest Florida International Airport (RSW) | 31.4 miles, about 42 minutes |
What Grey Oaks backs onto
The Estuary side backs onto the Gordon River corridor and a 137.99-acre dedicated preserve. Bear's Paw Country Club sits in the one quadrant of the survey sections outside the Grey Oaks zoning, and Moorings Park Grande Lake is inside the zoning south of Golden Gate Parkway but outside the property owners' association. Naples Airport is about 2.8 miles away, outside its 60-decibel noise contour.
City or county?
Of the 1,053 parcels, 836 are unincorporated Collier County and 217 are in the City of Naples, 213 of them in The Estuary. That decides the millage, the building department and the flood map host, so check it per address.
What is changing nearby
Collier Ordinance 2026-12, adopted April 28, 2026, raised the assisted-living floor area ratio from 0.45 to 0.60 inside the Grey Oaks zoning, and it affects Moorings Park Grande Lake only. A City site plan for The Estuary at Grey Oaks at 1600 Estuary Drive is under review, scope not yet published.
The history of Grey Oaks
Grey Oaks was built on Collier family land: a 1969 Barron Collier Jr. trust for Judy Collier Sproul, vested in 1976, and the development company took its name from Hallstatt, Austria. Four Grey Oaks entities were filed in 1992, and the first homes followed in 1993. Data updated: October 2026.
Zoning and scale
Grey Oaks is the Grey Oaks/Halstatt mixed planned unit development, Collier Ordinance 07-40 as amended, about 1,601 acres with a maximum of 1,775 dwelling units. The Collier roll counts 1,053 parcels and 919 structures, built 1993 to 2025.
The last developer releases
CC Homes, the Codina-Carr venture, bought the Traditions parcel in 2011 and built Traditions and later Torino, which in 2015 was the last developer release.
