Searching under the right name
Some listing sites label Lexington Country Club as part of Fort Myers Beach or of a Harlem Heights neighborhood. Neither label matches the county record: the Lee County roll puts every Lexington Country Club home in unincorporated Lee County with a Fort Myers mailing address in ZIP 33908, and the Town of Fort Myers Beach is a separate municipality about 3.9 miles away in a straight line. The club's older real estate page also still shows 2021 fee schedules; the fees on this page come from the association's May 2026 documents.

Source: Lee County Property Appraiser sale and parcel files, DOR-qualified improved sales over $1,000, index built October 27, 2026. The 12-month window runs September 26, 2025 to September 25, 2026; the newest Lexington Country Club sale in it was recorded September 10, 2026. No sale in the window was builder-direct: every one was a resale, as expected in a community the county roll dates to 1995 to 2000.
Why the 12-month median fell 21.4 percent
The county median moved from $350,000 to $275,000, down 21.4 percent, while the number of sales rose from 90 to 147. Most of that move is mix, not a collapse in prices. Condominiums made up 125 of the 147 recent sales (85 percent) against 69 of 90 (77 percent) a year earlier, and more of the condominiums that sold were lower priced. Within each type the change was smaller: the single-family median moved from $700,000 to $661,250 (down 5.5 percent) and the condominium median from $320,000 to $265,000 (down 17.2 percent). Compare like with like, building by building, before reading a trend into one number.
Golf Village and Lake Village sales compared
Sorting the 147 recent sales by village shows the price gap that the fee structure would predict. Golf Village (Waterford, Wedgewood and the single-family Estate and Villa Homes) recorded 75 sales at a $345,000 median, 53 of them condominiums at a $279,900 median. Lake Village (Southmont Cove, Sommerset Villas, Sutton Walk and Sutton Walk Lakeside, all condominiums) recorded 72 sales at a $250,000 median, from $150,000 to $454,000. Lake Village homes carry a lower master fee and no bundled golf, so the two medians are not a like-for-like price comparison.
The 12 months quarter by quarter
The recent median held in a narrow band through the year. Sales recorded September 26 to December 31, 2025 numbered 29 at a $284,500 median; January to March 2026, 52 at $273,750; April to June 2026, 49 at $279,900; and July 1 to September 25, 2026, 17 at $275,000. February to April 2026 was the busiest stretch, with 76 of the 147 sales.
The Lexington Country Club price trend since 2015
The county record covers resales only: the last homes were built in 2000, so no builder-direct sale appears in any year since 2015.

Source: Lee County Property Appraiser sale files by calendar year. Prices stepped up in 2022, the year Hurricane Ian struck, and the overall median peaked at $418,500 in 2024, a year with only 70 sales and a higher share of single-family homes. Dollars per heated square foot peaked at $286 in 2023. The 2021 total of 148 sales is the most in the series, and 2026 had already recorded 118 sales by mid-September.
Price bands in the last 12 months
Of the 147 recorded sales, 94 closed at $300,000 or less, 25 between $300,000 and $400,000, 9 between $400,000 and $500,000, 12 between $500,000 and $750,000, and 7 between $750,000 and $1,000,000. No Lexington Country Club sale in the window reached $1,000,000. The under-$300,000 band holds most Waterford, Southmont Cove, Sommerset Villas and Sutton Walk Lakeside sales; every sale above $500,000 was a single-family home on Edgemont Drive, Willowcrest Way, Willowcrest Court or Garden Pointe.

A single low sale can reflect condition, so read the bottom of the range as a floor for that building, not a price for the neighborhood.
Price per square foot in Lexington Country Club
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $210 per square foot for all homes, $326 for single-family homes and $200 for condominiums. The prior 12 months ran $250, $377 and $233. By calendar year the peak was $286 in 2023, and the 2026 year to date sits at $210, close to the 2021 level of $197.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, concessions, or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now. The county file also does not say whether a condominium faces the golf course or a lake, which the association fee sheet and the listing will.
Lexington Country Club neighborhoods compared
Lexington Country Club is nine fee groups in two villages, from the Waterford condominiums on Millstone Circle to the single-family Estate Homes on Edgemont Drive and Cherry Hill. The neighborhood decides the product, the size, the fee and most of the price. The table pairs the association's unit counts and 2026 fees with the county's recorded sales. The county cannot split Estate Homes from Villa Homes: their sales mix on Edgemont Drive and Willowcrest Way under the same Lexington Country Club legal names, so their 22 sales are shown together. A median of five or eight sales is a range, not a price.
Waterford at Lexington
Waterford is the largest neighborhood: 285 condominium homes in three condominiums of 95 units each on Millstone Circle, in Golf Village, built 1996 to 1999 with a 1,213 square foot median heated area. On the county roll the single-family homes have a 1,949 square foot median heated area (range 1,693 to 3,308) and mostly three bedrooms. Edgemont Drive recorded 11 sales in 12 months at a $753,000 median and holds four of the five highest recent sales, topped by $875,000 at 16110 Edgemont Dr. The Estate Homes neighborhood fee is $882 a quarter, for an all-in $3,549 a quarter ($14,196 a year), the figure the Estate Homes Q&A sheet also states. Lawn, landscape and irrigation by the master association are part of the neighborhood fee.
Villa Homes
Villa Homes is 162 detached villas in Golf Village, under the Villa Homes Homeowners Association, with the lowest all-in fee in Lexington Country Club: a $675 neighborhood fee plus the $2,667 Golf Village master fee, $3,342 a quarter or $13,368 a year. The villas carry the same Lexington Country Club legal names as the Estate Homes on the county roll, so their sales sit inside the single-family figures. By street, single-family sales in the 12 months were Edgemont Drive 11 at a $753,000 median, Willowcrest Way 6 at $660,000, Garden Pointe 4 at $518,500 and Willowcrest Court 1 at $515,000. Which streets are villas and which are estate lots is shown on the association's neighborhood map, not the county roll.
Southmont Cove at Lexington
Southmont Cove is the largest Lake Village neighborhood: 300 condominium homes in five condominiums of 60 units each on Southmont Cove and Willowcrest Way, built 1996 to 2000 with a 1,331 square foot median. The county carries it under three legal names (Southmont Cove at Lexington, No 4 and No 5: 180, 60 and 60 homes). Together they recorded 32 sales in 12 months at a $233,000 median, from $185,000 to $295,000, the lowest neighborhood median in the community. All-in fees are $3,449 a quarter ($13,796 a year), and the neighborhood fee rose from $1,553 a quarter in the 2025 Q&A sheet to $1,600 in 2026.
Sommerset Villas at Lexington

The county shows 152 homes under Sommerset Villas and 52 under Sommerset Villas No 6. Together they recorded 27 sales in 12 months at a $280,000 median, from $150,000 to $355,000; the 1,443 square foot plans sold 9 times at $335,000. Sommerset Villas holds the two lowest sales of the year. All-in fees are $3,766 a quarter ($15,064 a year).
Sutton Walk at Lexington
Sutton Walk Condominiums 1 and 2 are 96 homes (48 each) with Southmont Cove addresses in Lake Village, built 1997 to 2000, with the largest condominium plans in Lexington Country Club at a 1,889 square foot median. Only 5 sales were recorded in 12 months, at a $359,000 median, from $290,000 to $454,000; the $454,000 sale at 9121 Southmont Cv #406 is the highest condominium sale of the year. Sutton Walk also carries the highest fees: $5,102 a quarter all-in for Condo 1 and $5,092 for Condo 2, or $20,408 and $20,368 a year, because its own budget funds large reserve lines.
Sutton Walk Lakeside
Sutton Walk Lakeside (Condominium No. 3) is 72 homes on Bridgestone Court, built 1999 and 2000 with a 1,254 square foot median, governed by the same Sutton Walk association. The single-family legal groups on the county roll
The 283 single-family homes on the roll sit under eight legal spellings: Lexington C C Rplt Trs 3 4 + 7-9 (113 homes, 24-month median $629,000), Lexington Country Club (103 homes, $720,000), Lexington Country Club 1 (62 homes, $740,000) and five one-parcel variants. The 24-month medians are $629,000 to $740,000 on 11 to 19 sales per group. The association counts 284 single-family homes; the one-home difference is most likely a lot carried on a legal name that does not start with Lexington, and is not identified in the record we read.
Lexington Country Club housing stock at a glance
The roll shows 559 two-bedroom and 636 three-bedroom condominiums, and 70 two-bedroom, 190 three-bedroom and 23 four-bedroom single-family homes. Condominium heated areas run 1,067 to 1,975 square feet, around a 1,331 median. Buildings are one story (606 parcels), two stories (239), three stories (537) or four stories (96). About 49 percent of parcels show a garage. The roll's land-view field marks 806 parcels golf and 672 lake, almost exactly the association's village split.
Is club membership mandatory at Lexington Country Club?
Yes. Lexington Country Club membership comes with the home: every record owner of a lot or unit is a member of Lexington Community Association, Inc., which does business as Lexington Country Club, with one membership per home. The association's audited statements say all owners "must be members." Golf is bundled for Golf Village homes; Lake Village homes pay per round.
Golf Village: golf bundled into the assessment
Golf Village is 807 homes: Waterford, Wedgewood, the Estate Homes and the Villa Homes. Each pays the community assessment of $1,849 a quarter plus a golf assessment of $818 a quarter, $2,667 a quarter or $10,668 a year at the master level for May 2026 to April 2027. Golf Village members play without greens fees under the declaration; the club's 2026-27 rate overview lists a Golf Village member round at $30 for 18 holes and $15 for 9 in both seasons, and the sheet does not say whether that figure is a cart charge.
Lake Village: pay per round
Lake Village is 672 homes: Sommerset Villas, Southmont Cove and Sutton Walk (including Lakeside). Lake Village owners pay the $1,849 quarterly community assessment and no golf assessment, and pay per round at member rates below the rate charged non-owners.

Tee times and play priority
The association's May 1, 2026 Q&A sheet sets the booking rules. Golf Village members request tee times up to 7 days ahead and are awarded them 4 days ahead, with priority set by household play points, meaning all rounds in a household combine. Lake Village members book 2 days or less ahead. The declaration also allows non-owner play after owners have been served.
The $700 food and beverage minimum
Every membership carries a $700 yearly food and beverage minimum, May 1 to April 30, on top of the assessments. Any unspent amount is billed April 30, and the minimum is prorated monthly when a home changes hands. Charges count only when they go on the member account (credit cards are for guests), and a tenant's purchases count only if club privileges were delegated and the delegation fee paid.
No initiation fee, equity purchase or waitlist
No initiation fee, equity purchase or waitlist appears in any Lexington Country Club governing document or fee sheet. The cost of joining is the $8,500 Resale Capital Contribution plus the quarterly assessments. Any "initiation" figure found on a third-party site is not supported by the association's own documents.
The Lexington Country Club golf course
The course is 18 holes, par 72, 7,004 yards from the back tees, with a 73.4 rating and 135 slope from tee 1 and six other tee sets down to 3,546 yards, per the club scorecard. Gordon Lewis designed the original course, completed in 1995. The membership approved a full renovation in 2015, and Kipp Schulties Golf Design began the work in April 2017, financed by a construction loan dated December 1, 2016. Celebration grass covers tees and fairways, and the greens are Tif Eagle. The posted course hours are 7 a.m. to 5 p.m., with the golf shop open 7 a.m. to 4 p.m.
Is Lexington Country Club a 55+ community?
No. Lexington Country Club has no recorded age restriction. None of the 21 recorded declarations the association posts, from the master Declaration of Covenants (Lee County Official Records Book 2662, page 1385) to each condominium declaration, contains a 55+ or minimum-age occupancy rule, and several condominium declarations say children shall be permitted to reside in units.
What we read to answer the age question
We read every declaration the association posts on its real estate page in full on October 28, 2026: the 68-page Amended and Restated Declaration of Covenants (posted as revised October 28, 2025, and its March 2019 version), the three Waterford condominium declarations (restated 2017) and their older posted versions, the three Wedgewood declarations (2013), the three Sutton Walk declarations (2011), the six Sommerset Villas declarations (1996 to 1999) and the Southmont Cove declaration (restated February 19, 2015). We searched each for 55 or older, older persons, age restriction, minimum age and housing for older persons. No occupancy-age clause appeared in any of them, and the association's 2026 Q&A sheets and rules mention none.
How a 55+ community would have to be set up
Under federal and Florida law, a community qualifies as housing for older persons only if at least 80 percent of occupied units have an occupant 55 or older and it publishes and follows age-verification procedures (42 U.S.C. 3607(b)(2)(C) and section 760.29(4) of the Florida Statutes). None of those provisions appears in any Lexington Country Club document. The age question was checked against the documents the association posts; a later standalone amendment would show in the Lee County Clerk's official records index.
One membership per home
The master declaration attaches a single club membership to each lot or unit, with membership classes for Golf Village and Lake Village. How that membership is used is set by the declaration and the club's rules, which buyers should read in full with the resale package; this page does not summarize who may use a membership.
Is Lexington Country Club gated?
Yes. Lexington Country Club's gatehouse is staffed 24 hours a day, seven days a week, with a roving security officer on the property, according to the Lexington Community Association Q&A sheet dated May 1, 2026. Guests are registered in an online visitor portal or the guard calls the resident first, and guests show a driver's license at the gate.
Visitor and vehicle access
Residents list visitors in the Gatehouse Solutions portal; an unlisted visitor triggers a call to the resident before entry. Every member vehicle needs a bar code under the association's rules. The declaration covers access control in Article IV, Section 1(d) and Article VII, Section 23. The gate hardware itself (lanes and arms) is not described in the documents we read.
What the association budgets for security
The 2026-27 capital budget lists a $30,000 access control vehicle, and the reserve schedule carries $44,500 for security and access control and a $75,200 emergency fund. Estoppel and transfer requests go to the Association and Member Services Coordinator at the main clubhouse, 16257 Willowcrest Way, Fort Myers, FL 33908.
The Sommerset and Sutton Walk fence
A 2022 Lee County development order (LDO2022-00146, issued April 29, 2022) covered 2,005 feet of 60-inch chain link security fence, with no gates, at Sommerset Villas and Sutton Walk inside Lexington Country Club.
Leasing and rental rules in Lexington Country Club
Lexington Country Club homes can be leased, with association approval and a 30-day minimum. The master declaration requires a written lease for the whole unit and the association's prior written approval, deemed given if not denied within 15 days of a complete request. Transient tenants, rent sharing and subleasing are not allowed under the condominium declarations.
Approval, minimum term and transfer fee
Article VIII, Section 2 of the master declaration sets the lease rules: whole unit only, a written lease, and approval by the association. The minimum term is 30 days or one calendar month, whichever is less, under the master declaration, and 30 days under every condominium declaration and Q&A sheet we read. The association's Application for Consent to Transfer, posted for 2024 to 2025, carries a $275 transfer fee paid at closing.
Tenant use of the club
An owner may delegate common-area use rights to a tenant at most four times a year, with each term at least 30 days and no more than 12 months, and a transfer fee and application each time. A tenant's golf is charged at the posted tenant rates ($84 for 18 holes in peak season for a Golf Village home, $115 for a Lake Village home). The delegation of privileges fee amount was not published in the documents we read.
Occupancy, pets and vehicles
The master declaration limits occupancy to two persons per bedroom plus one per den, guests excepted. Owners may keep up to two household pets (dogs or cats) plus fish or caged birds, leashed outdoors and never on the golf course; pit bulls, Rottweilers and Dobermans are barred, and the condominium rules cap pets at two as well. Commercial vehicles are barred, and watercraft, trailers, campers and motor homes are allowed only fully inside a garage, with loading and unloading up to 12 hours in 24.
Collections and suspension
Assessments not paid by the due date carry interest of 1.5 percent plus a $25 monthly administration fee, and club privileges are suspended at 60 days past due, under the association's rules. Master bills issue April 30, July 31, October 31 and January 31, due May 30, August 31, November 30 and February 28.

How the master assessment is built
The master association's fiscal year runs May 1 to April 30, billed quarterly. For 2026-27 the Lake Village total of $1,849 a quarter is the community operating assessment of $1,446, less a $96 surplus carryover credit, plus a $17 capital assessment, a $376 reserve assessment and a $106 capital improvement fund payment. Golf Village adds a golf operating assessment of $693, less a $62 credit, plus $36 capital and $151 reserves: $818 a quarter. Lake Village rose from $1,787 to $1,849 a quarter (3.5 percent) and a Golf Village home from $2,579 to $2,667 (3.4 percent).

Source: association fee sheet titled "FEES MAY26-DEC26". All 1,479 homes fall in one of these rows. The Golf Village rows exclude the $108 quarterly renovation special assessment, and no row includes the $700 food and beverage minimum.
What the neighborhood fee covers
Each neighborhood fee is made of an assessment and reserves. Waterford's $1,875 is $1,530 assessment, $334 association reserves and $11 general reserves; Wedgewood's $1,837 is $1,513, $309 and $15; Southmont Cove's $1,600 is $1,205 and $395; Sommerset Villas' $1,917 is $1,570 and $347; Sutton Walk Condo 1's $3,253 is $2,116, $1,086 and $51. In the condominiums the fee pays for building insurance (property, flood and liability), exterior and roof maintenance, landscaping and irrigation, pest control, water and sewer (Waterford budgets $135,000 a year and Wedgewood $115,000), neighborhood pools, fire systems and elevators, and reserves. The Estate Homes fee covers landscape and irrigation by the master association ($3,024 a year), lawn treatments, mulch and mailbox reserves; the Villa Homes fee covers landscape and irrigation ($2,160 a year), lawn treatments, mulch and maintenance reserves.
Insurance drives the condominium budgets
Property, flood and liability insurance takes 44 percent of Waterford's 2026 operating budget, 57 percent of Wedgewood's and 61 percent of Sutton Walk's. Waterford budgets $573,630 for property and liability and $201,510 for flood; Wedgewood $820,460 for all three; Sutton Walk $771,418 plus pool and fire pump lines. Sutton Walk's budget also carries structural integrity reserve study (SIRS) funding lines under section 718.112 of the Florida Statutes. The master association's own audit warns that "losses from future catastrophic weather events may require special membership assessments," and its policies renew through March 1, 2027.
| Condominium association, 2026 budget | Units | Owner fee per unit, annual | Insurance share of operating budget |
|---|---|---|---|
| Waterford | 285 | $7,500 | 44 percent |
| Wedgewood | 238 | $7,348 | 57 percent |
| Sutton Walk Condo 1 / 2 / Lakeside 3 | 48 / 48 / 72 | $13,012 / $12,972 / $9,540 | 61 percent |
The Golf Village renovation special assessment
Golf Village owners pay a $108 quarterly special assessment for the golf course renovation, billed as a "GOLF CRS RENO ASMT" line. The board approved it in February 2016, payable in a lump sum or over 11 years from May 1, 2016 to May 1, 2027, and the association collected $283,824 from it in the year ended April 30, 2026. It is not included in the $2,667 Golf Village master fee, and it ends with the May 1, 2027 installment. Any payoff amount for a specific home appears on the estoppel certificate.
The $8,500 Resale Capital Contribution and other closing costs
Article V of the master declaration (posted as revised October 28, 2025) sets a Resale Capital Contribution of $8,500, due from the buyer (the transferee) on conveyance, billed at the end of the first month after closing and secured by a lien; the declaration and Q&A list exemptions. The association collected $700,500 in resale contributions in the year ended April 30, 2026. The buyer also pays the $275 transfer application fee, and the statutes cap an estoppel certificate at $250, plus $100 when expedited (sections 718.116 and 720.30851, Florida Statutes); the club's own estoppel charge was not published in the documents we read.
Cable television and internet are in the master fee
Cable television and internet are included in the master assessment. The association renewed its contract in January 2025 for ten years from September 2025, and paid $1,142,940 under it in the year ended April 30, 2026, netted against maintenance fees. A buyer comparing Lexington Country Club with a community that bills TV and internet separately should count that.
Master association debt, reserves and projects
The master association's April 30, 2026 audit shows $240,415 left on the course renovation loan, refinanced in September 2021 at a fixed 3.50 percent and maturing December 1, 2027, and an undrawn $1,000,000 line of credit. Net reserve funding for 2026-27 is $2,224,411 on the community side and $487,431 on the golf side ($1,504 and $604 a unit). New pickleball courts (about $359,000, contracted April 2026) and bocce courts (about $590,000, contracted August 2026) are under way. Capital requests for 2026-27 include 22 utility carts ($396,000) and an Island Club pool refinish ($112,270).
No CDD at Lexington Country Club
No community development district appears for Lexington Country Club. Every matched parcel on the 2026 Lee County roll carries taxing district 068 with no CDD, and no bond, debt-service or operations CDD line is disclosed in any association Q&A sheet. The Lee County solid waste assessment does appear on each tax bill as a non-ad valorem charge; its amount is on the parcel's own bill.
Property taxes in taxing district 068
Every Lexington Country Club home is in Lee County taxing district 068, Iona McGregor Fire, in unincorporated Lee County. The 2026 adopted total is 13.3623 mills, down from 13.4125 in 2025, according to the Lee County Property Appraiser's 2026 Taxing District Millage Book (printed October 9, 2026). Each $100,000 of taxable value costs $1,336.23 at that rate. The table shows the 2026 actual line items beside 2025: the school levy set by state law fell from 3.0710 to 3.0230 mills and the hyacinth and mosquito control lines from 0.2308 to 0.2286, which accounts for the 0.0502-mill decrease.

A worked yearly cost example
The 2026 Lee County roll's median taxable value is $197,525 for a Lexington Country Club condominium and $495,258 for a single-family home. At 13.3623 mills, property tax on those values is $2,639.39 and $6,617.79. A buyer's taxable value resets after a sale and homestead changes it again, so treat these as illustrations built from the current roll, not estimates for a purchase.
| Line, yearly | Waterford condo (Golf Village) | Southmont Cove condo (Lake Village) | Estate Home (Golf Village) |
|---|---|---|---|
| Property tax at 13.3623 mills | $2,639.39 ($197,525 x 13.3623 / 1,000) | $2,639.39 ($197,525 x 13.3623 / 1,000) | $6,617.79 ($495,258 x 13.3623 / 1,000) |
| Master plus neighborhood fees | $18,168 | $13,796 | $14,196 |
| Golf renovation special assessment ($108 x 4) | $432 | none | $432 |
| Food and beverage minimum | $700 | $700 | $700 |
| Total before insurance, utilities and golf rounds | $21,939.39 | $17,135.39 | $21,945.79 |
The renovation assessment ends with the May 1, 2027 installment, so a Golf Village total drops by $432 a year after that, all else equal. Lake Village owners add greens fees for every round played ($74.75 for 18 holes in peak season). Condominium owners' own contents and wind or flood coverage, and every single-family owner's homeowners and flood policies, come on top.
What amenities come with a Lexington Country Club home?
Lexington Country Club amenities come with every membership: the 18-hole course, a clubhouse with dining rooms, a lounge and a verandah over holes 9 and 18, the Island Club with a Tiki Bar and pool, 10 Har-Tru tennis courts, 4 lighted pickleball courts, 3 bocce courts, six heated pools and a fitness center, per the club's own pages read in October 2026.
Clubhouse and dining
The main clubhouse at 16257 Willowcrest Way holds the dining rooms, a lounge and a verandah overlooking the 9th and 18th holes. The club says its dining venues are available to members and to non-members, takes dining reservations online, and sets a country club casual dress code. Posted dining hours change by season, so check the club's dining page before planning around them.
The Island Club and Tiki Bar
The Island Club has the outdoor Tiki Bar, a pool and jacuzzi, a library and what the club calls a sandy beach. The association's May 1, 2026 Q&A sheet lists Island Club hours of 5 a.m. to 10 p.m. and Tiki Bar hours of noon to 7 p.m. The 2026-27 capital plan includes a $112,270 refinish of the Island Club pool.
Tennis, pickleball and bocce
The club lists 10 Hydro-Grid (Har-Tru) tennis courts, four of them lighted, 4 lighted pickleball courts and 3 bocce courts at the corner of Willowcrest Way and the clubhouse parking lot. Courts are open 8:00 a.m. to 9:30 p.m. daily, with online reservations up to a week ahead, and the Court Sports pro shop is open Monday to Friday, 8 a.m. to 2 p.m., all year. The association contracted new pickleball courts in April 2026 and new bocce courts in August 2026, so these counts may change.
Pools and fitness
The club counts six heated pools: two large community pools plus neighborhood pools that each condominium association budgets for. The fitness center is open 5 a.m. to 10 p.m. daily.
Activities and clubs
The club lists crafts, painting, exercise classes, card games, mah jongg, quilting, boating, fishing, bicycling and bridge among its activities, with golf leagues and clinics run through Golf Genius and events posted on the club calendar. The club also runs a reciprocal golf program, with a 2026-27 off-season reciprocal rate of $66. We found no documentation of boat docks or deeded water access for owners, so do not assume either.
Who runs Lexington Country Club?
Lexington Country Club is run by its owners. Lexington Community Association, Inc. (Sunbiz document N95000002169, filed May 5, 1995) is a mandatory-membership property owners' association and member-owned private club with a seven-member board elected by the owners, one vote per unit. Five condominium associations and two homeowners' associations sit beneath it.
The master association
The master association owns and runs the course, clubhouse and amenities and employs the general manager and staff, who work from the main clubhouse at 16257 Willowcrest Way. There is no outside management company. The board has seven directors who must be members aged 18 or older, with two membership classes, Golf Village and Lake Village. Sunbiz lists the association as active, with its last annual report filed March 25, 2026, and the Lexington Country Club name is a registered Florida trademark (T17000000791). The master association also sells landscape, management and other services to the neighborhood associations: $1,310,990 of revenue in the year ended April 30, 2026.
The neighborhood associations

Each condominium association has its own budget, Q&A sheet and rules, and budgets a small management fee paid to the master association or a part-time manager: Waterford $40,014, Wedgewood $34,978 and Sutton Walk $23,350 for 2026. Estoppel and transfer requests go to the Association and Member Services Coordinator at the main clubhouse.
The recorded documents
The original Declaration of Covenants for Lexington Country Club is recorded in Lee County Official Records Book 2662, pages 1385 to 1493, with Worthington Communities, Inc. as declarant. It was amended and restated in February 2007 and revised in April 2012, April 2013, March 2019 and April 2022; the copy the club posts is titled "Revised 10-28-25." The condominium declarations are recorded separately: Waterford No. 1 at OR 2669/1364 (January 22, 1996), Sutton Walk No. 1 at OR 2773/3469 (December 17, 1996), Wedgewood No. 1 at OR 2668/2173, with restatements recorded for Wedgewood (Instrument 2014000082154), Sutton Walk (Instrument 2011000069428) and Waterford (Instrument 2017000004111). Order of control runs from the Florida Statutes (Chapters 617, 718 and 720) through the master declaration, articles and bylaws (amended March 26, 2019), to the condominium declarations and then the rules.
Court cases and disputes
Every 2026 Q&A sheet (Estate Homes, Villa Homes, Waterford, Wedgewood, Sutton Walk and Sommerset Villas) answers the statutory question about court cases that could bring liability over $100,000 with "No," and the 2025 Southmont Cove sheet says the same. The master association's audited statements for April 30, 2026 disclose no litigation. A Lee County Clerk docket search by party name was not part of this research, so no docket reference is given here.
The 2025 Wedgewood amendment
A Certificate of Amendment recorded August 19, 2025 (Instrument 2025000222741), adopted at a special members' meeting in July 2025, amends Article 9.2.11 of the Wedgewood declarations. The owner stays responsible for heating and air-conditioning equipment, ductwork and dryer vents, while the association becomes responsible, as a common expense, for replacing the original developer-installed freon lines (on the owner's request) and for periodic cleaning of air-conditioner discharge lines.
Is Lexington Country Club in a flood zone?
Yes. Lexington Country Club is mapped in FEMA Zone AE, a coastal special flood hazard area: all 60 home parcels in a random sample of the county roll fell in Zone AE, with base flood elevations of 10 to 11 feet (NAVD88), on FEMA panels effective November 17, 2022. Lenders require flood insurance on a federally backed mortgage in Zone AE.
What the 60-parcel sample shows
We placed 60 random Lexington Country Club home parcels on FEMA's National Flood Hazard Layer on October 28, 2026. All 60 returned Zone AE, coastal floodplain. Base flood elevations were 10.0 feet on most addresses (Southmont Cove, Edgemont Drive, Willowcrest Way, Bayberry Bend, East Bay Circle, Bristol Bend) and 11.0 feet on many Millstone Circle (Waterford), Bridgestone Court (Sutton Walk Lakeside) and Sutton Walk addresses on Southmont Cove. A sample is a screen, not a determination: the FEMA panel and an elevation certificate for the exact address decide flood insurance.
FEMA map panels for Lexington Country Club
The community sits on four FEMA flood insurance rate map panels: 12071C0418G, 12071C0419G, 12071C0556G and 12071C0557G, each effective November 17, 2022, a date that reflects Lee County's coastal restudy. Lee County reports that FEMA's updated Flood Insurance Study and flood insurance rate maps for Lee County take effect March 2, 2027, and FEMA's list of communities with maps effective that day names unincorporated Lee County, which includes Lexington Country Club. A buyer under contract before March 2, 2027 who closes after it should check the address on both the current and the updated map, because a zone or elevation change can change lender requirements and premiums.
Elevation certificates and the 50 percent rule
Lexington Country Club homes were built 1995 to 2000, with a median of 1997, so most first floors were set to the flood maps in force when they were permitted. Lee County's 50 percent rule applies to any structure in a special flood hazard area below the required flood elevation: if the cost of repair or improvement exceeds 50 percent of the structure's market value, the whole structure must be brought up to current flood rules. Lee County hosts an elevation certificate search; ask the seller or the association for the certificate for the building before you write an offer.
Hurricane evacuation zone
Lee County's evacuation zone layer returns storm surge zone 1 at the community's center and at all four corners of its footprint, a layer record linked to the county's Zone A document, the first zone ordered out when a surge threat is serious. Zones can be refined by address, so check Lee County's Know Your Zone lookup for the specific home. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone.
Hurricane Ian at Lexington Country Club
Hurricane Ian made landfall near Cayo Costa on September 28, 2022 as a Category 4 hurricane with 130-knot winds, per the National Hurricane Center. In a spring 2023 trade press interview, Lexington Country Club's general manager said flood water affected more than half of the nearly 1,500 homes, some ground-floor units took up to five feet of water inside, more than 350 vehicles were towed off the property, and the course closed for more than a month. That is the manager's account, not a county record, and it says nothing about any single address. The association's Southmont Cove Hurricane Ian page posts a moisture damage assessment and an SBA loan letter, and the Estate Homes documents include a permanent flood barrier acknowledgement form and a hydrostatic vent bulletin.
Hurricanes Helene and Milton
The National Hurricane Center reported 3 to 5 feet of surge above ground from south of Englewood to Bonita Beach during Hurricane Helene in September 2024, and Hurricane Milton's major surge in October 2024 fell north of Lee County. Effects of Helene or Milton at Lexington Country Club itself are not documented in any first-party or reputable news source we found; association minutes from fall 2024 would be the record that shows them.
Florida's flood disclosure at contract
Section 689.302 of the Florida Statutes (2025) requires the seller of residential property to give the buyer a flood disclosure at or before contract, stating whether the seller knows of flooding during ownership, filed a flood claim or received FEMA or other flood assistance. The form also states that "Homeowners' insurance policies do not include coverage for damage resulting from floods." Read it alongside the elevation certificate, the condominium association's master flood policy and the building's wind mitigation and milestone reports, which Southmont Cove posts on its neighborhood page.
Schools near Lexington Country Club
Lexington Country Club addresses fall in Lee County's 2026-27 school choice zones rather than one assigned neighborhood school: elementary Proximity Zone O, middle Proximity Zone MM and the South high school zone, sub-zone 2, per the county's school proximity zone layer and the district's 2026-2027 Student Enrollment Plan. Lexington Middle School is about 1.2 road miles away on Summerlin Road.
The choice-zone schools
Lee County divides the county into residential choice zones; a household ranks schools within its zone and the district places students using priority factors. For the community's center point the 2026-27 layer returns these choices: Zone O elementary (Heights, Rayma C. Page, Tanglewood and Villas), Zone MM middle (Cypress Lake Middle and Lexington Middle) and South Zone sub-zone 2 high schools (Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers). Blocks near a boundary can differ, so confirm any address with the district's SchoolSite Locator.

Is Lexington Country Club in the City of Fort Myers?
No. Every one of the 1,478 county-roll homes is in unincorporated Lee County: taxing district 068, the Iona McGregor Fire District, with county zoning (the roll's zoning area code is ULC, and the county zoning layer shows RPD, residential planned development). The mailing city is Fort Myers for every home, but the millage, permits, flood rules and evacuation zones are Lee County's. On the county's planned development layer the project is "Lexington CC RPD (fka Stoneybrook)," 460.4 acres, first approved in 1987 under resolution Z87201.
What is changing near Lexington Country Club
A screen of Lee County's zoning case, development order and development activity layers around the community on October 28, 2026 found small, mostly medical and senior-housing projects and no road widening. The largest is Cypress Cove at HealthPark's Harbour Vue (DOS2026-00097), a proposed 60-unit independent living building of 167,685 square feet with a 15,030 square foot fitness center and a 4,770 square foot dining hall. Mangrove Estates (DOS2020-00010), a 63-lot single-family subdivision on 19.22 acres off Winkler Road, is in permitting, and a 15,500 square foot office complex (DOS2022-00078), 15,000 square feet of it medical office, holds a development order. A planned development amendment for Wellington Lake Bank Restoration (ADD2026-00167) was waiting on the applicant. No rezoning or road project for Lexington Country Club itself was found, and no project found would widen or close its entrance road.
Road work on nearby corridors
Lee County DOT construction notices from summer 2026 mention work on Gladiolus Drive and Winkler Road and a pipe repair between Summerlin Road and Bowling Green Boulevard, and FDOT lists nearby corridor projects including the Six Mile Cypress Parkway and Gladiolus Drive intersection with US 41 (project 430886-1). These were read only in excerpt, so their scope, dates and exact locations are not confirmed here; the county and FDOT pages in the sources hold them.
How Lexington Country Club compares with nearby communities
Lexington Country Club recorded the most sales and the lowest overall median of these three gated golf communities in ZIP 33908 in the latest 12 months, and it is the only one of the three where club membership comes with the home.

How to read the comparison table
The three counts use each community's legal names on the county roll, so they can differ from association totals: Lexington Country Club's association counts 1,479 homes. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. The club rows describe how membership is sold, not its price: the two optional clubs do not publish their initiation fees and dues, while Lexington Country Club's assessments are on its public fee sheet. Base flood elevations in the samples were 10 to 11 feet at Lexington Country Club, 8 feet at Gulf Harbour and 11 feet at The Forest.
The history of Lexington Country Club
Lexington Country Club was planned in the late 1980s, built from 1995 to 2000 and is run today as a member-owned club. Lee County first approved the planned development in 1987 as Stoneybrook, Worthington Communities, Inc. recorded the Declaration of Covenants as declarant, and Gordon Lewis completed the golf course in 1995.
Stoneybrook, Worthington and the build years
The county's planned development record still reads "Lexington CC RPD (fka Stoneybrook)," approved in 1987 under resolution Z87201, with two additions since. Lexington Community Association, Inc. filed with the state on May 5, 1995. Worthington Communities, Inc. was declarant on the original Declaration of Covenants (OR Book 2662, page 1385), and the condominiums followed: Waterford No. 1 recorded January 22, 1996, Sutton Walk No. 1 December 17, 1996, and the Sommerset Villas declarations dated 1996 to 1999. The county roll dates the homes 1995 to 2000, with a median of 1997.
The 2017 course renovation
The membership approved a full course renovation in 2015, and Kipp Schulties Golf Design began the work in April 2017. A construction loan agreement dated December 1, 2016 (up to $2,500,000) financed it, refinanced in September 2021 at a fixed 3.50 percent, and the Golf Village special assessment approved in February 2016 runs through May 1, 2027.
Hurricane Ian and after
Hurricane Ian flooded much of the community on September 28, 2022, per the club's general manager, and Southmont Cove's association posted a moisture damage assessment and an SBA loan letter in its wake. Since then Wedgewood recorded its 2025 amendment, the master association renewed its cable and internet contract for ten years from September 2025, and in 2026 contracted new pickleball and bocce courts.
What to request before an offer on a Lexington Country Club home
Lexington Country Club resale packages are document-heavy because each home answers to the master association and a neighborhood association. Before writing an offer, ask for the items below; each one settles a figure that this page can only give at the community or neighborhood level.
- The estoppel certificate from both associations, showing the current master and neighborhood fees, any balance of the $108 Golf Village renovation assessment, and whether the $8,500 Resale Capital Contribution applies.
- The neighborhood Q&A sheet dated May 1, 2026 and the association's fee sheet titled "FEES MAY26-DEC26," so the quarterly figure matches the building.
- The condominium association's 2026 budget, its insurance lines and its reserve schedule, including any structural integrity reserve study funding.
- The elevation certificate for the building or home, and its FEMA zone on both the current map and the updated map that takes effect March 2, 2027.
- The seller's flood disclosure under section 689.302 of the Florida Statutes, and any wind mitigation and milestone inspection reports the neighborhood posts.
- The current parcel tax bill, to see the Lee County solid waste charge and how a sale will reset the taxable value.
- The Application for Consent to Transfer and its $275 fee, and the association's approval timeline.
- For a rental plan, the lease rules in the master declaration (Article VIII, Section 2) and the neighborhood declaration, and the delegation of privileges fee.
Why the village matters more than the street
At Lexington Country Club the village sets the master fee and the golf cost, and the neighborhood sets the building insurance and reserves. Two Lake Village condominiums can differ by more than $1,600 a quarter in all-in fees: a Southmont Cove home pays $3,449 a quarter and a Sutton Walk Condo 1 home $5,102. Price the home and its fees together.

Residents register guests in an online visitor portal, or the guard calls the resident first, and guests show a driver's license. Every member vehicle carries a bar code.

Lenders require flood insurance on federally backed mortgages there. Lee County reports updated FEMA maps take effect March 2, 2027.
What hurricane evacuation zone is Lexington Country Club in?
Lee County's evacuation zone layer returns storm surge zone 1 across the community, a record linked to the county's Zone A document, the first zone ordered out when a serious surge threatens. Zones can be refined by address, so check Lee County's Know Your Zone lookup for the specific home before relying on this answer.
Did Hurricane Ian flood Lexington Country Club?
Yes, by the club general manager's account in a spring 2023 trade press interview: flood water affected more than half of the nearly 1,500 homes, some ground-floor units took up to five feet inside, more than 350 vehicles were towed, and the course closed over a month. Effects of Helene and Milton in 2024 are not documented.

Who built Lexington Country Club?
Worthington Communities, Inc. was declarant on the original Declaration of Covenants, recorded in Lee County Official Records Book 2662, page 1385.
