Source: Lee County Property Appraiser sale and parcel files, DOR-qualified improved sales over $1,000, index built October 27, 2026. No sale in the latest 12 months was builder-direct: all 87 were resales. The overall median moved up 0.8 percent, from $625,000 to $630,000, and the number of sales fell from 95 to 87. The two product medians both rose further (single family from $1,387,500 to $1,517,095, condominium from $475,000 to $545,000); the overall median moved less because the mix shifted, so compare like with like.

The Gulf Harbour price trend since 2015

The county record covers a finished community. Only one builder-direct sale appears in any year since 2015 (in 2019), so the yearly medians below track resales. Prices stepped up sharply in 2022 and peaked in 2023.

Price per square foot in Gulf Harbour

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $324 per square foot for all homes, $433 for single-family homes and $294 for condominiums. The calendar-year peak was $394 in 2023, and the 2026 year to date sits at $329. Within the condominium market the spread is wide: Grande Cay and Tamarind Cay sold at a median of about $187 per square foot in the last 12 months, against about $497 to $509 in Shores II, III and IV.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, whether a boat slip was sold with the home, or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

Is the Gulf Harbour Yacht and Country Club membership mandatory?

No. Gulf Harbour Yacht and Country Club membership is optional for owners: the club's membership and real estate pages describe equity membership offered to property owners, not required for ownership. WCI Communities' SEC filings record that the Gulf Harbour club was converted to an equity club in 1999. Initiation fees and dues are not published.

What membership costs, and where the numbers are

The club does not post its initiation fee or annual dues on a public page. Its Membership Guide is released through a request form on the club website, and that guide is the document that holds the current categories, initiation and dues. We print no membership figure on this page because none is published by the club itself. Ask for the guide early if club membership matters to you.

The 18-hole course and the club's facilities

WCI's 2002 prospectus described Gulf Harbour with an 18-hole golf course, a 38,000 square foot clubhouse, eight tennis courts and an 8,000 square foot spa and fitness center. Lee County records a golf course parcel at 14500 Vista River Drive, the clubhouse address, and a tennis courts and building project (LDO2024-00109) finaled May 22, 2024. Current course rating and slope are on the club's scorecard.

The $19 million clubhouse rebuild

The club announced a $19 million clubhouse project on February 21, 2025, designed by Peacock + Lewis and built by Curran & Young. The club's blog gives the construction start as June 2025 and reopening as November 2026; other club pages say fall or winter 2026, so treat the date as the club's plan. Lee County issued the renovation development order, LDO2024-00553, on June 19, 2025.

The Gulf Harbour Yacht Club is a separate club

The Gulf Harbour Yacht Club is a social club for boat owners and a different organization from the Gulf Harbour Yacht and Country Club. Its 2026/27 application lists dues of $450 per couple or $300 single for those joining November to April, and $225 per couple or $125 single for May to October. It is open to boat owners in Charlotte, Collier or Lee County who own property in Gulf Harbour, including a boat slip, subject to board review.

The Gulf Harbour Marina and boating to the Gulf

The Gulf Harbour Marina is a condominium of 186 slip parcels on the Caloosahatchee River, declaration recorded at OR Book 3521, Page 766. Slips are owned condominium units, separate from homes. Boats reach the Gulf by way of the Caloosahatchee and the Sanibel Causeway spans, whose tallest fixed span clears 70 feet.

Slips are condominium units

The Lee County parcel layer and the roster built for this page count 186 slip parcels in the Gulf Harbour Marina condominium, recorded separately from the 1,608 homes. A slip is bought and sold like any condominium unit, with its own deed and its own association, the Gulf Harbour Marina Condominium Association. The marina also offers transient and seasonal dockage to visiting boats on its website. We publish no slip prices.

How many slips, and how large a boat?

Published figures differ. WCI's 2002 prospectus described 192 protected floating slips for vessels "up to 90 feet"; the county now counts 186 slip parcels; and the marina's own website states vessels to 97 feet. A regional magazine has printed a higher slip count that the county record does not support. Confirm the length, beam and depth rating for a specific slip in its deed and the marina rules before you buy a boat to fit it.

The route from Gulf Harbour to the Gulf

From the marina, a boat runs down the Caloosahatchee River to San Carlos Bay and the Gulf, passing under the Sanibel Causeway. NOAA's Coast Pilot 5, chapter 4 (edition dated October 25, 2026) lists no lock and no drawbridge on that run. The Cape Coral Bridge (55 feet at center) and the US 41 bridge are upriver of Gulf Harbour, not on the Gulf route.

Source: NOAA Coast Pilot 5, chapter 4, edition dated October 25, 2026. A vessel whose air draft is above 70 feet cannot clear the Bridge A span, so the short route is closed to tall-masted sailboats.

Depth, tide and charts

NOAA's Coast Pilot gives an 8 foot controlling midchannel depth for the dredged Okeechobee Waterway channel from its last survey date, 1995; current depth is shown on NOAA chart 11427 and the Army Corps surveys, not on any page we can quote. The tide range is 2.4 feet at Punta Rassa and 1.2 feet at Fort Myers. Dockside depth at the marina is not published.

Is Gulf Harbour gated?

Yes. Gulf Harbour is a gated community: the club's community page says so, and WCI's 2002 SEC prospectus described it as an "approximately 548-acre gated retirement and second home community." Gate staffing hours, the number of gates and the guest and delivery procedure are not published; they sit in the master association's rules on its resident portal.

Leasing and rental rules in Gulf Harbour

Gulf Harbour leasing rules are set village by village, not by one community-wide rule. Each of the 23 condominium declarations sets its own minimum lease term, number of leases a year, approval process and fee, and the single-family villages follow their own declarations. No single Gulf Harbour minimum lease term is published.

Where the leasing terms are written

The leasing terms for a specific home are in that building's recorded declaration of condominium (or its amended and restated declaration) and the association's rules. Ask for both before you plan to rent a Gulf Harbour home. Short-term rental rules are not stated for the master association or any village on the public pages read for this page, so we make no claim either way.

What does it cost to own in Gulf Harbour?

Gulf Harbour ownership costs stack in layers: property tax at the taxing district 068 rate, the master association assessment, a village condominium or homeowner assessment, and optional club and slip costs. There is no CDD layer. We print only figures with a dated public source; association budgets are provided at contract, not online. Data updated: October 2026.

No CDD in Gulf Harbour

Gulf Harbour has no Community Development District. The county's TRIM notices for Gulf Harbour parcels in two different villages list no CDD, no district debt line and no non-ad valorem district assessment. Community Development Districts are created under Chapter 190 of the Florida Statutes and collected on the tax roll under section 197.3632; none appears here. Solid waste charges can appear on the final tax bill rather than the TRIM notice, so check the tax collector's bill.

Assessed values on the 2026 roll

The 2026 Lee County roll puts the median single-family just value in Gulf Harbour at $1,253,860 and the median taxable value at $872,816, on a median lot of 0.331 acres. For condominiums the median just value is $396,948 and the median taxable value $332,917. Taxable value reflects homestead exemptions and the assessment cap, and it resets to market value after a sale.

A worked yearly property tax example

At the 2026 rate of 13.3623 mills, the roll's median condominium taxable value of $332,917 gives a yearly property tax of $4,448.54, and the median single-family taxable value of $872,816 gives $11,662.83. At the 2025 rate of 13.4125 the same values give $4,465.25 and $11,706.64. A buyer's own bill starts from the purchase price after the sale reset, so use the exact home's tax estimate.

Association, club and slip costs are added on top of these lines and are not published. One Shores at Gulf Harbour IV residence with a 2025 market value of $1,136,233 paid about $9,781.90 in 2025 taxes on its TRIM notice.

Condominium safety laws in Gulf Harbour buildings

Gulf Harbour condominium buildings of three or more stories fall under two Florida laws: the milestone inspection law, section 553.899 of the Florida Statutes, and the structural integrity reserve study rule in section 718.112(2)(g). The Harbour Landings buildings reach the 30-year milestone clock first, from 2026 to 2028 on their county year-built dates.

The 30-year milestone inspection

Section 553.899 requires a milestone inspection of condominium and cooperative buildings three habitable stories or taller by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. A local building agency may set 25 years instead; Lee County's choice was not found in the documents read for this page.

The structural integrity reserve study

Section 718.112(2)(g) requires a structural integrity reserve study for condominium buildings three stories or taller. For associations in existence on July 1, 2022, the 2025 amendments set a December 31, 2025 filing date. Each association's filing status is held in the Department of Business and Professional Regulation's reporting database and the association's own records; we make no claim about any building's status.

Documents to request for a Gulf Harbour condominium

Ask for the milestone inspection report (where due), the latest structural integrity reserve study, the current budget, the estoppel certificate, the recorded declaration and rules, and the building's flood elevation certificate. Florida Statutes 718.111 gives owners the right to inspect association records, and section 689.302 requires a flood disclosure from the seller in a residential sale.

What amenities are inside Gulf Harbour?

Gulf Harbour's amenities center on the equity club and the marina. WCI's 2002 prospectus listed an 18-hole golf course, a 38,000 square foot clubhouse, eight tennis courts and an 8,000 square foot spa and fitness center. The clubhouse is closed for a $19 million rebuild stated to reopen in November 2026.

Club facilities

The club's facilities are reserved for members and their guests under the club's own rules. Golf and sports membership categories are described on the club's website; what each includes is set out in the Membership Guide. Recent county records show new tennis courts and a building finaled in 2024 and the clubhouse renovation permit issued in 2025.

Is Gulf Harbour in a flood zone?

Mostly yes. On an overlay of 1,605 Gulf Harbour home parcels on FEMA's flood map, 1,287 (80.2 percent) sit in Zone AE with a base flood elevation of 8.0 feet NAVD88 and 318 (19.8 percent) in shaded Zone X. No home parcel is in Zone VE, which exists only at the river and marina edge.

FEMA map panels for Gulf Harbour

Gulf Harbour sits on four FEMA flood insurance rate map panels, 12071C0412G, 12071C0414G, 12071C0416G and 12071C0418G, all effective November 17, 2022. Lee County says FEMA issued a Letter of Final Determination in September 2026 for a countywide revision effective March 2, 2027; the six panels it lists (0576, 0577, 0578, 0579, 0581 and 0583) do not include a Gulf Harbour panel. Search any address at the FEMA Flood Map Service Center.

Letters of map amendment inside Gulf Harbour

FEMA's map shows two letters of map amendment inside the community: LOMA 24-04-4495A for the Harbour Links Condominium subdivision at 14364 Harbour Links Court (case ended May 22, 2024) and LOMA 23-04-3760A for the Mariposa Condominium subdivision at 11049 Harbour Yacht Court (case ended April 18, 2023, outcome listed as multiple). A building covered by such a letter can be removed from the special flood hazard area even where the panel shows AE, so ask for the building's own letter and elevation certificate.

Gulf Harbour evacuation zone

All 1,605 Gulf Harbour home parcels are in Lee County Hurricane Evacuation Zone A, surge zone 1, on both the county's evacuation zone layer and its newer published layer. Lee County's Zone A sheet says evacuation is often required for any named storm from the Gulf. An evacuation zone measures storm surge exposure and is separate from the FEMA flood zone. Check the county's lookup for the address each season.

What Hurricane Ian did near Gulf Harbour

Hurricane Ian made landfall near Cayo Costa on September 28, 2022 as a Category 4 storm. The National Hurricane Center put inundation at 5 to 8 feet above ground up the Caloosahatchee at Fort Myers, and NOAA's Fort Myers gauge peaked at 7.26 feet above mean higher high water. USGS surveyed high water marks 0.7 to 1.6 miles from Gulf Harbour at 6.90 to 7.25 feet NAVD88, just under the 8.0 foot base flood elevation. USGS surveyed no mark inside the gates.

Milton and Helene in 2024

Two 2024 storms brought lower water to the river. NOAA's Fort Myers gauge peaked at 5.12 feet above mean higher high water in Hurricane Helene (September 2024) and 5.27 feet in Hurricane Milton (October 2024), against 7.26 feet in Ian. The Hurricane Center's analysis was 3 to 5 feet above ground for Helene at Fort Myers and 4 to 6 feet for Milton on the Caloosahatchee. No in-community depth is documented for either storm.

The flood insurance discount in unincorporated Lee County

Gulf Harbour is in unincorporated Lee County's flood insurance community, NFIP 125124, which Lee County says earns a 25 percent flood insurance discount and has taken part in the Community Rating System since 1991. FEMA's rating table places a 25 percent discount at Class 5. The discount applies to policies in the special flood hazard area, which covers most Gulf Harbour homes.

Insurance notes for Gulf Harbour buyers

Citizens Property Insurance requires flood coverage with a Citizens wind policy on a staged schedule that reaches all structures on January 1, 2027; condominium unit-owner policies are exempt. Florida's section 689.302 requires the seller to disclose known flooding and flood insurance claims in a residential sale. A flood premium depends on the exact building and its elevation, so get an address-level quote before you write an offer.

Which schools serve Gulf Harbour?

Gulf Harbour addresses are served by school choice, not one assigned school. For 2026-27, every Gulf Harbour home parcel falls in Lee County elementary Proximity Zone O, middle Proximity Zone MM and the South high school zone, sub-zone 1. Heights Elementary, rated A by the state for 2026, is 1.7 road miles from the club.

School choice zones for Gulf Harbour addresses

The School District of Lee County's 2026-27 Student Enrollment Plan, approved December 1, 2025, lists the schools in each zone. Zone O elementary choices are Heights, Rayma C. Page, Tanglewood and Villas; Zone MM middle choices are Cypress Lake Middle and Lexington Middle; South sub-zone 1 high school choices are Cypress Lake, Dunbar, Fort Myers and South Fort Myers. District bus service is for students outside a two-mile radius. Confirm any address with the district.

How to read the comparison table

Each count uses the community's plat and condominium names on the county roll, so it can differ from association totals. Each community's mix of condominiums and single-family homes moves its overall median: Gulf Harbour's 1,253 condominiums include towers of up to 12 stories as well as 1985 garden buildings, so compare the single-family and condominium rows as well as the overall median.

The history of Gulf Harbour

Gulf Harbour was master planned in the early 1980s under Lee County zoning resolution Z-82-112, and its oldest homes, the Rivers Edge condominiums, date from 1985. WCI Communities took over the club and amenity build in the late 1990s, made the club an equity club in 1999 and began selling marina slips in 2001.

The 1980s plan and the first villages

The original planned development approval is Lee County resolution Z-82-112, filed in the county's document search. The county roll shows 214 Gulf Harbour homes built from 1985 to 1989, then only 8 from 1990 to 1994. The Rivers Edge condominiums are the only neighborhood with 1980s year-built dates in the county's group table.

WCI Communities and the 1999 to 2006 build

The county roll shows 732 homes built from 1995 to 1999 and 581 from 2000 to 2004, when most villages were finished. WCI's SEC filings record the 1999 equity club conversion, Gulf Harbour among WCI's newly introduced subdivisions in 2000, and a marina slip sales program introduced in 2001. WCI's 2002 prospectus priced its Gulf Harbour homes from $193,000 to $2.5 million.

Lennar and the community today

Lennar completed its acquisition of WCI Communities on February 10, 2017. The county roll shows 54 homes built from 2005 to 2009 and only 19 since 2010. The club's $19 million clubhouse rebuild, begun in June 2025, is the largest current project inside the gates.
