Paseo homes for sale right now

Every active Paseo listing is linked below, filtered to the Paseo subdivision and sorted by price, with separate searches for Paseo condos for sale and for houses for sale in Paseo. Lee County recorded 67 Paseo sales in the latest 12 months, so new listings appear most months. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Every Paseo home is in ZIP 33912 on the county roll (one parcel carries 33913), so a search that returns a Paseo-named property elsewhere is not this community.

What do homes in Paseo sell for?

Paseo homes sold at a median of $373,500 on the Lee County record in the 12 months through September 25, 2026 (the newest sale in the county file), across 67 qualified sales from $255,000 to $1,449,000. How the last 12 months compare

The all-homes median moved from $372,500 to $373,500, up 0.3 percent, while the number of sales fell from 76 to 67. Single-family homes eased from $725,000 to $675,000 and condominiums from $335,000 to $330,000; the overall median held because the mix shifted. Price per heated square foot rose from $225 to $232.

Read the table this way: the Paseo median peaked at $417,000 in 2024 on only 56 sales, price per heated square foot peaked at $262 in 2023, and 2025 and 2026 have settled near $224 to $227 per square foot, still well above the $138 to $159 range of 2015 to 2019.

Paseo price bands

The 67 sales of the latest 12 months fall into these bands on the county record: 13 under $300,000; 22 from $300,000 to $400,000; 8 from $400,000 to $500,000; 18 from $500,000 to $750,000; 2 from $750,000 to $1,000,000; and 4 from $1,000,000 to $2,000,000. More than half of all sales, 35 of 67, were under $400,000, and almost all of those were condominiums.

Price per square foot in Paseo

On heated area, Paseo condominiums sold at a median $217 per square foot and single-family homes at $369 over the latest 12 months, $232 across all homes. The gap is large because the single-family homes are larger and include the Esperanza homes, and the condominium median heated area is 1,637 square feet against 1,990 for single-family homes.

What the county record cannot show

The county file records the deed price and date, not how long a home was listed or how close it sold to its asking price. Days on market, sale-to-list ratio and active-listing counts come from the MLS and are being added in our next data refresh. The listing links above always show the current Paseo inventory.

Assessed values on the 2026 roll

The Lee County Property Appraiser's 2026 roll puts the median just value of a Paseo single-family home at $600,229 (median taxable value $493,764) and a Paseo condominium at $269,048 (median taxable value $244,169). Just value is the appraiser's market estimate, not a sale price, and taxable value is what the millage applies to after exemptions and caps.

Paseo neighborhoods and home types compared

Paseo is one master community with a single condominium of 749 units in 123 buildings, the Provencia single-family neighborhood, and four Esperanza at Paseo neighborhoods of single-family homes and twin villas. The Lee County roll splits it into two plats, the main Paseo plat and Esperanza at Paseo, and the product decides most of the price. Data updated: October 2026.

Small groups move a lot from year to year, so read a median of eight or 16 sales as a range, not a price.

How many homes are in Paseo?

Three counts circulate, and each is right for its own purpose. Lee County's roll counts 1,143 homes (396 single-family class and 747 condominium class). The Paseo CDD bills 1,146 units: 749 condominiums, 321 single-family homes and 76 villas. The association's FAQ says 1,158, a figure no roll supports. The county counts the villas with single-family homes and carries 747 condominium parcels against the CDD's 749 units, which explains the gap of three.

The Paseo Condominium

The Paseo Condominium is the largest part of Paseo: 749 units in 123 buildings under one declaration, managed by Paseo Condominium Association, Inc. (Sunbiz N06000012456). The recorded declaration describes units on one to three levels. On the county roll the condominium median heated area is 1,637 square feet, from 1,145 to 2,026, with 351 two-bedroom and 396 three-bedroom units.

Paseo condos for sale: what they cost

Paseo condos sold at a $330,000 median across 43 qualified sales in the 12 months through September 25, 2026, from $255,000 to $490,000, at a median $217 per heated square foot. The top condominium sale in the window was $490,000 on Tulio Way, recorded April 7, 2026, for a 2,005 square foot unit built in 2007.

Provencia at Paseo

Provencia is the 141-home single-family neighborhood on the main Paseo plat, with its own neighborhood association (Sunbiz N06000012461). Its streets include Provencia Court and Mercado Court, and homes there date from 2006 onward. The county recorded 8 single-family sales on the main Paseo plat in 12 months, from $505,000 to $730,000, at a median of $645,000.

Esperanza at Paseo

Esperanza at Paseo is the newer single-family side of the community, 255 homes on the county roll built 2012 to 2017, with a median heated area of 2,062 square feet. Four neighborhood associations govern it: Esperanza I (60 homes), II (76 twin villas), III (64) and IV (56). The county recorded 16 Esperanza sales in 12 months at a $733,750 median, and 27 in 24 months at $745,000.

Esperanza I at Paseo

Esperanza I is 60 single-family homes on streets including Adelio Lane, Dario and Adora Court, under Esperanza I at Paseo Neighborhood Association, Inc. (Sunbiz N11000000627), formed in 2011. Three Adelio Lane homes sold in the latest 12 months, at $675,000, $660,000 and $745,000.

Esperanza II at Paseo villas

Esperanza II is 76 twin villas, two-family attached homes at the villa end of Esteban Drive, under Esperanza II at Paseo Neighborhood Association, Inc. (Sunbiz N11000000586), formed in 2011. The CDD bills each villa at the single-family rate. The county roll classes these villas with single-family homes, so their sales sit inside the Esperanza figures above.

Esperanza III at Paseo

Esperanza III is 64 single-family homes on Esteban Drive plus Hidalgo Court and Macario, under Esperanza III at Paseo Neighborhood Association, Inc. (Sunbiz N13000001506), formed in 2013. The $800,000 sale at 11330 Hidalgo Court, recorded June 10, 2026, is one of the six highest Paseo sales of the latest 12 months.

Esperanza IV at Paseo

Esperanza IV is 56 single-family homes on Falisto Place, Renata and Paseo Drive, the last neighborhood to open; its association was formed in 2014. Falisto Place holds the two highest Paseo sales of the past 12 months, $1,449,000 and $1,200,000. The association's Sunbiz document number has not been confirmed on the state's detail page.

Houses for sale in Paseo: what the single-family stock looks like

Across the 396 single-family parcels the county records a median heated area of 1,990 square feet, from 1,560 to 3,248, and a bedroom mix of 54 two-bedroom, 233 three-bedroom, 103 four-bedroom and 6 five-bedroom homes. What does it cost to own in Paseo?

Paseo ownership costs are the Paseo CDD assessment on the November tax bill, the property tax at the district 090 millage, the master association assessment, and a condominium or neighborhood association's dues, plus a one-time capital contribution at purchase. We print only the figures the CDD, the county and the associations publish, each with its date. Data updated: October 2026.

Paseo CDD assessment for fiscal year 2026/27

The Paseo Community Development District adopted its fiscal year 2026/27 budget and assessment schedule on August 19, 2026. The fiscal year opened October 1, 2026, and the assessment is billed on the November 2026 Lee County tax bill.

Source: Paseo CDD fiscal year 2026/27 assessment schedule; the debt line is fixed and carried from the fiscal year 2025/26 schedule and the bond table, and the totals are the sum of the three lines. The schedule states its amounts include collection costs and the early payment discount.

How the CDD assessment changed this year

The FY2025/26 totals were $2,563.84 per condominium and $2,997.08 per single-family home or villa. For FY2026/27 the operations line rose $114.81 per lot while the capital project line fell from $320.48 to $197.12, so each total went down $8.55. The district's gross operations budget rose 7.05 percent, to $1,997,176.08.

What the Paseo CDD pays for

The Paseo CDD is a Chapter 190 special district created by City of Fort Myers ordinance that owns and maintains community infrastructure; its services page lists what it maintains. Operations are split evenly per unit, each product carrying one equivalent assessment unit, except trash compactor service, which only the 749 condominium units use: about $91.09 per unit gross, $68,229.17 in total for FY2026/27.

The Paseo CDD bond ends in 2036

The CDD's only debt is the Series 2018 Capital Improvement Revenue Refunding Bonds, issued October 24, 2018 for $9,625,000 to refund the Series 2011A bonds. The FY2025 audit shows $6,535,000 outstanding at September 30, 2025, with $475,000 due within a year. Final maturity is May 1, 2036, so the debt line is scheduled to end then; the operations line continues.

Paying the CDD on the tax bill

The CDD line rides on the November Lee County tax bill as a non-ad valorem assessment, so it is paid with property taxes and qualifies for the same 4.0 percent discount for paying in November. The Tax Collector adds a collection fee of $1.84 per parcel. The CDD roll shows 1,139 lots still carrying Series 2018 debt, seven fewer than the 1,146 assessed units.

Master association assessment

The master association assessment for a condominium unit is $1,083 a quarter ($361 a month), collected through the condominium association, as published in the association's 2026 Condo FAQ. Whether the same master figure applies to single-family homes and villas is not published; ask for the single-family estoppel certificate on the address you are considering.

Condominium association dues

The Paseo Condominium Association sets its own dues by unit type in its annual budget, on top of the master assessment and the CDD line. Those per-unit amounts are not published in the documents we reviewed, so ask the seller for the last two statements and the estoppel certificate before you write an offer.

Single-family and villa association dues

Provencia and the four Esperanza neighborhood associations each set their own dues, and none publishes them online. Ask for the current budget or an estoppel certificate from the neighborhood's manager. We do not estimate a figure we cannot source.

Capital contribution at purchase

A buyer of a Paseo condominium pays a one-time capital contribution of $2,500 at closing, under the declaration and the association's 2026 Condo FAQ. Whether a contribution applies to single-family homes is not published; the single-family estoppel certificate will show it.

Estoppel and transfer costs

The condominium's sale and purchase packet dated December 15, 2025 lists an estoppel certificate fee of $299 standard and $418 rush, and an estoppel questionnaire of $150 standard and $269 rush. Older figures of $335 and $446 that circulate are superseded. Florida Statutes 718.116 caps condominium estoppel fees, and 720.30851 does the same for homeowners associations.

Property taxes in Paseo (district 090)

Every Paseo home is in Lee County taxing district 090, the City of Fort Myers. The 2026 total millage for district 090 is 16.9702, up from 16.5034 in 2025, on the Lee County Property Appraiser's 2026 Taxing District Millage Book; the City rate rose from 6.5000 to 6.9000 mills and a 0.1170 mill City parks voted debt levy was added. That is $1,697.02 for each $100,000 of taxable value.

A worked yearly cost example

For a Paseo condominium with the 2026 roll's median taxable value of $244,169: property tax at 16.9702 mills is about $4,144, the CDD line is $2,555.29 and the master assessment is $4,332 ($1,083 times four), about $11,031 a year before condominium dues and insurance. For a single-family home at the median taxable value of $493,764: tax about $8,379 plus the $2,988.53 CDD line, about $11,368 before neighborhood dues. Homestead exemptions change taxable value, so your bill depends on your own exemptions.

What is at the Paseo Village Center?

Paseo's Village Center at 11611 Paseo Grande Blvd is the community's amenity hub, with the clubhouse, fitness center, pools and tennis courts, and it is where the Paseo CDD holds its meetings. Paseo has no golf course and no separate equity or social club: the amenities are funded through the master association and the assessment structure. Data updated: October 2026.

Is there a golf course in Paseo?

No. Paseo has no golf course, and no club membership is required to own a home there. The community portal's amenities pages and FAQ describe a resort-style amenity center, and the recorded condominium declaration contains no club membership article.

Pools at the Village Center

The Village Center pools are part of the amenity package every owner pays for through the master association. The community portal lists the pool areas and their rules; the number of pools and their hours are set by the association and are best confirmed on the portal's amenities page before a showing.

Fitness center

Paseo's fitness center is at the Village Center, and the Paseo CDD website lists a Fitness Center rules document among its published files. Hours and equipment are posted on the community portal, which is the place to check current access rules for owners and tenants.

Tennis and courts

Tennis has its own page on the Paseo community portal under Recreation, which carries court reservations and rules. Other court sports and their schedules are posted on the same portal; we do not reproduce counts the association has not published in a document we could cite.

Social calendar and dining

The community portal carries a recreation and social schedule for residents. Dining and event offerings at the Village Center change by season and by operator, so treat any list you see online as a snapshot and check the portal's current calendar.

Trails, lakes and the slough

Paseo backs onto the Six Mile Cypress Slough, the freshwater flowway that also explains its flood zone. The Lee County roll records a lake view on 963 of the 1,143 home parcels. The Six Mile Cypress Slough Preserve, with its boardwalk, is a public county preserve nearby; its own site posts maintenance closures.

Is Paseo gated?

Yes. Paseo is a guard-gated community according to the association's FAQ and community portal. Gate staffing hours are not published in any document we could cite, so ask the master association for the current gate schedule and guest access rules. Data updated: October 2026.

Visitor and contractor access

Guest and vendor access runs through the gate under the master association's procedures, which are posted to owners on the community portal. Before a showing, our agents register with the gate so you are expected on arrival.

Is Paseo a 55+ community?

No. The recorded Declaration of Condominium for Paseo states in Section 12.3 that there is no restriction on the ages of occupants of units, and a full scan of the declaration finds no Housing for Older Persons designation. The single-family neighborhood declarations were not available to review, so this statement is about the condominium declaration. Data updated: October 2026.

Why some websites call Paseo 55+

Some third-party listing sites describe Paseo as a 55+ community. The recorded instrument says the opposite for the condominium, and the recorded document controls. Florida's housing for older persons rules are in section 760.29 of the Florida Statutes, and a community has to qualify under them to restrict ages.

Paseo condominium owners may lease their units with association approval. The condominium's leasing process document requires an application through the management company and advance notice before the lease starts; the notice period is stated as 20 days in one association document and 25 in another, so confirm the current figure. Data updated: October 2026.

How a Paseo condominium lease is approved

The tenant applies through the association's manager, the association reviews the application, and the lease starts only after approval. The association's Rules and Regulations and its 2026 Condo FAQ are the documents to read before you buy a unit you plan to rent. The declaration also refers to a seasonal exception tied to February, which we could not trace to a specific section.

Single-family and villa leasing

Leasing rules for Provencia and the Esperanza neighborhoods sit in each neighborhood's declaration and rules, which are not published online. Ask for them before you buy a single-family home or villa with rental plans.

Pets

The recorded condominium declaration has no breed list and no weight limit. Pet numbers and leash rules are in the association's Rules and Regulations, so read those before you buy if you have a pet.

Condominium safety inspections and reserves

Florida's milestone inspection law (section 553.899) reaches buildings of three stories or more, and the declaration describes some three-level units, so whether any Paseo building is in scope is not settled in the public record. Ask the association for its latest milestone inspection and structural integrity reserve study status.

Is Paseo in a flood zone?

Yes. Every sampled Paseo parcel sits in FEMA flood Zone AE, the 1 percent annual chance floodplain of the Six Mile Cypress Slough: 60 of 60 parcels in one sample and 14 of 14 in a second, with base flood elevation lines of 17 to 19 feet NAVD88 in the community. Lenders require flood insurance in Zone AE, so check the exact address. Data updated: October 2026.

FEMA zone and map panels

Paseo is mapped on FEMA flood map panels 12071C0429G and 12071C0433G, both effective December 7, 2018, in the City of Fort Myers, NFIP community 125106. FEMA reports no floodway on the 14 sampled parcels. Search an address on the FEMA Flood Map Service Center to see the panel and any letter on file.

What Zone AE means for a Paseo buyer

Zone AE is a Special Flood Hazard Area: an area FEMA expects to have a 1 percent chance of flooding in any year, with a published base flood elevation. If your mortgage is federally backed or regulated, the lender will require flood insurance unless a letter of map amendment removes the structure. AE is a floodplain label, not a forecast of deep water.

Why all of Paseo is Zone AE: the Six Mile Cypress Slough

Paseo was built at the edge of the Six Mile Cypress Slough, a wide, shallow, slow freshwater flowway. FEMA's study cross-sections on the slough next to Paseo carry 1 percent annual chance water surface elevations of 18.5 to 18.7 feet NAVD88. The median ground elevation at 14 sampled Paseo parcels is 20.09 feet (19.65 to 21.15) on the USGS elevation service, so most homes sit at or slightly above the base flood elevation at natural grade.

Letters of map amendment in Paseo

FEMA has about 50 Paseo-named letters of map change on file: 37 letters of map amendment and 13 letters of map revision based on fill, issued from 2009 to 2017. Each applies to one structure or lot, and 45 are coded as the structure removed from the flood area. They do not change the zone on the map. Ask the seller whether a letter exists for the address.

Elevation certificates

Because the map zone is the same across Paseo, the address-level answer comes from an elevation certificate plus any letter of map amendment. A quote built on the elevation certificate is the only reliable flood premium for a specific Paseo home.

No map change coming in 2027

FEMA's list of communities with new flood maps effective March 2, 2027 names Estero and unincorporated Lee County only. The City of Fort Myers, community 125106, is not on it, so Paseo's panels keep their 2018 revision on that date.

Hurricane evacuation zone

Paseo is in Lee County Evacuation Zone D (surge zone 4) at all 14 sampled parcels and the community's median point. Lee County names zones A to E by storm surge risk, not storm category, and its Zone D fact sheet describes it as one of the last areas evacuated. An evacuation zone is not a FEMA flood zone.

Hurricane Ian and Paseo

Hurricane Ian's storm surge on September 28, 2022 reached 10 to 15 feet above ground at Fort Myers Beach, per the National Hurricane Center; Paseo is about 11.8 miles in a straight line from Fort Myers Beach. FEMA records for ZIP 33912, which covers more than Paseo, show 1,916 owner registrations, 516 inspections and $3,921,112 in FEMA-inspected owner damage, about $7,600 per inspected home. No Paseo-specific Ian damage report was found in public records.

Hurricanes Milton and Helene

For Hurricane Milton in October 2024, FEMA records for ZIP 33912 show 203 owner registrations, 24 inspections and $29,062 in inspected owner damage; for Helene in September 2024, 32 registrations and 9 inspections. Both are small beside Ian, and both are ZIP-level figures, not Paseo-only.

Flood insurance and the CRS discount

The City of Fort Myers is Class 6 in FEMA's Community Rating System, which gives NFIP policyholders a 20 percent discount inside the Special Flood Hazard Area, rating effective October 1, 2025. A Paseo policy should carry community number 125106. Under FEMA's Risk Rating 2.0, each NFIP policy is priced on the building's own risk and rebuilding cost, not the zone alone, so get a quote for the specific address.

Wind and homeowners insurance

Citizens Property Insurance reported 336,000 policies in March 2026, down from 1.41 million at the October 2023 peak. Its 2026 rate filing shows Lee County multiperil HO-3 policies averaging $3,322 with a recommended 7.5 percent decrease, and condominium HO-6 policies averaging $1,459 with a 3.4 percent decrease. Because Paseo is in a flood hazard area, a wind-covered Citizens policy must carry flood insurance.

Schools near Paseo

Paseo addresses fall in the School District of Lee County's 2026-27 proximity choice zones J (elementary), EE (middle) and South Zone sub-zone 1 (high school), at all 14 addresses we checked. Families choose among the schools listed for each zone rather than being assigned one school, so confirm options for an exact address in the district's SchoolSite Locator. How Lee County school choice works

The district's enrollment plan gives priority to a school within two miles of the residence and to the school nearest the residence, and lets parents choose among schools in their sub-zone and any contiguous sub-zone in the same zone. That can add schools beyond the list above, so check the locator.

A new school proposed nearby

A Lee County development order application for a pre-kindergarten to 8th grade school for about 1,555 students, case DOS2025-00106, was in review on August 31, 2026, about 1.6 miles from Paseo's center. The county record does not name the operator, so it is not yet known whether it will be a district school.

Healthcare near Paseo

Gulf Coast Medical Center at 13681 Doctors Way, the Lee Health hospital with a Level II trauma center, is the nearest full-service hospital and emergency room to Paseo: about 5.5 road miles and 13 minutes in light traffic, reached from Daniels Parkway. Lee Health is also building a new Fort Myers hospital campus on Jones Walker Blvd, anticipated to open in 2028. Data updated: October 2026.

Gulf Coast Medical Center during Hurricane Ian

Lee Health's own account of Ian, published by the federal ASPR TRACIE program, says the system's main problem was lost water pressure, not flooding, and that its emergency rooms never closed.

The new Lee Health Fort Myers campus

Lee Health describes the new campus at 4423 Jones Walker Blvd as nearly 550,000 square feet with 260 private rooms and a 44-bed emergency department at opening, anticipated in 2028. It is 2.3 miles from Paseo in a straight line but about 10 road miles.

Where is Paseo?

Paseo is in south Fort Myers, ZIP 33912, inside the City of Fort Myers, north of Daniels Parkway and west of I-75 beside the Six Mile Cypress Slough. City of Fort Myers jurisdiction

Paseo is a City of Fort Myers address, not unincorporated Lee County. That decides the millage (district 090), the permit office (the City, not Lee County's building department), the flood insurance community number (125106) and the CRS discount (Class 6, 20 percent). The land around the gate on Palomino Lane and Penzance Blvd is largely unincorporated county.

What is changing near Paseo

Within about 1.5 miles, Lee County records show residential and small commercial infill: Carissa (255 apartments, development order issued April 15, 2025), Oak Villages (up to 262 units, issued August 11, 2025), The Homes at 82 West (90 multifamily units, in review in October 2026) and the Parker Lane homes (finaled December 18, 2025). Penzance Square's commercial allowance is being raised from 90,000 to 185,000 square feet.

Road projects on the Daniels corridor

FDOT is rebuilding I-75 Exit 131 at Daniels Parkway as a diverging diamond interchange, about $42.8 million, now in construction. Lee County began work on the Treeline Avenue and Daniels Parkway intersection on May 4, 2026, adding a second right-turn lane and signal upgrades.

Larger projects 2 to 3 miles away

On November 17, 2025 Fort Myers City Council approved commercial zoning for about 21 acres at Daniels Parkway and Treeline Avenue, allowing up to 2.8 million square feet. In July 2026 the City annexed 15.36 acres at 13200 Treeline Avenue toward a roughly 46-acre passive park, and in March 2026 its Planning Board recommended City recreation zoning for 32.06 acres donated by the Arborwood CDD.

How Paseo compares with nearby communities

Paseo, Pelican Preserve and Verandah are three Fort Myers master communities measured here on one yardstick: Lee County qualified sales in the 12 months through September 25, 2026, the newest sale in the county file, October 2026 index. Paseo's median, $373,500, is the lowest of the three; Pelican Preserve recorded the most sales. The table states facts only. Data updated: October 2026.

Reading the comparison

Paseo has the highest single-family median of the three, $675,000, and Verandah the lowest condominium median, $262,500. Pelican Preserve has the most homes on the county roll, 2,342, against 1,586 in Verandah's twelve plats and 1,143 in Paseo. Each community has its own association, district and rules, so compare the cost of ownership on the exact address, not the median alone.

The history of Paseo

Paseo was developed by Stock Development, LLC of Naples, with Stock Construction as builder. Stock's archived Paseo sales site from 2004 describes the developer, the first plat was recorded in 2006 (Instrument 2006000162884) and the original condominium declaration in 2007 (Instrument 2007000131860), and Lee County records homes built from 2006 to 2017. Data updated: October 2026.

Build-out years

The county roll counts 323 Paseo homes built 2005 to 2009, 577 built 2010 to 2014 and 243 built 2015 to 2019, with a median year of 2012. The CDD's original Series 2011A bonds financed infrastructure during the early build; the Series 2018 bonds refinanced them.

Esperanza and the last phases

The Esperanza neighborhoods followed the condominium and Provencia: their associations were formed in 2011 (Esperanza I and II), 2013 (III) and 2014 (IV). A 2014 press release announced that Stock Development had begun construction on two new Heirloom Series models at Paseo.

Community of the Year honors

Stock's archived Recognition and Awards page, captured February 18, 2013, lists Community of the Year honors for Paseo for 2007 to 2012. The community portal's own About page gives a different span, so treat the honors as the developer's record of that period.

The 2021 amended declaration

Paseo condominium owners voted to amend and restate the Declaration of Condominium in 2021. The association hosts the recorded document on its portal; it names Stock Development as the original declarant and keeps the Section 12.3 statement that there is no age restriction on occupants.

Is Paseo a 55+ community?

No. The recorded Declaration of Condominium for Paseo states in Section 12.3 that there is no restriction on the ages of occupants, and the declaration contains no Housing for Older Persons designation. The single-family neighborhood declarations were not available to review, so this answer is about the condominium.

Is there a golf course in Paseo?

What is in the Paseo Village Center?

Paseo condominium owners may lease with association approval: the tenant applies through the manager, and the association's documents require advance notice of 20 or 25 days, a figure that differs between documents. Why is Paseo in flood zone AE?

Paseo sits at the edge of the Six Mile Cypress Slough, a wide, shallow freshwater flowway. FEMA's study puts the 1 percent annual chance water surface on the slough at 18.5 to 18.7 feet NAVD88, and sampled Paseo parcels have a median ground elevation of 20.09 feet, so the whole development is mapped in the floodplain.

Do I need flood insurance in Paseo?

If your mortgage is federally backed or regulated, yes, unless a letter of map amendment removes the structure, because Zone AE is a Special Flood Hazard Area. The City of Fort Myers' CRS Class 6 rating gives a 20 percent NFIP discount, and Risk Rating 2.0 prices each building individually.
