Price per square foot in Whiskey Creek
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $185 per square foot for all homes, $268 for single-family homes and $158 for condominiums. The calendar-year peak was $238 in 2023, and 2026 to date sits at $187.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, the condition or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

Source: Lee County Property Appraiser parcel roll and qualified sales, grouped by the short legal description, 24 months to the October 27, 2026 index. The county spells the same plat several ways, so one association unit can appear under more than one group. Small groups (Unit 5 at 13 homes, a 6-home replat, and single-parcel spellings) are left out of the table but counted in the 1,545-home total. A median of one to four sales is a range, not a price.
Unit 1 of Whiskey Creek Country Club Estates
Unit 1, the first plat recorded in 1970, is 113 single-family homes in the county group Whiskey Creek Club Es Ut 1, built 1970 to 2006 with a 2,158 square foot median heated area. Its eight sales in the latest 12 months ran from $367,710 on Whiskey Creek Drive to $1,750,000 at 1358 Wainwright Way, and the association's unit map places Currier Circle, Fairfield Way, Sheffield Way, Wainwright Way, Westfield Drive and part of Whiskey Creek Drive in Unit 1.

The group's 24-month median was $432,500 on 12 sales.

The county groups Whiskey Cr C Ests Un 6 (50 homes, 24-month median $552,500) and Un 7 (97 homes, $640,000) show some of the largest floor plans in Whiskey Creek: a 2,438 square foot median in Unit 7. Unit 7 recorded the $799,000 sale at 5711 Grillet Place in April 2026.
Units 2, 3 and 4: Landmark, Brandy, Burgundy and the wine streets
Unit 2 (Landmark Court, Brandy Circle) is 48 homes in the county group Whiskey Cr Club Est Ut 2, built 1976 to 1998, with a 2,289 square foot median; it recorded the second-highest sale of the latest 12 months, $1,475,000 at 1390 Landmark Court. Village Green Sections One to Eight
The early Village Green sections carry their section number in the county legal name: Section 1 (24 homes, 1970), Section 2 (24, 1971), Sections 3 and 4 (23 and 24, 1972), Section 5 (23, 1973), Section 6 (24, 1974), Section 7 (24, 1977) and Section 8 (33 homes plus one variant spelling, 1978). Twenty-four-month group medians ran from $210,000 in Section 5 to $335,000 in Section 7, on one to four sales each.
Village Green Section Eleven
Section Eleven, at 5674 Bolla Court, describes itself as 32 two- and three-bedroom ranch villas with two-car garages on eight acres, set around a three-acre green with a walking path and a heated pool. Its association site says the community has entrances on McGregor Boulevard and College Parkway and that the Whiskey Creek golf club is within walking distance, with golf carts welcome.
The Whiskey Creek Adult condominiums
The two Whiskey Creek Adult condominiums at 6102 to 6146 Whiskey Creek Drive are the largest condominium block on the roll: 168 homes in the Whiskey Crk Adult group (built 1979 to 1983, 956 square foot median) and 27 in Adult Cond I (built 1974, 1,252 square foot median). They recorded ten sales in the latest 12 months, from $100,000 to $170,000, a median of $120,500, and hold all five of the lowest Whiskey Creek sales of that period.
Wyldewood Lakes
Wyldewood Lakes is 101 condominium homes built 1980 to 1985 on Crabwood Court, Wild Fig Lane and Wyldewood Lakes Court, with a 1,582 square foot median heated area. The Civic Association lists the Wyldewood Lakes condos as inside Whiskey Creek but governed independently. The county recorded 11 sales in 24 months at a $275,000 median, and eight sales in the latest 12 months from $220,000 to $330,000.
Names that share the Whiskey Creek name but are not counted here
Several condominiums share the name, the street or the ZIP and are not part of the community counted on this page. The Oaks at Whiskey Creek is a separate coach-home condominium near Winkler Road and Riverwalk Park Boulevard, formed in 2007 with its own association; "Riverwalk at Whiskey Creek" is a marketing name tied to that area. Regency (6777 Winkler Road), Cypress (6979 Winkler Road), Chateau Le Beau (addressed on Whiskey Creek Drive) and Maple Gardens (McGregor Boulevard) are separate condominiums.
The 135 Whiskey Creek parcels outside this page's count
The county roll also carries 135 parcels under the Whiskey Creek Terrace, Whiskey Creek Subdivision and Whiskey Creek Estates plats. They are outside this page's count because the Civic Association's unit list defines Whiskey Creek as the Country Club Estates units, the Village Green sections, the Adult condominiums and Wyldewood Lakes, and these plats are not on it. Their sales are not in any median on this page.
Does Whiskey Creek have an HOA?
Whiskey Creek has no mandatory master homeowners association. The single-family homes are governed by recorded deed restrictions that the volunteer Whiskey Creek Civic Association enforces, and membership in that association is voluntary at $125 per household per year. Each condominium section has its own association, declaration and fees, and the golf club is a separate corporation.
The Whiskey Creek Civic Association
The Whiskey Creek Civic Association is a Florida not-for-profit corporation run by a volunteer board with no management company. Its stated purpose is to plan for the preservation of the neighborhood and promote safety and civic spirit. Membership is voluntary: $125 per household per year, with an auto-renewing option and a 4 percent convenience fee on online payment, a figure the association repeated in a February 12, 2026 membership post. The board meets at the Country Club at 6:00 p.m. on the second Wednesday of each month from September through May.
The deed restrictions and the unit map
"Only the single-family homes are governed by Whiskey Creek deed restrictions," the association states; "all other condos and town homes are governed independently." The deed-restriction map covers 15 single-family units: Unit 1 (with Lots A and B), Units 2 through 11 (Unit 11 in two phases), Unit A and Unit Z/1, the first five homes on Greenbriar Drive, which carries no deed restrictions. Requests for a copy of a unit's deed restrictions go by mail to the Deed Restrictions Committee at the club address.
Condominium associations in Whiskey Creek
The 14 Village Green sections, the two Adult condominiums and Wyldewood Lakes each run their own condominium association under their own declaration and bylaws. The Civic Association's deed restrictions do not apply to them. A condominium buyer is entitled under Florida law to the declaration, bylaws, rules, budget and an estoppel certificate showing what is owed (sections 718.503, 718.111, 718.112 and 718.116 of the Florida Statutes).
What to ask for before you buy in Whiskey Creek
For a single-family home, ask for the unit's recorded Declaration of Restrictions and plat. For a condominium, ask for the Declaration of Condominium, bylaws, rules, the current budget and reserve schedule, the latest minutes and an estoppel certificate. Condominium buildings that meet the thresholds in sections 718.112(2)(g) and 553.899 carry milestone inspection and structural integrity reserve study duties; whether each Whiskey Creek section has completed them was not published in the sources we read.
Is Whiskey Creek a 55+ community?
Whiskey Creek as a whole is not a 55+ community: the Civic Association's summary of the single-family deed restrictions describes no age rule. Village Green Section One and Section Eleven describe themselves as 55+ in their own association documents. No recorded document we found settles the age status of the other sections or the Adult condominiums.
Village Green Section One
The Whiskey Creek Village Green Section One Rules and Regulations, revised March 28, 2019, open by stating that the section "is a 55+ community" and separately provide that no one 18 or under may reside in a unit for more than 90 days. The recorded instrument behind that rule was not cited in the rules, so ask the association for the Declaration of Condominium and any age-verification documents for the exact unit.
Village Green Section Eleven
The Section Eleven association's own website calls it "a special 55+ condominium community" of 32 villas. As with Section One, the recorded declaration instrument was not published on that site, so confirm the age rule in the section's recorded declaration before you buy.

The word "Adult" in a condominium name is not itself a recorded age restriction. Public statements about the Whiskey Creek Adult condominiums conflict, and no recorded 55+ instrument for them was found. Their age status is unverified here: the Declaration of Condominium in the Lee County Clerk's official records, and any age-verification policy, are the documents that settle it.
The 80 percent rule under federal and Florida law
Federal fair housing rules let housing qualify as housing for persons 55 or older when at least 80 percent of occupied units have at least one occupant 55 or older, and the community publishes and follows age-verification procedures (24 CFR 100.304). Florida mirrors the standard in section 760.29(4) of the Florida Statutes. A section's documents, not its name, decide whether the rule applies.
Is the golf club required in Whiskey Creek?
Whiskey Creek Country Club membership is optional. The club at 1449 Whiskey Creek Drive is a separate corporation, Whiskey Creek Country Club, Inc., and its website says "The Public Cordially Invited," with golf and social memberships for those who want them. Residents may join, play as the public, or not use the club at all.
The 18-hole Whiskey Creek executive course
Whiskey Creek Country Club is an 18-hole, par 60 executive course with over 32 bunkers; the longest hole plays 326 yards from the red tees and 336 from the blue. The club says the course was built in 1974, and the Civic Association's history dates the ribbon cutting to April 23, 1972. Tee times are booked online, and the club's events calendar lists 2026 events.

Dining and the clubhouse
The club's restaurant is open seven days a week, serving breakfast and lunch from 9:30 daily and dinner Wednesday through Saturday, with a full bar seven days. The club's website was last updated August 20, 2026.
Who owns the Whiskey Creek golf course?
The Lee County parcel layer lists the 53.782-acre golf parcel at 1449 to 1459 Whiskey Creek Drive under Whiskey Creek County Club Inc, zoned RS-1, with a land use of golf course, a 2026 just value of $1,201,835 and a last recorded sale in 1975 for $400,000. The association's history says members took over the club on June 1, 1974.
Is the Whiskey Creek golf course being redeveloped?
No zoning case or rezoning application was found on the Whiskey Creek golf parcel as of October 27, 2026: Lee County's zoning case layer shows no case within 0.3 mile of it. The only older case on record is VAR2011-00009, a Whiskey Creek wall rebuild. Lee County Clerk deed records and the county's pre-application log are the documents that would show any future plan.
What does it cost to own in Whiskey Creek?
Whiskey Creek ownership costs are lighter in layers than most Fort Myers golf communities: property tax at 14.3623 mills, which includes the 1.0000-mill Whiskey Creek MSTU, plus condominium fees for condo owners. No mandatory master HOA fee or CDD assessment applies, the Civic Association's $125 is voluntary, and club membership is optional. Data updated: October 2026.

The Whiskey Creek MSTU
Whiskey Creek pays for its common landscaping through a Lee County Municipal Services Taxing Unit rather than an HOA. The MSTU was formed in October 1978, added the Adult condominiums in 1980 and was raised from half a mill to one mill in 1992. It maintains the entrances, the Whiskey Creek Drive medians and the McGregor Boulevard wall; Lee County's MSTBU layer lists about 60 landscape areas, including medians 6 to 15 along Whiskey Creek Drive, cul-de-sacs and common areas. A resident advisory board covers security, lighting, irrigation, landscaping and walls.
Property taxes in districts 127 and 129
Every Whiskey Creek home is in Lee County taxing district 127 (Iona McGregor Fire / Whiskey Creek) or 129 (South Trail Fire / Whiskey Creek); the county roll puts 1,328 homes in district 127 and 217 in district 129. An irregular fire district line drawn in 1965 divides the community. Both districts total 14.3623 mills for 2026, down from 14.4124 in 2025, mainly because the state school rate fell.
| Taxing authority, districts 127 and 129 | 2026 mills | 2025 mills |

Is there a CDD in Whiskey Creek?
No. Whiskey Creek predates community development districts, and no CDD line appears in the Lee County millage listing for districts 127 and 129. The only special taxing unit on the bill is the Whiskey Creek Club Estates MSTU. Other non-ad valorem lines on an individual bill were not published for these parcels, so check the Lee County Tax Collector bill for the exact home.
Condominium fees in Whiskey Creek
Each Village Green section, Adult condominium and Wyldewood Lakes sets its own monthly fee, and none published a current amount in the first-party documents we read. The Section One rules say fees are due at the end of the month with a payment book. Ask for the current budget and an estoppel certificate, which under section 718.116 states what is owed on the unit.
A worked yearly cost example for a single-family home
Take a Whiskey Creek single-family home at the 2026 roll's median single-family taxable value of $256,333. Property tax at 14.3623 mills is $3,681.53, of which $256.33 is the Whiskey Creek MSTU. Add the voluntary $125 Civic Association membership and the yearly total is $3,806.53 before insurance, utilities and any club membership. Exemptions change the taxable value, so run this with the exact home's tax bill.
| Line | Yearly amount |
|---|---|
| Property tax ($256,333 x 14.3623 / 1,000) | $3,681.53 |
| Whiskey Creek Civic Association (voluntary) | $125.00 |
| Total | $3,806.53 |
A worked example for a condominium
At the 2026 roll's median condominium taxable value of $115,369, property tax at 14.3623 mills is $1,656.96, including $115.37 for the MSTU. The condominium association fee comes on top and differs by section, so add the amount on the estoppel certificate for the exact unit. The roll's median just value is $414,411 for single-family homes and $193,030 for condominiums.
Leasing and rental rules in Whiskey Creek
Whiskey Creek homes can be leased, with a seven-day minimum for single-family homes. The Civic Association states that the seven-day minimum rental rule is adopted in Whiskey Creek through the recorded deed restrictions for Whiskey Creek Country Club Estates and enforced with fines, suspension of privileges or legal action. Condominium sections set their own leasing rules.
The seven-day minimum for single-family homes
No lease or occupancy shorter than seven consecutive days is allowed in the deed-restricted units, and short-stay platforms such as Airbnb and VRBO are subject to the minimum. The owner is responsible for tenants and guests. The association says it notified those platforms and coordinates enforcement with Lee County, the Deed Restrictions Committee and the MSTU. Florida law limits local regulation of vacation rentals (section 509.032), so the rule rests on the deed restrictions, not a county ordinance.
Condominium leasing
Each Village Green section, Adult condominium and Wyldewood Lakes sets its own minimum lease term, approval process and frequency limits in its Declaration of Condominium. None of those terms was published in the first-party sources we read, so read the section's declaration and lease application before buying a condominium to rent. Village Green Section One's rules require guests to follow all rules and let the board remove guests who do not.
Pets in Whiskey Creek
Pet rules differ by association. Village Green Section One's rules limit pets to two, each under 25 pounds, and also cover parking, golf carts and vehicles. Other sections set their own limits, so confirm them in the exact home's documents.
Is Whiskey Creek gated?
Whiskey Creek is not a gated community. The Civic Association's history says the neighborhood was first planned as gated but that plans changed as the area matured; the original single entrance was from McGregor Boulevard, and a College Parkway entrance with a bridge opened later. Whether an individual condominium section controls access was not published.
Golf carts and getting around
Golf carts are part of daily life in Whiskey Creek. Residents may own a cart and pay the club a trail fee to play the course, and Village Green Section Eleven says golf carts are welcome and the club is within walking distance. By road, the clubhouse is 1.3 miles and about four minutes from the community's median home parcel.
The Lake, the creek and the canals
Fill for the lots and the golf course was dredged from what the association calls The Lake, and Lee County required two weirs to control tidal back-water, so motorboat use there is restricted. Some homes have canal access by Whiskey Creek to the Caloosahatchee. The Lee County roll records the view on 142 home parcels as lake, 91 as golf, 80 as canal and 17 as creek.
Pools, garages and home features on the roll
The 2026 Lee County roll records a pool on 1,355 of the 1,545 Whiskey Creek home parcels (88 percent) and a garage on 87 percent. Most homes are one story (1,307 parcels); 135 parcels are three stories and 95 are two. The median single-family lot is 0.280 acre.
Is Whiskey Creek in a flood zone?
Partly. Whiskey Creek sits on FEMA flood map panels 12071C0409G and 12071C0417G, effective November 17, 2022. A parcel-point overlay of 1,533 home parcels put 76 (5.0 percent) in Zone AE with an 8-foot base flood elevation, 1,445 (94.3 percent) in shaded Zone X and 12 in minimal-hazard Zone X. Check the exact address.
Where the Zone AE parcels are
The AE parcels cluster along the water: 34 on Whiskey Creek Drive, 15 on Fairfield Way, 12 on Westfield Drive, 4 on Wyldewood Lakes Court and smaller counts elsewhere. A second screen of Lee County building footprints flagged 113 of 840 footprints (13.5 percent) as touching the special flood hazard area, including partial overlaps, so 5.0 percent is the parcel-point lower bound and 13.5 percent the footprint upper bound. A 60-parcel random sample of the National Flood Hazard Layer found 3 in Zone AE.
What shaded Zone X means
Shaded Zone X is FEMA's "0.2 percent annual chance flood hazard in coastal zone," outside the special flood hazard area. It is still a coastal flood zone, and an elevation certificate for the exact home is the document that settles its height. Search any address at the FEMA Flood Map Service Center.
Whiskey Creek evacuation zone
Whiskey Creek is in Lee County Evacuation Zone A or Zone B depending on the street, so check the address on the county's evacuation zone lookup. A parcel-point test of 1,533 home parcels against the county's 2025 zone layer put about a third (527) in Zone A, the largest group on Whiskey Creek Drive, and 1,006 in Zone B. Lee County letters its zones A to E by storm surge height, not hurricane category.
Hurricanes Ian, Helene and Milton
Hurricane Ian in September 2022 pushed 5 to 8 feet of surge above ground along the Caloosahatchee in Fort Myers, and the gauge near downtown read 7.26 feet above mean higher high water, according to the National Hurricane Center. Helene (5.12 feet) and Milton (5.27 feet) followed in 2024. WINK News reported on October 2, 2024 that Helene added about 4 inches of water to a Whiskey Creek home already rebuilt after Ian, and that the county attributed the creek's high water to storm surge.
Flood insurance claims in ZIP 33919
FEMA's open claims data shows 1,099 National Flood Insurance Program claims in ZIP 33919 from Ian, with about $94.39 million in building payments and about $14.12 million for contents, then 68 claims from Helene and 74 from Milton. ZIP 33919 is much larger than Whiskey Creek, covering McGregor, Cypress Lake and the Summerlin corridor, so these are ZIP-level counts, not Whiskey Creek totals.
The unincorporated Lee County flood insurance discount
Whiskey Creek is in unincorporated Lee County's flood insurance community (NFIP 125124), which FEMA's Community Status Book, refreshed October 22, 2026, places at Community Rating System Class 5: a 25 percent discount inside the special flood hazard area and 10 percent outside it. A 2024 FEMA notice of a downgrade for unincorporated Lee was reported by the Insurance Information Institute, but the Status Book still shows Class 5.
Insurance and flood documents to request
Ask the seller for the flood zone on the current survey or flood certificate, any elevation certificate, the last flood insurance declarations page, any flood claims history and the permits for repairs after Ian, Helene or Milton. Countywide, 24.25 percent of Lee residential properties carry NFIP coverage and 47.47 percent inside the mapped flood hazard area, according to FEMA's August 2026 penetration data; those are county figures, not Whiskey Creek figures.
Schools near Whiskey Creek
Whiskey Creek addresses fall in Lee County elementary Proximity Zone O, middle Zone MM and the South high school zone, sub-zone 1, for 2026-27. Lee County assigns students by ranked choice among the schools in a zone, not to one neighborhood school, and a zone does not guarantee a seat. Tanglewood Elementary is 1.8 miles from the community's center.
Whiskey Creek school choices
Zone O elementary choices are Heights, Rayma C. Page, Tanglewood and Villas; Zone MM middle choices are Cypress Lake Middle and Lexington Middle; South sub-zone 1 high school choices are Cypress Lake, Dunbar, Fort Myers and South Fort Myers. The plan's middle school table is headed "Proposed Proximity Plan Zones," so confirm any address with the district's school zone tool.

Is Whiskey Creek in the City of Fort Myers?
No. All 1,545 matched home parcels carry Lee County's unincorporated zoning code, and the tax bill includes the Lee County unincorporated MSTU of 0.8398 mill. That decides the millage, the building department and the flood insurance community (unincorporated Lee County, CRS Class 5). The mailing city is Fort Myers for every home, but the mailing city is a postal name, not the jurisdiction.

How to read the comparison table
The three counts use each community's plat names on the county roll, so they can differ from association totals. Each community's mix of condominiums and single-family homes moves its overall median: Whiskey Creek is 45 percent condominium on the roll, so compare the single-family and condominium rows as well. Whiskey Creek's homes are also the oldest of the three, with a median year built of 1980.
The history of Whiskey Creek
Whiskey Creek began in 1970, when First Development Corp. of America, a Sarasota firm later known as U.S. Homes, bought land from the Hauk family and recorded the first plat of Whiskey Creek Country Club Estates. Single-family units were platted through 1980, the golf course opened in the early 1970s, and members took over the club in 1974.
The creek name and the Hauk land
Before Prohibition the creek was called Myomee, a Seminole name; the Prohibition-era stills along it gave it the popular name, according to the Civic Association's history. A 1941 deed exchange covered the land that is now Tanglewood and Whiskey Creek, and on August 1, 1960 the Hauk property passed to M and O Building Co., which built the neighboring Tanglewood subdivision (391 homes, 1963 to 1968).
The Whiskey Creek Country Club Estates plats
The association lists the plat years as Unit 1 in 1970, Unit 5 in 1974, Unit 2 in 1976, Units 3, 4, 6, 7 and 9 in 1977, Unit 8 in 1978, Units A and Z-1 in 1979, and Units 10 and 11 in 1980. Tanglewood School opened in 1970, and the original plan for a gated community changed as the area grew.
The club, the MSTU and the Civic Association
The golf course ribbon was cut on April 23, 1972. A committee formed in November 1973 to buy the club from U.S. Homes, a non-profit was chartered in May 1974, and the club was taken over on June 1, 1974 and sold to equity members. The MSTU followed in October 1978, the Adult condominiums joined it in 1980, its levy rose to one mill in 1992, and common lands were deeded to the Civic Association in 2005.

Whiskey Creek buyers compare sections closely, and a listing priced against its own unit's or condominium section's recorded sales sells faster than one priced against the community median.
