Key takeaways for Renaissance buyers

- Leasing is recorded and tight: 30-day minimum, one-year maximum, no more than four leases a year, and a 20-day board decision (Declaration, article 12).
- No age restriction appears in the sections of the recorded Declaration we reviewed (about 16 of 82 pages); we do not call Renaissance 55+.

Source: Lee County Property Appraiser sale and parcel files, DOR-qualified improved sales over $1,000, index built October 27, 2026; the 12 months run September 26, 2025 to September 25, 2026 and the prior 12 months run September 26, 2024 to September 25, 2025. No sale in the latest 12 months was builder-direct: every one was a resale. The county median moved down 24.9 percent, from $1,212,500 to $910,000, while the number of sales rose from 10 to 21. The prior window includes a $4,200,000 sale, and the latest window has eight condominium sales against two before, so the change reflects the mix of homes sold as much as price.
The Renaissance price trend since 2015
The county record shows a community that was still selling new homes in the late 2010s and has been a resale market since 2022. Counts are small, so a single sale can move a year's median.

Source: Lee County Property Appraiser sale files by calendar year, index built October 27, 2026. Builder-direct is estimated as the first qualified sale within one year of the year built. Sales peaked at 60 in 2021 and fell to 10 in 2025. The 2018 median of $415,000 reflects a year when 21 of 43 sales were condominiums, and the 2023 median of $1,140,000 is the highest calendar-year median on the table apart from 2025 ($1,205,000, on 10 sales).
Price bands in the last 12 months
Of the 21 recorded sales, 5 closed between $400,000 and $500,000, 2 between $500,000 and $750,000, 6 between $750,000 and $1,000,000, 5 between $1,000,000 and $2,000,000, and 3 between $2,000,000 and $5,000,000. No sale closed below $400,000 or above $5,000,000. The $750,000 to $1,000,000 band was the busiest, and the five sales between $400,000 and $500,000 were all Triana condominiums.

The highest qualified Renaissance sale anywhere in the county file is $4,200,000 for 12830 Terabella Way, recorded October 1, 2024, a 4,691 square foot single-family home built in 2017.
Price per square foot in Renaissance
County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $331 per square foot for all homes, $384 for single-family homes and $234 for condominiums. The calendar-year series peaked at $383 in 2025, and 2026 to date sits at $307.
What the 2026 county roll says about value
On the 2026 Lee County roll, the 249 single-family homes carry a median just value of $1,361,891 and a median taxable value of $966,009 on a median lot of 0.346 acre. The 130 condominiums carry a median just value of $455,740 and a median taxable value of $390,529. Taxable value, not market price, is what the millage in the cost section applies to.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now. Twenty-one sales in 12 months is a small sample, so read every median here as a range, not a price.
Renaissance neighborhoods compared
Renaissance is five single-family neighborhoods and four Triana condominium buildings on the Lee County roll. The neighborhood sets the lot, the home size and most of the price. Data updated: October 2026. Sales counts are small, so a median of two to five sales is a range, not a price.

Source: Lee County Property Appraiser parcel roll and qualified sales, grouped by the recorded plat and condominium legal descriptions; the 12-month window is September 26, 2025 to September 25, 2026. The five single-family neighborhoods total 249 homes and the Triana buildings 130. The roll also carries 6 vacant homesites: 1 in Terabella, 1 in Vittoria and 4 in Monteverdi. Over 24 months the single-family group recorded 21 sales at a $1,475,000 median; Triana I recorded 2 sales at $560,000, Triana II 2 at $477,500, Triana III 4 at $577,500 and Triana IV 2 at $636,000.
Terabella
Terabella is 38 single-family homes on estate lots, built 2003 to 2018, with one more vacant homesite on the roll. It recorded one sale in the latest 12 months: 12850 Terabella Way at $2,330,000 on October 3, 2025, the highest price of the window. The highest qualified sale in the whole county file, $4,200,000, was a Terabella Way home recorded October 1, 2024. For the community district's schedule, Terabella carries the largest lot classes, so its debt service lines are the highest in the community.
Vittoria
Vittoria is 49 single-family homes built 2003 to 2021, with one vacant homesite. Two sales were recorded in 12 months: 12581 Vittoria Way at $2,300,000 (5,031 heated square feet, built 2006) on December 30, 2025, and 12471 Vittoria Way at $1,499,900 on June 4, 2026. The district's lot classes here are 90-foot lots and double 90-foot lots.
Villagio
Villagio is the largest single-family neighborhood by count: 59 villa-scale detached homes built 2003 to 2006, on lots the district schedule calls Villa 60 ft. It recorded five sales in 12 months, from $640,000 for 12431 Villagio Way to $1,060,000 for 12380 Villagio Way, with a middle value of $935,000. Villagio homes run about 2,436 to 2,827 heated square feet in the recorded sales. Some Villagio lots have prepaid the Series 2012 share of the district debt, which lowers their FY2027 bill to $1,406.77.
Monteverdi
Monteverdi is 48 single-family homes on executive lots, built 2003 to 2023, with four vacant homesites still on the roll. It recorded four sales in 12 months, from $900,000 to $2,295,000, with a middle value of $1,462,495. The highest was 9691 Monteverdi Way at $2,295,000 (4,125 heated square feet, built 2005) on April 21, 2026. The district schedule lists 75-foot executive lots, with one-and-a-half and double-lot classes.
Via Lago
Via Lago is 55 single-family homes recorded as Renaissance Phase 2A (Plat Book 81, Pages 85 to 87), built 2006 to 2024, the newest homes in the community. It recorded one sale in 12 months: 9595 Via Lago Way at $1,590,000 on September 1, 2026 (3,457 heated square feet, built 2020). The district schedule lists 120-foot estate lots, single and double, and some Via Lago lots have prepaid the Series 2012 share of the debt.
The Triana condominiums
Triana is 130 coach home condominiums in four associations: Triana I (32 homes), Triana II (32), Triana III (32) and Triana IV (34), built 2003 to 2007. They are covered in their own section below because the condominium documents, the CDD amount and the price level all differ from the single-family neighborhoods.
The Renaissance housing stock
The 2026 county roll shows 376 of 379 homes with a pool (99 percent) and every home with a garage. Of the 379 homes, 265 are one story, 113 are two story and 1 is recorded at 1.3 stories. Single-family heated area has a median of 3,420 square feet (range 1,913 to 9,254), and single-family bedrooms run 21 two-bedroom, 116 three-bedroom, 86 four-bedroom, 21 five-bedroom and 5 six-bedroom homes. Condominium heated area has a median of 2,287 square feet (range 1,826 to 2,733), with 32 two-bedroom and 98 three-bedroom homes.
When Renaissance homes were built
By five-year band, the county roll shows 62 homes built 2000 to 2004, 235 built 2005 to 2009, 40 built 2010 to 2014, 36 built 2015 to 2019 and 6 built 2020 to 2024. The median year built is 2006. Roof, air conditioning and window ages therefore vary by lot; ask the seller for permits and the replacement dates of the roof, air conditioning and windows.
Golf and lake views on the roll
The county roll codes 238 of the 379 homes as golf-course land view, 112 as lake view and 29 as blank. The roll's land view is an assessor's code, not a guarantee of a view, and the recorded Declaration says view rights are not guaranteed.
The Triana condominiums at Renaissance
Triana is four coach home condominium associations of 130 homes, built 2003 to 2007, with a median heated area of about 2,232 to 2,287 square feet. Triana condominiums sold at a $486,000 median across 8 recorded sales in the 12 months through September 25, 2026. Data updated: October 2026. Dues for the Triana associations are not published.
| Triana building | Homes | Year built | Median heated sq ft | 24-month sales | 24-month median |

How the Triana associations are set up
The recorded Declaration (Instrument 2021000076510, section 1.6) names four separate condominium associations (Triana I, II, III and IV of Renaissance Condominium Association, Inc.) and treats them together as one Condominium Association Area for voting. Condominium owners also pay their own condominium association's assessment (section 4.1), and the Declaration says the stricter of the two documents controls where they differ (section 1.10).
Triana dues, reserves and rules
The Triana monthly or quarterly dues, reserves, insurance, special assessments, pet rules and leasing rules are not published in any record we read. The documents that hold them are each association's adopted budget, its declaration of condominium and the condominium resale packet under section 718.503 of the Florida Statutes. Ask for all three before you contract.
Water, sewer and building systems
A recorded amendment to the Triana IV declaration states that water and sewer are individually metered and not a common expense. We did not find the same statement for Triana I to III. Triana homes are two-level coach home condominiums, mostly in four-unit buildings, with one six-unit building in Triana IV. A CDD board minute mentions a planned Triana exterior painting project for March or April 2027; who pays for it is not published.
Condominium safety laws and Triana
Florida's structural integrity reserve study requirement (section 718.112) and milestone inspection requirement (section 553.899) are written for taller condominium buildings. Triana buildings are two-level, so both very likely do not apply, but that is our reading of the statutes and not an association statement. Ask each association for written confirmation.
Is Renaissance a 55+ community?
No age restriction appears in the sections of the recorded Declaration we reviewed. The Amended and Restated Declaration (Lee County Instrument 2021000076510, recorded March 11, 2021, 82 pages) defines a "Family" with no age element and has no 55+ article. We read about 16 of the 82 pages, so confirm with the association's resale disclosure summary before you contract.
What we read in the Declaration
The table of contents lists definitions, community development district cost sharing, the association, assessments, architectural control, easements, maintenance, insurance, restrictions, exculpation, enforcement, lease approval, transfer approval, duration and amendment, declarant rights and private amenities. None is an age restriction. We read the definitions, assessments, leasing, transfer, private amenities and use restriction pages; the exhibits were sampled, not read end to end.
Why the recorded document decides
Under the federal Housing for Older Persons Act, a community that qualifies as 55 or older housing records that restriction in its governing documents. We saw no such recorded restriction at Renaissance, and we do not describe it as age restricted or as an active adult community. If a particular neighborhood or condominium has its own rule, it would appear in that association's documents.
What to request before contract
Ask the association for the resale disclosure summary required under section 720.401 of the Florida Statutes, the governing documents and the estoppel certificate, whose fee is capped under section 720.30851. The Clerk of Court's official records site holds the recorded Declaration for review, and the Sunbiz record for the master association shows its filing history.
Do Renaissance owners have to join The Club at Renaissance?
The club states that a community (social) membership comes with a Renaissance home purchase, with resident social dues of $5,050 a year in 2026. The recorded Declaration lists the association's assessments without club dues and places the club outside its governing documents. Whether those dues are compulsory for every owner is not settled by any record we read.
What the club states about community membership
The club's membership page says the "Community Membership Initiation Fee is included within Renaissance Real Estate Purchase," and its 2026 booklet says community membership "is included with a Renaissance Real Estate purchase." The booklet lists resident social dues of $5,050 a year, plus 6.5 percent Florida sales tax on the booklet's stated basis. Non-resident social membership is $5,050 to join and $5,050 a year.

Source: The Club at Renaissance, 2026 Membership Opportunities booklet (13 pages, file stamp resolves to October 8, 2026), as the club's own statement. The club sets its golf categories by the primary member's age bracket (Executive 44 and under, Full 45 to 75, Heritage 76 and over); these are club pricing categories, not a community age rule. All prices exclude 6.5 percent Florida sales tax. The booklet lists no food and beverage minimum and no special assessments for the golf categories. The maximum is 275 golf members (25, 225 and 25); the current member count is not published.
Cart, guest and practice fees
The 2026 booklet lists a private cart trail fee of $2,400 a year and a member cart fee of $32 per member per round, with club storage complimentary and lockers complimentary by availability. Member-guest rates, cart included and before sales tax, run $135 for a guest, $110 for family and $200 unescorted from November to April; $75, $75 and $100 in May and October; and $65, $65 and $100 from June to September. The booklet labels one copy of that table 2025 and another 2026; we treat it as 2026.
Who owns The Club at Renaissance
A for-profit limited liability company has owned the golf course, clubhouse and maintenance tracts since September 22, 2022, when it bought the club from the original developer partnership. The club is privately owned and operated, not owned by residents, the association or the community district. The Declaration (section 1.23) says the club's amenities "are not a portion of the Common Area" and are "not subject to the Governing Documents."
What the Declaration says about the club
Article 4.1 lists the assessments an owner is personally liable for: annual, special, neighborhood, condominium, resale and specific assessments. Club dues are not on that list. Article 16 lets the club owner change ownership, membership structure and operation at its discretion without association or owner consent, does not guarantee view rights, and gives the club and its members, including members who do not own property in Renaissance, a nonexclusive access easement over community roads (section 16.4).
Two court cases, stated neutrally
Two Lee County civil cases involve the club owner. Case 23-CA-011452 concerned the community district's assessments on the club; it was dismissed in June 2025 after a settlement in which, per the district's FY2025 audit note, the district refunded the club's 2023 and 2024 operations assessments and paid $100,000 toward fees. Case 25-CA-003322, e-filed June 23, 2025, concerns contract terms between the club owner and the association. At the district's February 9, 2026 meeting its attorney reported that the parties "seem to be working towards settling." The later outcome is not published in the sources we read.
Questions to ask before you contract
Request the club's membership agreement and the association's estoppel certificate, and ask whether the club has filed the annual amenity report described in section 720.3086 of the Florida Statutes; we could not find one. Compare the club's 2026 numbers with the association's budget, and ask what the community membership includes for the household that will use it.
What amenities does The Club at Renaissance have?
The Club at Renaissance has an Arthur Hills 18-hole par-72 championship course that opened in 2003 and was renovated in 2020, a par-3 layout called The 54, six red clay tennis courts, two lighted pickleball courts, a heated resort pool, a fitness center and spa, and two dining venues. What a household can use depends on its membership category.
The Arthur Hills course
The championship course is an 18-hole par-72 Arthur Hills design that the club says opened in 2003, with a renovation completed in fall 2020 under the name "Renaissance 2.0," a redesigned course, an indoor practice facility and an all-grass driving range. A third-party course finder lists 7,248 yards, rating 75.6 and slope 147, Bermuda grass, walking allowed and caddies available. The club states an average pace of play of 3 hours 45 minutes.
The 54 par-3 layout
The 54 is an 18-hole par-3 layout integrated into the championship course, listed by the club and its owner as part of the property. It is part of the private club, so access follows membership rules.
Clubhouse and dining
The Mediterranean-style clubhouse, completed in 2004, houses the club's dining. The 2026 booklet lists The Rotunda, an upstairs dining room with golf course views serving dinner on Wednesday and Friday, and The Turnhouse, a casual indoor and outdoor venue open daily for lunch. The Rendezvous Pool Bar serves poolside, and the club says it hosts two to four social events a month. Check the club calendar for current schedules.
Tennis, pickleball and bocce
The club lists six red clay tennis courts, a USTA racquet club program, Lee County league play and a ball machine, plus two dedicated pickleball courts with new lighting and bocce courts beside the Turnhouse Cafe. Programming includes lessons, clinics and socials.
Pool, fitness and spa
The heated resort-style pool is open year round, with the Rendezvous Pool Pavilion open seasonally and a playground and fire pit nearby. The fitness center has cardio and strength equipment, a flex studio and certified personal training. The spa lists massages, facials, body scrubs and dermaplaning, and the social membership list includes steam rooms and a hydrotherapy tub.
Practice facility hours
The 2026 booklet lists driving range mats open 7:00 a.m. to 6:00 p.m. on Sunday, Monday and Thursday, and 7:00 a.m. to 7:00 p.m. on Tuesday, Wednesday, Friday and Saturday. The club is closed on Christmas Day 2026. Confirm hours before visiting, because a private club's calendar changes.
What Hurricane Ian did to the club
The club's owner reports an estimated $2.5 million in damage from Hurricane Ian in September 2022, with the golf course cleared and reopened about ten days after landfall and both courses fully open by October 28, 2022. That account covers the club, not individual homes.
Is Renaissance gated?
Yes. Renaissance is a low-density gated community of 386 homesites on over 500 acres, according to the club's owner, entered from Renaissance Way by way of Danport Boulevard. Whether a guard staffs the gate, and during which hours, is not published in any record we read, so confirm access rules with the association.
What the community district says about the gate
The community development district does not own the gatehouse or the roads, according to our reading of its public materials. At the district's February 9, 2026 meeting, minutes record a plan to move the guardhouse fountains to a dedicated electrical service because they overheat a guardhouse panel owned by the homeowners association.
Access over community roads
The recorded Declaration (section 16.4) gives the club, its members and their guests a nonexclusive access easement over community roads. A gate does not close the community to club members who do not own property there, so ask the association how guests, vendors and members are admitted.
Who maintains the entrance road
A 2002 recorded Declaration of Easements and Covenant to Share Costs (Official Records Book 3633) places maintenance of the main entry road's landscaping and signs with the club, with the association reimbursing 50 percent of the road budget and 25 percent of the entrance budget, according to the association's own letters. We treat that as supporting information, not a verified current arrangement.
Leasing and sale approval rules in Renaissance
Renaissance leasing and sales both go through the association board under the recorded Declaration (Instrument 2021000076510). A lease runs 30 days to one year, no more than four times a year, with a 20-day board decision. A sale needs the board's written approval, with notice at least 30 days before closing. The Resale Assessment amount is not published.
Leasing rules in article 12
A "lease" includes a house swap, barter, a license of use through Airbnb or a similar service, a charitable donation or a business perk. The minimum term is 30 days and the maximum one year, although the board may approve a longer term for the same lessee. An owner may not lease a unit more than four times in a calendar year, may not sublease or assign lease rights, may lease only the whole unit, and the lessee must be a natural person. The Declaration states a purpose of "a stable residential community" without a "motel-like atmosphere" and bars time-share use.
The lease approval process
The owner gives the board written notice at least 30 days before the first day of occupancy, with the proposed lease and occupant information. The board has 20 days after receiving the notice and all information to approve or disapprove, and failure to act is deemed approval on written demand. The board may charge an application fee up to the legal maximum and may require a lease deposit of up to $1,000. Grounds for disapproval include owner delinquency and a lessee history of violations. Triana associations may add stricter rules, which are not published.
Board approval of a sale
Article 13 bars an owner from transferring a parcel by sale or gift without the board's prior written approval, which may not be unreasonably denied. The seller gives the board written notice at least 30 days before the intended closing with the buyer's name and address, a copy of the executed contract, an application to purchase and a processing fee. The stated purposes are congenial, financially responsible residents, protecting property values and inhibiting transiency. Whether the board charges a processing fee today, and how much, is not published.
Entity ownership
An owner that is an entity must designate no more than two natural persons as Primary Occupants, and a change in them is treated as a transfer, allowed once in any 12-month period. Buyers planning to hold in a trust or company should have the association confirm the occupant designation before contract.
The Resale Assessment
Section 4.10 of the Declaration creates a Resale Assessment paid by the buyer at closing, in an amount the board sets each fiscal year. Exempt transfers include a transfer to a co-owner, to an estate or surviving spouse, to a trustee or spouse solely for estate planning or tax reasons, and to an institutional lender by foreclosure. The dollar amount is not published in any record we read. No fixed percentage transfer fee appears in the sections we read.
What does it cost to own in Renaissance?
Renaissance ownership costs stack in layers: the community district assessment and county solid waste assessment on the tax bill, master and Triana association dues, the Resale Assessment at closing, and property tax at the district 047 rate. Club dues are separate. We print only dated figures. Data updated: October 2026.

The Renaissance Community Development District
Renaissance sits inside the Renaissance Community Development District, a Chapter 190 local government of about 507 acres that Lee County created by Ordinance 01-10 in August 2001. The district bills every home on the county tax bill as a non-ad valorem line. Its five-seat board is elected by qualified electors, and the district announced on October 12, 2026 that no one qualified for the three seats expiring in November 2026, so those seats will be filled by appointment.

Source: Renaissance Community Development District assessments page, FY2026 and FY2027 rate table, read October 28, 2026. The district also bills two golf parcels, the clubhouse parcel ($30,337.09 in FY2027) and the play area ($37,875.88), for debt service only, with no operations assessment. The home's lot class is on its tax bill.
How the community district assessment has changed
Operations assessments per home were $708.43 in FY2022, $1,158.43 in each of FY2023 to FY2026 and $1,251.10 in FY2027, an increase of 8.0 percent. The district's FY2027 adopted budget, approved August 10, 2026, shows operations assessments of $482,925 gross, debt service assessments of $568,534 gross and $310,000 of construction fund projects (lake bank restoration $250,000, storm drain remediation $30,000, aerators $20,000 and a wall analysis $10,000), as read from the budget document. At its February 9, 2026 meeting the district tabled a new operations methodology report based on heated square footage with an average residential unit of 3,179 square feet.
Community district bonds and payoff
The district's Series 2022 Capital Improvement Revenue Refunding Bonds, issued July 15, 2022 at $5,545,000 and about 4.25 percent, refunded the Series 2012 bonds and funded irrigation wells, with principal due through May 1, 2037 and $4,232,881 outstanding after the May 1, 2026 payment. A lot owner may pay off the debt portion by estoppel letter at $150.00 per letter, which "does not eliminate the O & M assessment." Florida requires the district's existence and assessments to be disclosed on a sale (sections 190.048 and 190.009).
Property taxes in taxing district 047
Every Renaissance home is in Lee County taxing district 047 (South Trail Fire), unincorporated, with no city millage. The 2026 final total is 13.3623 mills, down from 13.4125 in 2025, a drop of 0.0502 mill or about $50 per $1,000,000 of taxable value. Each $100,000 of taxable value costs $1,336.23 at the 2026 rate. The proposed total printed earlier, 13.3738, was superseded by the final book.

A worked yearly cost example for a single-family home
Take a home at the 2026 roll's median single-family taxable value of $966,009. Property tax at 13.3623 mills is $12,908.10. Add the FY2027 community district assessment of $2,833.22 for a 90-foot Vittoria lot and the $366.39 solid waste rate (FY 2025-26, the latest published), and the yearly total is $16,107.71 before master association dues, insurance, utilities and any club membership. This is an illustration with one lot class; homestead and other exemptions change the taxable value, so run it with the exact home's tax bill.
| Line | Yearly amount |
|---|---|
| Property tax ($966,009 x 13.3623 / 1,000) | $12,908.10 |
| Community district, FY2027, 90-foot Vittoria lot | $2,833.22 |
| Solid waste, Service Area 3 (FY 25-26 rate) | $366.39 |
| Total before association dues, insurance, utilities and club | $16,107.71 |
A worked yearly cost example for a Triana condominium
Take a Triana home at the 2026 roll's median condominium taxable value of $390,529. Property tax at 13.3623 mills is $5,218.37. Add the FY2027 Triana community district assessment of $1,646.63 and the total is $6,865.00 before the condominium association's dues, which are not published, plus insurance and utilities. This is an illustration, not a quote.
Master association dues and the unpublished items
The Renaissance Community Association is the master homeowners association. No public website, budget or estoppel shows its dues, and the recorded Declaration fixes only the mechanism: each parcel pays an equal pro rata share of the annual budget the board adopts, secured by a lien (sections 4.1 to 4.3), with special assessments in a fiscal year capped at 10 percent of the annual budget unless a majority of voting representatives approves. We print no master dollar figure. The estoppel certificate and the resale disclosure summary are where the current amount lives.
Insurance cost
We found no primary source for Renaissance homeowners, wind or flood insurance cost and print no figure. A current wind mitigation inspection form is the document that can change a wind premium; see the flood section for the form and the discount rules.
Is Renaissance in a flood zone?
No Renaissance home parcel we checked sits in a FEMA special flood hazard area. All 372 home parcels tested on the live National Flood Hazard Layer fall in Zone X, an area of minimal flood hazard, on two map panels, and all are in Evacuation Zone D. The address still decides.
How we checked every parcel
A sample is not enough for a flood question, so we ran the full roll: all 372 Renaissance home parcels carrying ZIP 33912 and a Renaissance legal description, queried against FEMA's flood hazard layer on October 28, 2026. Seven more homes carry a placeholder site ZIP on the live parcel layer and were not in the test; they sit on the same plats. An earlier 30-parcel random sample also returned Zone X for every point.
FEMA map panels for Renaissance
Two flood insurance rate map panels cover the parcels: 12071C0445F, effective August 28, 2008, which covers 265 parcels and shows no special flood hazard areas, and 12071C0433G, effective December 7, 2018, which covers 107. Lee County's local FIRM copy and its pre-coastal-study snapshot (November 16, 2022) both show Zone X at the community's median point, community number 125124. Search any address at the FEMA Flood Map Service Center.
Mapped flood zones near the community
Three mapped Zone AE polygons lie within about a mile of the community's median point, and none touches a Renaissance parcel. The nearest comes within about 0.07 mile of 9350 Vittoria Court, the other two about 0.75 and 0.83 mile from 9311 Terabella Place. Distances are computed from polygon vertices and overstate the gap slightly.
| FEMA polygon | Nearest approach to a Renaissance parcel | Renaissance parcels intersecting |
|---|---|---|
| 12071C_5716 | about 0.07 mile (9350 Vittoria Ct) | 0 |
| 12071C_12843 | about 0.75 mile (9311 Terabella Pl) | 0 |
| 12071C_6324 | about 0.83 mile (9311 Terabella Pl) | 0 |
Ground elevation at Renaissance
USGS elevation point queries at the 372 parcel points give ground heights of 21.4 to 26.4 feet NAVD88, with a median of 23.8. These are lidar ground surface values, not finished-floor elevations or elevation certificates, and fill pads and lake banks shift individual lots by a few feet.
| Statistic | Feet NAVD88 |
|---|---|
| Minimum | 21.4 |
| 10th percentile | 22.8 |
| Median | 23.8 |
| 90th percentile | 24.7 |
| Maximum | 26.4 |
The highest Lee County storm tide in the National Hurricane Center's Ian report, 10.8 feet NAVD88 at a USGS high water mark about six miles southwest, is roughly 10 feet below the lowest Renaissance sample point. That is a comparison to the nearest documented mark, not a flood guarantee.
Renaissance evacuation zone
Lee County's evacuation zone layer places all 372 parcels in Zone D (surge zone 4) on its current map, created March 11, 2025. Zones are lettered A to E, are based on storm surge and can change, so use the county's Find My Evacuation Zone tool or the state's Know Your Zone tool for an address. An evacuation zone is separate from a FEMA flood zone, so a home can be in Evacuation Zone D and FEMA Zone X at the same time.
Hurricanes Ian, Helene and Milton
Lee County ordered Zones A and B to evacuate before Hurricane Ian, then portions of Zone C on September 27, 2022, under the zone map then in use; whether Renaissance was inside an ordered area in 2022 is not published. The National Hurricane Center put Ian's inundation at 5 to 8 feet above ground up the Caloosahatchee River in Fort Myers, with at least 52,514 structures impacted in Lee County, 5,369 destroyed and 14,245 with major damage. For Helene in September 2024 the county issued no evacuation orders, and for Milton in October 2024 it ordered Zones A and B and mobile and manufactured homes to evacuate (October 7 to 11), so Zone D was not under an order.
What the storms did at Renaissance
The only documented Ian effect on the community is at the club: about $2.5 million in damage reported by its owner, with the course reopened in about 10 days. No source we found describes home-level flooding or damage inside Renaissance, and none says there was none. The county's Substantial Damage and permit records would hold that detail and cannot be searched by community without a records request. County gauges recorded 5.12 feet of Helene surge and 5.72 feet of Milton surge at Fort Myers stations, coastal figures that are not Renaissance measurements.
The March 2, 2027 flood map update
FEMA's Letter of Final Determination list dated September 2, 2026 makes new flood insurance rate maps effective March 2, 2027 for Lee County's unincorporated areas (community 125124), which includes Renaissance; the City of Fort Myers is not on that list. We did not confirm whether panels 12071C0445F and 12071C0433G are among the revised panels, so check the address on FEMA's Map Service Center before you close.
Flood insurance and the Community Rating System
Unincorporated Lee County is listed at Community Rating System Class 5, and the county states that owners in A, AE and V zones qualify for a 25 percent flood insurance discount. We found no statement of the discount that applies to a Zone X policy, and under the NFIP's Risk Rating 2.0 rates are set by address, so we print no Zone X percentage. A lender can still require flood insurance, and standard homeowners policies exclude flood.
Wind mitigation and roofs
Florida law requires insurers to accept the uniform mitigation verification inspection form for hurricane loss mitigation discounts (section 627.711), and section 627.0629 governs residential rate filings that include those discounts. Renaissance homes were built over two decades, so roof age and opening protection vary by home. We found no roof, opening-protection or insurer availability data for the community.
Schools near Renaissance
Renaissance addresses fall in Lee County elementary choice Zone J, middle choice Zone EE and the South high school sub-zone 1 for 2026-27, the same answer for all 372 parcels tested. Lee County uses school choice within each zone, not a single assigned school.
School choice zones for 2026-27
| Level | Zone | Schools in the zone (district plan) |
|---|---|---|
| Elementary | Choice Zone J | Colonial, Gateway, Ray V. Pottorf, Treeline |
| Middle | Choice Zone EE | Fort Myers Middle, Paul L. Dunbar Middle |

How school choice and busing work
The district says elementary and middle students choose within their residential choice proximity zone and receive transportation only for elementary schools within that zone. High school selection is made from the schools in the sub-zone and any contiguous sub-zone in the same zone. Students living within 2 miles of a school get no district transportation, sibling preference applies in the lottery, and families who need a bus are guaranteed a seat with capacity in their zone. The Choice Application opens in the district's Focus portal at the start of Open Enrollment at the end of January, and new-student registration for 2027-28 begins November 16.

Mail goes to Fort Myers, but City of Fort Myers rules, services and Community Rating System participation do not apply; Lee County's do. What is changing near Renaissance
The Florida Department of Transportation is rebuilding the I-75 and Daniels Parkway interchange (Exit 131) as a diverging diamond, about $42.8 million, with construction from early 2026 to summer 2028. The Daniels Parkway limits run from east of Danport Boulevard, Renaissance's access road, to west of Treeline Avenue, and FDOT lists night lane closures (I-75 9 p.m. to 7 a.m., Daniels 7 p.m. to 7 a.m. when necessary). Lee County is also reworking the Treeline Avenue and Daniels Parkway intersection, about 1.1 miles from the median home, in 2026.
Other road and development items
Lee County's road work notice lists right-of-way permits for Treeline Avenue South turn lanes (December 3, 2025 to July 30, 2026 and November 24, 2025 to September 30, 2026) and night paving on Daniels Parkway from July 1 to September 1, 2026; their distance from Renaissance is not measured. The county's list of planned developments under review names several cases mentioning Daniels Parkway, including a multifamily proposal on about 19.48 acres, an 841-acre industrial and commercial case and a storage case on 10.03 acres, but the list does not give locations, so we cannot place any within a mile.

How to read the comparison table
Each community's roll uses its own plat and legal names, so the home counts can differ from association totals. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. Renaissance's 21 sales are the fewest of the four, which makes its medians the least stable. The table states no verdict. The history of Renaissance
Renaissance began as a Worthington Communities project: Lee County rezoned the land in December 2001 and April 2002, sales launched about 2002, the Arthur Hills course opened in 2003 and the clubhouse in 2004. The recorded Declaration was amended and restated on March 11, 2021, and the club changed hands on September 22, 2022.

Zoning and the 500-unit cap
Two planned developments, Renaissance North (adopted December 17, 2001, 300 units) and Renaissance South (adopted April 1, 2002, 260 units), together cap the community at 500 dwelling units, and their legal descriptions sum to 506.94 acres (344.723 North and 162.22 South). The county roll shows 379 homes and 6 vacant homesites, the district counts 386 lots and the club says 386 homesites on 500 acres. Higher figures such as 388 or 394 seen online have no record behind them.
Developer and builders
The recorded Declaration names Worthington of Renaissance, LLC as declarant; the Sunbiz record shows it inactive after an administrative dissolution on September 22, 2023. A 2004 developer brochure (marketing) lists a preferred builder program, with Villagio by Arthur Rutenberg Homes and Triana by Colonial Homes; Meritage Homes of Florida is the state's recorded subsequent developer of Triana I to IV from 2005, and a builder sold home-and-homesite packages in Via Lago, Vittoria and Monteverdi from 2015 to January 2019. The builder of a given lot is on its Lee County permit record and is not published here.
The community district and its bonds
Lee County created the Renaissance Community Development District in August 2001 on the developer's petition. It refunded its Series 2012 bonds with the Series 2022 bonds on July 15, 2022 and, by the CDD's schedule, its debt assessments end with the May 1, 2037 payment.
The club changes hands
The developer sold The Club at Renaissance on September 22, 2022 to a for-profit limited liability company affiliated with a national golf operator. The club completed a renovation in fall 2020 under the name "Renaissance 2.0," and Hurricane Ian caused an estimated $2.5 million in damage to the club in September 2022. Two civil cases involving the club owner are described in the club section above.

Contact Domain Realty Group or call 239-441-2816, tell us the neighborhood, home type and budget you have in mind, and an agent will send matching Renaissance listings, the recent recorded sales on that street, and the sale approval, resale assessment and club membership items to check. Thinking of selling a Renaissance home?
Renaissance sellers need the association board's approval of the buyer with 30 days' notice before closing, and buyers compare neighborhoods closely, so a home priced against its own neighborhood's recorded sales is easier to defend than one priced against the community median. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.
Frequently Asked Questions about Renaissance homes for sale
These are the questions Renaissance buyers ask most, answered from the Lee County record, the recorded Declaration, the community district's FY2027 assessments, the club's 2026 booklet, FEMA's flood map and the Florida Department of Education. A for-profit limited liability company has owned the club since September 22, 2022, when it bought the course, clubhouse and maintenance tracts from the original developer partnership. The club is privately owned and operated, not owned by residents, the association or the community district, and the Declaration says it is not subject to the governing documents.
Does Renaissance have a CDD?
Yes. The Renaissance Community Development District is a Chapter 190 local government of about 507 acres that Lee County created by Ordinance 01-10 in August 2001. It owns and maintains the lakes and stormwater system, bills every home on the county tax bill, and carries bond debt assessments through the May 1, 2037 payment.

The Renaissance Community Association does not publish its dues; the board sets the assessment each year under the recorded Declaration, and Triana condominium dues are set by each building's association. The FY2027 district assessment on the tax bill starts at $1,406.77. Request the estoppel certificate for the exact home's current dues.
Is there a fee when you buy a home in Renaissance?
Yes. Section 4.10 of the Declaration creates a Resale Assessment that the buyer pays at closing, in an amount the board sets each fiscal year, and the board must approve the sale. The dollar amount and any application or processing fee are not published, so ask for them in writing before the contract deadline.
Does the Renaissance board have to approve a sale?
Yes. Article 13 of the Declaration bars a sale or gift without the board's prior written approval, which may not be unreasonably denied. The seller must give written notice at least 30 days before the intended closing, with the contract, a buyer application and a processing fee, so plan a closing date at least 30 days out.

Yes. The club's owner describes Renaissance as a low-density gated community of 386 homesites on over 500 acres. Whether a guard staffs the gate, and during which hours, is not published in any record we read. The recorded Declaration also gives club members an access easement over community roads, so ask the association about entry procedures.
Can I rent out a home in Renaissance?
Yes, with limits. The Declaration sets a 30-day minimum lease and one-year maximum, no more than four leases per unit per calendar year, whole-unit leases only and no subleasing. The board has 20 days to approve after receiving the notice and information, and may require a deposit of up to $1,000. Triana associations may add rules.
Is short-term vacation rental allowed in Renaissance?
The Declaration counts a license of use through Airbnb or a similar service as a lease, so it falls under the same limits: a 30-day minimum term, no more than four leases a year and board approval. The Declaration also bars time-share use. Confirm any Triana condominium rules before you buy for rental use.

What tennis and pickleball facilities are at Renaissance?

What a household can use depends on its membership category, so ask the club what community membership includes.
What dining options does The Club at Renaissance have?
The 2026 booklet lists The Rotunda, an upstairs dining room with golf course views serving dinner on Wednesday and Friday, and The Turnhouse, a casual indoor and outdoor venue open daily for lunch.
