County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $206 per square foot for all homes, $275 for single-family homes and $173 for condominiums. The calendar-year peak was $246 in 2023, and the 2026 year to date sits at $203.
What the county record cannot show
The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, whether it is a Golf or Lakes Village home, or how many homes are for sale today. Those are MLS and club fields, and the MLS ones are being added in our next data refresh; the listing links above show current inventory now.

Whispering Palms is counted separately
Whispering Palms, 80 carriage homes and twin villas at 10332 Whispering Palms Drive, sits inside the CDD boundary and pays the CDD's lower operations rate, but the club and the CDD count it separately from Colonial's 1,699 homes and it has its own recreation association. It is left out of every count and sale figure on this page.
Why the county count is 1,658 and the club count is 1,699
The CDD parcel table sums to 1,699 homes (711 Golf, 988 Lakes), the same count as the master association. The Lee County roll matched 1,658 home parcels (763 single family and 895 condominium) on the community's legal names. The 41-home gap sits in three condominium neighborhoods: Garden Lakes (240 on the roll against 250), Mill Creek (210 against 240) and The Preserve (149 against 150), where the county search on the community's legal names matched fewer units than the CDD table lists.
Is club membership mandatory at Colonial Country Club?
Yes. Colonial Country Club is a bundled community: the club's 2026 master FAQ says all residents are club members, and the membership comes with the home. The 711 Golf Village homes include full golf membership and the 988 Lakes Village homes include social membership with pay-as-you-play golf. No initiation fee is charged, and a Lakes Village home cannot be upgraded to Golf.
What Golf Village membership includes
Golf Village membership includes unlimited golf and range use, tee-time reservations seven days ahead, tennis and fitness, and access to the Troon Prive reciprocal program. In 2026 a Golf Village member pays $27 per 18-hole round, a rate that includes the greens fee, cart fee and range balls, every month of the year. The club map lists no club minimum for either village.
What Lakes Village membership includes
Lakes Village membership is social: dining, fitness, tennis, pickleball, bocce and the pool, with golf on a pay-as-you-play basis when the course is available and tee times three days ahead. Lakes members paid $125 per 18-hole round from January to April and in October through December 2026, and $60 from May to September. Lakes homes cannot move up to Golf membership.

Source: Colonial Country Club 2026 informational packet, revised September 2026. Rates include greens fee, cart fee and range balls and exclude sales tax. A nine-hole round is 60 percent of the 18-hole rate, or 50 percent for Golf and Lakes Village members.
Troon Prive reciprocal play
Troon Golf has managed the club since its founding, and the club operates as a Troon Prive club. Troon Prive members may play more than 100 other Troon Prive courses at a member rate, up to six rounds per facility per calendar year, under the club's published membership privileges. The reciprocal rate at Colonial itself is $60 from May to October.
What amenities does Colonial Country Club have?
Colonial Country Club's amenities center on an 18-hole, par 72 Gordon Lewis golf course, a clubhouse with ballroom and indoor and outdoor dining, two resort pools, eight Har-Tru tennis courts, eight pickleball courts, two bocce courts and a fitness and community center. The CDD maintains 36 lakes, about 160 acres of preserve and the boardwalk on the 750-acre property.
The Gordon Lewis golf course
The par 72 championship course by architect Gordon Lewis opened in early 2003, before most homes were built. Practice facilities include a range, a new 6,000 square foot practice green and a chipping green, with FlightScope club fitting and PGA professionals on staff, per the club's golf page.
The 2025 golf course renovation
Gordon Lewis returned in April 2025 to lead a $9 million, nine-month renovation, and the course reopened in January 2026. Every green was rebuilt and regrassed in TifEagle bermudagrass, tees, fairways and rough were planted in Bimini, 20 bunkers were removed and the rest rebuilt, a 650 foot bulkhead was added around the 18th green, and a new irrigation system with nearly 2,000 heads went in, along with more than 400 trees and 20,000 plants.
Tennis, pickleball and bocce
The 2026 Troon release lists eight Har-Tru tennis courts, eight pickleball courts and two bocce courts, plus a tennis shop. Tennis and fitness are included in both Golf Village and Lakes Village memberships.
Pools, fitness and the community center
Colonial Country Club has two resort pools with jacuzzis and a poolside snack bar. The indoor fitness and community center holds an aerobics room, private massage rooms, a meeting room, a book exchange and a business center. The CDD meets monthly in Room 3 of the Community Conference Center at 9181 Independence Way.
Lakes, preserve and the boardwalk
The CDD owns and maintains the stormwater system of 36 lakes and about 160 acres of preserve, plus the boardwalk, aerators and butterfly gardens, on a district of 750 acres. The Lee County roll lists a lake view for 1,319 of the 1,658 home parcels and a golf view for 135.
Is Colonial Country Club a 55+ community?
No recorded 55+ restriction was found. Colonial Country Club's master FAQ, the estoppel sample, the disclosure summary for the master association and the CDD site contain no age rule, and a community must publish and follow an age policy in its recorded documents to claim the federal and Florida housing-for-older-persons exemption. Listing sites that label it 55+ are not supported by those documents.
What the Colonial Country Club documents show
The disclosure summary names the master entity, Colonial Country Club of Lee County Master Association, Inc., and says the restrictive covenants are recorded and the developer can no longer amend them. Its recorded instrument number is not published in the sources we read; it sits in Lee County Official Records. Check the recorded covenants and the neighborhood association documents before relying on any age rule either way.
Is Colonial Country Club gated?
Yes. Colonial Country Club has two gated and monitored entrances and exits with 24-hour staffed access control, according to the club's 2026 master FAQ. Residents use barcode decals at the gates. Every tenant, guest and family member staying in a home must register with the club administration office, and privileges switch off when a lease ends.
Leasing and rental rules in Colonial Country Club
Colonial Country Club homes can be leased, with two approvals. The neighborhood association approves the lease first; then the club office needs the approval letter, a copy of the lease, a tenant registration application and the transfer fee at least 20 days before the lease starts. Minimum lease terms are set by each neighborhood association, not the master.
The club lease transfer fee
The club's transfer policy sheet titled 2025 lists a lease transfer fee of $639.00 for a Lakes Village home and $692.25 for a Golf Village home, tax included. A 2026 amount is not published in the sources we read, so confirm the current fee with the club office before signing a lease.
What does it cost to own in Colonial Country Club?
Colonial Country Club ownership costs stack in five layers: the master assessment, which includes the club membership; a neighborhood association fee; bulk cable and internet; the Colonial Country Club CDD assessment on the tax bill; and property tax at the City of Fort Myers rate. Special assessments and buyer capital contributions come on top. Data updated: October 2026.

The CDD ranges in the table cover the regular neighborhoods in each village; one prepaid-debt parcel in each of Hidden Cove and Shadow Glen pays $330. Irrigation effluent water from the City's reclaimed system is billed quarterly by usage.
The 2026 master assessment
The master association, Colonial Country Club of Lee County Master Association, Inc., bills one assessment per home at the Golf or Lakes rate, prorated at closing. For 2026 that is $5,897 a year in Lakes Village and $11,975 in Golf Village, up from $4,880 and $10,335 in 2025: increases of $1,017 (20.8 percent) and $1,640 (15.9 percent). The club's 2026 FAQ reports $2.5 million in reserves.
Capital contributions at closing
A Colonial Country Club buyer pays a one-time community capital contribution by separate check at closing: $4,700 on contracts signed before November 1, 2026 and $5,170 on contracts signed on or after that date. A Golf Village buyer also pays a golf capital contribution of $5,000, rising to $5,500 on the same date. In the 2025 packet the figures were $4,290 and $1,430.

Source: Colonial Country Club 2026 informational packet, September 2026. Whether a seller has paid these in full is answered on the estoppel certificate for the exact home, which costs the seller $200 ($300 rush). The estoppel sample answers "Any Pending Litigations: NO" and "Consent to transfer required: NO".
Neighborhood association dues in 2026
Every Colonial Country Club neighborhood has its own association, its own manager and its own fee on top of the master assessment. The club publishes the 2026 quarterly figures, collected from property managers and neighborhood presidents. The annual column is the quarterly figure times four.

What each fee covers is not stated on the sheet; condominium and carriage-home associations generally carry building insurance and the single-family sections do not, so compare the budgets, not only the fees. Several neighborhoods (Garden Lakes, Mill Run, Mill Creek, Jasmine Pointe and Preserve) also have a recreation association.
The Colonial Country Club CDD
Colonial Country Club has its own community development district, an independent special district under Chapter 190 of the Florida Statutes, created by City of Fort Myers Ordinance 3094 on December 2, 2002. A five-member elected board runs it, Premier District Management manages it, and it owns the stormwater system, lakes, preserve, boardwalk and aerators. Its assessment is a non-ad valorem line on the November Lee County tax bill.

When the CDD bonds retire
The CDD's bonds financed specific district facilities and were refinanced in 2013, after which the assessment was reduced. They retire with the last principal payment in May 2033, after which only the operations assessment remains. An owner can pay off the debt portion early with an estoppel letter from the district ($150 per letter); the operations assessment cannot be prepaid. Bond series and par amount are not published on the district's site.
Property taxes in taxing district 090
Every Colonial Country Club home is in Lee County taxing district 090, City of Fort Myers. The 2026 total is 16.9702 mills, up from 16.5034 in 2025, mainly because the City raised its rate from 6.5000 to 6.9000 mills for FY2027 and a new City parks voted debt levy of 0.1170 mill appears. The Property Appraiser's tax estimator shows the same 16.9702 for a Colonial parcel. Each $100,000 of taxable value costs $1,697.02.

Worked yearly cost examples
The club's published figures make the yearly carrying cost easy to build. These examples use the 2026 master assessment, four quarters of cable ($1,008) and of the Vision 2020 assessment ($428), the neighborhood's 2026 dues and the FY2027 CDD. The two property tax lines use the 2026 roll's median taxable values: $359,654 for a single-family home and $184,051 for a condominium.
| Example | Master | Cable | Neighborhood | CDD FY2027 | Vision 2020 | Subtotal | Property tax at 16.9702 mills | Total before insurance |
|---|---|---|---|---|---|---|---|---|
| Golf single family, The Links | $11,975 | $1,008 | $2,280 | $1,509.80 | $428 | $17,200.80 | $6,103.40 | $23,304.20 |
| Golf villa, Oakhurst | $11,975 | $1,008 | $2,076 | $1,223.79 | $428 | $16,710.79 | ||
| Lakes carriage home, Mill Run II | $5,897 | $1,008 | $5,904 | $866.28 | $428 | $14,103.28 | ||
| Lakes condo, Garden Lakes I | $5,897 | $1,008 | $5,000 | $794.77 | $428 | $13,127.77 | $3,123.38 | $16,251.15 |
The property tax lines are $359,654 x 16.9702 / 1,000 and $184,051 x 16.9702 / 1,000. Irrigation water, insurance and the two 2025 special assessments are not in these totals, and homestead and other exemptions change the taxable value, so run the numbers again with the exact home's tax bill and estoppel.
Is Colonial Country Club in a flood zone?
Yes, on the map. FEMA's effective flood insurance rate map from December 7, 2018 places all 1,654 matched Colonial Country Club home parcels in Zone AE, a special flood hazard area, with none in the floodway. FEMA has also issued 99 letters of map change naming Colonial Country Club lots, so whether flood insurance is federally required depends on the exact address.
FEMA map panels for Colonial Country Club
Colonial Country Club sits on FEMA panels 12071C0431G and 12071C0433G, both effective December 7, 2018, in the City of Fort Myers flood insurance community (NFIP 125106). FEMA's flood zone layer shows no base flood elevation inside the community's AE polygons; the nearby base flood elevation lines read 21.0 feet NAVD88. A separate 60-parcel screen found all 60 sampled parcels in Zone AE. Search any address at the FEMA Flood Map Service Center.
Letters of map change in Colonial Country Club
FEMA's letter of map change layer lists 99 completed determinations naming Colonial Country Club (72 LOMAs and 27 LOMR-Fs), dated October 30, 2008 to July 23, 2026, plus 4 more from 2009 naming the Mill Creek, Mill Run, Garden Lakes and Jasmine Pointe condominium sections. A FEMA revalidation letter issued November 16, 2022 (case 14-04-2182V), posted in the club's real estate document library, keeps unsuperseded letters in effect under the 2018 map. A letter removes the federal mandatory purchase requirement for that lot; a lender may still require coverage.
Ground elevation and Six Mile Cypress Slough
The floodplain that matters here is Six Mile Cypress Slough, not Ten Mile Canal, which is 4.46 miles away. FEMA's modeled 1 percent flood level on the nearest slough sections is 21.4 feet NAVD88. A USGS elevation sample of 40 Colonial Country Club parcels read 22.2 to 23.9 feet (median 23.0), roughly 0.5 to 2.5 feet above the base flood lines. That sample is a screen, not an elevation certificate.
Colonial Country Club evacuation zone
Colonial Country Club is in Lee County Hurricane Evacuation Zone D: all 40 sampled parcels read Zone D on two Lee County GIS services. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone. Lee County updated its evacuation zone data in October 2026, so check the address before each season.
The City of Fort Myers flood insurance discount
Colonial Country Club is in the City of Fort Myers' flood insurance community, which FEMA's October 2026 Community Rating System list places at Class 6, a 20 percent discount on National Flood Insurance Program premiums in the special flood hazard area, current since October 1, 2025. The City first entered the program on October 1, 2020.
Hurricanes Ian and Milton
Hurricane Ian made landfall at Cayo Costa on September 28, 2022 as a Category 4 storm; the National Hurricane Center measured Caloosahatchee River surge at Fort Myers of 5 to 8 feet above ground and 7.26 feet above MHHW at the NOAA gauge, and counted at least 52,514 structures impacted in Lee County. Colonial Country Club ground sits at about 22 to 24 feet, far above that surge. Hurricane Milton made landfall near Siesta Key on October 9, 2024. No first-party record of storm damage inside Colonial Country Club was found in City, County, club or CDD sources.
Flood insurance and the seller's disclosure
Flood insurance cost depends on each building's elevation, the policy type and the carrier. Ask for the elevation certificate and any FEMA letter of map change for the home you are considering. Florida's flood disclosure law, section 689.302 of the Florida Statutes, requires a seller of residential property to disclose flood insurance and flood damage history at or before the contract.

How to read the comparison table
The three counts use each community's plat names on the county roll, so they can differ from association totals: Colonial Country Club's club and CDD count 1,699 homes against 1,658 on the roll. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. The table compares recorded sales only; club structure, fees and rules differ by community and are covered on each community's page.
The history of Colonial Country Club
Colonial Country Club began in 2001, when Pulte Homes broke ground on its first master-planned community in Southwest Florida on what the club calls untouched swampland. The City of Fort Myers created the CDD on December 2, 2002, the Gordon Lewis course opened in early 2003, and the clubhouse and restaurant opened in late 2004. The community is fully built.
Pulte Homes and the build years
Pulte Homes is the only developer the club names ("Pulte Homes Master Planned Community, 100% Completed"). The Lee County roll shows year-built dates from 2003 to 2006, with a median of 2005: 719 homes built 2000 to 2004 and 939 built 2005 to 2009. The club's history says Pulte gave every buyer a complimentary social membership with no initiation fee or minimums.
Vision 2020 and the golf course renovation
The Vision 2020 clubhouse renovation ran from March 2019 to February 2021, capped at $6.5 million with a $5 million bank loan, with construction from May 2020 to February 2021. The CDD refinanced its bonds in 2013. From April 2025 Gordon Lewis led a $9 million course renovation, the course reopened in January 2026, and the cart barn, golf shop, wellness center and pool deck renovations were announced complete on May 14, 2026.
