Twelve months by price band
Nothing closed under $1,500,000 in the 12 months. Five sales were $1,500,000 to $1,999,999, six were $2,000,000 to $2,499,999, five were $2,500,000 to $2,999,999, three were $3,000,000 to $3,999,999 and two were $4,000,000 or more. The middle of the market sits between $2,000,000 and $2,999,999, which holds 11 of the 21 sales.
| Price band | Sales, 12 months to Oct 2, 2026 | Sales, 24 months to Oct 2, 2026 |
|---|---|---|
| Under $1,500,000 | 0 | 1 |

The top and bottom of the year
The highest recorded sale in the 12 months was $5,045,000 on December 22, 2025, a 4,929 square foot Unit 1 home with a 2025 county building year. The next highest was $4,200,000 on February 23, 2026, also in Unit 1. The lowest was $1,700,000 on May 26, 2026, a 3,791 square foot Unit 1 home built in 1982.
Price per square foot
On the county's base area for the main residence, the median is $687 per square foot for the 12 months, $627 for the prior 12 months and $641 across 24 months. Within the year the figure runs from $380 for a 6,033 square foot Block Z home to $1,034 for a 4,061 square foot home, so a single price per square foot tells a buyer little. Compare homes of similar size and lot position.
How a small count moves the median
Twenty-one sales is a small sample. A few sales above or below the middle can shift the median noticeably, which is why the plat and street tables below list counts beside every median. Treat the community median as a guide to the band, not a price for any one house.

Lot sizes
Most lots are between three quarters of an acre and just under one acre. Six lots are 1.20 acres or larger and 51 are 0.90 to 1.19 acres. Confirm the lot on the survey, because a lot's usable area depends on easements, lake banks and course edges.

Rebuilds on existing lots
Of 93 qualified sales in the 60 months from October 2021, 2 show a main building recorded newer than the sale year, which suggests a rebuild or major new improvement after the sale. That is an inference from two county fields, not a permit record. Ask for the permit history of any lot before assuming a build timeline.

The non-ad valorem charge, and no CDD
The certified 2026 roll shows a median $269.77 in non-ad valorem charges on 286 of the 287 homes. The roll file does not name the levy; the itemized tax bill does, so read it for the parcel you are buying. The property owners association fee
Two organizations are separate. The Quail Creek Property Owners Association, Inc. (Florida document 758944, active) is the mandatory association for owners. Quail Creek Country Club, Inc. (document 753153, active) is the optional club. The association does not publish its assessment, so no dollar figure is printed here. The certified amount, how often it is billed and any scheduled special assessment come on an estoppel certificate.
Under Florida Statutes section 720.30851 the association must issue the certificate within 10 business days of a written request. The fee is capped at $250 when nothing is delinquent, plus $100 if expedited within 3 business days. The certificate is effective for 30 days when delivered by hand or email and 35 days by mail.
Who manages the association
The association's registered mailing address, 570 Carillon Parkway in St. Petersburg, matches the corporate office of Precedent Hospitality and Property Management, which takes estoppel orders online. That match indicates professional management; confirm the manager in the resale package. The association has described a staffed gatehouse and mobile patrol, about 10 miles of landscaped streets and a community fiber-optic network on its own website.
Documents to request before an offer
Ask for the recorded declaration of protective covenants and every amendment, the bylaws, the current rules, the architectural guidelines and the budget. Florida Statutes section 720.303 requires an association to make official records available for owner inspection within 10 business days of a written request. Rental terms, pet limits and architectural review procedures are not published, so get them in writing, and ask whether exterior changes need approval before you plan a renovation or rebuild.
Closing costs and title
In Collier County the buyer customarily pays for the owner's title policy. The estoppel certificate must also state any capital contribution, resale fee or transfer fee due to the association, which the association does not publish, so that line of the certificate is the answer to rely on at contract.
Is club membership required in Quail Creek?
No. Quail Creek Country Club says the club and the Quail Creek Estates homes are completely separate, with no bundled or minimum membership requirement for homeowners, and about 70 percent of members live outside the Estates. Buyers choose a category and pay the club separately. Data updated: October 2026.
What the club says
The club's realtor page states there is no resident or non-resident category and no requirement for a homeowner to join. This is the opposite of Quail West, Wyndemere and Twin Eagles, where membership comes with the home. Quail Creek Country Club is a Florida not-for-profit corporation that describes itself as member-owned, and it moved from developer ownership to member ownership in January 1984.
Class A Golf and Social fees
The club's 2025 Membership Guide lists Class A Golf at a $150,000 initiation, with unlimited rounds and booking seven days ahead, and Social at a $40,000 initiation with six rounds in season. Both are plus monthly dues, which the club does not publish. On October 27, 2026 the live Class A page returned an error, the golf waitlist page read "Not Currently Available" and the Social page showed $40,000 plus tax. Treat the 2025 guide as the last published price list, not a current quote.
The waitlist and Quail Creek owners
When Class A places open, the club offers them to waitlist members on an alternating basis between non-owners and owners in Quail Creek Estates. That is a priority pattern, not a guarantee. The 2025 guide shows a 50 percent deposit for Class A Golf on the waitlist and three rounds a week in season.
Equity, refunds and transfer
The club does not publish whether an initiation fee is refundable or transferable, and it does not use the word equity on its membership pages. Those terms sit in the membership agreement and bylaws, which are not public. Request both in writing before you rely on a membership as part of a purchase.
What to ask the club
Visits to the club must be scheduled in advance with the membership office, and touring a home in the Estates does not give access to the club. Before you decide on membership, read Jesse and Marc's view in McGreevy and Comisar's Quail Creek Country Club community guide, then ask the membership office for the current fee schedule, monthly dues, capital assessments, food and beverage minimum and transfer terms in writing.
What are the Quail Creek golf courses like?
Quail Creek has two Arthur Hills courses, the Creek and the Quail, both par 72 and both under renovation by Forse Design: the Creek closed April 1, 2026 and is scheduled to reopen December 1, 2026, and the Quail is scheduled to close April 1, 2027. Data updated: October 2026.

| Club description | "Championship Course" | Shorter, "player-friendly" |
Sources: Quail Creek Country Club 2025 Membership Guide and club history; Florida State Golf Association. The club's older scorecard pages print 73.7 and 143 for the Creek and 70.8 and 133 for the Quail; the 2025 guide and the state association agree on the figures above, and both courses will be re-rated after renovation.
The Creek Course
The Creek opened on December 7, 1981 and is the club's championship course, with water in play on 14 of its 18 holes according to the club. It is closed for the first phase of the renovation until its scheduled reopening on December 1, 2026.
The Quail Course
The Quail opened on November 27, 1982. The club describes it as shorter and player-friendly. It stays open until its scheduled closure on April 1, 2027 and is scheduled to reopen after the renovation on December 1, 2027.
Practice facilities
The club lists five putting greens, a chipping bunker, a short game range and a driving range. The practice facility is rebuilt alongside the Creek between April and December 2026.
The $26 million renovation
Architect Gordy Lewis was hired for a golf master plan in late 2019, Ron Forse of Forse Design was selected in April 2024 and members approved the capital project in March 2025. Clarke Construction was selected in July 2025 and Nutt irrigation in August 2025. A December 2025 club release describes a $26 million renovation of all 36 holes with rebuilt greens. How the project is funded is not public, so ask the club what it means for members and for transfers. Re-check the club's golf page after December 1, 2026.
What amenities does Quail Creek Country Club offer?
Quail Creek Country Club lists nine Har-Tru tennis courts, six pickleball courts, three bocce courts, a 5,000 square foot fitness center, a spa with physical therapy, a saltwater pool and dining at the Greenside Grille, all reached through club membership rather than through owning a home. Data updated: October 2026.
Racquet sports and bocce
The club lists nine Har-Tru tennis courts including an exhibition court, six pickleball courts and three bocce courts, with evening bocce match play in the 2025 guide. In 2026 the club announced three enclosed padel courts; confirm that they are open and what they cost before counting on them.
Fitness, spa and pool
The Sports Center and Spa is described as an $18.5 million project that brought fitness, wellness, tennis, spa and dining under one roof. The fitness center has Technogym equipment, and the club is a participating organization in the Blue Zones Project. The 2025 guide lists a saltwater pool and jacuzzi.
Dining and events
Dining is the Greenside Grille for lunch, dinner and Sunday brunch, plus the Wine Room, the Cypress Room and an events lawn.
What the club does not list
No marina, dock or beach club appears on any club page, and the community is inland. Buyers who want boating or a beach membership should look at other communities, such as those in our Naples waterfront homes guide.
Recognition
BoardRoom magazine lists the club as a Distinguished Club, and the club states that both courses are Audubon certified; the certifying year is not stated. We found no Platinum Clubs of America listing for Quail Creek.
Is Quail Creek gated?
Yes. Quail Creek describes itself as gated, with a single entrance on Valewood Drive and, on the association's own website, gatehouse staff and a mobile patrol. That wording dates from a July 2019 capture, so confirm current gate hours and guest procedures with the association. Data updated: October 2026.
The entrance
The way in is Valewood Drive from Immokalee Road, past Longshore Lake and Quail Creek Village, to the Quail Creek gate. News coverage in May 2026 places the community about one mile east of I-75. We found no second gate.
Guests and club visits
Ask your agent or the listing agent to arrange gate access for a showing. The club asks that visits to the club itself be scheduled in advance with the membership office, and a home showing does not include club access.
Roads and utilities
The association describes about 10 miles of landscaped streets and a community fiber-optic network. Who maintains which roads, and how water, sewer and drainage are shared with the club, is set in recorded documents that are not public, so request them with the resale package.
Is Quail Creek a PUD? Zoning, plats and neighbors
No. Quail Creek is not a planned unit development. Collier County zones its homes RSF-2, a single-family residential district, and its courses and clubhouse GC, the golf course district, and the county's October 9, 2026 PUD master list has no Quail Creek entry. Data updated: October 2026.
Zoning
Collier's zoning layer returns RSF-2 for the homes and GC for the courses and clubhouse, with rezone notes R-89-27 (Ordinance 90-12), R-90-29 (Ordinance 91-3) and R-99-5 (Ordinance 99-60) on the golf parcels. Only a legacy line survives in Land Development Code Appendix F, "Quail Creek Country Club 79-80; 80-29". Because there is no active PUD, no PUD acreage or unit cap applies to Quail Creek.
Plat records
Quail Creek is platted as Units 1 to 4, Block Z and a Replat of Block G Lot 1 in Section 17, Township 48 South, Range 26 East. The Collier Clerk's subdivision list gives Plat Book 13, pages 19 to 26 for Unit 1, 74 to 77 for Unit 2 and 124 to 125 for Unit 3, and Plat Book 14, pages 17 to 20 for Unit 4. The club and association describe 291 homesites on about 640 acres, and the county roll shows 287 homes and 7 vacant residential parcels, a difference of 3 parcels that we have not resolved.
Neighboring planned communities
Several neighbors are planned unit developments with their own rules and limits. By the county's survey-section numbering Quail West lies to the north, Cypress Woods to the west and Longshore Lake, Quail Creek Village and Huntington to the south; confirm any boundary on a map.
| Neighboring PUD | Latest ordinances | Acres | Units approved | Status |
|---|---|---|---|---|
| Quail West | 90-56, 93-44, 96-32 | 854.19 | 516 | Active |

Not to be confused with
Quail Creek Village is a separate community south of Quail Creek with its own foundation and golf club, and The Meadows at Quail Creek Village is a condominium there. Quail West, Quail Run and Quail Village Golf Club are also separate places. Lee County has plats named Quail Creek Unit 1 and Unit 2 in Bonita Springs, ZIP 34135. The ZIP 34119 is shared with several of these, so search by name and map frame, not by ZIP.
A county code petition near the practice range
Collier County Land Development Code petition PL20250012443, titled "Golf Course Errant Ball Containment Barriers", asks whether accessory driving-range containment structures in the golf course district may exceed the 35-foot height limit the code sets for principal uses, and under what review. The county's Land Development Review Subcommittee minutes list it on April 21, 2026, and it appeared on the Planning Commission notice for July 16, 2026. We did not confirm a final county decision. A buyer near the practice range should read the current code, the survey and the seller's disclosures.
Quail Creek vs Quail West: which fits your purchase?
Quail Creek and Quail West are neighbors in North Naples ZIP 34119, and the main difference is the club: Quail Creek membership is optional with a $2,400,000 recorded median, while Quail West requires a House membership and its Collier portion recorded a $4,200,000 median. Data updated: October 2026.

Sources: Collier County Property Appraiser; Quail Creek Country Club 2025 Membership Guide; Quail West 2026-2027 Membership Benefits sheet; our Quail West homes for sale page. The two recorded medians use different windows and counties, so compare them as bands, not as a like-for-like change.
Membership
Quail Creek lets an owner buy the home and decide on the club later, and offers Estates owners alternating places on the Class A Golf waitlist. At Quail West the House membership is the minimum requirement for every property owner, so the club is part of the purchase from the first day. Quail West also states that its memberships are non-redeemable and non-transferable, with a resale transfer fee of $25,000 for Golf or $10,000 for House in lieu of initiation.
Price
The recorded medians are $2,400,000 for Quail Creek and $4,200,000 for the Collier portion of Quail West. In the 12 months Quail Creek's lowest recorded sale was $1,700,000, while Quail West's combined county range started at $2,125,000. Compare houses of similar size and lot, not the two community medians alone.
Fees
Quail West's published club schedule puts a House member at $100,000 to join and $13,100 a year in operating dues, with annual capital dues on top. Quail Creek's club fees are separate from the home and its monthly dues are not published, so ask the membership office for the schedule in writing. Neither community has a CDD.
Which buyers choose which
Buyers who want a single-family house on a roughly three quarter acre lot, a price band of about $2 million to $3 million, and the club as a separate decision usually look at Quail Creek. Buyers who want the club bundled with the home, an estate or villa product and a price band above $4 million usually look at Quail West. For the other side of this comparison, see our Quail West guide.
How does Quail Creek compare with other North Naples communities?
Quail Creek's single-family median of $2,400,000 sits between Pelican Marsh at $1,587,500 and Mediterra at $2,925,000 among the communities linked here, with Olde Cypress lower and Quail West higher. Each recorded median uses its own window and county, so read the table as bands. Data updated: October 2026.
| Community | Product | Recorded median and window | Club model | Other fees noted |
|---|---|---|---|---|
| Quail Creek | Single-family only | $2,400,000 on 21 sales, 12 months to Oct 2, 2026 | Optional; Class A Golf $150,000, Social $40,000 (2025 guide) | No CDD; association fee not published |
| Quail West | Estates and villas | $4,200,000 on 27 Collier sales, 12 months to Aug 17, 2026 | House membership mandatory, $100,000 initiation | No CDD |

Olde Cypress
Olde Cypress is the lower-priced gated golf neighbor: 26 qualified sales at a $1,167,500 median in the 12 months to October 2, 2026. Social membership in its club is required for all 548 gated homes, while golf on the P.B. Dye course is an optional upgrade.
Pelican Marsh
Pelican Marsh mixes 1,034 condominiums with about 873 single-family homes in 26 villages, so its $937,500 median blends two products. Its single-family median was $1,587,500 on 56 sales. Fees stack a Foundation charge, a CDD line and a $7,500 resale capital assessment at closing.
Mediterra
Mediterra requires club membership of every owner and adds a $6,000 capitalization assessment and a 1 percent transfer fee at closing. Its 33 single-family sales recorded a $2,925,000 median in the 12 months to August 17, 2026.

Is Quail Creek in a flood zone?
Parts of it. Of 18 test points across Quail Creek on FEMA's effective map, panel 12021C0211H dated May 16, 2012, 9 mapped to Zone AH and 9 to Zone X, so the zone depends on the lot, and all 18 sit in hurricane evacuation Zone E. Data updated: October 2026.
Flood zone by test point
We queried FEMA's effective and preliminary flood layers, the USGS elevation service and Collier's evacuation layer at 18 points on October 27, 2026. The points are a grid snapped to named streets; a point can fall on a fairway or lake bank, so this shows how zones vary, not the zone of any house.
| Point | Nearest street or feature | Effective zone (2012) | Preliminary zone | Ground elevation, ft NAVD88 |

| 16 | Clubhouse parcel | AH | AH | 12.9 |
| 17 | Butterfly Orchid Lane | AH | X | 13.9 |
| 18 | Pond Apple Drive West south | X | X | 15.5 |
Sources: FEMA National Flood Hazard Layer and the FEMA preliminary layer, USGS 3DEP elevation point service, Collier County hurricane evacuation zone layer, all queried October 27, 2026. Zone X here includes the minimal-hazard and 0.2 percent annual chance subtypes. Elevation was returned for 12 of 18 points.
What Zone AH means for a loan
Zone AH is a high-risk zone for shallow flooding, usually ponding. A lender requires flood insurance when a federally backed mortgage is secured by a home in Zone AH, and Zone X lots do not trigger that requirement, though a home in Zone X can still flood. Confirm with your lender and an insurance agent for the exact address.
The preliminary map
FEMA released a preliminary flood map for Collier County on March 20, 2025, and the county says a 90-day appeal period began August 19, 2026, with a target effective date of summer 2027, subject to change. On the preliminary panel 12021C0211J, 6 of the 18 points are Zone AH and 12 are Zone X. Four points leave Zone AH (Valewood Drive south, White Violet Drive mid, Pond Apple Drive North and Butterfly Orchid Lane) and one enters it (Rosewood Lane south). Until the new map takes effect, the 2012 map governs lenders. Collier's March 2026 floodplain newsletter says its digital map took effect February 8, 2024, but this panel kept its 2012 date, so Quail Creek is not on the 2024 map.
Base flood and ground elevations
FEMA's effective base flood elevation lines near the community run from 11.0 to 14.0 feet NAVD88 across 52 lines. The preliminary lines run from 13.0 to 14.0 feet across 30 lines, 25 of them at 13.0 feet. Ground elevation at the 12 points that returned a value runs from 12.3 to 16.5 feet NAVD88.
Letters of map amendment
FEMA's LOMA layer returns 16 completed cases in the community's envelope. One is a multi-property removal on panel 12021C0211H (case 12-04-4802A, 2012) and 15 are single structures marked "Structure removed-Property partially inundated", with case years from 2012 to 2026. A letter applies to one structure and does not carry to a rebuilt house, so ask for the letter and an elevation certificate for the home you are buying.
Evacuation zone
Collier County's evacuation layer returns Zone E at every one of the 18 points. Confirm the current zone and any order each season on the county's emergency pages.
Hurricane history
Hurricane Irma made landfall on Marco Island as a Category 3 storm at 115 mph on September 10, 2017, and the National Weather Service recorded inland Collier rainfall of 9 to 15 inches and Naples surge of 3 to 4 feet that reached less than a half mile inland. Golf Course Management magazine reported in April 2018 that Irma's flooding and damage at the club moved a national championship away, that about 4,000 trees were downed or damaged and that both courses were fully open again on November 28, 2017. We found no source describing water in homes.
For Hurricane Ian on September 28, 2022, the National Weather Service placed major surge flooding within a mile of the coast and along the Gordon River, Rock Creek, Cocohatchee and Palm River areas, with gusts of 105 to 112 mph at the Naples coast and 89 mph in East Naples. We found no source reporting flooding in Quail Creek during Ian.

Flood insurance, elevation and disclosure
Under Florida Statutes section 689.302 a seller of residential property must provide a flood disclosure at or before the contract, covering flooding that damaged the property during the seller's ownership, any flood insurance claim and any flood-damage assistance received. Collier unincorporated is a Community Rating System Class 5 community, which gives a 25 percent discount on eligible National Flood Insurance Program premiums. FEMA's Risk Rating 2.0 prices new National Flood Insurance Program policies using flood frequency, distance to flood sources and building characteristics such as first floor height and rebuilding cost.
Renovating or rebuilding in Zone AH
Collier's floodplain rules apply a substantial improvement test, the 50 percent rule, in zones VE, AE, AH and A, which requires bringing the structure up to current elevation requirements. New machinery such as air conditioners and generators must be elevated to the base flood elevation plus 1 foot. Ask Collier County's Community Planning and Resiliency Division, in writing, how the rules apply to your lot before you plan an addition.
What should a Quail Creek buyer know about wind, roofs and insurance?
Quail Creek's homes are mostly older than Florida's statewide building code: 200 of 287 date to 1992 or earlier and 66 more to 1993 through 2001, so a wind-mitigation inspection and the roof's age matter. Citizens generally cannot insure a home with a replacement cost of $700,000 or more. Data updated: October 2026.
| County main-building year built | Quail Creek homes |
|---|---|
| 1992 or earlier (before Hurricane Andrew) | 200 |
| 1993 to 2001 (before the statewide Florida Building Code) | 66 |
| 2002 to 2008 | 9 |
| 2009 to 2014 | 2 |
| 2015 to 2017 | 2 |
| 2018 to 2020 | 2 |
| 2021 to 2023 | 1 |
| 2024 to 2025 | 5 |
| Total | 287 |
Source: Collier County Property Appraiser building records, counted October 27, 2026. Year built is the county record, which can differ from the permit date. The statewide Florida Building Code took effect on March 1, 2002; renovations, additions and a new roof must meet the code in force when permitted.
Building age and what it means
Only 21 homes were built after the statewide Florida Building Code took effect on March 1, 2002, so a roof, window and shutter inspection tells you more than a code edition. Roof replacement dates are not in the county file, so ask the seller for permits and invoices.
Insurance rules to know
Florida Statutes section 627.351 makes a structure with a dwelling replacement cost of $700,000 or more ineligible for Citizens coverage, with a limited exception for counties the state finds lack competition. With a median main residence of 4,075 square feet, most Quail Creek homes will probably exceed that figure; that is our inference, not a computed replacement cost. Buyers will usually place wind coverage with private carriers and flood coverage separately.
Section 627.701 requires insurers to offer hurricane deductibles of $500, 2 percent, 5 percent and 10 percent of dwelling coverage, with variations at higher dwelling limits, and the hurricane deductible applies once per calendar year. On a $2,000,000 dwelling limit a 2 percent deductible is $40,000. Read the declarations page for the dollar amount.
Wind-mitigation discounts
Section 627.0629 requires rate filings to include discounts for qualifying windstorm mitigation features. A wind-mitigation inspection records roof shape, roof covering and opening protection and can earn premium credits. The My Safe Florida Home program's site, updated September 16, 2026, advertises free wind-mitigation inspections and grants of up to $10,000 for roofs, impact windows and doors, and garage doors; availability on any date is not confirmed, so check the program before you rely on it.

Quail Creek history in brief
Quail Creek began as a 1973 vision called Corkscrew Creek Country Club, opened the Creek Course on December 7, 1981 and the Quail Course on November 27, 1982, and became a member-owned club in January 1984. The homes were platted in Units 1 to 4, Block Z and a replat. Data updated: October 2026.
Founding
The club's history says its land planner was Bill Vines and that Arthur Hills was chosen to design two championship courses. It names Bob Hardy, Ernie Kanelos and Jack Stanley as the first officers. Naples Daily News coverage in 2011 credited Robert Hardy with developing the club along with the gated community.
The clubhouse and member ownership
Clubhouse groundbreaking was December 17, 1982, and a grand opening ball held over two nights in January 1984 drew more than 700 guests. The club moved from developer ownership to a fully member-owned club in January 1984. A 2011 Naples Daily News report said the club had remained debt-free 30 years after opening.
Recent projects
An $18.5 million Sports Center and Spa was built between 2018 and 2020, and the golf master plan that began in 2019 led to the renovation that started with the Creek Course in April 2026. Home construction has continued across four decades: the county building record shows homes from 1982 through 2025.
