This page is the Olde Cypress section of our Naples homes for sale and communities guide. It keeps the two Olde Cypress markets apart, because a gated golf-course neighborhood near $1.2 million and a 2001 condominium near $230,000 do not belong in one median. It shows live listings, what each neighborhood actually sold for, the fees and rules a buyer meets, and the club, flood and school facts that come with an Olde Cypress address.

Key takeaways for Olde Cypress buyers

  • Olde Cypress is 548 single-family homes in 9 neighborhood associations behind one staffed gate in ZIP 34119; the master association rounds that to about 550, and Fairway Preserve's 264 condominiums are outside the gate.
  • Gated market: Collier County recorded 26 qualified sales in the 12 months to October 2, 2026, at a $1,167,500 median, from $634,800 to $2,990,000, and 55 sales over 24 months at $1,250,000.
  • Fairway Preserve market: 2 condominium sales in the same 12 months ($223,000 and $310,000) and 16 over 24 months at a $230,500 median, in 11 three-story buildings built in 2001.
  • There is no CDD; owners receive 1 quarterly invoice from their neighborhood association that includes the master share, and no association publishes dollar amounts.
  • Social membership in The Club at Olde Cypress is required for all 548 gated homes (declaration section 14.02); golf on the 18-hole P.B. Dye course is an optional upgrade, and the club sits outside the gate.
  • Leasing follows a master floor of 60 days with no more than 4 leases per parcel in a calendar year; Fairway Preserve allows 30-day leases with 4 per year.
  • Flood varies by address: 13 of 24 sampled addresses were Zone AH on the 2012 effective map, 23 of 24 were Zone X on the 2025 preliminary map, and the Lantana letter of map revision covers Lots 1 to 122; the evacuation zone is E.
  • Schools: all 441 addresses checked are zoned to Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High, each graded A for 2025-26.

Olde Cypress homes for sale right now

Every active Olde Cypress listing is linked below, filtered to the Olde Cypress name and the community's map frame and sorted by price. The gated community is single-family and attached villa homes, so the single-family search is the main one; the condominium search is for Fairway Preserve, the separate condominium outside the gate. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Olde Cypress has no builder inventory: the county recorded no builder-direct sale in the last 12 months, so a purchase is a resale. What do homes in Olde Cypress sell for?

Olde Cypress is two markets under one name. Inside the gate, Collier County recorded 26 qualified single-family sales at a $1,167,500 median in the 12 months to October 2, 2026. Fairway Preserve, the 264-unit condominium outside the gate, recorded 2 sales at $223,000 and $310,000. We show them separately so neither distorts the other. Data updated: October 2026.

The gated community: 548 single-family homes

Collier County recorded 26 qualified sales of gated Olde Cypress homes in the 12 months to October 2, 2026, at a $1,167,500 median, from $634,800 to $2,990,000, or $469 per square foot of the main residence's base area. In the prior 12 months it recorded 29 sales at a $1,325,000 median, and over 24 months 55 sales at $1,250,000. Every one was a resale.

Gated Olde Cypress, county record Sales Median Low High
12 months to Oct 2, 2026 26 $1,167,500 $634,800 $2,990,000
Prior 12 months (Oct 2, 2024 to Oct 2, 2025) 29 $1,325,000 $475,000 $2,725,000
24 months to Oct 2, 2026 55 $1,250,000 $475,000 $2,990,000

Sources: Collier County Property Appraiser sale files, qualified improved sales over $1,000, as indexed for this page on October 27, 2026; the newest sale in the index is dated October 2, 2026. Gated sales are every sale in the research list whose subdivision is not Fairway Preserve.

Fairway Preserve condominiums: a separate market

Fairway Preserve at Olde Cypress, the 264-unit condominium outside the gate, recorded 2 sales in the 12 months to October 2, 2026: one at $310,000 on February 3, 2026 (1,500 square feet) and one at $223,000 on February 10, 2026 (845 square feet). Two sales are too few for a median, so read the 24-month record: 16 sales at a $230,500 median, from $195,000 to $350,000, at $209 per square foot.

Fairway Preserve, county record Sales Median Low High
12 months to Oct 2, 2026 2 sales of $223,000 and $310,000 $223,000 $310,000
Prior 12 months 14 $230,500 $195,000 $350,000
24 months to Oct 2, 2026 16 $230,500 $195,000 $350,000

The two markets combined, stated once

Add the two sets together and Collier County recorded 28 qualified Olde Cypress and Fairway Preserve sales in the 12 months to October 2, 2026, at a $1,105,000 median. That blended number describes neither market, which is why the sections above matter: it falls between a $1,167,500 gated median and two condominium sales near a quarter of a million dollars.

How we computed these figures

The research file lists every qualified improved sale across 862 parcels in the Olde Cypress, Lantana, Da Vinci Estates, Terramar and Strada Bella plats, which includes the condominium. We split that sale list by subdivision name: rows whose subdivision is Fairway Preserve at Olde Cypress, a condominium, form the condominium set, and all other rows form the gated set. We counted each set's sales in each window and took each median, using the mean of the middle pair for an even count. A search on the words Olde Cypress alone misses Lantana, Da Vinci Estates, Terramar and Strada Bella, all gated neighborhoods, because the county files them under their own plat names.

Why a combined median misleads here

The county's calendar-year medians show the mix problem. In 2024 the combined median was $355,000 because 19 of 37 sales were condominiums, while the 18 single-family sales that year had a $1,322,500 median. In 2025 the combined median was $1,225,000 with only 7 condominium sales. Compare like with like.

Calendar year Single-family sales Single-family median Condominium sales Condominium median
2021 46 $990,000 27 $189,900
2022 34 $1,347,500 19 $280,000
2023 29 $1,550,000 7 $299,900
2024 18 $1,322,500 19 $300,000
2025 30 $1,367,500 7 $229,000
2026 to Oct 2 20 $1,172,500 2 sales of $223,000 and $310,000

Sources: Collier County Property Appraiser sale files, qualified improved sales, indexed October 27, 2026. These calendar-year rows count the single-family homes in the gate and the Fairway Preserve condominiums; the single-family column is the gated market.

The Southwest Florida MLS view, dated

The Southwest Florida MLS recorded 26 closings at a $1,105,000 median in the 12 months to September 26, 2026, across all nine gated neighborhoods and no Fairway Preserve rows, for $32.3 million in volume. This is a reuse of an earlier dated MLS pull, not a new one. It counts gated closings only and should not be read as the county's combined figure above, which is a different set of 28 sales.

In that same MLS window, closed homes took a median of 29 days to sell and sold at a median of 97.52 percent of the final list price, and 6 of 26 closed at or above list. The MLS median was $472.75 per square foot of living area. In the prior 12 months to September 26, 2025 it recorded 30 closings at a $1,425,000 median, with a 37-day median and 93.54 percent of list. The MLS and county records are separate sources and are not blended on this page.

New construction: none sold new in the last 12 months

The county recorded no sale within a year of the home's year built in the last 12 months, so no builder sold a new Olde Cypress home to its first owner in that window. The newest neighborhood is Lantana, built mostly from 2013 to 2016, and outside Lantana the county's residence records show two Unit Two homes built in 2023; later years on other lots belong to pools, screen enclosures and similar additions, not new homes. For new homes elsewhere in Naples, see Naples new construction.

Which Olde Cypress neighborhood fits you?

Olde Cypress holds nine neighborhood associations, and the neighborhood decides the product, the price and the transfer fee: attached villas near $650,000 at Santorini Villas, lone-lot homes near $1,000,000 on Lone Pine Lane, golf-front homes near $1.7 million in Units One and Two, and estates near $2.2 million at Da Vinci Estates. The table uses the county record. Data updated: October 2026.

Sources: Collier County Property Appraiser parcel roll and recorded sales, qualified improved single-family sales, indexed October 27, 2026, with living area, year built and price per square foot taken from each home's main residence building record, not its pool, cage or other outbuildings; five years runs from October 2, 2021. Egret Cove and Biscayne Place appear on the county roll as Olde Cypress Tract 9 and Tract 12; we matched them by home count (18 and 8), so confirm the plat for a specific lot.

Olde Cypress Units One, Two and Three

Units One, Two and Three are 185 detached homes (61, 69 and 55) under one association, built mostly from 2000 to 2007 on Olde Cypress Drive, Treeline Drive, Wild Orchid Court and Lone Pine Lane. County parcels show 60 of the 61 Unit One homes touching the golf course parcel. Nine of the 26 gated sales in the last 12 months came from these units, at a combined $1,100,000 median.

Lone Pine Lane (Unit Three)

Lone Pine Lane is Unit Three: 55 smaller detached homes of 1,763 to 2,921 square feet, the lowest detached price band in the gate and the most active street. It recorded 6 sales in the last 12 months, from $775,000 to $1,110,000, at a $972,500 median, and 11 in five years at $1,000,000.

Terramar

Terramar is 55 detached homes on Terramar Drive and Terramar Court, with a declaration recorded June 21, 2000 by Terramar Development, Inc. (the later declarant name is Sussex Homes at Olde Cypress, LLC, 2003). Homes run 2,007 to 3,287 square feet of living area. It recorded 3 sales in the last 12 months at $1,099,000. The county files it as Terramar, not Olde Cypress.

Santorini Villas

Santorini Villas is the only attached product in the gate: 55 paired villas of 1,763 to 2,522 square feet on Santorini Court, built mostly 2002 to 2006, with a restated declaration recorded April 23, 2013. It is the lowest entry price to the gate and club, at 3 sales in the last 12 months ($634,800, $643,000 and $800,000) and a $650,000 five-year median. The recorded initial working capital is $500.

Santa Rosa

Santa Rosa is 27 detached homes on Monteverde Way, built from 2000 to 2007 with a median year of 2005 on the county's residence records. It sold twice in the last 12 months, at $1,512,500 and $1,600,000. The MLS files it as its own development, Santa Rosa at Olde Cypress, so a search on Olde Cypress alone can miss it.

Egret Cove

Egret Cove is 18 detached homes on Olde Cove Way, built mostly 2000 to 2004, with living areas of 1,959 to 2,622 square feet. It has one recorded sale in five years, $1,025,000 on February 13, 2023, so quote assessed values and ask your agent for comparable sales from neighboring streets rather than a median.

Strada Bella

Strada Bella is 18 detached estate homes on Strada Bella Court, built 2003 to 2013, with a declaration recorded September 15, 2003 by Strada Bella Development, LLC. Its one sale in five years was $1,775,000 on April 25, 2025. The recorded declaration sets a $250 initial capital assessment that may be levied, and asks for seven days' written notice to the master association of the purchaser's name and closing date.

Da Vinci Estates

Da Vinci Estates is 60 detached estate homes on the largest lots in Olde Cypress, with its own planned unit development (Ordinance 01-36) under the master declaration. Living areas run 3,047 to 5,342 square feet on Mona Lisa Boulevard, Leonardo Avenue, Florentine Court and Renaissance Court. It sold once in the last 12 months, $2,990,000 on January 28, 2026, and 21 times in five years at $2,200,000. The recorded fee is $500 at each transfer.

Biscayne Place

Biscayne Place is 8 very large detached homes, 3,011 to 4,453 square feet, near the entrance on Treeline Drive and Olde Cypress Drive, with a declaration recorded April 21, 2004 by Florida Bay Partners, Inc. It has one recorded sale in five years, $2,050,000 on January 25, 2022, so price it by comparison with Da Vinci Estates and Unit Two, not by a median.

Lantana at Olde Cypress

Lantana at Olde Cypress is 122 detached homes on Lantana Circle and Lantana Way, built mostly 2013 to 2016, and the busiest neighborhood of the last year: 8 sales from $841,000 to $1,795,000 at a $1,495,000 median. It sits in its own planned unit development (Ordinance 2011-13) and its own flood letter. See Lantana at Olde Cypress homes for sale.

Fairway Preserve at Olde Cypress: the condominium outside the gate

Fairway Preserve at Olde Cypress is a 264-unit condominium of 11 three-story buildings, built in 2001, that carries the Olde Cypress name but is outside the gate and outside the master association, with its own association and its own entrance off Immokalee Road. The county recorded 16 sales in 24 months at a $230,500 median. Data updated: October 2026.

What the county record shows

All 264 condominium parcels were built in 2001, with a median of 1,232 square feet of heated area; the sales in the last 24 months ranged from 845 to 1,500 square feet. Prices were $195,000 to $350,000, with units near 1,045 square feet around $215,000 and units of 1,500 square feet around $300,000 to $320,000. The buildings began as apartments and the declaration of condominium was recorded August 12, 2005, so this is a converted-apartment condominium, which affects lender approval and the association's reserves.

Rental and pet rules

Fairway Preserve requires board approval for a lease, a minimum lease of 30 days and no more than 4 leases a year. The association's site lists a total screening cost of $80 per adult applicant ($75 plus a $5 card fee) and a mandatory orientation before move-in. Pets are limited to two per unit (a dog or cat) or two caged birds, with listed breed restrictions and board approval for every pet.

Florida's condominium safety law applies here

Florida's milestone inspection law (section 553.899) applies to condominium buildings three stories or taller; for buildings finished in 2001 and located inland, the first inspection falls due by December 31, 2031. Fairway Preserve's buildings are three stories, so the structural integrity reserve study required by section 718.112 also applies. Whether the association has completed and filed its study is not published where we looked, so ask for it.

What to request before an offer

Ask the association for the structural integrity reserve study, any milestone inspection report, the current budget and reserve schedule, the assessment history and the filing confirmation from the Florida Department of Business and Professional Regulation. The assessment amount is not published. The documents are the declaration of condominium, the rules revision and the board minutes.

Search Fairway Preserve condos

The Fairway Preserve search is the last link in the listing list above. See Fairway Preserve at Olde Cypress condos for sale or compare other Collier condominiums on our Naples condos for sale page.

What does it cost to own in Olde Cypress?

Owning in Olde Cypress means a neighborhood association assessment that includes the master share, a mandatory social membership billed by the club, and Collier County property tax; there is no CDD. None of the associations or the club publishes dollar amounts for these, so we print no estimate and name the document that gives the figure at contract. Data updated: October 2026.

No CDD, no bond assessment

Olde Cypress has no community development district. Collier County's special-district layer and the state's list of dissolved districts show none for Olde Cypress, so there is no CDD operations charge or bond debt on the tax bill. A 2025 sample bill shows property tax at 9.5058 mills plus a $261.91 garbage assessment, with the North Collier fire district covering the area.

How dues are billed

Each owner receives a quarterly invoice from the neighborhood association, and it includes the owner's share of the master assessment. The master declaration allocates its regular assessments by value: each lot counts 1.00 and a lot with a combined residence counts 1.50. The amounts sit behind the association manager's resident portal and are not published.

Fees at transfer, from the recorded documents

Some neighborhoods charge at closing, and the master board may add a working capital contribution under section 8.13 of the declaration, in an amount the board sets and does not publish. The amounts below are what the recorded documents say, and boards can change several of them, so confirm each through the estoppel certificate.

Association Recorded transfer charge Source document
Master association Working capital contribution at transfer, set by the board, amount not published Declaration section 8.13 (2019)
Santorini Villas $500 initial working capital, board may change; estoppel up to $150 Restated declaration (2013)
Da Vinci Estates $500 capital contribution at each transfer Declaration (2000)
Strada Bella $250 initial capital assessment, may be levied, collected at closing Declaration (2003)
Units One, Two and Three Board-set resale assessment collected at closing, exemptions for family and estate transfers; amount not stated Restated declaration (2016)
Santa Rosa Estoppel up to $150 plus attorney fees as the law allows Restated declaration (2011)
Lantana at Olde Cypress One quarter of the current assessment on developer-to-owner transfers only Declaration (2013)

The club bills separately

Social membership dues are set and billed by The Club at Olde Cypress and are not published. The club states it has no assessments for improvements and no food and beverage minimum. A private golf cart plan costs $1,950 a year, according to the club. Ask for the current dues schedule in writing at contract.

What to ask for before an offer

Ask the seller for the last tax bill, the neighborhood association budget and the current master assessment, the estoppel certificate (Florida Statutes section 720.30851 governs its fee and timing), any special assessment history, and the club's current social dues schedule. Request any pending litigation disclosure through the estoppel and the association; we found no litigation in the sources we reached.

Is club membership required in Olde Cypress?

Yes, at the social level. Under section 14.02 of the master declaration every Olde Cypress owner becomes a social member of The Club at Olde Cypress, with access to the tennis courts, pickleball courts, fitness center, pool and clubhouse. Golf on the club's 18-hole P.B. Dye course is an optional higher tier, and the course sits outside the gate. Data updated: October 2026.

What the declaration says about the club

Section 14.01 says the country club property is not part of the community, section 14.02 makes every owner a social member automatically, and section 14.03 gives owners no equity, management or voting interest. The club calls itself non-equity and privately owned by Stock Hospitality, an affiliate of the family partnership that has owned the land and course since 1998. The community is managed independently from the club.

The 18-hole P.B. Dye course

The course opened in 1999 as the first P.B. Dye design in Collier County, par 72, with seven sets of tees from 4,132 yards to 6,711 yards from the tournament tees. The 12th hole, called Oasis, is a 120-yard par 3 with an island green. In fall 2021 the club resurfaced all 18 greens with TifEagle Bermuda, refreshed 98 bunkers and installed new drainage, reopening in November 2021.

The clubhouse renovation

The club reports a clubhouse renovation of about $16 million funded by its owner, Stock Development, with no assessment to members. Work began in March 2025, the first phase reopened in March 2026 with a redesigned bar, the Members' Grille Room, a Cypress Room, a private wine dining room, a simulator room, a Club Room and three lighted bocce courts, and the Greenside Grille opened that April.

Tennis, pickleball and fitness

Social members reach four clay tennis courts with stadium seating, two pickleball courts and a 4,000 square foot fitness center open seven days a week. The club lists tennis clinics, lessons and junior programs. The pool is listed among the club amenities; no first-party page we read documents neighborhood pools or a walking-path network, so we do not claim them.

Golf membership options

The club offers Full Golf and Associate Golf to residents and non-residents as of September 2026. Associate Golf is described as limited golf from November through April and unlimited from May through October. The club's guides are behind a request form and initiation and dues are not published, so treat any figure you see elsewhere as unverified.

Reciprocal play

From May 1 to October 31 the club says members have access to more than 40 private clubs; it names 31, including Twin Eagles and Quail Creek. That is a benefit of the club membership tier, not of the homeowner association.

Who built and owns Olde Cypress?

Olde Cypress was planned on the former Woodlands planned unit development and developed from 1998 by the Stock family's Olde Cypress Development partnership, which has owned the land and the golf course continuously since then. Separate declarants and builders then built each neighborhood between 2000 and 2016, so no single national builder built Olde Cypress. Data updated: October 2026.

The zoning record

The county's record runs from the Woodlands PUD (Ordinance 86-75, 1986) to the Olde Cypress rename (Ordinance 99-27, April 27, 1999) and Ordinance 2000-37, adopted May 23, 2000, which covers 538.1 acres and 1,100 dwelling units with an 18-hole golf course. On April 26, 2011 commissioners voted 5 to 0 for Ordinance 2011-14, which cut the unit cap to 942, and for Ordinance 2011-13, a 158-unit planned unit development for the land where Lantana was later built. The county's master list marks the Olde Cypress PUD built out.

The ownership chain

Olde Cypress Development, Ltd. was formed on September 2, 1998, merged the club entity into itself in May 2001, and named Stock Development, LLC its general partner in February 2003. In 2026 the partnership converted to Olde Cypress Development, LLC. Individual neighborhoods were sold to separate declarants, among them Terramar Development, Inc., H.B. Holdings of Southwest Florida, L.L.C., Strada Bella Development, LLC, Florida Bay Partners, Inc. and Vita Pima, LLC.

Recorded declarations

The master declaration was recorded April 27, 1999 (Official Records book 2539, page 2902). Owners adopted an amended and restated declaration on November 18, 2019 with a 67 percent vote; it was recorded November 27, 2019 (book 5700, page 1118, 71 pages) and is the governing document today. Every neighborhood declaration subjects its lots to the master declaration, and you can pull any of them by book and page from the Collier County Clerk's official records.

Build waves

County footprints put most Units One to Three, Terramar and Santorini Villas homes in 2000 to 2007, Da Vinci Estates in 2002 to 2009, Biscayne Place and Strada Bella in 2004 to 2007, and Lantana in 2013 to 2016. Two Unit Two homes were built in 2023 per the county's residence records; later years on other lots belong to pools, screen enclosures and similar additions, not replacement homes. Zoning in 2000 estimated 17 to 20 years to build out.

Olde Cypress vs Twin Eagles: which fits your plan?

Olde Cypress and Twin Eagles are neighboring gated golf communities off Immokalee Road, and they differ most in how golf is attached to the home: Olde Cypress requires only social membership and makes golf optional, while Twin Eagles deeds a mandatory membership in one category to every home. Olde Cypress is 548 homes; Twin Eagles is 717. Data updated: October 2026.

Golf and membership

At Olde Cypress, every owner pays for social membership and chooses whether to add golf. At Twin Eagles, the membership category runs with the house and the buyer pays a one-time initiation fee at closing; golf memberships are capped at 614 for 717 homes. Neither is an equity club in the sense of owners holding a share of the club's property.

Price and product

The Olde Cypress gated median is higher on the figures shown, but the windows differ and the product differs: Twin Eagles includes 120 condominium parcels at Covent Garden, which pull its blended median down, and Twin Eagles single-family homes recorded 28 sales at $1,147,500 in the 12 months to August 17, 2026. Compare single-family with single-family and read each community page for the full record.

Fees and flood

Neither community has a CDD. Twin Eagles last published master association assessments for 2024; Olde Cypress publishes none, so request the budget either way. On flood, both split between Zone AH and Zone X depending on the street, and both sit in evacuation Zone E.

Which buyers choose which

Buyers who want a gated address with a golf course nearby and the choice of whether to add golf tend to start with Olde Cypress, where social membership is required and golf is optional. Buyers who want the golf, sports or social category deeded with the home, and are prepared for a posted initiation fee at closing, tend to start with Twin Eagles homes for sale.

How does Olde Cypress compare with other North Naples communities?

Olde Cypress is the smaller, resale-only choice among North Naples gated communities: 548 homes with a $1,167,500 gated median, against Island Walk at $522,500 with no golf, Heritage Bay at $470,000 with golf bundled into the home, and The Vineyards at $800,000 with optional golf. Each figure uses its own recorded window. Data updated: October 2026.

Sources: Collier County Property Appraiser sale files for each community; club and association websites; Heritage Bay CDD FY2027 budget. Windows differ, so compare the spread and the model, not the last digit.

Island Walk

Island Walk is a 1,856-home DiVosta community north of Vanderbilt Beach Road with no golf course inside, and its association dues cover basic cable, internet and lawn care. Its county median fell from $600,000 to $522,500 year over year in the research window.

Heritage Bay

Heritage Bay bundles a membership in its 27-hole golf and country club into all 1,250 homes and bills every home a CDD assessment, so the cost of ownership is built differently from Olde Cypress, where there is no CDD and golf is optional.

The Vineyards

The Vineyards is 38 neighborhoods with a privately owned, optional-membership club, a master assessment published each year and no CDD. It is the larger, mixed condominium and single-family alternative to Olde Cypress.

Single-family homes, villas and estates in Olde Cypress

Olde Cypress single-family homes recorded 26 sales at a $1,167,500 median in the 12 months to October 2, 2026, in four price bands: villas near $650,000, Lone Pine Lane near $1,000,000, the mid-range near $1.4 million, and estate homes near $2.2 million. The cheapest sale was $634,800 and the highest $2,990,000. Data updated: October 2026.

Villas near $650,000

Santorini Villas is the entry price: 3 sales in the last 12 months at $634,800, $643,000 and $800,000, and a $650,000 median over five years. The villas are attached pairs, and the association insures the common-area buildings while the owner insures the lot and residence.

Detached homes near $1 million to $1.5 million

Lone Pine Lane ($1,000,000 five-year median), Terramar ($1,397,500) and Lantana at Olde Cypress ($1,210,000) occupy the middle of the market. These three recorded 17 of the 26 gated sales in the last 12 months.

Golf-front and estate homes near $1.7 million to $2.2 million

Units One and Two ($1,675,000 and $1,850,000 over five years) and Da Vinci Estates ($2,200,000) are the high end. Da Vinci Estates has the highest price per square foot, a $609 five-year median, against $492 in Unit One.

Price per square foot

The county's single-family median in the last 12 months was $469 per square foot of the main residence's base area, from $322 to $780 across individual sales. Lantana's 12-month median was $546 and Santorini Villas' $344. Price per square foot varies with lot, age and remodeling, so use it as a check, not a rule.

Lots

The county roll shows 3 vacant residential parcels inside the Santorini Villas plat and none in the other plats; earlier research recorded none remaining. Confirm any lot with the association before you plan to build.

Can you rent a home in Olde Cypress?

Yes, with limits. The Olde Cypress master declaration sets a minimum lease of 60 days, a maximum of 4 leases per parcel in a calendar year, a $100 application fee and a $1,000 refundable deposit, and the board must decide within 5 business days or the application is deemed denied. Neighborhood documents can be stricter. Data updated: October 2026.

The master rule

Section 9.13 of the 2019 declaration requires a written lease of the whole parcel for at least 60 days. Short-term vacation rental is not permitted. Ask the manager for the current application form before you buy for rental use.

Neighborhood differences

Neighborhood texts recorded earlier read differently, and where one is shorter than 60 days the master's stricter rule is the working floor, a reconciliation we could not confirm from a scanned amendment, so ask.

Association Minimum lease in its own document Leases a year
Master (all nine) 60 days 4 per parcel
Units One, Two and Three 60 consecutive days 4 per lot
Terramar (2000 text) 30 days 3
Santorini Villas 30 days 4
Santa Rosa 30 continuous days 4
Da Vinci Estates 90 consecutive days not stated
Lantana at Olde Cypress 60 days 4
Fairway Preserve condominium 30 days with board approval 4

Pets

The master declaration allows household pets such as dogs, cats and birds, requires leashes outdoors, bars tethering on porches, lanais and in garages, and bars livestock, poultry and reptiles. Fairway Preserve is stricter: two pets per unit, listed breed restrictions and board approval for each.

Is Olde Cypress in a flood zone?

It depends on the address. On FEMA's effective 2012 map, 13 of 24 sampled Olde Cypress addresses returned Zone AH and 11 returned Zone X; on the preliminary 2025 map, 23 of 24 returned Zone X and 1 stayed Zone AH. A lender uses the effective map and any letter of map change for the specific lot. Data updated: October 2026.

Sources: FEMA National Flood Hazard Layer and the preliminary NFHL, queried October 27, 2026, at addresses from the Collier County Public Schools address service. Effective panels 12021C0211H to 0214H, effective May 16, 2012.

Lantana's letter of map revision

FEMA letter 13-04-6118A, dated August 8, 2013, removed the special flood hazard area designation from Lots 1 to 122 of Lantana, Plat Book 52, pages 47 to 52, based on fill. The map graphic and FEMA's live layer can still show Zone AH at those lots, so ask the seller for the letter and the lot's elevation certificate.

What a Zone AH reading means

Zone AH is a special flood hazard area with shallow flooding of 1 to 3 feet; Zone X is outside it. The effective map does not publish a single base flood elevation at each point, so the legal number is on the home's elevation certificate. A lender will require flood insurance on a mortgaged home in Zone AH.

The new flood map

FEMA issued preliminary Collier County flood maps on March 20, 2025, the county announced a 90-day appeal and comment period on August 19, 2026, and it gives a target effective date of summer 2027, subject to change. Until then, the 2012 maps and any letters of map change govern.

Evacuation zone and wind

Collier County's evacuation layer returned Zone E at the three Olde Cypress addresses we queried, and the state layer returned Zone E at two. No Coastal High Hazard Area feature was returned there. The Florida Building Code design wind speed at the community is 160 mph for ordinary Risk Category II buildings, a code number for permits, not a forecast.

Hurricanes Irma and Ian

The National Weather Service placed Hurricane Ian's surge flooding south and west of US 41 and along the Cocohatchee and Palm River areas, and the sources we searched report no flooding along the Immokalee Road corridor at Olde Cypress. That is an absence of reports, not proof, so ask the seller about the home's own history. Olde Cypress sits about 6.6 straight-line miles from Delnor-Wiggins Pass State Park.

Insurance rules a buyer should know

A home's flood zone, age and roof drive its insurance. Citizens Property Insurance applies a dwelling-value eligibility threshold under section 627.351 and a separate 20 percent comparable-premium test, so ask an insurance agent whether a given home qualifies. A wind mitigation inspection on state form OIR-B1-1802, valid up to five years, can earn a discount. Florida also requires a seller flood disclosure under section 689.302.

Collier County's flood rating

Collier County's planning page states a Community Rating System Class 5 and says residents save over $9 million a year in flood premiums. The discount a given policy gets depends on the zone and the policy, so read the quote.

Is Olde Cypress gated, and how do showings work?

Yes. Olde Cypress has one staffed gatehouse on Treeline Drive off Logan Boulevard North, about a quarter mile north of Immokalee Road. The Club at Olde Cypress sits outside the gate on the same road. Realtors may enter at any time with a photo business card and a driver's license. Data updated: October 2026.

Realtor access

Per the master association's realtor page, agents enter at any time with a photo business card and a driver's license. Domain Realty Group agents arrange the access for every showing.

Open houses

The public may attend open houses on Saturday or Sunday from 12:00 PM to 5:00 PM by telling the guard. At other times a buyer must be accompanied by a realtor or an owner. Open house signs are collected from and returned to the gatehouse daily with a $20 refundable deposit, and the association permits one standard green For Sale sign.

What is not published

Guard hours, camera systems and patrol schedules are not published on the sources we read.

Not to be confused with

Fairway Preserve at Olde Cypress is a separate condominium outside the gate. The Cypress Trace condominiums on Grand Cypress Drive are a different community, Longshore Lake is the western neighbor, and the Lantana in Old Naples is a different Lantana, which is why we write Lantana at Olde Cypress.

Governance and documents to request

Olde Cypress has one master association, the Olde Cypress Master Property Owners Association, with nine neighborhood associations beneath it, each with its own declaration under Florida's homeowners' association law, Chapter 720. Alliant Property Management manages the master association and most neighborhoods. Fairway Preserve has a separate Chapter 718 condominium association. Data updated: October 2026.

The nine associations

Olde Cypress Homeowners' Association covers Units One, Two and Three; the others are Terramar, Santorini Villas, Santa Rosa, Egret Cove, Strada Bella, Biscayne Place, Da Vinci Estates and Lantana at Olde Cypress. Neighborhoods are responsible for architectural control and exterior landscaping, with a two-step review: the neighborhood, then the master.
