Where are the waterfront homes in Naples?

Most of the Naples waterfront that changes hands lies inside the City of Naples, on the narrow strip between the Gulf of Mexico and US 41, and in Pelican Bay to the north. From south to north the main waterfront neighborhoods are Port Royal, Aqualane Shores, Olde Naples, Coquina Sands, The Moorings and Park Shore, followed by Pelican Bay in unincorporated Collier County. Royal Harbor is its own neighborhood across Naples Bay from Port Royal.

The table below compares the neighborhoods we have sourced community by community. County figures are Collier County Property Appraiser qualified sales for the 12 months to August 31, 2026. Data updated: October 2026.

Port Royal: the south tip, between the Gulf, Naples Bay and Gordon Pass

Port Royal covers about 640 acres at the south end of the Naples peninsula, with the Gulf to the west, Naples Bay to the east and Gordon Pass to the south. Gordon Drive is the only road in. The City of Naples counts 599 houses inside its Port Royal outline; 506 of them sit on a basin, Naples Bay, the Gulf or Gordon Pass, with 41 Gulf-front, 5 on Gordon Pass, 32 on Lantern Lake or Half Moon Lake and 61 dry lots. Not every Port Royal home is deep-water, and 51 of the 60 beachfront parcels in the City’s outline are not on Port Royal plats at all. Port Royal, Incorporated was organized on August 5, 1950, the first lot deeds followed in February 1951, and the dredge-and-fill work that cut the basins was complete by the end of 1956, per the recorded 1950 warranty deed and the surveyor’s affidavit. The plats are zoned R1-15A, a City district written for them.

Port Royal is not gated, has no condominiums and has no mandatory association. The Port Royal Property Owners Association charges voluntary dues of $835 a year for Member property and $735 for Associate property in 2026, per the Port Royal POA membership page. The private Port Royal Club is a beach club, not a golf club, and membership does not convey with the deed. Collier County recorded 25 single-family sales in Port Royal in the 12 months to August 31, 2026, at a median of $18,000,000, and the highest recorded Naples single-family sale in that window, $55,000,000, was in Port Royal. The Port Royal Club’s 1959 clubhouse was lost to Hurricane Ian, and City Council approved a $100 million reconstruction in 2024, per Gulfshore Business. See the full Port Royal homes for sale page.

Aqualane Shores: canal homes north of Port Royal

Aqualane Shores lies south of Olde Naples between Gordon Drive and Naples Bay, with Jamaica Channel as its recorded line with Port Royal. The City’s wider outline holds 367 canal parcels, 64 on open water, 17 on the Gulf and 109 interior parcels. Forrest Walker and his sons bought about 175 acres of mostly mangrove shoreline here in May 1949 and dug the first canal, according to a 1958 United States Tax Court opinion. The Naples Yacht Club sits at the 14th Avenue South edge. The county roll’s median year built on the seven plats is 2015, so most of the original homes have been rebuilt, and price follows the lot and its frontage.

Collier County recorded 22 Aqualane Shores sales in the 12 months to August 31, 2026, at a median of $10,050,000, up from 14 sales at $7,950,000 in the prior 12 months. The Southwest Florida MLS (pulled September 24, 2026) split the year by frontage: 20 canal-front closings at a median of $8,600,000 and 4 Gulf-side closings at $13,850,000. Aqualane Shores Association is a voluntary civic group at $100 a year; it does not own the canals or maintain seawalls. Inside the City’s outline, Little Harbour is a gated planned development of 32 homes with a gatehouse at 2177 Gordon Drive (City Ordinance 94-7222), and it recorded 2 sales at a median of $9,035,000 in the same window. See Aqualane Shores homes for sale.

Olde Naples: the Gulf-front townsite

Olde Naples is the original 1887 townsite around Third Street South, Fifth Avenue South and the Naples Pier at 12th Avenue South, with about 40 City beach accesses along the Gulf. The City is rebuilding the Naples Pier under a $23.5 million contract that broke ground on January 5, 2026, with completion anticipated in 2027, per the City of Naples. Its waterfront is the Gulf itself: the grid runs to the beach, and the rebuilt single-family stock on the tier plats has a median year built of 2007. Collier County recorded 42 single-family sales on the Plan of Naples tier plats in the 12 months to August 31, 2026, at a median of $6,575,000.

A public-record land sale shows what the Gulf front is worth: a $37,000,000 assemblage of Gulf-front lots at Fifth Avenue South and Gulf Shore Boulevard South in May 2026, reported by Gulfshore Business. The Old Naples Association is voluntary at $100 a year. See Olde Naples homes for sale.

Coquina Sands: Gulf Shore Boulevard North

Coquina Sands runs along Gulf Shore Boulevard North between Olde Naples and The Moorings, with Lowdermilk Park inside it. It is two markets on one strip: a single-family core and a corridor of condominiums and cooperatives. Collier County recorded 8 single-family sales at a median of $6,912,500 and 25 corridor condo and co-op sales at $600,000 in the 12 months to August 31, 2026. Five corridor associations are cooperatives, not condominiums. Unit 2 Blocks I and J sit in the Moorings Bay Special Taxing District, which levies 0.0125 mills on waterfront properties around the Moorings Bay system. The voluntary Coquina Sands Association charges $90 per household a year. See Coquina Sands homes for sale.

The Moorings: Moorings Bay and Doctors Pass

The Moorings runs from Coquina Sands north to Doctors Pass, wrapped around Moorings Bay, between the Gulf and US 41, inside the City of Naples. The single-family plats (Moorings Units 1 to 8) hold 807 single-family parcels with a median year built of 2013, and a corridor of mid-rise and high-rise buildings lines Gulf Shore Boulevard North. Moorings Bay reaches the Gulf through Doctors Pass only, and Moorings Bay has no public ramp.

Collier County recorded 53 sales on the Moorings single-family plats in the 12 months to August 31, 2026, at a median of $5,050,000, up from 39 sales at $4,250,000 a year earlier. Admiralty Point I and II recorded 9 condo sales at a median of $2,000,000. Waterfront parcels around the bay system pay the Moorings Bay Special Taxing District levy created by City Ordinance 87-5328. The private Moorings Country Club sits inside the neighborhood with a separate, optional membership, and the Gulf strip is in hurricane evacuation Zone A on Collier County’s evacuation layer. Do not confuse The Moorings with Moorings Park, a senior living campus outside the neighborhood. See The Moorings homes for sale.

Park Shore: Gulf-front towers and Venetian Bay

Park Shore runs from The Moorings north to Seagate Drive, with 25 Gulf-front high-rises on the west side of Gulf Shore Boulevard North, five bay-side low-rises on Venetian Bay and an interior single-family grid. Venetian Bay reaches the Gulf through Doctors Pass. About 84.0% of Park Shore parcels are condominiums; Aria, finished in 2006, was the last Lutgert tower on Park Shore Beach, per Lutgert Companies. Collier County recorded 228 qualified sales across the platted Park Shore regimes in the 12 months to August 31, 2026, at a median of $1,972,500; the Gulf-front tower row accounted for 109 of them at $2,050,000, and 44 single-family sales closed at $5,264,700.

The Park Shore Association is voluntary: $1,000 initiation plus $300 a year for 2027, and its members-only beach park at 4061 Gulf Shore Boulevard North needs a membership card, per the Park Shore Association. The beach does not come with the deed. About 655 bay-side parcels pay the 0.0125 mill Moorings Bay levy. See Park Shore homes for sale.

Pelican Bay: Gulf-front towers in North Naples

Pelican Bay sits in North Naples between Vanderbilt Beach Road and Seagate Drive, in unincorporated Collier County (ZIP 34108), behind the Clam Bay mangrove preserve. Its waterfront is the Gulf-front tower corridor and about three miles of private beach reached by tram through the preserve, per the Pelican Bay Foundation. The Foundation counts about 6,500 residences in 95 associations, roughly 92% of them condominiums.

Collier County recorded 226 qualified Pelican Bay sales in the 12 months to August 31, 2026, at a median of $1,873,150, with 191 condo sales at $1,550,000. Bay Colony, the gated enclave at the north end, recorded 35 sales at $4,400,000. Ian’s damage here was concentrated on the beachfront, and a $7.5 million county beach renourishment finished in January 2026, per Collier County. Pelican Bay is the one waterfront community on this list with a mandatory master assessment: $3,435 per unit for fiscal 2027, plus a $1,250 county services assessment on the tax bill and a $15,000 resale capital assessment paid once at closing for deeds recorded on or after October 1, 2026. See Pelican Bay homes for sale.

What is the difference between Gulf-front, Gulf access and lake?

Naples listings use “waterfront” for at least four kinds of lot, and they price very differently: a Gulf-front lot meets the beach, a Gulf-access lot has a dock on a canal or bay that reaches the Gulf through a pass, an open-bay lot faces Naples Bay, Moorings Bay or Venetian Bay, and a lake or preserve lot has water views with no boat route out.

Gulf-front homes and condos

Gulf-front means the lot or the building meets the beach. In the City of Naples, Gulf-front single-family lots are found in Port Royal’s outline, Aqualane Shores, Olde Naples and Coquina Sands; farther north, Gulf-front ownership is mostly in condominium towers in Park Shore, The Moorings and Pelican Bay. In Aqualane Shores, all 17 Gulf-front lots touch Zone VE on their seaward portions.

Gulf access by canal or bay

Gulf access by canal or bay means a dock on a canal, basin or bay that connects to the Gulf through a pass. Port Royal and Aqualane Shores reach the Gulf through Naples Bay and Gordon Pass; Moorings Bay and Venetian Bay reach it through Doctors Pass.

Open bay frontage

Open bay means frontage directly on Naples Bay, Moorings Bay or Venetian Bay rather than an inner canal.

Lake and preserve frontage

Lake or preserve means freshwater or mangrove frontage with no boat route to the Gulf. Port Royal’s Lantern Lake and Half Moon Lake lots, for example, cannot have docks.

What frontage does to price

The MLS breakdown for Port Royal, pulled September 24, 2026, shows the spread inside one neighborhood: interior basin and canal homes closed at a median of $19,950,000 (17 sales), Naples Bay homes at $21,750,000 (4) and lake homes at $6,600,000 (3). In Aqualane Shores, Gulf-side homes closed at $13,850,000 against $8,600,000 for canal-front homes. The same address can also differ on bridges and canal width, so check each route before you write an offer.

What did waterfront homes sell for in Naples?

Collier County recorded 9,146 qualified home sales in the 14 Naples ZIP codes in the 12 months to August 31, 2026, at a median of $610,000. The waterfront ZIP codes sit far above that line. County figures below are Collier County Property Appraiser qualified sales for the same 12 months.

All 14 Naples ZIP codesCity and county9,146 ($610,000)4,749 ($759,000)4,163 ($439,900)

Across all of Naples, 320 qualified home sales closed at $5,000,000 or more and 107 at $10,000,000 or more in the same window. Vacant residential land also traded: 26 lots in ZIP 34102 at a median of $3,650,000, 18 in 34103 at $2,517,500 and 21 in 34108 at $1,550,000. In this market a lot on the water is often bought for the land and rebuilt; Port Royal’s median year built is 2012 and Aqualane Shores’ is 2015. For buildable lots across the city, see Naples land for sale.

County sales counts run below MLS closings in several waterfront neighborhoods because Collier marks fewer sales “qualified”, so treat the county count as a floor and the median as the guide. In Port Royal the two agree closely: 28 county records against 30 MLS closings.

Which flood zones apply to Naples waterfront homes?

Collier County and the City of Naples have used FEMA flood maps effective February 8, 2024, and the City states that its “2024 Flood Insurance Rate Maps are in effect for construction and insurance purposes” on its flood zone maps page, where you can look up any City address. For other City addresses the City also offers an address flood lookup; outside the City, use the FEMA Flood Map Service Center. Three zone types matter on the water.

  • Zone VE is a coastal area with a 1% or greater annual chance of flooding plus “an additional hazard associated with storm waves,” in FEMA’s definition. In Naples it covers the Gulf-front band: Base Flood Elevation 11 to 13 feet in Coquina Sands and 14 to 15 feet on the Pelican Bay beachfront.
  • Zone AE carries a determined Base Flood Elevation without the wave hazard. Most Naples canal and bay lots sit here: 95% of Aqualane Shores parcels at BFE 8 or 9 feet, the largest share of Port Royal at AE 8, and 84.0% of Park Shore parcels.
  • Shaded Zone X and Zone X are outside the 1% annual-chance floodplain. Port Royal has 175 parcels in shaded X, many moved there from AE by the 2024 maps, and Coquina Sands has an interior ridge of shaded X.

The Base Flood Elevation is the water height the 1% annual-chance flood is expected to reach; Naples maps state it in feet (NAVD88). A home whose lowest floor sits above it is in a better position for permits and insurance than one below it, which is why elevation certificates matter on every older Naples waterfront home. New maps are already in the pipeline: for Coquina Sands, a preliminary FIRM dated March 20, 2025 opened its appeal window on August 19, 2026, with a target effective date of summer 2027, so check both the current and the preliminary zone for any address.

The 50% rule for older waterfront homes

Many Naples waterfront homes predate today’s elevation standards. Under the National Flood Insurance Program, a building in the Special Flood Hazard Area is “Substantially Improved” when the proposed work will cost 50% or more of its value, and it is substantially damaged when repairs to bring it back equal or exceed 50% of its market value, per FEMA’s Substantial Damage Quick Guide. Either way, the building “must be brought into compliance with current local floodplain management standards,” which for a low older house usually means elevating or rebuilding. The City of Naples counts the 50% test cumulatively over 12 months as an administrative practice. Budget a renovation with that line in mind before you buy.

What the storms showed

Hurricane Ian in September 2022 pushed water 6.18 feet above mean higher high water at the Naples Pier gauge before the station failed, the record for that gauge, and caused 6 to 9 feet of inundation in Naples, according to the National Hurricane Center’s Ian report. Hurricane Milton in 2024 recorded 5.08 feet at Naples Bay. Ian destroyed the Port Royal Club’s 1959 clubhouse, and the U.S. Geological Survey logged Hurricane Irma high-water marks inside Port Royal and behind the Aqualane Shores sign in 2017. The City publishes its Ian flood claim data, and Collier County awarded a $1.18 million contract for a Port Royal sand berm in March 2025, reported by the Naples Daily News. No Naples waterfront neighborhood can honestly be described as “did not flood”; ask every seller for the home’s storm history, its elevation certificate and its permit file.

Seawalls, docks and boat lifts in Naples

Seawalls, docks and boat lifts on Naples waterfront homes are governed by whoever has jurisdiction over the address, and the rules differ enough between neighborhoods to change what you can build and keep at the water. Port Royal, Aqualane Shores, Olde Naples, Coquina Sands, The Moorings and Park Shore are inside the City of Naples; Pelican Bay is in unincorporated Collier County.

  • Seawalls are the owner’s job. In Aqualane Shores, seawalls are each owner’s responsibility under City code, and past canal dredging was organized by the City through special assessments rather than by the voluntary association. Port Royal’s canal dredging assessment billed from November 2013 to November 2018 and is paid off.
  • City dock limits. The City’s general dock rule, City Code Sec. 56-93, limits piers to 15 feet or 10 percent and boat lifts to 25 feet or 25 percent, with a 7.5 foot side setback, as applied in Aqualane Shores.
  • Port Royal has its own rules. Its shoreline code is built around riprap rather than vertical seawalls, piers may reach 25 feet since November 5, 2025 under City Ordinance 2025-15762, and no docks are allowed on Lantern Lake or Half Moon Lake.

Before you buy, ask for the dock permit, the seawall’s age and any engineering report, and check whether the lift and the boat you plan to keep fit inside the setback and length limits.

Boating from Naples: Gordon Pass, Doctors Pass and Wiggins Pass

Three passes connect Naples waterfront homes to the Gulf of Mexico: Gordon Pass at the south end of the city, Doctors Pass between The Moorings and Park Shore, and Wiggins Pass at the north end of Naples. The pass your canal uses shapes the run time to open water and the boat you can keep.

  • Gordon Pass at the south end of the Naples peninsula is the outlet for Naples Bay, Port Royal and Aqualane Shores. It is a federal channel; the U.S. Army Corps of Engineers awarded a maintenance dredging contract for the Naples to Big Marco Pass federal channel, per its Jacksonville District release.
  • Doctors Pass between The Moorings and Park Shore is the only Gulf outlet for Moorings Bay and Venetian Bay. It was first widened and jettied in 1960, and it is narrow and on a maintenance-dredge cycle.
  • Wiggins Pass at the north end of Naples is dredged by Collier County together with Doctors Pass. County staff told the Coastal Advisory Committee that major dredging of both passes is “typically done every four years,” with 50,000 to 60,000 cubic yards planned for Wiggins Pass and 25,000 to 30,000 for Doctors Pass in the 2021 to 2022 contract, the Doctors Pass sand going to the Lowdermilk Park beach (Collier County Coastal Advisory Committee minutes, December 9, 2021).

Bridge clearance claims for whole neighborhoods are not something we print: no source supports “no bridges” for every Port Royal or Aqualane Shores lot. Check the route from the specific dock with a chart and a local captain before you count on a boat’s height.

Insurance and carrying costs on the water

Flood insurance on a Naples waterfront home is driven by the lot’s zone, the home’s elevation and how recently it was built. A rebuilt home with its lowest floor above the Base Flood Elevation is a very different risk from a 1960s ranch on the same canal. Both the City of Naples and Collier County take part in FEMA’s Community Rating System, which can lower flood premiums for policyholders; Collier County is rated Class 5.

Carrying costs differ just as much by community. In the City of Naples, the total millage on a Port Royal home was 9.0076 mills for fiscal 2026-27, with the City’s own rate at 1.2900 mills; bay-side lots in the Moorings Bay system add 0.0125 mills. Condo owners also carry building costs: the City of Naples applies a 25-year milestone inspection trigger under section 553.899, Florida Statutes, and 26 of 29 Park Shore milestone buildings were in the past-due cohort with a December 31, 2024 deadline. Ask every condo association for its milestone report, its structural integrity reserve study and its insurance renewal.

Short-term rentals are limited too. In the City of Naples, homes may be rented for 30 days or longer, with three shorter rentals a year, and condo documents can be stricter. Pelican Bay allows at most two leases per unit each calendar year.

Is a Naples waterfront home right for you?

Choose the water first, then the neighborhood. If you want to step onto the beach, look at Gulf-front condos in Park Shore, The Moorings and Pelican Bay, or the Gulf-front estates of Port Royal, Aqualane Shores, Olde Naples and Coquina Sands. If you want a boat at your door, compare canal homes in Port Royal and Aqualane Shores, which run to Gordon Pass, with Moorings Bay and Venetian Bay homes, which run to Doctors Pass. If you want water views without a dock, lake lots cost far less: Port Royal’s lake homes closed at a median of $6,600,000 against $19,950,000 on its basins.

Frequently Asked Questions about Naples waterfront homes for sale

Quick answers drawn from the sections above. County figures are Collier County Property Appraiser qualified sales for the 12 months to August 31, 2026, unless another source and date is shown.

How much do waterfront homes cost in Naples, FL?

It depends on the water. Collier County recorded single-family sales in ZIP 34102 at a median of $6,200,000 in the 12 months to August 31, 2026. Within that ZIP, in the 12 months to August 31, 2026, Port Royal’s 25 single-family sales had an $18,000,000 median and Aqualane Shores’ 22 sales a $10,050,000 median, while Coquina Sands corridor condos sold at a $600,000 median.

Where are the cheapest waterfront homes in Naples?

On the Gulf side, condominiums are the entry point. Coquina Sands corridor condos and co-ops recorded 25 sales at a $600,000 median, and Park Shore’s 181 condo sales closed at a $1,600,000 median, both in the 12 months to August 31, 2026. Lake lots also cost far less than Gulf-access lots in the same neighborhood.

Which Naples neighborhoods have Gulf access by boat?

Port Royal and Aqualane Shores reach the Gulf through Naples Bay and Gordon Pass. The Moorings and Park Shore reach it through Doctors Pass, from Moorings Bay and Venetian Bay. Lake lots such as those on Port Royal’s Lantern Lake and Half Moon Lake have no boat route to the Gulf and cannot have docks.

Are Naples waterfront homes in a flood zone?

Most are. FEMA maps effective February 8, 2024 put 95% of Aqualane Shores parcels and 84.0% of Park Shore parcels in Zone AE, with Zone VE on the Gulf-front band. Port Royal has 175 parcels in shaded Zone X. Zones vary by lot, so look up each address on the City or FEMA map.

What is the 50% rule for Naples waterfront homes?

If repairs or improvements to a building in the flood hazard area cost 50% or more of its market value, FEMA rules treat it as substantially damaged or improved, and it must meet current floodplain standards, often meaning elevation or a rebuild.
