What should Isles of Capri home buyers in Naples, FL know first?

Isles of Capri holds three kinds of property on four recorded plats: single-family homes, a small group of duplex and triplex buildings with vacant lots, and ten condominium records. Each is counted on its own line below, and the single-family homes carry the headline sales figures from county deeds and the MLS.

Four plats, three kinds of property

The 2026 county roll lists 584 parcels on the four Isles of Capri plats, Unit 1, Unit 2, Unit 3 and the Business Section: 430 single-family homes, 23 small multi-family buildings with 56 units, 35 vacant lots and the commercial, marina, dock and common parcels. Ten condominium records on the island add 324 units of their own: Marco Towers, Capri Motor Lodge, Tarpon Village Apartments, six La Peninsula records with 139 units and Twin Dolphins I at La Peninsula with 54 units, each counted apart from the single-family homes.

Unit 2 is the largest of the plats by home count, and the Business Section is mostly commercial and marina land with a single house on it. A house from the 1970s can sit a few lots away from a newly raised house, so a walk down any one street shows a mix of building years. The condominium buildings cluster toward the western end of the island, along Pelican St and La Peninsula Blvd, with Tarpon Village Apartments on Kon Tiki Dr.

How we counted Isles of Capri

We tracked 14 qualified county deeds for Isles of Capri single-family homes on the four plats from September 2025 through August 2026, 22 in the prior twelve months and 97 across 60 months. We tracked 34 MLS rows for single-family homes filed under the Development name Isles of Capri in the October 29, 2026 export and kept the condominium rows under the same name in their own building counts.

A qualified deed is one the county marks as an arm's length sale. Transfers between relatives, trust moves and other paper changes of title drop out of the count. Each MLS row was joined to a single-family parcel on the roll before it entered a figure, and rows that could not be matched to a parcel on the four plats were left out rather than guessed.

What this page leaves out

Some things are not printed here. We give no frontage or dock share for the homes, since the MLS field that would record it is blank on every row we pulled. We print no zoning district or utility provider by street, and flood zones appear here only as island counts. Condominium fees and building inspection status are not covered in this part either. Each of those is a question to settle by address, with the seller, the title company and the county.

Search the live listings

The search below pairs the MLS Development name Isles of Capri with ZIP 34113 and a map box, since Isles of Collier Preserve shares the ZIP; check each result's street before a showing.

The split at $1,150,000 is a search convenience only, not a figure from either record. If you want listings sent as they come on, our Naples property search can save the same filters.

Listings in the October 29, 2026 export

The same MLS export shows 16 Isles of Capri single-family listings active and 2 pending on October 29, 2026. The table below carries the median list price of those active rows. That is an asking figure, not a sale price, and it sits beside the closed figures below only as a reference point for where sellers were pricing on that date.

A list price can change on any day, and a listing can go under contract, expire or return to the market within a week. The live search above is the place to check what is offered now; the export is a dated snapshot kept for comparison.

What the Development name returns

Condominium buildings on the island sit under the same MLS Development name, so a search can return condominium units beside single-family homes. Marco Towers, Tarpon Village Apartments, the La Peninsula condominiums and Twin Dolphins I at La Peninsula each carry their own building name inside the listing as well. Filter on property type if you only want houses, and read the street line: Pago Pago Dr, Tahiti Cir, Trinidad St, Samar Ave and the other island streets belong here, while a result on a street that is not on the island belongs somewhere else.

A listing filed under Isles of Collier Preserve belongs to a different Naples community, not to this island.

Questions to ask before a showing

A short list saves a wasted trip:

  • What year was the house built, and has it been raised or rebuilt since?
  • What does the seller's disclosure say about septic or sewer, and are there pumping records?
  • Is there a seawall or dock on the parcel, and what do the permits and the survey show for it?
  • Is there an elevation certificate on file for the structure?
  • What did the last insurance quote for the house cover, and when was it issued?

Your agent can pull the permit history and the county record card before you go. To set up a showing, contact our team.

Where is Isles of Capri between Naples and Marco Island?

Isles of Capri is a group of islands off Capri Boulevard (County Road 952), west of Collier Boulevard between Naples and Marco Island, in unincorporated Collier County, Naples, FL 34113, and it is separate from the City of Marco Island.

Off Capri Boulevard in unincorporated Collier County

The island uses Naples and the 34113 ZIP in its postal addresses, but it is not inside a city. County government handles roads, permits and code matters here. A Marco Island address is a different jurisdiction with its own city rules, so a buyer comparing homes on both sides of the bay should check which government issues the permits for each one.

The island streets are public county roads that branch off Capri Boulevard.

One road on and off the islands

Capri Boulevard is the only road on and off the islands, and its junction with Collier Boulevard is about 2.0 free-flow route miles from central Isles of Capri in the Domain Realty Group route table. From that junction, Collier Boulevard runs north toward US 41 and the rest of Naples, and south across the bridge to Marco Island.

A single road matters for daily errands and for leaving ahead of a storm. Plan trips around Collier Boulevard traffic in the winter months, and read the county evacuation guidance covered later on this page.

Two lots outside the four plats

Two lots at 28 and 30 Pelican Street West, recorded on a separate plat named Valshalla, sit on the island outside the four plats and are not in any figure on this page.

One MLS sale on that small plat came up in our pull and was set aside. If a listing at one of those addresses appears in the search, it is a real island property, but its history will not match the deed and roll counts printed here.

The parcels on the 2026 roll

The county roll is the list of every parcel and its use code for the tax year. On the four plats, homes, small buildings, empty lots and business parcels each carry a different code, and that is how this page keeps them apart. The roll also lists docks, pools and seawalls as extra features, but a dock row on the roll is not a statement about water depth or boat size, and we do not read it that way.

For a single address, the county property appraiser's record card shows the use code, year built, base area and lot size. Ask for it before you write an offer.

Why the twelve-month figures are midpoints

The two twelve-month county figures each fall halfway between the two middle deeds of an even count, so neither is the price of one recorded sale, and the wide range beside each matters as much as the middle.

With fourteen deeds, the median sits between the seventh and eighth prices once they are sorted. In the latest Isles of Capri county list, those are the June 2026 county deed on Grenada Ave at $900,000 and the March 2026 county deed on Capri Blvd at $950,000, and the midpoint between them is the $925,000 printed above. No deed in this list carries that price.

A wide range around every median

The latest Isles of Capri county deeds run from $340,100 on Tahiti Cir to $3,475,000 on Samar Ave. A single sale on a large lot, or a new raised house, can move a median with so few deeds behind it.

The range follows the houses. A 1964 house with a base area of 1,248 square feet and a 2025 house with a base area of 2,503 square feet are both counted as single-family homes, but they are not the same purchase. Compare a listing with the deeds that match it in year built, street and base area rather than with the median alone.

How do five years of Isles of Capri county deeds read?

Across sixty months, from September 2021 through August 2026, the county recorded 97 qualified single-family deeds on the four plats at a median of $1,250,000, from $340,100 to $5,600,000. Calendar-year counts swing widely, and several years rest on fewer than twenty deeds, so read them as a record of what closed.

Sixty months of county deeds

Five years of Isles of Capri county deeds give a steadier middle than any single twelve months. The sixty-month count of 97 starts in September 2021, so it holds only the last four months of that busy year, then the slower years after it and the latest window. Small multi-family buildings and vacant lots are kept out of this count and sit on their own lines in the window table below.

County deeds by calendar year

Calendar year County single-family deeds County middle price

2019 18 $567,500

2024 26 $1,400,000
2025 18 $1,329,700
2026 12 $925,000

The 2021 row holds the most Isles of Capri county deeds of any calendar year in the table, at 41. The middle price for 2022 county deeds was $1,250,000, and 2023 and 2024 both had a county middle price of $1,400,000. The 2026 row covers January through August only, so it is a partial year.

The building and lot rows are separate segments, and none of their deeds is added to a single-family figure. Their own section on this page lists the individual deeds by month.

Reading thin counts

A count of 9 or 13 deeds in a calendar year is too thin to carry much weight on its own. One unusual deed, such as a house sold for its lot or a new build at the top of the range, can shift a middle price by a wide margin. The calendar-year table shows what closed, not a forecast.

When the count is small, look at the individual deeds behind it: the street, the year built and the base area on the county roll. Two Isles of Capri county deeds of the same year can describe very different houses.

The MLS window in this export runs from October 29, 2025 to October 29, 2026. Living area in the MLS is the agent-entered figure from the listing, which is not the same measure as base area on the county roll.

Sales that sit in both records

Many island sales appear in both places: once as a closed MLS row and once as a recorded county deed. Several prices on the county deed lists above also show up among the MLS closings. On this page each such price is named under one set at a time, so a reader always knows which record a figure came from.

A sale can also sit in one record and not the other. A house sold without a listing reaches the county but not the MLS, and an MLS closing near the end of October 2026 falls after the last county window.

Why county and MLS figures differ

County deeds and MLS closings use different windows and different filters, so this page prints the two medians side by side and never combines them.

The county windows end in August 2026 and count qualified deeds on the roll. The MLS window ends on October 29, 2026 and counts closed listings joined to single-family parcels on the four plats. Each set is right for what it measures; neither corrects the other.

Days on market and sale to list

In the October 29, 2026 export, the MLS median days on market for Isles of Capri single-family closings was 122, and the MLS median sale to list price was 95.0 percent. Both figures describe closed listings only; homes that expired or were withdrawn are not in them.

Those two MLS figures are a guide for setting an offer and a timeline, not a rule for any one house. A raised newer home and an original 1970s house can sit on the market for very different stretches.

What do homestead counts say about Isles of Capri homes?

On the 2026 roll, 226 of the 430 Isles of Capri single-family homes carry a homestead exemption. Homestead marks a primary residence the owner has filed for with the county, so the count is a partial sign of how many single-family homes are lived in year round by their owners.

Homestead counts on the 2026 roll

The homestead exemption is filed with the Collier County Property Appraiser and applies only to a primary Florida residence. It lowers the taxable value and limits how far the assessed value can go up each year while the owner keeps it. When a home sells, the new owner must file again, and the cap does not carry over to the buyer.

For a buyer, the practical point is the tax bill. A seller's bill under homestead can be well below what the same house will cost a new owner in the first full year. The tax section on this page walks through the 2026 millage with worked examples.

Where the windows end

The homestead count is a 2026 roll figure. The county deed windows on this page end in August 2026, and the MLS export is dated October 29, 2026. A home that sold during 2026 may still show the prior owner's exemption on the roll until the next tax year, so the count lags behind recent sales.

What the counts do not show

Homestead counts do not tell you who lives on a street, how long owners stay or how a house is used day to day. A home without a homestead exemption may be lived in part of the year, rented, held in a business name or owned by someone who has not filed. The roll does not say which.

The counts also say nothing about the condominium tier. Condominium units carry their own roll rows, and their homestead filings are kept with each building record.

Seasonal and year-round owners

Like much of coastal Collier County, the island has a mix of year-round owners and owners who come for the winter months. Traffic on Capri Boulevard, restaurant hours and the pace of listings change with the season. If you plan to live here year round, visit in both January and August before you buy, and talk with the Domain Realty Group agents who work the area about how the island feels in each.

What single-family homes are on Isles of Capri, Naples?

Single-family homes are the main housing on Isles of Capri. The 2026 county roll counts 430 single-family homes across four recorded plats, Unit 1, Unit 2, Unit 3 and the Business Section, on public county streets off Capri Boulevard. Most sit in Unit 2. The tables below set the plats and streets side by side.

Single-family homes on four plats

A buyer who starts on the Naples neighborhoods page and drills down to Isles of Capri lands on a small set of numbered plats rather than one master subdivision. Unit 2 is the largest by far, with 224 single-family homes on the county roll. Unit 3 follows with 118 and Unit 1 with 87. The Business Section, the commercial strip along Capri Boulevard, carries a single house on a residence row.

Those four counts add up to the 430 single-family homes that anchor every headline figure on this page. Duplexes, vacant lots and condominium units are counted elsewhere, in their own sections, so a sale in one tier never moves a number in another. When a listing calls a property a home, check the county use code before you compare it with the figures here.

The four plats side by side

The table reads across each plat: how many single-family homes, the span of years built, a middle year, a middle base area, and Isles of Capri county deeds in three windows. Unit 1 shows no county deed in the latest twelve months. The Business Section has one house and no deed in any window, so its row is a placeholder more than a market.

Plat (county) Homes Year built Median year built Median base area T12 n T12 median Prior 12 n Prior 12 median 60 mo n 60 mo median
County Unit 1 (426400) 87 1958 to 2025 1985 1,873 0 n/a 4 $1,725,000 15 $2,000,000
County Unit 2 (426700) 224 1959 to 2025 1979 1,520 9 $775,000 15 $1,065,000 55 $1,050,000
County Unit 3 (427000) 118 1964 to 2025 1979 1,760 5 $2,000,000 3 $1,770,000 27 $1,360,000
County Business Section (427300) 1 1979 to 1979 1979 628 0 n/a 0 n/a 0 n/a

Plat counts are thin. Unit 3 had five Isles of Capri county deeds in the latest twelve months and Unit 1 had none, so one sale can swing a plat's figure a long way. Read the plat rows as a map of where deeds were recorded, and lean on the full single-family windows for price.

Streets on the county roll

Nineteen street names carry single-family homes on the roll. Pago Pago Dr has the most, 50, and the most built in 2016 or later, 13. Pelican St and Tahiti Cir come next. At the other end, W Hilo St has 9 homes, 5 of them built in 2016 or later, and Hawk St has 5. Where a street had fewer than three Isles of Capri county deeds in 60 months, the table prints n/a.

A street figure rests on a handful of deeds. San Salvador St has the deepest record, 12 Isles of Capri county deeds across 60 months, and most streets have fewer than ten. Treat a street row as a starting point for questions, then pull the deeds for the exact blocks you are weighing.

Lot sizes on the plats

County records list a middle base area of 1,646 square feet for the 430 Isles of Capri single-family homes, from 576 to 4,284 square feet, on a median lot of 8,712 square feet, about 0.20 acre.

That lot figure is a middle point, not a standard. Lots on the recorded plats vary in shape, and corner and point lots differ from interior ones. No source we checked publishes lot or canal widths for the island, so this page prints none. Ask for a boundary survey with each offer: it shows the lot lines, any easements and the position of the house and any seawall on that parcel.

What small multi-family buildings and lots are on Isles of Capri?

Beside the single-family homes, the four plats hold small multi-family buildings, mostly duplexes, and a short list of vacant lots. Each is its own county segment with its own deeds. Sales are thin in both, so this section lists deeds by month and prints a median only where the 60-month count supports one.

Small multi-family buildings on the plats

The four plats also hold 23 small multi-family buildings with 56 units, a separate segment whose county deeds are listed by month and never added to a single-family figure.

The county use descriptions split those 23 buildings into five types. Plain duplexes make up most of them. A few parcels pair a duplex with one or two single-family residences, and one building is a triplex. The type on the roll is the starting point; the recorded plat, the permits and an inspection tell you what is on a given lot.

County building type (small multi-family) Buildings
County Duplex (2 units) 17
County Two duplexes on one parcel 3
County Duplex with two single-family residences 1
County Triplex (3 units) 1
County Duplex with one single-family residence 1

Building deeds on the county record

County records show two building deeds from September 2025 through August 2026, at $1,250,000 and $950,000, none in the prior twelve months, and 10 building deeds across 60 months at a county median of $787,500.

Worked example, one building deed: the county recorded a small multi-family building deed on the plats in May 2026 and a second in August 2026, at the two prices in the paragraph above. Each price is for a whole building on its parcel. Owners weighing a sale of a duplex can start with a home valuation request that reads these building deeds rather than single-family ones.

County building deed (small multi-family) Price
County building deed, May 2026 $1,250,000
County building deed, August 2026 $950,000

Vacant lot deeds

The 35 vacant lots sit on their own line: county records show no lot deed from September 2025 through August 2026, 2 in the prior twelve months and 17 across 60 months at a median of $779,000 for vacant lots.

The two lot deeds in the prior window were recorded in February 2025 at $755,000 and in April 2025 at $1,070,000, each a county deed for an empty parcel on the plats. Before buying a lot, confirm buildable status, flood rules and utility connections with the county for that parcel.

County lot deed (Isles of Capri vacant lot, recorded month) Price
County lot deed, February 2025 $755,000
County lot deed, April 2025 $1,070,000

Why the buildings carry no twelve-month median

Two deeds cannot carry a median worth printing. With only two building deeds in the latest twelve months and none in the year before, a middle point would be the halfway mark between two unrelated sales. The 60-month building median rests on 10 deeds, which is the smallest window this page treats as readable for the segment. Unit counts, parcel layout and condition differ from building to building, so compare a duplex with other duplexes, never with a house.

What condominiums are on Isles of Capri?

Ten condominium records on Isles of Capri hold their own units apart from the single-family homes. They fall into five building groups: Marco Towers, Capri Motor Lodge, Tarpon Village Apartments, the La Peninsula condominiums and Twin Dolphins I at La Peninsula. Each group below has its own county row and its own deeds.

The ten condominium records on the county roll

Each condominium record below has its own county row, and a record or group shows a county median only when it has five or more deeds in a window; with fewer, the deed prices are listed.

The roll area column gives a middle value for each record, read from the county roll rather than from listings. The La Peninsula subtotal row combines only the six La Peninsula records. Twin Dolphins I sits on its own row below it.

Marco Towers on Pelican Street

Marco Towers, Group One holds 56 units on Pelican St, built in 1971. Despite the name, the building is on Isles of Capri, separate from the City of Marco Island. Worked example: Marco Towers had four county deeds from September 2025 through August 2026, listed as $749,000, $550,000, $480,000 and $900,000, so this page lists the four prices. Across 60 months its six county deeds give a Marco Towers median of $649,500, from $412,000 to $900,000.

Capri Motor Lodge on Capri Boulevard

Capri Motor Lodge is a 20-unit condominium record on Capri Boulevard, built in 1984. Its units are small on the county roll. No county deed was recorded for it in any of the three windows, and the MLS export shows no closing or active row. How its units may be used is not confirmed here; read the declaration and ask the association before an offer.

Tarpon Village Apartments on Kon Tiki Drive

Tarpon Village Apartments is a condominium of 55 units on Kon Tiki Dr, built from 1972 to 1978 despite the apartments label. It had three county deeds in the latest twelve months, at $635,000, $300,000 and $365,000. Across 60 months its 15 county deeds give a Tarpon Village median of $345,000, from $180,000 to $635,000.

The La Peninsula condominiums

Six La Peninsula records share La Peninsula Blvd: 100, 200, 400, 500 and 600 La Peninsula and a record named La Peninsula, 139 units built from 1986 to 1995. The six buildings have their own page, La Peninsula condos for sale, with county sales for each building, the 400 building's published rules and the county milestone schedule.

County deeds for the six La Peninsula condominium records show 9 sales from September 2025 through August 2026 at a median of $550,000 ($475,000 to $1,000,000) and 35 from September 2021 through August 2026 at a median of $675,000.

Worked example, one record: 100 La Peninsula has 25 units built in 1987, and its three county deeds in the latest twelve months were $512,500, $585,000 and $725,000; with three, no record median prints. The table shows the roll area middle value for each building.

The October 29, 2026 MLS export shows 9 La Peninsula condominium closings at a median of $585,000 and 9 active listings at a median list price of $849,000.

Twin Dolphins I at La Peninsula

Twin Dolphins I at La Peninsula, built in 2002, is a separate condominium record with its own association, listed beside the six La Peninsula records rather than inside them; its 54 units on the county roll are 37 residences plus 17 cabana units.

It had one county deed in the latest twelve months, at $1,269,000. Its 60-month count of four deeds, three for residences and one for a cabana unit alone, is under five, so no Twin Dolphins median prints. The roll area middle value in the table counts the small cabana units with the residences; the 37 residences alone have a middle value of 2,925 square feet.

The building has its own page, Twin Dolphins I condos for sale, with its 37 residences and 17 cabana units read apart, county deeds since 2002 and the county milestone schedule.

When were Isles of Capri homes built, and how large are they?

Most Isles of Capri single-family homes on the county roll date from the 1970s and 1980s, with a smaller group built in 2016 or later. Base area on the roll varies widely from street to street. The tables split the homes by year built band and by the 2016 line.

Year built on the county roll

On the county roll, Isles of Capri single-family homes were built from 1958 to 2025, with a median year of 1979; 55 of the 430 were built in 2016 or later and 20 in 2024 or later.

The year built on the roll comes from the main residence row of each parcel. A dock, pool or seawall added later carries its own row and does not change it. If a listing names a later year, ask whether it refers to the house or to other work on the lot, and check the permit history.

Years built in bands

The 1970 to 1989 band holds 236 of the 430 single-family homes, more than half. Before 1970 there are 48. Newer bands are smaller, with 29 built from 2016 to 2021, 6 in 2022 and 2023, and 20 in 2024 or later.

County year built band (main residence row) Homes
County before 1970 48
County 1970 to 1989 236
County 1990 to 2005 68
County 2006 to 2015 23
County 2016 to 2021 29
County 2022 to 2023 6
County 2024 or later 20

Homes built before and after 2016

County deeds for Isles of Capri homes built in 2016 or later show 10 sales from September 2021 through August 2026 at a median of $1,875,000, and two in the latest twelve months, at $865,000 and $3,475,000.

The older group is much larger, with 375 single-family homes against 55. The table sets both groups across the three county windows. Two deeds in a year cannot set a price level for the newer homes, so read their row with the 60-month column beside it.

Year built (county main residence row) Homes Median base area (sq ft) September 2025 through August 2026 September 2024 through August 2025 September 2021 through August 2026

County 2016 or later 55 1,974 2 sales: $865,000, $3,475,000 3 sales, median $1,770,000, $1,000,000 to $3,575,000 10 sales, median $1,875,000, $865,000 to $3,575,000

County base area

Base area on the county roll is the appraiser's measure of the main living space. It is not the MLS living area, and the two rarely match. The middle base area for the 430 single-family homes appears with the lot figure in the lot sizes section above, and the street, plat and 2016 tables give the same measure for each group. For an exact figure on one house, ask for the appraiser's sketch and a measured floor plan.

What do the records say about the history, zoning and utilities of Isles of Capri?

County records show four plats named Isles of Capri, streets such as Pago Pago Dr, Tahiti Cir and Trinidad St, and homes on the roll from 1958 onward. This page prints no zoning district and no utility map. Zoning, sewer and septic are checked parcel by parcel with the county and the seller.

The plats on the county record

The four plats carry their own county numbers, shown in the plat table: Unit 1, Unit 2, Unit 3 and the Business Section. Together they hold every parcel counted on this page. The earliest year built on the roll is 1958, in Unit 1, and every plat except the Business Section has homes dated as late as 2025.

The condominium buildings came later, by year built on the roll, from Marco Towers in 1971 to Twin Dolphins I in 2002. A title company can pull each recorded plat and declaration for the parcel you are buying.

Island street names

The island's street names on the county roll include Pago Pago Dr, Tahiti Cir, Hilo St, Luzon Ave, Samar Ave, Panay Ave, Trinidad St, Jamaica Dr, Grenada Ave, Antigua St and San Salvador St. The county records we read do not say who chose the names or why. Antigua St on the island is not Antigua Way, a different street off the island.

Zoning by parcel

We print no zoning district for Isles of Capri lots; confirm the zoning of a specific parcel with Collier County Growth Management.

Zoning governs what can be built, how tall and how close to the lot lines. A duplex parcel, a single-family lot and a commercial parcel in the Business Section can sit under different rules. Ask for the zoning on the specific folio before you plan an addition, a pool or a replacement house.

Confirming septic or sewer by address

Listings for many island homes report septic systems and at least one reports sewer, so confirm the system for each lot with the seller's records and an inspection.

Ask the seller for pump-out records, permits and the location of the tank and drain field. A septic inspection belongs in the inspection period. Our agents can help line up the questions; contact Domain Realty Group to start.

What is near Isles of Capri, and how far is it?

Isles of Capri sits between Naples and Marco Island, and most trips start on Capri Boulevard and turn onto Collier Boulevard. The Domain Realty Group route table measures free-flow route miles from central Isles of Capri to the county boat ramp, Marco Island, downtown Naples, hospitals and airports.

The route table

The table lists each place with its free-flow route miles and a short note. Distances are measured along public roads from one central point on the island. The I-75 row is a reference for highway travel.

Marco Island across the bay

Marco Island is its own city, separate from Isles of Capri, and the route south crosses the bay on Collier Boulevard. The bridge to Marco Island south of the Capri Boulevard junction, now the Judge S. S. Jolley Bridge, opened in 1969, according to construction trade reporting.

The Marco Island end of that bridge is about 3.6 free-flow route miles from central Isles of Capri. The Publix on North Collier Boulevard is about 4.6 free-flow route miles from central Isles of Capri, Marco Island Executive Airport about 4.8, and Tigertail Beach about 6.1. Northward, the Rookery Bay Environmental Learning Center is about 7.3 free-flow route miles from central Isles of Capri, with Fiddler's Creek Parkway about 7.1 as a landmark on the way.

Downtown Naples and the hospitals

Physicians Regional on Collier Boulevard is about 10.9 free-flow route miles from central Isles of Capri. US 41 at Collier Boulevard is about 7.6, the start of the run north and west into town. Fifth Avenue South in downtown Naples is about 16.0 free-flow route miles from central Isles of Capri, NCH Baker Hospital about 16.8 and the Naples Pier about 17.1, so check the pier's status before a visit. Naples Airport is about 15.8, and Southwest Florida International Airport is about 47.5 free-flow route miles from central Isles of Capri.

How the distances were measured

Each figure is a road distance on public streets from one central point on Isles of Capri, computed without traffic, signals or seasonal delays. The table prints no travel times. A drive in season or at rush hour will take longer than the mileage suggests, so test the routes you will use most at the hours you will use them. For other parts of the county, browse Naples communities.

What boating, parks and dining are on and near Isles of Capri?

A marina, two county parks and several restaurants sit along Capri Boulevard, and the county boat ramp is back on Collier Boulevard. This section names each one from its own site or from the county record. It makes no claim about boat routes, water depth or which homes reach open water.

Tarpon Club Marina

Tarpon Club Marina, 250 Capri Boulevard, describes itself on its own website, read on November 5, 2026, as offering access to the Gulf of Mexico, wet slips mostly rentable to the public and enclosed dry storage.

The marina does not publish slip rates on that site. Ask the marina for current availability, boat length limits and terms. For any route by water, check current charts and local notices before you set out, and judge a lot's dock by a survey and a marine contractor, not by a listing.

Two county parks on the island

Collier County lists two parks on Capri Boulevard. Isles of Capri Park is a community park. Isles of Capri Paddlecraft Park, near the junction with Collier Boulevard, is a launch for kayaks and other craft without motors, with covered picnic pavilions and restrooms, according to Marco area guides. Parking there takes a Collier beach sticker or a paid pass. Motorboats launch elsewhere.

The county boat ramp on Collier Boulevard

The county boat ramp on Collier Boulevard, Collier Boulevard Boating Park, is about 2.2 free-flow route miles from central Isles of Capri in the Domain Realty Group route table.

That ramp is the county launch for trailered motorboats in the route table. Check its hours, parking and any launch fee with Collier County before the first trip.

Restaurants on the island

Restaurants on the island include Capri Fish House, Osteria Capri and Island Gypsy, named here by business name only.

Most sit along Capri Boulevard in the Business Section. Hours and seasons change, so check each one directly before you go. The page does not rate or rank them.

Which schools are listed for Isles of Capri addresses?

A district address lookup carried for this page returned one elementary, one middle and one high school for island addresses. Assignments can change from year to year and by address, so the district is the final word. Published state grades appear here only as the schools and the state print them.

Schools in the district lookup

The district address lookup carried for this page returned Tommie Barfield Elementary (Marco Island), Manatee Middle and Lely High for island addresses; confirm the assignment with Collier County Public Schools for the address.

The lookup was run in October 2026 for the 2026 to 2027 school year. It does not cover every parcel, and boundaries can be redrawn.

Published state grades

Grades print here only as published, read on November 5, 2026. The elementary school's own website shows an A grade banner. The middle school's own website says it holds an A for a second year. The state's 2025 to 2026 school grade list shows a B for the high school. Grades are set each year by the state and can change.

Confirming by address

Run the exact street address through the Collier County Public Schools lookup before relying on any assignment. Then call the district if the result differs from what a listing says. Transfer and choice programs have their own rules and deadlines.

What we do not print

This page prints no school distances, rankings, star ratings, enrollment figures or opinions of school quality. It names the schools the district lookup returned and the grades the schools and the state publish, and it leaves every other judgment to the buyer and the district.

Does Isles of Capri in Naples have an HOA, and what does it cost?

The state records we read show no owners association over the four Isles of Capri single-family plats, so a buyer of a single-family home works from county rules, the recorded plats and the title search rather than an association budget. Condominium buyers on the island are in a different position: each building runs its own association.

No owners association for the single-family plats

We found no mandatory homeowners association for the single-family plats; the Isles of Capri Civic Association is inactive in state records, and a voluntary nonprofit, Capri Community, Inc., runs a community center.

That leaves the 430 single-family homes on Unit 1, Unit 2, Unit 3 and the Business Section without a board that approves paint colors, fences or rebuild plans. The rules that do reach a lot come from other places. Collier County zoning and the Land Development Code govern setbacks, docks and boat lifts. The county building department and its floodplain rules govern how high a new or rebuilt house must sit. Whatever was recorded against the plats, or against a single lot, travels with the deed and shows up in a title search.

A voluntary group is not the same thing as a governing association. If a seller describes a neighborhood group, ask whether it is voluntary, whether any payment was ever recorded against the lot, and whether the seller has paperwork for it.

No mandatory association fee for the single-family homes turned up in the sources we checked on November 5, 2026, so ask the seller and the title company about any recorded charge.

The absence of an association also means the absence of association documents. There is no budget to read, no reserve study, no estoppel letter from a manager. The work those papers do in other Naples neighborhoods falls to the buyer, the title agent and the inspector on Isles of Capri. For help lining those pieces up, reach the team through our contact page.

Condominium associations

Each condominium has its own association, and the 400 La Peninsula building's published rules, read November 6, 2026, also bind its owners to master covenants.

Marco Towers, Capri Motor Lodge, Tarpon Village Apartments, the six La Peninsula records and Twin Dolphins I at La Peninsula each sit apart from the single-family plats, and each one sets its own fees, rules, insurance and reserves. A buyer of a condominium unit reads the declaration, bylaws, rules, current budget and recent meeting records for that building, plus the master documents where a master association exists.

Pet and rental rules also vary building by building. At La Peninsula, only the 400 building posts its rules and forms on a public site, read November 6, 2026; ask each building's association for its current pet and rental rules before you sign. At other buildings, listings report minimum lease periods, and those reports are listing text, not association documents.

We print no condominium fee on this page. The figure is set in each annual budget, and a special assessment can be added between budgets. Ask the association or its manager for the current figure, any approved assessment and the date the next budget is due.

MLS fee fields for single-family rows

The MLS carries separate fee fields on every listing. For the 34 single-family rows filed under the Development name Isles of Capri in the October 29, 2026 export, the entries read as follows.

MLS single-family listing field, October 29, 2026 Rows Value entered
MLS HOA Fee/Freq 34 $0
MLS Master HOA Fee/Freq 34 $0
MLS HOA Desc 1 Voluntary

An MLS fee field is typed in by a listing agent, not checked against a recorded document. A zero in that field tells you what the listing said, nothing more. The one row with a description reads "Voluntary," which matches a social group rather than a governing body. Treat the table as a starting point for questions, and let the title commitment settle what is recorded.

Deed restrictions and the title commitment

Any recorded deed restrictions are lot-specific and unverified here, so read the title commitment and the recorded plats before you sign.

Plats from the island's original development era can carry building lines, easements for utilities and drainage, and notes about canals or seawalls. Later deeds can add their own conditions to one lot. None of those appear in a county roll or an MLS row. The title commitment lists the recorded items the title insurer will except from coverage, and each exception points to a book and page you can read.

Ask the title agent three things. First, which recorded documents appear as exceptions on Schedule B. Second, whether any of those documents set use limits, height limits or building lines. Third, whether any recorded easement crosses the area where you plan a pool, dock or addition. If a restriction affects your plans, a real estate attorney can read it with you before the inspection period ends.

What Florida laws apply when you buy on Isles of Capri?

Florida sets the paperwork a seller hands over, and on Isles of Capri the set differs by tier. A single-family buyer meets state disclosures on taxes and flood, plus the title search and recorded plats. A condominium buyer adds the state condominium resale rules and, for taller buildings, the inspection and reserve study rules.

With no mandatory homeowners association on record for the single-family homes, the Chapter 720 disclosure summary does not apply to them, and a buyer relies on the title search, the recorded plats, the seller's disclosures, the property tax summary under s. 689.261 and the flood disclosure under s. 689.302.

The property tax disclosure summary

Florida requires a property tax disclosure summary in a residential sale contract. Its core message is short: do not count on the seller's current tax bill as the bill you will pay. A seller who has owned for years may carry a homestead exemption and a capped assessed value. When the home sells, the cap resets, and the next roll values the home for the new owner.

On Isles of Capri that matters for any buyer reading a listing's tax line. The bill shown is the seller's bill, built on the seller's exemptions and the seller's assessed value. Use the worked rows further down this page as a general frame, and call the Collier County Property Appraiser for a closer estimate on a specific parcel once you know whether you will file for homestead.

The flood disclosure

The state flood disclosure asks a residential seller to answer, in writing at or before contract, a short set of questions: whether the seller has filed a flood damage claim with an insurer, including the federal flood program; whether the seller received federal flood assistance; and whether the seller keeps flood insurance on the home.

The form is useful and narrow. It does not ask for the flood zone, the base flood elevation or the height of the lowest floor, and it does not ask about water that entered a home without a claim. On an island where nearly every building location sits in a high-risk zone, a buyer reads the form beside the elevation record, the inspection report and the insurance quotes, never in place of them.

Condominium resale rules

For a condominium unit, Chapter 718 sets the resale disclosure, and condominium buildings of three stories or more fall under the milestone inspection and structural integrity reserve study rules; this page makes no claim about any building's status.

In practice, a condominium buyer on Isles of Capri should ask the association for the declaration, the articles, the bylaws, the rules, the current budget, the most recent financial report and the frequently asked questions sheet that state law calls for. For a condominium building covered by those rules, ask the association whether a milestone inspection has been done or scheduled, what it found, whether a structural integrity reserve study exists, and whether the budget funds the reserves that study names.

Short-term rental registration

Isles of Capri sits in unincorporated Collier County, so county rules on short-term vacation rentals reach its homes. As carried in our research from the county's registration page, an owner who rents a home for short stays must register the rental with the county, hold a state vacation rental licence, name a responsible party who can be reached at any hour and print the registration number in every advertisement.

Those county rules are a floor, not a ceiling. A condominium declaration can set a longer minimum stay or cap the number of leases a year, and the association rules bind every owner in that building. This section reflects the rules as carried on November 5, 2026; confirm the current county requirements with Collier County before you list a home for short stays, and read the building rules before you buy a unit with rental plans.

What are property taxes on Isles of Capri, with worked examples?

Every plat parcel on Isles of Capri sits in one Collier County millage area, so the tax rate does not change from street to street. The bill on a given home turns on its taxable value, its exemptions and one county solid waste line, and the worked rows below show the rate applied to a set of prices.

One millage area

The 2026 roll puts all 584 Isles of Capri plat parcels in millage area 91 at 10.3696 mills, including 2.0000 mills for Greater Naples Fire Rescue, with no community development district levy and no city millage.

One mill is one dollar of tax for every thousand dollars of taxable value. At the area 91 rate of 10.3696 mills in 2026, each thousand dollars of taxable value carries a little more than ten dollars of ad valorem tax. The rate is a sum of separate levies from the county, the school board, the water management district, the fire district and smaller county programs, and the table below lists each line as the 2026 roll prints it.

Since the island is unincorporated, the bill carries county and district lines only. There is no city line to add, and no community development district bond or maintenance line sits on these parcels.

A $269.77 non-ad valorem charge, the amount of the county solid waste assessment, appears on most single-family bills: 422 of the 430 homes on the 2026 roll.

That line is a flat charge, not a rate, so it does not rise or fall with the value of the home. It is a county assessment collected on the tax bill, and it is not an association fee. When you read a seller's bill, add that line to the ad valorem total to see the full amount due.

Millage lines for area 91

County 2026 millage line Area 91 (584 parcels)
County line: General Fund 3.0107
County line: Water Management Fund-south Fl 0.0948
County line: Big Cypress Basin 0.0978
County line: School Board State Law 1.8990

County line: C.C. Water Pollution Ctrl Pgm 0.0246
County line: Conservation Collier 0.1772
County millage, all lines 10.3696

The two school board lines together make up a large share of the total, and they matter for homestead: the second part of the Florida homestead exemption does not apply to school levies. That is why the homestead saving in the worked rows below is the same at every price and smaller than the full rate applied to the whole exemption.

Worked tax rows at 10.3696 mills

The worked rows below apply 10.3696 mills in millage area 91 to the county twelve-month single-family median of $925,000 and to five round prices; they are arithmetic only, and the appraiser sets taxable value.

The last row applies the same 2026 rate to the county twelve-month median of $550,000 for the La Peninsula condominium records.

County T12 La Peninsula condominium median $550,000 91 10.3696 $5,703.28 $5,279.69 per unit bill

Walk the first row. It treats the county Isles of Capri single-family deed median for September 2025 through August 2026, $925,000, as if it were the taxable value, and multiplies it by the 2026 area 91 rate. The result, $9,591.88, is the ad valorem tax with no exemption. The homestead column applies the Florida homestead exemption to the same figure, and the last column adds nothing to the rate: it shows the flat solid waste line that most single-family bills carry on top.

Two cautions belong beside every row. The appraiser's market value is not the sale price, and the taxable value after the first year of ownership is rarely the price either. A home bought in 2026 is valued on the roll that follows, and the cap on assessed value for a homestead starts from that first value. Treat the rows as a sense of scale, not as a bill.

The condominium row stands alone. Its price is the La Peninsula county figure for the same window, and a condominium bill can carry its own non-ad valorem lines, so its last cell is worded apart from the house rows. Ask for the unit's own most recent bill from the seller or from the Collier County Tax Collector.

Median tax bills and homestead

The median 2026 county tax bill for an Isles of Capri single-family home is $8,558.86; homesteaded homes have a median of $6,144.48 and the rest $10,485.30.

Those are bills as the roll prints them, not worked examples. The gap between the two medians reflects two things at once: the homestead exemption itself, and the cap on assessed value that holds down the taxable value of a home owned by the same homesteaded owner for many years. A buyer who files for homestead after closing starts a new cap from the new value, so the seller's bill is a poor guide to the buyer's.

File for homestead with the Collier County Property Appraiser by the state deadline in the year after you take title and make the home your permanent residence. Collier County mails tax notices in the fall, and the Tax Collector's own page lists the payment calendar and the reductions for paying early. For a parcel-by-parcel read of what a home might cost to own, a Domain Realty Group agent can pull the roll with you; start from our agents page.

Is Isles of Capri in Naples in a flood zone?

Yes, and not in a single zone. FEMA's map splits the island's building locations among several zones and base flood elevations, so two neighbors can read differently. Nearly every location sits in a high-risk area where lenders require flood insurance, which makes the zone and the elevation record for each address the first flood question to settle.

Building locations by flood zone, carried October 21, 2026

FEMA map counts carried from October 21, 2026 place 548 of 654 building locations in zone AE with a base flood elevation of 9 feet, 53 at 8 feet, 17 at 10 feet, 31 in zone VE at 13 feet, 30 of them at La Peninsula, and 5 in shaded zone X at La Peninsula; zones vary by lot, so read the elevation certificate for each address.

FEMA zone on the county-hosted layer Building locations
FEMA zone AE, base flood elevation 9 feet 548
FEMA zone AE, base flood elevation 8 feet 53
FEMA zone AE, base flood elevation 10 feet 17
FEMA zone VE, base flood elevation 13 feet (30 at La Peninsula) 31
FEMA shaded zone X (La Peninsula) 5
All building locations counted 654

A building location is a point on the county-hosted FEMA layer, not a parcel and not a home. The count takes in single-family homes, small multi-family buildings, condominium buildings and other structures on the plats. Read the table as the spread of zones across the island, then look up the one address you are buying.

The base flood elevation is the height, in feet above a fixed datum, that FEMA's map uses for its base flood. It is not the height of the ground, and it is not the height of the floor. A home's risk and its flood rating turn on the gap between its lowest floor and that number.

Flood insurance and lenders

Nearly every one of those building locations sits in a Special Flood Hazard Area, where lenders require flood insurance with a federally backed mortgage.

For a financed purchase on Isles of Capri, plan on flood insurance as a condition of the loan. The lender orders a flood zone determination for the address, and the policy has to be in place before closing.

Get quotes early. A federal program policy and a policy from a company outside that program can price the same home very differently, and the quote depends on the lowest floor, the foundation type, the year built and the rebuilding cost. We print no premium on this page; ask a licensed insurance agent for quotes on the specific address inside your inspection period.

Condominium owners have a two-layer setup. The association insures the building under its master policy, which may include flood coverage for the building, and the unit owner insures the interior and personal property under a unit owner policy. A standard unit owner policy does not cover flood, so ask the association what its master flood policy covers and ask your agent about separate flood coverage for the unit.

Collier County carries a Class 5 rating in the federal Community Rating System (CRS) for flood insurance.

That rating reduces the cost of eligible federal flood policies across unincorporated Collier County, including Isles of Capri. Your insurance agent applies it; it is not something a buyer files for.

Substantial improvement rules

In unincorporated Collier County, new and substantially improved homes must have the lowest floor at least 1 foot above the base flood elevation.

When the cost of improving or repairing a home reaches 50 percent of the structure's market value, the work must meet current floodplain rules.

Those two rules shape what a buyer can do with an older home on a low slab. A modest remodel can proceed under the rules in place when the house was built. A large remodel, an addition, or repairs after a flood can push the cost past the threshold, and at that point the current floodplain rules apply to the whole house: the lowest floor has to rise to the required height, or the house has to be rebuilt.

The county counts the cost of the work against the market value of the structure alone, not the land. On Isles of Capri, where the land carries much of a home's price, the structure value of an older house can be modest, so the threshold can arrive sooner than a buyer expects. Before you plan a large project, ask the county's floodplain staff how they would value the structure and which costs count toward the total.

Elevation certificates

An elevation certificate is a surveyor's form that records the lowest floor of a building, the grade around it and the base flood elevation for its site. It is the single most useful flood document for an Isles of Capri home. Insurance agents use it to rate a policy, and the county uses it to check building permits against the floodplain rules.

Ask the seller for an existing certificate. If none exists, a licensed surveyor can prepare one; order it early in the inspection period.

How do storms, evacuation and insurance work for an Isles of Capri home?

Isles of Capri sits low, on islands reached by one road, in the county's first evacuation tier. That shapes a buyer's planning in three ways: knowing when to leave, reading what the records do and do not say about past storms, and pricing wind and flood insurance before the contract's inspection period runs out.

Hurricane evacuation

Collier County places Isles of Capri in hurricane evacuation Zone A; confirm the zone for each address with the county.

An evacuation zone is not a flood zone. It is a planning tier for storm surge, and the county orders zones out in sequence as a storm approaches. The first tier is called first. Capri Boulevard is the one road on and off the islands, so leaving early matters more here than on the mainland.

Build a plan before the season. Know where you will go, how you will move a boat or a vehicle, and who will check on the house after the order lifts. The county's emergency management office posts orders, shelter openings and re-entry rules for each storm; sign up for its alerts once you own on the island.

What the records show about storms

The records this page relies on are county rolls, county deeds, MLS rows and the FEMA layer. None of them records whether a given Isles of Capri home took on water or wind damage in a past storm, and this page does not say whether any home or building was or was not damaged.

What a buyer can learn comes from the house and its paperwork. Ask the seller about past flood claims and any federal assistance, which the state flood disclosure covers. Ask for permits pulled after past storms, which the county permit search shows by address. Ask an inspector to look for signs of past water entry in walls, flooring and the electrical system.

The year built on the county roll tells you when the main residence was built, not why. A home built recently may replace an older one for many reasons, and a home built decades ago may have been elevated, repaired or rebuilt in part since then. Read the permit history for the address to see what work was done and when.

Insurance questions to ask

Insurance often decides whether a purchase works, so ask these questions inside the inspection period, not after it:

  • What does a wind policy cost for this address, and what is the hurricane deductible?
  • What does flood coverage cost through the federal program and outside it, and what does each policy cover?
  • Does the carrier want a four-point inspection, a roof certification or a wind mitigation report before it will write the policy?
  • Will the carrier accept the roof as it stands, or ask for a replacement?
  • For a condominium unit, what does the master policy cover, what is the association's deductible, and how much loss assessment coverage should the unit policy carry?

A licensed agent who writes policies in Collier County can tell you which carriers are writing on the island now and on what terms. Quotes in writing, for the actual address, are the only figures worth relying on.

Roofs, seawalls and inspections

The roof is the first question for most carriers on an older home. Florida law limits when an insurer can refuse a policy based on the roof's years alone, but carriers still look closely at roof condition, and many ask for an inspection report showing the roof's remaining life. Ask the seller for the roof permit and the year it was finished.

A four-point inspection covers the roof, the electrical system, the plumbing and the air conditioning equipment. A wind mitigation report records roof shape, deck attachment, roof to wall connections and opening protection, and a favorable report can lower a wind premium. Order both early; they also tell you what you are buying.

On a lot with a seawall or dock, add a marine inspection: the seawall panels, cap and tiebacks, the dock structure and any lift. Seawall repair or replacement needs county and state permits, and the work can be costly. We print no seawall heights or depths for the island; the marine inspector's report on the specific lot is the record that counts. Before you write an offer, our search page shows the homes listed on Isles of Capri today.

What is new around Isles of Capri in 2026?

The largest planning item on the island is an approved, unbuilt condominium plan for the business area off Capri Boulevard. Beyond that, buyers should treat area news as a reason to ask questions by address, and confirm utility, zoning and flood details with the county rather than with a headline.

The approved plan in the business area

Collier County approved the Isles of Capri MPUD on January 10, 2023, for 80 condominium units in three towers of 122 feet and 64 wet slips on about 5.5 acres in the island's business area, after 108 units at 168 feet had been requested.

That approval is a set of plans, not a building. In the news sources we checked on November 5, 2026, we found no report of a construction start. An approved planned unit development can sit unbuilt for years, can change through later county action, or can move forward with site plans and permits.

For a buyer on a nearby street, the questions are practical. Which lots face the business area? What would construction traffic on Capri Boulevard look like if building began? Does the approved plan change views, parking or boat traffic near the lot you are weighing? The county's planning records for the MPUD hold the approved terms; read them before you write an offer near the business area.

Utility news to confirm

Septic and sewer are the utility questions to confirm first for an island home. This page carries no utility project news for Isles of Capri. Any plan to change how island homes are served would come through Collier County, with public meetings and a record of any assessment.

For a specific home, ask the seller for the septic permit, the date of the last pump-out and any inspection report, and have a septic contractor inspect the system before closing. Ask Collier County which water and sewer services reach the street. These answers come by address, and they can differ between neighbors.

What area news does not tell you

A headline about the island rarely says anything about one house. News of a plan, a hearing or a repair project can be accurate and still leave out the parts that matter to a buyer: which lots it touches, what it would cost an owner, and when, if ever, it would happen.

Read area news as a list of questions. Ask the county for the record behind the story, ask the title company whether anything is recorded against the lot, and ask the seller what notices the home has received. When a story and a record disagree, the record wins. If you would like a second pair of eyes on a specific address, contact us, and if you own on the island and want a value check, start with our home valuation page.

How is Isles of Capri different from look-alike names?

Several places share part of this name, and search engines blend them. Isles of Capri in Naples, FL 34113 is not the Mediterranean island called Capri, Isles of Collier Preserve is a different Naples community, and Marco Island is a separate city across the bay.

Isles of Collier Preserve is a different community

Isles of Collier Preserve is a separate Naples neighborhood with its own Domain Realty Group page, and its homes do not sit on any Isles of Capri plat. The two names turn up together in mapping apps, so a quick search can mix them.

Deeds, roll counts and medians on this page come only from Unit 1, Unit 2, Unit 3 and the Business Section. If a result names a street missing from the island list in our homes section, open the county record before you book a tour.

Marco Island is a separate city

Marco Island runs its own city government. Isles of Capri is not governed by the City of Marco Island; island lots fall under Collier County for permits, zoning and the tax roll.

Read a listing that says "Marco Island area" as geography, not government.

Other places called Capri

The word Capri appears in many property names. Search results for the island name also return the Mediterranean island, hotel brands and other Florida subdivisions with Capri in the title, and none of them is this Naples neighborhood. Capri Commercial Center is a different property name and is not one of the four plats.

What the MLS name returns

In the MLS, the Development field reads Isles of Capri for both houses and condominium units on the island. Our counts split the two tiers, with each condominium record in its own building row.

So a listing count on a search site can run higher than the single-family count here. Check the property type on each row: a La Peninsula unit and a Pago Pago Dr house can share one result list.

How do Isles of Capri prices compare with other Naples neighborhoods?

The county peer table sets four Naples single-family neighborhoods beside Isles of Capri using the same deed rules, the same window and the same counting method. The peer table lists county figures for single-family neighborhoods with their own Domain Realty Group pages, with straight-line miles from the centre of Isles of Capri, and it does not rank them.

County peer table

Community Straight-line miles Homes County T12 deeds County T12 median Median year built ZIP
County peer Port Royal 9.6 511 25 $18,000,000 2002 34102
County peer Royal Harbor 10.4 390 16 $3,425,000 2002 34102
County peer Aqualane Shores 10.7 326 20 $10,050,000 2004 34102
County peer Oyster Bay 11.0 41 3 $3,800,000 1991 34102

How the peers were chosen

We kept coastal Naples single-family neighborhoods built around canals and bays, each with a page on this site, at least 20 single-family homes and at least three qualified county deeds from September 2025 through August 2026, then took the first four by straight-line distance from the plat centre of Isles of Capri.

Every peer figure uses the same county appraiser bundle and rules as the island headline: qualified deeds grouped by parcel, month and price, with even counts read at the midpoint. No MLS figure enters the table, and no peer was picked for price.

Reading the peer figures

Isles of Capri county deeds show 14 single-family sales from September 2025 through August 2026 at a median of $925,000, with a range of $340,100 to $3,475,000. A peer figure built from three deeds, as in Oyster Bay, moves a long way with one sale.

Isles of Capri single-family homes have a median year built of 1979 on the county roll, while each peer has a later median. Lot size and street pattern differ too, so the table shows where figures sit, not which place is better. Straight-line miles are not driving distances.

Peer pages on this site

Each peer has its own page: Port Royal, Royal Harbor, Aqualane Shores and Oyster Bay.

Two more pages cover communities in the same part of Collier County that did not enter the table. Port of the Islands was measured but sits outside the four. Fiddler's Creek is the neighboring community east of Collier Boulevard.

How do you buy a home on Isles of Capri, Naples, step by step?

Buying here follows four steps: set a search that separates houses from condominium units, order the title search early, check flood and insurance for the exact address, and close with the county and state records in hand. Each step below names the record to ask for and who keeps it.

Narrow the live search on this page to the property type you want, keep the map box around the islands, and read the street on every row. Houses sit on streets such as Tahiti Cir, Trinidad St and San Juan Ave; condominium units carry a building name.

Then open the county parcel record for each house and compare its year built, base area and deed history with the listing.

Ask your closing agent to open title as soon as a contract is signed. The commitment lists recorded easements, liens and any restriction on the lot; read the recorded plat beside the survey.

For a condominium unit, request the declaration, the bylaws, the current budget, recent meeting records and any notice of a special assessment from that building's association.

Check flood and insurance by address

Flood zones change from lot to lot on the island, so ask the seller for the elevation certificate and look up the address on the current county flood map. Request flood and wind quotes on that exact address before the inspection period ends.

In the inspection, check the roof, seawall, dock, septic or sewer system and signs of past water entry.

Close with the right records

Florida law gives a buyer a property tax disclosure summary and a flood disclosure from the seller. Read both, and do not budget from the seller's current tax bill, since a sale resets the assessed value.

At closing, check the settlement statement against the title commitment, confirm who pays the documentary stamp tax, and collect the survey, permits and any association estoppel.

Frequently Asked Questions about Isles of Capri homes for sale in Naples

These answers draw on the 2026 county roll, Isles of Capri county deeds, the October 29, 2026 MLS export and the county and state sources listed below. The sections above carry the tables, windows and limits behind each figure here.

How many homes are on Isles of Capri in Naples?

The 2026 county roll counts 430 single-family homes on the four Isles of Capri plats, Unit 1, Unit 2, Unit 3 and the Business Section. Small multi-family buildings, vacant lots and ten condominium records sit in separate counts, and none of them is added to the single-family total on this page.

Are there homes for sale on Isles of Capri right now?

The October 29, 2026 export listed 16 active Isles of Capri single-family listings and 2 pending, a snapshot that goes stale within days. Use the live search on this page, keep ZIP 34113 and the map box in place, and read the street on each result before you ask for a showing.

What do Isles of Capri homes sell for in county records?

Isles of Capri county deeds show 14 qualified single-family sales from September 2025 through August 2026 at a median of $925,000, from $340,100 to $3,475,000. That median is a midpoint between the two middle deeds, so read it with the range and the deed list in the sales section.

What does the MLS show for Isles of Capri sales?

In the October 29, 2026 MLS export, 16 Isles of Capri single-family closings in the twelve-month window carried a median sold price of $1,049,500, from $530,000 to $5,700,000. Days on market had a median of 122, and the median sale to list price was 95.0 percent across those closings.

Why do county and MLS figures for Isles of Capri differ?

The two records count different things. County deeds cover qualified recorded sales in fixed windows, while the MLS export counts closings its members entered, with its own window and filters. Some sales sit in both, some in only one, so this page keeps the two medians apart and never blends them.

Are there condominiums on Isles of Capri?

Yes. Ten condominium records hold 324 units on the 2026 county roll: Marco Towers, Capri Motor Lodge, Tarpon Village Apartments, six La Peninsula records and Twin Dolphins I at La Peninsula. Each has its own association and its own row on this page, counted apart from the single-family homes.

What do La Peninsula condominiums sell for?

Isles of Capri county deeds for the six La Peninsula condominium records show 9 sales from September 2025 through August 2026 at a median of $550,000, from $475,000 to $1,000,000. Twin Dolphins I at La Peninsula is a separate record with fewer deeds, so it carries no median here.

What ZIP code is Isles of Capri in?

Island addresses read Naples, FL 34113. That ZIP also covers other communities off Collier Boulevard on the mainland, so a search on the ZIP alone returns far more than the island. Pair it with the Development name, a map box or an island street such as Capri Boulevard to keep results on the four plats.

Is Isles of Capri separate from Marco Island?

Yes. Isles of Capri lies in unincorporated Collier County, and the City of Marco Island does not govern it. Marco Island sits across the bay to the south. Permits, zoning and the tax roll for island lots run through Collier County, and island bills carry no city line.

How do you get to Isles of Capri?

Capri Boulevard, County Road 952, leaves Collier Boulevard and runs west onto the islands. Fifth Avenue South in downtown Naples is about 16.0 free-flow route miles from central Isles of Capri, and Marco Island Executive Airport is about 4.8 free-flow route miles from central Isles of Capri along the same roads.

When were Isles of Capri homes built?

The county roll dates Isles of Capri single-family homes from 1958 to 2025, with a median year built of 1979. Of the 430, 55 carry a year built of 2016 or later and 20 of 2024 or later, so a single street can hold houses from several decades. Ask for permits on any later work.

How large are Isles of Capri homes on the county roll?

The size table in the homes section above gives the middle base area for the single-family homes on the four plats and the range from smallest to largest. Base area is the county measure of the main living space and can differ from the living area a listing reports, so compare both before an offer.

How big are the lots on Isles of Capri?

The median lot under the 430 Isles of Capri single-family homes is 8,712 square feet on the county roll, about 0.20 acre. Lot lines, seawall lengths and setbacks differ from parcel to parcel, so read the survey and the recorded plat for the address you want before you plan any work.

Are there duplexes on Isles of Capri?

Yes. The four plats hold 23 small multi-family buildings with 56 units on the 2026 county roll, most of them duplexes, plus one triplex. Their county deeds sit in a separate count, and this page prints no rent, income or unit price for them. Ask the seller for leases and records directly.

Does Isles of Capri have a homeowners' association?

The records we checked do not show a homeowners association that single-family owners on the four plats are required to join. Each condominium record has its own association, so a condominium buyer reads that association's documents, while a house buyer relies on the title search, the recorded plat and the seller's disclosures before closing.

Are there association dues on Isles of Capri?

For single-family lots, ask the seller and the title company whether any recorded charge applies to the address. Condominium owners pay their own association under its budget, so request the current budget, the reserve schedule and any special assessment notice from that association before you sign a contract on a unit.

Are there deed restrictions on Isles of Capri?

Recorded restrictions, where they exist, vary by lot and are not verified on this page. Order a title search, read the recorded plat for Unit 1, Unit 2, Unit 3 or the Business Section, and ask the title company to list every restriction shown in the commitment for that parcel before closing.

How is Isles of Capri zoned?

This page prints no zoning district for any Isles of Capri lot. Zoning can differ by parcel, and part of the business area carries its own approved plan, so confirm the district for a specific address with Collier County Growth Management before you plan a remodel, a dock or a new house.

What are property taxes like on Isles of Capri?

The 2026 roll places the Isles of Capri plat parcels in millage area 91 at 10.3696 mills. The median 2026 county tax bill for a single-family home on the island is $8,558.86, and the tax section shows worked rows that apply the area 91 rate to sample prices.

What is the $269.77 line on an Isles of Capri tax bill?

It is the county solid waste assessment, a non-ad valorem charge that shows on most Isles of Capri single-family bills on the 2026 roll. It is a county line, not an association charge, and a condominium unit's bill lists its own non-ad valorem lines separately.

Is Isles of Capri in a flood zone?

FEMA maps place nearly every building location on the island in a Special Flood Hazard Area, mostly zone AE, with zone VE and shaded zone X locations mostly at La Peninsula. Zones vary by lot, so check the current map and the lowest floor elevation for the address.

What evacuation zone is Isles of Capri in?

Collier County publishes the hurricane evacuation zones, and the storm section of this page carries the zone the county assigns the island. Confirm it for the exact address on the county lookup each season, since the county can redraw zones, and plan a route out along Capri Boulevard.

How do I confirm septic or sewer for an Isles of Capri home?

Ask the seller for permits and service records, and have an inspector check the system on the lot. Island listings report both septic and sewer, so confirm which one serves the address with the seller's records and with Collier County before the inspection period ends.

Is there a marina on Isles of Capri?

Yes. Tarpon Club Marina is on Capri Boulevard on the island, and the boating section quotes how the marina describes itself. We make no claim about water depth or slip openings, so ask the marina for current terms and check current charts and local notices before any trip.

Which schools serve Isles of Capri addresses?

The schools section lists the elementary, middle and high schools that the district address lookup returned for island addresses. Collier County Public Schools sets assignments and can change them, so confirm the school for the exact address with the district before you rely on it in a move.

What was approved for the Isles of Capri business area?

Collier County commissioners approved a mixed-use plan for part of the island's business area in January 2023, covering condominium towers and wet slips. It is an approved plan, not a finished building; the news section gives the unit, height and slip counts from the county approval.

Can I rent out an Isles of Capri home for short stays?

Collier County runs a short-term vacation rental registration program, so check whether it covers the address before you list a home. Condominium documents can add their own limits, and some listings report minimum stays. Read the county page and any association documents for the specific address first.

Is Isles of Capri the same place as Isles of Collier Preserve?

No. Isles of Collier Preserve is a separate Naples neighborhood with its own Domain Realty Group page, and none of its homes sit on the four Isles of Capri plats. The two names look alike, so check the street on every search result before you book a showing.

What should I check before buying an older Isles of Capri home?

Ask for permit history, the roof's install year, seawall and dock condition and the lowest floor elevation. Repairs that reach half of the structure's market value can bring current floodplain rules into play, so price any planned work before you write an offer.

How do I start a home search on Isles of Capri?

Start with the live search on this page, which pairs the Development name with ZIP 34113 and a map box. Then contact our Naples team to tour houses, pull the county record for each address and line up title, inspection and insurance quotes early.
