| Interior basin or canal | 17 | $19,950,000 |

| Lake (Lantern Lake, Half Moon Lake) | 3 | $6,600,000 |
Source: Southwest Florida MLS (Matrix), Development PORT ROYAL, closings September 25, 2025 to September 24, 2026, pulled September 24, 2026 and re-verified September 26, 2026. Three April 2025 Gordon Drive sales the MLS files under Port Royal sit inside the City's Aqualane Shores outline and are left out of Port Royal history here.
Twelve of the 30 sales closed at $20 million or more. The prior 12 months carried 24 sales at a $15,200,000 median, so the median rose by about 16 percent year over year. The highest recorded sale on a Port Royal plat is $85,000,000, in April 2025.
Recorded sales on the county file
Collier County recorded 24 qualified single-family sales on the Port Royal plat sections in the 12 months to August 17, 2026, at a median of $17,137,500, and the prior 12 months carried 19 sales at $18,500,000. We tracked both the county file and the MLS because a $17 million median is the kind of number a buyer should see confirmed twice; here they agree closely. None of the sales was builder-direct, and the county shows no condominium sales because Port Royal has no condominiums.
What Port Royal homes are like
The county roll shows Port Royal homes built from 1954 to 2025 with a median year built of 2012, which tells you how much of Port Royal has been torn down and rebuilt. The median heated area on the roll is 4,433 square feet; the county measures area differently from the MLS, so do not compare the two directly.
Which Port Royal water fits you?
Frontage is the first decision in Port Royal, and it drives price more than lot size. Of the 599 houses inside the City's Port Royal outline, 506 sit on a canal basin, Naples Bay, the Gulf or Gordon Pass. Data updated: October 2026.
| Frontage, houses in the City's Port Royal outline | Houses |
|---|---|
| Canal basin, Naples Bay, Gulf or Gordon Pass | 506 |
| Gulf of Mexico | 41 |
| Gordon Pass | 5 |
| Lake (Lantern Lake, Half Moon Lake) | 32 |
| Dry lot | 61 |
Canal basins and Naples Bay
Most Port Royal homes sit on the dredged canal and basin system that runs out to Naples Bay and Gordon Pass. Interior basin homes sold at a $19,950,000 median and Naples Bay frontage at $21,750,000 in the 12 months to September 24, 2026. Not every Port Royal home is deep-water, so check the water depth, the dock and the route to the pass for the exact lot.
Lantern Lake and Half Moon Lake
The lake lots are the lower-priced way into Port Royal: three lake sales closed at a $6,600,000 median. The City's dock code allows no docks on Lantern Lake or Half Moon Lake.
The Gulf-front side of Gordon Drive
Most of the Gulf-front houses inside the City's Port Royal outline are not on Port Royal plats: 51 of the 60 beachfront parcels sit on separate Gulf-side plats such as Beach Estates and Gulf View Estates, under different zoning, and join the association as Associate property. Read the plat and the zoning of a Gulf-front lot before you assume it carries the same rules as the rest of Port Royal.
Gordon Pointe and Sabre Cay
Gordon Pointe is a six-parcel replat at the south end under its own planned development zoning, and Sabre Cay is a 20-parcel enclave with 12 single-family homes. Neither recorded a qualified sale on the county file in the 12 months to August 17, 2026.
What does it cost to own in Port Royal?
Port Royal is unusual among Naples luxury neighborhoods because its main costs are city taxes and utilities, not association fees. Association dues are voluntary, there is no CDD, and there is no open special assessment. The optional Port Royal Club is a separate cost. Data updated: October 2026.
| Cost | Amount |
|---|---|
| Port Royal Property Owners Association | Voluntary: $835 a year (Member property), $735 (Associate property), 2026; required during construction, three years prepaid |
| CDD | None |
| Property tax rate | 9.0076 total mills for 2026-27, including the City of Naples at 1.2900 mills |
| City stormwater, per billing cycle | $49.56 |
| City solid waste, per billing cycle | $77.08 |
| City water and sewer, per billing cycle | $21.48 water base and $53.76 sewer base, plus use |
| Port Royal Club | Optional; joining payment and dues not published; $45,000 capital assessment per member (2024) in five installments through 2028 |
The City's Port Royal canal dredging assessment, billed from November 2013 to November 2018, is paid off, and burying the overhead power lines is a City study only, not an assessment. The 2026 roll is preliminary; the tax bill mailed in November 2026 is final.
Is Port Royal gated?
No. Port Royal's streets are public City of Naples streets, and Gordon Drive is the only road in. There is no guard gate, no mandatory homeowners association and no age restriction. Port Royal also has no condominiums: every home on the Port Royal plats is a single-family house or a lot.
The Port Royal Club
The Port Royal Club is a private, member-owned beach club at 2900 Gordon Drive, not a golf or country club. Membership is open to owners of eligible Port Royal properties, is capped at 700 members and does not come with the deed: a buyer has a 90-day window after closing to apply. Membership is open only to Port Royal residents, and guests use the club only when a member sponsors them. The original clubhouse, built in 1959 and opened in 1960, was lost to Hurricane Ian on September 28, 2022; members approved the new design and financing in March 2024, the City's planning board backed it unanimously that May, and the City approved the $100 million rebuild in 2024. For Jesse and Marc's full Port Royal guide, from the plats and the dock code to the Port Royal Club, see McGreevy and Comisar's Port Royal community guide.
Boating and docks in Port Royal
Port Royal's canals and basins open to Naples Bay, which is 100 to 1,500 feet wide and 1 to 23 feet deep, and then to the Gulf through Gordon Pass. The U.S. Army Corps of Engineers maintains the federal channel at 12 feet below mean lower low water at the entrance and 10 feet for the rest of the channel, and state manatee rules restrict boat speeds in parts of the bay. The City's dock rules for Port Royal call for riprap shorelines rather than seawalls and, since November 5, 2025, allow piers up to 25 feet. There are no docks on Lantern Lake or Half Moon Lake. Bridge clearances along any route are not something we have a source for, so measure your boat against the route before you buy.
Is Port Royal in a flood zone?
Most of it is. FEMA panel 12021C0581J, effective February 8, 2024, places about 76 percent of Port Royal parcels in a special flood hazard area: about 53 percent in Zone AE at 8 feet, 17 percent at AE 9, 2 percent at AE 10 and 3 percent in Zone VE at 11 to 13 feet, mainly Gulf-front. About 24 percent, 175 parcels, are shaded Zone X. The 2024 maps moved 165 parcels from AE into X. Data updated: October 2026.
Port Royal is not "heavily VE"; the VE band is a thin strip on the Gulf. Check the exact lot on the City of Naples flood lookup before you insure, and ask for the home's elevation certificate. Under the City's substantial improvement rule, work on a home in a flood hazard area that equals or exceeds 50 percent of the structure's market value requires bringing it up to current flood standards, which is one reason so many Port Royal homes are rebuilt rather than remodeled. Hurricane Ian destroyed the Port Royal Club's 1959 clubhouse, and Collier County awarded a $1.18 million contract in 2025 for a sand berm along the Port Royal beach.
Schools for Port Royal
Port Royal addresses are zoned for three City of Naples public schools for 2026-27, each graded A by the Florida Department of Education in 2026, and the district's address lookup returns the same three schools across the neighborhood. Confirm any address before you rely on it:
- Lake Park Elementary, 1295 14th Avenue North
- Gulfview Middle, 255 6th Street South
- Naples High, 1100 Golden Eagle Circle
Saint Ann Catholic School is about 2.5 miles away.
Where is Port Royal?

Every parcel is ZIP 34102. Typical free-flow drives from Fort Charles Drive:

Port Royal is zoned R1-15A, a City district written for the Port Royal plats.
What is changing nearby
- The Port Royal Club is rebuilding its clubhouse, with an entertainment and outdoor dining approval from the City in 2026.
- The Gordon Pointe listing set a new asking benchmark for Port Royal in 2026.
- The City plans curb extensions at Gordon Drive and Kings Town Drive, traffic calming on Gordon Drive, sharrows for bicycles and a Galleon Drive cul-de-sac, the last as a joint project with the property owners association.

How Port Royal was built
John Glen Sample and his family assembled the land from 1939 to 1950, and architect Howard Major completed the first model homes in 1952. Gordon Drive, like Gordon Pass, is named for Roger Gordon, who came to Naples in the 1870s. Port Royal, Incorporated was organized in August 1950, the first lot deeds were recorded in February 1951, and the dredge-and-fill work was complete by the end of 1956, according to the surveyor's sworn affidavit. The neighborhood was laid out in seven Port Royal plat sets, from Lantern Lake and Cutlass Cove to Spyglass Island and Half Moon Lake, and it sits inside the 1937 town boundary of Naples, so it has always been part of the City. National rankings have put it near the top: Robb Report named it the most expensive neighborhood in America in 2018, and Bloomberg ranked it second in 2024.
