What is Port of the Islands in Naples, FL, and where is it?

Port of the Islands in Naples, FL is a canal community of houses and low-rise condominiums on the Tamiami Trail, between the Naples suburbs and Everglades City. What follows covers where it sits on US 41, which government and special district serve it, how its homes split by product and what the aerial at the top of the page shows.

On US 41 at the Faka Union canal

Port of the Islands sits on US 41, Tamiami Trail East, at the Faka Union canal in unincorporated Collier County, under a Naples 34114 postal address.

On the Domain Realty Group route table (free-flow), Fifth Avenue South in downtown Naples is 23.0 route miles away, the Publix on Tamiami Trail East 15.1 route miles and Southwest Florida International Airport (RSW) 54.5 route miles.

Unincorporated Collier County, ZIP 34114

No city government sits over Port of the Islands; Collier County governs, and Naples is the postal name. Compare other Naples communities.

Four house plats and four condominium groups

Houses sit on Port of the Islands Unit 1, The Cays Phase II, Eveningstar Cay and the Stella Maris plat. Each condominium group has its own documents.

A special district, not a city

A Chapter 190 special district created by a 1986 Collier County ordinance bills a per-unit assessment and metered water and sewer; it is not a town.

Everglades City and Chokoloskee lie east

Everglades City School is 14.0 route miles away and the Historic Smallwood Store on Chokoloskee 18.5 route miles; both towns are separate places.

What the aerial shows

The USDA NAIP aerial, capture date not confirmed, shows US 41 crossing the canal, docked houses on side canals, condominium buildings to the west and mangrove around them.

What have Port of the Islands homes and condos in Naples sold for?

Port of the Islands homes and condos in Naples sold across five products in Collier County deeds, and this section prices each product on its own before any blended figure. It covers the latest and prior 12 months, the 60-month window, every calendar year and September to August period, the price bands and every deed in the latest window.

All homes in the 12 months to August 31, 2026

In the 12 months to August 31, 2026, Collier County recorded 47 qualified sales of Port of the Islands homes at a $370,000 median, a mix of houses and condominiums; by product, 18 houses sold at a $679,500 median, 14 Sunset Cay condominiums at a $303,750 median and 6 Orchid Cove condominiums at a $239,500 median. Because the product mix differs between windows, read the product lines first.

Houses: the county record

The deed table names the plat and roll year built on each of the county's 18 house deeds.

Sunset Cay and Orchid Cove: the county record

Each Sunset Cay section is its own condominium, so check which one a listing sits in.

Villages at Stella Maris and Sunrise Cay: table only

The county recorded 4 and 5 sales; under six, a median prints only in the product table.

The prior 12 months

For September 2024 to August 2025, the prior 12 months, the county recorded 25 Port of the Islands home sales at a $409,900 median, 8 of them houses at a $975,000 median. Sunset Cay recorded 6 sales at a $366,750 median in that prior window. Sunrise Cay recorded 2 deeds in it, at $420,000 and $300,000. The mix of houses and condominiums differs from one county window to the next, so each median on this page is read only beside its own window and never as a move in prices.

The 60-month window, September 2021 to August 2026

From September 2021 to August 2026, the county recorded 59 house sales at a $755,000 median and 61 Sunset Cay sales at a $375,000 median, with Orchid Cove at 25 sales and a $300,000 median over the same September 2021 to August 2026 span. That window holds 2021 and 2022 deeds, and the product mix differs between windows.

Why the mix matters

More house deeds lift an all-homes median without any one home moving, so every median here names its product.

What does the MLS show about Port of the Islands homes and condos?

Port of the Islands listings on the MLS form a second record set, kept apart from the county deeds above because it counts sales over a different window and by a different rule. The sections below read each product on the export, then days on market and bedrooms, and none of these rows is merged with a deed.

Two record sets that never merge

Port of the Islands has two record sets on this page, and they are never added together: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.

The October 29, 2026 MLS export, a separate record set, shows 48 Port of the Islands homes sold from October 29, 2025 to October 29, 2026, with 28 active listings and 3 pending on the export date.

We tracked the October 29, 2026 export row by row against the county roll by address. Source: Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.

MLS houses

The export carried 26 house rows across the four plats: 18 sold, 7 active and 1 pending, and the sold median sits in the table.

MLS Sunset Cay and Orchid Cove

On the export, Sunset Cay showed 15 sold at a $310,000 median and Orchid Cove 7 sold at a $225,000 median.

MLS Villages at Stella Maris and Sunrise Cay

The export logged 5 Villages at Stella Maris sales from 12 rows and 3 Sunrise Cay sales from 4 rows, both under six, so their medians stay in the table.

Of 79 counted rows, 33 listed 2 bedrooms and 32 listed 3 bedrooms; 6 showed 2 bedrooms plus a den, 4 showed 3 bedrooms plus a den, 2 listed 4 bedrooms, 1 listed 4 bedrooms plus a den and 1 listed 5 bedrooms.

How is Port of the Islands in Naples laid out across its plats and condominiums?

Port of the Islands in Naples is laid out as four house plats and four condominium groups, sixteen of the condominiums under the Sunset Cay name, all on the 2026 county roll in ZIP 34114. The sections below walk through each, then the parcels that sit on the roll but are not homes, and how a listing names its section.

The county set

The 2026 Collier County roll lists 651 Port of the Islands homes, all in ZIP 34114: 191 houses on four plats and 460 condominium units in four condominium groups, Sunset Cay 192, Orchid Cove 116, Villages at Stella Maris 84 and Sunrise Cay 68.

That count of 651 homes leaves out the 23 vacant residential lots on the four plats.

Port of the Islands Unit 1 and Eveningstar Cay

Port of the Islands Unit 1 is the oldest house plat on the roll; Eveningstar Cay is a plat and street of one name.

The Cays Phase II and Stella Maris

The Cays Phase II is the largest house plat, and the Stella Maris plat holds attached villa homes counted with the houses.

Sixteen Sunset Cay condominiums

Sunset Cay runs from Sunset Cay Villas II to XII plus Sunset Cay Lakes 1500 to 1900, each with its own declaration.

Orchid Cove, Villages at Stella Maris and Sunrise Cay

Orchid Cove is one condominium whose residence rows all date from 2007, Villages at Stella Maris is ten numbered buildings from 2000 to 2900, and Sunrise Cay is two condominiums, Sunrise Cay I and Sunrise Cay II.

Parcels that are not homes

The resort's hotel condominium units and the 175 marina condominium units are separate condominiums on the same roll, never homes, and they sit in no home count, price or per-foot figure on this page. The CID's own website calls the marina "a 174 slip marina". Read how our team works on the about page.

How a listing names its section

The MLS spells Villages of Stella Maris, and a street named Sunset Cay in The Cays Phase II holds houses, so ask an agent or browse listings.

What are the houses on the four Port of the Islands plats?

Port of the Islands in Naples has 191 houses on four recorded plats, Port of the Islands Unit 1, The Cays Phase II, Eveningstar Cay and Stella Maris, on the 2026 Collier County roll. The aerial above shows houses with docks along side canals off the Faka Union canal, and the roll dates the houses from 1986 to 2025.

Houses on four plats: 191 on the county roll, built 1986 to 2025

The Cays Phase II holds 77 houses, Stella Maris 51, Eveningstar Cay 31, and Port of the Islands Unit 1 has 32. The October 29, 2026 export files the Stella Maris plat rows under the MLS label Villa Attached, so confirm any shared wall in the survey. In the 12 months to August 31, 2026, the county recorded 18 house sales at a $679,500 median. For the wider city, see our Naples homes and neighborhoods guide.

Across September 2021 to August 2026 the county recorded 59 house sales at a $755,000 median, from $375,000 to $1,900,000; this window mixes 2021 and 2022 with later years, and the product mix differs from year to year. The prior 12 months, September 2024 to August 2025, hold 8 county house sales at a $975,000 median.

Docks, seawalls and pools on the roll

The 2026 county roll carries a dock, boat lift or seawall building row on 172 of the 191 houses and a private pool row on 115, and no pool row on any condominium unit; canal frontage is not a roll field, so a dock row is evidence, not proof.

The roll also shows a screen enclosure row on 141 houses. A row says nothing about condition, so ask for the dock and lift permits.

Houses first built from 2020 to 2025

The roll shows 28 houses first built from 2020 to 2025, counting each lot's earliest residence row. A county heuristic finds one builder-direct sale in the 60 months to August 31, 2026 and none in the latest 12 months. No builder is named here.

Vacant lot sales on the county record

The roll lists 23 vacant residential lots. These vacant lot deeds stay apart from the house sales.

What a house buyer checks first

No homeowners' association is confirmed for the four plats, so ask the title agent for recorded covenants on the lot. Then confirm the dock, seawall, roof permit and flood record for the exact address. Our Naples agents can pull any lot's deed history.

Sunset Cay Villas II to XII

The eleven Villas condominiums, built from 1996 to 2001, hold 140 units, from Villas II with 36 to the eight-unit Villas V, VII, VIII, IX and X. Villas II carries 20 of the 60-month county sales.

Sunset Cay Lakes 1500 to 1900

The five Lakes condominiums date from 2002 to 2005. In the latest 12 months only Lakes 1800 and 1900 recorded county sales: one county sale at $205,000 in Lakes 1800 and three in Lakes 1900.

The Sunset Cay non-ad valorem line

On the 2026 roll, each Sunset Cay unit carries the $721.26 Port of the Islands Community Improvement District (CID) charge as its whole non-ad valorem total; most other homes carry $991.03, that charge plus a $269.77 roll line. The tax section below has the detail.

What a Sunset Cay buyer checks first

Dues, leasing and pet rules are not published by the association (checked November 1, 2026), so ask for the estoppel certificate and any adopted special assessment, plus the declaration, budget and reserve schedule for the exact building.

What are Orchid Cove, Villages at Stella Maris and Sunrise Cay?

Port of the Islands in Naples has three more condominium groups beside Sunset Cay: Orchid Cove with 116 units built in 2007, Villages at Stella Maris with 84 units built from 2002 to 2007, and Sunrise Cay and Sunrise Cay II with 68 units built from 1991 to 1999, all on the 2026 county roll.

Orchid Cove: 116 units, built 2007

Orchid Cove is one condominium, all on the roll as 2007. In the 12 months to August 31, 2026, the county recorded 6 Orchid Cove sales at a $239,500 median. The October 29, 2026 export shows 7 Orchid Cove units sold at a $225,000 median, with 4 active.

Villages at Stella Maris: 84 units, built 2002 to 2007

Ten condominiums, 2000 to 2900, hold 8 or 10 units each: 2000 to 2300 on Cays Drive from 2002 and 2003, and 2400 to 2900 on Stella Maris Drive North from 2006 and 2007. From September 2021 to August 2026 the county recorded 28 Villages at Stella Maris sales at a $407,500 median.

Sunrise Cay and Sunrise Cay II: 68 units, built 1991 to 1999

Sunrise Cay holds 26 units from 1991 to 1995 and Sunrise Cay II 42 homes from 1996 to 1999, the earliest condominium buildings here. In the prior 12 months, September 2024 to August 2025, the county recorded two sales, at $420,000 and $300,000.

Building design on the MLS rows

The October 29, 2026 export labels every counted condominium row Low Rise (1-3), a range, not a measured height. It has no column for floor, parking, pets or rentals.

What a condominium buyer checks first

These associations publish no dues, leasing or pet rules online (checked November 1, 2026), so ask for the declaration, rules, budget, reserves and building reports. See what is listed now in our Naples homes for sale.

How big are Port of the Islands homes, and when were they built?

Port of the Islands homes in Naples run from two-bedroom condominiums to five-bedroom houses. The October 29, 2026 export puts the median MLS living area across its 79 counted rows at 1,360 square feet, from 1,116 to 3,353, and the county roll dates the homes from 1986 to 2025.

County base area by product

The county roll keeps its own size measure for each residence row. Those figures print in tables only on this page, never beside an MLS figure.

MLS living area by product

As listing agents typed it into the export: sold house rows have a median of 1,877 square feet and sold Orchid Cove rows 1,349. Sunset Cay three-bedroom rows have a median of 1,321 square feet.

Bedrooms and baths

Of the 79 export rows, 33 list two bedrooms, 32 three bedrooms, 6 two bedrooms plus a den, 4 three bedrooms plus a den, 2 four bedrooms, 1 four bedrooms plus a den and 1 five bedrooms.

Year built for each product

On the 2026 county roll, counting each home's earliest residence row, the houses date from 1986 to 2025, Sunset Cay from 1996 to 2005, Orchid Cove from 2007, Villages at Stella Maris from 2002 to 2007 and Sunrise Cay from 1991 to 1999.

The newest houses on the roll

The roll's 2025 houses sit on Eveningstar Cay, Cays Drive and Venus Cay. Ask for the certificate of occupancy and final permits on any newer house.

What size figures never mean

An MLS living area is a listing agent's entry, not a survey. Confirm size with a plan or an appraisal for the exact home.

What should a buyer check on a Port of the Islands home built from 1986 to 2025?

Port of the Islands homes in Naples carry roll years from 1986 to 2025, so the checks depend on the decade and the product. Houses carry docks, seawalls and pools on the roll, while the condominium buildings from 1991 to 2007 share roofs and structure through their associations. Order inspections and read permits for each.

Houses from 1986 to 2025

For a house from the 1980s or 1990s, ask when the roof, air conditioner, water heater and electrical panel were replaced. For a house from the 2020s, read the final inspections.

Condominium buildings from 1991 to 2007

The association maintains roofs and structure, so read the reserve schedule, the building reports and any board decision on planned repairs.

Docks, lifts and seawalls

Have a marine contractor inspect the seawall, dock and lift, and ask for their permits and repair records.

Roofs and openings

Ask for the roof permit and install year, then order a wind mitigation inspection, which insurers use with a four-point inspection.

Pools and screen enclosures

Check the pool equipment, shell and screen frame, and ask for permits for each.

Inspections to order

A general inspection, a wood-destroying organism inspection, a wind mitigation report, a four-point inspection for houses and an elevation certificate cover the basics.

Permits and records to request

Request Collier County's permit history for the roof, dock, lift, seawall and pool, and match it to what stands on the lot. For a valuation, use our home valuation request.

What is on site at Port of the Islands: the marina, the resort and the canal?

Port of the Islands in Naples has a marina and boat ramp, a resort with a pool and courts, the county-owned former hotel site and the Faka Union canal on site. The marina slips and the hotel condominium units are separate condominiums on the roll and never homes, and no association publishes an amenity of its own.

The marina and the boat ramp

Port of the Islands Marina, at 525 Newport Drive, lists slip rentals and sales, a boat launch ramp, kayak rentals, fishing charters and manatee and eco tours on its own website (read November 1, 2026). It is 1.1 route miles from the route table's start point.

The marina condominium on the roll

The 2026 county roll carries 175 marina condominium units, and the CID's own website calls the marina "a 174 slip marina"; a slip is a separate purchase from any home.

The marina and hotel condominiums on the roll

Condominium (County) Units on the 2026 roll Status on this page
County marina condominium units (boat slips and storage) 175 not homes
County resort hotel condominium units not printed not homes

Everglades Adventure Resort

Everglades Adventure Resort, at 25000 Tamiami Trail East, lists an outdoor pool and tennis, racquetball and pickleball courts in the county visitors bureau directory (paradisecoast.com, read November 1, 2026); they are the resort's amenities, not an owner amenity of any plat or condominium.

No association pool, clubhouse or court is published

No Port of the Islands association has published a pool, clubhouse or court of its own (checked November 1, 2026).

The former hotel site on Union Road

The former hotel site at 12323 Union Road has been county-owned since a January 2020 auction, and Gulfshore Business reported on May 1, 2026 that commissioners approved inviting lease or purchase proposals; no award had been reported as of November 1, 2026.

The Faka Union canal

The Faka Union canal runs from Port of the Islands south toward Faka Union Bay and the Ten Thousand Islands; no source used here gives a depth, a run time or a speed zone for any home, so a boat owner checks the channel and the posted zones in person.

No golf course on site

No golf course was found at Port of the Islands (checked November 1, 2026). Hammock Bay Golf and Country Club, a private club, is 18.4 route miles away.

What is near Port of the Islands in Naples, and which school serves it?

Port of the Islands in Naples sits on US 41 east of the city, so groceries, beaches, hospitals and downtown Naples are a drive west, and Everglades City lies east. Collier County Public Schools lists Everglades City School for its addresses, and the distances come from our own route table.

Who governs Port of the Islands, and what are the condo fees?

Port of the Islands in Naples has no single governing association. Four condominium groups run their own associations, the houses on four plats have no confirmed association, and the Community Improvement District runs the shared utilities and roads. No association posts its dues, so the estoppel certificate carries the real figures for each unit.

Four condominium groups, their own associations

The 2026 county roll counts 460 condominium units in four groups. Sunset Cay is a cluster of separate condominiums, Villas II to XII and Lakes 1500 to 1900, under a Sunset Cay master association. Villages at Stella Maris has ten condominiums under its own master association. Orchid Cove has one association, and Sunrise Cay I and II sit beside a commons association and a boat dock condominium association, as state corporate filings list them. Confirm the exact condominium from the deed before writing an offer.

The houses: no association confirmed

The 191 houses sit on four plats: Port of the Islands Unit 1, The Cays Phase II, Eveningstar Cay and Stella Maris. State filings carry association names resembling two plat names, but nothing read for this page confirms that either governs a house lot, so this page names no association and shows no fee for the houses.

Fees: not published by the associations

No Port of the Islands association publishes its dues online (checked November 1, 2026), so the condominium fees and any adopted special assessment appear on the estoppel certificate, and a buyer asks each association for both before signing.

A listing's fee line is typed by the listing agent and can lag the budget the board adopted, so ask for the current budget and reserve schedule in writing.

MLS fee fields by condominium group

We tracked the fee fields on every counted condominium row in the October 29, 2026 export. The only fee figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in one table row per condominium group as supporting data and never as an association's rate.

Condominium group MLS rows Total annual recurring fees, median (MLS) Range (MLS)
MLS Sunset Cay condominiums 25 $8,220 (filled on 25 rows) $7,364 to $9,740
MLS Orchid Cove condominium 12 $6,588 (filled on 12 rows) $6,540 to $6,600
MLS Villages at Stella Maris condominiums 12 $6,672 (filled on 12 rows) $5,924 to $8,084
MLS Sunrise Cay condominiums 4 $6,880 (filled on 4 rows) $6,280 to $8,540

The houses carry no row because no association is confirmed for them, and these entries are never added to the tax lines below.

Special assessments and the estoppel certificate

A special assessment means a charge adopted on top of the regular assessment, often for a repair or for reserves. No association publishes one and no news report read for this page names one, which is not a finding that none exists. Ask for the estoppel certificate and any adopted special assessment, and ask the board whether one is under discussion.

The Orchid Cove lien claims and the county

Gulfshore Business reported on October 15, 2026 that the Orchid Cove condominium association has lien claims on 28 county-owned vacant parcels on Peacock Lane, that county commissioners approved a tolling agreement on October 13, 2026, and that a transfer of the parcels for $85,127.66 was proposed; a buyer reads the association's disclosures for its current position.

This page carries the item as dated news only and makes no forecast about the parcels.

What a buyer asks each association

  • the estoppel figures: regular assessment, balance owed and any adopted special assessment;
  • the declaration, bylaws and rules, including leasing and pet rules;
  • the budget, the reserve schedule and the master insurance declarations page;
  • the latest structural integrity reserve study or a statement that none was completed, and any milestone inspection summary.

A Domain Realty Group agent can request these in writing for the exact unit.

What is the Port of the Islands Community Improvement District?

Port of the Islands in Naples is served by a Community Improvement District, a unit of local government that runs water, sewer, irrigation, roads and street lighting for the community and bills a non-ad valorem assessment on the county tax bill. It is not a homeowners' association; leasing and pet rules come from the condominium documents.

A Chapter 190 special district

Port of the Islands is served by the Port of the Islands Community Improvement District, a Chapter 190 special district that Collier County created by Ordinance 86-64 in 1986.

A Chapter 190 district has an elected board of supervisors, adopts a budget at public hearings and collects its assessment through the county tax collector. The CID calls itself the provider of all utility services in the community.

Ordinance 86-64

The founding ordinance, stamped September 1986, places the district under Chapter 190 and consents to special powers including parks and recreation, fire prevention and control, and mosquito control. Its text is on the CID's own establishment page.

The CID in its own documents

CID item Value (Collier County Ordinance 86-64 and the CID's adopted budget)
Created by Collier County Ordinance 86-64 (1986)
Governing law Chapter 190, Florida Statutes
Non-ad valorem assessment, FY2026 $721.26 per unit-equivalent
Non-ad valorem assessment, FY2027 $721.26 per unit-equivalent
Debt service in the FY2027 adopted budget none shown
Water and sewer billed by meter

Most homes count as one unit-equivalent on the district's schedule, a few house lots carry more, and the tax bill shows the count for each parcel.

The assessment on the tax bill

The district's adopted budget sets its non-ad valorem assessment at $721.26 per unit-equivalent for both FY2026 and FY2027 and shows no debt, while water and sewer service is billed by meter.

The county tax collector collects the assessment with the property taxes. The district's assessment page says it continues as long as the community exists and cannot be prepaid.

Water and sewer by meter

Each connected account is billed by meter on the district's posted rate schedule, separate from the tax bill. In an October 7, 2026 notice, the district described a proposed federal hazard mitigation retrofit of water storage at its Union Road plant, to keep potable water running during and after severe weather.

No debt in the adopted budget

The FY2027 adopted budget shows no debt principal or interest in the general fund and no loan proceeds in the water and sewer fund. General fund spending covers administration, maintenance, landscape and irrigation, lakes, roads, a capital reserve and a contingency.

How to follow the CID board

The CID board posts its meeting calendar and agendas on its own website, so check that calendar for the next date.

The same site carries budgets, audits and recorded video. For the wider market, see the Naples real estate guide.

What may a Port of the Islands owner do: leasing, pets and recorded documents?

Port of the Islands owners in Naples follow the recorded documents of their own condominium, and those documents are not posted online. No association publishes leasing or pet rules, so a condominium buyer reads the declaration, bylaws and rules in the resale package, and a house buyer checks for recorded covenants through the title agent.

What the recorded documents govern

The declaration of condominium defines the unit and common elements, divides shared costs and can limit leasing, pets, vehicles, boats and alterations. The bylaws set how the board runs, and recorded amendments mean the latest version governs. At Sunset Cay and Villages at Stella Maris, master association documents apply on top.

Leasing: not published

Leasing and pet rules for the Port of the Islands condominiums are not published by the associations online (checked November 1, 2026); the recorded declarations and rules govern, so ask for them in the resale package.

The October 29, 2026 export has no leasing column, and a listing remark is not a rule, so this page states no lease term for any condominium. A buyer who plans to lease asks for the leasing section of the declaration and any approval form.

Pets: not published

Pet rules sit in the same recorded documents and are not published by the association (checked November 1, 2026) for any condominium here. They can set the number, size or kind of animal, so a buyer with a pet reads them before writing an offer.

Purchase approval

Some Florida declarations require the association to approve a buyer or tenant before closing. Whether any Port of the Islands condominium does is not published, so ask whether approval applies, how long the board takes and which forms it needs, and set the contract dates to fit. The approval request and the estoppel request can run side by side.

Boats, slips and docks

A home here does not by itself carry a boat slip. The marina's slips form a separate marina condominium, never homes, and a slip is a separate purchase. Sunrise Cay has its own boat dock condominium association, so ask whether a dock belongs to the unit. House buyers check dock permits and condition in person.

Recorded covenants on the house plats

No homeowners' association is confirmed for the four house plats, so a house buyer asks the title agent for any recorded covenants or restrictions on the lot.

The title commitment lists each recorded restriction as an exception; read every one before the policy issues.

Getting the documents in a resale package

Under s. 718.503 the seller provides, at the seller's expense, the declaration, articles, bylaws and rules, the financial statement and budget, any milestone inspection summary, the latest structural integrity reserve study or a statement that none was completed, and a question and answer sheet. The buyer's review period runs from receipt, so contact Domain Realty Group to track the dates.

What are property taxes on a Port of the Islands home in Naples?

Port of the Islands homes in Naples pay Collier County property taxes at one 2026 millage rate, plus non-ad valorem lines for the CID and a second roll line. The total depends on each home's taxable value and exemptions, so 2026 bills on the roll differ widely by product, and a buyer's first bill can differ from the seller's.

One 2026 millage area

Every Port of the Islands home sits in Collier County millage area 219, at 12.3696 mills for 2026, a total that includes the Ochopee Fire levy of 4.0000 mills.

A mill is one dollar per thousand dollars of taxable value, so multiply the taxable value by the millage and divide by a thousand.

Taxes table: millage area 219

Taxing authority Area 219, mills (2026)
Collier County general fund 3.0107
South Florida Water Management District 0.0948
Big Cypress Basin 0.0978
School board, state law 1.8990
School board, local board 2.2480
Ochopee Fire 4.0000
Collier Mosquito Control District 0.1331
Unincorporated general MSTD 0.6844
Water pollution control program 0.0246
Conservation Collier 0.1772
Total 2026 millage, area 219 12.3696

The school lines apply to the school taxable value, which can differ from the county taxable value.

The Ochopee Fire levy

The Ochopee Fire line is the fire district levy for this part of eastern Collier County and the largest single line in the table. It sits inside the area total, not on top of it, and its share of each worked example below is inferred from the taxable value.

Non-ad valorem lines

On the 2026 roll, most homes also carry a non-ad valorem total that equals the $721.26 CID assessment plus a $269.77 line, and the Sunset Cay units carry the $721.26 assessment alone.

The second line prints without a label this page could source, so ask the tax collector what it pays for. Homestead exemptions do not reduce these lines.

Median 2026 bills on the roll

Product Homes Median 2026 total tax Homes with a homestead exemption
County houses (four plats) 191 $7,875.85 92
County Sunset Cay condominiums 192 $3,891.40 82
County Orchid Cove condominium 116 $3,292.61 54
County Villages at Stella Maris condominiums 84 $4,609.12 34
County Sunrise Cay condominiums 68 $4,010.95 25

A median bill blends homes with and without exemptions, so the next section reads one home at a time.

Homestead and Save Our Homes

An owner who holds title on January 1 and lives in the home can claim the homestead exemption: $25,000 off assessed value for all taxes, plus as much as $26,411 more for 2026 on non-school taxes. Condominium units qualify.

Separately, Save Our Homes in s. 193.155 limits yearly assessed-value growth on an exempt home to 3 percent or CPI, whichever is lower.

Why a current bill is not your bill

The seller's bill reflects the seller's exemptions and capped assessed value. Neither transfers: after a sale the property appraiser resets assessed value to market value as of the next January 1. Budget from the purchase price and the current millage; sellers can start with a home valuation.

What do worked tax examples show for a Port of the Islands home?

Port of the Islands tax examples for Naples, read from five homes at the median value of their product on the 2026 county roll, show a 2026 total of $7,895.95 for the house and $2,661.89 to $4,673.56 for the four condominium examples. Each one is an illustration, not a bill, and a buyer's own bill will differ.

How the examples are built

Each row reads one home's own roll figures. The Ochopee Fire column is inferred: county taxable value multiplied by 4.0000 mills, divided by a thousand.

Home (2026 roll) Market value on the roll County taxable value Homestead exemption Ad valorem Ochopee Fire share (inferred) Non-ad valorem Total 2026 tax
County median-value house $626,248 $523,904 $0 $6,904.92 $2,095.62 $991.03 ($721.26 CID plus $269.77 roll line) $7,895.95
County median-value Sunset Cay condominium $292,433 $292,433 $0 $3,617.27 $1,169.73 $721.26 ($721.26 CID) $4,338.53
County median-value Orchid Cove condominium $208,068 $143,793 $25,000 $1,888.19 $575.17 $991.03 ($721.26 CID plus $269.77 roll line) $2,879.22
County median-value Villages at Stella Maris condominium $304,480 $294,293 $0 $3,682.53 $1,177.17 $991.03 ($721.26 CID plus $269.77 roll line) $4,673.56
County median-value Sunrise Cay condominium $280,240 $126,223 $25,000 $1,670.86 $504.89 $991.03 ($721.26 CID plus $269.77 roll line) $2,661.89

Ad valorem plus non-ad valorem equals the total in every row, at the millage area 219 rate of 12.3696 mills.

A house at the county median value

The house has a $626,248 market value, a $523,904 county taxable value and no homestead exemption. Ad valorem tax of $6,904.92 plus $991.03 in non-ad valorem lines gives $7,895.95.

A Sunset Cay condominium at the county median value

The Sunset Cay unit has a $292,433 market value and taxable value, with no exemption. Its ad valorem tax is $3,617.27, and with the CID line alone the total is $4,338.53.

Orchid Cove and Sunrise Cay with a homestead exemption

Both carry a homestead exemption. Orchid Cove: $208,068 market value, $143,793 taxable, $1,888.19 ad valorem, $2,879.22 total. Sunrise Cay: $280,240 market value, $126,223 taxable, $1,670.86 ad valorem, $2,661.89 total. A buyer inherits neither the exemption nor the capped value.

A Villages at Stella Maris condominium at the county median value

The unit has a $304,480 market value, a $294,293 taxable value and no exemption. Ad valorem tax of $3,682.53 plus $991.03 gives a 2026 total of $4,673.56.

The Ochopee Fire share in each example

The inferred share runs from $504.89 on Sunrise Cay to $2,095.62 on the house, with $575.17 on Orchid Cove, $1,169.73 on Sunset Cay and $1,177.17 on Villages at Stella Maris. It follows taxable value, since the levy is one fixed rate.

What the examples leave out

They leave out MLS fee entries, special assessments, insurance and metered utility bills, and a 2027 bill will reflect 2027 millage and the buyer's own exemptions. Talk with our team about the full yearly cost.

Is Port of the Islands in Naples in a flood zone, and how do storms and insurance work?

Every Port of the Islands address tested in Naples on October 21, 2026 returned FEMA Zone AE, and the county's storm-surge evacuation layer placed each tested point in Zone A. No Villages at Stella Maris address was tested. A financed buyer should expect a flood policy requirement, and insurance is quoted building by building.

Point tests on the effective map

FEMA flood map point tests run on October 21, 2026 returned Zone AE at every Port of the Islands address tested, with a base flood elevation of 8 or 9 feet by address, and no Villages at Stella Maris address was tested, so check the exact address with the lender's flood determination.

A point test reads one map location, not a whole plat, and a building near a zone line can read differently from its neighbor. The lender orders its own determination for the exact address, and that determination sets the insurance requirement on a loan.

Base flood elevations by address

Tested points on Eveningstar Cay, Stella Maris Drive South, Newport Cay, Morning Star Cay, Venus Cay, Windward Cay, Sunrise Cay and Peacock Lane showed 8 feet, and points on Newport Drive showed 9 feet. An elevation certificate compares the lowest floor with that height; ask the seller for one.

Villages at Stella Maris: no address tested

Information not available at time of publishing (checked 2026-11-01). This page infers no zone from nearby points. A Villages at Stella Maris buyer gets the zone and base flood elevation from the lender's flood determination, or from the FEMA Flood Map Service Center for the exact building, before relying on any figure.

Evacuation Zone A

The same October 21, 2026 point tests, carried from Domain Realty Group's research pack, placed every tested address in Collier County storm-surge Evacuation Zone A.

Road access is US 41 at Newport Drive, so check the county's current order before each storm.

Flood insurance and the lender

A federally backed mortgage on a building in a Special Flood Hazard Area, which includes Zone AE, requires flood insurance, so a financed buyer at a tested address should expect it. Standard homeowners policies exclude flood, and new federal flood policies generally carry a 30-day wait unless tied to a loan closing. Private flood policies are written too, so compare both on the same building. This page prints no premium figure, because quotes depend on the building.

Wind insurance and the code era

Florida insurers credit wind-resistant features recorded on the OIR-B1-1802 mitigation form, valid up to five years. The houses date from 1986 to 2025 on the roll, so construction details vary from home to home, and an insurer reads the roof's own install date, not the house's year built. Ask for the roof permit and the latest wind mitigation report.

Condominium master policies

The association's master policy insures the building, and the owner's HO-6 policy covers what the declaration assigns to the unit. HO-6 policies exclude flood, so a unit owner may need a separate flood policy for contents, and loss assessment coverage does not pay for reserve funding or inspection repairs. Ask each association for its master policy declarations page, since none publishes its carrier or deductible.

Docks, seawalls and the policy

Policies differ on whether a dock, lift or seawall is covered, so ask the insurance agent in writing and ask the seller for permits and repair records.

Storm history: check the address

No established outlet read for this page reports, by date and address, flood or wind harm to a Port of the Islands home, and that silence is not a finding either way. Everglades City, a separate town to the southeast, has its own storm record. Read the seller's disclosure on past water intrusion and repairs, and ask the insurance agent for a claims history report on the exact home.

What do Florida condominium laws mean for Port of the Islands buyers?

Port of the Islands condominium buyers in Naples meet four Florida laws: the resale disclosure in s. 718.503, the estoppel rules in s. 718.116, and the milestone inspection and reserve study laws for buildings of three or more habitable stories. House buyers meet recorded covenants and homestead rules instead. Not legal advice; ask a Florida real estate attorney.

What the MLS calls the buildings

The October 29, 2026 MLS export labels the Port of the Islands condominium listings Low Rise (1-3), and the milestone inspection law (s. 553.899) and the structural integrity reserve study law (s. 718.112) apply to buildings of three or more habitable stories, so a buyer confirms each building's story count and its reports in the association documents.

A height band entered by agents is not a story count.

Milestone inspections: three or more habitable stories

Section 553.899 requires a structural inspection by a licensed architect or engineer for covered buildings, first by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. A local agency may use 25 years near salt water. Ask the association for the certificate date and any summary.

Structural integrity reserve studies

Section 718.112(2)(g) requires a study at least every 10 years for covered buildings, covering roof, structure, fireproofing, plumbing, electrical, waterproofing and exterior painting, and the reserves it sets may not be waived. Every condominium budget must also reserve for roofs, painting and paving.

Condominium disclosure, s. 718.503

For a Port of the Islands condominium resale, s. 718.503 gives the buyer either a written acknowledgement that the association documents arrived more than 7 days before signing, weekends and legal holidays excluded, or the right to void the contract by written notice within 7 days, weekends and legal holidays excluded, after signing and receiving them.

The right to void ends at closing, and a contract that does not follow the statute is voidable by the buyer before closing.

Estoppel certificates, s. 718.116

Under s. 718.116(8), the association issues the certificate within a statutory deadline after a written or electronic request, and the statute caps its fee. The certificate states what is owed on the unit as of its date, which is why the closing agent orders it near closing. Where a master association also assesses the unit, expect one from each.

Covenants for the houses

The condominium statutes do not reach the houses, and no mandatory association is confirmed for them, so a house buyer reads the recorded restrictions in the title commitment.

Homestead portability

An owner leaving one Florida homestead for another can apply under s. 193.155 to carry part of the Save Our Homes benefit to the new home, within a statutory limit, through the Collier County Property Appraiser. This is general information, not legal advice; an attorney can apply it to a specific move. Compare homes for sale or the Naples communities list.

How do Port of the Islands prices compare with nearby Naples communities?

Port of the Islands prices in Naples sit beside nearby county peers in the two tables below, houses and condominiums kept apart, each drawn from Collier County deed records for the 12 months to August 31, 2026. Houses are read only against houses and condominiums only against condominiums.

County peer table: houses

Miles are straight lines on the map from the house plats, never road distances.

Linked peer pages

Two of these peers have their own pages on this site: Fiddler's Creek and Lely Resort.

Peers without a live page

Goodland, Hammock Bay and Marco Shores have no live page on this site, so they appear as table rows and plain text only.

How to read a peer median

Each median marks the midpoint of the recorded sales in its window. Rows under six sales, such as Goodland and the Villages at Stella Maris and Sunrise Cay groups, are thin reads, and neither table ranks one place above another.

Which names get confused with Port of the Islands in Naples?

Port of the Islands in Naples shares words with other Collier County places, and the MLS uses its name for rows that are not homes. Each lookalike is named once below, with no figure beside it, so a listing that carries the name can be checked against the plat or condominium name.

Five names that are not Port of the Islands

Port Royal, Isles of Capri, Esplanade by the Islands, Marco Island and Naples Reserve are different places, and no figure of theirs appears on this page. A search that returns any of them has left the community.

Everglades City and Chokoloskee are separate places

Everglades City and Chokoloskee lie to the east, off US 41 and State Road 29. Everglades City is its own municipality, and Chokoloskee holds the Historic Smallwood Store, a 1906 trading post and museum, 18.5 route miles away. Neither place has a sale in any figure here.

The resort and marina condominiums

The county roll files the resort's hotel condominium and the marina condominium beside the homes; both are never homes and sit in no count, median or table here.

The MLS development name

The MLS development name Port of the Islands also files the resort's hotel condominium rows, and none of them is counted as a home on this page. Search by the plat or condominium name instead.

Sunset Cay, the street and the condominiums

Sunset Cay is both a street of houses inside The Cays Phase II plat and the name of the condominium Villas and Lakes buildings on Newport Drive. A house on the street is priced with the houses, so read the plat or condominium name on the deed.

How do you buy a home or condo in Port of the Islands, step by step?

Buying a home or condo in Port of the Islands, Naples, runs in five steps: choose the product, read the address and the tax bill, collect the association or covenant documents, inspect and insure with the flood map in hand, then close. Each step names the record that answers it.

Step 1: pick the product and the group

Port of the Islands holds five products: houses on four plats (Port of the Islands Unit 1, The Cays Phase II, Eveningstar Cay and Stella Maris) and the Sunset Cay, Orchid Cove, Villages at Stella Maris and Sunrise Cay condominiums.

Step 2: read the address, the tax bill and the CID line

Confirm the plat or condominium name on the county roll, then pull the current tax bill. Every home sits in one millage area, and the bill's non-ad valorem part carries the CID assessment.

Step 3: get the association or covenant documents

Condominium buyers ask for the declaration, rules, budget, building reports and the estoppel certificate with any adopted special assessment. Under s. 718.503 the buyer acknowledges receiving them more than 7 days before signing or may void the contract by written notice within 7 days of signing and receipt, weekends and legal holidays excluded. House buyers ask the title agent for recorded covenants on the lot.

Step 4: inspect, insure and check the flood map

Book an inspection, with the seawall, dock and lift for a house. FEMA point tests found Zone AE wherever an address was tested, so get the lender's flood determination and flood and wind quotes early.

Step 5: close

At closing, the title agent confirms the deed, covenants, tax and CID lines and any estoppel figures; read the settlement statement against them.
