Key takeaways for Lely Resort buyers

  • Lely Resort has 5,278 doors on the master association's roster in 43 named communities; the county roll matches 4,584 residential parcels, 2,281 condominiums and 2,070 single-family homes, built 1990 to 2025.
  • Collier County recorded 207 qualified sales in the 12 months to August 17, 2026, at a $735,000 median: single-family homes at $985,000 and condominiums at $425,000.
  • None of those 207 sales was builder-direct. Lely Resort is a resale market; the only new housing inside it is a rental project.
  • The Lely CDD assessment is $997 per home for 2026-27, the same as 2025-26, and the district has no bond debt.
  • The master association fee is $29.85 a quarter in 2026, and it is folded into every neighborhood's fee.
  • Golf is never bundled. Two of the three courses are public, and The Classics is a private club with its own membership.
  • Players Club and Spa membership is required in some neighborhoods, optional in others, and set address by address in the rest.
  • Flood zone varies by address: some points sampled in Zone AE, most in lower-risk zones, none in VE.

Lely Resort homes for sale right now

Every active Lely Resort listing is linked below, filtered to the Lely Resort development and sorted by price, with separate searches for condominiums and single-family homes because the community splits almost evenly between the two. On July 31, 2026 the Southwest Florida MLS showed 105 Lely Resort homes for sale at a median asking price of $550,000, about 5.4 months of supply at the 12-month sales pace. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. A neighborhood search for each of the nine neighborhoods we cover in depth sits on its own page, linked in the neighborhood guide below.

What the MLS recorded

The Southwest Florida MLS recorded 232 Lely Resort closings in the 12 months to July 31, 2026, totaling $201,009,077, at a median of $722,500, from $250,000 to $3,500,000. Homes took a median 78 days to sell, sold at a median 94.54 percent of the final list price and brought a median $341.06 per square foot. The prior 12 months recorded 184 closings at a $640,000 median and $350.45 per square foot.

Why the median rose while prices per foot did not

The median sale price rose from $640,000 to $722,500 on the MLS, but the median price per square foot fell about 2.7 percent and the median home that sold was about 7.6 percent larger. More large single-family homes sold, which lifted the median; like-for-like values held roughly flat. Compare a neighborhood with itself, not with the community total.

County and MLS agree here

The county counted 207 sales and the MLS 232 over windows about two and a half weeks apart, a small gap. That makes the county record a usable cross-check in Lely Resort, which is not true in every Naples community.

Guard-gated or not

Classics Plantation Estates and Lakoya have staffed guard houses; The Majors, Mustang Island and Masters Reserve have vehicle gates; Lely Island Estates has no gate. Lakoya and The Majors require Players Club membership; Lely Island Estates does not; the other three are set address by address.

Lakoya vs The Majors

Both are single-family neighborhoods that require Players Club membership. Lakoya is newer (2011 to 2017), larger (365 homes) and guard-gated, with a $1,600,000 county median and the highest Lely Resort sale on the county record for the year, $3,350,000. The Majors is 142 homes behind vehicle gates, built 2004 to 2006, at a $1,500,000 median with a tighter $1,225,000 to $1,750,000 range.

What does it cost to own in Lely Resort?

The yearly cost of a Lely Resort home is the Lely CDD assessment of $997, the neighborhood association fee (which already includes the master fee of $29.85 a quarter), the Players Club where your address requires it, and property tax. Only one neighborhood publishes its fee, so we give the published amounts and tell you what to ask for. Data updated: October 2026.

The Lely Community Development District

The Lely CDD, a Chapter 190 district established January 10, 1991, set its assessment at $997 per unit for 2026-27, unchanged from 2025-26 and up from $879 in 2024-25. Its 2026-27 budget totals $6,031,914 across 4,485 units (3,140 inside the district and 1,345 served by contract). The audited statements for the year ended September 30, 2025 report no debt: the bonds were paid in full in earlier years. The assessment pays for irrigation water from the district's well field, water management, street lighting, landscaping and access control, and it appears as a non-ad valorem line on the county tax bill.

Classics Plantation Estates and Lakoya pay the same rate by contract

The Classics and Lakoya sit outside the CDD boundary and are served under a Comprehensive Service Agreement, whose rates have matched the district's since January 1, 2017. Owners there pay the same $997.

The master association

The Lely Resort Master Property Owners Association charges $29.85 a quarter in 2026 ($119.40 a year) on 5,278 units, up $5 a quarter from 2025, on a $714,061 budget. The master fee is collected inside every neighborhood's fee. The master association also has a $500 capital contribution, which its roster marks for some neighborhoods and not others, so ask which applies to the address. The association is managed by RealManage and has been owner-controlled since Stock Development turned it over on March 15, 2021.

Neighborhood association fees

Each neighborhood sets its own fee. Lely Island Estates is the only one that publishes it: $599 a quarter for a home and $269 for a lot in 2026, down from $702. For every other neighborhood, ask for the seller's last two association statements and the current budget before you write an offer.

The Players Club and Spa

Where a home carries the Players Club covenant, the 2026 schedule is a $10,000 refundable deposit (not transferable), $6,400 in annual dues plus 6 percent Florida sales tax ($6,784), a 20 percent service charge on spa and food and beverage, and a $375 transfer fee plus tax each time the home is leased for 30 days or more.

Three estoppel certificates

On a home that carries the Players Club covenant, the title company orders three estoppel certificates: the neighborhood association, the master association and the Players Club. Budget for all three in your closing costs.

Property taxes

Lely Resort is in unincorporated Collier County, so the bill carries the unincorporated general fund (0.6844 mills) and the Greater Naples Fire Rescue District (2.0000 mills) on top of the county and school levies, plus the CDD line. Ask for the seller's last tax bill; a homestead buyer's bill will differ.

Is Players Club membership required in Lely Resort?

It depends on the neighborhood, and in some neighborhoods on the address. The Players Club and Spa lists each neighborhood as required, optional or both, and its covenant covers homes and homesites sold after February 10, 2003 plus certain earlier sites. Of the nine neighborhoods we cover, two require it, four leave it optional and three are mixed. Data updated: October 2026.

Source: The Players Club and Spa membership page, read October 21, 2026. In a mixed neighborhood, confirm the status of the exact address with the club before you make an offer.

What the Players Club offers

The Players Club and Spa is a non-golf amenity club: a 6,000 square foot fitness center, a spa, three pools, 13 Har-Tru tennis courts, four pickleball courts and four bocce courts on its campus. It has no lazy river, whatever you may read elsewhere.

Is golf membership included at Lely Resort?

No. Golf is not bundled with any Lely Resort home. Two of the three 18-hole courses, Flamingo Island and The Mustang, are public daily-fee courses run by American Golf, and The Classics is a private club, The Classics Country Club, with its own membership tiers that do not publish initiation or dues. Data updated: October 2026.

Flamingo Island

Flamingo Island is the oldest course, a Robert Trent Jones Sr. design from 1989, par 72 and 7,095 yards, open to the public on a daily-fee basis.

The Mustang

The Mustang is Lee Trevino's 1996 design, par 72 and 7,230 yards, the longest of the three. It reopened after a regrassing at the end of 2017 and is open to the public.

The Classics Country Club

The Classics is a private Gary Player course from 1990, par 72 and 6,714 yards, with Full Golf, Executive, Social Sport and Social tiers. It hosted the senior tour in 1996 and the Chubb Classic in 2019 and 2020. Classics Plantation Estates surrounds it, but club membership is a separate decision from buying a home there.

Is Lely Resort gated?

Lely Resort as a whole is not gated: its collector roads are open. Four neighborhoods have staffed guard houses (Classics Plantation Estates, Lakoya, Hawthorne and Tasori), many others have vehicle gates, and some, including Olé, Greenlinks and Lely Island Estates, have no gate at all. Data updated: October 2026.

What that means for a buyer

If a staffed gate matters to you, the choice narrows to four neighborhoods. If you want an easy drop-in for guests and service providers, the ungated neighborhoods are simpler.

Is Lely Resort a 55+ community?

No. None of the 43 roster neighborhoods carries a recorded age restriction. The Arlington is a licensed continuing care retirement community inside Lely Resort, not a for-sale neighborhood.

Is Lely Resort in a flood zone?

Some of it is. Under FEMA's coastal maps effective February 8, 2024, six of 17 points tested across the Lely Resort PUD fell in Zone AE and the rest in lower-risk zones; none was in Zone VE. The zone changes from street to street, so check the exact address. Data updated: October 2026.

How to check one address

Look the address up on the FEMA Flood Map Service Center or Collier County's flood map, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends. A home outside Zone AE can still flood.

Flood insurance discounts and map changes

Unincorporated Collier County holds a Community Rating System Class 5, worth 25 percent off National Flood Insurance Program policies in the high-risk zones and a smaller discount elsewhere. FEMA's 2026 map revision is under way, and designations in ZIP 34113 may change.

Drainage

Lely Resort drains to the Rookery Bay watershed, and the county lists a Lely Resort west outfall at the Price Street weir as a conceptual project.

Schools near Lely Resort

Collier County Public Schools zones every point we tested in Lely Resort to Lely Elementary, Manatee Middle and Lely High, and none was in the 2026-27 boundary change. Lely Elementary is inside Lely Resort on Lely Cultural Parkway. The state graded the three schools A, A and B for 2025-26. Data updated: October 2026.

Where is Lely Resort?

Lely Resort is in East Naples, ZIP 34113, bounded by Tamiami Trail East on the south and west, Collier Boulevard on the east and Rattlesnake Hammock Road on the north, about six miles southeast of downtown Naples. It is in unincorporated Collier County and is served by the Greater Naples Fire Rescue District. Data updated: October 2026.

What is inside Lely Resort

Florida SouthWestern State College's Collier campus, Lely Elementary, South Regional Library, Freedom Square, Stock Plaza and a row of restaurants sit inside the PUD, and Physicians Regional, a 130-bed hospital at 8300 Collier Boulevard, is next door. About 31 percent of the land is conservation or golf.

What a lot backs onto

Whether a home backs onto a fairway, a lake, a preserve, Collier Boulevard or US 41 changes its price and its quiet. We check that home by home on the satellite view before we price or show one.

What is changing nearby

Collier County approved a Costco at Collier Boulevard and Rattlesnake Hammock Road, about a mile north, on October 14, 2025; county officials said in March 2026 they hoped for a fall 2026 opening, and no opening had been confirmed by October 21. Inside Lely Resort, Adonia (184 rental homes at 7665 Collier Boulevard by Davis Development) is under construction with completion targeted for 2027. Nearby, the 169-acre South Naples Citrus Grove on Sabal Palm Road has no approval: a 423-home rezoning was postponed in January 2026, the applicant has since proposed a private golf club, and Conservation Collier is evaluating a purchase.

Lely Resort is not Lely

Bare "Lely" in Naples means the older golf area west of Lely Resort, between US 41 and Rattlesnake Hammock Road. It is a different place with different associations; see our Lely homes for sale guide for that area. Lely Golf Estates and Lely Country Club belong to it, not to Lely Resort.

How Lely Resort was built

Stock Development of Naples built Lely Resort out as its master developer and declarant over about three decades of homebuilding, from 1990 to 2025 on the county roll. The county rezoned it as a planned unit development in 1985, and the operative ordinance dates from March 10, 1992, amended most recently on July 7, 2015. Data updated: October 2026.

The entitlement

The Lely Resort PUD covers 2,892.5 acres, including 400.5 acres of conservation, 495 acres of golf for 54 holes and 133 acres of commercial land, with a county cap of 8,946 homes. The residential tracts are essentially built out.

Owner control

Stock Development turned the master association over to owners on March 15, 2021, and the association has since entered a Florida Chapter 558 construction-defect notice process. Ask the master association for the status when you buy.
