How to read a small sample

With 8 sales in a year, one large or small home moves the Greenlinks median a long way, so read the low and high alongside it and compare homes of the same size and setting.

What the MLS recorded

The Southwest Florida MLS recorded 9 Greenlinks closings in the 12 months to July 31, 2026, part of 232 Lely Resort closings at a $722,500 median over the same year.

By county median sale price, Greenlinks ranks 8 of 9, between Mystic Greens and Olé, among the nine Lely Resort neighborhoods we cover.

Greenlinks at Lely Resort is 200 condominium golf villas built from 2000 to 2006, now run by one Greenlinks Condominium Association after its four phases merged, with Cambridge Management as manager. Many people know Greenlinks as a place to stay: most of the 320 monthly searches for "greenlinks lely resort" are looking for a rental. The name draws 320 searches a month for "greenlinks lely resort", most of them looking for a rental.

Greenlinks is run by the Greenlinks Condominium Association (Sunbiz N00000003903, four phases merged), managed by Cambridge Management, under the Lely Resort Master Property Owners Association.

Gate and access

Ungated. Lely Resort's own collector roads are open; only some neighborhoods are gated, and four, Classics Plantation Estates, Lakoya, Hawthorne and Tasori, have staffed guard houses.

A title check worth ordering

A lien in favor of a golf company is recorded against one Greenlinks unit (Official Records 6481, page 1853). Have your title agent and attorney check the exact unit you buy for any recorded lien.

Greenlinks has a rental history unlike most Lely Resort neighborhoods: in Stock Development's 2017 PUD monitoring schedule, the county counted its 200 units against the Lely Resort PUD's transient lodging allowance. That history is why the name draws vacation-rental searches. Leasing rules are set by the Greenlinks association, so read its current documents before you buy to rent.

What to read before you buy to rent

Ask for the association's declaration and rules, any minimum lease term, the lease approval process and any fee, and the last two budgets. If the unit carries the Players Club covenant, each lease of 30 days or more adds a $375 transfer fee plus tax, with up to 12 rental transfers a year.

The search demand tells the story: "greenlinks lely resort" draws about 320 searches a month, and the pages that rank for it are lodging and booking sites.

No. Players Club and Spa membership is optional in Greenlinks. The club's covenant covers homes and homesites sold after February 10, 2003 plus certain earlier sites, and the club's membership page is the place to confirm a specific home before you write an offer. Data updated: October 2026.

What the Players Club costs

For 2026 the Players Club charges a $10,000 refundable deposit that is not transferable, $6,400 in annual dues plus 6 percent Florida sales tax ($6,784), a 20 percent service charge on spa and food and beverage, and a $375 transfer fee plus tax for each lease of 30 days or more.

What the Players Club offers

A 6,000 square foot fitness center, a spa, three pools, 13 Har-Tru tennis courts, four pickleball courts and four bocce courts. It is not a golf club; golf at Lely Resort is separate.

The yearly cost of a Greenlinks home is the Lely CDD assessment of $997, the Greenlinks association fee, which already includes the Lely Resort master fee of $29.85 a quarter, the Players Club where the home requires it, and property tax. Data updated: October 2026.

The Lely CDD

The Lely Community Development District charges $997 per home for 2026-27, the same as 2025-26, and its audited statements for the year ended September 30, 2025 report no bond debt. It pays for irrigation water, water management, street lighting, landscaping and access control, and appears on the county tax bill.

The master association

The Lely Resort Master Property Owners Association charges $29.85 a quarter in 2026, collected inside each neighborhood's fee. It also has a $500 capital contribution, which its roster marks for some neighborhoods and not others; ask which applies to the address.

The Greenlinks association does not publish its fee on a public page, so we do not print a figure we cannot source. Ask for the seller's last two statements and the current budget.

Property taxes

Lely Resort is in unincorporated Collier County, so the bill carries the unincorporated general fund (0.6844 mills) and the Greater Naples Fire Rescue District (2.0000 mills) on top of the county and school levies, plus the CDD line.

Estoppel certificates at closing

Expect an estoppel certificate from the Greenlinks association and the master association, and from the Players Club where the home carries its covenant. Budget for each in your closing costs.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements, the Players Club status of the address and any capital contribution or transfer fee due at closing.

Florida's condo safety law

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings three or more stories tall. Ask the Greenlinks association which of its buildings are covered, for its latest reserve study and for any special assessment.

Golf is not bundled with a Greenlinks home. Lely Resort has three 18-hole courses: Flamingo Island and The Mustang are public daily-fee courses run by American Golf, and The Classics is a private club with its own membership. You can play the public courses without joining anything. Data updated: October 2026.

Flamingo Island

Robert Trent Jones Sr., 1989, par 72, 7,095 yards, public daily fee.

The Mustang

Lee Trevino, 1996, par 72, 7,230 yards, public daily fee, regrassed and reopened at the end of 2017.

The Classics

Gary Player, 1990, par 72, 6,714 yards, a private club with Full Golf, Executive, Social Sport and Social tiers.

Flood zone varies by address in Lely Resort. Under FEMA's coastal maps effective February 8, 2024, six of 17 points tested across the Lely Resort PUD fell in Zone AE and the rest in lower-risk zones, with none in Zone VE. A per-neighborhood map has not been established for Greenlinks, so check the exact address. Data updated: October 2026.

How to check one address

Look the address up on the FEMA Flood Map Service Center or Collier County's flood map, ask the seller for the elevation certificate, and price a flood policy before the inspection period ends.

Insurance discounts and map changes

Unincorporated Collier County holds a Community Rating System Class 5, worth 25 percent off National Flood Insurance Program policies in the high-risk zones. FEMA's 2026 map revision is under way, and designations in ZIP 34113 may change.

Collier County Public Schools zones every point tested in Lely Resort to Lely Elementary, Manatee Middle and Lely High, graded A, A and B for 2025-26, and none was in the 2026-27 boundary change. Lely Elementary is inside Lely Resort on Lely Cultural Parkway. Confirm the zone for the exact Greenlinks address with the district's zone locator. Data updated: October 2026.
