Key takeaways for Isles of Collier Preserve buyers
Isles of Collier Preserve is a sold-out, Minto-built community of 1,825 homes where a buyer now purchases a resale, and the county's latest 12 months show an $870,750 median across 164 sales. These eight numbers frame a purchase here, from price and fees to flood and location. Data updated: October 2026.
- Isles of Collier Preserve has 1,825 homes built by Minto Communities USA under Collier County Ordinance 05-59, which entitled 2,416.08 acres and up to 1,999 units, and Minto announced the community sold out on March 3, 2026.
- Collier County recorded 164 qualified sales in the 12 months to October 2, 2026, at an $870,750 median, against 144 sales at $885,650 in the prior 12 months and 308 sales at $880,650 over 24 months.
- The latest 12 months split into 47 builder-direct closings at $795,300 and 117 resales at $1,200,000; the last builder-direct closing was recorded May 21, 2026, and all 43 sales recorded from May 22 to the end of the county file were resales.
- Among phases with at least three sales, the 12-month county median runs from $625,000 on 17 sales in Phase 15 to $3,024,900 on 9 sales in Phase 16, so the phase and the product set a price more than the community average does.
- There is no CDD, and the association does not publish its dues, so a buyer gets them on the estoppel certificate, which Florida caps at $250 and adjusts to $299; the county adds a $269.77 solid waste charge and a 2.0000 mill Bayshore Avalon Beautification MSTU reported for Phases 16 and 17.
- Leasing needs association approval before occupancy, with a 30-day minimum, no more than three leases a year and a $50 application fee per adult, and the association allows three pets per home.
- On the FEMA map effective February 8, 2024, 60 of 78 sampled addresses are Zone AE at a 7 foot base flood elevation, 9 are AE at 8 feet and 9 are shaded Zone X, and the preliminary map changed 1 of 64 checked addresses.
- Isles of Collier Preserve has 0 golf courses, 8+ miles of land trails and a separate 1.5 mile Snook Kayak Trail, and the Tobago Boulevard gate is about 4.7 road miles from Fifth Avenue South.

Search single-family homes
The single-family search covers the Palmetto, Mangrove and Lantana plans and the Coastal Cottages, which Minto sold as detached homes. County records show 109 single-family resales in the latest 12 months at a $1,395,000 median, so this search spans a wide range of prices, from cottages near the community floor to estates above $3,000,000.
Search villas, cottages and Dominica Isle coach homes
Minto's paired villas and Coastal Cottages are listed under the same development name as every other home, so they appear in the all-homes search and in the under $800,000 search, where the county recorded most of the cottage and villa sales. The coach homes at Dominica Isle are condominium units, and the condominium search above isolates them. For a condominium-only view of East Naples, see our Naples condos for sale page.
Search by price
Isles of Collier Preserve's recorded sales cluster between $700,000 and $1,000,000, where 81 of the 164 latest sales fell, so the two price searches above split the market at its edges: the under $800,000 search covers the cottage and villa band and the earliest single-family plans, and the $1,500,000 and up search covers the estate phases. The price table below shows how many closings fell in each band.
What the MLS calls Isles of Collier Preserve
In the Southwest Florida MLS the development name reads Isles of Collier Preserve, a single value, and the city is Naples. The MLS does not split the community by phase, collection or condominium, so a search cannot filter on Coastal Cottages, Buttonwood villas or Dominica Isle by name. The searches above use the development name plus a map frame, and the ZIP code is not a filter because the community spans 34113 and 34112 and shares 34113 with other neighborhoods.

What have Isles of Collier Preserve homes sold for?
Isles of Collier Preserve homes sold at a median of $870,750 on the Collier County record: 164 qualified sales in the 12 months to October 2, 2026, from $470,000 to $3,845,000. The count is even, so the median is the mean of the middle pair. Builder closings and resales sold at very different medians, so read both. Data updated: October 2026.
| Record and window | Sales | Median | Low | High |
|---|---|---|---|---|
| County, 12 months to Oct 2, 2026 | 164 | $870,750 | $470,000 | $3,845,000 |
| County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) | 144 | $885,650 | $495,000 | $4,100,000 |
| County, 24 months to Oct 2, 2026 | 308 | $880,650 | $470,000 | $4,100,000 |
Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. All three counts are even, so each median is the mean of the middle pair. The county file lists sales through August 28, 2026 for this window because recorded sales reach the roll with a lag.
Builder closings versus resales
The 164 latest sales were 47 builder-direct closings and 117 resales, and the two groups sold at medians $404,700 apart. A builder-direct closing is the first recorded sale of a parcel within a year of its year built, which is our estimate of a new home sold by its builder. The last one was recorded May 21, 2026, and all 43 sales recorded from May 22 to the end of the county file were resales.
| Group and window | Sales | Median | Low | High |
|---|---|---|---|---|
| Builder-direct, 12 months to Oct 2, 2026 | 47 | $795,300 | $662,900 | $987,600 |
| Resale, 12 months to Oct 2, 2026 | 117 | $1,200,000 | $470,000 | $3,845,000 |
| Builder-direct, prior 12 months | 58 | $817,200 | $607,100 | $3,722,500 |
| Resale, prior 12 months | 86 | $1,000,000 | $495,000 | $4,100,000 |
Sources: Collier County Property Appraiser public data bundle; windows end October 2, 2026. The 47 and 117 counts have an odd number of sales, so each median is a single recorded price; the 58 and 86 counts are even and use the mean of the middle pair. Resale closings rose about 36 percent, from 86 to 117, while builder closings fell from 58 to 47.
Among the 117 resales, 109 were single-family homes at a $1,395,000 median, from $490,000 to $3,845,000, and 8 were Dominica Isle coach home condominiums at $806,250, from $470,000 to $1,250,000. The 117 resales equal about 6.4 percent of the 1,825 homes, against about 4.7 percent for the 86 resales in the prior 12 months.
The MLS record, dated
The Southwest Florida MLS recorded 129 closings at a $960,000 median in the 12 months to August 5, 2026, from $490,000 to $4,250,000, with a median of 44 days on market. The prior 12 months recorded 114 closings at a $897,500 median. Resales alone, 119 of the 129, closed at a median 96.1 percent of list price. The other 10 closings were builder-entered sales that price at exactly 100 percent of list with no days on market, so this page leaves them out of the sale-to-list figure. The median MLS closing was $533 per living square foot, and MLS living areas ran from 1,204 to 4,327 square feet.
| MLS price band, 12 months to Aug 5, 2026 | Closings | Share |
|---|---|---|
| Under $700,000 | 17 | 13.2% |
| $700,000 to $999,999 | 49 | 38.0% |
| $1,000,000 to $1,999,999 | 35 | 27.1% |
| $2,000,000 to $2,999,999 | 17 | 13.2% |
| $3,000,000 and up | 11 | 8.5% |
Why the county and MLS counts differ
The county counted 164 sales to October 2 and the MLS counted 129 to August 5 because the windows end on different dates, because the county counts only deeds it grades as qualified, and because most builder-direct closings never appear in the MLS: only 10 of the 129 MLS closings were builder-entered sales. The two records measure the same community in different ways, so this page keeps them in separate sentences and never sets one against the other.
Price bands
In the latest 12 months, 81 of the 164 county sales, 49.4 percent, closed from $700,000 to $999,999, and 10 closed at $3,000,000 or more. The builder closings sit almost entirely in the $700,000 to $999,999 band, so the resale column shows a wider spread than the all-sales column.
| County price band | Sales, 12 months | Share of 164 | Resales, 12 months | Sales, 24 months |
|---|---|---|---|---|
| Under $700,000 | 17 | 10.4% | 16 | 38 |
| $700,000 to $999,999 | 81 | 49.4% | 35 | 144 |
| $1,000,000 to $1,999,999 | 38 | 23.2% | 38 | 74 |
| $2,000,000 to $2,999,999 | 18 | 11.0% | 18 | 33 |
| $3,000,000 and up | 10 | 6.1% | 10 | 19 |
Sources: Collier County Property Appraiser public data bundle; windows end October 2, 2026; the 12-month bands sum to 164 and the 24-month bands sum to 308. Of the 47 builder-direct closings, 46 fell from $700,000 to $999,999 and 1 fell under $700,000.
Plan size and price
County closings sort cleanly by plan size, because Minto built a defined set of plans. Over 24 months to October 2, 2026, the 276 single-family and cottage sales, leaving out condominiums and the acreage-coded closings below, rose from a $620,000 median for cottage-size plans to a $3,125,000 median for the largest plans. The size classes below follow Minto's published plan sizes and are not appraised living areas.
| Minto plan size class (square feet under air) | Sales, 24 months | Median price |
|---|---|---|
| Under 1,500 (Coastal Cottage plans) | 23 | $620,000 |
| 1,500 to 1,899 (villa and smaller single-family plans) | 145 | $795,300 |
| 1,900 to 2,499 | 20 | $1,462,500 |
| 2,500 to 3,499 | 62 | $1,937,500 |
| 3,500 and over (estate plans) | 26 | $3,125,000 |
Sources: Collier County Property Appraiser public data bundle, 24 months to October 2, 2026, matched to Minto plan sizes. The county heated-area field is not a certified measurement, so the class is a label for the Minto plan, not a figure to quote for a home.
The Phase 17 acreage-coded closings
Sixteen of the 164 latest sales appear on the county roll as acreage, not as homes: they are Phase 17 closings recorded from January 29 to May 21, 2026, at $735,800 to $943,400 with a $822,450 median. They are builder closings of finished homes, not land sales. Florida assesses property as of January 1 and puts no value on improvements that are not substantially complete on that date, so homes finished in 2026 still carry the land-only use code for acreage not zoned agricultural. Twenty-five Phase 17 parcels carry that code today.
Resale medians by phase
The county's phase subdivisions sell at very different levels, from $625,000 in Phase 15 to $3,024,900 in Phase 16 over the latest 12 months. A phase with fewer than three sales lists its sales instead of a median. Phase 17 mixes the 47 builder closings with 14 resales that sold at a $1,275,000 median.

| All Isles of Collier Preserve | 1,698 plus 102 plus 25 | 164 | $870,750 | 308 | $880,650 |
Sources: Collier County Property Appraiser public data bundle; windows end October 2, 2026. Phases 5 and 9 have no home parcels in the county index (Phase 9 holds rights of way and water tracts). Single-family parcels are the use-code count; the roll also holds common tracts, water tracts and rights of way, so total parcels reach 1,926.
How have Isles of Collier Preserve prices moved since 2016?
Isles of Collier Preserve's county median sale price rose from $596,100 on 162 sales in 2016 to $1,119,200 on 284 sales in 2024, then recorded $821,600 on 135 sales in 2025 and $900,900 on 132 sales through October 2, 2026. Each year mixes builder closings and resales, so the median follows the mix as well as prices. Updated October 2026. Data updated: October 2026.
| Calendar year | Qualified sales | Median price |
|---|---|---|
| 2016 | 162 | $596,100 |
| 2017 | 101 | $730,400 |
| 2018 | 135 | $692,600 |
| 2019 | 169 | $762,500 |
| 2020 | 252 | $821,250 |
| 2021 | 285 | $935,000 |
| 2022 | 249 | $895,000 |
| 2023 | 280 | $861,150 |
| 2024 | 284 | $1,119,200 |
| 2025 | 135 | $821,600 |
| 2026, to October 2 | 132 | $900,900 |
Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000 by calendar year; 2026 runs to October 2. Years with an even count use the mean of the middle pair; odd counts use the single middle price.
The climb from 2016 to 2024
The median rose 87.7 percent from $596,100 in 2016 to $1,119,200 in 2024, and the yearly count peaked at 285 sales in 2021 and 284 in 2024. Minto was selling new homes through most of that period, so each year's median reflects the phases and plans that closed that year.
The reset in 2025 and 2026
The 2025 median of $821,600 sits 26.6 percent below 2024, and the 2026 median of $900,900 through October 2 is 9.7 percent above 2025. The 2025 and 2026 figures cover fewer recorded sales than 2024, and the 2026 year to date includes the 16 Phase 17 builder closings that carry the acreage use code and the 47 builder-direct closings recorded in the latest 12 months.
Single-family and condominium medians
In 2024 the 275 single-family sales had a $1,175,000 median and the 9 Dominica Isle condominium sales had a $950,000 median. In 2026 through October 2, the 109 single-family sales had a $997,000 median and the 7 condominium sales had a $790,000 median. The condominium share of sales is small, so the community median is a single-family number.
Which Minto collection fits an Isles of Collier Preserve buyer?
Isles of Collier Preserve has five Minto product types: Coastal Cottages from 1,204 to 1,466 square feet, Buttonwood paired villas from 1,560 to 1,864 square feet, Palmetto and Mangrove single-family homes, Lantana estate plans up to 4,327 square feet, and Dominica Isle coach home condominiums. Choose by size and ownership type first, then by phase. Data updated: October 2026.
| Product | Minto plan sizes, square feet under air | Ownership | Recorded sales, 12 months to Oct 2, 2026 |
|---|---|---|---|
| Coastal Cottages | 1,204 to 1,466 | Fee simple, detached | 12 sales, $622,500 median (our estimate by plan size) |
| Buttonwood paired villas | 1,560 to 1,864 | Fee simple, paired | 66 sales, $780,000 median (our estimate by plan size) |
| Palmetto single-family | 2,016 to 2,624 | Fee simple, detached | Included in the phase table above |
| Mangrove single-family | 2,333 to 3,153 | Fee simple, detached | Included in the phase table above |
| Lantana estate plans | 4,002 to 4,327 | Fee simple, two story | Included in the phase table above |
| Dominica Isle coach homes | 1,621 to 2,960 per Minto's Phase II release | Condominium, 102 county units | 8 sales, $806,250 median |

Coastal Cottages
Minto introduced 150 two-bedroom Coastal Cottages on January 31, 2022, in four plans named Marco, Sanibel, Useppa and Captiva, from 1,204 to 1,466 square feet under air. Four models opened on June 25, 2022. The Marco plan is 1,204 square feet under air and 1,806 square feet in total with lanai and garage, so compare plans by the same measure. The county recorded 12 cottage-size sales at a $622,500 median in the latest 12 months, our estimate by plan size.
Buttonwood villas
The Buttonwood Collection is Minto's paired villa line. Minto lists the Dahlia at 1,560 square feet, the Mimosa at 1,782 and the Fresia at 1,864, and its Phase II release gave a range of 1,565 to 1,862 square feet, so a buyer should read the plan's own sheet. Minto's April 2023 villa feature sheet lists reinforced concrete block walls, flat concrete roof tile, impact-rated windows on the front elevation with storm panels for the sides and rear, and a 10-year structural warranty as Minto states it. The county recorded 66 villa-size sales at a $780,000 median in the latest 12 months, our estimate by plan size.
Dominica Isle coach homes
Dominica Isle is the community's one condominium, with 102 county units, and it is governed by its own condominium association, separate from the master association. County records show 8 sales at a $806,250 median in the latest 12 months and 16 sales at $847,500 over 24 months. The association's dues, its building story count and its lease rules are not published online, so request the condominium documents before you make an offer. Search these homes in the condominium link in the listings section above.
Palmetto, Mangrove and Lantana single-family homes
Minto's single-family plans run from the Gardenia at 2,016 square feet to the Lantana Grande at 4,327, the largest plan Minto publishes. The Palmetto line runs from the Gardenia at 2,016 to the Bougainvillea at 2,624, the Mangrove line runs from the Pimento at 2,333 to the Camellia Grande at 3,153, and the two-story Lantana plans are 4,002 and 4,327. Minto first marketed single-family homes under the Banyan name, with plans from 2,741 to 4,284 square feet, and we do not map those plans to the later collections.
How many floor plans did Minto offer?
Minto's Phase II release announced 45 coach home, paired villa and single-family floor plan selections, and Minto's current Mangrove and Palmetto brochure lists 18 single-family plans. A buyer comparing resales can ask the listing agent for the plan name, because the plan name sets the room layout.
Is Isles of Collier Preserve sold out?
Yes. Minto announced on March 3, 2026 that The Isles of Collier Preserve sold out at 1,825 homes, and the county recorded its last builder-direct closing on May 21, 2026. Every sale recorded since is a resale. The community is built out, so a buyer today chooses among existing homes and negotiates with owners, not with a builder. Data updated: October 2026.
Where new construction is now
Isles of Collier Preserve has no new homes from the builder, so new construction in East Naples means a different community. Our Naples new construction guide lists the communities still selling new homes. A buyer who wants the Isles of Collier Preserve location with a newer home can ask us for resales of homes finished in the last three years.
How the 1,825 homes add up
The county roll shows 1,698 single-family parcels, 102 Dominica Isle condominium units and 25 final-phase parcels still carrying the acreage code, and 1,698 plus 102 plus 25 equals 1,825. That is our inference from the roll and Minto's count, not a figure Minto publishes by product. Phase 17 holds 229 homesites on 103 acres, which Minto described in 2022 as 138 paired villas and 91 detached homes.
What sold out means for a resale buyer
A sold-out community has no builder incentives and no unsold lots. Resales rose from 86 in the prior 12 months to 117 in the latest 12 months, and 43 of the sales recorded after May 21, 2026 were resales at a $958,000 median, from $470,000 to $3,845,000. A resale buyer negotiates price and terms with an owner and inspects the home as built, so an inspection and the seller's permit history matter more than they do on a model home.
What does it cost to own an Isles of Collier Preserve home?
Owning in Isles of Collier Preserve means a property tax bill, a master association assessment that the association does not publish, a $269.77 county solid waste charge, and in Phases 16 and 17 a 2.0000 mill MSTU, with no CDD. The estoppel certificate shows the exact dues and fees for the address you buy. Data updated: October 2026.
| Cost item | Amount or rule | Status |
|---|---|---|
| Master association dues | Not published; shown on the estoppel certificate | Request at contract |

No CDD
Isles of Collier Preserve has no community development district, so no CDD bond assessment appears on the tax bill. Minto's release says it elected not to use CDD funds, the Florida special district list has no Isles of Collier Preserve, Sabal Bay or Minto entry, and a 2025 tax bill for a Phase 2 parcel shows only a solid waste non-ad valorem line. Several neighboring communities do have CDDs, and the comparison table below shows which.
The Bayshore Avalon Beautification MSTU
The Bayshore Avalon Beautification MSTU is a county municipal service taxing unit with an adopted FY2026-27 rate of 2.0000 mills, down from 2.1104 the year before. It applies to parcels inside the MSTU boundary, reported to include Phases 16 and 17, so check the tax bill for the parcel you buy. At 2.0000 mills the charge is $2.00 for every $1,000 of taxable value.
A property tax worked example
The estimate below uses the FY2026-27 millage and the $269.77 solid waste charge on two price points: the $870,750 county median and the $1,200,000 resale median. The assessed value resets after a sale, so a buyer's first bill is not the seller's bill. This is an estimate, not a bill.
| Scenario | At $870,750, per year | Per month | At $1,200,000, per year | Per month |
|---|---|---|---|---|
| Homestead, no MSTU | $8,885.77 | $740.48 | $12,300.56 | $1,025.05 |
| Homestead, with MSTU | $10,527.27 | $877.27 | $14,600.56 | $1,216.71 |
| No homestead, no MSTU | $9,300.67 | $775.06 | $12,715.45 | $1,059.62 |
| No homestead, with MSTU | $11,042.17 | $920.18 | $15,115.45 | $1,259.62 |
Method: non-school millage of 6.2244 (8.2244 with the MSTU), school millage of 4.1470, plus $269.77 for solid waste; the homestead rows take $50,000 off the non-school value and $25,000 off the school value. The mosquito control rate is carried at its FY2026 value of 0.1349 because the FY2027 rate was not found. The estimate excludes association dues, homeowners insurance and flood coverage.
Costs at closing
At closing, the party that requests the estoppel certificate pays its fee, and Florida requires delivery within 10 business days. The certificate runs effective for 30 days, or 35 if mailed, and an amended certificate is free. We found no published working capital or capital contribution figure for this community, so ask for the amount on the estoppel certificate.
Florida Amendment 3
Amendment 3 is on the November 3, 2026 ballot and needs 60 percent of the vote. As written, it would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the non-homestead assessment cap from 10 percent to 5 percent, effective January 1, 2027. Recheck the result after November 3 before you rely on the estimate above.
Documents to request before you offer
Ask the seller for the recorded declaration and its December 17, 2024 amendment, which runs 306 pages, plus the articles, bylaws, rules, the current budget and reserve schedule, the estoppel certificate, the lease and pet forms, and the Dominica Isle condominium documents for a coach home. FirstService Residential lists a resale and lender document page for the master association.
What rules do Isles of Collier Preserve owners live under?
Owners in Isles of Collier Preserve live under a recorded master declaration administered by The Isles of Collier Preserve master association, a Florida not-for-profit managed by FirstService Residential, with a 306-page amendment recorded on December 17, 2024. Florida Statutes Chapter 720 governs the association, and Dominica Isle adds a separate condominium association. Data updated: October 2026.
The master association and its managers
The master property owners association is registered with the Florida Division of Corporations under document number N13000008408 and is managed by FirstService Residential. The Dominica Isle Condominium Association is a separate corporation, document number N14000007409, managed by Anchor Associates. The association runs an owner portal for documents and notices.
The December 2024 declaration amendment
A 306-page amendment to the declaration was recorded on December 17, 2024. Read the amendment as well as the original declaration, because the amendment can change use, leasing and architectural rules. We could not verify a turnover date from public records, because the sources we reviewed conflict, so this page does not state one.
Architectural review and exterior changes
Check the declaration for an architectural review process before any exterior change. Ask for the architectural guidelines, the approval form and any approved color and material lists, then confirm that the previous owner's pool, lanai or fence work has approval on file.
Access cards, vehicles and pets
The association issues access ID cards and keeps a vehicle registration, a guest call box list and a pet registration on one form with a liability waiver. The form allows three domestic pets per home, and the declaration bans Pit Bull types, Presa Canario and crossbreeds of those breeds. Dominica Isle may add its own condominium rules.
Recent Florida HOA law
Florida's 2024 House Bill 1203 amended Chapter 720, the state's homeowners association law, and the association's own recorded documents apply alongside it. A buyer who wants a legal reading should ask a Florida attorney, since this page summarizes public documents and is not legal advice.
Can I rent out a home at Isles of Collier Preserve?
Yes, with association approval. Isles of Collier Preserve requires a lease of at least 30 days, no more than three leases a year, written authorization before the tenant occupies, and a $50 application fee for each occupant 18 or older. A lease that is not authorized before occupancy is void. Dominica Isle's condominium may set separate lease rules. Data updated: October 2026.
The lease application
The association's 2025 lease application asks for a $50 non-refundable fee per occupant 18 and older, paid by credit card, and the packet goes by email to the management company address printed on the form. Submit the packet before the tenant moves in, because a lease the association did not authorize before occupancy is void.
Lease length and frequency
The 30-day minimum and three-leases-a-year limit rule out nightly and weekly stays. A home can be leased three times in a calendar year at most, and tenants are bound by the master declaration and its rules. An investor modeling a seasonal rental should plan around the three-lease limit.
Pets and tenants
The association form allows three domestic pets per home, dogs and cats, with birds and fish excluded, and the breed restrictions in the declaration apply to a tenant's pets as well. We could not verify a separate coach home pet rule, so ask Dominica Isle for its documents.
What rents are
This page does not print rent figures, because no association or county source publishes them. A rent estimate for a specific home is something a Domain Realty Group agent prepares from current leases, and the number of leases recorded at the community is a data item we list as owed from the MLS.
What amenities come with an Isles of Collier Preserve home?
Isles of Collier Preserve homes include access for registered residents to the Isles Club, with a zero-entry resort pool, a lap pool, a fitness center, courts, an event lawn and The Overlook Bar and Grill, plus 8+ miles of land trails and a separate 1.5 mile Snook Kayak Trail. Residents register with the association and receive an access card. Data updated: October 2026.
The Isles Club
The Isles Club is the community's social center, with a clubhouse, fitness center, pools, courts, event lawn and dining. Registered owners sign an amenity waiver in front of a FirstService Residential employee and receive an Access ID Card, and the front desk is open Monday through Saturday from 9 a.m. to 4 p.m. The association's waiver states there are no lifeguards and no on-site medical service. This page does not print a clubhouse square footage, because Minto's page for that figure has expired.
The Overlook Bar and Grill
The Overlook Bar and Grill sits on the Cypress Waterway beside the club and is open Thursday through Sunday only. The association's dining page lists Thursday noon to 8 p.m., Friday and Saturday noon to 9 p.m. and Sunday noon to 8 p.m., and it is closed Monday through Wednesday. Hours change, so confirm them on the association's dining page before a visit.
Greenway trails and the Blueway
The association's community site plan labels 8+ miles of Greenway Trails on land and a separate Blueway of 1.5 miles. The Cypress Waterway Trails are a 12-foot asphalt multi-use path for bikes and walkers with exercise stations and benches, and the Nature Trails are 6-foot concrete paths for pedestrians only. The Snook Kayak Trail is the one named water route, and nothing we reviewed says it reaches the Gulf.
Kayaks
The association supplies single and double kayaks and flotation devices through the management office, first come and first served, with no reservations. Kayak hours are Monday through Saturday from 9 a.m. to 4 p.m. and Sunday from 10 a.m. to 3 p.m., children under 15 need an adult 18 or older, and owners and their guests sign a waiver and a vessel use agreement. The community has a launch, a boathouse and a dock but no marina, slips or boat ramp.
Courts
The courts include tennis, pickleball, multi-use and bocce, and this page does not print court counts because no association or builder page publishes them. The association's courts page lists play from 7 a.m. to 10 p.m., reservations in 60-minute blocks with a 2-hour maximum per court, and a 15-minute no-show release. East Naples Community Park, about 2.1 road miles from the gate, is a county facility with its own public pickleball courts and is not a community amenity.
Pools and fitness
Isles of Collier Preserve has a zero-entry resort pool, a separate lap pool and cabanas, plus a fitness center and a fitness lawn. The association posts child access times for the pool: Monday through Thursday 1 p.m. to 4 p.m., Saturday 1 p.m. to 4 p.m. and Sunday 11 a.m. to 2 p.m., with Friday adults only. Read the pool rules before you plan guests under 18.
Dog park and preserve areas
The association's waiver names a Paw Park dog park and a Preserve Tower, and the site plan marks Nature Watch areas. The same waiver names alligators, snakes, raccoons, deer, bears and coyotes as present in the community, so pet owners should read it before they sign.
Is there golf at Isles of Collier Preserve?
No. Isles of Collier Preserve has no golf course, and golf is not part of the master association dues. The nearest golf is Lely Resort's public 36 holes about 3.9 road miles from the Tobago Boulevard gate, with Naples Lakes Country Club, a private club, about 4.9 miles away and Hibiscus Golf Club open to the public until April 2027 per the club. Data updated: October 2026.
| Golf option | Model | Road distance from the gate, approximate |
|---|---|---|
| Lely Resort, Mustang and Flamingo courses | Public, 36 holes, no membership required, tee times daily | About 3.9 miles, 12 minutes |
| Naples Lakes Country Club | Private, Arnold Palmer Signature course per the club | About 4.9 miles, 12 minutes |
| Hibiscus Golf Club | Public daily-fee until April 2027 per the club; check current status | Not computed |
Sources: club websites for each course; road distances from OpenStreetMap routing and are approximate. The Classics Country Club at Lely is a separate private club with its own membership.
Golf for an Isles of Collier Preserve resident
A resident who plays golf pays per round at a public course or joins a private club. Because no golf is bundled in the master association dues, an Isles of Collier Preserve owner does not pay for a course they do not use. For East Naples communities where golf is built in, see our Naples golf homes for sale guide and our Treviso Bay, Fiddler's Creek and Lely Resort pages.
Is Isles of Collier Preserve a gated community?
Yes. Isles of Collier Preserve is gated, with two entrances: the Tobago Boulevard gate house at 5430 Tobago Boulevard, and a Santo Domingo and Bayshore Drive entrance with a guest call box limited to owners. The association does not publish gate staffing hours, so ask for the current guest and delivery procedure before you rely on a staffed gate. Data updated: October 2026.
How guests enter
At the Santo Domingo entrance an owner registers a phone number, the guest dials from the call box, and the owner confirms by intercom and presses 9. The call box directory is limited to property owners, verified against Collier County records. Vehicle gate access uses a decal tied to a registered vehicle, and the association requires proof of registration.
What a resident registers
The association's access form covers the Access ID Card, the vehicle decal, the call box number, the pet registration and the amenity waiver. Proof of residency is a recorded deed or approved lease, a government ID with a community address, a trust or LLC designation, or a marriage certificate with an owner.
Is Isles of Collier Preserve a 55+ community?
No. Isles of Collier Preserve is not an age-restricted community. Neither Minto nor the association publishes an age restriction, and the association's pool rules set child access times, so households of every age live here. For communities restricted to residents 55 and older, see our Naples 55+ communities guide. Data updated: October 2026.
How to confirm any age rule
A buyer who wants to confirm that no such restriction applies should read the recorded declaration and its December 17, 2024 amendment, which are on the document list above.
Isles of Collier Preserve vs Naples Reserve: which fits your purchase?
Isles of Collier Preserve and Naples Reserve are both gated East Naples communities with no golf, and the main differences are the CDD, the product mix and the gate. Isles of Collier Preserve has 1,825 homes and no CDD, with 164 sales at an $870,750 median in the 12 months to October 2, 2026, while Naples Reserve has 1,075 homes and a CDD, with 54 sales at $885,500 in the 12 months to August 17, 2026. Data updated: October 2026.

Sources: Collier County Property Appraiser public data bundle (both medians, county records); Minto and association pages for Isles of Collier Preserve; the Domain Realty Group Naples Reserve page and its sources for Naples Reserve. The two medians use different windows, so they are not a same-period comparison.
Where Isles of Collier Preserve differs
Isles of Collier Preserve spans cottages from 1,204 square feet to estate plans of 4,327 square feet and a condominium building set, which gives a wide choice of product, and it has no CDD bill. It also has a long trail system and the Snook Kayak Trail. Its fees vary by phase, since the MSTU applies to Phases 16 and 17.
Where Naples Reserve differs
Naples Reserve is a smaller community of single-family homes and villas with a CDD assessment on each tax bill and a gate staffed from 6 a.m. to 10 p.m. with a virtual guard after hours. Its board approves every sale, which adds a step for a buyer. Read the Naples Reserve page for its sales and flood detail.
How to choose
Choose by product first: a buyer who wants a Minto cottage, villa or coach home condominium can only find those at Isles of Collier Preserve, while a buyer who wants a single-family home or villa in a community of 11 neighborhoods can look at Naples Reserve. Then compare the annual cost: a CDD adds a line to the tax bill at Naples Reserve, and the MSTU adds one to Phases 16 and 17 at Isles of Collier Preserve. Both associations require you to request dues on the estoppel certificate.

Esplanade by the Islands includes builder closings. Hacienda Lakes, Sabal Bay and Moorings Park Grande Lake had no recorded sales in the 12 months to October 2, 2026.
Treviso Bay, Naples Reserve and Riverstone
Treviso Bay has a deeded TPC golf course and a CDD, Naples Reserve has no golf and a CDD, and Riverstone has no golf and no CDD. Read our Treviso Bay, Naples Reserve and Riverstone pages for each community's sales, fees and flood detail.
Fiddler's Creek and Lely Resort
Fiddler's Creek and Lely Resort are larger communities with golf and CDDs. Fiddler's Creek sold 163 homes at an $825,000 median and Lely Resort 207 at $735,000, both in the 12 months to August 17, 2026. See our Fiddler's Creek and Lely Resort pages.
Esplanade by the Islands and Winding Cypress
Esplanade by the Islands recorded 158 sales at $855,000, with builder closings included: 86 detached homes at $1,232,300, 26 twin villas at $552,500 and 46 coach-home condominiums at $569,500, the split our Esplanade by the Islands page uses. Winding Cypress recorded 42 sales at $825,000. Both are in the 12 months to October 2, 2026.
Smaller East Naples communities
Naples Lakes Country Club recorded 40 sales at $565,000, Hammock Isles 11 at $1,400,000 and Kings Lake 58 at $265,000, with 100 sales at $300,000 over the 24 months to October 2, 2026. With fewer than 20 sales, each median can move on one transaction. Our Naples communities guide lists more.
Is Isles of Collier Preserve in a flood zone?
Isles of Collier Preserve is not in one flood zone: of 78 sampled addresses on the FEMA map effective February 8, 2024, 60 are Zone AE at a 7 foot base flood elevation, 9 are AE at 8 feet, all in Phases 16 and 17, and 9 are shaded Zone X. Zones change within a street, so check the address. Data updated: October 2026.
Sampled addresses by zone
We tracked 78 addresses spread across the 17 phases and Dominica Isle against FEMA's National Flood Hazard Layer on October 28, 2026. The map shows 60 addresses at AE with a 7 foot base flood elevation, 9 at AE with an 8 foot elevation, and 9 in shaded Zone X, the 0.2 percent annual chance zone. No sampled address was in a VE zone or in unshaded X. Interpolated points can sit near a zone edge, so this is a sample, not a certification of any parcel.

Zones change within a street
Dominica Drive, Megans Bay Drive and Saona Court each have addresses in more than one zone: on Dominica Drive the sampled condominium buildings in the 6500 block are AE at 7 feet, one sampled address in the 7000 block is shaded X and two others are AE. All 5 sampled Phase 1 addresses on Andros Drive and Martinique Drive are shaded X. Do not assume a street's zone from a neighbor.
The preliminary flood map
FEMA released a preliminary flood map for Collier County on March 20, 2025, and a 90-day appeal period opened on August 19, 2026, with the county's target for the new effective date in summer 2027. Of the 64 sampled points the preliminary data covers, 1 changes zone, from shaded X to AE at 8 feet. The other 14 sampled points fall where the preliminary data has no revised polygon. Check the preliminary map for the address you are buying.
Letters of Map Revision based on Fill
FEMA's database lists 137 LOMR-F and related map change cases for Isles of Collier Preserve and Dominica Isle between 2014 and 2026, and 109 were issued after the map effective February 8, 2024. A LOMR-F removes a structure from the mapped flood area when the structure's lowest floor is at or above the base flood elevation. A buyer or a lender may rely on a letter in the seller's file, so ask whether one exists for the home.
Flood insurance policies and the CRS class
In the two census block groups that contain the community, 1,937 flood policies were written under the National Flood Insurance Program from July 1, 2025, at a $1,013 median premium. Policies rated AE had a $1,184 median and policies rated X had a $1,008 median. Collier County is CRS Class 5 in every record, which gives policyholders a 25 percent premium discount. These block groups include homes outside Isles of Collier Preserve, so the count is an upper bound.
Hurricane Ian and the community
The National Hurricane Center put Hurricane Ian's storm surge at 6 to 9 feet above ground in Naples. In the larger of the two block groups, the NFIP recorded 59 Ian claims, 54 of them paid, and 9 claims were on homes built in 2013 or later, 6 of them paid. These block groups include older homes outside the community, so the counts are a ceiling. No official source we found names Isles of Collier Preserve as flooded or spared in Ian.
Evacuation zone
Every sampled address is in Collier County Evacuation Zone A, the zone ordered first, on the county layer edited August 20, 2026. Check the county emergency management site for the current evacuation order.
Wind, roofs and insurance at Isles of Collier Preserve
Isles of Collier Preserve sits in design wind bands of 166 to 167 miles per hour in Collier County's Risk Category II map under the Florida Building Code, 8th Edition. Minto's villa spec lists reinforced block walls, concrete tile roofs and impact windows on the front elevation only, so a buyer should verify openings and roof age on each home. Data updated: October 2026.
Design wind speed
All 78 sampled addresses fall in a design wind band of 166 miles per hour for 45 addresses or 167 for 33 addresses, Risk Category II. Design wind speed is a building code input, not a forecast, and it applies to homes built to the code edition in force at permit.
Roofs and openings
Minto's April 2023 villa feature sheet lists a flat concrete roof tile, reinforced block exterior walls, impact-rated windows on the front elevation and storm panels for the sides and rear. The sheet covers the villas only, so ask for the permit set and a wind mitigation inspection for any single-family home or cottage, and ask what shutters or panels stay with the home.
Homeowners insurance market
The Florida Office of Insurance Regulation's data as of September 30, 2025 shows an average Collier County HO-3 premium of $5,565 including wind and $2,269 for condominium unit owners. Citizens Property Insurance reported that its 2026 statewide average multiperil change is down 8.8 percent across about 336,000 policies. Your own premium depends on the home's age, roof, openings and flood coverage, so get a quote before you offer.
The 25-year rule and condominium reserves
Florida Statutes 553.899 sets milestone inspections for condominium buildings of three or more habitable stories, with a clock of 25 years for buildings within 3 miles of salt water. The Dominica Isle story count is not published, so ask the association whether a milestone inspection or a structural integrity reserve study applies. Fee simple homes and villas are not condominiums and are not subject to these rules.
My Safe Florida Home
My Safe Florida Home grants require a home built before January 1, 2008, and Minto began selling at Isles of Collier Preserve in 2014, so the community's homes do not meet that program's grant criteria.
Which schools serve Isles of Collier Preserve?
Isles of Collier Preserve's schools depend on the street: Avalon Elementary serves most addresses, Manatee Elementary serves a few Dominica Drive and Saona Court addresses, and Phases 16 and 17 feed Gulfview Middle and Naples High while the rest feed Manatee Middle and Lely High. Check the address with the district's zone lookup, because zones can change each year. Data updated: October 2026.
| Area of the community | Elementary | Middle | High |
|---|---|---|---|
| Most streets, including the gate, Dominica Drive, Saona Court, Arriba Avenue, Cayo Coco Lane, Andros Drive, Megans Bay Drive, Lyford Isle Drive and Antigua Way | Avalon Elementary | Manatee Middle | Lely High |
| 7166 and 7202 Dominica Drive, and 7214, 7250, 7258, 7294, 7302, 7334 and 7342 Saona Court | Manatee Elementary | Manatee Middle | Lely High |
| Phases 16 and 17: Calypso Court, Yucatan Court, Gustavia Court, Nevis Way, Paradera Court and Santo Domingo Drive | Avalon Elementary | Gulfview Middle | Naples High |
Sources: Collier County Public Schools address zoning lookup for the 2027 school year, queried October 28, 2026 on streets across the community. Antigua Way addresses carry ZIP code 34112 and still map to Manatee Middle and Lely High.

How to confirm a school for an address
Run the street number through the district's zone lookup before you make an offer, and ask the district whether any rezoning applies for the year your child will enroll. The 2027 zoning data we queried showed no pending rezone on the addresses tested.

Beaches and the Naples Pier
Lowdermilk Park, the nearest beach park we measured, is 6.8 road miles and about 15 minutes from the gate, so the beach is a drive and not a walk. The Naples Pier is closed for rebuild, and the City of Naples says it reopens in July 2027. Beach access continues through pedestrian bypasses at Broad Avenue South and 13th Avenue South.
Fifth Avenue South, Third Street South and the airport
Fifth Avenue South is 4.7 road miles and about 10 minutes from the gate, and Naples Airport, a general aviation field, is 4.3 miles and 10 minutes. Commercial flights use Southwest Florida International Airport, 37.6 miles and about 52 minutes away.
Hospitals
Physicians Regional Medical Center on Collier Boulevard is 5.2 road miles and about 11 minutes from the gate, and its listing shows a 24-hour emergency room. NCH Baker Hospital Downtown Naples is 5.5 miles and about 13 minutes. We did not verify wait times or trauma designations.
Shopping, parks and daily errands
A Publix at Naples Towne Centre is 1.8 road miles from the gate, a Walmart Supercenter is 2.1 miles, Sugden Regional Park is 1.8 miles, the Naples Zoo is 6.2 miles and the South Regional Library is 4.9 miles. The Bayshore Pedestrian Boardwalk to Sugden Regional Park opened on February 26, 2026.

Marco Island is 13.2 road miles and about 23 minutes away. The Rookery Bay Environmental Learning Center is 5.3 miles and 11 minutes away, and the Isles of Collier Preserve itself has no marina, slips or boat ramp, so Gulf boating needs a separate arrangement. Hamilton Harbor Yacht Club is a nearby, separately run dry-slip and wet-slip club with its own membership.
What utilities, services and local government serve Isles of Collier Preserve?
Isles of Collier Preserve sits in unincorporated Collier County and gets water and sewer from the Collier County Water-Sewer District, fire and rescue from Greater Naples Fire Rescue, which levies 2.0 mills for FY2026-27 if the parcel is in the district, and county commissioners from Districts 1 and 4, depending on the street. Data updated: October 2026.
Water and sewer
County records for Phase 17 and Phase 3 place the community in the Collier County Water-Sewer District, not City of Naples utilities. The district's new rate resolution, Resolution 2026-60, took effect on October 1, 2026, so ask for a current bill from the seller.
Fire and rescue
Greater Naples Fire Rescue District adopted 2.0 mills for FY2026-27, up from 1.5 mills before the August 2024 referendum added 0.5 mill, and its Station 22 is at 4375 Bayshore Drive. The district's levy appears on a tax bill only if the parcel is inside the district, so check the bill for the parcel you buy.
Solid waste
Collier County's solid waste charge is $269.77 a year effective October 1, 2026, up from $261.91, and it appears as a non-ad valorem line on the tax bill.
County commission districts
The community is split between Collier County Commission Districts 1 and 4 by street: the gate and the 34113 side are in District 1, and the western streets are in District 4. The county's district map shows which district a parcel falls in.
Nearby projects
The county's Bayshore Gateway Triangle redevelopment area lies north of the community, and the Bayshore Pedestrian Boardwalk opened on February 26, 2026. A rezoning petition for the Windward Landing RPUD, 71.46 acres and up to 90 units off Bayshore Drive to the north, had a hearing set for June 9, 2026, and we could not confirm its outcome.

Minto opened models in 2014 and announced the community sold out at 1,825 homes on March 3, 2026. Data updated: October 2026.

Preserve and conservation land
The ordinance requires at least 559.52 acres of preserve and at least 30 percent open space, and Minto says more than half of the original 2,400 acres is natural habitat and nature preserves. The Business Observer reported about 1,300 acres left as preserve in 2013, so the regulatory minimum and the delivered total differ.
The builder's record
Minto is the community's developer and homebuilder and offers a 10-year structural warranty, as it states. No construction defect or turnover case naming the community surfaced in the public news and agency sources we reviewed on October 28, 2026. That is a search result, not a guarantee, so a buyer should still inspect the home.

What is the median price of an Isles of Collier Preserve home?
Collier County recorded 164 qualified sales in the 12 months to October 2, 2026, at an $870,750 median, from $470,000 to $3,845,000. The 117 resales sold at a $1,200,000 median and the 47 builder-direct closings at $795,300, so the price you pay depends on the phase and the product.

The association does not publish its dues, so this page prints no figure. A buyer receives the exact amount on the estoppel certificate, whose fee Florida caps at $250 in statute, adjusted to $299, and which the association must deliver within 10 business days. Dominica Isle has a separate condominium association with its own dues.
How long does the estoppel certificate take?
Florida Statutes 720.30851 requires delivery within 10 business days of the request, at a fee capped at $250 in statute and adjusted to $299, with no fee if it is late. The certificate is effective for 30 days, or 35 if mailed, and an amended certificate is free.
Is there a CDD at Isles of Collier Preserve?
No. Isles of Collier Preserve has no community development district. Minto's release says it elected not to use CDD funds, and the Florida special district list has no entry for the community. The tax bill instead carries a $269.77 solid waste charge and, for Phases 16 and 17, a 2.0000 mill MSTU.
What are property taxes on an Isles of Collier Preserve home?
Our estimate at the $870,750 county median is $8,885.77 a year with a homestead exemption and no MSTU, or $10,527.27 with the MSTU, using FY2026-27 millage and the $269.77 solid waste charge. At $1,200,000 the estimates are $12,300.56 and $14,600.56. These are estimates, not bills.
What is the Bayshore Avalon Beautification MSTU?
It is a county taxing unit set at 2.0000 mills for FY2026-27, down from 2.1104. It applies to parcels inside its boundary, reported to include Phases 16 and 17, and costs $2.00 per $1,000 of taxable value. Check the tax bill for any parcel you consider buying.
Does Amendment 3 change property taxes at Isles of Collier Preserve?
Amendment 3 is on the November 3, 2026 ballot and needs 60 percent. If it passes, the non-school homestead exemption would rise to $150,000 in 2027 and $250,000 in 2028, and the non-homestead assessment cap would fall from 10 percent to 5 percent from January 1, 2027. Recheck after the vote.

Collier County is CRS Class 5. Your quote depends on the home's elevation certificate, so ask the seller for it.
What does homeowners insurance cost at Isles of Collier Preserve?
The Florida Office of Insurance Regulation reports an average Collier County HO-3 premium of $5,565 including wind and $2,269 for condominium unit owners, with data as of September 30, 2025. Your premium depends on roof age, openings and flood coverage, so get a quote on the specific home before you offer.
What roofs and windows do the homes have?
Minto's April 2023 villa feature sheet lists reinforced block walls, concrete roof tile and impact windows on the front elevation with storm panels for the sides and rear, plus a 10-year structural warranty as Minto states. The sheet covers villas only, so verify single-family homes from the permit set and an inspection.
Is My Safe Florida Home available at Isles of Collier Preserve?
No. My Safe Florida Home grants require a home built before January 1, 2008, and Minto began selling at Isles of Collier Preserve in 2014, so homes here do not meet the grant criteria. Ask your insurer about wind mitigation credits for the home's openings and roof instead.
Is Isles of Collier Preserve gated?

Can I rent my home at Isles of Collier Preserve?
Yes, with approval. The association requires a lease of at least 30 days, no more than three leases a year, authorization before occupancy and a $50 application fee for each occupant 18 or older. A lease not authorized before occupancy is void. Dominica Isle may set separate rules.

The association's form allows three domestic pets per home, meaning dogs and cats, with birds and fish excluded. The declaration bans Pit Bull types, Presa Canario and crossbreeds, and owners register pets with rabies tag details. Coach homes may have separate condominium rules, so ask Dominica Isle for them.
