Land for sale in Naples, Florida: Collier County recorded vacant residential land sales by Naples ZIP code, 12 months to August 31, 2026
A typical Golden Gate Estates homesite east of Naples: about 2.25 acres, private well and septic, no HOA.

Key takeaways

  • Collier County recorded 845 qualified vacant residential land sales in Naples ZIP codes in the 12 months to August 31, 2026, at a $239,900 median.
  • Golden Gate Estates is the Naples land market: 378 qualified vacant-land sales at a $122,500 median in its own 12-month window, on lots that typically run 2.25 acres.
  • Coastal land is a different market: lot sales in 34102 recorded a $3,650,000 median, 34103 $2,517,500 and 34108 $1,550,000.
  • Some county “land” sales in new communities are finished homes on parcels the roll still coded vacant, so ZIP 34112’s $861,100 land median is not a lot price.
  • A new home on a Collier County lot pays $23,006.29 in county impact fees under 4,000 sq ft (rates effective December 1, 2025), before well, septic, fill and fire fees.

Naples land and lots for sale right now

Live Naples land listings are linked below, filtered to the Land property type with a Naples address. Most Naples land listings are Golden Gate Estates acreage; the coastal lots are few and often sold off-market or as teardowns, which show up as homes, not land.

Listing data refreshes from the Southwest Florida MLS throughout the day, and a lot shown may already be under contract. Builder lots in new communities are sold as house-and-lot packages and mostly do not appear as land; see new construction homes for sale in Naples for those.

What did land sell for in Naples?

Collier County recorded 845 qualified vacant residential land sales in Naples ZIP codes in the 12 months to August 31, 2026, at a median of $239,900; we tracked every one of them by ZIP code from the Property Appraiser’s files. Why do some ZIP medians look like home prices?

In new communities the county often records a builder’s finished-home sale on a parcel the property roll still codes as vacant, because the roll has not caught up with the house. Those sales count as “land” in the county files even though the buyer bought a home.

Valencia Sky in 34112 is the clearest case. In the 12 months to August 31, 2026, the county recorded 73 Valencia Sky “land” sales at a median of $882,000, and all 133 qualified Valencia Sky sales in the year were builder-direct home sales, 73 of them on parcels still coded vacant. That is why 34112 shows an $861,100 land median in the 12 months to August 31, 2026. Terreno at Valencia (31 at $540,000) shows the same pattern in the county records, and SkySail Phase Two recorded 9 land-coded sales at a $701,600 median. Treat those prices as new-home prices, and see our pages on Valencia Sky, Terreno at Valencia and SkySail.

Which Naples subdivisions recorded the most land sales?

Outside the builder communities, the most active land subdivisions in Naples are numbered Golden Gate Estates units. These are true lot sales, mostly 1.14 to 5 acre tracts.

County subdivision (as recorded) Land sales Median
Golden Gate Est Unit 89 16 $94,000
Golden Gate Est Unit 93 15 $110,000
Golden Gate Est Unit 38 14 $80,000

Golden Gate Estates: the Naples land market explained

Golden Gate Estates is not a gated community or an HOA. It is a 1960s land plat east and northeast of Naples, 176 recorded subdivision names and about 45,000 parcels on the county index, platted by Gulf American Land Corporation and governed by Collier County zoning. For a buyer who wants acreage in Naples, it is most of what exists. Our Golden Gate Estates homes for sale page covers the homes side.

How much did Golden Gate Estates land sell for?

Collier County recorded 453 qualified vacant-land sales on Golden Gate Estates plats in the 12 months to August 31, 2026, at a median of $125,000, from $23,000 to $3,150,000. The prior 12 months recorded 389 at $125,000, so lot prices held flat.

Golden Gate Estates, county recorded Sales Median
Vacant land, all plats 453 $125,000
Vacant land, ZIP 34120 307 $125,000
Vacant land, ZIP 34117 131 $115,000
Vacant land, prior 12 months 389 $125,000
Improved homes, all plats 833 $575,000
Builder-direct new homes 62 $546,350

Source: Collier County Property Appraiser, qualified sales, Golden Gate Estates plats, 12 months September 1, 2025 to August 31, 2026 (bundle dated October 27, 2026; Golden Gate Estates research pack method). The Southwest Florida MLS showed 344 vacant-land closings at a $135,000 median and a median lot of 2.27 acres for July 15, 2025 to July 15, 2026 (MLS pull dated July 15, 2026). The county count runs higher because it includes owner-to-owner sales never listed on the MLS.

How big are Golden Gate Estates lots?

The typical Estates lot is 2.25 acres. Tracts are 660 feet deep, so a 75-foot-wide tract is 1.14 acres, a 150-foot tract is about 2.27 acres and a 330-foot tract is 5 acres. The Golden Gate Area Master Plan caps density at one home per 2.25 acres and treats smaller lots as legal non-conforming lots, down to 1.14 acres. Multifamily is prohibited except in one mixed-use subdistrict.

What can you build on an Estates lot?

Estates zoning is why buyers come. The Collier Land Development Code allows horses or livestock up to 2 per acre (no hogs), up to 25 chickens, a guesthouse (never rentable), detached garages and barns, boats and RVs outside rear-yard rules, and home businesses. Setbacks are 75 feet front and rear and 30 feet on the sides, with a 30-foot height limit and a 1,000 square foot minimum home.

Is there an HOA in Golden Gate Estates?

No. Classic Estates lots have no HOA and no community development district, so county zoning and code enforcement do the job an association would do elsewhere. Old Gulf American deed restrictions can still appear in title work, so read the title commitment. Communities built inside the Estates grid, such as Waterways of Naples, Valencia Lakes and Orange Blossom Ranch, do carry their own associations.

Urban Estates versus Rural Estates

The county plan splits the Estates at Collier Boulevard (CR 951). Urban Golden Gate Estates lies west of it, in ZIPs 34116 and 34119, and is close to North Naples shopping and the beaches; Rural Golden Gate Estates lies east of it. The price gap is wide: improved homes on Urban Estates plats recorded 82 sales at a $1,000,000 median in the year, against roughly $548,750 to $570,000 in 34117 and 34120. Only 9 vacant lots sold on the urban side, so most Estates land for sale is rural.

Who builds new homes on Estates lots?

Mostly the owners. The county roll shows 935 homes built on Estates plats in 2024 and 878 in 2025, but only 62 builder-direct sales recorded in the 12 months to August 31, 2026. Most new Estates homes are built for an owner on a lot the owner already holds, so they never record as a new-home sale. The practical choice is to buy a lot and hire a builder, or to buy a builder’s finished spec home.

Flood, drainage and storms in the Estates

Most of the Estates is FEMA Zone AH (shallow ponding under 3 feet) on the 2012 countywide maps, with Zone X pockets, and the zone is set parcel by parcel. Never assume a whole unit is one zone. Drainage runs through the Big Cypress Basin canal system, about 123 miles of primary canals managed by the South Florida Water Management District, and the canals are for flood control, not boating to the Gulf. Tropical Storm Debby dropped 8 inches of rain on the Estates in a single day in August 2024. New homes sit on fill pads raised above the surrounding grade. Hurricane Ian in 2022 was mainly a rainfall event inland, per the National Weather Service, and the basin’s canal structures are run on a published seasonal schedule.

Roads, bridges and wildfire

Access is changing. Phase 1 of the Vanderbilt Beach Road Extension opened in June 2026, the biggest access change for the central Estates, and the county’s 16th Street NE bridge program adds new canal crossings. Fire coverage differs by area: Greater Naples Fire levies 2.0 mills, and Fire Station 74 at Golden Gate Boulevard and DeSoto was announced in June 2026. Collier County lifted its burn ban in July 2026; Estates lots carry pine and palmetto, so ask about brush clearing and defensible space when you price a build.

What surrounds Golden Gate Estates?

The southern Estates plats below I-75 were bought back by the state from 1985 and restored as the Picayune Strand, now a joint restoration project with the US Army Corps of Engineers and home to Picayune Strand State Forest. To the north sit the Corkscrew Regional Ecosystem Watershed lands and Audubon’s Corkscrew Swamp Sanctuary. Max A. Hasse Jr. Community Park and Big Corkscrew Island Regional Park serve the Estates, and Collier County received $2 million to study an I-75 interchange at Everglades Boulevard. In the north and east, fire service comes from North Collier Fire’s Big Corkscrew Island service area rather than Greater Naples Fire, so check the district on the tax bill.

What is changing in the Golden Gate Area Master Plan?

The county’s Rural Golden Gate Estates Restudy Advisory Committee is active through 2026, and its growth and commercial needs study is dated April 20, 2026. The 2023 incorporation feasibility study counted 23,911 rural Estates parcels, 39.9 percent of them vacant, about 600 new homes a year and a projected build-out around 2038. Read the Urban and Rural sub-elements on collier.gov before you buy for commercial or split-lot plans.

Schools for an Estates lot

The Estates spans many school zones, and boundaries changed for 2025-26 and 2026-27. Schools that serve core Estates streets include Estates, Big Cypress, Sabal Palm, Corkscrew and Palmetto Elementary, Corkscrew and Cypress Palm Middle, and Palmetto Ridge High, all graded A for 2024-25 in the district’s published school grades. Bear Creek Elementary opened in August 2025. Check the exact lot on the district’s school zone lookup.

Building on a Naples lot: what to check first

A lot price says little until five things are known: who issues the permits, what the impact fees and utility costs are, how water and sewer reach the lot, what the flood map requires, and whether access and title are clean. Each of these checks can turn a cheap lot into an expensive build, and each is quick if it starts before the contract is signed.

Who issues building permits for a Naples lot?

Inside the City of Naples (Olde Naples, Port Royal, Aqualane Shores, The Moorings, Coquina Sands, Park Shore), the City handles zoning, building permits, floodplain review and historic preservation. Everywhere else with a Naples address, including all of Golden Gate Estates, Collier County’s Growth Management Community Development department permits the build in unincorporated Collier County. Confirm the jurisdiction on the parcel record before you budget.

What are the impact fees for a new home in Collier County?

Collier County charges impact fees when a new home is permitted. The county’s residential rate sheet, effective December 1, 2025, lists $23,006.29 for a single-family home under 4,000 square feet and $25,617.79 at 4,000 square feet and above. Fire impact fees are separate and vary by fire district. Inside the City of Naples, the county does not assess its community parks, law enforcement, fire, water or sewer impact fees, so the total differs there.

Well and septic, or water and sewer?

Golden Gate Estates lots use a private well and a septic system. Septic systems are permitted and inspected by the county health department of the Florida Department of Health, while the Florida Department of Environmental Protection has run the septic program’s rules since July 1, 2021 under the Clean Waterways Act. Private wells follow the Florida Department of Health private well program. Budget for a soil test, the septic permit and the well before you price the house. Most coastal and in-town lots connect to City of Naples or Collier County water and sewer instead; ask the utility for the connection cost on the exact lot. Electric service in much of the Estates is LCEC.

Flood zone and elevation

A lot in a Special Flood Hazard Area (Zones AE, AH, AO or VE) must be built with the lowest floor at or above the base flood elevation, which adds fill and foundation cost. The City of Naples and Collier County floodplain offices set any added height in their own codes. Pull the lot’s zone on the FEMA Flood Map Service Center and on Collier County floodplain management, and order an elevation survey before you price the build. Unincorporated Collier County holds a Community Rating System Class 5, which discounts flood insurance premiums.

Property taxes on vacant land

A vacant lot pays the full tax bill with no homestead exemption, because Florida’s homestead exemption applies only to a home that is the owner’s permanent residence on January 1 (Florida Department of Revenue). Fire district millage depends on where the lot sits; Greater Naples Fire levies 2.0 mills. Inside the City of Naples, the City adopted 1.29 mills for fiscal 2026-27, and Collier County kept its own millage unchanged for the 2026-27 budget.

Survey, title and access

Order a boundary survey and a title commitment. In the Estates, confirm the lot fronts a county-maintained road or has recorded access, and check for old Gulf American deed restrictions. On waterfront lots, confirm the seawall, any dock permits and canal depth. We also check every lot on satellite imagery before we price it, for frontage, neighbors and drainage.

Coastal lots and teardowns in Naples

Coastal Naples land rarely sells as land. Most Gulf-side and bayfront homesites change hands as older houses that are torn down and rebuilt, so the county records them as home sales. The vacant-lot sales that do record are few and expensive: 26 in 34102 at a $3,650,000 median, 18 in 34103 at $2,517,500 and 21 in 34108 at $1,550,000 in the 12 months to August 31, 2026.

Port Royal

Port Royal, on the southern tip of the City of Naples, is a rebuilt market: the county index puts the median year built at 2012, which reflects heavy teardown and rebuild since the 1950s plats. The county recorded 30 qualified sales in the 12 months to August 31, 2026 at an $18,050,000 median, and 25 of them were single-family homes; the rest were vacant and miscellaneous parcels. Port Royal Property Owners Association dues are voluntary, $835 a year for member property in 2026, but the association requires them during construction with three years prepaid, and new construction goes through its architectural review under a published fee schedule. The City’s Port Royal canal dredging assessment, billed November 2013 to November 2018, is paid off, and City utilities (water, sewer, stormwater and solid waste) are billed per cycle on the City’s rate sheet. FEMA puts 76.2 percent of Port Royal parcels in the Special Flood Hazard Area on the map effective February 8, 2024.

Olde Naples

Olde Naples is the original 1887 Plan of Naples grid around Third Street South and Fifth Avenue South, with the Naples Pier, first built in 1888, at 12th Avenue South. Its Naples Historic District joined the National Register in 1987, and the voluntary Old Naples Association charges $100 a year for a resident household; there is no mandatory HOA on the single-family grid. Single-family lots are typically zoned R1-7.5 or R1-10 with a 30-foot height cap under City code, and the Naples Historic District inventory recorded a 61 percent decrease in its original 1987 historic buildings as a result of total demolition. The largest recent land sale was a Gulf-front assemblage at Fifth Avenue South and Gulf Shore Boulevard South that sold for $37,000,000 in May 2026.

Aqualane Shores

Aqualane Shores, just north of Port Royal, has seven plats with 360 parcels: 329 homes, 19 vacant homesites and 10 dock, seawall or pool-only lots on the 2026 preliminary roll. Its median year built is 2015, so most of it has been rebuilt, and price is driven by the lot and its frontage: canal, open bay or Gulf side. On the February 2024 FEMA map, 95 percent of its parcels are in Zone AE with a base flood elevation of 8 or 9 feet. City special assessments matter here too: a 2019 utility line extension for natural gas and fiber carried a $1,360,840 capital cost across 536 ballots.

How teardown pricing works

On a coastal teardown, the buyer is paying for the lot, and the old house is a cost. Price it like land: frontage type and width, flood zone and base flood elevation, City setbacks and height limits, and the cost to demolish and rebuild to today’s code. See our Naples waterfront homes for sale and Naples luxury homes for sale pages for the finished-home side of these markets.

Buying land with a builder in Naples

There are two ways to build new in Naples. You can buy a lot and hire a builder (the Estates route), or you can buy a house-and-lot package from a builder in a planned community, where the lot is not sold on its own.

Lot and build in Golden Gate Estates

Buy the lot first, then contract the build. Several custom and scattered-lot builders publish Estates programs; check each builder’s license on the Florida DBPR license search, and ask for a fixed price that names who pays for clearing, fill, the well, the septic system and the impact fees. With 936 Estates homes built in 2024 and 872 in 2025 on the county roll, there is an active local trade building on Estates lots.

House-and-lot packages in builder communities

In planned communities the builder owns the lots and sells them only with a home. At Valencia Sky (55+ by recorded declaration), GL Homes owned all 251 Phase II lots, and the first Phase II home is expected in February 2027, per GL. At Terreno at Valencia, DiVosta lists 13 plans on 686 platted homesites, from $400,990 to $985,990 on its site as of October 21, 2026, and Terreno’s CDD adds $2,254.12 to $2,467.20 a year per home for fiscal 2026-27. Valencia Sky’s Community Center opened in February 2026, and its zoning sits in the county’s PUD master list. The lot cost is inside the home price, so these sales record as homes. See new construction homes for sale in Naples for the builder communities, and 55+ communities in Naples for the age-restricted ones.

Which route costs less?

On paper the Estates lot is cheaper: a $125,000 median lot against a $546,350 median builder-direct Estates home and an $852,900 median at Valencia Sky. But the Estates buyer also pays for clearing, fill, well, septic, impact fees and the build, and gets acreage, no HOA and no CDD. The community buyer pays one price and gets amenities, an HOA and, in some communities, a CDD on the tax bill.

How much does land cost in Naples, FL?

Collier County recorded 845 qualified vacant residential land sales in Naples ZIP codes in the 12 months to August 31, 2026, at a $239,900 median. Inland acreage in ZIPs 34117 and 34120 sold for $142,000 to $150,000, while coastal lots in 34102 recorded a $3,650,000 median.

How many land sales recorded in Naples last year?

845 qualified vacant residential land sales recorded in the 14 Naples ZIP codes in the 12 months to August 31, 2026, per the Collier County Property Appraiser. 593 of them were in ZIPs 34117 and 34120, the Golden Gate Estates side of town, and only 65 were in the three coastal ZIPs 34102, 34103 and 34108.

Where is the cheapest land in Naples?

Golden Gate Estates. The county recorded 453 qualified Estates land sales at a $125,000 median in the 12 months to August 31, 2026, from $23,000 up. The lowest unit medians, about $80,000 to $97,500, were in Units 38, 45, 89 and 78, on lots that typically run 1.14 to 2.25 acres.

What does a lot cost in ZIP 34120?

The county recorded 436 qualified land sales in 34120 at a $150,000 median in the 12 months to August 31, 2026. In the same window, Estates lots alone recorded 307 at $125,000; the higher ZIP median includes builder-community sales such as Terreno, which the county still coded as land.

What does a lot cost in ZIP 34117?

The county recorded 157 qualified land sales in 34117 at a $142,000 median in the 12 months to August 31, 2026. In the same window, Estates plats alone recorded 131 lot sales at $115,000. Most 34117 land is classic Estates acreage with a private well and septic and no HOA.

What do coastal lots in Naples sell for?

Few trade as land. The county recorded 26 lot sales in 34102 at a $3,650,000 median, 18 in 34103 at $2,517,500 and 21 in 34108 at $1,550,000 in the 12 months to August 31, 2026. Most Gulf-side homesites change hands as older homes bought to tear down.

How big is a typical Golden Gate Estates lot?

About 2.25 acres. Tracts are 660 feet deep, so width sets the size: 75 feet wide is 1.14 acres, 150 feet is about 2.27 acres and 330 feet is 5 acres. The county master plan caps density at one home per 2.25 acres, with smaller legal non-conforming lots allowed.

What is the median lot size on the MLS in the Estates?

The Southwest Florida MLS showed a median lot of 2.27 acres across 344 Golden Gate Estates vacant-land closings at a $135,000 median, for July 15, 2025 to July 15, 2026 (pulled July 15, 2026). The county’s 378 sales run higher because they include owner-to-owner sales never listed.

Does Golden Gate Estates have an HOA?

No. Classic Estates lots have no HOA and no community development district; Collier County zoning and code enforcement govern them. Old Gulf American deed restrictions can appear in title work. Communities built inside the grid, such as Waterways of Naples and Valencia Lakes, have their own associations.

Can I keep horses on a Naples lot?

On Golden Gate Estates lots, yes. The Collier Land Development Code allows horses or livestock up to 2 per acre, no hogs, and up to 25 chickens. Planned communities and City of Naples lots follow their own zoning and covenants, so check them and any recorded covenants on the exact parcel first.

Can I build a guesthouse on an Estates lot?

Yes. Estates zoning allows a guesthouse, but it can never be rented, per Collier County’s code clarification on guesthouses. Setbacks are 75 feet front and rear and 30 feet on the sides, the height limit is 30 feet, and the main home must be at least 1,000 square feet.

What is the difference between Urban and Rural Golden Gate Estates?

The county plan splits the Estates at Collier Boulevard (CR 951). Urban Estates, west of it in ZIPs 34116 and 34119, recorded 82 home sales at a $1,000,000 median in the year but only 9 lot sales. Rural Estates, east of it, holds most of the land for sale.

Is Golden Gate Estates the same as Golden Gate City?

No. Golden Gate City is a separate 4-square-mile urban grid in ZIP 34116 with central water and sewer, by the same 1960s developer. Golden Gate Estates is the acreage plats east and northeast of Naples, on private wells and septic. Our Golden Gate City page covers the City.

Do Naples land buyers need a well and septic system?

In Golden Gate Estates, yes: lots use a private well and septic, permitted through the Florida Department of Health county office under rules the Florida Department of Environmental Protection has run since July 1, 2021. Most coastal and in-town Naples lots connect to City of Naples or Collier County water and sewer instead.

Who permits a septic system in Collier County?

The county health department, part of the Florida Department of Health, still permits and inspects most septic systems. The Florida Department of Environmental Protection has run the program’s statutes and rules since July 1, 2021, under the Clean Waterways Act of 2020. Budget a soil test before you price the build.

What are Collier County impact fees on a new home?

Collier County’s rate sheet effective December 1, 2025 lists $23,006.29 for a single-family home under 4,000 square feet and $25,617.79 at 4,000 square feet and above. Fire impact fees are separate and vary by district, and the City of Naples is not assessed several county components.

Are impact fees different inside the City of Naples?

Yes. Collier County’s rate sheet says its community parks, law enforcement, fire, water and sewer impact fees are not assessed in the City of Naples, so a City lot’s total differs from the county’s $23,006.29 figure for a home under 4,000 square feet. Ask the City for its own fees.

Who issues building permits for a Naples lot?

The City of Naples inside the City, which includes Olde Naples, Port Royal, Aqualane Shores, The Moorings, Coquina Sands and Park Shore. Everywhere else with a Naples address, including all of Golden Gate Estates, Collier County permits the build in unincorporated Collier County. Confirm the jurisdiction on the parcel record.

Is Golden Gate Estates in a flood zone?

Mostly, but it varies by lot. Most of the Estates is FEMA Zone AH, shallow ponding under 3 feet, on the 2012 countywide maps, with Zone X pockets. Check the exact parcel on the FEMA Flood Map Service Center, and expect a new home to sit on a raised fill pad.

How do I check a Naples lot’s flood zone?

Look the parcel up on the FEMA Flood Map Service Center and on Collier County’s floodplain management pages, then order an elevation survey. A lot in Zone AE, AH, AO or VE must be built with the lowest floor at or above the base flood elevation, which adds fill and foundation cost.

Can I boat from a Golden Gate Estates canal?

No. The Estates canals belong to the Big Cypress Basin system, about 123 miles of primary canals run by the South Florida Water Management District for flood control. They are not navigable to the Gulf. For boating access, look at coastal lots in Port Royal, Aqualane Shores or other bayfront neighborhoods.

Do vacant lots get a homestead exemption?

No. Florida’s homestead exemption applies only to a home that is the owner’s permanent residence on January 1, per the Florida Department of Revenue, so a vacant lot pays the full tax bill. Once a home is built and occupied as your permanent residence, you can apply for the exemption.

Why do county land sales in 34112 look so expensive?

Because many are finished homes. In the 12 months to August 31, 2026, the county recorded 73 Valencia Sky sales as land at an $882,000 median, on parcels the roll still coded vacant after GL Homes built and sold the houses. Builder communities sell house-and-lot packages, so their lots rarely trade on their own.

Can I buy a lot in a builder community without a home?

Usually not. In planned communities the builder owns the lots and sells them only with a home. At Valencia Sky, GL Homes owned all 251 Phase II lots in its research window, and at Terreno at Valencia DiVosta sells 13 plans on 686 platted homesites as house-and-lot packages.

Do new homes get built in Golden Gate Estates?

Yes, many. The county roll shows 935 homes built on Estates plats in 2024 and 878 in 2025, but only 62 builder-direct sales recorded in the year to August 31, 2026, because most are built for owners on lots they already hold. Buying a lot and hiring a builder is the usual route.

How do I check a builder’s license in Florida?

Search the builder’s name on the Florida Department of Business and Professional Regulation license lookup, then ask for a fixed price naming who pays for clearing, fill, the well, the septic system and impact fees. On Estates lots the site work can be a large share of the total cost.

What are Port Royal’s association dues for a new build?

Port Royal Property Owners Association dues are voluntary, $835 a year for member property in 2026, but the association requires them during construction with three years prepaid, and new homes go through its architectural review. The City’s old canal dredging assessment, billed 2013 to 2018, is paid off.

How tall can a home be in Olde Naples?

Single-family lots in Olde Naples are typically zoned R1-7.5 or R1-10 with a 30-foot height cap under City of Naples code. The downtown district has a 3-story, 42-foot cap from a February 2000 voter charter amendment. Check the exact lot’s zoning and any historic district rules first.

Are there vacant lots in Aqualane Shores?

A few. The 2026 preliminary roll shows 360 parcels on its seven plats: 329 homes, 19 vacant homesites and 10 dock, seawall or pool-only lots. Its median year built is 2015, so most lots there are bought as older homes and rebuilt, priced by frontage.

What was the biggest recent land sale in Naples?

A Gulf-front assemblage at Fifth Avenue South and Gulf Shore Boulevard South, the former L.L. Bean compound in Olde Naples, sold for $37,000,000 in May 2026, as reported by Business Observer. Coastal land of that size rarely comes to market and usually trades privately.

Is there a CDD on Naples land?

Not on classic Golden Gate Estates lots or most City of Naples lots. Some builder communities carry one: Terreno at Valencia’s CDD bills $2,254.12 to $2,467.20 a year per home for fiscal 2026-27, depending on lot width. The CDD line appears on the property tax bill.

Which schools serve Golden Gate Estates lots?

It depends on the address; the Estates spans many zones and boundaries changed for 2025-26 and 2026-27. Core Estates streets are served by schools such as Estates, Big Cypress, Corkscrew and Palmetto Elementary, Corkscrew and Cypress Palm Middle, and Palmetto Ridge High. Check the district’s zone lookup.
