Key takeaways for Golden Gate City home buyers in Naples

Golden Gate City in Naples is an older resale grid of about 5,000 homes, so the numbers below come from the county record, one MLS export and state and county documents. Each of the eight points is explained in the section that holds its source.

  • The 2026 county roll counts 5,062 homes: 4,243 houses, 642 other residential homes (mostly duplexes and small multi-family buildings) and 177 condominium units, with 5,211 platted parcels on the 16 plats, in ZIP 34116, unincorporated Collier County.
  • The median home was built in 1984, and 2,482 of the 5,062 were built from 1979 to 1989 (county roll).
  • In the 12 months to August 31, 2026 the county recorded 122 improved deeds at a $490,000 median on the 16 plats, any use; the residential deeds were 111 houses at $477,500 ($255,000 to $745,000) and 9 small multi-family buildings at $610,000.
  • The October 29, 2026 export of the Southwest Florida MLS shows 99 sold, 39 active at a $525,000 median list and 9 pending; the 98 single-family sales had a median living area of 1,442 square feet.
  • The street grid has no master homeowners association and no CDD; the four named condominiums hold 177 units, and their dues are not published.
  • Taxes run 11.1583 mills plus a $269.77 per-unit charge; a $477,500 house illustrates to $5,597.86 in a first full year, an illustration, not a bill.
  • In a carried sample of 57 address points, 45 sat in Zone X and 11 in Zone AH; the lender's flood determination on the exact building governs, and the evacuation zone is not verified.
  • Of the grid's 5,062 homes, the county says the northeast quadrant has county water and sewer; wells and septic serve other lots, and conversion is unfunded.

What Golden Gate City homes are for sale in Naples right now?

Golden Gate City homes for sale in Naples appear in the search below, which lists every Southwest Florida MLS listing under the Development name Golden Gate City. The October 29, 2026 export held 39 active and 9 pending; the section What does the MLS show about Golden Gate City homes in Naples? has the detail.

Listings in these searches come from the MLS and refresh through the day, so confirm a home is still available with an agent before you plan a visit.

Every Golden Gate City listing and new in the last 30 days

The first link returns every product filed under the name: houses, condominium units and anything else the MLS places there. The second keeps only listings online for 30 days or fewer. The 39 active listings in the October 29, 2026 export had a median of 54 days online, so a fresh listing is the event worth watching.

Houses or condominium units

The first link reaches the 4,243 houses on the county roll and the second the 177 units of the four named condominiums; the county recorded 111 house deeds and 2 condominium deeds in the 12 months to August 31, 2026. Duplexes and small multi-family buildings have no filter of their own, because the export carries no duplex Building Design and the Matrix property type for them is not verified; they appear under the every-listing and price searches.

Price filters sized to recorded sales

These two links filter by price alone and do not separate one product from another. Across the county's residential deeds in the 12 months to August 31, 2026, 68 closed under $500,000 and 54 at $500,000 or more. In the October 29, 2026 export, 17 active listings sat under $500,000 and 22 at $500,000 or more.

What the MLS calls Golden Gate City and why there is no map box

The export files 147 rows under the Development name GOLDEN GATE CITY, all in ZIP 34116: 99 sold, 39 active and 9 pending. Our search writes the name in title case and holds results to it. Par One lists under its own name, and the acre-lot grid to the east sits in a separate MLS area. Six of the 147 rows are coded in the export to other MLS areas while keeping the Development name and ZIP 34116; we kept them.

We draw no map box. The research carries no surveyed edges for the grid, and any rectangle around the grid would also catch a condominium cluster inside it and homes along the boundary roads that are not part of the plats.

What a search cannot filter, and asking before a home is listed

The search cannot filter for county water or a well, sewer or septic, canal frontage, a roof date, a flood zone or a condominium's lease rules, because the export carries no usable entry for those items; the waterfront field is blank on every row. Sellers, associations and the county hold those facts. To hear about a home before it reaches the market, contact our team, ask our agents or browse current listings.

What is Golden Gate City in Naples, and where is it?

Golden Gate City in Naples is the 1960s street grid that Gulf American Land Corporation platted as Units 1 to 8 around Golden Gate Parkway, in ZIP 34116 and unincorporated Collier County. The county's planning area is bounded by Green Blvd, Collier Blvd, Santa Barbara Blvd and the Golden Gate Main Canal.

Where it sits

County planning material, as carried, bounds the area by Green Blvd on the north, Collier Blvd on the east, Santa Barbara Blvd on the west and the Golden Gate Main Canal on the south, with Golden Gate Parkway at its center. The census place around it is described, as carried, as a roughly 2 by 2 mile square. The aerial at the top of this page shows a slice: houses on regular lots, many with pools, two canals and a curving parkway.

The Golden Gate census place and the county's plat set

Golden Gate, Florida is the census place that holds this grid; Golden Gate Estates, the acre-lot grid to the east, is a different place with its own page. The county counts 5,211 platted parcels on the 16 Golden Gate City plats, built 1964 to 2025 on the plat count; 138 carry commercial use codes, and the other 5,073 parcels hold 4,885 homes with a residence row. Adding the 177 condominium units inside the grid gives the 5,062 homes on the 2026 roll. The census counts describe a wider place than the plats.

Unincorporated Collier with a Naples address

Collier County, not a city, governs the grid, and the 2026 tax bill carries no municipal millage. The homes carry Naples addresses. The Collier County Sheriff's Office patrols the area; fire and rescue are in What is near Golden Gate City in Naples, and which schools, healthcare and services serve it? and the tax lines in What are property taxes on a Golden Gate City home in Naples?

Houses, duplexes and four condominiums

The 2026 roll holds three products: 4,243 houses, 642 other residential homes that are mostly duplexes and small multi-family buildings (county use codes 2 and 5 to 8 on the roll; use code 8 on all 9 recorded deeds of that kind), and 177 condominium units in Courtyards at Golden Gate (56), Sun Catcher (34), Coral Gardens (35) and Golf Crest of Naples (52). The three differ in what they cost to own: houses have no association, a duplex carries its tax charge per dwelling unit, and a condominium unit adds an association. Prices are in How do single-family, duplex and condominium prices compare in Golden Gate City, Naples?, and each condominium has its own section under What are the four named condominiums in Golden Gate City, Naples?

Not Golden Gate Estates and not Par One

Golden Gate Estates, the acre-lot grid to the east, has its own DRG page, so its homes are not counted here. Par One and Fairways at Par, a separate condominium cluster inside the grid, has its own page and its own figures, and none of them are counted here. The bare search term "golden gate city" also reaches San Francisco's Golden Gate, which has no connection to this grid; the section How is Golden Gate City different from Golden Gate Estates and the Par One condominiums in Naples? sets the name traps side by side.

What have Golden Gate City homes sold for in Naples?

Golden Gate City homes in Naples closed at a county-recorded median of $490,000 across 122 improved deeds on the 16 plats, any use, from September 1, 2025 to August 31, 2026, and the 111 houses in that set closed at $477,500. Each product is read on its own below.

Data updated: October 2026. Every figure in this section is a Collier County recorded deed through August 31, 2026, the last fully qualified month.

The 12 months to August 31, 2026

We tracked every qualified improved deed Collier County recorded on the 16 Golden Gate City plats and the four named condominiums from September 1, 2025 through August 31, 2026, and set each one against its product: house, small multi-family building or condominium unit.

Group (county deeds) Sales Median Range Rule
All improved deeds on the 16 plats, any use 122 $490,000 $255,000 to $2,220,000 the figure the Naples communities page prints; the 122-deed median is the midpoint of the two middle sales
Houses (use 1) 111 $477,500 $255,000 to $745,000 residential use code 1
Small multi-family buildings (use 8) 9 $610,000 $470,000 to $800,000 residential use code 8
Four named condominiums 2 (listed) no median $205,000 (Sun Catcher, built 1985) and $220,000 (Courtyards at Golden Gate, built 1988) table row only

Coral Gardens and Golf Crest of Naples had no qualified county sale in the window. Read the all-plats figure against the product rows, because a shift in which products sold changes the median without any change in price.

Why the 122 and the residential counts differ

The 122 sales at a $490,000 median count every qualified improved deed on the 16 plats under any use, one commercial parcel and one vacant-coded parcel among them; the residential deeds were 111 houses at $477,500 and 9 small multi-family buildings at $610,000, and the four named condominiums added 2 unit sales.

That is why this page never quotes one blended number for a home: the all-plats figure covers what recorded on the plats, and the product rows cover what a house, a duplex or a condominium unit cost.

Houses by price band

The county's 111 house deeds fall into six bands. 25 closed under $400,000, the two bands from $400,000 to under $600,000 hold 80, and none closed at $750,000 or more.

House price band (county deeds) Deeds
$250,000 to under $300,000 3
$300,000 to under $350,000 10
$350,000 to under $400,000 12
$400,000 to under $500,000 39
$500,000 to under $600,000 41
$600,000 to under $750,000 6
$750,000 or more 0

The search filters above split at $500,000. Of the county's 68 residential deeds under that line, 64 were houses; of the 54 at $500,000 or more, 47 were houses.

Examples across the years built

The eight rows below span the price and year-built range of the 111 house deeds; they show the spread and are not a sample.

Price (county deed) Year built Street

$400,000 1965 22nd Pl SW
$330,000 1968 43rd Ln SW
$255,000 1979 30th Ave SW

The $477,500 row is the median-level deed of the 111.

Duplex and small multi-family deeds

All 9 small multi-family deeds are listed because the group is small; the median of $610,000 is the fifth of nine.

Price Year built Street
$800,000 2025 55th Ter
$745,000 1981 17th Ave
$688,000 1980 Tropicana Blvd

$610,000 1967 Golden Gate Pkwy
$590,000 2003 47th Ter
$500,000 1982 41st St
$499,900 1988 46th Ter
$470,000 1984 46th Ter

Read the tax charge per unit before comparing a duplex with a house; What are property taxes on a Golden Gate City home in Naples? explains it.

Three 12-month windows

County window (qualified improved deeds) Sales Median
Houses, September 1, 2025 to August 31, 2026 111 $477,500
Houses, September 1, 2024 to August 31, 2025 107 $470,000
All improved county deeds on the 16 plats, any use, 2025-26 window 122 $490,000
All improved deeds on the 16 plats, any use, 2024-25 window 119 $480,000

Each window counts every qualified improved deed; which streets, years built and products happened to sell moves a median more than the market does; the windows are not a price change. The all-plats median moves with the product mix, so it is not a price change.

What does the MLS show about Golden Gate City homes in Naples?

Golden Gate City homes in Naples show 99 sold, 39 active and 9 pending in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The 98 single-family sales closed at a $490,000 median with a median living area of 1,442 square feet.

Data updated: October 2026. Every figure in this section is a listing-agent entry in the October 29, 2026 export, and a list price is not a sale price.

Single-family sales in the export

The export's Building Design field has two values here, Single Family and Low Rise (1-3). It does not separate duplexes, so the single-family row is not "houses only". The all-99 row blends both designs.

Building Design (sold in the 12 months to Oct. 29, 2026) Sold Median sold price Price range Median living area (sq. ft.) Median per living sq. ft.
All 99 99 $490,000 $205,000 to $745,000 1,434 (970 to 2,534) $333

Source: Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. In our reading of the export rows, 18 of the 98 single-family sales closed between $250,000 and $399,999.

The one low-rise sale and the five low-rise listings

The export holds one low-rise sale, a Sun Catcher unit at $205,000 with 970 square feet of MLS living area, 156 days on market and 95.3 percent of its last list price. One sale is listed, never medianed. The five low-rise listings active in the October 29, 2026 export ask $110,000 to $229,999, with a median list of $184,000; four are 2 Bed units and one is a 1 Bed of 293 square feet, and three of the five are in Sun Catcher at $179,000 to $197,500. These are list prices, not sales.

Active listings by price band

The October 29, 2026 export held 39 active listings at a median list of $525,000 ($110,000 to $855,000), 1,496 square feet of MLS living area, $349 per living square foot and 54 days online. The 34 single-family actives listed at a median of $527,500 ($419,900 to $855,000) with 1,547 square feet.

Active list price band (the October 29, 2026 export) Single Family Low Rise (1-3) Total

$750,000 or more 1 0 1
All active 34 5 39

The band counts are our reading of the export's list prices. The 9 pending listings are all single-family homes, listed at $450,000, $465,000, $498,000, $499,999, $500,000, $509,000, $559,900, $560,000 and $689,000.

How the MLS sits beside the county record

The MLS counts 99 sold in the 12 months to October 29, 2026 at a $490,000 median, and the county's residential deeds run to August 31, 2026; the windows and the selections differ, so the two record sets overlap rather than confirm each other.

The MLS selects by Development name and sale date; the county selects by plat and recording. For recorded deeds, read What have Golden Gate City homes sold for in Naples?

Bedrooms, days on market and the sold-to-list ratio

The single-family sales had a median of 20 days on market (n 96, the sales with an entry) and closed at 99.0 percent of the last list price. All 99 sales show a median of 22 days (n 97) and the same 99.0 percent; the one low-rise sale took 156 days. Active single-family listings show 44 days online. The sold-to-list ratio compares the final price with the last list price.

Bedrooms (MLS label, all 147 rows) Single Family Low Rise (1-3) All rows
1 Bed 0 1 1
2 Bed 10 5 15
2+Den 6 0 6
3 Bed 78 0 78
3+Den 12 0 12
4 Bed 28 0 28
4+Den 3 0 3
5 Bed 4 0 4

"+Den" is the MLS label for a room listed as a den, not an extra bedroom.

New construction rows and what the export cannot say

The export holds five rows built in 2022 or later; the active rows are a 4 Bed and a 3+Den. They print as rows, never as a trend.

Status Sold or list price Year built MLS living area (sq. ft.) Days on market
Sold $745,000 2022 2,236 82
Sold $680,000 2024 1,845 129
Sold $490,000 2025 1,624 9
Active $855,000 2024 1,538 17
Active $699,999 2024 1,695 210

The waterfront field is blank on every row, which means missing, not "none", so the export cannot say which homes sit on a canal. Lot size, roof and construction are also missing; they come from the seller, the permit record and a survey.

Duplexes and small multi-family buildings

The 642 other residential homes are mostly duplexes and small multi-family buildings; the county recorded 9 such deeds at a $610,000 median, and the median 2026 total tax on the group is $4,582.10, against $2,656.45 for a house; the tax charge is carried per dwelling unit, and 115 of these homes are homesteaded. The four named condominiums

The 177 condominium units are the smallest product; the county recorded 2 sales in the window, $205,000 at Sun Catcher and $220,000 at Courtyards at Golden Gate, listed and never medianed. In the prior 12 months the county recorded 7 condominium deeds at a $230,000 median ($150,000 to $245,000). Association dues are not published for any of the four; the section What are the four named condominiums in Golden Gate City, Naples? takes them one at a time.

Ten calendar years by product, 2017 to 2026

Calendar year (county deeds) Houses: sales at median Condominium units: sales at median

2026 to Aug. 31 68 at $477,500 1 listed ($220,000)

House years hold 68 to 198 sales and condominium years hold 1 to 16; a year is not a price trend, and the two products are not blended.

Price per MLS living square foot

The export's per-foot figures are $334 per living square foot for the single-family sales and $211 for the one low-rise sale; the table in What does the MLS show about Golden Gate City homes in Naples? holds both with their sizes. For other neighborhoods read the same way, see Naples communities.

How is Golden Gate City in Naples laid out, from Unit 1 to Unit 8?

Golden Gate City in Naples is 16 recorded plats, Units 1 to 8 and their parts, drawn as a numbered grid of SW streets and avenues, with commercial frontage on Golden Gate Parkway, Collier Blvd and Santa Barbara Blvd. The table sets each unit beside the county's parcel count, its main streets and the flood points sampled there.

Unit (plat) County parcels Main streets, as carried Sampled flood points

Unit 8 Parts 1 and 2 295 29th to 32nd Ave SW, 41st to 44th St SW, Renaissance Cir Part 1: 1 (X)

County parcels come from the county's per-number file, so they differ from the 5,211 platted-parcel count by counting method and are not added to it. The flood points are a carried sample of address points, not parcels, and the lender's flood determination on the exact building governs.

Unit 1 and Unit 1 Part 2

Unit 1 holds 237 county parcels and Part 2 holds 46, for 283 together, on the Collier Blvd and Golden Gate Pkwy side of the grid. Part 2 adds 25th Ave SW and 43rd St SW. No sampled point is assigned to Unit 1 in the carried roll-up.

Unit 2 and its three parts

Unit 2 is the largest plat, with 1,021 county parcels; Parts 1, 2 and 3 add 32, 66 and 19, for 1,138. Coral Palms Ln and Sunnyland Ln lie inside it, and Part 1 sits on Green Blvd. The meaning of Zone X and Zone AH is in Is Golden Gate City in Naples in a flood zone?

Unit 3

Unit 3 holds 776 county parcels and Part 1 holds 4, for 780, between Tropicana Blvd and Golden Gate Pkwy. Part 1 is 47th Ter SW. Five points were sampled in Unit 3, all Zone X, which is a small sample.

Unit 4

Unit 4 holds 524 county parcels and Part 1 holds 16, for 540. Sunshine Blvd and Golden Gate Pkwy touch it. Part 1 is Hemingway Ln and Cir, Whistlers Green Cir, Laurel Ridge Ln and Green Blvd.

Unit 5

Unit 5 is a single plat of 520 county parcels on the Santa Barbara Blvd side, with 17th to 22nd Ave, Pl and Ct SW. Both sampled points were Zone X.

Unit 6 and Unit 6 Part 1

Unit 6 holds 650 county parcels and Part 1 holds 383, for 1,033, the second-largest total in the table. Golden Gate Pkwy and Hunter Blvd touch Unit 6, and Part 1 runs 21st to 27th Ave and Pl SW. Its sampled points are in the table.

Unit 7

Unit 7 holds 725 county parcels, with Tropicana Blvd, Santa Barbara Blvd and Golden Gate Pkwy on its edges. Three of its five sampled points were Zone AH. Five points cannot describe a whole plat.

Unit 8 Parts 1 and 2

Part 1 holds 229 county parcels and Part 2 holds 66, for 295. Part 2 reaches Golden Gate Pkwy and Collier Blvd and carries 44th St SW. One point was sampled in Part 1, and none appears for Part 2.

Reading a grid address

Streets are numbered 40th to 55th and avenues 16th to 32nd, and the same number can be a Street, Place, Court or Terrace, so 42nd Ter SW and 42nd St SW are different addresses. Check the full suffix against the legal description for the plat unit. House numbers stay off this page.

What are the four named condominiums in Golden Gate City, Naples?

Golden Gate City in Naples holds four small named condominiums with 177 units built 1967 to 2000: Courtyards at Golden Gate, Sun Catcher, Coral Gardens and Golf Crest of Naples. The county recorded 2 unit sales across them in the 12 months to August 31, 2026. A fifth, separate cluster inside the grid has its own page.

Courtyards at Golden Gate: 56 condominium units

Courtyards at Golden Gate is the largest of the four. Its 56 units were built 1982 to 1990 and sit on five streets, with 28 on 22nd Ave SW, 8 each on 21st Pl SW, 42nd St SW and 43rd St SW, and 4 on 43rd Ter SW. Twenty-six carry a homestead exemption, a tax fact only, and the median 2026 total tax bill is $1,792.83.

The county recorded 1 deed in the 12 months to August 31, 2026, at $220,000, and 4 in the 12 months before. One sale is listed, never medianed. Dues, reserves, budget and rules are not published; the resale document package is in What does Florida law require when you buy in Golden Gate City, Naples?

Sun Catcher: 34 condominium units

Sun Catcher has 34 units built in 1984 and 1985, 10 of them homesteaded, and a median 2026 total tax bill of $1,710.13. The county recorded 1 deed in the latest 12 months, at $205,000, and 2 in the 12 months before.

The Southwest Florida MLS gives Sun Catcher its own Sub Condo label. The October 29, 2026 export shows 1 sold at $205,000 with 970 square feet, and 3 active at list prices of $179,000 to $197,500, which are list prices, not sales. Its fee entries are inconsistent, so they sit under Does Golden Gate City in Naples have an HOA, and who sets the rules? Dues and story counts are not published.

Coral Gardens: 35 condominium units

Coral Gardens is the newest of the four: 35 units, all built in 2000, 9 homesteaded, with a median 2026 total tax bill of $2,040.59. The county recorded no qualified sale here in the latest 12 months and 1 in the 12 months before.

With no recent deed to read, this page prints no price for it. Match the declaration to the unit's legal description rather than to the name, because condominium names repeat across Florida. Whether its buildings reach the milestone inspection rule depends on a story count that is not published.

Golf Crest of Naples: 52 condominium units

Golf Crest of Naples has 52 units at one address on Golden Gate Pkwy, with a year built of 1967 on the 2026 roll. Only 1 of the 52 is homesteaded, and the median 2026 total tax bill is $483.86, far lower than the other three condominiums' medians. That is a roll fact, not an explanation: ask the association and the tax collector why the bill is low before relying on it.

The county recorded no qualified sale here in either 12-month window. The name carries no membership tie; nothing in our research links a unit to the former course.

Par One and Fairways at Par: a separate condominium cluster with its own page

This cluster sits inside the same grid but is none of the four buildings above, and none of the 177 units belong to it. It has its own DRG page, and every figure on this page leaves it out. The MLS lists it under its own name, so a search by the Golden Gate City label does not return it. Name traps are in How is Golden Gate City different from Golden Gate Estates and the Par One condominiums in Naples?

The four named condominiums side by side on the 2026 county roll

How old are Golden Gate City homes in Naples, and what should a buyer check on a 1970s or 1980s house?

The median Golden Gate City home in Naples was built in 1984, and 2,482 of the county's 5,062 homes were built from 1979 to 1989. Year built describes the structure only, so the permit record, the roof date, a four-point report and a wind mitigation form show which parts of a 1970s or 1980s house have been replaced.

Seven decades on one grid

Decade built Houses Condominium units
1960s 357 52
1970s 902 0
1980s 1,784 86
1990s 789 4
2000s 290 35
2010s 72 0
2020s 48 0

The 1980s are the largest decade, with 1,784 houses. The table lists 4,242 of the 4,243 houses; one house row dated earlier than the 1960s is left out until a parcel card confirms it.

The roof question

A roof date comes from the permit record, not from the year built. With a median year built of 1984, an original roof would now be more than four decades old, so ask for the permit that replaced it. Insurer rules for older roofs are in How do storms, roofs and insurance work for a Golden Gate City home in Naples? In a condominium, the roof belongs to the association.

Systems and the four-point report

Insurers commonly ask for a four-point inspection on older homes, so ask the carrier before the inspection period ends what it wants inspected. Permits for air conditioning, electrical and plumbing work, with the roof permit, are the paper that answers it.

Infill homes of the 2010s and 2020s

The roll shows 72 houses with a 2010s year built and 48 with a 2020s year built, 120 of 4,243 houses. The October 29, 2026 export lists the new-construction rows with sizes and days on market under What does the MLS show about Golden Gate City homes in Naples? A newer year built still leaves the survey, permit file and flood determination to check.

Duplex and small multi-family buildings

The roll carries 642 other residential homes, mostly duplexes and small multi-family buildings (county use codes 2 and 5 to 8), built 1965 to 2025 with a median of 1985. Their median 2026 total tax bill is $4,582.10, and 115 are homesteaded, a tax fact about the owner's own unit. A duplex carries the per-unit charge for each unit, explained in What are property taxes on a Golden Gate City home in Naples? Ask for each unit's permit record, the survey and the county's answer on zoning, which this page does not carry. Duplexes appear in current listings under every-listing and price searches, not a product filter.

What the research cannot say

Construction type, lot size, garage and roof year are not published in the county data or the MLS export we hold. They are blank, not zero. The survey, permit file and inspection report settle them, and our agents can request those for any address.

What parks, canals and public places does Golden Gate City in Naples have?

Golden Gate City in Naples has two county parks on its own streets, Golden Gate Community Park on Santa Barbara Blvd and Golden Gate Community Center on Golden Gate Parkway, plus canals with a public boat ramp. The grid has no master association, so the parks are county property, not a private amenity package.

Golden Gate Community Park

Golden Gate Community Park at 3300 Santa Barbara Blvd and Golden Gate Community Center at 4701 Golden Gate Parkway are county parks; their facility lists come from the county parks pages as carried on October 17, 2026. The park lists an aquatic complex, a fitness center, lighted basketball courts, a dog park and the Golden Gate Boat Ramp; the Community Center lists a gymnasium, an auditorium, a lighted playground and the Wheels Skate Park and BMX track. Hours, fees and programs change and are not published here.

Golden Gate Community Center

The county places the Community Center "in the heart of Golden Gate City" on Golden Gate Parkway. It also lists meeting rooms, and the county held a public information meeting there on its Golden Gate City Master Plan on January 20, 2026.

Canals, fishing and the boat ramp

The Golden Gate Main Canal is the south edge of the county's planning area. A fishing guide names peacock bass and largemouth bass as the main species, says snook follow saltwater rules, and describes the boat ramp as paved and two-lane. Much of the bank borders private property, so do not assume access from any lot; confirm public access before fishing. Canal frontage for a given lot is not recorded in the data we hold.

The old course site: The Gate Golf Club and what else is planned

The former Golden Gate Country Club course closed in 2019, and The Gate Golf Club, a public nine-hole course on part of the site, is targeted for late 2026 by its own site; no home in Golden Gate City carries a membership tie. The rest of the old course site is set aside for a workforce housing development and a state veterans nursing home; unit counts and completion dates differ between sources, so none is printed here.

Library and civic association

A county library branch sits on Lucerne Road; its hours and services are not published here, so check the library's own page. A search summary of county documents, which we did not open, reports a master plan presentation to the Golden Gate Civic Association in November 2025.

What the aerial shows

The image shows a numbered grid of houses on regular lots, many with backyard pools, and canals on its left and right. A park with open lawn, a building and a dirt track sits at the bottom center, with multi-building residential buildings at the lower right. It shows no lot line, canal-front lot, flood zone or single home.

What is near Golden Gate City in Naples, and which schools, healthcare and services serve it?

From the center of Golden Gate City in Naples, I-75 Exit 101 is 3.5 route miles and Fifth Avenue South is 8.4. The state's grades for the four elementary schools, Golden Gate Middle and Golden Gate High were B or A in all five years from 2021-22 to 2025-26, with assignment by address.

Shopping on Golden Gate Parkway

Golden Gate Shopping Center at 4847 Golden Gate Pkwy and Parkway Plaza sit on Golden Gate Parkway. Coastland Center and Waterside Shops lie farther out, in the table. Tenants change, so confirm a store before you go.

Downtown, beaches and the Pier

Fifth Avenue South is 8.4 route miles from the center of the grid (open-source road routing on public map data, computed October 17, 2026, as carried; no traffic). The Naples Pier is the beach row in the table. Our Naples page covers the city around the grid. We print road distance only, never minutes.

Roads: I-75, Collier Blvd and the Parkway study

I-75 Exit 101 is at Collier Blvd. The Golden Gate Parkway corridor study approved by commissioners on September 22, 2026 recommends an overpass at Livingston Road; it is a study, not scheduled construction.

Hospitals and emergency care

Three hospitals appear in the route table: Physicians Regional Medical Center, Collier Boulevard, 8300 Collier Blvd; NCH Baker Hospital, 350 7th St N; NCH North Naples Hospital, 11190 Health Park Blvd. Each hospital's own page lists its emergency department; live waits are not printed.

Schools and grades

Golden Gate Elementary earned B, A, A, B and A from 2021-22 to 2025-26; Golden Gate High earned B, B, A, B and B.

School 2021-22 2022-23 2023-24 2024-25 2025-26
Golden Gate Elementary B A A B A
Golden Terrace Elementary B B B B B
Herbert Cambridge Elementary B B A B A
Mike Davis Elementary A B B A A
Golden Gate Middle B B B A A
Golden Gate High B B A B B

Sampled addresses in Unit 2 alone mapped to two different elementary schools, while every matched address went to Golden Gate Middle and Golden Gate High. Assignment is by address and can change each year; confirm it with the district, using the building's street address for a condominium unit.

Sheriff, fire and the tax-bill lines

The grid is unincorporated, so the Collier County Sheriff's Office serves it; we verified no patrol district number. Fire and rescue are funded by the Greater Naples Fire Rescue District line of 2.0000 mills on the tax bill. That district formed in 2014 from the East Naples and Golden Gate fire districts.

RSW and Marco Island

The two longest rows in the table are Marco Island's Jolley Bridge and RSW, the airport. They use the same method and carry the same limits: free-flow, no traffic, no minutes.

How was Golden Gate City in Naples planned, and what is changing on the Parkway and the old course site?

Gulf American Land Corporation planned Golden Gate City in Naples in the 1960s. The census place grew from 14,148 people in 1990 to 25,321 in 2020, and the changes now under way are a county master plan for roads, water, sewer and drainage, a Parkway corridor study and three projects on the former course.

Gulf American and the eight units

Gulf American Land Corporation planned the city and platted it from the early 1960s as Units 1 to 8; plat dates are not printed here. The same company also sold tracts in Golden Gate Estates. Other areas around the city are compared on Naples communities.

Census counts, 1990 to 2020

Census year People in the Golden Gate place
1990 14,148
2000 20,951
2010 23,961
2020 25,321

These are census counts of the Golden Gate place, not of the county's plat set. The same census counted 8,382 housing units in the place, a different set from the county's 5,062 homes, so never divide one by the other.

The area master plan and the 2019 town-center framework

The Golden Gate Area Master Plan was first adopted in 1991, with separate sub-elements for Golden Gate City and for the Estates. The Golden Gate City sub-element adopted September 24, 2019 sets the Parkway town-center framework.

The county's Golden Gate City Master Plan

The county's separate Golden Gate City Master Plan covers roads, water, wastewater, stormwater and sidewalks over 20 years or more, within the same four edges described in What is Golden Gate City in Naples, and where is it? The county says it has "no dedicated funding source" and promises advance notice and a public process before any assessment on owners. No assessment was found in the sources checked. The service detail is in Are Golden Gate City homes in Naples on county water and sewer, or a well and septic?

The Parkway corridor study

Commissioners approved the study on September 22, 2026. It covers about two miles of the Parkway and also recommends a "Modified Continuous Green T" at the I-75 interchange. Approving a study commits no later funding, so no construction date or cost is printed here.

The news record

Local coverage of 2024 to 2026 centers on the former course: the nine-hole club, whose targets earlier reports put at fall 2025 and spring 2026, and the veterans nursing home. Litigation or assessment stories about the grid or its condominiums: none found in the sources checked.

Does Golden Gate City in Naples have an HOA, and who sets the rules?

Golden Gate City in Naples has no master homeowners association and no CDD, so the 4,243 houses and the 642 duplex and small multi-family buildings answer to Collier County rules, while the 177 condominium units sit under four separate associations whose dues are not published. Each layer below names the document that settles it.

Layer Homes it reaches What it governs Document that answers
Master homeowners association None on the grid Nothing to request Title agent confirms for a given lot
Community development district None No CDD among the taxing authorities of millage areas 20 and 125 The tax bill's authority lines
Condominium association 177 condominium units Dues, reserves, rules, the building's insurance Declaration, rules, budget, estoppel certificate, master policy declarations page
Collier County All 5,062 homes Zoning, land development code, short-term rental registration County zoning map, Land Development Code, registration page
Recorded restrictions Lot by lot Anything recorded against one lot Title commitment and the recorded documents

No master association on the grid, confirmed three ways

Three records point the same direction. The state's condominium association list, read beside the county's own FAQ, shows no master association for the street grid (as carried). The county roll lists no community development district among the taxing authorities. And listing agents typed $0 in the HOA fields of every single-family row in the export described next. The Golden Gate City street grid has no master homeowners association and no CDD; the four named condominiums each have their own association, and their dues are not published.

What the MLS fee fields show

We tracked every fee field in the October 29, 2026 MLS export across all 147 Golden Gate City rows and found $0 in every HOA field on the 141 single-family rows. The table is labelled Southwest Florida MLS, as entered by listing agents, export of October 29, 2026; it shows listing-agent entries, not association filings.

MLS field Single-family rows (141) Low Rise (1-3) rows (6)
HOA Fee/Freq $0 $0 on 5 rows; 1 row with an outlying entry
Master HOA Fee/Freq $0 $0 on 5 rows; 1 Sun Catcher row with an outlying entry
Condo Fee $0.00 $1,450.00 (2 Sun Catcher rows), a higher entry on a third Sun Catcher row, $400.00 (1), $0.00 (2)
Total Annual Recurring Fees $0 $5,800 (2), $6,380 (2), $4,800 (1), $4,476 (1)
Application Fee $0.00 $150.00, $100.00, $200.00 or $0.00
Transfer Fee and Rec Lease Fee $0.00 $0.00 on all 6 rows
Mandatory Club Fee $0.00 on all 147 rows $0.00 on all 147 rows

Entries are inconsistent between rows; do not average them; the estoppel certificate is the real number.

The four condominium associations

Courtyards at Golden Gate (56 units), Sun Catcher (34), Coral Gardens (35) and Golf Crest of Naples (52) each have an association. None publishes dues, reserves, a budget, rental or pet rules, a master policy carrier or a manager on a page we could read, and each keeps those on owner-only pages. A buyer asks for the declaration, rules, budget and a fresh estoppel certificate, which the statute summarized under What does Florida law require when you buy in Golden Gate City, Naples? makes the seller's job under s. 718.503.

County rules, zoning and short-term rentals

Golden Gate City is unincorporated, so Collier County's rule applies: an owner who rents a home for under 30 days on more than 3 occasions in a calendar year registers with the county. The county's land development code also bars leasing or renting a guest house, as its rental page quotes it. The zoning district for any one lot is not published here; the county zoning map answers it, and our agents can pull it for a specific address in Naples.

Recorded restrictions on one lot

Whether recorded plat restrictions or covenants reach a given lot is not published in the sources checked, and "no rules" would be a guess. Ask the title agent for the recorded restrictions on the lot, then read them beside the survey before the inspection period ends.

No CDD, and the master plan's funding promise

The county says its Golden Gate City Master Plan has no dedicated funding source and promises advance notice and a public process before any assessment lands on owners. Water, sewer and drainage detail sits under Are Golden Gate City homes in Naples on county water and sewer, or a well and septic?.

What are property taxes on a Golden Gate City home in Naples?

Golden Gate City homes in Naples sit in millage areas 20 and 125 at 11.1583 mills for 2026, with no CDD and a $269.77 per-unit charge. The 2026 median house bill was $2,656.45, and a $477,500 house illustrates to $5,597.86 in a buyer's first full year.

Thirteen lines on one bill

The county roll places 4,991 homes in area 20 and 71 in area 125, and both carry the same 13 lines for 2026. The municipal share is 0.0000, which fits the unincorporated status.

The per-unit non-ad valorem charge

The non-ad valorem charge comes in multiples of $269.77 ($539.54 on 435 homes, $809.31 on 115, $1,079.08 on 77), which reads as a per-unit charge whose name the county bundle does not carry. It is $269.77 on 4,190 homes and $0.00 on 188. A duplex carries two units, so its line reads $539.54. The most likely source is a county solid-waste assessment, which is unverified.

What the 2026 roll shows by product

The county's just value is an assessment benchmark and never a price; the homestead column counts tax filings and says nothing else.

Product Homes Homesteaded Median 2026 total tax Median just value
Houses 4,243 3,189 $2,656.45 $377,956
Duplex and small multi-family 642 115 $4,582.10 $365,776
Condominium units 177 46 $1,481.41 $169,400
All homes 5,062 3,350 $2,886.17 $374,988

First-year illustrations at $477,500, $212,500 and $610,000

An illustration, not a bill: assessed value set equal to price, 11.1583 mills, one $269.77 line.

Product and price Per year Per month If homesteaded
House at the county's 12-month median, $477,500 $5,597.86 $466.49 $5,133.73
Condominium unit at $212,500, the midpoint of the two condominium sales $2,640.91 $220.08 $2,176.78
Small multi-family building at the county median, $610,000 $7,076.33 $589.69 owner's own unit only

The homestead saving in the first two rows is $464.13. Homestead applies to the owner's own residence only.

Homestead, Save Our Homes and portability

Of the 5,062 homes, 3,350 carry a homestead on the 2026 roll. Under s. 196.031 (read October 31, 2026) the exemption runs up to $25,000, with an additional exemption of up to $25,000 on assessed value over $50,000 for levies other than school levies. Under s. 193.155, a homesteaded assessment may rise by the lower of 3 percent or the CPI change; portability carries up to $500,000 of that gap to a new homestead.

The property tax disclosure and the 2027 listing rule

Under s. 689.261 (read October 31, 2026), a buyer receives a property tax disclosure summary by the time of the contract, with a warning that the seller's present bill is a poor guide. A new rule starts February 1, 2027: listing platforms then show estimated ad valorem taxes computed on the listing price, and the current owner's taxes are off limits.

What does a Golden Gate City home in Naples cost to own and close on?

Owning a Golden Gate City house in Naples at the county's $477,500 median, with 20 percent down at 7.24 percent over 30 years, means principal and interest of $2,603.32 a month, or $3,069.81 with the 2026 tax line, before insurance. The grid has no association dues; condominium dues are not published.

Monthly cost at the county figures

Product and price Loan (80%) Principal, interest and 2026 tax at 7.24 percent If homesteaded
House, $477,500 $382,000 $3,069.81 $3,031.13
Condominium unit, $212,500 $170,000 $1,378.62 $1,339.94
Small multi-family building, $610,000 $488,000 lender sets terms owner's own unit only

Principal and interest alone come to $2,603.32 for the house and $3,325.71 for the small multi-family building. Insurance is extra on every row, and condominium dues sit on top of the condominium row; the MLS Condo Fee field on the 6 low-rise rows runs from $0.00 to above $1,450.00 in the October 29, 2026 export, and those entries are inconsistent.

A rate a year earlier

At 6.17 percent, the rate a year earlier, principal and interest would be $2,332.20 on the house, $1,037.89 on the condominium unit and $2,979.36 on the small multi-family building.

Under the conforming limit, and 2 to 4 unit loans

The $832,750 one-unit conforming limit sits above the house and condominium prices here. A duplex or small multi-family building is a 2 to 4 unit property, and lenders set different down payment and qualifying terms for one; ask the lender before assuming the house terms.

Title, note stamps, intangible tax and deed stamps

Product and price Owner's title policy Note stamps Intangible tax Buyer subtotal Cash buyer (title only) Seller deed stamps
House, $477,500 $2,462.50 $1,337.00 $764.00 $4,563.50 $2,462.50 $3,342.50
Condominium unit, $212,500 $1,137.50 $595.00 $340.00 $2,072.50 $1,137.50 $1,487.50
Small multi-family, $610,000 $3,125.00 $1,708.00 $976.00 $5,809.00 $3,125.00 $4,270.00

As a Collier custom the buyer pays the owner's title policy, though the purchase contract decides who pays. The subtotal is about 0.96 percent of the house price and 0.98 percent of the condominium price. Note stamps run 35 cents per $100 of the loan, intangible tax is 0.2 percent of the loan, and deed stamps are 70 cents per $100 under s. 201.02.

Charges outside the closing table

Left out of the table: the lender's policy, endorsements, settlement, recording, a survey, inspections, application fees and, for a condominium unit, the estoppel certificate (capped at $250). Add a four-point report, a wind mitigation form and, where they apply, a well water test and a septic inspection; their prices are not published here. Our agents can line up those inspections, and Naples communities lists nearby areas.

Is Golden Gate City in Naples in a flood zone?

Golden Gate City's flood status in Naples is set building by building: in a carried sample of 57 address points, 45 sat in Zone X and 11 in Zone AH, where a federally backed lender requires flood insurance; the lender's flood determination on the exact building governs.

Plat unit Sampled points Zone X Zone AH
Unit 2 12 9 3
Unit 2 Part 1 4 4 0
Unit 3 5 5 0
Unit 4 5 5 0
Unit 4 Part 1 1 1 0
Unit 5 2 2 0
Unit 6 6 3 3
Unit 6 Part 1 3 1 2
Unit 7 5 2 3
Unit 1 Part 2 1 1 0
Unit 8 Part 1 1 1 0

The rows are the plat units named in the carried sample; other sampled points sit outside them, so the rows do not sum to 57.

The sample and its panels

In a carried sample of 57 Golden Gate City address points on FEMA's maps effective February 8, 2024 (panels 12021C0404J and 12021C0412J, with one point on 12021C0410H of May 16, 2012), 45 sat in Zone X, 11 in Zone AH and 1 in no mapped zone; the lender's flood determination on the exact building governs. A sample describes points, not the community, and no parcel overlay has been run, so no count of homes by zone is printed.

Where the AH points cluster, by plat unit

Units 2, 6, 6 Part 1 and 7 hold the Zone AH points: 3 of 12 in Unit 2, 3 of 6 in Unit 6, 2 of 3 in Unit 6 Part 1 and 3 of 5 in Unit 7. The other units read Zone X at every sampled point, though the samples are small. One sampled point in each named condominium was Zone X, which says nothing about a whole building; the lender's flood determination on the exact building governs.

Zone X and Zone AH for a lender

Zone AH marks a Special Flood Hazard Area where water ponds shallowly, usually 1 to 3 feet. Flood insurance is mandatory there when the loan is federally backed or regulated; in Zone X it is the buyer's call unless a lender or insurer insists. Order the determination while the inspection period runs, because the lender's flood determination on the exact building governs.

NFIP, Risk Rating 2.0 and private flood

Since October 2021, Risk Rating 2.0 prices each NFIP policy from the building's own features rather than from its zone alone. A new NFIP policy generally waits 30 days to take effect, with exceptions when a lender requires the coverage at closing. Private flood policies exist; get quotes on both routes.

CRS Class 5 and elevation certificates

Unincorporated Collier County holds CRS Class 5, which earns NFIP policyholders a reduction of up to 25 percent (FEMA's list effective April 1, 2025, as carried; confirm at quote time). For a building in Zone AH, ask the seller or the county for its elevation certificate, which records the building's own elevation and feeds the NFIP quote.

Evacuation: the zone is not verified

Golden Gate City's evacuation zone is not verified in our research; look up the exact address on the Know Your Zone lookup before each hurricane season.

How do storms, roofs and insurance work for a Golden Gate City home in Naples?

For a Golden Gate City home in Naples the storm questions are rain and canal levels rather than surge, the permit date of the roof and, for condominium owners, the master policy. No public report naming Golden Gate City flooding in Hurricane Ian turned up in the sources checked.

What the storm record shows

For Ian on September 28, 2022, the National Hurricane Center measured coastal Naples at 6 to 9 feet of water over ground (as carried); that is a coastal reading, not a reading for this grid. For Debby in August 2024, the National Weather Service described roughly 1 to 2 feet standing on many Naples, North Naples and Golden Gate streets after rain met high tide (as carried). The canal clearing after Irma in 2017 is covered below.

Rain, canals and drainage

Rain and canal levels, not surge, are the flood questions here; ask each seller for the claim, roof and drainage history and the s. 689.302 disclosure. The South Florida Water Management District's Big Cypress Basin maintains the Golden Gate Main Canal.

Roofs and the 15-year rule as carried

The median home was built in 1984, so an original roof is long gone on most houses, and the roof date comes from the permit record rather than the year built. Florida Building Code has applied statewide since March 1, 2002 (as carried); 2,482 homes were built from 1979 to 1989, under earlier codes, while 290 houses date from the 2000s and 120 from 2010 on. The 15-year rule in s. 627.7011, as carried from a January 23, 2025 report, works in two steps. A roof under 15 years old cannot by itself justify a refusal to write or renew. From 15 years on, a roof inspection that finds 5 or more years of life left removes the roof from the table as the sole reason.

Four-point and wind mitigation reports

Insurers commonly ask for a four-point inspection on older homes, covering the roof, electrical, plumbing and air-conditioning systems. Form OIR-B1-1802 for wind mitigation (revised edition mandatory from April 1, 2026, as carried) scores the roof covering, how the deck is attached, the roof-to-wall connection, roof shape, secondary water resistance and opening protection. Order both while the inspection period runs.

Citizens' flood phase-in

Citizens attaches a flood-coverage requirement in two stages, as carried. Wind policies on dwellings valued at $400,000 or more faced it from January 1, 2026; every other personal-lines policy faces it from January 1, 2027. HO-6 and tenant policies sit outside it. Ask the agent which date applies, because the lender's flood determination on the exact building governs the lender side.

Condominium master policy and HO-6

The split under s. 718.111, as carried, is that the association covers the building as first installed plus the common elements, while an HO-6 policy bought by the owner covers interior items and contents. The carrier and deductibles on the master policies for the four named condominiums are not published; ask for the declarations page.

Are Golden Gate City homes in Naples on county water and sewer, or a well and septic?

Water and sewer service in Golden Gate City, Naples, depends on the lot: the county's master plan FAQ places county service in the northeast quadrant, and the research found wells and septic systems elsewhere, with conversion unfunded. Confirm each lot with the county before writing an offer; contact us and we will request the utility's answer for the address.

What the county FAQ says

The county's Golden Gate City Master Plan FAQ says the northeast quadrant is served by county water and sewer and that well and septic conversion is unfunded, with no current implementation schedule; the buyer confirms each lot's service with the county. Which lots sit inside that quadrant is not published here.

How to tell which a lot has

Ask the seller which service the lot uses, then ask the county utility to confirm it for the street address.

Inspections for a well and a septic system

For a well, order a water test from a lab. For septic, order a septic inspection and pull the permit record from the county health records. Lifespans and replacement costs for either system are not published in the research, so no figure appears here.

The master plan and any future assessment

The plan looks 20 years or more ahead at roads, water, wastewater, stormwater and sidewalks. The county states that it holds no dedicated funding source and has promised notice and a public process before charging owners. No assessment was found in the sources checked, which is different from a promise that none will come.

Drainage outfalls and the main canal

The county FAQ lists the replacement of stormwater outfalls between houses as part of the work. In 2018 the Big Cypress Basin cleared about 6 miles of the Golden Gate Main Canal, from the I-75 bridge east to the Santa Barbara Boulevard bridge. The Big Cypress Basin and South Florida Water Management lines on the tax bill are 0.0978 and 0.0948 mills.

What does Florida law require when you buy in Golden Gate City, Naples?

Two Florida disclosures reach every Golden Gate City sale in Naples: the seller's flood disclosure under s. 689.302 and the property tax disclosure under s. 689.261. A condominium unit adds the s. 718.503 documents. Because the grid has no master association, no homeowners association disclosure summary applies to a house or duplex.

Statute What it says Homes it reaches Ask for
s. 689.302 Seller gives a flood disclosure at or before the contract Every sale The completed form
s. 689.261 Property tax disclosure summary; platform tax rule from February 1, 2027 Every sale The summary, plus the county's own estimate
s. 718.503 Resale document package at the seller's expense; 7-day developer legend Condominium units The full package
ss. 553.899 and 718.112 Milestone inspections and reserve studies for buildings of three habitable stories or more Condominium buildings that qualify Milestone summary, reserve study or a statement that none exists
s. 718.116 Estoppel certificate caps Condominium units The certificate, itemized
s. 718.111 Association insures the building; owner insures interior and contents Condominium units Master policy declarations page

All read October 31, 2026, or as carried from that date's earlier reads.

The seller's flood disclosure, s. 689.302

By the moment the contract is signed, the seller owes the buyer a completed flood disclosure. Its questions cover known flood damage, insurance claims and FEMA or other assistance. It applies to every Golden Gate City sale, houses, duplexes and condominium units alike.

The property tax disclosure, s. 689.261

The tax disclosure and the February 1, 2027 listing rule are described under What are property taxes on a Golden Gate City home in Naples?. The practical step is to ignore the seller's current bill and use the county's estimate for the purchase price.

Condominium units: the documents and the 7-day legend

The developer contract legend in s. 718.503 gives 7 days, excluding Saturdays, Sundays and legal holidays; for a resale unit in one of the four named condominiums, the statute entitles the buyer to the association documents at the seller's expense, and an attorney confirms how the cancellation clock applies. The package runs from the declaration, articles, bylaws and rules to the yearly financial statement and budget, the latest reserve study (or a statement that none exists), the milestone summary where one applies and the association's FAQ document.

Milestone inspections and reserve studies

Florida's milestone inspection and structural integrity reserve study rules reach condominium buildings of three habitable stories or more; the story count of each named condominium building in Golden Gate City is not verified, so ask the association whether its buildings are covered. Two sources conflict on the reserve study deadline, so no date is printed.

Estoppel certificates, s. 718.116

As carried, a condominium estoppel certificate costs no more than $250 when the unit owes nothing; rush delivery adds up to $100, a delinquent account adds up to $150, and the association has 10 business days to issue it. Houses and duplexes have no association, so no estoppel applies.

Houses and duplexes: title, survey and recorded restrictions

With no association to disclose, the weight falls on the title commitment, the survey and the recorded restrictions on the lot. Ask the title agent for the commitment early, contact us if the exceptions confuse you, and read the exceptions line by line.

Condominium figures sit in the table only, because the subject has just 2 condominium sales.

Each cell counts qualified improved deeds, 12 months to August 31, 2026, on each place's own research-pack plat or condominium set; houses are county use code 1, condominiums use code 4, and rows under 5 sales are printed and never ranked.

Golden Gate Estates

Our Estates page, read October 31, 2026, describes lots measured in acres, so the gap reflects a different plat pattern, not a price relationship.

Naples Park

Our research pack of October 21, 2026 describes a 1951 grid of 50-foot lots, as carried, a different product from this grid.

Berkshire Lakes and Countryside

Berkshire Lakes shows 35 house deeds at $590,000 and Countryside 14 at $675,500. Their condominium rows stay in the table.

Briarwood and Lakewood

Briarwood shows 21 house deeds at $800,000 and Lakewood 21 at $462,500, the one ranked house median here below Golden Gate City's. Construction year, lot, house size and the particular homes sold account for most of the spread.

Crown Pointe and the condominium column

Crown Pointe, excluding its East section, shows 4 house deeds at $392,500, in the table and not ranked. For other places, see Naples communities.

How is Golden Gate City different from Golden Gate Estates and the Par One condominiums in Naples?

Golden Gate City in Naples is the platted grid of small lots in ZIP 34116; Golden Gate Estates, the acre-lot grid to the east, has its own page, and a condominium cluster inside the grid keeps a page of its own. Each place has its own figures, and none of them transfers to another.

Name traps: which Golden Gate is this?

Name What it is Telling it apart
Golden Gate Estates The acre-lot grid to the east, with its own DRG page Lots measured in acres

Golden Gate in San Francisco The bridge and the park share the name The bare term "golden gate city" mixes the two

Golden Gate, Florida: the census place

The census place holds the grid and more, so its 8,382 housing units and the county's 5,062 homes on 16 plats are different sets; never divide one by the other.

Golden Gate Estates: a different plat pattern

Our Estates page says much of that area has no homeowners association at all.

Par One and Fairways at Par: a separate condominium cluster

The cluster sits inside the grid in ZIP 34116, is not among the four named condominiums, and gets no figure here; treat a purchase there as a separate condominium purchase.

How do you buy a Golden Gate City home in Naples, step by step?

Buying a Golden Gate City home in Naples starts with choosing among three products: a house with no master association, a duplex or small multi-family building that carries a per-unit tax charge, or a condominium unit with its own association. Each follows different documents, so the steps keep them apart.

House, duplex or condominium unit: three checklists

A house needs title, survey, recorded restrictions, permits and proof of water and sewer service. A duplex adds per-unit tax and lease records and a lender who prices a 2 to 4 unit loan. A condominium unit adds the association papers.

Document Who provides it Product Why it matters here
Seller's flood disclosure The seller All three Due at or before the contract
Property tax disclosure summary The seller or agent All three Warns against relying on the seller's bill
Recorded restrictions The title agent House, duplex No master association on the grid
Roof permit, wind mitigation form County permit file, inspector All three Dates the roof
Four-point report An inspector House, duplex Insurers commonly ask on older homes
Well and septic records Seller, county records House, duplex Service differs lot by lot
Documents under s. 718.503, estoppel certificate The association Condominium Budget, rules, what is owed
Lender's flood determination The lender All three Sets the flood requirement

Water, sewer and septic before you sign

Ask the seller and the utility which service the lot has. The county's answer sits under "Are Golden Gate City homes in Naples on county water and sewer, or a well and septic?"

Roof, four-point and wind mitigation

The median home here was built in 1984, so ask for the permit record. Rules sit under "How do storms, roofs and insurance work for a Golden Gate City home in Naples?"

Flood determination and insurance quotes before the inspection period ends

Ask the lender for the flood determination on the exact building, then collect quotes while you can still cancel. Details sit under "Is Golden Gate City in Naples in a flood zone?"

Recorded restrictions, county rules and the rental registration

Ask the title agent about recorded restrictions, and read the county's registration rule before planning stays of under 30 days. Details sit under "Does Golden Gate City in Naples have an HOA, and who sets the rules?"

The condominium documents and the cancellation legend

The statute lists the documents a condominium buyer receives at the seller's expense; an attorney confirms the clock. Dated lines sit under "What does Florida law require when you buy in Golden Gate City, Naples?"

Closing: title, stamps and the county tax bill

Order the title search early; the contract decides who pays each cost. Figures sit under "What does a Golden Gate City home in Naples cost to own and close on?"
