This page is the Briarwood section of our Naples homes for sale and communities guide, next to our list of all Naples communities. It explains how to search Briarwood listings, what homes sold for on the county record, which section holds which product, what the master association charges, what the recorded rules say about leasing, gates and pets, and the flood, school and distance facts that come with an address here. The name is shared with many other places, including Briarwood in Queens, New York, and communities in Ohio and Colorado that rank for the same words, and no figure for any of them is used on this page. Sereno Grove, in ZIP code 34109, is a different community from the Sereno neighborhood inside Briarwood.

Key takeaways for Briarwood buyers

Briarwood Naples is a gated, no-golf community of 587 residences where the county's latest 12 months show 28 sales at a $750,000 median, master dues were $400 a quarter in the 2025 budget, and no community development district applies. These eight numbers frame a purchase here. Data updated: October 2026.

  • Collier County recorded 28 qualified sales in the 12 months to October 2, 2026, at a $750,000 median from $240,000 to $1,550,000, against 22 sales at $722,500 in the prior 12 months and 50 sales at $747,500 over 24 months.
  • Of the 28 sales, 23 were single-family homes at an $812,000 median and 5 were condominiums at a $300,000 median, and none were first sales from a builder.
  • The association counts 587 residences: 452 single-family homes, 55 condominiums in Dover Parc and 80 in Dover Place, 10 lakes and a 3-acre park.
  • The 2025 approved budget set master dues at $400 a quarter, which is $1,600 a year, and a buyer's association-side costs at purchase were $150 for the application, $50 per adult for the background check, a $500 transfer fee and a $1,000 capital contribution.
  • Briarwood has no golf course and no community development district, and neither the 2025 budget nor the 2026 newsletters we read show a special assessment.
  • Single-family leases run a 7-day minimum and a 12-month maximum, Bella Lago and Sereno requires 30 days, and a 2026 draft of new governing documents has been paused by the board.
  • An October 2026 screening of 60 Briarwood address points found 58 in shaded Zone X, 1 in Zone X and 1 in Zone AE on the county's 2024 flood map, and placed the community in evacuation Zone D.
  • Interstate 75 Exit 105 is about 1.7 road miles and 3 minutes from the Livingston Road gate, and the zoned schools each carry an A grade for 2025-26.

Every search is sorted by price, high to low, with no listing count, because inventory changes daily. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day. Briarwood is built out, so buyers here purchase resale homes and condominiums, and for the condominium side of the Naples market see our guide to Naples condos for sale.

Search Briarwood single-family homes

The single-family search returns the homes in Briarwood Units One to Ten and in Unit Eleven, which is the Bella Lago and Sereno section. The association counts 452 single-family homes in all, and the county roll codes 450 single-family parcels. Browse the single-family homes first if you want a house, and then narrow by price with the sections below.

Search the Bella Lago and Sereno price tier

Bella Lago and Sereno is Briarwood Unit Eleven, with its own homeowners' association, and it holds the highest recorded prices in the community. The county recorded three Unit Eleven sales in the 12 months to October 2, 2026, at $1,450,000, $1,460,000 and $1,550,000. The $1,000,000 and up search is the quickest way to see what is listed in that price tier today, and it will also show any Unit Ten or other home listed at that level.

Search Dover Place and Dover Parc condos

Dover Place has 80 condominium units and Dover Parc has 55, and each is its own condominium association inside Briarwood. Both use Dover Place street addresses, so a street search mixes them and a condominium-name search separates them. The condo search is filtered to the two MLS condominium names, and the county recorded five condominium sales in the latest 12 months at prices from $240,000 to $360,000.

What the MLS calls Briarwood

The MLS lists Briarwood under three names, BRIARWOOD for the single-family homes including Bella Lago and Sereno, DOVER PLACE and DOVER PARC. A search for the word Briarwood alone can miss the condominiums, which is why every link above carries all three names.

On the MLS side, the Southwest Florida MLS recorded 37 closings in Development BRIARWOOD (BRIARWOOD, DOVER PLACE and DOVER PARC) at a $750,000 median in the 12 months to August 11, 2026.

What have Briarwood homes sold for?

Briarwood homes sold at a median of $750,000 on the Collier County record: 28 qualified sales in the 12 months to October 2, 2026, from $240,000 to $1,550,000. The count is even, so the median is the mean of the middle pair of prices. Data updated: October 2026.

Record and window Sales Median Low High
County, 12 months to Oct 2, 2026 28 $750,000 $240,000 $1,550,000
County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) 22 $722,500 $240,000 $1,699,000
County, 24 months to Oct 2, 2026 50 $747,500 $240,000 $1,699,000

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. All three counts are even, so each median is the mean of the middle pair. Recorded sales reach the county roll with a lag, and the newest Briarwood sale in the list below is dated August 25, 2026.

Last 12 and 24 months

The 12-month count of 28 sales is 6 more than the 22 of the prior 12 months, an increase of about 27 percent, and the median rose by $27,500, from $722,500 to $750,000. The 28 sales equal about 5 percent of the 587 residences, against about 4 percent in the prior 12 months. None of the 28 were builder-direct, which the county defines as a parcel's first recorded sale within one year of its year built, so every Briarwood sale in this window was a resale.

Single-family homes versus condominiums

Mixing a $300,000 condominium and an $812,000 single-family home in one median blurs both. The single-family median was $812,000 on 23 sales in the latest 12 months, from $534,000 to $1,550,000, against $775,000 on 17 sales in the prior 12 months. Condominiums were 5 sales at $300,000 from $240,000 to $360,000, against 5 sales at $265,000 in the prior 12 months. The gap between the two medians in the latest window is $512,000.

Source: Collier County Property Appraiser public data bundle, windows ending October 2, 2026. The prior-12-month rows are derived from the 24-month sale list by subtracting the latest 12 months. The 24-month rows have even counts, so their medians are the mean of the middle pair.

The five condominium sales in the latest 12 months were $240,000 in December 2025 at Dover Parc, $360,000 in January 2026 at Dover Parc, $300,000 in June 2026 at Dover Place, $342,000 in July 2026 at Dover Place and $295,000 in August 2026 at Dover Parc. With only five sales, read them as a list of what closed and not as a price for either building.

Price bands

In the latest 12 months, 24 of the 28 county sales closed under $1,000,000 and 4 closed at $1,000,000 or more. All 5 sales under $400,000 were condominiums, 3 of the 23 single-family sales closed under $600,000, and 13 of the 23 closed at $800,000 or more. The four sales at $1,000,000 or more were $1,100,000 in Unit Ten and $1,450,000, $1,460,000 and $1,550,000 in Unit Eleven, and all four were single-family homes.

By plat and condominium

The county records Briarwood in eleven numbered units and two condominiums, and the sample on any one is small, so read these figures as a description of what closed and not as a price for the unit. Where a unit had one or two sales, the table prints the sale prices and no median. The county's Unit Eleven is the Bella Lago and Sereno section.

Source: Collier County Property Appraiser public data bundle as loaded October 29, 2026; windows ending October 2, 2026. The 631 parcels are 450 coded single-family, 135 coded condominium and 46 others, which are vacant lots, lakes, rights of way and common areas. The sales columns add to 28 and 50.

Units One to Ten together had 20 single-family sales in the latest 12 months at a $775,000 median, from $534,000 to $1,100,000, and 35 over 24 months at $760,000. Unit Eleven had 3 in the latest 12 months and 5 over 24 months, at prices from $1,335,000 to $1,699,000, which is why a Bella Lago and Sereno buyer and a Unit Four buyer are looking at two different price ranges.

How have Briarwood prices moved since 2016?

Briarwood prices moved from a $422,000 county median in 2016 to an $877,500 peak in 2024 and $725,000 in 2025, on 12 to 58 qualified sales a year. The table shows every calendar year with its count and its single-family and condominium split. Data updated: October 2026.

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, newest sale in the index October 2, 2026. The 2024 condominium column holds a single recorded sale, so it is listed as a price and not a median.

The 2021 to 2023 step up

The county median rose from $430,000 in 2020 to $755,000 in 2022, a gain of $325,000, or about 76 percent, and 2021 was the busiest year in the table with 58 sales. The single-family median moved from $469,950 in 2020 to $809,000 in 2022, and the condominium median moved from $222,000 to $395,000 over the same two years.

Since the 2024 peak

The annual median reached $877,500 in 2024 on only 12 sales, then settled at $725,000 in 2025 on 29 sales and $750,000 in 2026 through October 2 on 20 sales. The 2024 year had the fewest sales in the table, and the single-family median of $885,000 that year rests on 11 of them, so it is a thinner reading than 2021 or 2022.

Condominiums over the same years

Dover Place and Dover Parc condominiums sold at a $192,000 median on 5 sales in 2016 and at $395,000 on 11 sales in 2022, and 2025 and 2026 show $257,500 and $321,000 on 6 and 4 sales. Counts this small move the median with each sale, so the condominium column is best read together with the sale list in the section above.

Which homes are in Briarwood?

Briarwood contains 587 residences according to the association, in three kinds of product: single-family homes in Units One to Ten, the Bella Lago and Sereno single-family section, which is Unit Eleven, and two condominiums, Dover Parc and Dover Place. Each has a different price range and a different set of fees. Data updated: October 2026.

Section Homes Built Association What the records show
Units One to Ten about 376 coded single-family parcels on the county roll 1991 onward Briarwood Property Owners Association only Master dues; owners handle their own landscaping and pressure washing
Bella Lago and Sereno (Unit Eleven) 74 single-family parcels on the county roll, 72 lots under the section declaration 2006 to 2021 Master association plus its own homeowners' association Declaration dated April 21, 2005; Titan Custom Homes built it
Dover Parc 55 condominium units 1994 to 1996 Master association plus Dover Parc Condo Assn., Inc. Condominium recorded April 28, 1994
Dover Place 80 condominium units 1998 to 2002 Master association plus Dover Place Condo Assn. Inc Condominium recorded December 29, 1998; Titan Custom Homes built the carriage homes

Sources: Briarwood Property Owners Association community page, modified June 13, 2026; Collier County Property Appraiser public data bundle; Florida Department of Business and Professional Regulation condominium extract, read October 29, 2026. The 376 is the county's 450 single-family parcels less Unit Eleven's 74.

Briarwood Units One to Ten

Units One to Ten are the original single-family sections, with homes built from 1991, and they hold most of the community's houses. The county's median year built for the community is 2001, and the oldest single-family homes date from 1991. The association says dues stay low because each single-family owner handles lot landscaping and pressure washing, and the board sends violation letters when rules are missed. Per-lot features such as lake, preserve or interior position are not published, so judge a lot by walking it.

Bella Lago and Sereno

Bella Lago and Sereno is Briarwood Unit Eleven, recorded in Plat Book 43, Page 1. Bella Lago is Lots 2 to 35 of Block A, which is 34 lots, and Sereno is Lots 2 to 39 of Block B, which is 38 lots, so 72 lots fall under the section declaration and the plat holds 75 lots in all. The county roll shows 74 single-family parcels, built from 2006 to 2021. Bella Lago and Sereno at Briarwood Homeowners' Association, Inc. bills its own assessment on top of the master dues, and the figure is not published. A 2005 declaration set a $250 capital contribution at each resale, and a buyer should ask whether it still applies.

Dover Parc

Dover Parc is a 55-unit condominium recorded with the state on April 28, 1994, with county-recorded homes built from 1994 to 1996. It has its own condominium association, Dover Parc Condo Assn., Inc., managed by Anchor Associates, and its homes use Dover Place street addresses. Story counts and building counts are not published in any document we read, so ask the association for them in writing.

Dover Place

Dover Place is an 80-unit condominium recorded with the state on December 29, 1998, with homes built from 1998 to 2002. The association describes the 80 condominium homes as having attached garages, and Titan Custom Homes' archived pages list the Carriage Homes of Dover Place in Briarwood. Its association, Dover Place Condo Assn. Inc, is also managed by Anchor Associates, and a buyer should confirm garage details unit by unit.

Developer and builders

The developer and declarant is Briarwood Development Corporation, and the original master declaration was recorded in Collier County on February 20, 1991. Titan Custom Homes built Bella Lago and Sereno and the Dover Place carriage homes, and a June 2013 Titan release reported 13 Briarwood homes sold and seven homesites left. The master declaration reserves the developer's right to sell lots to builders, and the builders of Units One to Ten and of Dover Parc are not named in the documents we read.

The planned unit development

Briarwood is an active planned unit development under Collier County Ordinance 95-33, approved April 25, 1995. The county's PUD master list shows 209.17 acres and a residential cap of 920 units, while the association describes a 240-acre community, and the two acreage figures come from different sources. With 587 residences built, the PUD allows more units than exist, and a law firm describes the Radio Road apartment site, covered below, as the last phase of the PUD.

What should you know before buying a Dover Place or Dover Parc condominium?

Dover Place and Dover Parc condominiums are the entry end of Briarwood, with 5 county sales from $240,000 to $360,000 in the latest 12 months, and each building group is its own Chapter 718 association on top of the master dues. A buyer here reads the condominium documents before the single-family ones. Data updated: October 2026.

Which documents come with a condominium resale?

Under Florida Statutes section 718.503 the seller must give the buyer, at the seller's expense, the declaration, articles, bylaws and rules, the annual financial statement and budget, the frequently asked questions document, any milestone inspection summary, and the most recent structural integrity reserve study or a statement that none was completed. For Dover Parc or Dover Place, ask the association or its manager, Anchor Associates, for the current budget, the reserve schedule, the insurance certificate, the minutes and any litigation disclosure.

Can you cancel a condominium contract?

Yes, within limits. A condominium resale contract must carry a cancellation clause, and the buyer may cancel within 7 days, not counting Saturdays, Sundays and legal holidays, after signing and receiving the association documents, if the documents were not delivered more than 7 days before signing. The right cannot be waived, and it applies to resales, not to the developer sales that carry a 15-day right.

Do the milestone inspection and reserve study rules apply?

They apply to condominium buildings of three habitable stories or more under sections 553.899 and 718.112. The Dover Parc and Dover Place story counts are not published in any first-party document we read, so we do not state them. Ask each association whether either rule applies to the building you are buying, and ask for the inspection summary or the reserve study, or a written statement that the building is exempt.

Can you finance a Dover Parc or Dover Place condominium?

Lenders review the project as well as the buyer. Fannie Mae will not buy loans in projects shown as Unavailable in its Condo Project Manager or in projects in need of critical repairs, Freddie Mac allows a reserve study to stand in for its 10 percent replacement reserve budget test when conditions are met, and FHA insures condominium loans in approved projects or in unapproved projects that meet its single-unit approval rules. We found no FHA status for either project, so ask the lender to confirm eligibility for the exact building before you write an offer. Cash buyers skip this step.

What do the condominium associations charge?

The Dover Parc and Dover Place condominium associations bill their own assessments on top of the master dues, and neither publishes a budget online. The association says the condominium dues cover most of the maintenance of the 135 condominium homes. Request the approved budget, the reserve schedule and an estoppel certificate before you commit, and compare the all-in monthly cost with a single-family home that pays the master dues and handles its own lot.

What does it cost to own a Briarwood home?

Briarwood master dues were $400 a quarter, or $1,600 a year, in the 2025 approved budget, due in January, April, July and October, and a buyer's association-side costs at purchase were $1,700 for one adult buyer. The 2026 budget is not posted publicly. Data updated: October 2026.

Master dues and the budget

The Briarwood Property Owners Association raised dues from $350 a quarter in the 2024 budget to $400 in 2025. Its packet describes the dues as including reserves. The 2025 budget is the newest the association has published, and the lines below come from it.

Budget line 2024 budget 2025 budget
Annual maintenance assessment per unit $1,400 $1,600
Quarterly assessment per unit $350 $400
Maintenance assessments (revenue) $819,000 $936,000

Lake and water maintenance contract $45,100 $46,440
Lake erosion $0 $43,000
Capital funding $30,000 $60,000

Source: Briarwood Property Owners Association 2025 purchase application packet, read October 29, 2026. The $936,000 of assessments divided by $1,600 per unit equals 585 assessed units, close to the board's count of about 584 and to the association's 587 homes.

The association reported a capital fund balance of $423,135 and total equity of $1,432,199 on December 31, 2024. Those are year-end 2024 figures, not current ones, and a reserve study was not among the documents we found, so ask for it.

What a buyer pays at purchase

The packet lists the following association-side costs for a sale, all as of the 2025 packet. Confirm current amounts with the title company, since the association can change them.

For one adult buyer the association-side total is $150, $50, $500 and $1,000, which adds to $1,700, plus $50 for each additional adult. That total is our arithmetic from the table and not a published figure. The packet states there are no recreation or land-use fees.

Sub-association assessments

Dover Parc, Dover Place and Bella Lago and Sereno each bill separately from the master association, and none of the three publishes dues, reserves or a capital contribution. Request the approved budget and an estoppel certificate for the exact home. Florida caps a homeowners' association estoppel at $250 delivered within 10 business days, with $100 added for expedited delivery, and the association's estoppel requests run through HomeWiseDocs.

No community development district

Briarwood is not in a community development district. Collier County's special districts page names no Briarwood district, the Collier Tax Collector's fiscal 2025-2026 independent-district list has no Briarwood entry, and the Florida Department of Revenue's 2025 Collier taxing-authority table has no Briarwood unit. A buyer therefore pays no CDD operating or debt assessment on the tax bill.

Special assessments

The 2025 budget and the December 31, 2024 statements show no special assessment, and none has been announced in the 2026 newsletters we read, so the position is none published as of October 2026. The board has said it is opposed to special assessments, and it discussed an optional community mailbox program at roughly $339,000 without deciding. Confirm the position in the estoppel for the home you are buying.

Property taxes

For the 2025 tax roll, the combined millage for unincorporated Collier parcels in this area ranges from about 10.5 to 10.7 mills depending on the tax code, which is an estimate for the district and not a quote. At 10.5 to 10.7 mills, $800,000 of taxable value works out to about $8,400 to $8,560 before exemptions and non-ad valorem items, a worked example only. Confirm the exact figure on the parcel's tax bill.

Florida resets a property's assessed value after a sale. The assessment starts at just (market) value on the first January 1 after purchase, and the seller's Save Our Homes benefit does not pass to the buyer. A homestead's assessed value can then rise by no more than 3 percent or the change in the consumer price index, whichever is less, and a non-homestead parcel is limited to 10 percent a year, so a buyer's first bill should track the purchase price and not the seller's capped bill.

Documents to request

Ask for the 2026 approved budget and the latest year-end financials, the 2008 restated declaration, the bylaws and the 2016 rules, the estoppel certificate, the sale application package and, for a condominium or a Bella Lago and Sereno home, the sub-association budget, reserve schedule and insurance certificate. Board minutes and the annual meeting packet are not posted as public downloads, so request them in writing.

Can you rent a Briarwood home?

Briarwood single-family homes carry a 7-day minimum lease term and a 12-month maximum, each lease needs prior written approval from the association, and Bella Lago and Sereno requires 30 days. A 2026 draft that would add rental registration has not been adopted. Read the current documents before you plan to rent.

What the lease rules say now

The rules below come from the 2025 lease application packet, the 2016 rules in the purchase packet and the 2008 restated declaration, read October 29, 2026.

Rule Current text
Minimum lease term 7 days; 30 days in Bella Lago and Sereno
Maximum lease term 12 months, with no extension option
Approval Prior written approval from the association; submit at least 20 days before occupancy
Occupancy 2 persons per bedroom
Lease application $100, non-refundable, renewals included
Late lease application $100 if under 20 days, $200 if under 7 days, $300 same day
Background check $50 per adult, $75 per foreign national, for tenants of six months or more
Subleasing and timeshares Not permitted
Condominium rental rules Not published; ask each condominium association

The "52 times per year" line

The association's community page describes some single-family rentals as 7 days, 52 times per year, with advance approval. We found no frequency cap in the 2008 declaration, the 2016 rules or the lease packet, which set only a 7-day minimum and a 12-month maximum, so treat the 52-times wording as the association's description and not as a recorded rule. The association also reports that more than 200 homes are used as vacation rentals, and it processed about 1,400 rental applications in 2024.

The 2026 proposal

The board posted a draft amended and restated declaration in 2026. Per the draft, short-term rentals would register with the association and carry the Collier County registration number, each lessor would name a responsible party, and the minimum would read 7 nights in place of 7 days. After a Town Hall of about 70 owners in person and 40 online, the September 2026 newsletter says the board decided not to move forward with a community vote until concerns are addressed. Amending the documents takes two-thirds of the community, so the draft is a proposal under revision, not current rules.

Collier County short-term rental registration

Separate from the association, Collier County Ordinance 2021-45 requires registration when a home is rented in increments of under 30 days more than 3 times a year. The registration number must appear in advertising, and fines run up to $500 per violation per day. Florida law also limits what a later amendment can do to current owners: a governing-document amendment after July 1, 2021 that regulates rental agreements binds only owners who take title afterward or who consent.

What other rules apply in Briarwood?

Briarwood's 2016 rules, posted in the 2025 purchase packet, prohibit fences on any lot and For Sale signs, set parking limits and require leashed pets. Read the current rules and the pending 2026 draft for the home you are considering.

Fences, signs and exterior changes

The current rules allow no fences on any lot, and walls only when attached to the main structure and approved. For Sale signs and Take One boxes are not allowed, though open-house signs are allowed with notice to the gate guard. A satellite dish under 24 inches is allowed if mounted to the house and screened, no more than two flags may fly at a home, and hurricane shutters may stay up on unoccupied homes from June 1 through November 30. An architectural review committee is listed as in progress in the July 2026 status list, and the association posts a paint color list and an alteration request form.

Vehicles, parking and golf carts

The rules keep boats, trailers, campers, motor homes and inoperable vehicles off exterior parking unless fully enclosed, bar overnight street parking, and allow towing after 24 hours' notice. Golf carts need a licensed driver and stay on Briarwood roads between dawn and dusk, and unregistered motorized or electric vehicles, scooters and mini-cycles are not allowed. The association has also posted that e-bike riders using the Maplewood emergency gate receive no-trespass warnings.

Pets, trash and quiet hours

Household pets are allowed on a leash outdoors, with Collier County license and rabies requirements and a registration form with vaccination proof and a photo. The rules name restricted breeds, so read the list if you have a dog, and a 2015 amendment referenced in the July 2026 newsletter sets a five-pet household limit. Trash is collected Monday and Thursday and recycling Monday, per the packet, and the rules ask for consideration after 10:00 PM.

Is Briarwood gated?

Yes. Briarwood is a gated community with a 24-hour attended gatehouse on Livingston Road, and a second entrance on the Radio Road side uses a license plate recognition camera and a barcode reader. Guests are called in through the EntranceIQ app or by phone.

The Livingston Road gate and the Radio Road entrance

The association describes the Livingston Road entrance as attended 24 hours a day. Its September 2026 gate update says the new license plate recognition system is working well at the Radio Road entrance, the front gate camera still needed a few adjustments, and the older barcode readers work only intermittently. Vendor access hours listed in the packet are 7 am to 7:30 pm Monday to Saturday, with photo ID at the gate.

EntranceIQ and guest entry

Guests and vendors are called in by the EntranceIQ app or by phone. Per the association's post, updated March 23, 2026, guests and family can be entered for up to a 3-day range, service, delivery and ride-share drivers are single-day entries, and permanent guests are set up only through management. The association says the limits help stop operators from sidestepping leasing procedures.

The Maplewood emergency gate

An emergency gate connects Briarwood to the neighboring Maplewood community, and a 1991 cross easement grants Maplewood use of Briarwood road rights of way and drainage and utility easements. Navigation apps sometimes send ride-share and delivery drivers there, and the association asks residents to tell drivers to use the Livingston Road entrance.

What amenities does Briarwood have?

Briarwood amenities, as listed on the association's community page, are two heated community pools, a community room, tennis, pickleball, basketball and volleyball courts, a children's playground, a 3-acre park, 10 lakes and preserve areas. Court counts and community room rules are not published. Data updated: October 2026.

Pools, courts and the park

The pools, playground and the tennis, basketball and volleyball courts are open dawn to dusk under the published rules, children under 12 must be accompanied at the pool, and the tennis courts are first come, first served apart from time given to the kids' tennis program. The date of that rules list is not confirmed, so confirm current hours with the association. The association's home page also mentions a soccer field and an event center, which its newer community page does not, so we leave both out.

Lakes and wildlife

Briarwood has 10 lakes serviced by a lake-management vendor, and the board asked about aeration after brown algae in August and September 2026. We found no published rule on fishing, swimming or boating in the lakes. In March 2026 the association posted an alligator advisory for the lake along Radio Road, asking residents to keep clear of the water's edge and not feed wildlife, as is normal for Florida fresh water.

Community room and events

The community room has no published capacity, fee or rental rule, and the governing documents refer to a clubhouse parking lot. The public community calendar showed no association events from September 27 to October 31, 2026 other than holidays. Ask Anchor Associates in writing about room rental before you plan an event.

Does Briarwood have golf?

Briarwood has no golf course, so no golf membership, golf assessment or club dues attach to a purchase. Public golf is available at Lely Resort, which sells public tee times on its Mustang and Flamingo courses at 8004 Lely Resort Boulevard, and at Riviera Golf Club at 48 Marseille Drive.

Where buyers who want golf can look

For homes inside a golf community, see our guide to golf homes for sale in Naples. The Naples Beach Club, a Four Seasons resort, has redesigned its course, and whether non-guests can play is unconfirmed. Among the central Naples communities compared below, Countryside and Naples Heritage bundle golf into the purchase, and Lakewood sells golf pay as you play.

Is Briarwood a 55+ community?

Briarwood is not an age-restricted community. None of the association documents we read set an age requirement, and the association describes a community of single-family homes and two condominiums. For communities with a recorded age restriction, see our guide to 55+ communities in Naples.

Name confusion with other Briarwoods

A search for a 55+ Briarwood returns Briarwood Active 55+ Resort, a manufactured-home community in Port Orange, Florida, which has no connection to this community. Briarwood Villas and Briarwood II Villas are condominiums in Highlands County, and Briarwood in Queens, New York, is a different place entirely.

What is being built next to Briarwood on Radio Road?

A 70-unit apartment project at 5065 Radio Road, in two four-story buildings by Greenfield Partners, is under construction on a 3.3-acre site between Briarwood Boulevard and Sherbrook Drive, with completion expected in late 2027. The project shares Briarwood's Radio Road entrance, lakes and utilities.

How the site connects to Briarwood

The law firm Powers Brown calls the project the last phase of the Briarwood planned unit development, formerly known as the Excelsior PUD. The association's newsletters say the shared access is governed by a cross easement and that the project pays a pro-rata share of shared maintenance of 10.7 percent, which is 70 of 654 units. The association's September 2026 newsletter calls the project Domica. A buyer near the Radio Road side should ask the association what the cross easement covers.

Other construction nearby

The Livingston Road privacy wall is a Collier County Road, Bridge and Stormwater Maintenance repair job and not an FDOT job. The association's March 2026 post relays the county's schedule of about 6 months of design, then 4 to 6 months of procurement and construction, and the outcome is unconfirmed. We found no other approved development near Radio Road and Livingston Road on a public county page as of October 29, 2026, and the county's advertised public hearings page is the place to check.

Briarwood vs Kings Lake: how do they differ?

Briarwood and Kings Lake are two central Naples communities without golf whose single-family homes sold at similar county medians in the 12 months to October 2, 2026, $812,000 on 23 sales and $785,000 on 15 sales, but they differ in gate, master fee, lease rules and product mix. Data updated: October 2026.

Kings Lake county figures include its condominiums recorded under their own names, such as The Hamptons, Greenwood Village, Greenfield Village, Steeplechase and Bristol Square.

Fees are not like for like

Kings Lake's $472 covers a master association that lists no clubhouse, pool or gatehouse, and 15 neighborhood associations bill on top of it. The 2025 budget behind Briarwood's $1,600 includes a $250,000 security contract, and its condominiums and Bella Lago and Sereno bill separately too. A fair comparison puts the master fee, the sub-association fee and the purchase costs for the exact home side by side.

Product and rules in one view

Briarwood is the product with an attended gate, pools and courts inside the community, a higher master fee, a 7-day lease minimum and a $1,500 capital and transfer cost at purchase. Kings Lake is the product with a lower master fee, no gatehouse in its common-property inventory, a 30-day lease minimum with a cap of 12 leases a year, and a larger home count spread across 15 neighborhood associations. Both have no golf and no master-association age requirement in the documents we read.

How does Briarwood compare with other central Naples communities?

Briarwood's $750,000 county median is above Countryside at $440,000, Berkshire Lakes at $329,000 and Kings Lake at $265,000 and below Autumn Woods at $825,000 and Longshore Lake at $850,000, across the nine peer communities we compared in the 12 months to October 2, 2026. Fees and gate models vary widely. Data updated: October 2026.

Each community is matched on its full recorded parcel set, including condominiums recorded under their own names, such as The Hamptons and Greenwood Village in Kings Lake and Cedar Ridge in Autumn Woods. The Berkshire Lakes set holds more homes than the 1,639 units its master association lists, so read that row as the wider Berkshire Lakes area. Medians with even counts are the mean of the middle pair.

What the fee models look like

The fee table below prints each association's own published figures as of October 29, 2026. Where a figure is not published online, the cell says so, and a buyer requests the budget and an estoppel certificate from the manager.

Sources: each association or club website, read October 29, 2026. Countryside states 1,133 units, 850 golf and 283 social memberships, and Naples Heritage states 799 residences, so the county parcel counts understate both. The Madison Park website at madisonparkhoa.com belongs to a Colorado community, not this one.

Where Briarwood sits in the set

Briarwood's published master dues of $1,600 a year sit above Kings Lake at $472 and Berkshire Lakes at $690, and below Longshore Lake at $5,672 and the Naples Heritage operating assessment of $8,350. Naples Heritage and Countryside bundle golf into the purchase, and Briarwood does not. On single-family medians, Kings Lake at $785,000 and Madison Park at $730,000 are nearest Briarwood's $812,000, Longshore Lake at $850,000 and Autumn Woods at $950,000 are above it, and Berkshire Lakes at $592,500 is below it.

Is Briarwood in a flood zone?

Flood zone in Briarwood is set address by address. An October 2026 screening of 60 Briarwood address points found 58 in shaded Zone X, 1 in Zone X and 1 in Zone AE, on the county's flood map that took effect February 8, 2024. Confirm the zone for any home on FEMA's map.

What the zone letters mean

FEMA describes shaded Zone X as moderate flood hazard, usually between the 100-year and 500-year flood limits, and says about 1 in 3 flood claims come from low and moderate risk zones. Zone AE is a high-risk area with a base flood elevation, and owners with federally backed mortgages must carry flood insurance there. The screening placed the one AE point in Bella Lago, and its 60 points fell on panels 12021C0411J (52 points), 0413J (5 points) and 0392J (3 points).

The 2024 map and the 2027 preliminary map

The 2024 Collier County flood map, effective February 8, 2024, governs today. Collier County reports that a preliminary map is in a 90-day appeal period that began August 19, 2026, with a target effective date of summer 2027, subject to change. The county's pages do not say whether any Briarwood parcel changes zone, so check an address in FEMA's Changes Since Last FIRM tool.

Evacuation zone

The October 2026 screening placed Briarwood in evacuation Zone D. That is an evacuation zone from the state's Know Your Zone lookup, which runs A to F, and it is not the same as a FEMA flood zone, where D means undetermined. Confirm the address on the state's lookup before hurricane season.

Flood insurance and the Citizens rule

Citizens Property Insurance does not sell flood insurance, and its wind policies carry a flood requirement that phases in by date. Condominium unit-owner policies are exempt, which matters for Dover Parc and Dover Place buyers. The rule comes from Chapter 627 of Florida law and Citizens' own flood page.

Citizens policy effective on or after Who must carry flood insurance
2024-01-01 Coverage A of $600,000 or more, outside the Special Flood Hazard Area
2025-01-01 Coverage A of $500,000 or more
2026-01-01 Coverage A of $400,000 or more
2027-01-01 Every personal residential policy with wind coverage, any value

Source: Citizens Property Insurance flood page, read October 29, 2026. Homes inside the Special Flood Hazard Area with Citizens wind coverage already had to carry flood insurance. Whether any Briarwood home is insured by Citizens is not known.

Disclosure, elevation certificates and Risk Rating 2.0

Section 689.302 requires the seller of residential property to give a written flood disclosure at or before contract signing, covering known flood damage, flood insurance claims and federal flood assistance. FEMA's Risk Rating 2.0 prices each building from its own traits, including distance to a water source, first-floor height and cost to rebuild. An elevation certificate is not required for most policies, but it can identify discounts, and Collier County's flood map viewer includes an elevation certificate search. Collier County reports that unincorporated Collier holds Community Rating System Class 5, a 25 percent premium reduction, per FEMA's table.

Wind and storm history

Collier County states a minimum design wind speed of 150 mph for ordinary buildings under the Florida Building Code, 8th Edition (2023). Official storm readings for Naples describe the coast and waterfronts, not Briarwood, and no public source we read reports storm damage at Briarwood.

Storm What the official report says for Naples
Irma, September 2017 3 to 4 ft of inundation at the Gulf and Naples Bay waterfronts, extending less than half a mile inland
Ian, September 2022 Maximum inundation of 6 to 9 ft above ground in Naples
Helene, September 2024 2 to 4 ft of surge in Naples, Marco Island and Everglades City

Sources: National Weather Service Miami; National Hurricane Center reports. These are coastal readings and not statements about any Briarwood home.

Which schools serve Briarwood?

The Collier County school district's lookup in October 2026 assigned Poinciana Elementary School, East Naples Middle School and Naples High School to the 12 Briarwood single-family addresses sampled, and each carries an A in the 2025-26 state grades published by the district.

Level Zoned school State grade, 2025-26
Elementary Poinciana Elementary School A
Middle East Naples Middle School A
High Naples High School A

Confirm your own address

Zoning is shown for sampled single-family addresses. Confirm any address, including Dover Parc, Dover Place and Bella Lago and Sereno, with Collier County Public Schools, because zoning can change from year to year and the condominium addresses were not all checked.

Shopping and daily needs

Berkshire Commons, a Regency Centers shopping center at 7151 Radio Road, sits on Radio Road, and a Publix with a pharmacy is at Pine Ridge Crossing, 2310 Pine Ridge Road. Larger destinations include Coastland Center at 1900 Tamiami Trail North and Waterside Shops at 5415 Tamiami Trail North, and Fifth Avenue South is the downtown dining and shopping district. Village Walk, another Naples community on our site, is also on Livingston Road, so a buyer touring Briarwood can compare it the same day: see our Village Walk page, and for more central Naples communities see Kensington and Island Walk.

Roads, the trail study and utilities

FDOT is studying a Livingston FPL trail from Radio Road to the Collier County line, project 447514-1, an 11.5-mile planning study with public meetings in November 2025 and no construction date published. The association posted FDOT's March 30, 2026 letter dropping the FPL-easement segment through Briarwood. Water and sewer service is expected from Collier County, and the association lists Florida Power and Light for electric and Waste Management for trash; service areas depend on the address, so confirm them before closing.

What parks and beaches are near Briarwood?

Open beach access near Briarwood includes Lowdermilk Park, open 5:00 am to 11:00 pm, and Vanderbilt Beach Park at 100 Vanderbilt Beach Road. The Naples Pier is closed for rebuilding, with reopening planned for July 2027 according to the City of Naples.

Beaches and the beach parking permit

The City of Naples says all Collier County property taxpayers and full-time residents can get a free annual beach parking permit valid at city and county beaches. The City lists 40 beach accesses, with parking by permit or pay-by-space enforced year round. We read the City's page and not the county's, so confirm the county side before you rely on it.

Trails and preserves

The Rich King Memorial Greenway, a 3-mile paved path, ends at Radio Road near Briarwood. Gordon River Greenway Park is at 1596 Golden Gate Parkway, and its site describes 2.5 miles of trails, boardwalks and a kayak launch. Freedom Park is at 1515 Golden Gate Parkway, and North Collier Regional Park is at 15000 Livingston Road.

A short history of Briarwood

What should you check before you make an offer on a Briarwood home?

Before an offer on a Briarwood home, request the association's budget and estoppel, order a roof and four-point inspection on homes built 1991 to 2002, collect homeowners and flood quotes during the inspection period, and plan for the association's 20-day sale package deadline. Data updated: October 2026.

Inspections for homes built 1991 to 2002

Most Briarwood single-family homes were built from 1991 to 2002, so those are 24 to 35 years old in 2026, while Bella Lago and Sereno dates from 2006 to 2021 and a few lots have newer rebuilds. Many insurers ask for a roof, electrical, plumbing and air-conditioning four-point inspection at about 20 to 30 years, so ask for the roof age and permit and for the plumbing and panel type. A wind mitigation inspection on the state's OIR-B1-1802 form, updated effective April 1, 2026, records the features that earn wind discounts and is valid up to five years.

Insurance and flood quotes

Get homeowners and flood quotes during the inspection period, not after. Citizens will not renew a policy where a private insurer offers comparable coverage at no more than 20 percent above Citizens' estimated renewal premium, and Citizens flood rules phase in by dwelling value through 2027. We publish no premium for Briarwood, because none is available from a public source.

Closing costs

In Collier County the buyer customarily pays for the owner's title policy. Florida documentary stamp tax is 70 cents per $100 on a deed and 35 cents per $100 on a mortgage note, with a 2 mill intangible tax on the mortgage, and all parties are liable regardless of who agrees to pay. As a worked example and not a quote, a $750,000 purchase with a $600,000 mortgage carries $5,250 of deed stamps, $2,100 of mortgage stamps and $1,200 of intangible tax, before association fees.

Disclosures and cancellation rights

A homeowners' association buyer must receive a disclosure summary before signing, and if it was not delivered the buyer may cancel within 3 days after receipt or before closing, whichever comes first (section 720.401). Condominium buyers have the 7-day right described above, and every seller owes the section 689.302 flood disclosure. Put the association's 20-day sale package deadline into the contract timeline.

How does the wider Naples market look right now?

The Naples Area Board of Realtors reported a September 2026 median closed price of $575,000 across Collier County, excluding Marco Island, with 5.5 months of inventory against 7.8 a year earlier. These are countywide figures and not Briarwood figures. Data updated: October 2026.

September 2026 in the Naples area

The board counted 623 closed sales, up 2.5 percent, 4,240 homes in inventory, down 17.3 percent from 5,128, and an average of 99 days on market. Its report says inventory under $300,000 was 555 listings, of which 470 were condominiums, and that brokers see more cash deals because fewer buyers are financing. Two of Briarwood's five condominium sales in the latest 12 months, at $240,000 and $295,000, closed under $300,000.

Briarwood is a resale market with 28 county sales in 12 months, so buyers compare recent sales in the exact unit, not the countywide median. We quote no mortgage rate on this page, because rates change weekly. Ask a lender for a written quote when you start touring.

Frequently Asked Questions about Briarwood homes for sale

These are the questions buyers ask most about Briarwood homes for sale in Naples, answered from the county record, the association's documents and government sources, with dates. Data updated: October 2026. Domain Realty Group, the #1 team in Southwest Florida since 2012, can give an address-level answer at 239-441-2816.

Is Briarwood Naples a gated community?

Yes. Briarwood is a gated community off Livingston Road in Naples 34104, with a 24-hour attended gatehouse on Livingston Road and a second entrance on the Radio Road side that uses a license plate recognition camera. Guests are called in through the EntranceIQ app or by phone, and permanent guests are set up through management.

How many homes are in Briarwood Naples?

The association counts 587 residences: 452 single-family homes, 55 condominiums in Dover Parc and 80 in Dover Place. Its September 2026 newsletter counts 584 owners, and the county roll lists 631 parcels because it also counts common areas and vacant land, so confirm the exact count with the association before relying on any one figure.

What is the median price of a Briarwood home?

Collier County recorded 28 qualified Briarwood sales in the 12 months to October 2, 2026, at a $750,000 median, from $240,000 to $1,550,000. The single-family median was $812,000 on 23 sales and the condominium median was $300,000 on 5 sales, so the mix of homes sold moves the overall figure.

What are the HOA fees in Briarwood Naples?

The 2025 approved budget of the Briarwood Property Owners Association set master dues at $400 a quarter, or $1,600 a year, and no 2026 figure is posted publicly. Dover Parc, Dover Place and Bella Lago and Sereno bill their own assessments on top, and none publishes them, so request each budget and an estoppel certificate.

Is there a transfer fee or capital contribution when buying in Briarwood?

Yes. As of the 2025 purchase packet, Briarwood charges a $500 transfer fee and a $1,000 capital contribution, both payable to the association, plus a $150 application fee and a $50 background check per adult. The checklist says the first two may be paid at closing. Confirm current amounts with the title company.

Does Briarwood have a golf course?

No. Briarwood has no golf course inside the gates, so no golf membership or club dues attach to a purchase. Public golf is available at Lely Resort, which sells public tee times on its Mustang and Flamingo courses, and at Riviera Golf Club. For golf communities, see our Naples golf homes guide.

Does Briarwood have a CDD?

No. Collier County's special districts page, the Tax Collector's fiscal 2025-2026 independent-district list and the Florida Department of Revenue's 2025 Collier taxing-authority table show no Briarwood community development district, so no CDD assessment appears on the tax bill. The association bills its dues separately and not on the tax bill.

Is Briarwood a 55+ community?

No. Briarwood is not an age-restricted community, and none of the association documents we read set an age requirement. It has 452 single-family homes and 135 condominium homes. For communities with a recorded age restriction, see our guide to 55+ communities in Naples.

What is Bella Lago and Sereno at Briarwood?

Bella Lago and Sereno is Briarwood Unit Eleven, recorded in Plat Book 43, Page 1, with Bella Lago on Lots 2 to 35 of Block A and Sereno on Lots 2 to 39 of Block B. It has its own homeowners' association, and the county recorded three sales there in the latest 12 months, from $1,450,000 to $1,550,000.

Is Sereno Grove part of Briarwood?

No. Sereno Grove is a separate Lennar community in ZIP code 34109, east of Livingston Road and north of Vanderbilt Road, with its own association. The Sereno inside Briarwood is Block B of Unit Eleven in 34104. Their sales should never be combined, and this page uses no Sereno Grove figure.

Are Dover Parc and Dover Place the same condominium?

No. Dover Parc is a 55-unit condominium recorded April 28, 1994, and Dover Place is an 80-unit condominium recorded December 29, 1998. Each has its own condominium association managed by Anchor Associates, and both use Dover Place street addresses inside Briarwood, so search by condominium name and not by street.

Who developed and built Briarwood?

Briarwood Development Corporation is the developer and declarant named in the recorded master covenants, first recorded in Collier County on February 20, 1991. Titan Custom Homes built Bella Lago and Sereno and the Dover Place carriage homes. The builders of Units One to Ten and of Dover Parc are not named in the documents we read.

Can you rent a Briarwood home for a week?

Single-family homes carry a 7-day minimum and a 12-month maximum lease term with prior written association approval, and Bella Lago and Sereno requires 30 days. Collier County also requires registration for rentals under 30 days more than 3 times a year. A 2026 draft that would add association registration has not been adopted.

Were Briarwood's new governing documents approved in 2026?

No, not as of the board's September 2026 newsletter. After a Town Hall the board decided not to move forward with a community vote until concerns are addressed, and amending the documents takes two-thirds of the community. The draft would add rental registration, an architectural committee and a pool-equipment enclosure.

Does Briarwood allow fences, boats or RVs?

The 2016 rules allow no fences on any lot, and they keep boats, trailers, campers and motor homes off exterior parking unless fully enclosed, with no overnight street parking. A 2026 draft would allow a screened equipment enclosure of up to 6 feet, but it is not in effect.

What amenities does Briarwood have?

The association lists two heated community pools, a community room, tennis, pickleball, basketball and volleyball courts, a children's playground, a 3-acre park, 10 lakes and preserve areas. The published rules say the pools, playground and courts are open dawn to dusk. Court counts and community room rental rules are not published.

Which schools serve Briarwood?

The district's lookup in October 2026 assigned Poinciana Elementary, East Naples Middle and Naples High to the 12 Briarwood single-family addresses sampled, and each carries an A in the 2025-26 state grades. Zoning can change, and the condominium addresses were not all checked, so confirm your address with Collier County Public Schools.

What flood zone is Briarwood in?

An October 2026 screening of 60 Briarwood address points found 58 in shaded Zone X, 1 in Zone X and 1 in Zone AE on the county's 2024 flood map. Flood zone is set address by address, so confirm the home you want on FEMA's map before you write an offer.

What evacuation zone is Briarwood in?

The October 2026 screening placed Briarwood in evacuation Zone D. Florida runs zones A to F, with A the most vulnerable and generally evacuated first, and not every zone is ordered in each storm. Confirm your exact address on the state's Know Your Zone lookup, and do not confuse it with a FEMA flood zone.

Do I need flood insurance to buy in Briarwood?

A federally backed mortgage requires flood insurance only in high-risk A and V zones, and most screened Briarwood addresses are shaded X. A lender or insurer can still require it, and Citizens will require flood coverage on every wind policy from January 1, 2027, except condominium unit-owner policies. Ask early.

Is a new flood map coming in 2027?

Collier County says a preliminary flood map is in a 90-day appeal period that began August 19, 2026, with a target effective date of summer 2027, subject to change. The 2024 map still governs today. The county's pages do not say whether any Briarwood parcel changes zone, so check an address in FEMA's comparison tool.

How close is Briarwood to I-75?

Interstate 75 Exit 105 at Golden Gate Parkway is about 1.7 road miles and 3 minutes from the Livingston Road gate, and Exit 101 at Collier Boulevard is roughly 4.6 to 5.0 miles and 7 to 8 minutes, by free-flow estimates calculated October 29, 2026. Peak traffic is longer.

How far is Briarwood from Fifth Avenue South and the beach?

From the Livingston Road gate, Fifth Avenue South is about 4.8 miles and 10 minutes and Third Street South is 5.7 miles and 12 minutes, by free-flow estimates dated October 29, 2026. Lowdermilk Park is an open public beach, and the Naples Pier is closed for rebuilding, with reopening planned for July 2027.

How far is the nearest emergency room from Briarwood?

Physicians Regional Medical Center at Pine Ridge is about 4.8 road miles and 10 minutes from the Livingston Road gate, and NCH Baker Hospital's emergency department is about 5.3 miles and 11 minutes, by free-flow estimates on October 29, 2026. Times run longer in season. Call 911 in an emergency.

How far is Briarwood from the airport?

Naples Municipal Airport is about 2.1 road miles and 5 minutes from the gate. Southwest Florida International Airport in Fort Myers is about 31.7 miles and 41 minutes by a free-flow estimate on October 29, 2026, so allow more time for traffic on Interstate 75.

What is being built next to Briarwood?

A 70-unit apartment project in two four-story buildings at 5065 Radio Road is under construction by Greenfield Partners, with completion expected in late 2027. It shares Briarwood's Radio Road entrance, lakes and utilities and pays 10.7 percent of shared maintenance, which is 70 of 654 units, according to the association's newsletters.

Is anything new being built inside Briarwood?

Briarwood is built out. Titan Custom Homes reported seven homesites left in June 2013, and the county recorded no builder-direct sale in the 12 months to October 2, 2026. Buyers purchase resale homes and condominiums, and any rebuild on a lot needs county permits and association approval.

How much are closing costs when buying in Briarwood?

Closing costs vary by price and loan. In Collier County the buyer customarily pays the owner's title policy. Florida charges documentary stamps of 70 cents per $100 on a deed and 35 cents per $100 on a mortgage note, plus a 2 mill intangible tax on the mortgage. Ask a title company for a written estimate.

Do Briarwood condos need a milestone inspection or reserve study?

Florida requires milestone inspections and structural integrity reserve studies for condominium buildings of three habitable stories or more. The Dover Parc and Dover Place story counts are not published in any document we read, so ask each association for the story count, the inspection summary or reserve study, or a written statement that the building is exempt.

Can I cancel a contract on a Briarwood home?

Single-family buyers in a mandatory association must receive a disclosure summary before signing, and if it was not delivered they may cancel in writing within 3 days after receipt or before closing, whichever is first. Condominium resale buyers have a 7-day right after receiving the association documents. Other contingencies, such as inspection, are separate.

How long does Briarwood take to approve a buyer?

The complete sale package must reach management at least 20 days before closing. If it arrives less than 20 days before occupancy a $50 late fee applies, and under 7 days it is $100. The packet lists the application, ID, sales contract, pet form and access control form, so put the deadline into the contract timeline.

Does the seller's low tax bill pass to the buyer?

No. Florida resets assessed value to just (market) value after a sale. A homestead's assessed value can then rise by no more than 3 percent or the change in the consumer price index, whichever is less, and a non-homestead parcel is limited to 10 percent a year, so the buyer's first bill generally tracks the purchase price.

What is the property tax rate in Briarwood?

For the 2025 tax roll, the combined millage for unincorporated Collier parcels in this area ranges from about 10.5 to 10.7 mills depending on the tax code, an estimate and not a quote. Taxes are millage times taxable value, so confirm the figure on the parcel's tax bill.

Is there a trail near Briarwood?

The Rich King Memorial Greenway, a 3-mile paved path, ends at Radio Road near Briarwood. FDOT is studying a Livingston FPL trail from Radio Road to the Collier County line, project 447514-1, with no construction date published. The association posted FDOT's March 30, 2026 letter dropping the FPL-easement segment through Briarwood.

How does Briarwood compare with Kings Lake?

Briarwood and Kings Lake both have no golf, and their single-family homes sold at similar county medians, $812,000 on 23 sales and $785,000 on 15 sales in the 12 months to October 2, 2026. Briarwood has an attended gatehouse and a $1,600 master fee, while Kings Lake's 2026 master fee is $472 and its inventory lists no gatehouse.

Does Briarwood allow golf carts?

Yes, with limits. The rules require a licensed driver and keep golf carts on Briarwood roads between dawn and dusk, and unregistered motorized or electric vehicles, scooters and mini-cycles are not allowed. The association has also posted that e-bike riders using the Maplewood emergency gate receive no-trespass warnings.

What is the median price of a Briarwood condo?

Collier County recorded five Dover Place and Dover Parc condominium sales in the 12 months to October 2, 2026, at a $300,000 median from $240,000 to $360,000. Over 24 months there were 10 at $287,500. With so few sales, read them as a list of what closed and not a price for either building.

Can I get homeowners insurance on an older Briarwood home?

Private insurers decide on roof age, wiring, plumbing and air-conditioning condition, and many ask for a four-point inspection on homes around 20 to 30 years old. Citizens is for those who cannot find private coverage and will not renew a policy where a private offer is within 20 percent. Quote early and keep your wind mitigation report.
