This page belongs to our Naples homes for sale and communities guide, beside the list of all Naples communities. Below you will find how to search Village Walk listings, what homes closed for on the county record, the six DiVosta plans and the three quarterly fee tiers that follow them, what the Association charges to buy, rent and own, what the Town Center holds, and the flood, school and distance facts that come with an address here. Village Walk is one association with one gate, so the sections split it by plan family and by recorded phase, not by neighborhood. One name needs care: if you meant Village Walk in Bonita Springs, that is a different community in Lee County with its own district and its own Village Walk page, and none of its figures appear here as Village Walk of Naples figures.

Key takeaways for Village Walk buyers

Village Walk is a gated, resale-only community of about 850 homes where the county's latest 12 months show 41 sales at a $510,000 median, three quarterly fee tiers that start at $1,722.58, and no golf course inside the gate. These eight numbers frame a purchase here, from price and fees to rules and flood. Data updated: October 2026.

  • Village Walk has about 850 homes: the Declaration counts 850 and DiVosta's own April 1999 release says 849 were sold and completed, delivered from April 1995 to January 1999 in six recorded phases, in six plans, two attached villa plans and four detached plans.
  • Collier County recorded 41 qualified sales in the 12 months to October 2, 2026, at a $510,000 median from $340,000 to $1,032,500, against 35 sales at $610,000 in the prior 12 months and 76 sales at $570,000 over 24 months.
  • None of the 41 sales in the latest 12 months was a first sale from the builder, so all 41 were resales, which is what a community that finished building in 1999 looks like on the record.
  • The Association's quarterly assessment, effective July 1, 2026, is $1,722.58 for Capri III and Regent, $1,766.99 for Glenwood II and Oakmont and $1,833.61 for Manor and Windsor, each up about 3.7 percent, and it includes Hotwire bulk cable and internet.
  • The Town Center lists 3 pools, 6 lighted tennis courts, 3 pickleball courts, 2 bocce courts and a fitness center, and there are 0 golf holes inside the gate.
  • A buyer applies to the Association at least 20 days before closing, the Board decides within 10 days of a complete application, the fees are $125 plus $25 per applicant, and no CDD was found on the budget, the application or the Declaration.
  • The Declaration lets an owner lease for at least 4 months and no more than 1 year, up to 3 times in a calendar year, with Board approval, and counts Airbnb and VRBO stays as leases.
  • Carried FEMA checks put 18 of 21 sampled Village Walk Circle address points in unshaded Zone X and 3 in shaded X with 0 in a Special Flood Hazard Area, the state layer places them in Evacuation Zone D, and the three zoned schools each earned an A for 2025-26.

Village Walk homes for sale right now

Village Walk homes for sale are linked below, filtered to the MLS subdivision name Village Walk, which keeps Village Walk of Bonita Springs out because the MLS lists the two as separate subdivisions. Every search sorts by price, high to low, and shows no listing count, because active inventory changes daily. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. DiVosta finished selling here in 1999, so for builder-new homes elsewhere in the city see our Naples new construction guide, and for the larger DiVosta community to the south see Island Walk.

Search under and over $500,000

The two price searches split the community at $500,000, just below the county's 12-month median of $510,000. In the latest 12 months, 18 of 41 county sales, about 44 percent, closed under $500,000, and in the prior 12 months 7 of 35, 20 percent, did. Use the first search for the lower end of the market and the second for the rest. The county record types every Village Walk sale as single-family and cannot say which sales were attached villas, so the split describes price only.

Search by plan family

No search key separates the attached Capri III and Regent villas from the detached Glenwood II, Oakmont, Windsor and Manor plans, because the MLS has no field for the builder's plan name. A listing's remarks may name the plan, and the Association's three fee tiers follow the plan, so the plan decides what a home pays each quarter. A Domain Realty Group agent can sort a day's listings by plan for you.

What the MLS calls Village Walk

In the Southwest Florida MLS the subdivision field offers two entries when you type "village walk": VILLAGE WALK, which is the Naples community on this page, and VILLAGE WALK OF BONITA SPRINGS, which is in Lee County. The searches above use the first name. Owners and agents also write Village Walk Naples, VillageWalk and Village Walk of Naples in listing remarks, so a text search can pull in the wrong community. The county names the six recorded plats Village Walk Phase 1 through Phase 6, so a tax record may read Phase 4 while the marketing name is simply Village Walk.

Search three-bedroom, four-bedroom and pool homes

We do not link bedroom or pool searches because we have not confirmed the keys the search tool uses, and a wrong key would return nothing. The Association's plan sheets show two-bedroom plus den, three-bedroom, three-bedroom plus den and four-bedroom layouts, so the all-homes search returns every bedroom count. Listing remarks say which homes have a pool.

What have Village Walk homes sold for?

Village Walk homes sold at a median of $510,000 on the Collier County record: 41 qualified sales in the 12 months to October 2, 2026, from $340,000 to $1,032,500. The count is odd, so the median is the 21st price in order. Data updated: October 2026.

Record and window Sales Median Low High
County, 12 months to Oct 2, 2026 41 $510,000 $340,000 $1,032,500
County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) 35 $610,000 $390,000 $900,000
County, 24 months to Oct 2, 2026 76 $570,000 $340,000 $1,032,500

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. The 12-month and prior-12-month counts are odd, so each median is the middle price; the 24-month count is even, so its median is the mean of the middle pair. Recorded sales reach the roll with a lag, and the newest Village Walk sale in the list is dated August 31, 2026.

Last 12 and 24 months

The 12-month median of $510,000 is $100,000 below the prior 12 months' $610,000 as recorded, while the number of sales rose from 35 to 41, an increase of 6 sales or about 17 percent. The 41 sales equal about 4.8 percent of the community's 849 single-family-coded parcels. The county's builder-direct test, a parcel's first recorded sale within one year of its year built, found 0 builder-direct sales in the latest 12 months, so all 41 were resales. The five highest sales in the window were $1,032,500 in Phase 3, $855,000 in Phase 4, $850,000 in Phase 3, $822,500 in Phase 3 and $785,000 in Phase 4, and the five lowest were $340,000 in Phase 1, $375,000 in Phase 2, $399,000 in Phase 6, $410,000 in Phase 1 and $420,000 in Phase 2. The busiest month was April 2026 with 7 sales. The county does not record whether a sale was cash, whether a home has a pool or a lake view, or which DiVosta plan it is, so a median describes what closed and not what any one home is worth.

Why the median moved

The drop from $610,000 to $510,000 is a change in the recorded middle price, and it is not a measure of what any one home gained or lost. Village Walk mixes attached villas and detached homes, so the mix of each type that sold in a window changes the median, and the county types all 41 sales as single-family, so it cannot separate villas from detached homes. What the record does show is the mix by price: 18 of 41 sales closed under $500,000 in the latest 12 months, against 7 of 35 in the prior 12 months, while 9 closed at $700,000 or more, against 8 of 35. A year with more sales at the lower end moves the median on its own. Read the median together with the price bands below, and ask for the recorded sales on the plan and phase you are considering.

Price bands

In the latest 12 months, 18 of the 41 county sales closed under $500,000 and 1 closed at $1,000,000 or more, with the largest bands, 9 sales each, under $450,000 and from $450,000 to $499,999. In the prior 12 months the largest bands were $500,000 to $599,999 and $600,000 to $699,999, with 10 of 35 each. We tracked every one of the 76 recorded sales in the 24 months to count the bands below.

By recorded phase

Village Walk has six recorded phases, and the sample in any one phase is small, so read phase medians as a description of what closed and not as a price for the phase. Phase 3 had the highest 12-month median, $728,750 on 6 sales, and Phase 1 the lowest, $460,000 on 7 sales; Phase 4 had the most sales, 9 at $465,000, and Phase 5 the fewest, 4 at $531,250. Phase 4's median was $640,000 on 9 sales in the prior 12 months and $465,000 on 9 sales in the latest 12 months, which shows how much a handful of sales can move a phase. We do not explain the gaps by lot, lake view or plan, because the county record does not support any one reason.

Newest recorded sales

The newest sales in the county list are August 31, 2026 at $850,000 in Phase 3, August 25 at $735,000 in Phase 1, August 5 at $499,000 in Phase 5, July 28 at $597,000 in Phase 1 and July 15 at $690,000 in Phase 4. The list carries no addresses, owners or agents, and we do not print any. Ask a Domain Realty Group agent for the recorded sales on the street you are considering.

Sales by month

Across the latest 12 months the county recorded between 1 and 7 Village Walk sales a month. October 2025 had 4, November 1, December 1, January 2026 5, February 5, March 6, April 7, May 1, June 6, July 2 and August 3, and September 2026 had none on the list yet because recorded sales reach the roll with a lag. Those 11 months add to 41. A single month is too small to read as a trend.

How have Village Walk prices moved since 2016?

Village Walk's recorded annual median ran from $320,000 in 2018 to $699,850 in 2023, then stood at $599,000 in 2025 and $510,000 for 2026 through October 2. The county counted between 34 and 64 qualified sales a year across the 11 years below. Data updated: October 2026.

Year Sales Median Low High
2016 38 $374,500 $250,000 $560,000
2017 35 $345,000 $248,900 $494,000

2025 37 $599,000 $375,000 $1,032,500
2026 (to Oct 2) 35 $510,000 $340,000 $855,000

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, newest sale in the index dated October 2, 2026. All 11 years are single-family on the county record, with 0 condominium sales. The 11 rows add to 480 sales.

From 2016 to the 2023 peak

The annual median rose from $374,500 in 2016 to $699,850 in 2023, about 87 percent, and from $320,000 in 2018 to $699,850 in 2023, about 119 percent. The steepest steps came in 2021, when the median moved from $370,000 to $525,000, and in 2022, when it reached $685,000. Sales ran 35 to 64 a year from 2016 to 2021, 286 in all. Annual highs reached $1,000,000 or more in 2023 at $1,000,000, in 2024 at $1,275,000 and in 2025 at $1,032,500.

Since 2023

The annual median was $624,500 in 2024, $599,000 in 2025 and $510,000 for the 35 sales of 2026 through October 2. Those are recorded middle prices for the sales that closed in each year, and 2026 is a partial year. The same caution as above applies: the mix of villas and detached homes that closed in a year moves a median without any one home changing. Sales counts were 46 in 2022, 42 in 2023, 34 in 2024 and 37 in 2025, so 194 sales closed from 2022 to 2026, against 286 from 2016 to 2021.

Which homes are in Village Walk?

Village Walk holds about 850 homes in six plans: Capri III and Regent are attached paired villas, and Glenwood II, Oakmont, Windsor and Manor are detached homes. DiVosta Homes built them in six recorded phases and delivered them from April 1995 to January 1999. Every home is a resale today.

DiVosta, Pulte and the build

DiVosta and Company, a Florida homebuilder since 1959, started Village Walk in 1994. DiVosta's own April 1999 release says Villagewalk "sold and completed 849 homes in less than four years," and the Association's website says 850. Pulte Home Corporation acquired DiVosta on July 1, 1998, so the community was finished under Pulte ownership. The same release announced Islandwalk and The Cove as new North Naples communities, which makes Island Walk younger than Village Walk. The Association's website says "Built in 1995," which is a start date and not a completion date.

Six plans, two product families

The Association's floor plan page lists exactly six names. The sizes below come from DiVosta plan sheets as carried from earlier research, so confirm the plan sheet and the county record for the specific home before you rely on any one figure.

Plan Type Bedrooms and baths Air-conditioned living area Quarterly fee tier
Capri III Attached paired villa 2 plus den, 2 baths 1,522 sq ft $1,722.58
Regent Attached paired villa 3, 2 baths 1,648 sq ft (1,808 with enclosed lanai) $1,722.58
Glenwood II Detached single-family 3, 2 baths 1,547 sq ft $1,766.99
Oakmont Detached, zero lot line 3 plus den, 2 baths 1,995 sq ft $1,766.99
Windsor Detached single-family 4 plus den, 3 baths 2,567 sq ft $1,833.61
Manor Detached single-family 4, 3.5 baths, 3-car garage 3,242 sq ft $1,833.61

Air-conditioned living area runs from 1,522 to 3,242 sq ft across the six plans. We print no count of homes per plan.

Villas, patio homes and the condo question

Buyers who search for Village Walk condos are usually describing the attached Capri III and Regent villas, which the plan sheets call patio homes. Village Walk is not a condominium: it is a single homeowners association under Chapter 720, and the state condominium registry shows no Village Walk condominium. Owners belong to that one association, and its Declaration governs the homes. If you want a condominium search instead, see our Naples condos for sale guide. The Southwest Florida MLS recorded 50 Village Walk closings in the 12 months to August 31, 2026, in a pull dated September 7, 2026, and coded 29 as Villa Attached and 21 as Single Family. MLS counts differ from county counts, and we never mix the two.

The six recorded phases

DiVosta recorded the plats of Village Walk in six phases between November 1994 and October 1997, and the first two homes were conveyed on April 19, 1995. The last developer deeds ran from December 18, 1998 to January 22, 1999. These dates come from recorded instruments carried from earlier research.

Phase Plat recorded
Phase One November 30, 1994
Phase Two May 3, 1995
Phase Three November 17, 1995
Phase Four May 1, 1996
Phase Five December 16, 1996
Phase Six October 9, 1997

The county roll shows 888 parcels in the six phases, of which 849 are coded single-family; the rest are roads, lakes, common areas and other non-home parcels. Use 849 or about 850 for homes and 888 only for parcels.

How the walls and roofs are described

DiVosta's own year-2000 page says its crews "position concrete block and columns or pour solid concrete exterior walls," with roof trusses anchored to the tie beam by steel straps embedded in the concrete walls and interior walls framed in metal studs. The word "or" matters: no record we read says which method a given Village Walk home used. Roofs are tile, carried from earlier research. Ask the seller for the permit file and have an inspector confirm the wall type and the roof.

Who pays for the roof and the paint

The owner. The 2020 amendment to the Declaration, sections 5.1 and 9.2, makes each owner responsible for the home's upkeep, including repainting the exterior in palettes the Architectural Control Committee (ACC) approves and cleaning the roof, and requires the owner to carry all-risk insurance. For an attached villa, the 2018 amendment rewrote section 5.3(E) on the roof the two halves share. Read the 2018 amendment with your inspector and attorney before you write an offer, because the exact current wording of the cost-sharing rule is a document question and not something this page can settle. The Association does not pay for roofs or exterior paint out of the quarterly assessment.

What does it cost to own a Village Walk home?

Owning a Village Walk home costs a quarterly Association assessment of $1,722.58, $1,766.99 or $1,833.61 depending on the plan, effective July 1, 2026, plus county trash, water and sewer, electric, the roof, exterior paint and insurance. No CDD assessment was found. Data updated: October 2026.

The 2026 assessment by plan

The Welcome Packet, revision August 5, 2026, sets three quarterly tiers effective July 1, 2026. Each rose by about 3.7 percent over the fiscal year before.

Plans Prior quarterly Quarterly from July 1, 2026 Increase Four quarterly payments
Capri III and Regent $1,661.00 $1,722.58 $61.58 (3.71 percent) $6,890.32
Glenwood II and Oakmont $1,704.00 $1,766.99 $62.99 (3.70 percent) $7,067.96
Manor and Windsor $1,768.00 $1,833.61 $65.61 (3.71 percent) $7,334.44

Source: Village Walk Welcome Packet, revision August 5, 2026, page 30. The four-payment column is our arithmetic and the Association bills quarterly, in advance, at the start of each quarter; the monthly equivalents are $574.19, $588.99 and $611.20, also our arithmetic. The gap between the lowest and highest tier is $111.03 a quarter.

What the assessment includes

The quarterly assessment funds the 24-hour manned gatehouse, the common areas, lakes and roads, the Town Center, three pools, the fitness center, tennis, pickleball and bocce courts, management, reserves, lawn, tree and sprinkler care on each lot, and bulk cable and internet through Hotwire. The Welcome Packet tells each owner to activate an individual account within the Association's bulk services, so the service is paid for in the assessment and the owner still opens the account. BrightView mows and maintains the common areas and the individual homes, with trees trimmed to 12 feet, annual mulch and weed control.

What the assessment does not include

Trash and recycling are Collier County Waste Management, with regular pickup Wednesday and Saturday and bulk pickup Wednesday. Water and sewer are Collier County Public Utilities, and electricity is Florida Power and Light. The owner pays for the roof, for repainting the exterior and for homeowner insurance, including flood and liability protection, which the Declaration leaves to the owner.

The resale capital contribution

A buyer owes a resale capital contribution at closing, and the Association's documents differ on the amount. Declaration section 10.7, as amended in 2016, says three months of the most recent quarterly assessment, while the current Sale Application says two times the most recent quarterly assessment. Read literally, those are one quarter and two quarters. We print no dollar figure because the documents disagree. The estoppel certificate states the amount due, so ask for it before you sign. For a sense of how another North Naples association publishes it, Longshore Lake lists a $4,500 capital contribution at closing, effective January 1, 2023.

The sale application and its fees

The Association approves every buyer. The Sale Application must reach the Association at least 20 days before closing, and the Board decides within 10 days of a complete application. The fees on the 2026-2027 form are a $125 non-refundable processing fee and $25 per applicant for the background check, for everyone 18 or older who will occupy the home. The form also lists $15 per vehicle for a gate transponder, or the free Zuul app, and $15 for an amenity key fob, or the free app. A copy of the recorded deed or settlement statement is due within 10 days after closing. The packet's separate card policy lists the first two amenity cards at $15 each, a third card or a replacement at $30 and a maximum of three cards per household. Fees are the Association's as of October 29, 2026 and can change.

The estoppel certificate

Florida Statutes section 720.30851 gives the Association 10 business days to issue an estoppel certificate. The fee may not exceed $250 when nothing is delinquent, plus $100 if the certificate is delivered within 3 business days, and up to $150 more if the account is delinquent, and the caps adjust for inflation every five years. If the certificate is late, no fee may be charged. The certificate states whether a capital contribution, resale fee, transfer fee or other fee is due and whether the board must approve the transfer, and Village Walk's answer on board approval is yes. The Association does not publish its own estoppel fee, so request the certificate through the management company's estoppel desk listed on the Sale Application.

No CDD on the tax bill

No community development district was found for Village Walk of Naples. The Association budget pages and the Sale Application checklist list no CDD or special-district assessment, the Declaration has no CDD or special-district term, and the Florida special district lists carried from earlier research showed none. Village Walk of Bonita Springs is a different community and does have a district. A Village Walk of Naples tax bill therefore carries the ordinary county and school levies and no district assessment line. We print no millage rate: read the current tax bill for the exact figure, and see the Collier County Tax Collector for how bills are issued.

Documents to request before you buy

Ask for the estoppel certificate, the current budget, the Amended and Restated Declaration recorded February 22, 2011 and its amendments from 2016, 2018, 2020 and 2024, the Welcome Packet, the Rules and Regulations, the Architectural Planning Criteria dated October 23, 2025, the Association's certificate of insurance, the seller's flood disclosure, the roof permit, the wind mitigation report and any 4-point inspection. These show what a buyer owes and what the home has.

What is the Town Center like?

The Village Walk Town Center holds three pools, a fitness center, six lighted tennis courts, three pickleball courts, two bocce courts, a library, meeting rooms, a mail distribution center and an on-site restaurant and bar, all read on the community's own pages on October 29, 2026. The Town Center building is open 8:00 am to 10:00 pm daily.

Pools

Village Walk has three pools: a resort pool, a lap pool beside the fitness center and a middle pool the packet describes as the social pool. The Welcome Packet gives pool hours as 8 am until 8:30 pm or dusk, whichever is earlier, and says the resort and middle pools were completely refinished in 2022. No glass or smoking is allowed at the pools. The Association publishes no pool or room capacity, so we print none.

Tennis

Six lighted tennis courts open from 8 am to 9 pm, with an air-conditioned tennis hut. Residents book 90 minute slots no more than one week ahead in a scheduling book kept in the hut. Guests are limited by season: 1 guest per court from November 15 to April 15 and 3 guests off season. The community website calls the surface Har-Tru and the packet calls it hard turf, so we say only that the courts are lighted.

Pickleball and bocce

Three regulation pickleball courts sit beside the tennis courts, with play from 8 am to 8 pm or dusk, by online reservation or open play from a paddle rack. The packet allows only quiet paddles and quiet balls, and each paddle is registered at the office with a sticker. Two bocce courts sit nearby, each 12 by 70 feet on a crushed shell, sand and synthetic mat base, with balls, pallinos and scoreboards supplied. Organized resident groups play several mornings a week.

Fitness center

The fitness center has cardio and circuit machines, free weights, a stretching area and an AED on the wall, with access by key fob or the Zuul app. The packet says children under 13 are not allowed and day guests may not use the center. The community website lists 7 am to 11 pm while the newer packet describes 24-hour fob access with a daily closure for cleaning, so ask the Association for the current hours.

Restaurant and independent businesses

The Town Center has an on-site restaurant and bar with indoor and patio dining and lake views. The packet exempts the restaurant, along with the independent businesses, from the rule that reserves the other facilities for residents and their guests, so the restaurant is open to the public. A hair salon, a travel agency and a real estate office also operate in the Town Center area. We name no operator and print no hours, because they change; the community website lists them. The Association's business list shows no convenience store or grocery inside the community.

Mail center

The Town Center has a mail distribution center provided with the US Postal Service, open 24 hours, 7 days a week. The packet states it is "not an on-sight post office." Residents have individual mailboxes there, and neither the Association nor USPS holds the keys.

Clubs and activities

The Association's pages list Bone Builders, water aerobics, Tai Chi, Walk-On, a bike club and a golf social club, plus weekly card games, poker, a book club, painting and Mahjong, and events such as bingo, trivia, movie nights, resident chef nights, themed dining and dancing, the Christmas trolleys and a Fourth of July celebration. The golf club is a social club and does not play on a course inside the gate. A monthly newsletter and email notices carry the calendar, and the calendar itself is behind the resident login.

Guests and the amenities

Residents must accompany their guests at every amenity. The pools, tennis, pickleball and the other facilities are for residents and their guests, except the independent businesses and the restaurant. Guests need to be listed in the Zuul system or the gate refuses entry.

Is there golf in Village Walk?

No. Village Walk has no golf course inside the gate. The community website lists a Golf Club under classes and clubs, which is a social club, and golf carts are allowed on community streets when registered with the Association office each year. For communities with a course inside the gate, see our Naples golf homes for sale guide.

Golf carts

Carts may be driven only inside the community. They must be registered with the Association office each year with proof of insurance, driven by a licensed driver age 16 or older, garaged overnight, and fitted with headlights, taillights and turn signals after sunset. The community speed limit is 25 mph, and pedestrians and bicyclists have the right of way. The packet says Florida law bars driving a cart outside the community boundaries.

Is Village Walk gated?

Yes. Village Walk is gated, and the Welcome Packet says the gate is manned 24 hours a day, 7 days a week, 365 days a year, with drivers in the guard-attended lane asked for valid photo ID. Residents open the gate with a $15 transponder sticker or the Zuul app.

Transponders, the app and guests

A resident buys the transponder at the Village Walk office, where staff activate it after checking photo ID. The Zuul app opens the gate from a phone. Guests, pool service, pest control, painters, plumbers and construction companies must be listed in the Zuul system or on a permanent guest list, or entry is refused. The packet does not say which closing document a new buyer brings to the office beyond photo ID, so confirm with the office.

Roads inside the gate

The community's roads are surrounded by lakes and bridged pathways that lead to the Town Center, and sidewalks run along them. The Association publishes no loop mileage, so we print none. Pedestrians and bicyclists have the right of way on community streets.

Is Village Walk a 55+ community?

No. The recorded Declaration contains no 55+ or housing-for-older-persons clause. A search of its full text for those terms found none, and it has only a covenant that minors be supervised. Buyers of any age may purchase, subject to the Association's approval of the sale application. For communities that do restrict age, see our Naples 55+ communities guide.

What are the rental rules in Village Walk?

Village Walk allows leasing with Board approval: the lease must be written, cover the whole home, run at least 4 months and no more than 1 year, and no more than 3 leases may start in a calendar year. Airbnb, VRBO and similar stays count as leases under the same limits. Data updated: October 2026.

The lease application

The Lease Application is due at least 20 days before the lease starts, and the Board has 10 days to act on it; under Declaration section 11.1 silence is deemed approval. The fee is $125 plus $25 per applicant. The tenant must be a natural person, and subleasing is not allowed. The lease form states that owners are responsible for applicable tourist and sales tax on leases of 6 months or less.

Guests when the owner is away

The Declaration lets permitted guests stay when the owner is absent up to 4 occasions per calendar year and 60 days in all, and allows one-family house guests of no more than four persons for one week, twice a year. We print no rent figure, because no rent level could be verified for this page.

What other rules apply in Village Walk?

Village Walk owners live under written rules on pets, vehicles, golf carts, exterior changes, contractors and trash. The Declaration, the Rules and Regulations and the Architectural Planning Criteria dated October 23, 2025 are public on the Association's site, and an ACC application comes first for any exterior change.

Pets

Dogs, cats and household pets are allowed in reasonable numbers set by the Board, with a leash in common areas. The Declaration bars bull terrier (pit bull) type dogs and any dog of mean or violent temperament. No numeric limit is published.

Vehicles and garages

Trucks including pick-ups, trailers, boats, campers, motor homes, buses and commercial-marked vehicles may not be parked on the property or driveway unless they are inside a garage, and oversized vans and SUVs fall under the same rule. Parking on roads or swales is limited to four hours in any 24 hours, with towing at the owner's cost. Maintenance work on vehicles must be inside an enclosed garage. Garage doors may not be left open except temporarily, and a garage may not be permanently converted without Board permission.

Exterior changes, contractors and trash

Any exterior change, landscaping change other than annual flowers, or color change needs written ACC approval on the General, Landscape or Painting application. Contractors may not start before 8 a.m. and must stop by dusk. Trash goes out in carts no earlier than 6 p.m. the night before pickup. Smoking is not permitted in the pool areas.

The 2024 vote and budget limits

The 2020 amendment added a two-thirds vote for budget increases over 15 percent. A June 12, 2024 vote added limits on permanent changes to common areas above 1.3 percent of the approved budget in a fiscal year unless 60 percent of voting interests approve. These are the Association's own rules, and the documents are the authority.

What should you check when buying a 1995 to 1999 home in Village Walk?

Village Walk homes were delivered from April 1995 to January 1999, so on October 29, 2026 they are about 27 to 31 years old, and any roof, air conditioner or plumbing that was never replaced is that old too. This is our arithmetic and not a claim about any one home.

Roofs and insurance

One Florida inspection firm reports that roof age and remaining life are the most common finding on 4-point reports. Citizens Property Insurance asks for documentation of at least five years of remaining useful life on roofs older than 25 years (shingle) or 50 years (tile, slate, concrete or metal). Florida's Insurance Consumer Advocate says private insurers may use 15 and 20 year thresholds. Section 627.7011(5) bars an insurer from refusing to issue or renew a policy solely because of the age of a roof under 15 years old, and for an older roof it must allow an inspection at the owner's expense, with no refusal solely for age if 5 years or more of useful life remain. Ask the seller for the roof permit date.

Air conditioning, plumbing and electrical

The US Department of Energy lists a 15 to 20 year life span for central air conditioners, and ENERGY STAR advises evaluating equipment more than 10 years old. Polybutylene pipe was used in American homes from about 1978 to 1995, so a delivery window of 1995 to 1999 sits at or just past the end of that range, and trade sources say insurers may decline or ask for a repipe. Whether any home has it is a fact to check. A 4-point inspection also looks at the electrical panel brand and wiring type.

4-point and wind mitigation inspections

A 4-point inspection reports on the roof, plumbing, electrical and HVAC with photos of each roof slope, the open electrical panel, the water heater and the HVAC data plate. A wind mitigation inspection records features on the state form OIR-B1-1802, revision April 2026, with nine items including roof covering, roof deck attachment, roof-to-wall attachment, sealed roof deck and opening protection. Section 627.711 requires insurers to accept the form when a listed inspector signs it.

Code era

Hurricane Andrew was in 1992, the South Florida Building Code of 1994 applied to Miami-Dade and Broward, and the statewide Florida Building Code took effect on March 1, 2002. Village Walk homes pre-date the statewide code. We do not say whether a given home meets any code: ask for the wind mitigation report and the permit record.

What listing remarks mention

As read on October 29, 2026, listing remarks on older Village Walk homes commonly cite replaced roofs, newer air conditioning, impact windows, updated flooring, kitchens and baths, and pool additions on lake lots. These patterns come from listing text, not from a count, so confirm each item with permits and invoices. Any exterior change, pool or lanai enclosure needs written ACC approval.

Builder warranties

DiVosta's builder warranties from the 1990s ended long ago, since the homes were delivered from 1995 to 1999. No home warranty is implied.

A buyer timeline

Sign the contract, then request the estoppel from the management company, which has 10 business days. Submit the Sale Application as soon as the contract is signed and at least 20 days before closing. Plan for a 30 day or longer closing window, since the Board has 10 days after a complete application. Bind insurance with the roof, 4-point and wind mitigation documents in hand, and deliver the recorded deed to the Association within 10 days after closing. Florida Statutes section 689.302 requires the seller to give a flood disclosure at or before the time the contract is signed.

Village Walk vs Island Walk: how do they differ?

Village Walk and Island Walk are both DiVosta Town Center communities in North Naples, and on the county record their latest 12 months are close: Village Walk had 41 sales at a $510,000 median, Island Walk had 105 sales at a $520,000 median. The differences are in size, amenities, retail and the way each publishes its costs. Data updated: October 2026.

Island Walk's lease minimum and any district assessment are not stated in the sources behind this page; read them on our Island Walk page and in its estoppel.

Which product each community offers

Village Walk offers a lower parcel count, a three-tier fee schedule that is public, six plans and a Town Center without a gas station or car wash. Island Walk offers more homes, more courts and an on-site retail center with a gas station and car wash. A buyer who wants the on-site retail looks at the Island Walk list, and a buyer comparing published quarterly tiers and an owner-paid roof schedule looks at the Village Walk list. The two medians are $10,000 apart, which is less than the spread inside either community.

How does Village Walk compare with other North Naples communities?

Village Walk's $510,000 county median on 41 sales sits near Island Walk's $520,000 on 105 sales and Verona Walk's $495,000 on 89, and well below Winding Cypress at $825,000 on 42 and the four other communities in the table. These are county recorded sales, and small samples should not be ranked. Data updated: October 2026.

Source: Collier County Property Appraiser public data bundle, qualified improved sales, windows ending October 2, 2026, with recorded sales and not MLS closings. Indigo Lakes, Wilshire Lakes and Saturnia Lakes have small samples of 15, 11 and 25 sales, so their medians describe a handful of prices. Each row is single-family on the county record, with 0 condominium sales.

Fees and sale costs, where an association publishes them

Longshore Lake publishes its resale costs on its realtor page: 2026 quarterly dues of $1,418, a $4,500 capital contribution at closing effective January 1, 2023, a $150 transfer fee with the application, a sales application at least 14 days before closing, and for leases a $150 fee plus $50 per applicant. Village Walk's tiers run $1,722.58 to $1,833.61 a quarter, with a $125 plus $25 per applicant application and a capital contribution that the estoppel states. Saturnia Lakes lists 580 homes, a clubhouse, 2 pools and 4 tennis courts on its management site. We compare no other fees, because the other associations do not publish a dated figure we could read, and each estoppel gives the current numbers.

Communities that sit next door

Village Walk is inside the Vineyards planned development in the county's PUD master list, carried from earlier research, and the Vineyards community has its own association and Vineyards page. A Village Walk address belongs to the Village Walk association only. Saturnia Lakes, Indigo Lakes, Longshore Lake and Wilshire Lakes are separate associations with their own documents; we show their county rows for context and not as pages on this site.

Is Village Walk in a flood zone?

Carried FEMA checks from September 1, 2026 put all 21 sampled Village Walk Circle address points outside a Special Flood Hazard Area: 18 in unshaded Zone X and 3 in shaded X. These screening results are not a guarantee for any single home, so check your own address and ask an insurer. Data updated: October 2026.

What the maps show

The 21 distinct address points sit on two FEMA panels: 12021C0401H, dated May 16, 2012, and 12021C0382J, dated February 8, 2024. Collier County's current effective map is the countywide map effective February 8, 2024. Zone X and shaded X are outside the Special Flood Hazard Area, which uses zone letters beginning with A or V, such as AE, AH and VE. We do not write that any home needs or does not need flood insurance. Our file names no source that documents flooding in Village Walk after Hurricane Ian, Helene or Milton, and that absence is not a finding that no flooding happened.

The preliminary Collier map

FEMA released preliminary Collier flood maps on March 20, 2025. Collier County says a 90-day appeal and comment period began August 19, 2026, which by our count ends about November 17, 2026, and that the new map targets summer 2027, subject to change. The 2024 map stays in effect until then. We cannot say whether the preliminary map changes any Village Walk point, because that needs the preliminary panels read by a person. Compare your address on the county's page and FEMA's map service.

Evacuation zone

The state's Know Your Zone layer, checked September 1, 2026, placed all 21 sampled points in Collier Zone D. Collier zones run from A to F, with A evacuated first. Zones are revised, so confirm your own address each season at the state lookup. Collier's notification system is called Alert Collier. In an emergency call 911.

Flood insurance and the Citizens rule

Standard homeowners policies do not cover flood, and the NFIP usually has a 30-day waiting period before coverage begins. Citizens Property Insurance requires flood coverage on every policy with wind coverage by January 1, 2027, regardless of value, with condominium unit-owner policies excluded, and Village Walk homes are not condominiums. Citizens does not offer flood insurance itself, so the cover comes from the NFIP or a private carrier. We quote no premiums. Collier County holds a Class 5 Community Rating System rating, which the county says earns eligible NFIP policies a discount.

Seller flood disclosure and map changes

Florida Statutes section 689.302 requires a seller to complete and give the buyer a flood disclosure at or before the time the sales contract is signed. The form asks about past flood damage, flood claims and flood-damage assistance. A Letter of Map Amendment asks FEMA to remove a structure from a mapped hazard area when it sits above the base flood elevation on natural grade, and FEMA charges no fee and answers within 60 days. We have not confirmed whether any Village Walk letter of map change exists.

Which schools serve Village Walk?

The Collier County school district's attendance check, run September 1, 2026 for the 2026-27 school year, assigned Osceola Elementary School, Pine Ridge Middle School and Aubrey Rogers High School to all 29 Village Walk Circle addresses checked. Each earned an A in the district's 2025-26 grades. Confirm your address with the district.

Level School Address Road miles and free-flow minutes 2025-26 grade
Elementary Osceola Elementary School 5770 Osceola Trl, Naples 34109 3.18 mi, 9.0 min A
Middle Pine Ridge Middle School 1515 Pine Ridge Rd, Naples 34109 5.63 mi, 12.6 min A
High Aubrey Rogers High School 15100 Patriot Pl, Naples 34110 6.43 mi, 13.0 min A

Sources: Collier County Public Schools attendance boundaries and the district's 2025-2026 school and district grades, published July 1, 2026, carried from earlier research. Aubrey Rogers High School opened in 2023 and was graded in 2024, 2025 and 2026. Osceola Elementary and Pine Ridge Middle each had an A in every year from 2022 to 2026. The district itself was an A.

Private and charter options

Community School of Naples, at 13275 Livingston Rd, is 2.95 road miles and 7.1 minutes away and describes itself as the largest Pre-K3 through grade 12 private independent day school in Collier County, on a 77-acre campus. Optima Classical Academy, a charter, is at 3369 Pine Ridge Rd Ste 204, and Royal Palm Academy is at 16100 Livingston Rd. The list is not exhaustive. Assignments and rezoning can change each spring, and the district's attendance tool does not guarantee placement.

NCH North Naples Hospital's emergency department, at 11190 Health Park Blvd, is 4.96 road miles and about 10.1 minutes away, carried. Physicians Regional Medical Center's Pine Ridge campus, at 6101 Pine Ridge Rd, lists 24-hour emergency room services and is about 3.49 road miles away. NCH also lists an emergency department at 15420 Collier Blvd. Physicians Regional has a second campus on Collier Boulevard, 13.52 road miles away, so always say which campus. We print no wait times and no ratings. In an emergency call 911.

Shopping and public places

The named clusters nearby are Mercato, the Shoppes at Vanderbilt and the Pavilion Shopping Center along Vanderbilt Beach Road, and the nearest grocery by our routing is the Publix at Naples Walk. Mercato's site announces a cinema as coming, and it was not open when we read the page. County places include Vanderbilt Beach Park and North Collier Regional Park at 15000 Livingston Road. Check hours and parking rules with the operator before you go.

What is being built near Village Walk?

Several county and state road projects near Village Walk have published dates: the Vanderbilt Beach Road Extension Phase I opened June 12, 2026, the Pine Ridge and Livingston intersection design held a public meeting on June 18, 2026, and an I-75 interchange at Pine Ridge Road is under construction.

Vanderbilt Beach Road Extension

Phase I runs from Collier Boulevard east to 16th Street NE, about seven miles, with three new canal bridges, and opened to traffic on June 12, 2026. It is about 5 miles east of Village Walk and does not touch the 34109 segment of Vanderbilt Beach Road. Phase II, from 16th Street NE to Everglades Boulevard, is in the final stages of design, and the county's June 2026 wording says construction may start toward the beginning of next year.

Pine Ridge Road and Livingston Road

The county proposes a jughandle at Pine Ridge Road and Livingston Road, and it held a 60 percent design public information meeting on June 18, 2026. The county page lists no construction dates. Collier County's first diverging diamond interchange, at I-75 and Pine Ridge Road, began construction in March 2025 and is expected to finish in mid-2027, per a trade report.

Vanderbilt Beach Road beside the community

The county project list shows no project for the stretch of Vanderbilt Beach Road between Livingston Road and Collier Boulevard that the community fronts, and no separate Livingston Road project. The county's 2025 annual inventory report, carried from earlier research, lists a $500,000 study in fiscal year 2029 only. We do not write that relief is coming. A separate widening of Vanderbilt Beach Road east of US 41 to east of Goodlette-Frank Road is in construction with a notice to proceed in early June 2026 and an estimated two-year build.

A short history of Village Walk

Village Walk began in 1994 as a DiVosta community, recorded its first plat on November 30, 1994, conveyed its first two homes on April 19, 1995 and recorded its last developer deeds by January 22, 1999. Pulte Home Corporation acquired DiVosta on July 1, 1998. These dates come from DiVosta's releases and recorded instruments.

1994 to 1999

DiVosta's 1999 release says it had been active in the Naples area since 1994 and had completed 1,039 residences in Collier County. Construction financing was recorded on September 27, 1994, the first notice of commencement on October 26, 1994, and the Declaration on March 10, 1995. The eighth and last supplemental declaration was recorded on September 22, 1998. DiVosta's 1999 directions to the model center ran along Pine Ridge Road to Airport-Pulling Road, north to Vanderbilt Beach Road and east 3.5 miles to the entrance.

Governance since 2011

The Association restated its Declaration on February 22, 2011, and amended it in 2016, 2018, 2020 and 2024. A nine-member volunteer Board governs, and KW Property Management and Consulting, LLC manages from the office at 3200 Village Walk Circle, Suite 100. The Welcome Packet describes an annual budget of approximately $6 million.

Yes. The Welcome Packet says the Village Walk gate is manned 24 hours a day, 365 days a year, and drivers in the guard-attended lane are asked for valid photo ID. Residents use a $15 transponder sticker or the Zuul app, and guests and vendors must be listed in the Zuul system or entry is refused.

Who built Village Walk of Naples?

DiVosta Homes built Village Walk, starting in 1994. Pulte Home Corporation acquired DiVosta on July 1, 1998, so the last homes were finished under Pulte ownership. DiVosta's April 1999 release says Villagewalk sold and completed 849 homes in less than four years, and homes were delivered from April 1995 to January 1999.

How many homes are in Village Walk of Naples?

About 850. The Declaration counts 850 homes and DiVosta's 1999 release says 849 were sold and completed. The Collier County roll shows 888 parcels, of which 849 are coded single-family and the rest are roads, lakes and common areas. The homes were platted in six phases between November 1994 and October 1997.

How much is the HOA fee at Village Walk of Naples?

The quarterly assessment effective July 1, 2026 is $1,722.58 for Capri III and Regent, $1,766.99 for Glenwood II and Oakmont and $1,833.61 for Manor and Windsor. It is billed quarterly, not monthly, and each tier rose about 3.7 percent from the year before. Four payments come to $6,890.32, $7,067.96 or $7,334.44.

What does the Village Walk HOA fee include?

It funds the 24-hour gatehouse, common areas, lakes and roads, the Town Center, three pools, the fitness center, tennis, pickleball and bocce, management, reserves, lawn and sprinkler care on each lot, and Hotwire bulk cable and internet, which the owner activates. The Welcome Packet and the Declaration list these items.

What does the Village Walk HOA fee not cover?

It does not cover county trash and recycling, county water and sewer, electricity from FPL, the roof, exterior painting or homeowner insurance. The 2020 amendment makes the owner repaint in ACC-approved palettes and carry all-risk insurance, and flood and liability protection are also the owner's cost. The Welcome Packet lists the utilities.

Does Village Walk of Naples have a CDD?

None was found. The Association budget pages and the Sale Application list no CDD or special-district assessment, the Declaration has no such term, and the Florida special district lists carried from earlier research showed none. Village Walk of Bonita Springs is a different community in Lee County and does have a district.

Is Village Walk of Naples a 55+ community?

No. The recorded Declaration has no 55+ or housing-for-older-persons clause, only a covenant that minors be supervised. Buyers of any age may purchase, subject to the Board approving the sale application, which must reach the Association at least 20 days before closing.

Does Village Walk of Naples have a golf course?

No. Village Walk has no golf course. The community website lists a Golf Club under classes and clubs, which is a social club, and golf carts are allowed on community streets once registered with the Association office, insured, garaged overnight and fitted with lights after sunset. For communities with courses, see our Naples golf homes guide.

Are the villas in Village Walk condos?

No. Capri III and Regent are attached paired villas, which the plan sheets call patio homes, but Village Walk is a single homeowners association under Chapter 720 and the state registry shows no Village Walk condominium. Buyers who search for condos here are usually looking at the villas.

What is the difference between the villas and the detached homes?

Capri III and Regent are attached villas in the $1,722.58 quarterly tier, with a roof shared with the neighboring half under Declaration section 5.3(E), amended in 2018. Glenwood II, Oakmont, Windsor and Manor are detached, in the $1,766.99 and $1,833.61 tiers. Oakmont sits on a zero lot line.

Can you rent out a home in Village Walk of Naples?

Yes, with Board approval. A lease must be written, cover the whole home, run at least 4 months and no more than 1 year, and no more than 3 leases may start in a calendar year. The application is $125 plus $25 per applicant and is due at least 20 days before the lease starts.

Are Airbnb and VRBO stays allowed in Village Walk of Naples?

They count as leases. The 2020 amendment defines arrangements through Airbnb, VRBO and similar sites as leases subject to the same limits: Board approval, a 4-month minimum, no more than 3 a calendar year and a 1-year maximum. A stay shorter than the 4-month minimum does not fit the rules.

How long does Village Walk approval take when buying?

The Sale Application must reach the Association at least 20 days before closing, and the Board decides within 10 days of a complete application. Fees are $125 plus $25 per applicant. Submit it as soon as the contract is signed, and deliver the recorded deed or settlement statement within 10 days after closing.

Is there a resale capital contribution at Village Walk of Naples?

Yes, but the documents differ on the amount. Declaration section 10.7, amended in 2016, says three months of the most recent quarterly assessment, while the current Sale Application says two times the quarterly assessment. We print no dollar figure. The estoppel certificate states the amount due at closing, so request it early.

How much can the HOA charge for an estoppel certificate?

Under Florida Statutes section 720.30851 the fee may not exceed $250 when nothing is owed, plus $100 if delivered within 3 business days, and up to $150 more if the account is delinquent. The Association has 10 business days, and if it is late no fee may be charged. The caps adjust for inflation.

What amenities does Village Walk of Naples have?

The Town Center has three pools, a fitness center, six lighted tennis courts, three pickleball courts, two bocce courts, a library, meeting rooms, a mail distribution center and an on-site restaurant and bar, per the community's own pages read October 29, 2026. There is no golf course.

How many pickleball courts does Village Walk have, and are there noise rules?

Three regulation courts sit beside the tennis courts, open 8 am to 8 pm or dusk. Only quiet paddles and quiet balls are allowed, each paddle is registered at the office with a sticker, and play is by online reservation or open play from the paddle rack. Violations can suspend privileges.

Can guests use the amenities at Village Walk?

Yes, with a resident. Residents must accompany their guests at every amenity, and day guests may not use the fitness center. Tennis allows 1 guest per court from November 15 to April 15 and 3 guests off season. The pools, tennis and pickleball are for residents and their guests, except the independent businesses and the restaurant.

Is the Village Walk restaurant open to non-residents?

The Association describes an on-site restaurant with a full bar, indoor and patio dining and lake views, and the Welcome Packet exempts the restaurant, along with the salon, travel agency and real estate office, from the residents-and-guests-only rule. We name no operator and print no hours, so check the community website for current hours.

Does Village Walk have its own post office?

Not exactly. The Town Center has a mail distribution center provided with the US Postal Service, open 24 hours, 7 days a week, but the Welcome Packet states it is not an on-site post office. Residents have individual mailboxes there, and neither the Association nor USPS holds the keys.

How do guests get through the Village Walk gate?

Guests and vendors must be listed in the Zuul system or on a permanent guest list, or entry is refused. The gate is manned 24 hours a day and the guard-attended lane asks for photo ID. Pool service, pest control, painters, plumbers and construction companies are all covered by the rule.

Can I drive a golf cart in Village Walk?

Yes, inside the community only. Carts must be registered with the Association office each year with proof of insurance, driven by a licensed driver age 16 or older, garaged overnight, and fitted with headlights, taillights and turn signals after sunset. The speed limit is 25 mph, and pedestrians and bicyclists have the right of way.

Who pays for the roof on a Village Walk villa?

The owner. Under the 2020 amendment each owner maintains the home, repaints in ACC-approved palettes and cleans the roof. For attached villas, the 2018 amendment rewrote section 5.3(E) on the shared roof, so read it with your inspector and attorney before you write an offer. The quarterly assessment does not pay for roofs.

How old are the original roofs and air conditioners in Village Walk?

Homes were delivered from April 1995 to January 1999, so any original roof or air conditioner would be about 27 to 31 years old on October 29, 2026. The Department of Energy lists a 15 to 20 year life span for central air conditioners. Replacement dates vary by home and come from permits and disclosures.

What is a 4-point inspection, and will I need one?

A 4-point inspection reports on the roof, plumbing, electrical and HVAC, with photos of each roof slope, the open electrical panel, the water heater and the HVAC data plate. Insurers often ask for one on older Florida homes, and carriers differ, so ask your insurance agent whether yours requires it.

What does a wind mitigation inspection do?

It documents features that can earn windstorm premium credits on state form OIR-B1-1802, including roof covering, roof deck attachment, roof-to-wall attachment, sealed roof deck and opening protection. Florida Statutes section 627.711 requires insurers to accept the form when a listed inspector type signs it. Ask for any existing report.

Is Village Walk of Naples in a FEMA flood zone?

Carried FEMA checks from September 1, 2026 put 18 of 21 sampled Village Walk Circle address points in unshaded Zone X and 3 in shaded X, with none in a Special Flood Hazard Area. That is not a guarantee for any one home. Look up your own address on FEMA's Map Service Center and ask your insurer.

How do I find out if a property is in a flood zone in Florida?

Enter the address in FEMA's Map Service Center and compare it with Collier County's floodplain pages, which show the effective 2024 map and the preliminary layer. Ask the seller for the flood disclosure required by section 689.302 and any elevation certificate, and ask your insurance agent for a quote before you commit.

What is the new Collier flood map, and does it affect Village Walk?

FEMA issued preliminary Collier maps on March 20, 2025. Collier says a 90-day appeal and comment period began August 19, 2026, with a new map targeted for summer 2027, subject to change. The 2024 map is still effective. We cannot say whether it changes Village Walk, so compare your address with the preliminary layer.

What evacuation zone is Village Walk of Naples in?

The state's Know Your Zone layer, checked September 1, 2026, placed all 21 sampled Village Walk Circle points in Collier Zone D. Collier zones run from A to F, with A evacuated first. Zones are revised, so confirm your own address each season at the state's Know Your Zone page, and call 911 in an emergency.

Which schools serve Village Walk of Naples?

District address checks on September 1, 2026 assigned Osceola Elementary, Pine Ridge Middle and Aubrey Rogers High to all 29 Village Walk Circle addresses checked, and each earned an A in the district's 2025-26 grades. From the Village Walk office area, carried free-flow routing shows I-75 Exit 111 (Immokalee Road) at 3.55 road miles, about 6.9 minutes, and Exit 107 (Pine Ridge Road) at 3.98 miles, about 8.1 minutes. Free-flow ignores traffic, so season and rush-hour times run longer.

How far is Vanderbilt Beach from Village Walk of Naples?

Carried free-flow routing puts Vanderbilt Beach about 11.2 minutes from the Village Walk office area, and Naples Pier about 20 to 25 minutes. Those are minimums without traffic. Collier County's Vanderbilt Beach Park lists its own parking rules, so check them with the county before you go.

Is Village Walk of Naples the same as Village Walk of Bonita Springs?

No. Village Walk of Naples is in Collier County, ZIP 34109, with about 850 homes delivered from 1995 to 1999 and no CDD. Village Walk of Bonita Springs is in Lee County, has a community development district established November 4, 2004, and 1,655 homes. Use the subdivision name VILLAGE WALK in the MLS for Naples.

How did Village Walk's recorded median price change in the last year?

Collier County recorded 41 sales at a $510,000 median in the 12 months to October 2, 2026, against 35 sales at $610,000 in the prior 12 months. That is a $100,000 difference in recorded middle prices. The mix of villas and detached homes that sold changes the median, so it does not measure any one home.

How many Village Walk homes sold in the last 12 months?

Collier County recorded 41 qualified sales in the 12 months to October 2, 2026, from $340,000 to $1,032,500, and 76 in 24 months. All 41 were resales, and the busiest month was April 2026 with 7 sales. Recorded sales reach the roll with a lag, so September 2026 sales are not yet listed.

Are Village Walk homes poured concrete?

DiVosta described its exterior walls in 2000 as concrete block and columns or poured solid concrete, with roof trusses strapped to the tie beam, so construction can vary by home. No record we read says which method a given home used, so ask for the permit file and have an inspector confirm the walls and roof.

What documents should I request before buying a Village Walk home?

Ask for the estoppel certificate, current budget, recorded Declaration and amendments, Welcome Packet, Rules and Regulations, Architectural Planning Criteria, certificate of insurance, seller flood disclosure, roof permit, wind mitigation report and any 4-point inspection. They show what a buyer owes and what the home has.
