Verona Walk Homes for Sale in Naples, FL
Verona Walk homes for sale are about 1,920 homes behind a gate that is manned 24 hours a day, off Collier Boulevard in East Naples, ZIP 34114: single-family homes and attached townhomes built by DiVosta, a brand of PulteGroup, now sold only as resales, with one community development district (CDD) and no golf course on site. Collier County recorded 89 qualified sales in the 12 months to October 2, 2026, at a $495,000 median. Domain Realty Group, the #1 team in Southwest Florida since 2012, shows every Verona Walk listing. Updated October 2026.
This page is the Verona Walk section of our Naples homes for sale and communities guide. It shows how to search Verona Walk listings, what homes sold for on the county record, which homes the community holds, what an owner pays the association, the CDD and the county, and the amenity, rule, flood, school and distance facts that come with an address here. Verona Walk is one community with one association, so the sections below divide it by product type, not by neighborhood: detached single-family homes, one-story attached homes and two-story townhomes. It is not age-restricted, it is not Winding Cypress next door, and it is not Island Walk in North Naples.

Key takeaways for Verona Walk buyers
Verona Walk is a gated, resale-only community of 1,920 homes where the county’s latest 12 months show 89 sales at a $495,000 median, a CDD assessment on the tax bill and no golf course on site. These eight numbers frame a purchase here, from price and fees to rules and flood. Data updated: October 2026.
- Verona Walk has 1,920 homes by the association’s count, which matches the 1,920 lots the CDD assesses and the 1,920 single-family-coded parcels across 19 recorded plats, and that total includes the attached townhome plats.
- Collier County recorded 89 qualified sales in the 12 months to October 2, 2026, at a $495,000 median from $400,000 to $1,030,000, against 90 sales at $544,000 in the prior 12 months and 179 sales at $520,000 over 24 months.
- The annual median rose from $330,000 in 2016 to $617,500 in 2023 on 72 sales, then eased to $540,250 in 2025 on 94 sales and $500,000 on 67 sales in 2026 through October 2.
- The CDD charged each lot $744.85 to $992.85 in fiscal year 2026/27 on the Collier tax bill, and its bonds stood at $8,874,000 on September 30, 2025, maturing in May 2035 and May 2037.
- The association publishes no dues figure, adds a Resale Capital Contribution of one quarter of the annual assessment on resales since June 1, 2024, and charges $100 for a purchase application and $100 for each new lease.
- The Declaration requires leases of at least four months, with no yearly cap found, and asks for written notice at least 20 days ahead, while the association’s forms ask for 30 days.
- The entrance is manned 24 hours a day, six pickleball courts open 7:30 a.m. to 9 p.m., and there are 0 golf holes inside the community.
- About 70 percent of parcels are mapped Zone AH and about 30 percent Zone AE as of September 2026, with base flood elevations of 8.0 to 9.5 feet, and every parcel sits in Evacuation Zone D.

Search single-family homes
The single-family search returns detached homes and any attached home the MLS labels as single-family. The county codes every Verona Walk residential parcel as single-family, including the townhome plats, and it records no condominium parcels, so the county record cannot tell you which listing is detached. The two price searches split the whole community at $500,000, which is close to the county’s 12-month median of $495,000: in the county’s latest 12 months, 45 of 89 sales, about 51 percent, closed under $500,000.
Search Verona Walk townhomes
Verona Walk has two plats named townhomes, Phase 1 and Phase 2, plus a townhome replat, and the county’s two original townhome plats hold 176 single-family-coded parcels. We do not link a townhome-only search because the MLS property-type value for these attached homes is not one we have confirmed for this community, and a wrong value would return nothing. Use the all-homes search and the under $500,000 search: the 12 county sales on the two original townhome plats in the latest 12 months ran from $400,000 to $500,000, so townhome listings sit in that lower band. Read each listing for the words townhome, villa or attached.
What the MLS calls Verona Walk
In the Southwest Florida MLS the community appears as Verona Walk, and some records spell it Veronawalk as the association does, so the searches above use both spellings. The county names it VERONAWALK across 19 recorded plats, and the association’s legal name is VeronaWalk Homeowners Association, Inc. The ZIP code is not a search filter because 34114 also covers Winding Cypress, Naples Reserve and Fiddler’s Creek.

What have Verona Walk homes sold for?
Verona Walk homes sold at a median of $495,000 on the Collier County record: 89 qualified sales in the 12 months to October 2, 2026, from $400,000 to $1,030,000. The count is odd, so the median is one recorded price, the 45th of 89. Data updated: October 2026.
| Record and window | Sales | Median | Low | High |
|---|---|---|---|---|
| County, 12 months to Oct 2, 2026 | 89 | $495,000 | $400,000 | $1,030,000 |
| County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) | 90 | $544,000 | $305,000 | $975,000 |
| County, 24 months to Oct 2, 2026 | 179 | $520,000 | $305,000 | $1,030,000 |
Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. The prior-12-month count is even, so its median is the mean of the middle pair; the 12-month and 24-month counts are odd, so each median is one recorded price. Recorded sales reach the roll with a lag, so the newest weeks are the least complete, and the newest Verona Walk sale in the list is dated August 27, 2026.
Last 12 and 24 months
The 12-month median of $495,000 is $49,000, about 9 percent, below the prior 12 months’ $544,000, while the number of sales held almost level at 89 against 90. Builder-direct sales, which the county defines as a parcel’s first recorded sale within one year of its year built, were 0 in the latest 12 months, so all 89 sales were resales. The five highest sales in the window were $1,030,000 in Phase 4C, $985,000 on the Palermo and Querce Court replat, $910,000 and $850,000 in Phase 3A and $900,000 in Phase 2A, and the lowest were $400,000. The county does not record whether a sale was a short sale, a cash sale or a home with a pool, so a median describes what closed and not what any one home is worth.
Price bands
In the latest 12 months, 45 of the 89 county sales, about 51 percent, closed under $500,000, and 6 closed at $800,000 or more. Over 24 months the share under $500,000 was 78 of 179, about 44 percent. The bands below show the 12-month, prior-12-month and 24-month counts.
| County price band | Sales, 12 months | Sales, prior 12 months | Sales, 24 months |
|---|---|---|---|
| Under $500,000 | 45 | 33 | 78 |
| $500,000 to $599,999 | 17 | 22 | 39 |

By plat and phase
Verona Walk’s county roll names 19 recorded plats, and the sample on any one plat is small, so read plat medians as a description of what closed and not as a price for the plat. Grouping the plats by their phase number gives larger samples. Phase 1 and Phase 3 have the highest 12-month medians, and the two original townhome plats and the townhome replat, taken together, have the lowest. Counts of 1 or 2 are not medians, so the rows with those counts are shown as prices in the plat table in the streets and phases section below.
| Plat group (by county plat name) | Sales, 12 months | 12-month median | Sales, 24 months | 24-month median |
|---|---|---|---|---|
| Phases 1A and 1B | 9 | $660,000 | 27 | $589,000 |
| Phases 2A, 2B and 2C | 16 | $515,000 | 30 | $482,500 |
| Phases 3A and 3B | 19 | $575,000 | 43 | $546,500 |
| Phases 4A to 4D and their four replats | 29 | $520,000 | 50 | $579,000 |
| Model Center replat | 3 | $450,000 | 5 | $479,000 |
| Townhome plats (Phase 1, Phase 2 and the replat) | 13 | $440,000 | 24 | $457,500 |

Source: Collier County Property Appraiser public data bundle, qualified improved sales, windows ending October 2, 2026; groups assembled by plat name from the county’s recorded sale list. This is a split by plat name, not by a county property-type field, because the county codes the townhome plats as single-family. The 12-month rows add to 89 and the 24-month rows to 179.

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year. Even-count years use the mean of the middle pair. The county records no condominium sales in any year, so every row is the single-family code, which includes the townhome plats.
The flat years from 2016 to 2020
The annual median stayed between $330,000 and $340,000 for five years, from $330,000 in 2016 to $338,800 in 2020, while sales rose from 97 to 153. The low end of the range was $250,000 in 2016, 2017 and 2019 and $260,000 in 2018 and 2020, and the high end never passed $649,900. A buyer who remembers the community at those prices is remembering a different market: the 2023 median is about 87 percent above the 2016 median.
The climb from 2021 to 2023
The median rose to $439,900 in 2021, about 30 percent above 2020, then to $599,850 in 2022, about 36 percent above 2021, and to $617,500 in 2023. Sales peaked at 183 in 2021, the busiest year in the table, and fell to 118 in 2022 and 72 in 2023, the thinnest year. The high end of the range moved from $835,000 in 2021 to $1,135,000 in 2022 and $1,230,000 in 2023, the highest price in the table.
The softening since 2023
The median was $583,000 in 2024 on 90 sales, $540,250 in 2025 on 94 sales and $500,000 in 2026 through October 2 on 67 sales. The 2026 median is about 19 percent below the 2023 peak and about 7 percent below 2025, and the 2026 low of $400,000 is the highest annual low since 2023. Sales volume recovered from 72 in 2023 to 90 and 94, so buyers had more recorded closings to compare against even as the median fell. A median describes what sold, and a buyer should price a specific home against the sales on its own lake or street.
Which homes are in Verona Walk?
Verona Walk holds about 1,920 homes, which the association describes as both single-family and attached homes, built by DiVosta after the Declaration was recorded in 2004 and resold only now. The county records 19 plats, and the CDD sorts lots into classes from 26 to 65 feet wide. Data updated: October 2026.
DiVosta and PulteGroup
DiVosta Homes built Verona Walk, and the builder’s own 2013 release says DiVosta Homes is a brand of PulteGroup Inc. No other builder appears in any release or district document we read. The last DiVosta release we found for Verona Walk is dated 2014 and is about selling its next community, Winding Cypress, from the Verona Walk sales center, and the county records no builder-direct sale of a Verona Walk home in the latest 12 months. Pages that call Verona Walk new construction are builder-era archives, and the association’s sales page covers only owner-to-buyer transfers. Every purchase today is a resale. For the building pace after the Declaration, see the history section below.
The collections and sizes in builder documents
The builder’s 2013 release says DiVosta was offering more than a dozen floor plans at Verona Walk in two- and three-bedroom single-family homes “ranging from 1,392 square feet of living area to 2,488 square feet”, and the same release priced the Kendall II at 1,759 square feet, three bedrooms, two baths and a rear-entry two-car garage, from $278,990 in August 2013. A January 2013 release listed the Dublon from $227,990, the Carrington from $245,090, the Tifton and the Vernon Hill from $322,990 each and the Dunwoody Lane from $361,490, with open houses on February 2, 2013 at 7676 Collier Boulevard. Those are builder starting prices from 2013 and are history, not today’s values. The CDD’s own lot classes name the models by lot width, and the table below lists them.
| CDD lot class (Phase and width) | Models the district names |
|---|---|
| Phase One, Townhome 26 ft | Cayman |
| Phase One, Duplex 36 ft | Capri and Carrington |
| Phase One, Single Family 50 ft | Oakmont |
| Phase One, Single Family 60 ft | Carlyle |
| Phase Two, Duplex or single family 36 and 40 ft | Capri and Carrington |
| Phase Two, Duplex 40 ft | Garden |
| Phase Two, Single Family 50 ft | Oakmont |
| Phase Two, Single Family 60 and 65 ft | Carlyle |
| Phase Two, Single Family 65 ft | Estate |
Source: Verona Walk CDD Final Budget for fiscal year 2026/27, assessment comparison page. Plan sizes beyond the 2013 builder range come from third-party pages that reproduce builder series data, so this page prints no plan-by-plan sizes; ask the association or the county permit record for a home’s recorded size.
Townhomes
Verona Walk’s two original townhome plats, Townhomes Phase 1 and Townhomes Phase 2, hold 120 and 56 single-family-coded parcels, 176 in all, and a third plat, the Townhomes Phase 2 replat, holds 34 more. The county coded the townhome plats as single-family, so it cannot split detached homes from townhomes, and its heated-area field for these plats is not a reliable home size, so this page prints no square footage for them. By plat name, Townhomes Phase 1 had 9 sales in the latest 12 months at a $435,000 median and 16 over 24 months at $447,500, Townhomes Phase 2 had 3 at $450,000 and 4 over 24 months at $455,000, and the replat had 1 sale at $550,000 and 4 over 24 months at $602,000. Condominium sales are 0 in every county year from 2016 to 2026, so these are not condominiums by the county’s record. Ask the title company to confirm the ownership form and any neighborhood association on a specific townhome.
Construction type in listing remarks
Listing remarks for Verona Walk homes often describe DiVosta poured concrete construction. We treat that as listing language, not as a builder specification, because no builder document we read states it. A buyer who cares about construction type should confirm it from the permit record, the inspection and the home’s own plans, and should not rely on a listing sentence.
Streets and phases
Phases 1A through 4D are the order in which DiVosta recorded plats, not separate neighborhoods with separate gates, and four replats re-record areas to add courts or change lots: the Verducci Court, Palermo and Querce Court, Karina Court and Benelli and Karina Court replats, plus the Model Center replat on the old sales-center footprint. The association’s Town Center sits at 8090 Sorrento Lane, the entrance is on Veronawalk Boulevard off Collier Boulevard, and the street and court names follow an Italian theme that fits the Verona name.

What does it cost to own a Verona Walk home?
Verona Walk owners pay quarterly association dues that the association does not publish, a one-time Resale Capital Contribution of one quarter of the annual assessment on a resale, a CDD assessment of $744.85 to $992.85 per lot in fiscal year 2026/27 and county property tax. The estoppel certificate states the dues. Data updated: October 2026.
| Cost | Amount | Date and source |
|---|---|---|
| Association dues | Not published | Estoppel certificate; the association’s site offers an account-statement login only |
| Resale Capital Contribution | One quarter of the annual assessment for the home model, one time | Association form, effective June 1, 2024 |
| Purchase application | $100, non-refundable, due 30 days before closing | Association form dated July 30, 2025 |
| Lease application | $100 per new lease, none for a renewal, due 30 days before move-in | Association form dated July 30, 2025 |
| Estoppel certificate | Fee not published; statutory cap $250 if nothing is owed | Florida Statutes 720.30851 |
| CDD assessment | $744.85 to $992.85 per lot a year | Verona Walk CDD Final Budget, fiscal year 2026/27 |
| Master Association assessment | Not published | Declaration sections 1.20 and 2.3 |
| Open house sign | $21.40 plus tax | Association open house sheet dated October 17, 2025 |
Source: association forms and documents, the CDD’s own budget and Florida Statutes, read October 28, 2026. The Master Association amount and the dues are not published anywhere we could reach, so both come from the estoppel and the association’s budget.
HOA dues
The VeronaWalk Homeowners Association does not publish its quarterly assessment: its public document list holds the Declaration, two amendments, the Articles, the By-Laws and the forms, and its site offers a login for account statements. The Declaration says base assessments are levied equally on all units, neighborhood assessments fall on the units in a neighborhood for expenses that benefit less than the whole, and special assessments are possible. As written in 2004, base assessments are payable at least quarterly in advance, billed on the 15th of December, March, June and September for installments due January 1, April 1, July 1 and October 1. Listing remarks and third-party pages print dues ranges that disagree with one another, so this page prints none. What the dues cover, and whether any service such as cable or irrigation is bundled, is stated in the association’s budget and estoppel, and a buyer should read both before making an offer.
The Resale Capital Contribution
Since June 1, 2024 the association charges a Resale Capital Contribution at closing on a resale. Its form says the amount is “equal to 1/4th of the annual maintenance fees”, depending on the home model, paid once, non-refundable and held in the association’s reserves. A current owner buying another Verona Walk home as a personal residence pays at closing and is refunded when the sale of the first home is documented within 180 days, and that refund does not apply to a home bought as a rental. Transfers by death, divorce, to a trust or business, to a co-owner and by foreclosure are exempt. The dollar amount is one quarter of an unpublished number, so it comes from the estoppel.
Applications, estoppel and closing items
A buyer applies to the association at least 30 days before closing, with a $100 non-refundable application fee that is waived for a current owner moving within Verona Walk. The Declaration itself requires written notice at least 20 days ahead, and the association’s forms ask for 30, so plan to the longer period. Under Declaration section 19.3 the association issues a certificate of approval within ten business days of receiving the contract. For the estoppel, Florida Statutes 720.30851 requires delivery within 10 business days of a request and caps the fee at $250 when nothing is owed, plus $100 if issued within 3 business days and up to $150 more when the account is delinquent, with no fee if the certificate is late. It stays valid 30 days if hand delivered or e-mailed and 35 days if mailed. The association orders estoppels through HomeWiseDocs and uses KW Property Management and Consulting as its agent. Under Collier custom the buyer pays the owner’s title policy.
The CDD assessment per lot
The Verona Walk Community Development District levied $744.85 to $992.85 on each lot for fiscal year 2026/27, which runs October 1, 2026 to September 30, 2027, and the operations and maintenance part is $233.85 on every lot class. The debt part runs from $511 to $759 by lot class, and the district’s table says the amounts include allowances for a 4 percent early-payment discount, 2 percent county property appraiser costs and 1.5 percent county tax collector costs.

Source: Verona Walk CDD Final Budget, fiscal year 2026/27, assessment comparison page. Each total is the O&M amount plus the debt amount. The district assesses 1,920 lots for O&M. The operations amount was $162.13 in 2022/23 and 2023/24 and $233.85 from 2024/25 onward, an increase of $71.72, while the debt amounts did not change, and 2026/27 equals 2025/26.
The CDD’s bonds and per-lot balances
The district’s FY2025 audit shows $8,874,000 in bonds outstanding on September 30, 2025: Series 2013A-1 at $3,520,000, Series 2013A-2 at $100,000 and Series 2018 at $5,254,000. The Series 2013 refunding bonds, issued in June 2013 for $7,105,000, mature in May 2035, and the Series 2018 bonds, issued in March 2018 for $7,677,000, mature in May 2037; both refunded earlier district bonds. The district also publishes a bond balance for each lot class, good through October 31, 2026, and the same amount applies to every parcel in a class.
| Debt assessment class, per year | Published bond balance per lot |
|---|---|
| $511 | $4,209.31 |
| $540 | $3,353.69 |
| $577 | $4,752.98 |

| $759 | $6,252.18 |
Source: Verona Walk CDD bond balance and assessment file, good through October 31, 2026, and the CDD’s FY2025 audit. The balance is a principal figure for one lot, not a payoff quote; the district says payoff information comes through its manager. Lots with a prepaid or paid-off debt assessment owe the operations amount only.
What the CDD pays for and how it appears on the tax bill
The CDD’s 2026/27 budget raises $448,974 in operations assessments, plus $514,585 and $579,936 in debt assessments for the Series 2013 and Series 2018 bonds, and it funds the stormwater system: lake spraying at $100,000, lake bank mowing at $65,650, storm pipe inspections and erosion repairs at $53,000, a field inspector at $46,229, outfall inspection at $10,000 and water quality testing at $6,000. The district manager is Special District Services, Inc., and the five-member board of supervisors meets at 10:00 a.m. on the third Thursday of the month at the Town Center, with the next meeting on November 19, 2026. The district’s assessments appear as one line in the non-ad valorem section of the Collier County tax bill, collected by the Tax Collector, and mortgage escrow accounts normally pay it. The district was created in April 2004 under Collier County Ordinance 04-27; its website says April 27 and its audit says April 28.
The Master Association layer
The Declaration describes the association as a neighborhood association, and by taking title an owner becomes subject to the master declaration for Winding Cypress, so the association is subject to the assessments of the Winding Cypress Master Property Owners Association, Inc. (Declaration sections 1.20 and 2.3). The master assessment amount, and whether it is billed inside the quarterly dues, is not published. The separate Winding Cypress HOA, with 766 homes at 7180 Winding Cypress Drive, is a different body. The Declaration also permits neighborhood associations and neighborhood assessments for attached homes, but no townhome association document appears on the public document list, so ask the title company whether an attached home carries one.
Property taxes
A Collier tax bill has an ad valorem section, where taxable value is multiplied by the millage of each taxing authority, and a non-ad valorem section of flat assessments such as the CDD line. Taxable value depends on exemptions, assessment caps and the owner’s purchase date, so a sale price is not a taxable value. News reports of the July 14, 2026 vote say Collier commissioners set the maximum general fund millage for fiscal year 2026/27 at 3.0107, unchanged, plus 0.6844 for the unincorporated area fund, 0.2096 for Conservation Collier and 0.0246 for water pollution control; the school board, fire district and water management district add their own lines. Final adoption hearings were set for September 3 and 17, 2026, we did not verify the final rates, and we do not print a total millage or a worked example for Verona Walk. The tax bill for an address shows its taxing district total.
Documents to request before you offer
Ask for the estoppel certificate, the current budget, the Declaration with every amendment, the Articles and By-Laws, the rules and architectural review guidelines behind the resident login, the master declaration, and the CDD’s lot-class and bond-balance information. Florida Statutes 720.401 requires a homeowners’ association disclosure summary before you sign, and if the summary is not delivered the statute lets a buyer void the contract within 3 days of receipt or before closing. Florida Statutes 190.048 requires a CDD disclosure on a first sale, and Declaration section 3.6 repeats the warning that a district may levy assessments in addition to county taxes. The estoppel certificate protects a buyer, because it states what is owed on the account and what fees apply at closing. Domain Realty Group, the #1 team in Southwest Florida since 2012, can order and read these documents for you before you make an offer.
What is the Verona Walk Town Center like?
Verona Walk’s Town Center is the association’s amenity building at 8090 Sorrento Lane, with a clock tower, offices, a grand ballroom, function rooms, game rooms and a library, beside two pools, courts and a row of shops, and the association lists a new restaurant as coming soon as of October 2026. Data updated: October 2026.
The association’s pages describe the Town Center as the focal point of the plan, reached through the staffed gate. Meeting and activity rooms on the booking calendar are the Ballroom, the Great Room and the Milan, Napoli, Pompei, Tuscany and Venice rooms, plus the Town Center Courtyard, a gazebo and a lawn. Amenities sit under the homeowners association, and no separate club membership, initiation fee or equity is described on the association’s site. Residents open amenities with an amenity fob; how many fobs a home receives and any fee are not published.
Pickleball and tennis
Verona Walk has six pickleball courts in two groups, the original four courts and two courts near the playground parking area, open 7:30 a.m. to 9 p.m. with a light switch at each set. According to the resident pickleball club’s site, courts 1 to 3 are open play from 7:30 to 10:30 a.m. and from 6 to 9 p.m., courts 4 to 6 are reservable through the VeronaWalk Sports app from one week ahead to two hours before play, and a player may book 90 minutes a day. Guests may play with residents, and the club lists AED machines at the bocce gazebo and the four-court fence. The club also requires quieter paddles and softer balls because of noise complaints from nearby homes, which tells a buyer that homes near the courts hear play from morning to evening. A tennis professional offers private pickleball lessons at $80 an hour on the club page. Tennis courts and bocce courts are bookable locations with their own gazebos, but the association pages we read give no court counts, so this page prints none. A basketball court and a playground are also listed.
Pools and fitness
The booking calendar lists a Resort Pool and a Lap Pool, and the association’s 2024 restaurant request for proposals describes two pools, a fitness center, courts, a basketball court and a playground as association property. Aqua fitness classes meet at the Resort Pool. The association says about 90 percent of the dwellings sit on inland waterways, and it describes lighted walkways, Venetian-style bridges and what it calls miles and miles of private lakefront peninsulas for walking, biking, rollerblading and running. We do not print a trail mileage, because the figure circulating in listing remarks is not on the association’s site.
The Town Center restaurant
The association’s Town Center Shops page lists “New Restaurant Coming Soon” as of October 28, 2026, and in 2024 it published a request for proposals seeking an operator for about 3,600 square feet of restaurant space plus a 720 square foot screened outdoor area. The events calendar still carries older restaurant names as bookable locations, which we read as stale entries. We do not describe an operating restaurant, and a buyer who counts on one should ask the association for the current status and the expected opening date.
Shops, mail and services
The shops page lists a travel agency, a hair salon in Suite 3 open Tuesday to Friday 9 to 4 and Saturday 9 to 1, the Pink Frog Cafe for ice cream and coffee open Monday to Friday 9 a.m. to 8:30 p.m. and weekends 12 to 8:30 p.m., and a post office in Suite 6. The post office counter is open 10 a.m. to 2 p.m. Monday to Friday, the resident mailbox area is open around the clock, and a UPS drop box sits outside. The 2024 request for proposals also listed a gas station among the Town Center’s features. Hours are as read on October 28, 2026 and can change.
Events, clubs and classes
The association’s calendar publishes recurring programs under fitness classes, game groups, social clubs, performing arts, vendor days, pickleball and holiday celebrations, and the management staff includes an Activities Director. Examples include video exercise on weekday mornings, aqua fitness, line dance, Pilates, yoga and tai chi; mahjong, canasta, euchre, bunco, bingo and Mexican Train; quilters, book clubs and a garden club; and theater, chorus, tap and band. Vendor days run from October to May, including a Thursday produce market and a pre-order meat and seafood market. Many classes are paid per session to the instructor, for example $10 for some fitness classes, and a weekly bowling outing goes to a public bowling center off site. The calendar’s page headers read ten vendors, nine clubs, ten classes and fifteen games, which we use only to say the program is large, not as an exact count.
Is there golf in Verona Walk?
Verona Walk has no golf course inside the community, and a home here carries no golf membership to buy or avoid. The association’s own description points to public and private golf nearby, and the closest courses at Lely Resort are about 2.2 road miles from the main gate area. Data updated: October 2026.
Nearby public and private courses
Lely Resort Golf and Country Club lists Flamingo Island and Mustang as public, pay-as-you-play courses and The Classics as a private course, per the club’s site. Flamingo Island’s address is on Lely Resort Boulevard in ZIP 34113. Distances are approximate road miles from the main gate area, computed on October 28, 2026 with no traffic, and a buyer who plays should check rates, tee times and membership terms with each course directly.
No membership above the association
The pages we read show a homeowners association and a CDD, and no mandatory club above them, unlike Fiddler’s Creek, where property ownership carries a Foundation social membership, or Lely Resort, where a Players Club and Spa covenant applies to listed neighborhoods. For golf settings across the city, see our Naples golf homes for sale guide.
Is Verona Walk gated?
Verona Walk is gated: the association says its entrance is manned 24 hours a day, and visitors can be pre-registered online through the association’s website. Open-house guests must give the flagged address at the gatehouse. Whether a second gate exists, and how it is staffed, is not published. Data updated: October 2026.
Visitors and open houses
The association’s site has a visitor registration feature for residents, and its open house sheet, dated October 17, 2025, says a listing agent must have the gatehouse flag the address, guests who cannot give the address are denied entry, open houses run Saturday and Sunday from 1 to 4 p.m. only, and one approved open house sign is the only signage allowed. The sign fee on that sheet is $21.40 plus tax.
The gate in a storm
The association’s 2026 hurricane preparedness letter says management shuts down the gate equipment and the fountain water pumps before winds become dangerous, and that when an evacuation order is issued everyone must evacuate the community. A buyer should read the whole letter, because it also tells owners to close their own shutters and not to rely on staff to prepare a home.
Is Verona Walk a 55+ community?
Verona Walk is not age-restricted and is not a 55+ community. The association’s home page describes the community as open to all ages, and the recorded Declaration, both amendments and the Articles that we read contain no age provision. For verified 55+ communities in Naples, see our Naples 55+ communities page.
How to confirm any age rule
The way to confirm a community’s rules is to read its recorded Declaration, which the title company can pull from the Collier County Clerk’s official records, and to ask the association in writing. We searched the 57-page Declaration, both amendments and the Articles for age, senior, 55 and older-persons language and found none, and the Declaration limits use of each home to single-family purposes. A buyer who needs an answer for a specific home should rely on the recorded documents and the estoppel, not on a portal label.
What are the rental rules in Verona Walk?
Verona Walk allows leases of at least four months, the Declaration sets no yearly limit on the number of leases that we found, and every lease needs a $100 application filed with the association at least 30 days before move-in. The association can void a lease only for delinquent assessments or an uncorrected violation. Data updated: October 2026.
The lease term
Declaration Article XIX, section 19.2, requires a written lease with a term of “not less than four (4) months”, says the tenant is bound by the Declaration, treats a tenant’s breach as a material default and requires the owner to give the Board a copy before the tenant occupies. A four-month minimum rules out stays shorter than four months. We read Article XIX and both amendments the association posts and found no cap on how many leases an owner can sign in a year, so a third-party claim of a 90-day minimum with three leases a year does not match the recorded document and we do not use it.
Notice, application and approval
Section 19.1 asks for written notice to the association at least 20 days before a lease takes effect, with a copy of the lease, while the association’s lease application asks for 30 days and carries a $100 non-refundable fee for each new lease, none for a renewal. Section 19.3 has the association issue a certificate of approval within ten business days, and the tenant agrees to follow the rules and regulations. The association also performs an exterior inspection before approval. Section 19.1 says Article XIX is not meant to give the association a general right to approve or disapprove buyers or tenants, and section 19.4 lets it disapprove a sale, or void a lease at any time, only while an assessment is delinquent or a violation is uncorrected.
What a buyer who plans to rent should confirm
A buyer who plans to lease a home should read Article XIX, the current lease application and the rules behind the resident login, and should ask the title company whether any other recorded amendment touches leasing, because we read only the instruments the association posts. Lease counts and lease terms reported on MLS rows would add a market view that this page does not have.
What other rules apply in Verona Walk?
Verona Walk owners live under the Declaration as amended, the By-Laws and the association’s rules and architectural review process. The documents we read limit commercial vehicles, trailers, campers and boats to garages, bar overnight street parking, require leashed pets in common areas and send exterior changes through the Architectural Control Committee. Data updated: October 2026.
Pets
The Declaration’s use restrictions, read October 28, 2026, bar animals of mean or violent temperament and numbers of animals the Board considers unreasonable, and require pets on a leash in common areas. We found no fixed number, weight or breed rule, and the association may add limits in rules behind the resident login, so ask for the current rules in writing.
Vehicles and parking
Both association application forms say commercial vehicles, trailers, campers and boats belong only inside garages, vehicles may not be parked on the street overnight and vehicles may not be parked on grass or sidewalk at any time. The 2008 amendment, recorded August 6, 2008, addresses golf cart parking and use.
Architectural review and shutters
Exterior changes go through the Architectural Control Committee, which has a coordinator on the management staff. The Declaration permits temporary hurricane shutters with committee permission and requires their removal when no longer needed, and permanently installed shutters need committee consent. Maintenance responsibilities for exterior cleaning, painting and roofs are set out in the Declaration as amended, and a buyer should read them in the resale package and the estoppel and not assume what the association covers.
Lakes and common areas
The Declaration calls the lakes primarily aesthetic, and the CDD, not the association, owns and maintains the stormwater system, so a buyer should not count on lakes for swimming or boating. Signs, open houses and gate access follow the association’s open house sheet described above.
Where the rules sit in the document chain
The chain starts with the Winding Cypress master declaration, then the Verona Walk Declaration recorded February 23, 2004, the Articles, the By-Laws, the amendments and the rules and guidelines. Rules and architectural guidelines sit behind the resident login, so ask the association or the title company for them before closing.
Verona Walk vs Winding Cypress: how do they differ?
Verona Walk and Winding Cypress are neighboring gated DiVosta communities in ZIP 34114, and Winding Cypress sits immediately south. Collier County recorded 89 Verona Walk sales at a $495,000 median and 42 Winding Cypress sales at an $825,000 median in the 12 months to October 2, 2026. Data updated: October 2026.

Sources: Collier County Property Appraiser public data bundle, windows ending October 2, 2026; the Verona Walk association, CDD and Declaration; the Winding Cypress HOA site and its Rules and Regulations of May 2024. Both counts are single-family-coded sales and the county records no builder-direct sales at Verona Walk; the index does not flag builder-direct sales at Winding Cypress, so its count may include first sales.
Where Verona Walk differs
Verona Walk is the larger community, with 1,920 homes against 766, it mixes detached and attached homes, and its recorded median is $330,000 below Winding Cypress’s. It has a 24-hour manned gate, a four-month lease minimum with no yearly cap found, a CDD with a published per-lot schedule and a Town Center with shops and a post office.
Where Winding Cypress differs
Winding Cypress is smaller and entirely single-family by its HOA’s count, has its own clubhouse with clay tennis courts, a cafe and a fitness center, and has recorded sales from $455,000 to $1,495,000. Its rules allow leases as short as 30 days but limit an owner to three a year and pets to three. DiVosta sold Winding Cypress from the Verona Walk sales center beginning in December 2014, and the Verona Walk Declaration makes Verona Walk owners subject to the Winding Cypress master association, which is why the two names appear together in documents.
How to choose
In product terms, a buyer who wants a larger community, a lower recorded median, a mix of attached and detached homes, a longer minimum lease without a yearly cap and a published CDD schedule looks at Verona Walk. A buyer who wants a smaller all-single-family community, a clubhouse with clay tennis courts and a cafe, shorter permitted leases with a yearly cap and a higher recorded price range looks at Winding Cypress. The two share a master association, so a buyer comparing them should request the master assessment on both estoppels. Domain Realty Group, the #1 team in Southwest Florida since 2012, can pull the recorded sales and documents for both communities.
How does Verona Walk compare with other East Naples communities?
Verona Walk’s $495,000 county median on 89 sales is the lowest of the seven communities below in the 12 months to October 2, 2026, and medians run up to $910,000 at Fiddler’s Creek. Each community is its own product, so a median is not a ranking. Data updated: October 2026.
| Community | ZIP | County parcels | Sales, 12 months | 12-month median | 12-month range | Sales, 24 months | 24-month median |

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, windows ending October 2, 2026 (24 months from October 2, 2024). Every median is on the county record and none is an MLS figure. The Lely Resort row counts only recorded names containing LELY RESORT, and 1,436 of its 1,558 parcels are condominiums, and the Fiddler’s Creek row counts every recorded FIDDLER name, with 692 condominium parcels, so their blended medians mix product types: Fiddler’s Creek had 70 single-family sales at $1,212,500 and 46 condominium sales at $691,250, and Lely Resort had 6 single-family sales at $919,950 and 69 condominium sales at $500,000.

Naples Reserve and Winding Cypress
Naples Reserve is a 34114 community with 21 freshwater lakes including the 125-acre Eagle Lake, a gate house open from 6 a.m. to 10 p.m. with a remote guard after hours, an Island Club and a Match Point racquet center with five tennis and four pickleball courts, and its own CDD for water, sewer, irrigation and stormwater. Our Naples Reserve page covers it, and Winding Cypress is compared with Verona Walk in the section above.
Fiddler’s Creek and Lely Resort
Fiddler’s Creek covers just under 4,000 acres zoned for about 6,000 residences, with a 24-hour manned gate, a 54,000 square foot clubhouse and, per its developer’s legal page, a social membership that comes with ownership. Our Fiddler’s Creek page has the detail. Lely Resort covers 1,500 acres with over 9,000 approved residential units and a CDD established in 1990, and its Players Club and Spa covenant applies to listed neighborhoods; see our Lely Resort page.
Valencia Golf and Country Club
Valencia Golf and Country Club is a gated community in ZIP 34120 whose club site describes an 18-hole public golf course, and Lennar listed homes from $463,999 to $674,783 as actively selling on October 28, 2026. Our Valencia Golf and Country Club page compares it with its neighbors.
Island Walk in North Naples
Island Walk is a DiVosta community in North Naples, ZIP 34119, with thirty lakes, a Town Center and 1,953 county parcels, so it shares a builder and a naming pattern with Verona Walk but not a location. We name it here and do not treat it as a neighbor. See the full set of community pages in our Naples communities guide.
Is Verona Walk in a flood zone?
Verona Walk is mapped almost entirely in FEMA flood zones: as mapped in September 2026, about 70 percent of parcels are Zone AH and about 30 percent Zone AE, with 5 parcels shaded X, and FEMA has also issued hundreds of Letters of Map Amendment for the community. Check the zone for each lot. Data updated: October 2026.
Zones AH and AE
The effective Collier County flood map took effect on February 8, 2024. Of Verona Walk’s 2,058 parcels, 1,423 are Zone AH (69.1 percent), 630 are Zone AE (30.6 percent) and 5 are shaded X (0.2 percent); of the 1,920 single-family-coded parcels, 1,339 are AH (69.7 percent), 576 are AE (30.0 percent) and 5 are shaded X (0.3 percent). The north and center plats are almost entirely AH, which is shallow ponding from rainfall, and the southern Phase 4 plats are AE. Base flood elevations on the mapped lines run 8.0 to 9.5 feet on the NAVD88 datum, no part of the community is in Zone VE, a coastal high hazard area or a floodway, and ground elevation at 25 sampled lot centers ran from 9.65 to 12.68 feet. These figures were checked against FEMA’s data in September 2026 and are indicative only: an elevation certificate is the record for a lot.
Letters of Map Amendment
The map paints 99.8 percent of parcels AH or AE, and FEMA’s separate Letters of Map Amendment remove individual structures or whole builder-era blocks from the special flood hazard area, so both facts are true at once. FEMA records show 204 completed determinations naming Verona Walk: 1 in 2010, 77 in 2012, 3 in 2013, 2 in 2014 and 121 in 2024. FEMA revalidated the 83 builder-era determinations after the 2024 map, and the 121 structure determinations issued from April 4 to November 22, 2024 moved 120 structures to shaded X and removed 1 property, with a lowest adjacent grade of 9.2 to 12.3 feet, a median of 10.4 feet, against mapped base flood elevations of 8.0 to 9.5 feet. FEMA’s own determination letters note that “the lender has the option to continue the flood insurance requirement”, so a determination does not guarantee a lender will waive flood coverage. Whether a given home has one is a lot-by-lot lookup at the FEMA Map Service Center, which a person does by hand.
Evacuation zone and storm history
Every Verona Walk parcel sits in Collier County Evacuation Zone D per the county layer checked in September 2026, with Zone C beginning just west of the community, and evacuation orders are issued by zone, so confirm the address on the state’s Collier evacuation map. The National Hurricane Center describes its surge maps as a near worst-case scenario under ideal storm conditions, which makes them a planning tool and not a forecast. For context, the National Hurricane Center reports that Hurricane Irma in 2017 made its final landfall near Marco Island as a Category 3 storm with 3 to 5 feet of inundation from Marco Island through Naples to Fort Myers and at least 88 buildings destroyed in Collier County, and that Hurricane Ian in 2022 brought 6 to 9 feet of inundation in Naples, 33 destroyed buildings and over 3,500 with major damage in Collier County. Those are county and regional figures: we found no Verona Walk damage figure for either storm, and the association’s records are behind a login.
Stormwater and the CDD
The CDD funds, operates and owns the stormwater system, per the district’s engineer’s report, about 178 acres of excavated ponds, culverts, catch basins and control structures inside a 760-acre district whose lakes cover 177.5 acres, or 23.4 percent, and whose permits came from the South Florida Water Management District and the U.S. Army Corps of Engineers. The report describes the pre-development terrain as flat, 4.0 to 10.0 feet NGVD. At the board’s October 20, 2022 meeting, after Ian, the district’s field inspector said the pond system worked as designed and water conditions were good, and on November 21, 2024 he reported no standing water in the Town Center South lot after Helene and Milton, adding that slower inlets with landscape debris still worked. Those statements cover the ponds, not every street or home, and the district posts its board books online.
Insurance, roofs and building code
No Verona Walk premium is published by any source we found, so this page prints none; a licensed insurance agent can quote an address. Three mechanisms matter. First, Florida Statutes 627.7011, as of the 2024 text we read, bars an insurer from refusing to issue or renew a policy solely because a roof is under 15 years old, and for an older roof it must allow an inspection and may not refuse solely for roof age if the inspection shows five or more years of life remaining; check the current statute, because lawmakers have considered changes. A roof installed in 2011 reaches 15 years in 2026, and per-home roof age comes from county permit records. Second, Citizens Property Insurance requires a four-point inspection for applications on properties more than 20 years old and documents of remaining roof life for roofs older than 25 years, or 50 years for tile and concrete, and a wind mitigation inspection documents features that may earn discounts. Third, homes permitted after March 1, 2002 fall under the statewide Florida Building Code, whose 2004, 2007 and 2010 editions took effect on October 1, 2005, March 1, 2009 and March 15, 2012, so the edition depends on the permit date. We do not print a wind design speed for the community. Collier County is a Community Rating System Class 5 community, which gives a 25 percent discount on eligible National Flood Insurance Program policies in the special flood hazard area. My Safe Florida Home is a state program offering free wind mitigation inspections and matching grants for approved hardening; it exists, and a buyer should check the program’s portal for whether applications are open.
Which schools serve Verona Walk?
Verona Walk is zoned to Lely Elementary School, Manatee Middle School and Lely High School for the 2026-27 school year, per the Collier County Public Schools address lookup checked in September 2026 for 43 of 43 sampled addresses. Their 2025-26 state grades are A, A and B. Confirm any address with the district. Data updated: October 2026.
| School | Grades served | Enrollment, 2024-25 | State grade 2021-22 | 2022-23 | 2023-24 | 2024-25 | 2025-26 | Road miles from the Town Center |
|---|---|---|---|---|---|---|---|---|
| Lely Elementary School | PK to 5 | 499 | B | B | A | A | A | 2.1 |
| Manatee Middle School | 6 to 8 | 781 | B | B | B | A | A | 4.5 |
| Lely High School | 9 to 12 | 1,475 | C | B | B | A | B | 2.9 |
Sources: Collier County Public Schools, 2025-2026 School and District Grades, dated July 1, 2026, which reprints Florida Department of Education grades; enrollment, addresses and grade spans from the National Center for Education Statistics Common Core of Data, 2024-25; distances are approximate road miles from the Town Center, 8090 Sorrento Lane, carried from a September 2026 routing run. Grades change every year.
How the zoning was checked
The district’s address lookup, queried in September 2026 for 43 addresses, one per street across 16 of the 19 subdivision codes, returned the same three schools for the 2025-26 and 2026-27 years, and showed no rezone fields set. The Town Center address matched too. We did not re-run the lookup for this page. Zoning belongs to the district and can change through its boundary process, so a buyer should confirm the address with Collier County Public Schools Student Assignment before relying on this page.
State grades and what they mean
Lely High School moved from an A in 2024-25 to a B in 2025-26, while Lely Elementary and Manatee Middle held their A grades. The district reports an A for the ninth year in a row, sixth highest of 67 Florida districts, with 51 of 52 traditional public schools earning an A or B. For 2026, the state scale is an A at 65 percent of possible points or more, a B at 60 to 64 percent and a C at 45 to 59 percent. A grade measures a school’s test results and learning gains in one year, so use it alongside a visit and the district’s own school pages.
Choice, charter and private options
Collier County Public Schools runs Controlled Open Enrollment under Board Policy 5120, with an Out-of-Zone track for documented needs and a School Choice track for any reason. For 2026-27 the priority windows had closed when we read the page, and the district says no one should expect acceptance into a feeder-pattern school. A household moving into a zone can file Out-of-Zone ahead of a move with a fully executed purchase contract that shows an estimated completion date. Charter schools in the district’s table, with 2025-26 grades, are Bridgeprep Academy Collier at a B, Gulf Coast Charter Academy South at a C, Mason Classical Academy at an A, Marco Island Charter Middle at an A, Naples Classical Academy at an A and Marco Island Academy at an A. The nearest private schools in the National Center for Education Statistics directory are Seacrest Country Day School, St. John Neumann Catholic High School, St. Elizabeth Seton School, St. Ann School, Community School of Naples and The Village School of Naples; inclusion in that directory is not an endorsement.

Sources: OpenStreetMap Nominatim for coordinates and the public OSRM demo router for road distance and time, run October 28, 2026. The origin is Veronawalk Boulevard at Collier Boulevard, the gate area. All figures are approximate, rounded and free-flow: Collier Boulevard and US 41 run slower in season. Measured from the Town Center on Sorrento Lane, each trip is about 0.2 to 0.3 miles longer.
The Costco under construction
A second Collier County Costco is under construction at the southeast corner of Collier Boulevard and Rattlesnake Hammock Road, on a 26-acre site in the Hacienda Lakes planned unit development, about 2 road miles from the gate area. As of October 19, 2026 it has no announced opening date. Reports describe a warehouse of more than 162,700 square feet with 816 parking spaces, approved by county commissioners in October 2025, on land that sold for $19,387,500 on October 21, 2025. A March 2026 report expected it to open by early fall, and reports in October 2026 describe concrete poured and walls rising with no date given. Costco says it typically announces an opening two to three months ahead. The nearest open Costco is warehouse number 354 at 6275 Naples Boulevard, about 14.6 road miles and 24 minutes from the Town Center. We do not print a fuel-pump count because the accounts differ.
The Interstate 75 interchange at Collier Boulevard
Interstate 75 exit 101 at Collier Boulevard is about 5.9 road miles and 11 minutes from the Town Center, and exit 105 at Golden Gate Parkway is 8.6 miles and 14 minutes. The Florida Department of Transportation is rebuilding the Collier Boulevard interchange under project 425843-2: it reconstructs the southbound on and off ramps and the northbound on-ramp, adds single-lane flyover ramps over Beck Boulevard and Davis Boulevard, covers 1.3 miles and costs $97 million. Per FDOT’s project page summary, completion is expected in early 2027, and the new southbound on-ramp loop is already open. An older FDOT fact sheet still says late 2026. Expect lane shifts and overnight closures until the project ends. Separately, the county’s Collier Boulevard Widening Phase III widens the road from four to six lanes between City Gate Boulevard North and Green Boulevard, about 2.1 miles north of Verona Walk, as the last of five projects covering 15 miles from US 41 to Immokalee Road; we did not read its construction dates.
Hospitals, urgent care, the library and parks
Distances in this part are from the Town Center on Sorrento Lane unless a gate-area figure is named. Physicians Regional Medical Center on Collier Boulevard is 1.7 road miles from the gate area and 2.0 miles, 5 minutes, from the Town Center. The hospital describes a 130-bed, 212,400 square foot acute care facility that is Joint Commission accredited, has a 24-hour emergency room and opened in 2007. Always call 911 in an emergency, and we print no emergency room wait time because it changes by the minute. NCH Medical Group Immediate Care, Southeast, at 7717 Collier Boulevard is 1.0 mile and 4 minutes away. Physicians Regional East Naples Urgent Care on Thomasson Drive is 6.4 miles and 13 minutes and lists 7 a.m. to 7 p.m. daily hours. NCH Baker Hospital is 10.8 miles and 23 minutes, Physicians Regional Pine Ridge is 12.1 miles and 20 minutes, and NCH North Naples Hospital is 19.0 miles and 29 minutes. The Collier County Public Library South Regional Branch at 8065 Lely Cultural Parkway is 2.4 miles and 7 minutes away and lists Monday to Thursday hours of 9 a.m. to 8 p.m. East Naples Community Park is 6.3 miles and 13 minutes, and Sugden Regional Park, with a freshwater beach on Lake Avalon, is 7.0 miles and 15 minutes. Verona Walk has no beach or marina of its own, and its lakes are stormwater lakes.
A short history of Verona Walk
Verona Walk was built by DiVosta Homes under a Declaration recorded in February 2004 and a community development district created in April 2004 by Collier County Ordinance 04-27. The last DiVosta release we found that mentions the community is dated December 2014, and the community has been resale only since. Data updated: October 2026.

How the community was built out
The 2013 DiVosta releases show the builder still selling Verona Walk homes in 2013, and the December 2014 release shows it selling the next community, Winding Cypress, from the Verona Walk sales center. We found no later Verona Walk builder release and no new-construction page on the association’s site, and the county records no builder-direct sale in the latest 12 months. We do not state a completion year because no builder or county document we read gives one. The two refunding bond series, one in 2013 and one in 2018, remain the district’s debt today and mature in 2035 and 2037.
Winding Cypress next door
Winding Cypress, immediately south, was sold by DiVosta from the Verona Walk sales center beginning in December 2014, and its amenity center opened in January 2017 according to a trade-press report we read only in excerpt. The Verona Walk Declaration makes Verona Walk subject to the Winding Cypress master declaration, which is the legal link between the two names. For how the two compare today, see the Verona Walk vs Winding Cypress section above.

Frequently Asked Questions about Verona Walk homes for sale
These are the questions buyers ask most about Verona Walk homes for sale in Naples, answered from the county record, the association’s and district’s published documents and government sources, with dates. Data updated: October 2026. Domain Realty Group, the #1 team in Southwest Florida since 2012, can give an address-level answer at 239-441-2816.
How many homes are in Verona Walk?
The association states 1,920 homes, and the Collier County roll lists 1,920 single-family-coded parcels across 19 recorded plats, the same number the community development district assesses. The county shows 2,058 parcels in all, including common areas and rights-of-way. The 1,920 includes the attached townhome plats, so it is not a detached-only count.
What is the median price of a Verona Walk home?
Collier County recorded 89 qualified sales in the 12 months to October 2, 2026, at a $495,000 median, from $400,000 to $1,030,000. The prior 12 months had 90 sales at a $544,000 median. A median describes what closed, so price a specific home against sales on its own lake or street. Data updated: October 2026.
How many Verona Walk homes sold in the last 12 months?
Collier County recorded 89 qualified sales in the 12 months to October 2, 2026, against 90 in the prior 12 months and 179 over 24 months. Builder-direct sales were 0 in the latest 12 months, so all 89 were resales. Recorded sales reach the county roll with a lag, so the newest weeks are the least complete.
What is the highest price paid for a Verona Walk home?
The highest recorded sale in the 12 months to October 2, 2026 was $1,030,000, in Phase 4C. In the annual table since 2016, the highest single sale was $1,230,000 in 2023. Those top sales run more than twice the community’s $495,000 latest 12-month median, so a handful of larger homes sit well above the typical price.
What is the lowest price paid for a Verona Walk home?
The lowest qualified sale in the 12 months to October 2, 2026 was $400,000, and the 24-month low was $305,000. Since 2016 the annual low was $250,000 in 2016, 2017 and 2019. Condition, size and location all move a price, and the county record does not capture condition, so treat the low end as a range, not an offer.
How have Verona Walk home prices changed since 2016?
The annual median rose from $330,000 in 2016 to a peak of $617,500 in 2023, about 87 percent higher, then eased to $583,000 in 2024, $540,250 in 2025 and $500,000 in 2026 through October 2. Sales volume held between 90 and 94 a year in 2024 and 2025, against a low of 72 in 2023.
Are Verona Walk homes selling for less than last year?
On the county record, yes: the 12-month median of $495,000 is $49,000, about 9 percent, below the prior 12 months’ $544,000, while the sale count held almost level at 89 against 90. The 2026 median to date of $500,000 is also below 2025’s $540,250. Medians shift with the mix of homes sold.
Is Verona Walk new construction?
No. Verona Walk is resale only. DiVosta, a brand of PulteGroup, built it, the last builder release we found that mentions it is dated December 2014, the county recorded no builder-direct sale in the latest 12 months and the association’s sales page covers owner-to-buyer transfers only. For new homes elsewhere, see our Naples new construction guide.
Who built Verona Walk?
DiVosta Homes built Verona Walk, and the builder’s own 2013 release says DiVosta Homes is a brand of PulteGroup Inc. That release also says DiVosta was offering more than a dozen floor plans at Verona Walk, from 1,392 to 2,488 square feet of living area. No other builder appears in the releases or district documents we read.
Does Verona Walk have condos?
The county records no condominium parcels and no condominium sales in any year from 2016 to 2026. The attached homes are townhomes and villas that the county codes as single-family. Ownership form can differ by neighborhood, so ask the title company to confirm the ownership form and any neighborhood association on a specific attached home.
How many townhomes are in Verona Walk?
The county’s two original townhome plats hold 176 single-family-coded parcels, 120 on Townhomes Phase 1 and 56 on Phase 2, and a townhome replat holds 34 more. By plat name, the three townhome plats had 13 qualified sales in the latest 12 months at a $440,000 median. The county does not flag townhomes as a property type.
What are the HOA fees in Verona Walk?
The VeronaWalk Homeowners Association does not publish its quarterly dues, and listing remarks and third-party pages disagree, so this page prints no figure. The estoppel certificate states the dues, and a resale also carries a Resale Capital Contribution equal to one quarter of the annual assessment. Request the budget and estoppel before you make an offer.
What is the CDD fee in Verona Walk?
The Verona Walk Community Development District levied $744.85 to $992.85 per lot for fiscal year 2026/27, depending on lot class. The operations and maintenance part is $233.85 on every lot, and the debt part runs $511 to $759. The amount appears as one non-ad valorem line on the Collier County tax bill.
What is the Resale Capital Contribution?
It is a one-time payment at closing on a resale, effective June 1, 2024, equal to one quarter of the annual maintenance fees for the home model, per the association’s form. It is held in the association’s reserves and is non-refundable, except that a current owner moving within Verona Walk is refunded once the first home’s sale is documented.
When do the Verona Walk CDD bonds mature?
The district’s FY2025 audit shows $8,874,000 in bonds outstanding on September 30, 2025. The Series 2013 refunding bonds mature in May 2035 and the Series 2018 bonds in May 2037. The district publishes a bond balance for each lot class, from $3,353.69 to $6,252.18 as of October 31, 2026, and says payoff figures come through its manager.
How much are property taxes in Verona Walk?
A Collier tax bill has an ad valorem section, where taxable value is multiplied by each taxing authority’s millage, and a non-ad valorem section with flat items such as the CDD line. Taxable value depends on exemptions, caps and the purchase date, so a sale price is not a taxable value. The bill for an address shows its total.
Is Verona Walk gated?
Yes. The association says the entrance is manned 24 hours a day. Residents can pre-register visitors online, and the open house sheet says a listing agent must have the gatehouse flag the address, with open houses on Saturday and Sunday from 1 to 4 p.m. only. A gate controls access but is not a security guarantee.
Is Verona Walk a 55+ community?
No. Verona Walk is not age-restricted. The association describes the community as open to all ages, and we found no age provision in the 57-page Declaration, its amendments or the Articles. For verified 55+ communities in Naples, see our Naples 55+ communities page and confirm any age rule in a community’s recorded documents.
Can you rent out a home in Verona Walk?
Yes, with limits. Declaration Article XIX requires a written lease of not less than four months, and the association’s application asks for a $100 non-refundable fee on each new lease, none for a renewal. The Declaration asks for 20 days’ written notice and the association’s forms ask for 30. Plan to the longer period.
Is there a limit on how many times a year a Verona Walk home can be leased?
We found none. We read Declaration Article XIX and both posted amendments and found a four-month minimum term and no cap on the number of leases per year. A third-party claim of a 90-day minimum with three leases a year does not match the recorded document. The title company can confirm whether any other amendment touches leasing.
Does the Verona Walk association approve buyers?
A buyer files a purchase application with a $100 non-refundable fee at least 30 days before closing, and the association inspects the exterior. Declaration section 19.1 says Article XIX gives no general right to approve buyers, and section 19.4 lets the association disapprove a sale only while an assessment is delinquent or a violation is uncorrected.
Does Verona Walk have a golf course?
No. Verona Walk has no golf course inside the community and no golf membership to buy or avoid. The closest courses are at Lely Resort, about 2.2 road miles from the main gate area: Flamingo Island and Mustang are public and The Classics is private. Check rates and membership terms with each course directly.
What amenities does Verona Walk have?
The Town Center at 8090 Sorrento Lane has a ballroom, function rooms, game rooms, a library and shops, with two pools, a fitness center, six pickleball courts, tennis and bocce courts, a basketball court and a playground listed by the association. A new restaurant is listed as coming soon. No separate club membership above the association is described.
How many pickleball courts does Verona Walk have?
Six, in two groups: the original four courts and two near the playground parking area, open 7:30 a.m. to 9 p.m. with a light switch at each set. The resident pickleball club’s site says courts 4 to 6 are reservable through an app. Tennis and bocce courts exist, but the association pages give no court counts.
Does Verona Walk have a restaurant?
Not an operating one that we can confirm. The association’s Town Center Shops page lists “New Restaurant Coming Soon” as of October 28, 2026, and in 2024 it published a request for proposals for about 3,600 square feet of restaurant space. The Pink Frog Cafe serves ice cream and coffee. Ask the association for the expected opening date.
Is Verona Walk in a flood zone?
Yes, as mapped in September 2026: about 70 percent of parcels are Zone AH, about 30 percent are Zone AE and 5 are shaded X. Base flood elevations run 8.0 to 9.5 feet on the NAVD88 datum, and FEMA has issued Letters of Map Amendment for many structures. A lot’s elevation certificate is its record.
What hurricane evacuation zone is Verona Walk in?
Every Verona Walk parcel sits in Collier County Evacuation Zone D, per the county layer checked in September 2026, with Zone C beginning just west of the community. Evacuation orders are issued by zone, so confirm the address on the state’s Collier evacuation map. The association’s letter says everyone must evacuate when an order covers the community.
What is a Letter of Map Amendment in Verona Walk?
A Letter of Map Amendment is a FEMA determination that removes a structure or lot from the special flood hazard area. FEMA records show 204 completed determinations naming Verona Walk: 1 in 2010, 77 in 2012, 3 in 2013, 2 in 2014 and 121 in 2024. A lender may still require flood insurance, so ask.
Which schools serve Verona Walk?
For 2026-27, the Collier County Public Schools address lookup assigned Lely Elementary School, Manatee Middle School and Lely High School to every one of 43 sampled addresses, checked in September 2026. The state grades for 2025-26 are A, A and B. Zoning can change, so confirm your address with the district.
What is the closest hospital to Verona Walk?
Physicians Regional Medical Center on Collier Boulevard is about 1.7 road miles and 5 minutes from the gate area, and 2.0 miles from the Town Center. It is a 130-bed, Joint Commission accredited hospital with a 24-hour emergency room that opened in 2007. Always call 911 in an emergency.
How far is Verona Walk from the nearest grocery store?
The nearest Publix on Collier Boulevard is about 2.1 road miles and 5 minutes from the gate area, with no traffic. A second Publix on Tamiami Trail East is about 2.4 miles and 6 minutes, and a Walmart Supercenter on Collier Boulevard is about 2.7 miles and 6 minutes. Season traffic makes real drives longer.
How far is Verona Walk from Fifth Avenue South and the beach?
From the gate area, with no traffic, Fifth Avenue South is about 9.6 road miles and 19 minutes, the Naples Pier is 10.8 miles and 22 minutes, and Lowdermilk Park beach is 11.7 miles and 24 minutes. Verona Walk has no beach of its own. Allow more time in season, when Collier Boulevard and US 41 slow.
How far is Verona Walk from the Fort Myers airport?
Southwest Florida International Airport is about 38.3 road miles and 49 minutes from the gate area without traffic, by approximate routing. Naples Municipal Airport is about 9.3 miles and 18 minutes. Interstate 75 exit 101 is about 5.9 miles and 11 minutes from the Town Center, and a flyover rebuild there is expected to finish in early 2027.
Is the new Costco near Verona Walk open?
Not as of October 19, 2026. The warehouse is under construction at the southeast corner of Collier Boulevard and Rattlesnake Hammock Road, about 2 road miles from the gate area, and no opening date has been announced. Costco says it typically announces an opening two to three months ahead. The nearest open Costco is on Naples Boulevard.
Is the Interstate 75 interchange at Collier Boulevard finished?
Not yet. Per the Florida Department of Transportation’s project page summary, completion of the Collier Boulevard interchange rebuild is expected in early 2027. The $97 million, 1.3 mile project adds flyover ramps over Beck Boulevard and Davis Boulevard, and the new southbound on-ramp loop is open. Expect lane shifts and some overnight closures until it ends.
How does Verona Walk compare with Winding Cypress?
In the 12 months to October 2, 2026, Collier County recorded 89 Verona Walk sales at a $495,000 median and 42 Winding Cypress sales at an $825,000 median. Verona Walk has 1,920 homes, a 24-hour manned gate and a four-month lease minimum. Winding Cypress has 766 homes and a 30-day lease minimum with three leases a year.
Is Verona Walk the same as Island Walk?
No. Island Walk is a separate DiVosta community in North Naples, ZIP 34119, with 1,953 county parcels. Verona Walk is in East Naples, ZIP 34114, off Collier Boulevard. In the 12 months to October 2, 2026, the county recorded 105 Island Walk sales at a $520,000 median and 89 Verona Walk sales at $495,000.
Does Verona Walk have a master association?
The Declaration describes the association as a neighborhood association and says an owner takes title subject to the master declaration for Winding Cypress, so it is subject to the assessments of the Winding Cypress Master Property Owners Association, Inc. The amount is not published. Ask for it on the estoppel, and ask whether it is billed inside the dues.
Are pets allowed in Verona Walk?
Yes, with limits. The Declaration’s use restrictions bar animals of mean or violent temperament and numbers of animals the Board considers unreasonable, and they require pets on a leash in common areas. We found no fixed number, weight or breed rule, and rules behind the resident login may add limits, so ask for the current rules in writing.
What documents should I request before buying in Verona Walk?
Ask for the estoppel certificate, the current budget, the Declaration with every amendment, the Articles and By-Laws, the rules and architectural guidelines, the master declaration and the CDD’s lot-class and bond-balance information. Florida Statutes 720.401 requires a disclosure summary before you sign, and 190.048 requires a CDD disclosure on a first sale.
Who manages the Verona Walk association?
The association’s site names KW Property Management and Consulting as its agent and orders estoppel certificates through HomeWiseDocs. The community development district’s manager is Special District Services, Inc. The district’s five-member board meets at 10:00 a.m. on the third Thursday of the month at the Town Center, with the next meeting on November 19, 2026.
