Key takeaways for Kensington buyers

Kensington in Naples is a built-out, gated community of 563 residences where the master association is mandatory and Kensington Golf and Country Club membership is optional. Collier County recorded 35 qualified sales at a $990,000 median in the 12 months to October 2, 2026. These eight facts answer what most buyers ask first.

  • Kensington Park holds 563 residences, 291 single-family homes and 272 condominium homes in 7 condominiums, on 602 county parcels; the planned unit development caps the community at 570 units and is built out.
  • Collier County recorded 35 qualified sales in the 12 months to October 2, 2026, at a $990,000 median: 16 single-family sales at $1,512,500 and 19 condominium sales at $810,000.

  • All 24 sampled Kensington addresses mapped to FEMA Zone X on panel 12021C0384J, effective February 8, 2024, and all 24 sit in Evacuation Zone C.
  • All 3 zoned public schools, Osceola Elementary, Pine Ridge Middle and Barron Collier High, hold a Florida grade of A for 2026.
  • Leasing rules differ by neighborhood: 3 leases a year at Lancaster Square after a 2026 amendment, 3 at Westchester, 3 at Kensington Gardens and 4 at Yorktown.

Every active Kensington listing is linked below, filtered to the Kensington subdivision name and the community’s map frame, then sorted by price. Kensington mixes coach-home condominiums and single-family homes, so the condo and single-family searches split the two. About 6.2 percent of the 563 residences changed hands on the county record in the last 12 months. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Kensington Gardens, the single-family neighborhood inside Kensington, is not the same place as the Kensington Gardens condominium in Olde Naples, which has a different ZIP code and is not included.

Compare within a product type

The all-sales median moved from $915,000 to $990,000 between the two 12-month windows, about 8 percent, but single-family homes and condominiums sell at very different prices, so the mix of sales moves the total. Calendar 2025 recorded 16 single-family sales at a $1,687,500 median and 21 condominium sales at $704,000. Calendar 2026 through October 2 recorded 12 single-family sales at $1,575,000 and 18 condominium sales at $822,500. Compare a home with its own type and neighborhood.

The top and bottom of the market

The highest Kensington sale in the last 12 months was a Kensington Gardens home at $3,010,000 on March 11, 2026, with 3,702 square feet of living area on the county's residence record. The lowest was a Wellington Place II condominium at $600,000 on June 18, 2026, with 2,160 heated square feet. Across 24 months the high was $3,300,000, a Kensington Gardens sale on April 14, 2025.

MLS closings from an earlier pull

The Southwest Florida MLS recorded 43 Kensington closings at a $925,000 median in the 12 months to August 11, 2026, from $500,000 to $3,375,000 and $55,479,009 in total sales volume. That MLS figure is a dated earlier pull and counts differently from the county record above, so the two are not compared here.

Resales only

The county recorded no builder-direct sale in the last 12 months, and all 35 were resales. Planned unit development PUD-91-11 is marked built out, so Kensington buyers are buying existing homes.

Turnover by neighborhood

The 35 sales equal about 6.2 percent of the 563 residences. Lancaster Square III had the highest turnover, 4 sales on 20 units or 20 percent. Wellington Place I, Knightsbridge, Ashley Grove and the Block C estate lots recorded no qualified sale in the last 12 months. The master association counts resale-fee events instead: 42 closings in 2025, 35 in 2024 and 37 in 2023, and 21 through May 31, 2026.

Which Kensington neighborhood fits you?

Kensington is a set of single-family neighborhoods and seven coach-home condominiums under one gated master association, and the neighborhood decides the product, the price band and the extra association layer. The table compares each neighborhood on the county record for the 12 months and 24 months to October 2, 2026. Data updated: October 2026.

Kensington Gardens

Kensington Gardens is 82 single-family estate homes, the highest price band in Kensington, with living areas from 2,096 to 6,465 square feet on the county's residence records. The county recorded 4 sales in the last 12 months at a $2,725,000 median and 9 in 24 months at $2,700,000. It has its own homeowners association under the master association. Do not confuse it with the Kensington Gardens condominium in Olde Naples.

Knightsbridge

Knightsbridge is 31 single-family estate homes on Old Gallows Way and Finchley Lane, with a median living area of 3,485 square feet, among the largest in Kensington. It recorded no sale in the last 12 months and 3 in 24 months, at $1,840,000, $2,050,000 and $2,650,000. The neighborhood does not appear as a separate association in the master association’s welcome packet.

Yorktown

Yorktown is 43 single-family homes on Kensington High Street, with living areas from 1,725 to 3,551 square feet. The county recorded 3 sales in the last 12 months, at $1,250,000, $1,300,000 and $1,600,000, and 5 in 24 months at a $1,600,000 median. Yorktown Villas has its own association, and its restated declaration allows 4 leases a year.

Canterbury Green

Canterbury Green is 41 single-family patio homes, with living areas from 1,250 to 3,005 square feet. The county recorded 3 sales in the last 12 months, at $925,000, $1,300,000 and $1,350,000, and 5 in 24 months at a $1,300,000 median. It has its own homeowners association. Hampton Row sits beside it, and the MLS spells the name Canterbury Greens.

Hampton Row

Hampton Row is 15 single-family homes with living areas from 2,233 to 3,029 square feet. The county recorded 2 sales in the last 12 months, $1,085,000 and $1,475,000, and 3 in 24 months at a $1,085,000 median. Hampton Row does not appear as an association in the master association’s welcome packet, so the master association is the layer to confirm.

Sheffield Villas

Sheffield Villas is 46 single-family villas with the lowest median living area of any single-family neighborhood, 2,098 square feet, and living areas from 1,633 to 2,339 square feet. The county recorded 3 sales in the last 12 months at a $1,550,000 median and 6 in 24 months at $1,350,000. It has its own homeowners association. Ask for its declaration to read the leasing terms.

Nottingham Cove

Nottingham Cove is 15 single-family homes on Keswick Way, at the south edge of Kensington. The county recorded one sale in the last 12 months, $1,800,000 on October 7, 2025, and two in 24 months, $1,300,000 and $1,800,000. Nottingham Cove does not appear as an association in the welcome packet, so ask the master association which documents apply.

Ashley Grove

Ashley Grove is 10 single-family homes, 7 on the Ashley Grove plat and 3 on neighboring Kensington High Street lots, with living areas from 2,495 to 3,077 square feet. It had no qualified sale in 24 months. The master association’s welcome packet lists Ashley Grove as a self-managed neighborhood association.

Block C estate lots

The Block C estate lots are 8 single-family homes on Kensington High Street, estate-size lots, with living areas from 2,814 to 4,447 square feet on the county's residence records. No qualified sale was recorded in 24 months, so there is no recorded price band. Treat each Block C listing as its own appraisal question.

The Hamlet

The Hamlet is 40 coach-home condominium units in 10 four-unit buildings, declared December 5, 1996, with heated areas from 1,751 to 2,111 square feet, the smallest units in Kensington. The county recorded 3 sales in the last 12 months at a $735,000 median. It is the one Kensington condominium managed by Ability Management Inc; Newell Property Management runs the other six.

Wellington Place I

Wellington Place I is 48 coach-home condominium units in 12 four-unit buildings, declared January 22, 1999, with heated areas from 2,021 to 2,686 square feet. The county recorded no sale in the last 12 months and 4 in 24 months, from $610,000 to $915,000 at a $686,500 median. It shares the Wellington Place Commons clubhouse group with Wellington Place II and Westchester.

Wellington Place II

Wellington Place II is the largest Kensington condominium, 92 coach-home units in 23 four-unit buildings, declared June 15, 2000, with heated areas from 2,160 to 2,686 square feet. It recorded 7 sales in the last 12 months at an $835,000 median and 16 in 24 months at $744,500, the most sales of any Kensington neighborhood.

Westchester

Westchester is 36 coach-home condominium units in 9 four-unit buildings, declared May 17, 2000, with heated areas from 2,109 to 2,686 square feet. The county recorded 2 sales in the last 12 months, $725,000 and $770,000, and 5 in 24 months at a $725,000 median. Its documents allow 3 leases per calendar year.

Lancaster Square I

Lancaster Square I is 24 coach-home condominium units in 6 four-unit buildings, declared June 17, 1994, the first condominium recorded in Kensington. The county recorded 2 sales in the last 12 months, $700,000 and $1,150,000. See Lancaster Square condominiums in Kensington for all three Lancaster Square condominiums.

Lancaster Square II

Lancaster Square II is 12 coach-home condominium units in 3 four-unit buildings, declared November 21, 1996, with heated areas from 2,126 to 2,866 square feet. The county recorded one sale in the last 12 months, $1,275,000 on April 23, 2026, so treat it as a data point and not a price band. See Lancaster Square in Kensington.

Lancaster Square III

Lancaster Square III is 20 coach-home condominium units in 5 four-unit buildings, declared April 17, 2000. It had the highest turnover in Kensington, 4 sales on 20 units in the last 12 months, from $810,000 to $990,000 at an $872,500 median. See Lancaster Square III in Kensington.

Plat names are not neighborhood names

The county labels most single-family homes “Kensington Park Phase 1” through “Phase 4”, and those plat names do not match the neighborhood names buyers use. Phase 1 holds Knightsbridge, Yorktown and the Block C lots; Phase 2 is Canterbury Green; Phases 3B and 3C are Sheffield Villas; Phase 4 is Nottingham Cove. Use the street address, not the plat label, when you compare homes.

Condos and coach homes in Kensington

Kensington’s 272 condominium homes sit in seven condominiums, all described as four-unit coach-home buildings, with heated areas from 1,751 to 2,866 square feet. Collier County recorded 19 condominium sales at an $810,000 median in the 12 months to October 2, 2026, and 39 at $784,500 in 24 months. Data updated: October 2026.

Which Kensington condominium costs least?

On 24-month county medians, Wellington Place I ($686,500), Westchester ($725,000), The Hamlet ($735,000) and Wellington Place II ($744,500) form the lowest band, Lancaster Square III is next at $860,000, and Lancaster Square I and II are the highest. For a wider view see Naples condos for sale or search the Kensington condo listings.

Are Kensington condos the same size?

No. The Hamlet has the smallest units, 1,751 to 2,111 square feet, and the three Lancaster Square condominiums have the largest, up to 2,866 square feet. The county median condominium sale was $369 per heated square foot in the last 12 months, and Westchester recorded the lowest 24-month median per square foot, $274, followed by Wellington Place II at $292.

Condo ownership and the association layers

A condominium owner pays the Kensington Park Master Association and the condominium’s own association. Wellington Place I, Wellington Place II and Westchester also belong to the Wellington Place Commons group that shares a clubhouse. Condominium dues are not published online for any Kensington condominium; request the association budget and estoppel certificate through your agent.

Single-family homes in Kensington

Kensington’s 291 single-family homes run from Hampton Row near $1,085,000 to Kensington Gardens estates near $2,700,000 on 24-month county medians. Collier County recorded 16 single-family sales at a $1,512,500 median in the 12 months to October 2, 2026, and 33 at $1,600,000 in 24 months. Data updated: October 2026.

Price bands by neighborhood

On 24-month county medians, Kensington Gardens leads at $2,700,000 and Knightsbridge follows at $2,050,000. Yorktown ($1,600,000), Nottingham Cove ($1,300,000 and $1,800,000 on two sales), Sheffield Villas ($1,350,000), Canterbury Green ($1,300,000) and Hampton Row ($1,085,000) form the middle. Ashley Grove and the Block C lots recorded no sale in 24 months.

How large are Kensington single-family homes?

Living area on the county's residence records runs from 1,250 square feet in Canterbury Green to 6,465 square feet in Kensington Gardens. The median single-family sale was $572 per square foot of the main residence's base area in the last 12 months and $613 across 24 months. Compare price per square foot only within one neighborhood, because estates and villas differ widely.

Golf, lake and preserve positions

Kensington is built around an 18-hole course within a 20-acre nature preserve, and lot positions vary by street. The county file does not record whether a home backs the fairway, a lake or the preserve, so confirm the view and the lot on the listing and in person. See Naples golf homes for sale and Naples luxury homes for sale for other options, or the Kensington single-family search.

Replacement and renovation

The county's residence records date every Kensington house from 1993 to 2012, the latest in Kensington Gardens. Later year entries on some lots belong to pools, screen enclosures and similar additions, not replaced homes, so ask a seller for permits, the roof age and the insurance history instead of relying on a built-year label.

What does it cost to own in Kensington?

Owning a Kensington home means paying the Kensington Park Master Association, your neighborhood or condominium association, and property tax. The master association’s resale capital assessment equals two quarterly assessments and is listed at $2,568 per closing in 2026. Neighborhood dues are not published, so this section names the documents to request. Data updated: October 2026.

The master association

The Kensington Park Master Association (KPMA) is mandatory for every owner. Newell Property Management runs it, the board meets on the second Wednesday of each month in the clubhouse, and its dues fund gated access and patrol, common areas and the Hotwire bulk television and internet package. Utilities are City of Naples water and Collier County trash service. The country club pays 6.25 percent of access and patrol costs under the declaration.

The resale capital assessment

Section 3.16 of the Second Amended and Restated Master Declaration, effective May 9, 2016, sets a resale capital assessment equal to two quarterly installments, due at closing and paid by the buyer unless the contract says otherwise. Conveyances to the same owner, to heirs and to a wholly owned entity are exempt. KPMA’s Summer 2026 newsletter reports $53,928 collected on 21 closings through May 31, 2026, which is $2,568 each.

Neighborhood and condominium dues

Each neighborhood association or condominium association sets its own dues, capital contributions and rules, and none publishes them online. Request the association budget and the estoppel certificate through your agent before you write an offer. Estoppels and bank questionnaires for the master association are requested through Newell Property Management.

Association finances

KPMA’s Summer 2026 newsletter reports $595,492 outstanding on a $4 million line of credit at May 31, 2026, at 4.25 percent fixed, maturing in 2032, with $400,000 of principal repaid each year. The balance includes $296,642 for the 2023 street resurfacing and $298,850 for the 2025 lake bank project. The three 2025 and 2026 newsletters we read announce no special assessment, and the Fall 2025 issue reports a 35.7 percent rise in master insurance.

Property taxes

Kensington is in unincorporated Collier County. The Florida Department of Revenue’s 2025 taxing authority list shows millage code 0104 at 9.5058 mills, including North Collier Fire. We found no community development district assessment for Kensington, so read the seller’s tax bill to confirm what the property pays.

What to ask for before an offer

Ask for the seller’s last tax bill, the neighborhood or condominium budget and reserve schedule, the master and neighborhood estoppel certificates, and any capital contribution due at closing. In Collier County the buyer customarily pays for the owner’s title policy, so include that in your closing cost estimate.

Is golf membership required in Kensington?

No. Membership in Kensington Golf and Country Club is optional for Kensington homeowners, while membership in the Kensington Park Master Association applies to every owner. The master association’s own About page says club membership is not required, and the master declaration treats club members as a separate class of member. Data updated: October 2026.

What the documents say

The master association states that owners must belong to the association and that membership in the club is not required. The Second Amended and Restated Master Declaration makes every owner a member of the association and defines Limited Members as owners who also belong to the country club. Nothing in the master declaration bundles golf or a minimum club spend into ownership.

The club’s 2026 preview figures

The club’s preview offerings, published in a PDF dated February 3, 2026 and valid for calendar year 2026, list Preview Sport at $20,000 and Preview Social at $10,000, both plus tax. Preview memberships are non-refundable and carry no equity, ownership or voting rights. The club does not publish Full Golf pricing on its membership pages. Ask the membership office for the current schedule before you plan around any figure.

Who can join

Kensington Golf and Country Club offers Full Golf, Sport and Social memberships to residents and non-residents alike. The club is private and member-owned, and it is a separate organization from the master association. The master association’s welcome packet says the club is not part of the association and is not maintained by it.

Optional club, mandatory master association

For a buyer, the practical result is two cost layers. The master association and the neighborhood or condominium association apply to every home. The club is a separate decision with its own fees and its own application. Compare this with Wyndemere, where club membership comes with home purchase, in the comparison below.

Kensington Golf and Country Club in Naples: course and clubhouse

Kensington Golf and Country Club in Naples is an 18-hole, par 71 course designed by Robert Trent Jones Jr. that opened in January 1994 and sits inside the gated Kensington Park community. The club’s mailing address is 2700 Pine Ridge Road, and a 38,000 square foot clubhouse reopened after a renovation.

The course

The course plays 6,757 yards from the back tees, with a 73.2 rating and 138 slope on the club’s 2023 scorecard. Robert Trent Jones Jr. designed it, it was renovated in 2006, and a restoration costing $7.2 million reopened in November 2021, according to Golf Course Architecture. The club calls it one of the few walkable courses in Naples and describes it as a certified Audubon cooperative sanctuary.

The clubhouse and amenities

The club’s renovation replaced the interior of a 38,000 square foot clubhouse, with an event capacity of up to 330 guests, and added a resort-style pool with zero-entry and lap lanes. Florida Weekly reported members dining there from Thanksgiving 2025 and a grand opening in January 2026. Amenities include Har-Tru tennis courts, pickleball courts, two bocce courts and a fitness center with a Pilates studio.

Dining and events

The clubhouse has indoor and outdoor dining rooms and a bar, and Brighton Pointe is an outdoor dining area overlooking the 18th fairway. The club’s calendar lists invitationals, club championship events, nine and dines, guest days, court-sport clinics and themed dinners. Ask the membership office which amenities your category includes.

The club and the community

The golf course occupies 223 of the community’s 370 acres in the county’s planned unit development record, and 20 acres are conservation land. The course, the clubhouse and the master association’s roads and gates are separate pieces of Kensington, and each has its own owner and budget.

Can you rent out a home in Kensington?

Kensington’s master declaration sets no lease cap or minimum term, so leasing limits come from each neighborhood’s own documents and they differ. Lancaster Square allows 3 leases a year after a 2026 amendment, Westchester allows 3, Kensington Gardens allows 3 and Yorktown allows 4. Read the declaration for the exact home before you plan to rent. Data updated: October 2026.

Neighborhood Lease cap Other terms found
Lancaster Square I 3 leases a year, amended 2026 30-day minimum, 1-year maximum; amendment recorded April 13, 2026
Lancaster Square III 3 leases a year 30-day minimum, 1-year maximum
Westchester 3 per calendar year 30-day minimum, 1-year maximum, board approval with 20-day notice
Kensington Gardens 3 per calendar year No board approval for leases
Yorktown 4 leases a year Restated declaration recorded 2023
Other neighborhoods and condominiums Read the declaration Request the recorded declaration and rules

Sources: recorded declarations and amendments as posted by the associations and the Collier Clerk; the master association’s Rules and Regulations dated March 11, 2022.

Master association rules for tenants

Every home is limited to one family, tenants must be registered as tenants in the association’s dwellingLIVE gate system, and tenants have parked in the garage since April 1, 2022. The master association says vacation rentals follow Collier County rules and the neighborhood association’s vacation rental policy. Rules change by amendment, so confirm the current text.

Pets

The master declaration limits owners to two pets and bars pets on country club property. Westchester’s documents also list two caged birds and a 55-gallon tank. Other neighborhoods may add limits, so read the association’s rules before you make an offer.

Do Kensington condominiums need a milestone inspection or reserve study?

Kensington condominiums are four-unit coach-home buildings, and Florida’s structural integrity reserve study and milestone inspection laws are written for taller buildings. Section 718.112(2)(g) of the Florida Statutes excludes single-, two-, three- and four-family dwellings with three or fewer habitable stories. This describes the statute’s scope and is not a legal opinion, so ask each association for its written position.

What the statute says

Section 718.112(2)(g) requires a structural integrity reserve study for condominium buildings three habitable stories or higher and states that it does not apply to buildings less than three stories or to four-family dwellings with three or fewer habitable stories above ground. Section 553.899 sets milestone inspections for buildings of three habitable stories or more at 30 years, or 25 where the local agency chooses.

What to request

Ask the condominium association for a written statement of whether either law applies to its buildings, the current reserve schedule, the budget and the special assessment history. Request them in the estoppel packet. None of the seven Kensington condominiums was found to have a completed structural integrity reserve study on file.

Is Kensington in a flood zone?

Kensington’s sampled addresses are all outside FEMA’s Special Flood Hazard Area. Of 24 Kensington addresses we checked on the FEMA National Flood Hazard Layer, all 24 mapped to Zone X on panel 12021C0384J, effective February 8, 2024, and 4 of them to shaded Zone X. The zone is set lot by lot, so confirm each address. Data updated: October 2026.

What the 24 sample points returned

Twenty points are area of minimal flood hazard and four are shaded Zone X, the 0.2 percent annual chance area: one in Kensington Park Phase 3B, one in Lancaster Square I, one in Sheffield Villas and one in Knightsbridge. No point returned a static base flood elevation. Shaded Zone X is outside the Special Flood Hazard Area, so no federal mandatory purchase requirement attaches at those points.

Why a Zone X result is not a promise

FEMA’s map shows 74 mapped AE and AH polygons in a box about 1.5 miles on a side around Kensington. The nearest one lies 48 to 527 feet from every sample point, and FEMA base flood elevation lines of 10.0 to 11.5 feet NAVD88 run at or beside them. We did not verify what those polygons physically are, so treat the flood zone as a property-level fact and ask for an address-level lookup.

Evacuation zone

Collier County’s evacuation layer and the state’s Know Your Zone layer agree that all 24 sampled Kensington addresses are in Evacuation Zone C. The state says Zone A is typically evacuated first and Zone E last. Collier County’s Coastal High Hazard Area layer returned no polygon at three Kensington test points. County emergency management decides which zones evacuate in a given storm.

FEMA map amendments

FEMA’s public records show three Letters of Map Amendment on Kensington Park lots, each recorded as structure removed with the property partially inundated, which means part of the lot was once in a mapped flood hazard area. If a seller holds a Letter of Map Amendment, ask for the letter and the elevation certificate.

The flood map is being revised

Collier County released a preliminary flood insurance rate map on March 20, 2025, opened the 90-day appeal period on August 19, 2026, and targets an effective date in summer 2027, subject to change. The public FEMA service did not return a preliminary zone for Kensington on October 27, 2026, so we make no claim about it. A lender uses the map in effect at closing.

The county flood insurance discount

Collier County has taken part in FEMA’s Community Rating System since October 1992 and holds Class 5, which the county says gives eligible National Flood Insurance Program policies a 25 percent premium discount. The discount applies to the NFIP rate, not to private flood policies.

What about hurricanes and insurance in Kensington?

Kensington buyers price insurance on the same four questions as every Southwest Florida buyer: flood coverage, wind coverage, the roof and the age of the building. We print rules and dates, not premiums, because no source for Kensington premiums was found. Florida’s Citizens eligibility rules and the wind mitigation form matter most when you compare homes. Data updated: October 2026.

Hurricane Ian and Irma

Hurricane Ian made landfall in southwest Florida as a category 4 storm on September 28, 2022, according to the National Hurricane Center. Hurricane Irma made its second landfall on Marco Island as a category 3 storm on September 10, 2017. We found no Kensington-specific damage record for either storm, so ask each seller for the insurance claim and repair history.

Citizens eligibility

Under Florida law a home with a dwelling replacement cost of $700,000 or more is not eligible for Citizens Property Insurance, and a primary residence is not eligible when an authorized insurer offers comparable coverage within 20 percent of Citizens’ premium at renewal. Many Kensington homes exceed the dollar cap, so ask an insurance agent for current eligibility.

Flood coverage rules

Citizens cannot insure flood, so flood coverage comes from the National Flood Insurance Program or a private carrier. Citizens requires flood coverage on all its wind policies by January 1, 2027, with condominium unit-owner policies exempt. A condominium association or lender may require coverage even outside a mapped flood zone.

Wind mitigation

A licensed inspector records roof, opening and tie-down features on the Uniform Mitigation Verification Inspection Form, OIR-B1-1802, which insurers use to apply the discounts Florida requires. A form is valid for up to 5 years if nothing material changes, and an updated form took effect April 1, 2026.

Building code eras

County records date Kensington homes from 1993 to 2012; later years on the roll belong to pools, screen enclosures and similar additions. The condominium buildings date from 1994 to 2002, before or at the start of the Florida Building Code, which took effect March 1, 2002. Single-family homes date from 1993 to 2012 on the county's residence records, so some predate the Florida Building Code and some were built under its early editions. Year built is a proxy, so ask for permit and roof records.

The association’s storm reserve

KPMA’s Summer 2026 newsletter says the association holds working capital and an emergency line of credit as a cushion against unexpected costs such as hurricane damage, as of May 31, 2026. It also reports a lake bank project in 2025 and 2027 budget talks on lake bank stabilization.

Schools for Kensington

Every sampled Kensington address is zoned for Osceola Elementary, Pine Ridge Middle and Barron Collier High for the 2026-27 school year, and all three schools hold a Florida grade of A for 2026. Collier County’s address lookup returned the same three schools at all 24 sampled addresses, with no pending rezoning. Data updated: October 2026.

Osceola Elementary School

Osceola Elementary at 5770 Osceola Trail is the zoned elementary school. It holds a Florida grade of A for 2026 and for 2025, 2024 and 2022, with 585 points, 73 percent of possible points. It is 1.0 road mile from the Kensington clubhouse, about 4.7 minutes without traffic.

Pine Ridge Middle School

Pine Ridge Middle at 1515 Pine Ridge Road is the zoned middle school. It holds a Florida grade of A for 2026 and for 2025, 2024 and 2022, with 679 points, 75 percent of possible points. It is 2.3 road miles from the clubhouse, about 6.6 minutes without traffic.

Barron Collier High School

Barron Collier High at 5600 Cougar Drive is the zoned high school. It holds a Florida grade of A for 2026 and for 2025, 2024 and 2022, with 725 points, 73 percent of possible points, and a graduation rate of 98 in 2024-25. It is 0.8 road mile from the clubhouse, about 3.6 minutes without traffic.

Private schools nearby

Community School of Naples at 13275 Livingston Road is the nearest private school, 0.6 road mile and about 2.9 minutes from the clubhouse. Seacrest Country Day School is 8.0 road miles and about 15 minutes away, and St. Elizabeth Seton Catholic School is 5.4 road miles and about 11 minutes away. Tuition and grades served are on each school’s site.

Confirm the zone for your address

School zones can change each year. Look up the exact address on the Collier County Public Schools address lookup before you rely on a zone, and read the Florida Department of Education grade workbook dated September 1, 2026 for the current letter grades.

What is changing nearby

The diverging diamond interchange at I-75 and Pine Ridge Road, Collier County’s first, opened to traffic about May 31, 2026 according to a TV news report, and FDOT’s project page lists completion in mid-2027. Collier County showed 60 percent design plans on June 18, 2026 for the Pine Ridge Road corridor, including a jughandle at Livingston Road, and the county page states no construction start date. The master association’s Summer 2026 newsletter targeted October 9, 2026 for its road repaving, from the Pine Ridge Road entrance gate to Eatonwood Lane.

Kensington vs Wyndemere: which Naples club community fits?

Kensington and Wyndemere are two Naples golf communities of similar size, and the biggest difference is the club: Kensington membership is optional, while Wyndemere membership is required with every home purchase. Kensington’s county median was $990,000 in the 12 months to October 2, 2026, and Wyndemere’s was $1,055,000 in the 12 months to August 17, 2026. Data updated: October 2026.

Price and product mix

Both communities split into single-family homes and condominiums, and the mix drives the medians. Kensington’s single-family median is higher, $1,512,500 against $1,200,000, while Wyndemere’s all-sales median is higher because single-family homes were 21 of its 39 sales. Wyndemere’s prior 12 months recorded 43 sales at a $900,000 median. The windows differ, so compare product types, not totals.

Golf and club cost

At Kensington a buyer chooses whether to join the club, so the purchase price and the club decision are separate. At Wyndemere a buyer buys the membership with the home, and the brochure lists a $160,000 non-refundable initial capital assessment, annual dues of $18,288 for Limited Golf or $14,278 for Sports, and Full Golf at capacity. Compare the full-year cost of each layer.

Master association and flood

Kensington’s master association is mandatory, and Wyndemere’s published master HOA is $1,227.22 per quarter. Neither community’s neighborhood and condominium dues are covered by that figure. On flood, Kensington’s 24 sampled points were all Zone X, while 7 of Wyndemere’s 44 sampled points were in Zone AH, a Special Flood Hazard Area. Check the address, not the community.

Which buyers choose which

Kensington suits a purchase where golf is a separate decision: a coach-home condominium or a single-family home with only association dues at closing, and a club to join later or not at all. Wyndemere suits a purchase where a required membership with a $160,000 non-refundable capital assessment and 27 Arthur Hills holes is part of the product. Neither is better, because the products differ.

Search Kensington homes for sale, lowest price first and compare them with Wyndemere listings in a tour.

How does Kensington compare with Grey Oaks, Pelican Marsh and The Vineyards?

Kensington is a mid-priced gated Naples golf community of 563 homes, and its nearest comparisons differ mostly in club model and size. Grey Oaks requires an equity membership, Pelican Marsh and The Vineyards make golf optional, and the median sale prices run from $800,000 to $3,975,000 on county records. Data updated: October 2026.

Community Sales Median Golf model Gate
Kensington 35 in 12 months to Oct 2, 2026 $990,000 Optional club membership; 18 holes Gated
Grey Oaks 50 in 12 months to Aug 17, 2026 $3,975,000 Mandatory equity membership Gated
Pelican Marsh 107 in 12 months to Aug 17, 2026 $910,000 Optional, member-owned golf Gated
The Vineyards 125 in 12 months to Aug 17, 2026 $800,000 Optional, non-equity, privately owned golf Partly gated, 1,735 of 2,727 units

Sources: Collier County Property Appraiser sale and parcel files, qualified sales in the windows shown; club and association websites. Windows differ by about six weeks, so use the medians for scale and not for a precise ranking.

Kensington vs Grey Oaks

Grey Oaks has 919 structures on the county roll and a $3,975,000 median on 50 sales, about four times Kensington’s. Its club membership is a mandatory equity membership, so a Grey Oaks purchase includes a club decision that Kensington leaves to the buyer. Both are gated.

Kensington vs Pelican Marsh

Pelican Marsh has about 1,915 assessed units and 107 sales at a $910,000 median, so its resale market is roughly three times as active as Kensington’s. Golf there is optional and member-owned, as it is at Kensington, and the community is gated. Kensington’s smaller size means fewer comparable sales for any one neighborhood.

Kensington vs The Vineyards

The Vineyards has 2,727 assessed units and 125 sales at an $800,000 median, with optional, non-equity, privately owned golf and gates covering 1,735 of its units. Kensington has 563 residences under one master association and one gate system. A Vineyards buyer should confirm which of its neighborhoods sit behind a gate.

Kensington history in brief

Kensington’s master declaration was recorded on May 12, 1993, its golf course opened in January 1994, and its planned unit development, PUD-91-11, is governed by Collier County Ordinance 98-8, adopted January 27, 1998. The community covers 370 acres, is capped at 570 units and is built out.

Founding years, 1993 to 1998

The original Master Declaration was recorded on May 12, 1993, at Official Records Book 1825, page 186, according to the 2016 restatement. The first condominium, Lancaster Square I, was recorded on June 17, 1994, the second, Lancaster Square II, on November 21, 1996, and The Hamlet on December 5, 1996. Ordinance 98-8 replaced the earlier ordinance in 1998.

The master documents

The Master Declaration was amended and restated on September 24, 2004, and a Second Amended and Restated Master Declaration took effect on May 9, 2016. The 2016 version is the document that governs the resale capital assessment, the use rules and the membership classes described above.

The course through the years

The course opened in January 1994, was renovated in 2006 and was restored in a $7.2 million project that reopened in November 2021. The club’s clubhouse renovation followed, with dining open from Thanksgiving 2025 and a grand opening reported for January 2026.

Built out today

PUD-91-11 is marked built out on Collier County’s June 11, 2026 master list, with a cap of 570 units against 563 residences on the county roll. Lancaster Square recorded an amendment to its declaration on April 13, 2026, the most recent governing-document change we found among the neighborhoods. The master association’s roads project targeted October 2026.

Kensington has 563 residences on Collier County’s roll: 291 single-family homes and 272 condominiums in seven coach-home condominiums, on 602 parcels. The planned unit development caps the community at 570 units and is marked built out, so new homes are not being added to the community.

The club is a separate organization with its own application, fees and membership categories, so buyers decide on the club apart from the home.

How much does a Kensington Golf and Country Club membership cost?

The club’s 2026 preview offerings, published in a PDF dated February 3, 2026, list Preview Sport at $20,000 and Preview Social at $10,000, both plus tax. Yes, within each neighborhood’s limits. Read the recorded declaration for the exact home.

Are pets allowed in Kensington?

The master declaration limits owners to two pets and bars pets on country club property. Westchester’s documents also list two caged birds and a 55-gallon tank. Other neighborhoods and condominiums may add their own limits, so read the association’s rules before you make an offer on a home.

What are the HOA fees in Kensington?

Kensington’s neighborhood and condominium dues are not published online, so we do not print a figure. The master association’s resale capital assessment equals two quarterly installments and is listed at $2,568. Do Kensington condominiums need a milestone inspection?

Section 718.112(2)(g) of the Florida Statutes excludes four-family dwellings with three or fewer habitable stories from the structural integrity reserve study requirement, and Kensington’s condominiums are four-unit coach-home buildings. That describes the statute’s scope and is not a legal opinion, so ask each association for its written position.

What property tax rate applies in Kensington?

The Florida Department of Revenue’s 2025 taxing authority list shows millage code 0104 at 9.5058 mills for Kensington in unincorporated Collier County, including North Collier Fire. Kensington Gardens, with 82 single-family estate homes, recorded 4 sales in the 12 months to October 2, 2026 at a $2,725,000 median and 9 sales in 24 months at $2,700,000. The highest Kensington sale in the last 12 months was a Kensington Gardens home at $3,010,000 on March 11, 2026.

What is the least expensive Kensington neighborhood?

On 24-month county medians, Wellington Place I ($686,500), Westchester ($725,000), The Hamlet ($735,000) and Wellington Place II ($744,500) form the lowest band, and all four are coach-home condominiums. The lowest sale in the last 12 months was $600,000 at Wellington Place II on June 18, 2026.

How many Kensington homes sell each year?

The county recorded between 25 and 50 qualified Kensington sales in each calendar year from 2016 to 2025, and 30 through October 2, 2026. About 6.2 percent of the 563 residences changed hands in the 12 months to October 2, 2026, so each neighborhood has only a few comparable sales.

How big are Kensington condominiums?

County heated areas run from 1,751 square feet at The Hamlet to 2,866 square feet at Lancaster Square, and most Wellington Place and Westchester units fall between 2,021 and 2,686 square feet. All seven condominiums are described as four-unit coach-home buildings.

Who designed the Kensington golf course?

Robert Trent Jones Jr. designed the 18-hole, par 71 course, which opened in January 1994, was renovated in 2006 and was restored in a $7.2 million project that reopened in November 2021. From the back tees it plays 6,757 yards, with a 73.2 rating and a 138 slope.

What amenities does Kensington Golf and Country Club have?

The club lists Har-Tru tennis courts, pickleball courts, two bocce courts, a fitness center with a Pilates studio and a resort-style pool with zero entry and lap lanes, around a 38,000 square foot clubhouse. Ask the membership office which amenities your membership category includes before you join.

Is Kensington built out?

Yes. Collier County’s June 11, 2026 planned unit development master list marks PUD-91-11 as built out, with a cap of 570 units against 563 residences on the county roll. The county recorded no builder-direct sale in the 12 months to October 2, 2026, so every sale in that window was a resale.

What is the difference between Kensington and Kensington Gardens?

Kensington Gardens is an 82-home single-family neighborhood inside Kensington, in ZIP code 34105, under its own homeowners association. A separate Kensington Gardens condominium in Olde Naples, ZIP code 34102, is a different property and is not part of this community. Check the ZIP code and the street when you search.

How is Kensington different from Wyndemere?

Kensington club membership is optional, while Wyndemere membership is required with purchase and lists a $160,000 non-refundable initial capital assessment. Kensington recorded 35 sales at a $990,000 median in the 12 months to October 2, 2026, and Wyndemere recorded 39 sales at a $1,055,000 median in the 12 months to August 17, 2026.

Does Kensington have a special assessment?

The three 2025 and 2026 master association newsletters we read announce no special assessment. KPMA reported $595,492 outstanding on a $4 million line of credit at May 31, 2026. Neighborhood and condominium associations assess separately, so request each budget, reserve schedule and assessment history before you make an offer.

What should I ask for before making an offer on a Kensington home?

Ask for the seller’s last tax bill, the neighborhood or condominium budget and reserve schedule, the master and neighborhood estoppel certificates, any capital contribution due at closing, and the roof age, permits and insurance history. In Collier County the buyer customarily pays for the owner’s title policy, so budget for it.
