The sections below explain the test, name who built each neighborhood and check Lennar's own site.
What the county builder-direct test counts
A deed counts as builder-direct on the county test when it is the first improved sale of a home, recorded in the year it was built or the next.
County builder-direct sales in the 12 months to August 31, 2026
On the county builder-direct test, a first improved sale in the year built or the next, 8 of the 102 sales in the 12 months to August 31, 2026 qualify, all in The Groves, against 115 from September 2024 to August 2025 (114 of them in The Groves), so Orange Blossom Ranch now trades as a resale community. The 8 deeds were recorded from September 12 to November 25, 2025, so December 2025 to August 2026 shows resales only.
The Groves closings that came before
Lennar built the Groves from 2023 to 2025, and 114 of the 115 builder-direct (county heuristic) deeds in the prior window are Groves deeds, with one in the Ranch.
Who built each neighborhood
Pulte Home Corporation built the first homes in Fairmont and Phase 1B from 2006 to 2008, and Lennar added infill from 2013. Pulte and Lennar both sold homes here from 2018 as the Ranch was built from 2018 to 2024, and Lennar built the Groves from 2023 to 2025, by the roll's years built.
Lennar no longer lists the community
As of November 1, 2026, Lennar's former Orange Blossom Ranch and Orange Blossom Groves pages lead to its general homepage with no Orange Blossom content, so homes here reach the market as resales.
What are the four neighborhoods of Orange Blossom Ranch, Naples?
Orange Blossom Ranch in Naples is one gated planned community with four county neighborhoods: Fairmont (Phase 1A), Phase 1B, The Ranch at Orange Blossom and The Groves at Orange Blossom. Each has its own streets, lot widths and building years, and a different mix of single-family homes, attached villas and fee-simple townhomes. The sections below sort them out.
Fairmont (Phase 1A)
Fairmont (Phase 1A) is the original neighborhood: 244 single-family homes north of Oil Well Road on Heydon Circle (101 homes), Fairmont Lane (93 homes) and Sagebrush Circle. Pulte Home Corporation recorded the Fairmont declaration in September 2006, the first homes date from 2006 and 2007, and Lennar added infill homes from 2013. Fairmont has no CDD and has its own residents' association alongside the Ranch master association.
Phase 1B
Phase 1B is 137 single-family homes south of Oil Well Road, on Vermont Lane (88 homes), Satsuma Lane (25), Mandarin Lane (21) and Feather Brook Lane (3). On the county parcel shapes its lots, 70 to 79 ft wide, are the widest in the development, and its homes were finished in two stretches, 2006 to 2008 and 2016 to 2020. Phase 1B has no CDD. Which master association applies to it is a question to confirm with the association before you rely on any listing remark.
The Ranch at Orange Blossom
The Ranch at Orange Blossom is the largest neighborhood, 1,010 homes north of Oil Well Road, and the only one with all three products. The Ranch at Orange Blossom holds 450 single-family homes (350 on 52 ft lots and 100 on 62 ft lots), 296 attached villas on 35 ft lots and 264 fee-simple townhomes on 20 ft lots, and The Groves at Orange Blossom holds 147 single-family homes on 52 ft lots and 126 attached villas on 35 ft lots. Pulte and Lennar both sold homes here from 2018. The Ranch master association owns the amenity center on Hawthorn Road, and the Ranch homes sit in the Orange Blossom Ranch CDD.
The Groves at Orange Blossom
The Groves at Orange Blossom is the newest neighborhood: 273 Lennar homes south of Oil Well Road, all dated 2023 to 2025. The 147 single-family homes stand mostly on Avocado Lane (99 homes) and Dragonfruit Way (37 homes), and the 126 attached villas on Dragonfruit Way (98 homes) and Vermont Lane (28 homes). The Groves has its own master association and sits in the Orange Blossom Groves CDD.
Which side of Oil Well Road
Fairmont and The Ranch at Orange Blossom lie north of Oil Well Road, and Phase 1B and The Groves at Orange Blossom lie south of it. Big Corkscrew Drive runs north from Oil Well Road through the Ranch to Big Corkscrew Island Regional Park, and the Shoppes at Orange Blossom sit at the northwest corner of Oil Well Road and Big Corkscrew Drive. Vermont Lane and Feather Brook Lane carry homes from both Phase 1B and the Groves, so on those two streets the county parcel decides the neighborhood, not the street name. Browse the wider Naples communities to see how this one sits among its neighbors.
How to tell the neighborhoods apart on a listing
A listing's subdivision label does not settle it. In the October 29, 2026 export, 11 of the 22 rows carrying The Groves at Orange Blossom Ranch label sit in Phase 1B on the county roll, and 20 rows carrying the Orange Blossom Ranch label sit in Fairmont (Phase 1A). Match the street, the lot width and the CDD line on the tax bill to the neighborhoods above instead, and ask the listing agent which county subdivision number applies.
Rental communities that are not for sale
Two rental communities inside the same planned development are not for sale and are never counted here: Adela at Orange Blossom, 264 townhomes leased as rental homes, and Emblem Orange Blossom, 384 apartments per Quarterra's August 18, 2026 release. A search result that shows an apartment or a leased townhome inside the planned development is a rental, not a purchase, and none of it enters a count, a price or a table on this page.
What are the single-family homes in Orange Blossom Ranch, Naples?
Orange Blossom Ranch in Naples has 978 single-family homes on the 2026 county roll, spread across all four neighborhoods and built across the whole 2006 to 2025 span. They are the largest of the three products and the only one found in every neighborhood, and the county counts their sales apart from villas and townhomes.
Single-family homes: 978 on the county roll, built 2006 to 2025
The 978 split as 244 in Fairmont (Phase 1A), 137 in Phase 1B, 450 in The Ranch at Orange Blossom and 147 in The Groves at Orange Blossom. In the 12 months to August 31, 2026, the county recorded 72 single-family sales at a $534,500 median, counted by product and never blended with villas or townhomes.
The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 gives MLS living area for these homes: a median of 2,217 sq. ft. across all 90 counted single-family rows, from 1,649 to 3,825 sq. ft. This page prints no county size for any home.
County figures by neighborhood and product
Each row is one county neighborhood and product on the 2026 roll. T12 is the 12 months to August 31, 2026. Prior 12 is September 2024 to August 2025. Builder-direct T12 counts sales that pass the county builder-direct test, a heuristic. Where a row holds fewer than 6 sales, read its median as a small-sample figure.
| Neighborhood | Product | Homes on the roll | Roll year built | T12 sales | T12 median | Prior 12 sales | Prior 12 median | Pool rows | Builder-direct T12 |
|---|---|---|---|---|---|---|---|---|---|
| County Fairmont (Phase 1A) | single-family homes | 244 | 2006 to 2017 | 13 | $475,000 | 6 | $489,500 | 67 | 0 |
| County Phase 1B | single-family homes | 137 | 2006 to 2020 | 9 | $565,000 | 2 | listed: $655,000 and $596,000 | 73 | 0 |
| County The Ranch at Orange Blossom | single-family homes | 450 | 2018 to 2024 | 39 | $557,500 | 22 | $572,500 | 201 | 0 |
| County The Ranch at Orange Blossom | attached villas | 296 | 2018 to 2023 | 18 | $380,000 | 13 | $378,000 | 2 | 0 |
| County The Ranch at Orange Blossom | townhomes | 264 | 2019 to 2024 | 9 | $355,000 | 9 | $367,500 | 0 | 0 |
| County The Groves at Orange Blossom | single-family homes | 147 | 2023 to 2025 | 11 | $560,000 | 68 | $543,000 | 49 | 7 |
| County The Groves at Orange Blossom | attached villas | 126 | 2023 to 2025 | 3 | $377,800 | 48 | $380,000 | 0 | 1 |
Pools and lot widths on the record
The 2026 county roll carries a private pool building row on 392 of the 1,664 Orange Blossom Ranch homes, almost all of them single-family lots, and the community pools sit at the amenity center on Hawthorn Road. The table above shows the pool rows by neighborhood and product. A pool row says the county recorded a pool; it does not say the pool passed inspection or is permitted.
Lot width follows the product. Ranch single-family homes stand on 52 ft or 62 ft lots, Groves single-family homes on 52 ft lots, villas on 35 ft lots and townhomes on 20 ft lots, while Phase 1B has the widest lots and Fairmont narrower ones.
Bedrooms and baths on the MLS single-family rows
Of the 90 single-family rows in the October 29, 2026 export, 34 list 4 bedrooms, 18 list 3 plus a den, 14 list 4 plus a den, 13 list 5 plus a den, 6 list 3 bedrooms, 3 list 5 bedrooms, 1 lists 6 or more and 1 lists 2 plus a den. Full baths run 3 on 68 rows, 2 on 17 rows and 4 on 5 rows, and 81 rows list no half bath against 9 with one.
Streets with single-family homes
Fairmont's homes sit mostly on Heydon Circle and Fairmont Lane, and Phase 1B's on Vermont Lane. The Ranch spreads across Orchard Street (59 homes), Dancy Street (55), Hamlin Street (53), Clementine Street (52), Parson Street (49), Scarlet Way (45), Kona Way (40), Tangerine Lane (31), Fallglo Street (29), Cara Cara Way (28) and Minneola Street (9). The Groves' single-family homes sit on Avocado Lane, Dragonfruit Way and Feather Brook Lane (11 homes).
What a single-family buyer checks first
Start with the neighborhood, because it sets the lot width, the CDD line and the association. Then ask for the recorded declaration, the estoppel certificate and, for Fairmont and Phase 1B, the roof year. A Domain Realty Group agent can gather the documents before you write an offer.
What are the attached villas in Orange Blossom Ranch, Naples?
Orange Blossom Ranch in Naples has 422 attached villas, all on 35 ft lots and all dated 2018 to 2025 on the county roll: 296 in The Ranch at Orange Blossom and 126 in The Groves at Orange Blossom. A villa shares a wall with its neighbor, and the county counts villa sales apart from single-family homes.
Attached villas: 422 on 35 ft lots, built 2018 to 2025
In the 12 months to August 31, 2026, the county recorded 21 attached villa sales at a $380,000 median. The October 29, 2026 export lists 36 villa rows with an MLS living area median of 1,544 sq. ft., from 1,329 to 1,564 sq. ft. across all counted rows, so villas fall in a narrow size band.
Villas in the Ranch and in the Groves
The county recorded 18 Ranch villa sales and 3 Groves villa sales in the 12 months to August 31, 2026. With only 3 sales, the Groves row is a small-sample entry in the county table above, so this page prints no prose median for it. For September 2024 to August 2025 the county recorded 13 Ranch villa sales and 48 Groves villa sales. Ranch villas are dated 2018 to 2023 and Groves villas 2023 to 2025.
Bedrooms and baths on the MLS villa rows
Of the 36 villa rows in the October 29, 2026 export, 21 list 2 bedrooms plus a den and 15 list 3 bedrooms. All 36 list 2 full baths and no half bath.
Streets with villas
Ranch villas sit on Alameda Drive (112 homes), Wellington Street (80), Vine Avenue (70) and Tamarron Lane (34). Groves villas sit on Dragonfruit Way (98 homes) and Vermont Lane (28), where the county parcel number, not the street, separates them from Phase 1B.
Shared walls and what to ask
Villa lots are 35 ft wide, so a wall or roofline is shared. Ask the association which exterior items it maintains, what the recorded documents say about the shared wall, and how an insurance agent writes a policy for a fee-simple attached home. The dues figure is not published by the association (checked November 1, 2026), so the estoppel certificate is the place to read it.
What a villa buyer checks first
Confirm whether the villa is in the Ranch or the Groves, since each neighborhood has its own CDD and master association. Then read the estoppel certificate and the lease limits in the documents. Current villa listings are on the Domain Realty Group property search.
What are the townhomes in Orange Blossom Ranch, Naples?
Orange Blossom Ranch in Naples has 264 fee-simple townhomes, all in The Ranch at Orange Blossom on 20 ft lots and dated 2019 to 2024 on the county roll. Each townhome sits on its own lot, which makes it a deeded house rather than a condominium unit, and the county counts townhome sales apart from the other products.
Townhomes: 264 fee-simple homes on 20 ft lots, built 2019 to 2024
In the 12 months to August 31, 2026, the county recorded 9 townhome sales at a $355,000 median. The October 29, 2026 export lists 21 townhome rows with an MLS living area median of 1,879 sq. ft., and every one of the 21 rows falls between 1,791 and 1,879 sq. ft.
Two-story layouts and what the MLS records
Every one of the 21 townhome rows in the October 29, 2026 export lists 3 bedrooms, 2 full baths and 1 half bath. The export has no field for stories, so confirm the floor plan and the number of levels on the listing and at the showing.
Townhome streets in the Ranch
Townhomes stand on Blossom Way (126 homes), Citrus Street (122), Bloom Lane (8) and Tardiff Drive (8), all in the Ranch. None of the 264 sits in Fairmont, Phase 1B or the Groves.
Why county records understate townhome size
For a two-story townhome the county's area field counts the ground floor only, so it reads far below the home's true living area. That is why this page prints MLS living area, labelled and dated, and no county size for any product.
The townhome association
The Townhomes at Orange Blossom Ranch Homeowners Association, Inc. is a separate neighborhood association inside the Ranch master association. Its dues figure is not published by the association (checked November 1, 2026), and its pet policy, dated December 20, 2022, is posted on the master association's website. Confirm with the association which exterior items it maintains.
What a townhome buyer checks first
Ask which wall is shared, which roof sections the association maintains and what the estoppel certificate lists. Confirm the levels and bedroom layout against the listing. A conversation through the Domain Realty Group contact page can start that checklist.
When were Orange Blossom Ranch homes built, and what should a buyer check?
Orange Blossom Ranch in Naples was built in two eras: 2006 to 2008 and 2013 to 2020 in Fairmont and Phase 1B, then 2018 to 2025 in The Ranch at Orange Blossom and The Groves at Orange Blossom. Year built shapes roof, code and inspection questions more than any other fact on a listing.
Roll year built for each neighborhood
On the 2026 county roll, counting each home's earliest residence row, Fairmont (Phase 1A) dates from 2006 to 2017, Phase 1B from 2006 to 2020, The Ranch at Orange Blossom from 2018 to 2024 and The Groves at Orange Blossom from 2023 to 2025. The median year built is 2007 in Fairmont, 2018 in Phase 1B, 2021 in the Ranch and 2024 in the Groves. Fairmont's earliest homes are dated 2006 and 2007, with 66 and 87 homes in those years.
Fairmont-era roofs and the 15-year rule
On the roll, 175 homes carry a 2006 to 2008 residence row, all of them in Fairmont and Phase 1B. The roll gives no roof year, so an original roof from that build is now past 15 years unless it was replaced. Under s. 627.7011(5), an insurer may not refuse a policy on roof year alone for a roof under 15 years, and for an older roof an inspection showing 5 or more years of remaining life blocks a refusal on roof year alone. A 2026 bill, SB 808, would have rewritten that rule and died in committee, so the 15-year line stands. Ask an insurance agent how a carrier applies it to a specific roof.
Homes from 2018 to 2025 and the building code
Every home here was built after Florida's 2002 statewide building code took effect. Homes dated 2018 to 2020 most likely fall under the 6th Edition effective December 31, 2017, 2021 to 2023 under the 7th Edition effective December 31, 2020, and 2024 to 2025 under the 8th Edition effective December 31, 2023. The edition for a given house follows its permit date, not its year built, so ask for the permit.
Inspections to order
Order a general home inspection, a roof condition report, a wind mitigation inspection on form OIR-B1-1802, a termite inspection and, where the roll shows a pool row, a pool inspection. A survey shows lot lines, easements and lake edges. For Fairmont and Phase 1B, ask the inspector to report the roof covering and its remaining life in writing.
Permits and records to request
Ask Collier County for the permit history of the address: roof, air conditioning, pool, screen enclosure and any addition, plus open permits and the certificate of occupancy. Ask the seller for the architectural approvals the association issued. Together with the estoppel certificate, these show whether the home matches its paperwork.
What amenities does Orange Blossom Ranch have, and is it gated?
Orange Blossom Ranch in Naples has gated entries at the Ranch and the Groves and one amenity center, on Hawthorn Road, run by The Ranch at Orange Blossom Master Association. Each master maintains its own gate, and the Ranch master's amenity list is the only published one for the community.
The amenity center on Hawthorn Road
The Ranch master association's amenity center at 1938 Hawthorn Road lists two pools and spas, a splash pad, playgrounds, a fitness center, a clubhouse with a catering kitchen and bar, tennis, pickleball, basketball, sand volleyball and bocce courts, grilling areas and walking paths around 12 lakes. It sits on about 5 acres in three buildings, and the builders held its grand opening in March 2018.
Pools, splash pad and fitness
The posted pool rules, approved in 2018, set pool and spa hours from dawn to dusk, bar glass from the fenced areas and keep animals out of the amenity center and pool area. The posted fitness center rules, also from 2018, set hours of 4:00 a.m. to 11:00 p.m. and require a shirt and shoes. Rules can be revised, so confirm with the association which version is current.
Courts and paths
The association's list names tennis, pickleball, basketball, sand volleyball and bocce courts without counts. A 2018 builder feature listed two tennis courts and two full-length basketball courts. Walking paths and open spaces connect the center to the lakes.
Lakes and preserves
The association describes 12 lakes. The recorded master Declaration calls the lakes aesthetic amenities only and allows shore fishing only if the board permits it. The roll also lists 63 tracts apart from the homes, and the recorded plats show what each one holds.
Gated entries and resident access
Orange Blossom Ranch's entries at the Ranch and the Groves are gated with a callbox and resident bar-code or FOB access, and no association document publishes gate staffing. Residents register vehicles through the Ranch master's online forms. A buyer should ask how access works for guests and deliveries.
Amenity rules
The clubhouse rental rules, approved in June 2021, require current identification and proof of ownership, cap a rental at five hours and keep the pool open during a private event. They also bar owners whose homes are leased from renting the clubhouse. The master Declaration requires boats, trailers, campers and golf carts to be kept in an enclosed garage.
No golf course here
Orange Blossom Ranch has no golf course, and Valencia Golf and Country Club across Oil Well Road is a separate community with its own association. A listing that mentions a course nearby is describing a neighbor, so check the community name on the listing against this page.
Groves access to the Ranch amenities
Lennar said in December 2024 that Groves residents would have access to the Orange Blossom Ranch amenities. No recorded cross-use or cost-sharing agreement was found in public records, and the legal basis is not published. Confirm with the association, and read the Groves declaration and the estoppel certificate, before relying on it.
What is near Orange Blossom Ranch: schools, shopping and hospitals?
Orange Blossom Ranch in Naples sits 1.3 to 1.8 route miles from its three assigned schools and 0.9 route miles from the Publix at the Shoppes at Orange Blossom, while beaches, hospitals and the airport lie farther along Oil Well and Immokalee roads. All distances come from the Domain Realty Group route table, free-flow, measured from the Ranch.
Schools by address
Collier County Public Schools assigns Orange Blossom Ranch addresses for school year 2026 to 2027 to Corkscrew Elementary, Corkscrew Middle and Palmetto Ridge High, graded A, A and B in 2026, and assignment is by address and can change, so confirm it with the district. Corkscrew Elementary is 1.8 route miles away, Corkscrew Middle 1.6 route miles and Palmetto Ridge High 1.3 route miles. They serve prekindergarten to grade 5, grades 6 to 8 and grades 9 to 12.
The Shoppes at Orange Blossom
Publix opened at the Shoppes at Orange Blossom, 1715 Oil Well Road, on November 20, 2025, and the center's outparcels are expected to open in early 2027, per Naples Press in June 2026. The center sits at the northwest corner of Oil Well Road and Big Corkscrew Drive and is retail, not an amenity of either association. Inline tenants opened in spring 2026, and a bank branch stands on the corner.
Emergency care and hospitals
NCH Emergency Department, Northeast is a freestanding emergency department on Collier Boulevard, 9.1 route miles away via Oil Well Road and Immokalee Road. NCH North Naples Hospital is 15.3 route miles away and Physicians Regional Pine Ridge 16.0 route miles. Hours and services are on each hospital's own page.
Beaches and downtown in the Domain Realty Group route table
The route table lists Delnor-Wiggins Pass State Park, a public Gulf beach, at 17.6 route miles, Vanderbilt Beach Park at 18.7 route miles and Clam Pass Park at 21.1 route miles. Mercato and Fifth Avenue South in downtown Naples sit at 17.8 and 25.1 route miles. Free-flow figures leave out traffic.
Airport and I-75
I-75 at Immokalee Road is 12.4 route miles from the Ranch. Southwest Florida International Airport is 31.7 route miles away. Oil Well Road carries most trips west to Immokalee Road before they head north or south.
Big Corkscrew Island Regional Park
Collier County's Big Corkscrew Island Regional Park, about 150 acres, lies north of the community on Big Corkscrew Drive, 3.9 route miles from the Ranch. County plans list athletic fields, a community center and an aquatic center, and a county contract covers a signal at Oil Well Road and Big Corkscrew Drive. Check the county's park page for what is open.
Who governs Orange Blossom Ranch in Naples, and what are the HOA fees?
Orange Blossom Ranch in Naples has two master associations, The Ranch at Orange Blossom Master Association and The Groves at Orange Blossom Master Association, with neighborhood associations beneath them. Dues for every layer are not published by the association (checked November 1, 2026). The estoppel certificate is where a buyer first sees the real figures, so request it early.
The Ranch at Orange Blossom Master Association
The Ranch at Orange Blossom Master Association, Inc. holds the Master Declaration that Pulte Home Corporation recorded on March 17, 2006. It covers Fairmont (Phase 1A) and The Ranch at Orange Blossom and owns the amenity center at 1938 Hawthorn Road. After builder control ends, special assessments need a two-thirds vote of neighborhood voting representatives, and the board "may, but shall not be obligated to" adopt a reserve budget.
The Groves at Orange Blossom Master Association
The Groves at Orange Blossom Master Association, Inc. serves The Groves at Orange Blossom, south of Oil Well Road. Its restated articles, filed with the state on January 27, 2022, say it operates the stormwater system unless conveyed to another entity, and a December 2025 state filing lists resident officers. The Groves master declaration was not located, so Groves leasing, pet and amenity-access rules are not published by the association (checked November 1, 2026).
Neighborhood associations
Fairmont Residents' Association, Inc. serves Fairmont (Phase 1A), and The Townhomes at Orange Blossom Ranch Homeowners Association, Inc. serves the Ranch townhomes. A 2023 contact sheet also lists The Villas and The Groves at Orange Blossom HOA. The associations over Phase 1B are not published by the association (checked November 1, 2026). A home can owe a master assessment plus a neighborhood assessment, each with its own estoppel certificate.
Dues: not published
No Orange Blossom Ranch association publishes its dues (checked November 1, 2026): the master and neighborhood assessments, and the working-capital contribution owed at each sale, appear on the estoppel certificate, so ask for every association's figure before you sign. No club dues, initiation fee or food minimum appears in the recorded documents. A Domain Realty Group agent can request each figure in writing for the exact address.
The working-capital contribution
The recorded Master Declaration charges a buyer a non-refundable working-capital contribution on the first sale and on every resale in the Ranch master. The board sets it yearly, growth is limited to 10 percent a year, and certain estate and related-party transfers are exempt. The amount is not published by the association (checked November 1, 2026); the estoppel certificate states it, and the same is true of any Groves contribution.
MLS fee fields from the October 29, 2026 export
We tracked the Total Annual Recurring Fees field on all 147 Orange Blossom Ranch rows in the October 29, 2026 export, covering sold, active and pending homes. Because no association publishes dues, the only fee figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in one table row per product as supporting data and never as an association's rate. Agents enter the master and neighborhood fields separately and the split is unreliable, so the table shows only the total. A blank or $0 entry counts as missing.
| Product | MLS rows | Total annual recurring, median (MLS) | Range (MLS) |
|---|---|---|---|
| MLS Single-family homes | 90 | $3,068 | $1,872 to $4,468 |
| MLS Attached villas | 36 | $2,772 | $2,254 to $4,784 |
| MLS Townhomes | 21 | $5,144 | $1,436 to $5,488 |
Florida's disclosure summary, s. 720.401
Under s. 720.401, a seller must give the buyer a disclosure summary for a home in a mandatory homeowners' association before the buyer signs the contract. The summary states that membership is required, that recorded covenants govern use, that assessments are owed and can be adjusted, and that nonpayment could result in a lien. It names the obligation, not the budget; the estoppel certificate states what you owe at closing.
Which Orange Blossom Ranch homes pay a CDD, and how much?
Orange Blossom Ranch in Naples charges a CDD to homes in The Ranch at Orange Blossom and The Groves at Orange Blossom, while Fairmont (Phase 1A) and Phase 1B sit outside both districts. Each district bills by lot class through the November county tax bill, separate from association assessments.
Three CDD zones
Orange Blossom Ranch has three CDD zones: Fairmont (Phase 1A) and Phase 1B pay no CDD, the Orange Blossom Ranch CDD charges $792.13 a year ($929.05 on 62 ft lots) in The Ranch at Orange Blossom, and the Orange Blossom Groves CDD charges $1,345.33 on 35 ft villas and $1,831.67 on 52 ft single-family homes in The Groves. A community development district is a Chapter 190 local government that repays infrastructure bonds through annual charges on its lots, and districts price differently across Naples communities.
The Orange Blossom Ranch CDD
The Orange Blossom Ranch CDD covers about 219.79 acres north of Oil Well Road and was created in 2016 by Collier County Ordinance 2016-33. Its fiscal year 2027 budget, running October 1, 2026 to September 30, 2027, sets operations and maintenance at $107.54 plus a debt charge of $684.59, or $821.51 on 62 ft lots. The district met on April 2 and August 6, 2026 and lists its next regular meeting for April 1, 2027.
The Orange Blossom Groves CDD
The Orange Blossom Groves CDD covers 89.98 acres south of Oil Well Road and was created the same year by Ordinance 2016-34. Its fiscal year 2027 budget sets operations and maintenance at $210.56 for every class, with debt charges of $1,134.77 on 35 ft lots and $1,621.11 on 52 ft lots. The district met on May 8 and August 14, 2026, and lists fiscal year 2027 meeting dates as to be announced (checked November 1, 2026).
How the CDD appears on the tax bill
On the 2026 county roll, each home's non-ad valorem total equals its CDD amount plus a $269.77 solid waste line to the cent, so Fairmont and Phase 1B homes show $269.77 and Ranch and Groves homes show $1,061.90, $1,198.82, $1,615.10 or $2,101.44. The folio prefix identifies the zone: 69039 for the Ranch plats, 47830 for the Groves plats, and a third prefix for Fairmont and Phase 1B. Vermont Lane runs through both Phase 1B and the Groves, so read the prefix, not the street name.
The bonds behind each district
The Orange Blossom Ranch CDD's Series 2019 bonds mature on May 1, 2049, and $8,930,000 remained outstanding after the May 1, 2026 payment. The Orange Blossom Groves CDD's Series 2023 bonds mature on June 15, 2053, and $7,285,000 remained outstanding after the June 15, 2026 payment. The debt line pays these bonds until maturity unless an owner prepays.
Illustrative pro-rata bond shares
Each figure below is an illustrative pro-rata share of outstanding principal, not a payoff quote; the district manager's written prepayment estimate is the only real number. The method divides a lot class's unit debt levy by the district's gross debt levy and multiplies by the principal outstanding.
| District and lot class | Unit debt levy (FY2027) | Principal outstanding | Illustrative pro-rata share |
|---|---|---|---|
| Illustrative Ranch CDD 20/35/52 ft | $684.59 | $8,930,000 | about $8,670 |
| Illustrative Ranch CDD 62 ft | $821.51 | $8,930,000 | about $10,404 |
| Illustrative Groves CDD townhome | $648.44 | $7,285,000 | about $8,550 |
| Illustrative Groves CDD 35 ft | $1,134.77 | $7,285,000 | about $14,963 |
| Illustrative Groves CDD 52 ft | $1,621.11 | $7,285,000 | about $21,376 |
The Groves townhome class appears because the district's budget lists it; no home in this page's for-sale count falls in that class.
Board elections in November 2026
Orange Blossom Groves CDD seats are on the November 3, 2026 general election ballot and a November 13, 2026 landowner election, with no results published as of November 1, 2026, so this page makes no statement about board control. An adopted budget, not a board roster, sets your charge, so read each fiscal year 2027 budget.
CDD disclosure, s. 190.048
Under s. 190.048, each contract for the initial sale of a parcel or residential unit in a district must carry, above the purchaser's signature and in bold type, a notice that the district may impose taxes or assessments in addition to county taxes. Orange Blossom Ranch now trades as a resale community on the county record, so a resale buyer's check is the prior tax bill's non-ad valorem lines.
What are the leasing and pet rules in Orange Blossom Ranch, Naples?
Orange Blossom Ranch in Naples limits leasing through recorded declarations: whole-home leases only, a 30-day minimum and a yearly cap, with Fairmont adding board approval. Pets are allowed in a reasonable number set by the board, with a stricter Ranch townhome policy. Neighborhood documents govern where the master is silent.
What the master Declaration allows
The recorded master Declaration lets owners lease only the whole home, for at least 30 days, with no more than four leases in a calendar year, and the Fairmont declaration allows no more than two leases a year, each approved by its board. Time-sharing is banned, and an owner who rents out a home may not rent the clubhouse.
Fairmont's leasing rule
The Fairmont declaration, in its Section 12, requires the board to approve every lease and every sale on 20 days' notice, on top of the 30-day minimum and the yearly cap. Ask for the approval form and timeline before you offer on a Fairmont home you plan to lease.
The Groves, villas and townhomes
For the Groves, the Ranch villas and the Ranch townhomes, the neighborhood declaration governs, and leasing minimums, yearly caps and approval steps are not published by the association (checked November 1, 2026). Confirm with the association, in writing, before relying on any rental plan.
Short-term rental registration in Collier County
Collier County Ordinance 2021-45, effective January 3, 2022, requires short-term vacation rentals in unincorporated Collier County, which includes Orange Blossom Ranch, to register with the county, hold a Florida vacation rental license and name a responsible party. Registration does not override a recorded 30-day minimum; a successor ordinance was not checked (county rule as of October 2026).
Pets
The master Declaration allows a reasonable number of pets set by the board, bars listed aggressive breeds and requires a leash or invisible fence. The amenity rules of September 26, 2018 allow no animals in the amenity center or pool area. The Ranch townhomes policy dated December 20, 2022 allows three pets, cats and dogs only, with DNA registration within seven days. Fairmont, Groves and villa pet rules are not published by the association (checked November 1, 2026); confirm with the association.
Vehicles and parking
The master Declaration requires carts, recreational vehicles, watercraft, trailers, campers, commercially marked vehicles and pickups with racks or tools in the bed to stay in an enclosed garage. Motorcycles must be muffled, and an overflow lot works by permit. The Fairmont declaration bars parking in the roadway.
Architectural review
The Architectural Review Committee has three to five members, and neighborhood approval comes first. A complete application is deemed approved 20 days after submission, with an appeal to the board within 20 days. Fences may not stand in front yards or lake maintenance easements, above-ground pools are barred, and the board sets hurricane shutter specifications.
What are property taxes on an Orange Blossom Ranch home in Naples?
Property taxes on an Orange Blossom Ranch home in Naples combine one county millage rate, identical across the community in 2026, with a non-ad valorem total that depends on the neighborhood and lot class. The median-bill table lists the roll's figures for each pairing.
One 2026 millage rate
Every Orange Blossom Ranch home sits in Collier County millage area 17 or 290, both at 12.1196 mills for 2026, with no municipal millage, and the North Collier Fire Control and Rescue District line is 3.7500 mills of that total. Area 17 covers Fairmont (Phase 1A) and The Ranch at Orange Blossom; area 290 covers Phase 1B and The Groves at Orange Blossom. Each $100,000 of taxable value carries $1,211.96 of county tax.
Taxes table: the 2026 authority lines
Areas 17 and 290 list the same authorities at the same rates, so one table serves both.
| Taxing authority | Mills (2026) |
|---|---|
| Collier County general fund | 3.0107 |
| South Florida Water Management District | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School board, state law | 1.8990 |
| School board, local board | 2.2480 |
| Collier Mosquito Control District | 0.1331 |
| North Collier Fire Control and Rescue District | 3.7500 |
| Unincorporated area general MSTD | 0.6844 |
| Collier water pollution control program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total, millage areas 17 and 290 (2026) | 12.1196 |
Non-ad valorem lines
Non-ad valorem lines are flat charges, not millage. Every home on the roll carries the solid waste line, the whole total in Fairmont and Phase 1B; in the Ranch and the Groves the CDD charge sits on top. A homestead exemption lowers the millage lines only.
Median 2026 bills on the roll
The table gives the median 2026 bill for each neighborhood and product on the county roll. The medians mix homes with and without a homestead exemption and reflect assessments that long ownership may have capped, so they describe the roll, not what a new buyer will pay.
| Neighborhood | Product | Homes | Median non-ad valorem | Median total 2026 bill |
|---|---|---|---|---|
| County Fairmont (Phase 1A) | single-family homes | 244 | $269.77 | $3,906.36 |
| County Phase 1B | single-family homes | 137 | $269.77 | $5,624.58 |
| County The Ranch at Orange Blossom | single-family homes | 450 | $1,061.90 | $6,235.02 |
| County The Ranch at Orange Blossom | attached villas | 296 | $1,061.90 | $4,392.77 |
| County The Ranch at Orange Blossom | townhomes | 264 | $1,061.90 | $4,332.53 |
| County The Groves at Orange Blossom | single-family homes | 147 | $2,101.44 | $6,955.70 |
| County The Groves at Orange Blossom | attached villas | 126 | $1,615.10 | $4,857.72 |
Homestead and Save Our Homes
A Florida homestead exemption takes the first $25,000 off taxable value for all levies, plus an additional exemption of $26,411 for 2026 against the non-school levies. At 12.1196 mills the first part saves $302.99 and the second saves $210.56, together $513.55 a year. Save Our Homes then limits yearly growth in assessed value to the lower of 3 percent or inflation, which is 2.7 percent for 2026.
Why a current bill is not your bill
When a home sells, the new owner's assessment starts at market value instead of the seller's capped value, and the seller's homestead exemption does not transfer. You file your own with the Collier County Property Appraiser after closing. Millage rates and CDD budgets are adopted again each year, so contact Domain Realty Group for an illustration built on your price.
What do worked cost examples show for an Orange Blossom Ranch home?
Worked cost examples for an Orange Blossom Ranch home in Naples apply the 2026 county millage to the county median price of each product, then add the neighborhood's non-ad valorem total. Each is an illustration, not a bill, and shows a total with and without a homestead exemption.
How the examples are built
Each row is an illustration, not a bill: taxable value equals the price, which is the county median for the product in the 12 months to August 31, 2026. Ad valorem tax is that value multiplied by the 2026 millage rate, and non-ad valorem is the roll's total for the neighborhood and lot class. The homestead column subtracts the $513.55 exemption saving from the ad valorem line only.
| Example | Price (taxable value) | Ad valorem | Non-ad valorem | Total | With homestead |
|---|---|---|---|---|---|
| Fairmont or Phase 1B single-family home (no CDD) at the county single-family median | $534,500 | $6,477.93 | $269.77 | $6,747.70 | $6,234.15 |
| Ranch single-family home, 52 ft lot, at the county single-family median | $534,500 | $6,477.93 | $1,061.90 | $7,539.83 | $7,026.28 |
| Ranch single-family home, 62 ft lot, at the county single-family median | $534,500 | $6,477.93 | $1,198.82 | $7,676.75 | $7,163.20 |
| Groves single-family home, 52 ft lot, at the county single-family median | $534,500 | $6,477.93 | $2,101.44 | $8,579.37 | $8,065.82 |
| Ranch attached villa at the county villa median | $380,000 | $4,605.45 | $1,061.90 | $5,667.35 | $5,153.80 |
| Groves attached villa, 35 ft lot, at the county villa median | $380,000 | $4,605.45 | $1,615.10 | $6,220.55 | $5,707 |
| Ranch townhome at the county townhome median | $355,000 | $4,302.46 | $1,061.90 | $5,364.36 | $4,850.81 |
A single-family home with no CDD
A Fairmont or Phase 1B single-family home at the county single-family median of $534,500 carries $6,477.93 of ad valorem tax and the $269.77 solid waste line, for $6,747.70, or $6,234.15 with a homestead exemption. Neither neighborhood pays a CDD, the smallest non-ad valorem line of the seven.
Single-family homes in the two districts
At the same price, a Ranch single-family home on a 52 ft lot totals $7,539.83, or $7,026.28 with homestead, and on a 62 ft lot it totals $7,676.75, or $7,163.20. A Groves single-family home on a 52 ft lot totals $8,579.37, or $8,065.82. The ad valorem line is identical in all three, so the differences come from the district charges alone.
Attached villas in the two districts
At the county villa median of $380,000, a Ranch attached villa totals $5,667.35, or $5,153.80 with homestead, and a Groves attached villa on a 35 ft lot totals $6,220.55, or $5,707.
A Ranch townhome
A Ranch townhome at the county townhome median of $355,000 carries $4,302.46 of ad valorem tax and $1,061.90 of non-ad valorem charges, for $5,364.36, or $4,850.81 with homestead. The Ranch townhomes sit on 20 ft fee-simple lots.
What the examples leave out
The examples leave out association dues and the working-capital contribution, because neither is published, and the MLS fee fields stay in their own table. They also leave out insurance, flood coverage, utilities, maintenance, financing costs and any CDD prepayment.
Is Orange Blossom Ranch in Naples in a flood zone, and how do storms and insurance work?
Orange Blossom Ranch in Naples has all 1,969 residential address points tested in a minimal-hazard area on FEMA's effective map, yet lots near the lakes can sit close to mapped flood areas, and lenders and insurers decide by address. Storms reach this inland community as wind and rain, and Citizens policyholders face a flood requirement in 2027.
The address-point check on the effective map
On FEMA panels 12021C0240H and 12021C0245H, effective May 16, 2012, all 1,969 residential address points tested in Orange Blossom Ranch map in Zone X, yet lots near the lakes can sit close to mapped flood areas, so the lender's flood determination on the exact address governs. None of the points landed in an A, AE or AH area or in shaded X.
Lake edges and elevation certificates
A 2019 FEMA letter of map revision based on fill removed portions of seven lots in Ranch Phase 2A from the mapped flood area, and the letter says portions of those lots remain in it. Elevation certificates prepared before that amendment cite a base flood elevation of 13.5 feet. Ask the seller for the current elevation certificate.
The preliminary map
FEMA issued preliminary flood maps for Collier County on March 20, 2025, a 90-day appeal period began August 19, 2026, and the county lists a target effective date of summer 2027. In the preliminary data the sampled Orange Blossom Ranch points stay in the minimal-hazard area. Treat the map as preliminary until FEMA issues a Letter of Final Determination.
Evacuation zones
Collier County evacuation Zone F covers the Ranch and the Fairmont streets north of Oil Well Road, and evacuation Zone E covers the southern Phase 1 streets, Satsuma, Tangelo and Vermont, and the Groves. Confirm the zone for your address with Collier County Emergency Management before each hurricane season.
ZIP 34120 flood claims
OpenFEMA counts 150 NFIP claims ever filed in ZIP 34120, a ZIP that also covers Golden Gate Estates; the data cannot be tied to Orange Blossom Ranch addresses. Treat the count as background, not a rating for any address.
Citizens and the January 1, 2027 flood requirement
Citizens Property Insurance requires flood coverage on every remaining personal residential wind policy from January 1, 2027, per its phase-in as summarized by Florida insurance agencies in September 2026, so a Citizens buyer budgets for a flood policy. The phase-in widened in stages from April 1, 2023. The NFIP waits 30 days to start, with exceptions such as a loan closing, and Citizens accepts qualifying private flood coverage, so order flood quotes from both sources before closing.
Roof year and insurance
Under s. 627.7011(5), an insurer may not refuse to write or renew a policy solely because a roof is under 15 years old, and for a roof 15 years or older an inspection showing five or more years of remaining useful life blocks a refusal based only on the roof's years. SB 808 of 2026 died in committee, so that rule stands. Fairmont homes built in 2006 and 2007 carry original roofs near 19 to 20 years old unless replaced, and Ranch and Groves roofs are 1 to 8 years old. Roof covering varies by home, so check the roof year in each of Domain Realty Group's listings.
Ask the seller for a Uniform Mitigation Verification Inspection report, form OIR-B1-1802, dated within five years. It scores building code year, roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection, and opening protection is all or nothing. Every home here is fee-simple, so ask for a form HO-3 quote.
Storm history as reported
The National Weather Service reported 9 to 15 inches of rain over inland Collier County from Hurricane Irma on September 10, 2017, with rainfall flooding lingering at least a week in parts of the county; the Ranch and the Groves were not yet built. Hurricane Ian's surge on September 28, 2022 struck the coast, and this inland community faced wind and rain. Naples Press reported 18 radar-confirmed tornado warnings in Collier County during Hurricane Milton in October 2024 and named no neighborhood. This page found no published storm-loss record for either association or district.
What Florida rules apply when you buy in Orange Blossom Ranch?
Buying in Orange Blossom Ranch in Naples puts five Florida rules into the closing file: the HOA disclosure summary, the CDD notice, estoppel certificates, homestead portability, and roof and wind mitigation inspections. Not legal advice; ask a Florida real estate attorney.
The HOA disclosure summary
Ask the seller's side for the Chapter 720 summary before the contract is signed, and read it for each association's name, whether membership is mandatory and the lien language. A home here can sit under a master and a neighborhood association, so one summary may not cover both.
CDD notice and the tax bill
The Chapter 190 contract notice applies to a district's initial sales, so a resale buyer relies on documents. Ask for the prior year's tax bill, read the district name on each non-ad valorem line and confirm the folio prefix. For a payoff, ask the district manager's office for a written prepayment estimate.
Estoppel certificates
Section 720.30851 caps what an association may charge for an estoppel certificate and sets its contents, which include the amounts owed at closing and any working-capital contribution. Each association issues its own, so order the master's and the neighborhood's as soon as the contract is signed.
Homestead portability
Under s. 193.155(8), an owner who held a homestead exemption on January 1 of any of the three preceding years may carry the difference between just and assessed value to the new home, capped at $500,000 and prorated when the buyer downsizes. Whether it applies to your purchase is a question for the Property Appraiser or an attorney.
Roof and wind mitigation inspections
Gather three documents before an offer: the roof's install year, a wind mitigation report dated within five years and, for an older roof, an inspection of its remaining life under s. 627.7011(5). Contact Domain Realty Group and we will request them from the listing agent.
Orange Blossom Ranch vs Valencia Golf and Country Club: how do the two Oil Well Road communities compare?
Orange Blossom Ranch and Valencia Golf and Country Club share Oil Well Road in Naples. Valencia Golf and Country Club is a separate community across Oil Well Road with its own association and its own golf course, so none of its sales, fees or rules is an Orange Blossom Ranch figure.
Products side by side
Orange Blossom Ranch has 1,664 for-sale homes: 978 single-family homes, 422 attached villas and 264 fee-simple townhomes. Valencia Golf and Country Club has 450 homes on the 2026 county roll, with year built dates from 2004 to 2023.
County figures side by side
County-recorded sales for the 12 months to August 31, 2026; mileage is a straight line, not a road route.
| Community | Straight-line mi | T12 sales | T12 median |
|---|---|---|---|
| County Orange Blossom Ranch single-family homes | subject | 72 | $534,500 |
| County Valencia Golf and Country Club | 0.97 | 13 | $512,000 |
Golf: there, not here
Orange Blossom Ranch has no golf course. Valencia Golf and Country Club has an 18-hole public course across Oil Well Road, so a buyer who wants golf reads that club's terms, not any Orange Blossom Ranch association's.
Associations and CDDs
Orange Blossom Ranch answers to two master associations and neighborhood declarations, and two of its three zones add a CDD. Valencia Golf and Country Club answers to its own association, so confirm with the association that governs the exact address.
Where each sits on Oil Well Road
The Ranch at Orange Blossom lies north of Oil Well Road and The Groves at Orange Blossom south of it. Valencia Golf and Country Club sits across the road in the Orangetree area; the table above gives the straight-line distance.
How do Orange Blossom Ranch home prices compare with nearby Naples communities?
Orange Blossom Ranch home prices in Naples are set here beside seven nearby communities, each measured from the same Collier County deed records for the 12 months to August 31, 2026. Treat the rows as context for the Naples market, not a ranking.
County peer table
Distances are straight lines, not road routes. Peer rows use the county's single-family code; Orange Blossom Ranch is split by product.
| Community | Straight-line mi | T12 sales | T12 median |
|---|---|---|---|
| County Orange Blossom Ranch single-family homes | subject | 72 | $534,500 |
| County Orange Blossom Ranch attached villas | subject | 21 | $380,000 |
| County Orange Blossom Ranch townhomes | subject | 9 | $355,000 |
| County Terreno at Valencia | 0.68 | 61 | $690,000 |
| County Valencia Golf and Country Club | 0.97 | 13 | $512,000 |
| County Waterways of Naples | 1.32 | 20 | $546,950 |
| County Citrus Greens (Orangetree) | 1.44 | 11 | $450,000 |
| County Valencia Lakes | 1.61 | 17 | $515,000 |
| County Valencia Trails | 5.09 | 42 | $945,000 |
| County Heritage Bay (single-family plats) | 6.04 | 14 | $980,000 |
Linked peer pages
Three peers have their own pages: Valencia Lakes, Valencia Trails and Heritage Bay. Valencia Golf and Country Club is covered in the comparison above.
Peers without a page
Terreno at Valencia, Waterways of Naples and Citrus Greens (Orangetree) have no page on this site, so they appear in the table only.
How to read a peer median
A median is the middle recorded sale in the window. Every peer row holds at least 11 sales, yet peers differ in year built, product mix and association terms, so the table ranks nothing.
How do you buy a home in Orange Blossom Ranch, Naples, step by step?
Buying a home in Orange Blossom Ranch, Naples takes five steps, and the first choice, a single-family home, an attached villa or a fee-simple townhome in one of four neighborhoods, sets the CDD, association and lease paperwork that follows. This is general information, not legal advice.
Step 1: pick the neighborhood and product
Choose the neighborhood and product first, because lot widths and CDD zones differ. Browse the current listings, then save a search and get new listings by email.
Step 2: check the CDD zone
Fairmont (Phase 1A) and Phase 1B pay no CDD, while The Ranch at Orange Blossom and The Groves at Orange Blossom do. Ask the district manager for a written prepayment estimate if you may pay off the debt.
Step 3: get the association documents
Ask for the recorded master Declaration, the neighborhood declaration, the rules and an estoppel certificate from each association, because no association publishes dues; they are not published by the association (checked November 1, 2026). Ask whether a working-capital contribution applies.
Step 4: inspect, insure and check the flood map
Order a general inspection plus wind mitigation and four-point reports, and collect insurance quotes. Ask your lender for a flood determination on the exact address, and confirm the evacuation zone with Collier County.
Step 5: close
Submit any association application early, time the closing around the estoppel certificate and confirm the CDD line on the tax bill. A Florida real estate attorney can answer legal questions.

How much is the CDD in The Groves at Orange Blossom?
In Orange Blossom Ranch, the Orange Blossom Groves CDD charges $1,345.33 a year on 35 ft villas and $1,831.67 on 52 ft single-family homes. What are HOA fees in Orange Blossom Ranch?
No Orange Blossom Ranch association publishes its dues, so the amounts are not published by the association (checked November 1, 2026). The estoppel certificate states the master and neighborhood assessments and the working-capital contribution owed at a sale, so request one from every association.
Is Orange Blossom Ranch gated?

Does Orange Blossom Ranch have a golf course?
No. Orange Blossom Ranch has no golf course of its own. Valencia Golf and Country Club, across Oil Well Road, is a separate community with its own golf course, so a buyer who wants to play reads that club's terms, not an Orange Blossom Ranch association's.

Can Groves owners use the Ranch amenity center?
A Lennar Groves page from December 2024 said Groves residents would have access to the Orange Blossom Ranch amenities, but no recorded use or cost-sharing agreement is published. Confirm access through the Groves declaration and an estoppel certificate before closing, and confirm with the association what a Groves owner may use.

In Orange Blossom Ranch, yes, with limits.
