Key takeaways for Cypress Woods home buyers in Naples
Cypress Woods is a North Naples golf community whose facts a buyer can check before touring: homes by product, recorded sales from county records, listings, club costs, lease rules, taxes, flood and gates. Nine points follow, and several name the section that holds the detail.
- The 2026 county roll counts 131 single-family houses in Bradford Lakes and Jasmine Lake and 656 condominiums in 21 condominiums, 787 in all. How is Cypress Woods in Naples laid out across houses and 21 condominiums? maps them.
- County deeds: 47 qualified sales in the 12 months to August 31, 2026, at a $375,000 median across every home. What have Cypress Woods homes in Naples sold for? lists each deed.
- Over the 60 months to August 31, 2026, the county recorded 34 house deeds at a $693,000 median, a window that reaches back to September 2021.
- In the October 29, 2026 export, the Southwest Florida MLS held 19 active listings, 2 houses and 17 condominiums, and 4 pending listings.
- Golf comes with ownership. The club's 2027 fee sheet lists $11,270 in annual owner fees, and a $12,500 resale capital contribution applies at purchase.
- Leases run 30 days to 12 months and need approval by both the neighborhood association and the master association.
- One millage rate, 9.3696 mills, covers every home for 2026, with no CDD on the 2026 roll; 317 homes carry $269.77 in non-ad valorem charges on that roll.
- Map results differ from one sampled address to the next, so the lender's flood determination on the exact address governs.
- No gate serves Cypress Woods as a whole: Cypress Trace, Grand Cypress and Laurel Greens have their own gates, and the club's pages do not describe a gate at Bradford Lakes or Jasmine Lake.
What Cypress Woods homes and condos are for sale in Naples right now?
Cypress Woods homes for sale in Naples appear in six live searches below. Each one reads the club's six MLS labels inside a working map box drawn around the community, so no search leans on one development label alone. The searches run live, and every count printed beside them carries its date.
Every Cypress Woods listing
The first search shows every home under the six labels, and the second only listings from the last 30 days.
Houses and condominiums
A coach home at Grand Cypress or Laurel Greens is held as a condominium, so it appears in the second search. For a wider look, see Naples condos for sale.
By price, split at $300,000
The lower search stops at $299,999, so no listing shows in both. Of the 47 county deeds in the 12 months to August 31, 2026, 18 closed under $300,000, all of them Cypress Trace condominiums, and 29 closed from $300,000: 19 condominiums and 10 houses.
What the October 29, 2026 export held
From the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026: 19 active listings, 2 houses and 17 condominiums, plus 4 pending listings. Active listings sat at Cypress Trace (14), Laurel Greens (2), Bradford Lakes (1), Jasmine Lake (1) and Grand Cypress (1). Prices sit in What does the MLS show about Cypress Woods homes in Naples?
What a search cannot filter
No MLS field records a lease cap, a gate, a flood zone or a building's real story count, and the lease cap per year is not published. Cypress Woods Estates, a different neighborhood in central Naples, shares the first two words, so none of the six labels is a bare "Cypress Woods" and its listings stay out of every search above. To hear of a home before it lists, contact us, ask our agents or browse current listings.
How the labels and map box work
The six labels are the club name, Bradford Lakes, Jasmine Lakes, Cypress Trace, Grand Cypress and Laurel Greens. The map box is a working outline rechecked at publication, so the street on a result settles whether it belongs. Naples communities covers the neighbors the box leaves out.
What is Cypress Woods Golf and Country Club in Naples, FL, and where is it?
Cypress Woods Golf and Country Club in Naples, FL is a golf community of houses and condominiums in unincorporated Collier County, North Naples, ZIP 34119. The sections below count the homes, place them, state what is known about the planned development and separate the community from two similarly named places.
787 homes in 23 associations
The club's 2027 fee sheet describes Cypress Woods as 787 units and 23 associations with 6 property management companies, and the 2026 county roll counts the same 787 homes: 131 houses in Bradford Lakes and Jasmine Lake and 656 condominium homes in Cypress Trace, Grand Cypress and Laurel Greens (checked November 1, 2026).
The houses are Bradford Lakes (66) and Jasmine Lake (65). Cypress Trace holds 470 homes in 13 condominiums: Cypress Trace I and II, Cypress Trace Gardens I to III, Terrace I to V at Cypress Trace and Veranda I to III at Cypress Trace. Grand Cypress I to III holds 84 coach homes, and Laurel Greens I to V holds 102. The club counts associations, the roll counts homes and the state extract counts units.
Unincorporated Collier County, ZIP 34119
The club places Cypress Woods just east of I-75 and north of Immokalee Road in North Naples, ZIP 34119, and the 2026 county roll puts every one of its homes in unincorporated Collier County, with no municipal levy.
All 802 parcels in the set carry ZIP 34119 and none carries a city tax line, so a Cypress Woods address is a county address, not a City of Naples one. For other neighborhoods, start at Naples.
Just east of I-75 and north of Immokalee Road
The club puts the community on the east side of the interstate, which matters because several neighbors sit on the other side. I-75 Exit 111 at Immokalee Road is about 3.3 free-flow route miles from a clubhouse-area point near 3525 Northbrooke Drive (Domain Realty Group route table). What is near Cypress Woods in Naples, and which schools and services serve it? holds the other rows.
The planned unit development and the club's founding
No first-party source read for this page names the developer of Cypress Woods (checked November 1, 2026); the Collier County planned unit development was approved on August 26, 1997, as carried, and the club says it was established in 1999.
The county's June 11, 2026 master list, carried here, shows the development built out, with 131 house units and 656 condominium units developed, the same totals as the roll. A builder name on a directory or contractor page is a lead, not a record, so none is printed.
One club, golf with every home
Cypress Woods Golf & Country Club Master Property Owners Association, Inc. runs the club at 3525 Northbrooke Drive, and a full golf membership is bundled with every home. What does the Cypress Woods golf membership in Naples include for owners? covers the course.
Two similar names are different places
Cypress Woods Estates, ZIP 34103, is a different neighborhood in central Naples, and Cypress Woods RV Resort is in Fort Myers, so no Cypress Woods Estates or RV Resort sale, listing or home is counted anywhere on this page.

The all-homes figure mixes two very different products. Of the 47 county deeds, 37 are condominiums and 10 are houses, and 18 are Cypress Trace condominiums under $300,000. Read the house row for a house and the condominium or neighborhood row for a condominium.

By neighborhood, the MLS medians are Cypress Trace 1,252 (n 48), Grand Cypress 1,763 (n 10), Laurel Greens 1,608 (n 6), Bradford Lakes 1,982 (n 9) and Jasmine Lake 1,982 (n 5).
Why the county and the MLS stay apart
Cypress Woods has two record sets that never merge: the county's 47 qualified deeds to August 31, 2026 and the MLS's 55 sold listings to October 29, 2026, which differ in window, in recording versus closing dates and in qualification.
Two sales appear in both. A Cypress Trace condominium at $428,500 is a county deed of December 2025 and an MLS closing of December 29, 2025, and a Bradford Lakes house at $820,000 is a county deed of January 2026 and an MLS closing of January 20, 2026. Each set keeps its own date. MLS Bradford Lakes closings of $810,000 and $780,000 in September 2026 and $740,000 on October 29, 2026 fall after the county window, and the county's $635,000 Bradford Lakes deed of October 2025 falls before the MLS window.
How the export names the neighborhoods
All 78 rows carry the development name CYPRESS WOODS GOLF AND COUNTRY CLUB, and the sub-association field names the neighborhood: BRADFORD LAKES, CYPRESS TRACE, GRAND CYPRESS I, II and III, and LAUREL GREENS. The export spells Jasmine Lake as JASMINE LAKES. One Cypress Trace row carries the development name instead and was joined by street address.

Streets
Bradford Lakes sits on Grand Cypress Drive and Grand Cypress Court, and Jasmine Lake on Jasmine Lake Circle and Jasmine Lake Court. The Grand Cypress coach homes also use Grand Cypress Drive, so an address on that street can be a house or a coach home: read the plat or the unit. Laurel Greens is on Laurel Greens Lane North and South, Cypress Trace on Cypress Trace Circle, and the club on Northbrooke Drive.
The course, the lakes and the clubhouse site
The golf course, the clubhouse site and the Cypress Trace and Grand Cypress recreation parcels sit on unplatted acreage in Sections 18 and 19 of Township 48 South, Range 26 East, outside the 24 county numbers, so none is counted as a home. The one address the page names for the club is the clubhouse at 3525 Northbrooke Drive.

Pool rows on the house lots
The county roll carries pool building rows on 109 of the 131 houses and on none of the 656 condominiums. Of the 34 deeds above, 29 were on lots with a pool row. The club says only that some houses have a private pool in the lanai, so a pool row records a building, not its condition.
What the two active houses show
The October 29, 2026 export listed 2 active houses: Bradford Lakes at $830,000 and Jasmine Lake at $799,000. Both have three bedrooms and two full baths, with MLS living area of 1,982 and 1,815 sq. ft. The current listings search shows what is on the market after that date.
The house associations and their rules
Each house neighborhood answers to its own homeowners association inside the master association. The managers of the Bradford Lakes and Jasmine Lake homeowners associations are not published on any page read, and their dues are priced in What does a buyer pay each year in Cypress Woods, Naples? The master association's Rules and Regulations, last updated June 15, 2026, apply to houses and condominiums alike.
Which law governs the house associations
Chapter 720 of the Florida Statutes covers homeowners' associations, and s. 720.401 gives a house buyer a disclosure summary; What does Florida law require when you buy in Cypress Woods, Naples? has the steps. Whether these associations, or the master association, are chapter 720 associations is not published, because the recorded declaration is an image scan this page has not read.
What are the condominiums in Cypress Woods, Naples, neighborhood by neighborhood?
Cypress Woods in Naples holds 656 condominium homes in 21 condominiums across three neighborhoods: Cypress Trace with 470, Grand Cypress with 84 coach homes and Laurel Greens with 102. The table below sets their county roll and export figures side by side, and each neighborhood then gets its own section.
The three condominium neighborhoods on the 2026 county roll, side by side
In each cell, County means the 2026 county roll and recorded deeds, and MLS means the October 29, 2026 export; the two sets never merge. Laurel Greens counts of 5 and 3 stay in the table, not in prose. Naples condos for sale lists the wider market.

Cypress Trace: 470 condominium homes in 13 condominiums, built 1999 to 2005
Cypress Trace is the large one: 470 homes on Cypress Trace Circle, with roll years from 1999 to 2005 at a median of 2004. The county recorded 26 deeds there in the 12 months to August 31, 2026 at a $232,750 median. In a separate record set, the October 29, 2026 export lists 32 closings at a $230,000 median, with 14 active and 2 pending.
The roll shows 130 homestead exemptions, a median 2026 total tax of $1,893.79 and no pool rows. Its $0.00 non-ad valorem total covers all 470 units, and the tax bill names the line. The club page names Paramont Property Management, Tropical Isles Management, Ability Management, Moore Property Management and Resort Management for the 13 condominiums, and the state extract lists Tropical Isles Management instead for Terrace II, Terrace III and Veranda III.
Cypress Trace's four building groups
The state condominium extract (DBPR, read November 1, 2026) counts the units below. The club page does not say which associations hold the two-story Verandas and which hold the three-story elevator buildings.
| Group | Condominiums | Units in the state extract |
|---|---|---|
| Cypress Trace I and II | 2 | 48 |
| Cypress Trace Gardens I to III | 3 | 80 |
| Terrace I to V at Cypress Trace | 5 | 210 |
| Veranda I to III at Cypress Trace | 3 | 132 |
The Cypress Trace Recreation Association
Cypress Trace owners belong to both their condominium association and the Cypress Trace Recreation Association. The club's page says the Recreation Association maintains the North and South entrance gates, three pools with restrooms, the Cypress Trace Circle road and landscaping no condominium association covers, and contracts with Resort Management. Pool hours and fees are not published.
Grand Cypress I to III: 84 coach homes, built 1999 to 2004
Grand Cypress has 84 coach homes in three condominiums, with roll years from 1999 to 2004 at a median of 2003. They share Grand Cypress Drive with the Bradford Lakes houses, so an address there can be either product; the plat or the unit tells which. The county recorded 6 deeds in the 12 months to August 31, 2026 at a $420,000 median, from $415,000 to $428,500. In a separate record set, the export lists 8 closings at a $420,000 median, 1 active listing at $436,900 and 1 pending sale at $439,900.
The roll shows 31 homestead exemptions, a median 2026 total tax of $3,441.63 and the same non-ad valorem line. The club describes the coach homes as having their own gate and one satellite pool; the state extract lists P & M Property Management for Grand Cypress I and MyTown Communities for II and III.
Laurel Greens I to V: 102 condominium homes, built 1999 to 2005
Laurel Greens has 102 homes in five condominiums along Laurel Greens Lane North and South, with roll years from 1999 to 2005 at a median of 2005. The club describes two-story buildings of 4 to 6 residences, with a gate at each section and no neighborhood pool.
Both the county's 5 deeds and the export's 3 closings are too few for a prose median, so the table above carries them. The export lists 2 active listings at $409,000 and $399,000 and 1 pending sale at $399,000. The roll shows 34 homestead exemptions, a median 2026 total tax of $3,423.17 and the same non-ad valorem line, and the state extract lists Paramont Property Management for four of the five condominiums.

How big are Cypress Woods homes in Naples, and how do the buildings differ?
Cypress Woods homes in Naples run from about 2,000 to 2,400 sq. ft. for the houses, as the club describes them, to condominium homes whose MLS living area runs from 1,194 to 1,868 sq. ft. Most buildings are two-story, and the club names seven three-story elevator buildings at Cypress Trace.
Two products: houses and condominiums
The club sells single-family houses with a lanai and two-car garage, and condominium homes in buildings. In the October 29, 2026 export, house rows show a median MLS living area of 1,982 sq. ft. (n 14) and condominium rows 1,414 sq. ft. (n 64), entered by listing agents. House rows list two bedrooms plus a den, three, three plus a den or four; condominium rows list two, two plus a den or three; every row shows two full baths.
House sizes as the club and the MLS give them
The club says the Bradford Lakes and Jasmine Lake houses average about 2,000 to 2,400 sq. ft., with two bedrooms plus a den or an optional third, two baths, a screened lanai and a two-car garage. The export's Bradford Lakes rows show an MLS living area median of 1,982 sq. ft. (n 9, 1,870 to 2,280).
Coach homes at Grand Cypress and Laurel Greens
The club calls the Grand Cypress homes two-story carriage homes of two or three bedrooms, about 1,800 sq. ft. per the club, in 21 buildings of 4 residences. Laurel Greens North and South are two-story, at 1,560 to 1,750 sq. ft. per the club, in 17 buildings of 4 to 6 residences. Both list screened lanais and private two-car garages.
Verandas and the three-story buildings at Cypress Trace
The club describes two kinds of Cypress Trace building. The Verandas are two-story, 25 buildings at 1,230 to 1,625 sq. ft. per the club, with a carport or a one-car garage. The Condominiums are three-story buildings with elevators, 7 in all, at 1,200 to 1,400 sq. ft. per the club, with covered parking and lockable storage rooms. Which associations hold the seven buildings is not published.
The condominium size table
| Neighborhood | MLS living area, median (n), October 29, 2026 export | Club range, per the club | County base area (sq. ft.), median | County base area (sq. ft.), range |
|---|---|---|---|---|
| Cypress Trace | 1,252 (n 48) | Verandas 1,230 to 1,625; three-story buildings 1,200 to 1,400 | 1,252 | 1,194 to 1,661 |
| Grand Cypress I to III | 1,763 (n 10) | About 1,800 | 1,810 | 1,763 to 1,858 |
| Laurel Greens I to V | 1,608 (n 6) | 1,560 to 1,750 | 1,652 | 1,564 to 1,784 |
Garages, carports, lanais and storage
By the club's descriptions, the houses and the Grand Cypress and Laurel Greens homes have private two-car garages, the Cypress Trace Verandas a carport or one-car garage, and the three-story buildings covered parking and storage rooms. Every product lists a screened lanai. Whether carport spaces and storage rooms are assigned to a unit is not published; the condominium documents answer it. Vehicle limits are rules, covered in What rules apply when you buy or lease in Cypress Woods, Naples?
How old are Cypress Woods homes in Naples, and what should a buyer check on a 1999 to 2006 building?
Cypress Woods homes in Naples carry roll years from 1999 to 2006, so a buyer checks roofs, wind mitigation reports, exterior-change approvals and, for the seven three-story Cypress Trace buildings, the structural reserve and milestone status. This section lists what to ask for and where the club's Rules draw lines.
Roll years 1999 to 2006
On the county roll, the houses carry roll years from 1999 to 2006 at a median of 2005, and the condominiums from 1999 to 2005 at a median of 2004. The neighborhood sections above give each range.
The building-code era
Construction from 1999 to about 2005 straddles the first Florida Building Code, which replaced local codes in 2002, as carried. The roll year alone does not say which rules a home followed, so ask the seller for the permit history and the dates of any roof, window or electrical work.
Roofs and the 15-year rule
Listing descriptions mention tile roofs at Cypress Trace, Grand Cypress and Laurel Greens, and no association roof schedule turned up. As a general summary, an insurer may not refuse a roof under 15 years old solely for that reason, and at 15 years or more it must allow an inspection at the owner's cost; confirm with your insurance agent. Ask for the roof permit date.
Wind mitigation and four-point reports
A wind mitigation inspection records how the roof is attached, how it connects to the walls and how openings are protected. A four-point report covers the roof, electrical, plumbing and air-conditioning systems. For a house, ask the seller for both; for a condominium, ask the association for building-level reports and the master policy declarations.
Exterior changes need two sign-offs
The club's ARC Request Form (revised May 2024) asks for the contractor's name, Florida license number and license copy, a liability insurance certificate and plans for items such as windows, doors, a pool, a lanai cage, storm shutters, screens or paint color. The neighborhood's architectural reviewers and its president sign first, then the Master Architectural Review Committee reviews the package. Our agents can point you to the right documents.
Electric vehicle charging
The Rules (last updated June 15, 2026) permit charging with approval from both the neighborhood association and the Cypress Woods architectural committee. The charger goes in the garage at Jasmine Lake, Bradford Lakes, Laurel Greens, Grand Cypress, the Cypress Trace Verandas and Cypress Trace II. At Cypress Trace I, the Gardens and the Terraces it goes in the owner's designated space or an approved common area, and the owner pays the costs.
Which buildings face the milestone and structural reserve rules
Florida's milestone inspection and structural integrity reserve study rules reach condominium buildings of three habitable stories or more. By the club's descriptions only the seven three-story Cypress Trace elevator buildings fit; the rest are two-story or single-family. Which associations hold them, and their filing status, is not published. What does Florida law require when you buy in Cypress Woods, Naples? has the rule text.
What does the Cypress Woods golf membership in Naples include for owners?
Cypress Woods in Naples includes a full golf membership with every home, and the club adds dining rooms, pools, courts, a fitness center and a walking trail. This section gives the course facts, the amenities as the club describes them and who may use them, with fees and rules priced in later sections.
Golf comes with ownership
Golf at Cypress Woods comes with ownership: the club says a full golf membership is bundled into the purchase of every home, single-family houses, coach homes and condominiums alike, with annual dues and no large upfront initiation fee (checked November 1, 2026).
The course
The club's golf page describes an 18-hole course, par 72 with 36 on each nine, designed by Gordon Lewis and first opened in 1999, then redesigned in 2012 with fairways widened and brush cleared. It lists an aqua driving range, a short game area and a putting green, and the pro shop is open from 7 a.m. to 5 p.m. This page prints no yardage, because sources disagree.
The course renovation
The club has reported a re-greening and irrigation renovation of the course on its social media, and its website publishes no completion date (checked November 1, 2026), so ask the club for the current schedule.
Dining rooms and the food minimum
The club lists the Grille Room, a casual room with a full bar and dinner entrees; the Main Dining Room, which looks onto the course and the natural preserve; and the Terrace, an open-air patio overlooking the 18th hole. Dining is member-only and cashless, and daily hours sit in a linked club document, so use the hours as the club posts them. The annual food minimum is priced in What does a buyer pay each year in Cypress Woods, Naples?
Pools
The club pool complex has a hot tub and a lap pool and is open daily 7 a.m. to 8 p.m., as the club posts it; it needs an ID card and admits members and their accompanied guests. The Recreation Association runs three Cypress Trace pools and Grand Cypress has one satellite pool. The Tenant Information Sheet lists no neighborhood pool at Laurel Greens, Jasmine Lake or Bradford Lakes.
Courts and fitness
The club lists eight dedicated pickleball courts with lights, one tennis court it describes as renovated and three artificial-turf bocce courts, with court hours of 8 a.m. to 10 p.m. as carried. The club lists the fitness center as open at all hours, with weight machines, treadmills, ellipticals, bikes, free weights and a yoga and exercise studio. Classes run October through April.
The walking trail
The club's trails page says a walking trail follows Northbrooke Drive past all five of the community's neighborhoods. Its length, surface and rules are not published.
Gates, guests and tenants at the club
The club's Rules and Regulations, last updated June 15, 2026, say the club cannot provide gated access to the community because a county road runs through it; Cypress Trace, Grand Cypress and Laurel Greens have their own gates, and the club's pages do not describe a gate at Bradford Lakes or Jasmine Lake (checked November 1, 2026).
A guest uses the club only with a member. A tenant has no ID card and no golf, fitness, clubhouse pool, court or dining access unless the owner transfers the membership, though a tenant may use the Cypress Trace and Grand Cypress neighborhood pools. While a membership is transferred, the owner's own privileges are suspended.

Fire, water and services

This page does not name the water, sewer or trash provider, so confirm the water, sewer and trash provider for the address with the seller and the county before closing.
Who governs Cypress Woods in Naples: the master association and 23 associations?
Cypress Woods in Naples is governed by one master association, Cypress Woods Golf & Country Club Master Property Owners Association, Inc., which runs the club at 3525 Northbrooke Drive, and by neighborhood associations beneath it. The club says all homeowners are members, and its 2027 fee sheet counts 23 associations and 6 management companies (checked November 1, 2026).
The master association runs the club
The club's Live Here page says "All members are homeowners, and all homeowners are members," so every buyer of a house, coach home or condominium joins on closing, with the golf membership bundled in. Its governing documents are a Third Amended and Restated Declaration, Bylaws and the Rules and Regulations, last updated June 15, 2026. Whether the master association falls under chapter 718 or chapter 720 is not published.
The club's count of associations and managers
The club counts its associations and management companies but does not list them on a page read. The state extract lists 21 condominiums, the county roll counts 787 homes, and the club names two house neighborhoods. This page does not reconcile those records with the club's count. The totals sit under "What is Cypress Woods Golf and Country Club in Naples, FL, and where is it?"
Which homes each association covers
Homes are the 2026 county roll's counts, units are the state extract's, and the last column names each row's source.

The Cypress Trace Recreation Association
The club's page says this association maintains the North and South entrance gates of Cypress Trace, runs the three Cypress Trace pools with their restrooms and contracts with Resort Management. Pool hours and any charge are not published. The other neighborhoods are not part of it; gate and pool details sit under "What does the Cypress Woods golf membership in Naples include for owners?"
Managers named in public records
The club page and the state extract do not always agree, so both are printed. For Terrace II the club page lists Moore Property Management and the extract lists Tropical Isles Management. For Terrace III and Veranda III the club page lists Paramont Property Management and the extract lists Tropical Isles Management. The club page also lists Paramont for Terrace I, Resort Management for Terrace IV and Veranda I, and Ability Management for Terrace V, where the extract names none; for Veranda II both sources name Resort Management. Neither source names a manager for either house neighborhood, and the names do not reconcile one to one with the club's count of 6 companies.
Documents the club posts
The club links these documents, which this page read on November 1, 2026:
- the Master Association Fees 2027 sheet, printed October 27, 2026;
- the Rules and Regulations, last updated June 15, 2026;
- the 2026 rental application (rev. 12.30.25) and the Tenant Information Sheet;
- the ARC Request Form (rev. May 2024) and the Realtor Guidelines;
- the recorded declaration, an 86-page image scan that could not be read as text;
- a community map, listed on the Realtors page and not read.
What the declaration and budgets would answer
The declaration scan would settle the lease cap per year, the owner pet clause, the approval clauses and each association's chapter. The neighborhood budgets would answer dues and reserves. Ask the property management company for both before you commit, and our agents can help you ask.
What rules apply when you buy or lease in Cypress Woods, Naples?
Cypress Woods in Naples lets an owner lease a home for 30 days to 12 months, with approval from the neighborhood association and the master association before move-in. The club's rental application and Rules, checked November 1, 2026, bar daily, overnight and weekly rentals and subleases, and they allow no pets for tenants or guests.
Leasing: 30 days to 12 months
The club's rental application sets a 30 day minimum and a 12 month maximum for every Cypress Woods lease, bars daily, overnight and weekly rentals, keeps tenants from having pets and needs approval by both the neighborhood association and the master association before move-in (checked November 1, 2026).
| Item | Rule or fee |
|---|---|
| Term and short stays | 30 day minimum, 12 month maximum; no daily, overnight or weekly rentals |
| Subleases and room rentals | barred |
| Lead time | application at least 30 days before move-in; under 30 days adds a $150 short-notice fee and needs 10 business days |
| Background check | $50 per application |
| Lease application | $350, billed to the owner's member account |
| Optional rental membership transfer | $500 |
| Annual renewal | $150 plus $50, with a new application every 12 months |
| Club decision | within 10 days of a complete application |
| Leases per year per owner | not published |
Lease approval, fees and timing
A background check comes first, then review by both associations, then written approval before anyone occupies the home. The documents read describe lease approval and estoppel routing only; a resale approval process is not published, so ask the neighborhood's manager what a buyer must file.
Membership transfer and what tenants get
With the optional $500 transfer, the Tenant Information Sheet gives a tenant a member ID card and access to the fitness center, clubhouse pool, courts, dining and golf at the transfer member rate. Without it, a tenant has no ID card and no golf, fitness, clubhouse pool, court or dining access, but may use a neighborhood pool at Cypress Trace (three) or Grand Cypress (one). While a transfer is in effect, the owner's own privileges and food minimum are suspended.
Pets
The Rules quote the declaration as permitting owners "two commonly accepted household pets." Tenants and guests may not keep pets. Service and support animals need written approval in advance under the federal and Florida fair housing acts, as the Rules say, and each neighborhood association may add pet rules.
Vehicles, golf carts and parking
The Rules bar overnight parking on any street or club lot and parking on grass. Renters and overnight guests need a hangtag, valid no more than 30 days, from the clubhouse office. A home with a two-car garage may have four vehicles, two outside overnight; a one-car garage or carport, two, one outside. Commercial vehicles are barred. A personal golf cart needs a signed release, a Cypress Woods sticker and insurance naming the master association, with limits of $100,000 per person and $300,000 per occurrence, and runs dawn to dusk.
Signs and open houses
The Realtor Guidelines allow only the club's standard Open House signs, none on property bordering Northbrooke Drive, the course or the entrances. Open houses run 1:00 to 4:00 p.m. on Saturday, Sunday and recognized Monday holidays. See current listings for homes on the market.
Short-term rentals and Collier registration
Unincorporated Collier County registers short-term vacation rentals under Ordinance 2021-45, effective January 3, 2022, as carried: a state license, a responsible party and the registration number in advertising. Registration never overrides the club's 30 day minimum. Citizens also has a wind-only eligibility rule for heavily short-rented condominiums, as carried, so ask an insurance agent first.
Who sets which rule
| Rule | Set by |
|---|---|
| Lease terms, tenant fees, pets, parking, golf carts, signs | master association (Rules, rental application, Realtor Guidelines) |
| Exterior changes and electric vehicle charging | neighborhood association and the master Architectural Review Committee |
| Cypress Trace pools and entrance gates | Cypress Trace Recreation Association |
| Extra pet, parking and lease rules | each neighborhood association, varies |
| Short-term rental registration | Collier County |
What does a buyer pay each year in Cypress Woods, Naples?
Cypress Woods in Naples charges every owner annual master fees under the club's Master Association Fees 2027 sheet, printed October 27, 2026 and marked subject to change. Those fees cover the golf membership bundled with each home, cable and high-speed internet, and the master reserve. Neighborhood association dues are separate and not published.
The 2027 master fee sheet
The club's Master Association Fees 2027 sheet, printed October 27, 2026 and marked subject to change, lists $11,270 in annual owner fees (operational dues $8,246, reserve dues $1,934 and cable and high-speed internet $1,090), a $600 food minimum, a $12,500 resale capital contribution and a $300 transfer fee.
| Row | Operational | Reserve | Cable and internet | Annual total | Food minimum | Cart fee | Contribution | Transfer fee |
|---|---|---|---|---|---|---|---|---|
| Club 2027 | $8,246 | $1,934 | $1,090 | $11,270 | $600 | $27.50 plus tax | $12,500 | $300 |
| Club 2026 (prior year) | $7,650 | $1,794 | $1,058 | $10,502 | $600 | $26.50 | $10,000 | $300 |
Club 2026 is the sheet dated December 2025, cited by name only (a broker-hosted copy, not linked); a buyer closing before January 1, 2027 should ask the club which year applies.
What the master fees cover
The club says a full golf membership is bundled into every home, with annual dues instead of a large upfront initiation fee. The cable line covers television and high-speed internet, and the reserve line funds the master reserve. The course and courts are under "What does the Cypress Woods golf membership in Naples include for owners?"
Neighborhood association dues
No Cypress Woods neighborhood association publishes its own dues on a public page: the club's 2027 fee sheet tells buyers to contact the property management company for the home's quarterly fee (checked November 1, 2026), so ask that manager for the budget and the estoppel.
What the MLS fee fields show
We tracked every fee field the October 29, 2026 export carries for the 78 Cypress Woods rows. These are entries listing agents typed, not the associations' published rates; do not add them together.
| MLS field (annualized) | Rows | Median |
|---|---|---|
| MLS an entry in the master HOA fee field | 73 | $10,502 |
| MLS condominium fee entry | 45 | $5,404 |
| MLS HOA fee entry | 32 | $5,108 |
| MLS house HOA fee entry | 13 | $2,960 |
| MLS total annual recurring entry | 78 | $16,326 |
Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The master field matches the 2026 sheet, not 2027.
The food minimum and cart fee
The 2027 sheet sets a $600 food minimum for each December 1 to November 30 year; only food and non-alcoholic beverage count. The Rules say it is not prepaid, and any unspent amount is billed with the annual assessment. The member cart fee is $27.50 plus tax per person.
Billing dates and special assessments
The board adopts the master budget before November and bills owners on or before December 5, due January 1, with a late fee of 2.5 percent a month after January 30, as the Rules state. The Bylaws, as quoted, let the board impose special assessments for unbudgeted, emergency or non-recurring expenses. No amount is published. Questions about your closing year go to contact us.
What does a buyer pay once at purchase in Cypress Woods, Naples?
Cypress Woods in Naples attaches one-time costs to a purchase that the club publishes: a $12,500 resale capital contribution on its 2027 fee sheet, a $300 transfer fee and estoppel fees, all set by the club. Neighborhood association closing charges are not published, and the club's sheet is subject to change.
The resale capital contribution
The contribution is charged on each purchase. A current owner buying again pays $2,500 once under the 2027 sheet, and corporations, LLCs and trusts are excepted. The 2026 sheet's line appears by name in the two-year table above. A buyer closing near January 1, 2027 should ask the club in writing which sheet applies.
The transfer fee
The 2027 sheet lists a $300 transfer fee. Whether it falls under the state cap printed below is not published.
Estoppel fees
The club's 2027 fee sheet lists a $299 standard estoppel fee, $418 expedited, $478 delinquent and $597 expedited and delinquent, and the 2026 cap the Florida Department of Business and Professional Regulation publishes under s. 718.116 is $299 when nothing is owed, plus $119 for delivery within 3 business days and as much as $179 more on a delinquent account, as carried.
The statute's base figure is $250, adjusted every 5 years, with the next state update due by July 1, 2027.
State caps on transfer and lease fees
Under s. 718.112(2)(k), a condominium association may charge no more than $184 per applicant to approve a lease or sale, per DBPR, as carried. Whether the club's $300 transfer fee or $500 rental membership transfer falls under that cap is not published.
Neighborhood association charges at closing
Each neighborhood association may add its own contribution, transfer fee or application fee. None is published on a page read, so ask the manager for the closing charges in writing.
Closing costs in words
A purchase also carries title and recording charges, lender fees, prepaid insurance, prorated property taxes, inspections and the estoppel, plus the club's contribution and transfer fee. This page prints no closing total, because the mix depends on the contract, the lender and the neighborhood. Our agents can walk through a draft statement.
What are property taxes on a home in Cypress Woods, Naples?
Cypress Woods in Naples sits in one Collier County millage area, 98, so every home carries the same 2026 rate in mills. What differs is the taxable value, any homestead exemption and the non-ad valorem line. The median 2026 bills below come from the county roll and are not a buyer's bill.
One millage rate for every home
Every Cypress Woods home sits in Collier County millage area 98, unincorporated, at 9.3696 mills for 2026, with no municipal levy and no CDD on the 2026 roll; 317 homes carry $269.77 in non-ad valorem charges on that roll and the 470 Cypress Trace homes carry none.
At that rate, each $100,000 of taxable value carries $936.96 of ad valorem tax.
The ten taxing lines
| Taxing authority | Mills, 2026 roll |
|---|---|
| General Fund | 3.0107 |
| South Florida Water Management | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School Board, state law | 1.8990 |
| School Board, local board | 2.2480 |
| Collier Mosquito Control | 0.1331 |
| North Collier Fire Control | 1.0000 |
| Unincorporated General MSTD | 0.6844 |
| Water Pollution Control | 0.0246 |
| Conservation Collier | 0.1772 |
| Total, millage area 98 | 9.3696 |
Median 2026 bills by neighborhood
| County 2026 roll | Homes | Median 2026 total tax |
|---|---|---|
| All homes | 787 | $2,477.23 |
| Single-family houses | 131 | $4,940.39 |
| Condominiums | 656 | $2,093.70 |
| Bradford Lakes | 66 | $4,923.74 |
| Jasmine Lake | 65 | $5,030.93 |
| Cypress Trace | 470 | $1,893.79 |
| Grand Cypress | 84 | $3,441.63 |
| Laurel Greens | 102 | $3,423.17 |
These are medians of the roll, not a buyer's bill: a sale resets the assessed value.
The non-ad valorem line and Cypress Trace's $0.00
The $269.77 line sits on the 131 houses, Grand Cypress and Laurel Greens; the Cypress Trace units show $0.00. The county bundle carries the total only, so the line's name is not published here, and the tax bill names it. A $0.00 total does not tell a buyer whether the building pays that service another way, so ask the association.
Homestead savings
| Exemption | Basis | Savings a year |
|---|---|---|
| First | up to $25,000 on all levies | $234.24 |
| Additional | up to $26,411 for 2026 on non-school levies above $50,000, at 5.2226 mills | $137.93 |
| Both together | $372.17 |
The county roll shows homestead on 269 of the 787 homes: 74 houses and 195 condominium homes. Homestead is a tax count only. It needs title on January 1 and permanent residence under s. 196.031, and a buyer files for the buyer's own exemption.
Save Our Homes and portability
Save Our Homes limits the yearly rise in assessed value to the lower of 3 percent or the change in the consumer price index, and the cap is 2.7 percent for 2026. After a sale the assessed value resets to the property appraiser's full valuation, so a buyer's bill does not follow the seller's. Under s. 193.155(8), an owner with an exemption in any of the three preceding years can port up to $500,000 of savings to a new Florida home.
What do worked cost examples show for a Cypress Woods home in Naples?
Cypress Woods in Naples has five county-median price points that make a useful yardstick for a yearly tax bill, shown below as an illustration, not a bill. Each example assumes the taxable value equals the price, adds the 2026 rate and the non-ad valorem line where the roll carries one, and then subtracts both homestead exemptions.
How the examples are built
Each row applies the roll's 9.3696 mills to the price, adds the $269.77 non-ad valorem line where the county roll carries it, and shows a second total with both homestead exemptions. The prices are county medians for the 12 months to August 31, 2026. An illustration, not a bill: it assumes taxable value equals the price, and the Collier County Property Appraiser sets the real value.
Five worked examples
| Basis (county medians) | Taxable value assumed | Ad valorem tax | With the non-ad valorem line | With both homestead exemptions |
|---|---|---|---|---|
| County all homes | $375,000 | $3,513.60 | $3,783.37 | $3,411.20 |
| County condominiums | $340,000 | $3,185.66 | $3,455.43 | $3,083.26 |
| County Cypress Trace | $232,750 | $2,180.77 | $2,180.77 | $1,808.60 |
| County Grand Cypress | $420,000 | $3,935.23 | $4,205 | $3,832.83 |
| County single-family houses | $707,500 | $6,628.99 | $6,898.76 | $6,526.59 |
Cypress Trace carries no non-ad valorem line, so its two totals match.
The club line beside the tax bill
Beside any row, the club's 2027 fee sheet lists $11,270 a year plus the $600 food minimum for every home, and neighborhood dues are separate and unpublished. This page never adds the club line to a tax bill or an MLS fee entry.
What changes the real bill
The taxable value after a sale, the exemption filing date, each year's millage and the non-ad valorem line on the actual bill all move the total. Ask the closing agent for the current tax bill and read its non-ad valorem section line by line.
Is Cypress Woods in Naples in a flood zone, and how do storms and insurance work?
Cypress Woods in Naples does not have one flood zone, and the lender's flood determination on the exact address governs. In a carried sample of 60 addresses, most sat in Zone X and a smaller group sat in Zone AH or Zone AE, with every sampled point in evacuation Zone E, as carried. Storm accounts and insurance structure follow.
The 60-address flood sample
Of 60 Cypress Woods addresses sampled against the effective FEMA flood map in October 2026, as carried, 41 sat in Zone X, 16 in Zone AH and 3 in Zone AE on panels 12021C0211H and 12021C0213H, every one in evacuation Zone E; zones differ from one address to the next.
| Neighborhood | Points | Zone X | Zone AH | Zone AE |
|---|---|---|---|---|
| Bradford Lakes | 6 | 0 | 6 | 0 |
| Jasmine Lake | 7 | 3 | 2 | 2 |
| Cypress Trace | 26 | 23 | 2 | 1 |
| Grand Cypress | 9 | 7 | 2 | 0 |
| Laurel Greens | 12 | 8 | 4 | 0 |
| Sample total | 60 | 41 | 16 | 3 |
Points are addresses, not homes. The sample is carried from research of October 17 and 21, 2026; FEMA was not requested for this page.
One address is not the community
Every sampled Bradford Lakes point read Zone AH, while most Cypress Trace points read Zone X, so a neighborhood name does not settle a lender's question. Zone X sits outside the mapped special flood hazard area, and flood losses also occur outside it. A lender with a federally backed mortgage generally requires flood insurance in Zone AH or Zone AE, a general rule as carried. For every home, the lender's flood determination on the exact address governs.
Proposed flood maps
Collier opened a 90-day appeal period on August 19, 2026 for proposed new flood maps, as carried. In the preliminary layer all 60 sampled points read Zone X. That is a proposal, not in force, and it can change on appeal. The effective map governs a lender's requirement until a new one is adopted.
Evacuation zone at the sampled points
Collier letters its evacuation zones A to F, and all 60 sampled points read evacuation Zone E, as carried. Check the county's evacuation zone lookup for the exact address before storm season.
Storms in North Naples
Hurricane Ian (September 28, 2022) brought canal-fed flooding in the Cocohatchee River area of North Naples, per WGCU, and NWS Miami reported significant to major storm flooding along the Cocohatchee. No source read names Cypress Woods in any storm account, which is a gap in the record, not a finding about the homes. Irma, Helene and Milton are regional accounts only. Ask the seller and the association for storm claim history in writing.
Insuring a house and insuring a condominium
| Item | Single-family house | Condominium or coach home |
|---|---|---|
| Structure and wind | the owner, on an HO-3 style policy | the association's master policy, generally |
| Interior and belongings | the owner's homeowners policy | the owner's HO-6 policy |
| Hurricane deductible | on the owner's policy | on the master policy; a shortfall can become a common expense |
| Flood | excluded by default; a separate policy | excluded from the master and HO-6 by default |
| Lender test | the lender's flood determination on the exact address governs | the same test applies to the building; ask who holds flood coverage |
Citizens and the private market
Trade reports in 2026 describe Citizens as much smaller than at its 2023 peak, with private carriers taking policies. This page prints no insurance rate because none was found for Cypress Woods. Ask an independent agent to quote several carriers, and ask each association for its master policy declarations and hurricane deductible.
What does Florida law require when you buy in Cypress Woods, Naples?
Cypress Woods in Naples buyers meet different Florida laws by product: condominium buyers get the chapter 718 resale documents and a cancel right, house buyers get the homeowners' association disclosure under chapter 720, and the seven three-story Cypress Trace buildings fall under the structural rules. This is not legal advice; ask a Florida real estate attorney.
The laws a Cypress Woods buyer meets
| Law | Applies to | What it does |
|---|---|---|
| s. 718.503 | condominium resales | documents and a cancel right |
| s. 718.112(2)(g) | buildings of three habitable stories or higher | reserve study at least every 10 years |
| s. 553.899 | the same buildings | milestone inspection at 30 years, then every 10 |
| s. 720.401 | houses in a homeowners' association | disclosure summary before the contract |
| s. 718.116 | condominium estoppel | delivery deadline and fee caps |
| s. 720.30851 | house estoppel, as carried | not re-read |
| s. 718.112(2)(k) | lease and sale approval fees | per-applicant cap |
The 7-day condominium resale right
Under s. 718.503(2)(d), a condominium resale contract is voidable for 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receipt of the association documents, unless the buyer received them more than 7 such days before signing. A waiver has no effect, and the right ends at closing. The documents include the declaration, bylaws, rules, budget, the milestone summary where one applies, and the most recent reserve study or a statement that none was completed.
Structural integrity reserve studies
As read on November 1, 2026, s. 718.112(2)(g) required a structural integrity reserve study by December 31, 2025 for each condominium building of three habitable stories or higher in an association that existed on July 1, 2022, and the club describes only seven Cypress Trace buildings, three-story with elevators, at that height.
The outer date of December 31, 2026 applies only to an association that must also complete a milestone inspection by then, and no Cypress Woods building is in that position, as read. The Verandas, Grand Cypress and Laurel Greens are two-story per the club. Which of the 13 Cypress Trace associations hold the seven buildings is not published.
Milestone inspections
Section 553.899 covers condominium buildings of three habitable stories or more, with the inspection due by December 31 of the year a building reaches 30 years from its certificate of occupancy, then every 10 years. The earliest Cypress Woods condominium was recorded February 25, 1999, so an in-scope building with a 1999 certificate would not be due before 2029. Certificate dates are not published, and the houses are outside the rule.
The disclosure summary for a house
For Bradford Lakes and Jasmine Lake houses, s. 720.401 requires a disclosure summary before the contract; if it was not given, the buyer may cancel within 3 days after receipt or before closing, whichever occurs first. Chapter 718 condominiums are excluded from that section. Whether the house associations are chapter 720 associations is not published.
Estoppel certificates and the 30 day clock
Under s. 718.116(8), an estoppel certificate is effective for 30 days if delivered by hand or electronically and 35 days if mailed, and no fee may be charged if it is not delivered within 10 business days. The dollar caps are printed under "What does a buyer pay once at purchase in Cypress Woods, Naples?"
Transfer and lease fees under s. 718.112(2)(k)
That paragraph caps what a condominium association may charge to approve a lease or sale; the figure sits under the same purchase-cost section. For the next step, contact us or start with Naples for the wider market. This is general information, not legal advice; ask a Florida real estate attorney about your contract.
How do Cypress Woods home prices in Naples compare with nearby North Naples communities?
Cypress Woods in Naples can be set beside seven nearby communities read from the same county roll and the same 12-month window of recorded deeds. The table lists homes and deeds side by side, with no ranking, verdict or distance, because the communities differ in product, golf terms and size.
The peer table
Each figure counts qualified improved county deeds on homes with a residence row, from the county's October 27, 2026 bundle.
| Community | Homes | County deeds, 12 months to August 31, 2026 | Condominium use | Single-family use |
|---|---|---|---|---|
| Cypress Woods (county deeds) | 787 | 47 at $375,000 | 37 at $340,000 | 10 at $707,500 |
| Longshore Lake (no course) | 565 | 36 at $845,000 | none | 36 at $845,000 |
| Olde Cypress (golf) | 548 | 27 at $1,175,000 | none | 27 at $1,175,000 |
| Quail Creek (golf) | 287 | 22 at $2,587,500 | none | 22 at $2,587,500 |
| The Strand (golf) | 1,072 | 57 at $595,000 | 50 at $562,500 | 7 at $1,500,000 |
| Carlton Lakes (no course) | 760 | 32 at $452,500 | 23 at $395,000 | 9 at $785,000 |
| Heritage Greens (golf) | 527 | 22 at $418,750 | 18 at $384,500 | 4 at $542,500 |
| Huntington Lakes (no course) | 648 | 36 at $322,950 | 36 at $322,950 | none |
Cypress Woods' 2026 rate is one figure, 9.3696 mills, and its ten lines are under "What are property taxes on a home in Cypress Woods, Naples?". Each peer's rate sits on its own roll lines and is not set beside it. More places are on Naples communities.
Condominium with condominium
Compare condominium with condominium. Cypress Woods' 37 county condominium deeds at a $340,000 median sit beside Carlton Lakes, Heritage Greens, Huntington Lakes and The Strand, with 18 to 50 deeds each.
Houses with houses
Compare house with house. Longshore Lake and two golf communities record only single-family deeds, while Carlton Lakes, The Strand and Heritage Greens split between the two uses, and a blended median moves with the mix.
Why golf costs make Cypress Woods different
Cypress Woods bundles a full golf membership into every home, so owning there includes the club's annual owner fees. Four peers are golf communities with club terms that are not computed here, so the table compares recorded prices only. "What does a buyer pay each year in Cypress Woods, Naples?" holds the Cypress Woods figures.
Which names get confused with Cypress Woods in Naples?
Several names near Cypress Woods in Naples sound alike: a central Naples neighborhood, a Fort Myers RV property, two nearby clubs and names that recur across Florida. Each section below separates one look-alike from the 787 homes this page counts, so search results are read in full.
Cypress Woods Estates is in central Naples
This is a different neighborhood in central Naples, ZIP 34103. The MLS carries rows under that name as well, and none of its sales, listings or homes enters a figure on this page; the listing labels and map box keep it out.
Cypress Woods RV Resort is in Fort Myers
Cypress Woods RV Resort is in Fort Myers, in Lee County, not Collier County. It shares two words with the Naples golf community and nothing else, and none of its data is counted here.
Olde Cypress, Quail Creek and other Cypress names nearby
Olde Cypress and Quail Creek are separate clubs and communities near Cypress Woods, each with its own sales and club terms. Both sit in the peer table above, and neither is part of any Cypress Woods count.

How do you buy a home in Cypress Woods, Naples, step by step?
A Cypress Woods purchase in Naples runs through three layers of paper: the club's master documents, the neighborhood association's own, and the county's. The six steps below point to the section that holds each figure, and the table lists what to request and who issues it.
| Document | Who provides it | What it answers |
|---|---|---|
| Declarations, recorded and neighborhood | Club office, association | Use limits, approvals |
| Rules, updated June 15, 2026 | The club | Leasing, pets, vehicles |
| Neighborhood budget | Management company | Quarterly dues |
| The club's 2027 fee sheet | The club | Owner fees, contribution |
| Reserve study or the no-study statement | Condominium association | Cypress Trace three-story buildings |
| Milestone summary, if any | Condominium association | Inspection status |
| Estoppel certificate | Management company | Amounts owed |
| House disclosure summary | Seller, house association | House association terms |
| Wind mitigation, four-point, roof permit date | Inspector, association | Insurance credits |
| Flood determination, insurance quotes | Lender, agent | Zone for the address |
| Tax bill with its non-ad valorem line | Collier County | The line the bill names |
Pick the neighborhood and the product first
Decide between a house in Bradford Lakes or Jasmine Lake and a condominium home in Cypress Trace, Grand Cypress or Laurel Greens first, since each has its own association; current listings can be searched by product.
Ask for the budget, the estoppel and the club sheet for your closing year
Request the neighborhood budget and the unit's estoppel from the property management company, since no public page prints dues, and ask the club which fee sheet applies to your closing date.
Plan for the two approvals on any lease
A lease needs approval from the neighborhood and master associations, with an application at least 30 days before move-in. A sale approval process is not published. "What rules apply when you buy or lease in Cypress Woods, Naples?" lists the fees.
Inspections and insurance quotes before the deadline
Order the home inspection, a wind mitigation report and a four-point report where an insurer asks, and get the roof permit date. For a condominium, request the master policy declarations and hurricane deductible, then price an HO-6 policy.
Flood determination for the exact address
Ask the lender for its flood determination on the exact address, then compare an NFIP quote with a private one. The sample and proposed maps are under "Is Cypress Woods in Naples in a flood zone, and how do storms and insurance work?".
Closing, the $12,500 contribution and the homestead filing
At closing the club collects its resale capital contribution and transfer fee. The new owner then files for homestead with the Collier County Property Appraiser, which sets the deadline, and the tax section gives the amounts.
