Key takeaways for Longshore Lake buyers in Naples

Longshore Lake in Naples is a built-out resale community, and these eight figures cover its homes, sales, costs and flood facts in one view. Each figure is dated and sourced in the sections that follow, and current listings sit in the search links under the next heading.

  • Per the 2026 Collier County roll, Longshore Lake has 565 single-family homes on 606 parcels in ZIP 34119, and Longshore Lake Foundation, Inc. (the Foundation) describes a staffed gatehouse.
  • The Longshore Lake Units hold 474 homes and Quail Walk holds 91, under one Foundation and one dues rate.
  • County residence years run from 1988 to 2017, with a median of 1995.
  • Collier County recorded 36 qualified sales in the 12 months to August 31, 2026, at an $845,000 median: the Longshore Lake Units 28 at $862,500 and Quail Walk 8 at $566,000.
  • Foundation dues are $1,418 a quarter in 2026, with a $4,500 Capital Contribution Fee and a $150 transfer fee at closing.
  • There is no CDD, a $269.77 solid waste charge on 564 of the 565 homes, and 9.3696 mills in millage area 98.
  • Longshore Lake has an 88-acre lake, per the Foundation's Combined Rules and Regulations, where watercraft may be no longer than 19 feet, plus eight lighted tennis courts and four pickleball courts.
  • FEMA's effective map, panel 12021C0211H (effective May 16, 2012, as carried), shows Zone X, an area of minimal flood hazard, at the clubhouse and three other points sampled inside the Longshore Lake PUD, and at 8 of 9 points sampled in Quail Walk; one sampled Quail Walk address returned Zone AH, a shallow-ponding area inside the Special Flood Hazard Area. Because the zone changes from lot to lot, the flood determination and elevation certificate for the exact home govern.

What Longshore Lake homes are for sale in Naples right now?

The searches below show every Longshore Lake listing in Naples filed in the Southwest Florida MLS, held to the community by its two MLS names and a map box. The price bands follow the 36 recorded sales of the last 12 months, and every purchase here is a resale.

Listings come from the Southwest Florida MLS through our search and change daily.

Listings by price band

The four price links split the search the way the county record splits the last 12 months of sales. Under $600,000 is where 8 of the 36 recorded sales traded, at $428,000 to $590,000, and 6 of those 8 were Quail Walk sales. The $600,000 to $900,000 link covers 15 sales at $600,000 to $875,000, and the $900,000 to $1,200,000 link covers 9 sales at $900,000 to $1,175,000. The $1,200,000 and above link covers 4 sales, at $1,290,000 to $1,330,000. At the October 29, 2026 export the 13 active listings fell 3, 2, 3 and 5 across the same four bands.

New on the market in the last 30 days

The 30-day link filters the same Longshore Lake search to listings whose days-online count is 30 or fewer. A new listing can come to market at any price and in either section, so this link is the one to check if you are watching for a particular street or lot.

Searching the Longshore Lake Units and Quail Walk

Our search holds both MLS names, Longshore Lake and Quail Walk, plus the map box. Longshore Way is divided between the two sections, so a listing on that street can sit in either one. The October 29, 2026 export tags 5 of its 63 rows Quail Walk and none of the 13 active listings, yet 4 of those 13 sit on Quail Walk streets. The plat and the county record, not the listing's subdivision field, settle which section a home is in. The section differences are set out under "What is Quail Walk, and how does it differ from the Longshore Lake Units in Naples?"

What the MLS calls Longshore Lake

In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, all 63 rows carry the Development name LONGSHORE LAKE, the property type Single Family and ZIP 34119. The Sub field reads LONGSHORE LAKE on 58 rows and QUAIL WALK on 5. Island Walk is a separate community nearby, so a search on that name will not return these homes. Our search pairs the MLS names with a map box, and a listing filed under another name inside the box can be missed; browse all Naples listings for a wider net.

What a search cannot filter

The search sets price, recency and the two MLS names, and nothing else. It cannot sort homes by lake frontage, pool, dock, garage or roof year, because the October 29, 2026 export carries no filled value for the waterfront field on any of its 63 rows. Read each listing, then check the Foundation's design rules for roofs, pools and docks before an offer.

Turnover: 36 of 565 homes in 12 months

The county recorded 36 qualified improved sales on the 565 homes in the 12 months to August 31, 2026, which is 6.4 percent of the homes. The count includes both sections, 28 sales in the Longshore Lake Units and 8 in Quail Walk.

565 single-family homes on 606 parcels

Every home on the roll is a single-family home. The roll lists no condominium units, so a search for a condominium building belongs on Naples condos for sale instead. The other 41 parcels are not homes; they are common tracts owned by the Foundation and a few vacant parcels.

Thirteen plats, two sections

The Longshore Lake Units are nine recorded plats and Quail Walk is four. The table gives each plat's home count, residence years and median lot from the 2026 county roll. It carries no sales column, because a single plat records between 0 and 9 sales in the 12 months to August 31, 2026.

Residence years 1988 to 2017

The county roll dates the residences from 1988 to 2017, with a median of 1995. The Longshore Lake Units run 1988 to 2017 with a median of 1995, and Quail Walk runs 1989 to 2015 with a median of 1997. Of the 565 homes, 145 carry a residence year of 2000 or later and 420 an earlier one. Those 145 are 106 in the Longshore Lake Units and 39 in Quail Walk.

Decade of residence year Homes
1980s 48
1990s 372
2000s 143
2010s 2
All decades 565

The two 2010s homes carry residence years of 2015 and 2017, the newest on the roll.

Lot sizes

The median lot is 0.31 acre across the community. The Longshore Lake Units median is 0.31 acre and the Quail Walk median is 0.17 acre. By plat the medians run from 0.14 acre in Quail Walk Phase 1 to 0.34 acre in Unit 4. A smaller lot is a recorded plat fact, and it says nothing about how a home sits on its lot; the survey for the exact home governs.

Twenty-seven streets and the Longshore Way spine

The roll names 27 streets. Longshore Way is the spine, with 173 homes, and 11 of them sit on Quail Walk plats (Phases 1 and 4) while the other 162 sit on Units plats. Phoenix Way holds 56 homes, Night Heron Drive 37, Shearwater Lane 32 and Mourning Dove Drive 29, all in the Longshore Lake Units. Five streets sit wholly in Quail Walk: Fieldfair Drive with 38 homes, Hampton Lane with 14, Mistlethrush Lane with 12, Linnet Lane with 11 and Chat Court with 5.

Common tracts, no land sales and no rebuilds

The Foundation owns the common tracts that fill out the 606 parcels. The county recorded 0 vacant-land sales since 2017, and 0 improved sales since 2017 were followed by a newer residence on the same parcel. The newest residence years are 2015 and 2017, so the roll shows a community built out rather than one still filling in.

Homestead exemptions

The 2026 roll shows 425 of the 565 homes with a homestead exemption, which is 75.2 percent. By section that is 363 of 474 homes in the Longshore Lake Units and 62 of 91 in Quail Walk. This is a county tax fact only: it changes how a seller's bill compares with a buyer's, a point worked through under "What are property taxes on a Longshore Lake home in Naples?"

What have Longshore Lake homes sold for in Naples?

Collier County recorded 36 qualified Longshore Lake sales in Naples in the 12 months to August 31, 2026, at an $845,000 median (the midpoint of the two middle sales): the Longshore Lake Units 28 at $862,500 and Quail Walk 8 at $566,000. Data updated: October 2026.

The 12 months to August 31, 2026

We tracked every qualified sale the county recorded in Longshore Lake from 2017 through August 2026, and read each one against the plat and street it sits on. The window ends August 31 because that is the last fully qualified month in the county file. The table gives each window for all homes, then for the two sections.

The Longshore Lake Units and Quail Walk

The two sections trade in different ranges, which is why the community-wide median needs its split. The Longshore Lake Units line holds 28 sales from $545,000 to $1,330,000, and the Quail Walk line holds 8 sales from $428,000 to $711,500. We print no median for a single plat or street, because a plat records 0 to 9 sales in the 12 months and a median of so few deeds describes those deeds only.

The prior 12 months: 24 sales at $813,150

The 12 months to August 31, 2025 hold 24 sales at $813,150, and the 12 months to August 31, 2026 hold 36 sales at $845,000 (Longshore Lake Units: 28 at $862,500; Quail Walk: 8 at $566,000). The windows differ in mix. Quail Walk accounts for 8 of the 36 recorded sales in the later window and 4 of the 24 in the earlier one, and the Longshore Lake Units account for 28 and 20. The Units line holds 20 sales at $910,000 in the earlier window, and 28 at $862,500 in the later one.

24 and 36 months: 60 at $833,150 and 91 at $850,000

Over 24 months the county recorded 60 sales at $833,150, made up of 48 in the Longshore Lake Units at $882,500 and 12 in Quail Walk at $560,000. Over 36 months it recorded 91 at $850,000, made up of 75 in the Units at $900,000 and 16 in Quail Walk at $568,500. The 24-month median is the price used for the worked cost example under "What does a Longshore Lake home in Naples cost to own and close on?"

A 12-month price ladder

The ladder sorts the 36 sales of the latest 12 months into the same four bands as the search links above.

Price band Sales Median Range
Under $600,000 8 $550,000 (midpoint) $428,000 to $590,000
$600,000 to $899,999 15 $799,000 $600,000 to $875,000
$900,000 to $1,199,999 9 $980,000 $900,000 to $1,175,000
$1,200,000 and over 4 $1,310,000 (midpoint) $1,290,000 to $1,330,000
All bands 36 $845,000 (midpoint) $428,000 to $1,330,000

The middle two bands hold 24 of the 36 sales. Six of the 8 sales under $600,000 were Quail Walk sales, a fact about those deeds and not a filter in the search.

Sales by year, 2017 to 2026

The annual line counts qualified single-family sales by calendar year, with 2026 running to August 31. The county recorded 0 vacant-land sales in every year.

Year Sales Median Range
2017 35 $482,000 $285,900 to $950,000
2018 41 $500,000 $300,000 to $915,000
2019 40 $446,000 (midpoint) $262,500 to $789,000
2020 39 $525,000 $363,000 to $1,150,000
2021 49 $655,000 $390,000 to $1,100,000
2022 23 $900,000 $549,000 to $1,535,000
2023 38 $985,250 (midpoint) $550,000 to $1,505,500
2024 27 $899,000 $529,000 to $1,450,000
2025 29 $700,000 $505,400 to $1,500,000
2026 to Aug. 31 26 $850,000 (midpoint) $428,000 to $1,330,000

Why the annual line needs its counts

Each year's median describes whichever homes happened to sell that year. The annual line mixes Longshore Lake Units and Quail Walk sales in a different share every year, and the counts run from 23 in 2022 to 49 in 2021. Read each median with its count and its range beside it, and treat the table as a record of what sold, not a measure of what any one home is worth.

How the county and MLS counts differ

The county line counts qualified improved sales by recorded deed, in whole months ending August 31, 2026. The MLS counts closings by closing date, in a window that ends later. Because the two sources use different windows and different coding, they are reported separately here and never blended; the MLS side is set out under "What does the MLS show about Longshore Lake in Naples?"

What does the MLS show about Longshore Lake in Naples?

In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, Longshore Lake in Naples shows 48 closings at a $745,000 median, $338.78 per MLS living square foot and 29 median days on market, plus 13 active and 2 pending listings. Data updated: October 2026.

48 closings in the October 29, 2026 export

The export covers closings from October 29, 2025 to October 28, 2026, so 48 closings sit on 46 addresses, because two homes closed twice. The sold median of $745,000 is the midpoint of the two middle sales. The table gives each status as it stood in the October 29, 2026 export.

Status Rows Price MLS living area (sq. ft.) Days on market
Closed 48 Sold median $745,000; list median $754,950; range $390,000 to $1,500,000 Median 2,230; 1,448 to 3,683 Median 29 (0 to 334)
Active 13 List median $995,000; range $500,000 to $1,485,500 Median 2,518; 1,482 to 3,268 Median 29 (1 to 226)
Pending With Contingencies 2 Not printed individually Not printed individually Not printed individually

Price per MLS living square foot

Dividing each sold price by its MLS living area gives a closed median of $338.78 per square foot, across a range of $232.70 to $522.47. For the 13 active listings the list price per MLS living square foot has a median of $391. Both figures use the MLS living area in the October 29, 2026 export, which agents enter by hand, and neither is a county measurement. We print no per-foot figure by street.

Living area from 1,448 to 3,683 square feet

MLS living area on the 48 closings runs from 1,448 to 3,683 square feet. The table sorts the closings into four size bands in the October 29, 2026 export and gives the sold median in each.

MLS living area Closings Sold median
Under 1,800 sq. ft. 11 $520,000
1,800 to 2,399 sq. ft. 15 $622,000
2,400 to 2,999 sq. ft. 15 $944,500
3,000 sq. ft. and over 7 $1,300,000
All closings 48 $745,000

The Longshore Lake Units and Quail Walk by street

The MLS Sub field cannot split the sections: two addresses closed twice in the export and their Sub value changed between the two sales. So we assigned each row by street, using the county plat record, and by house-number range on the Quail Walk end of Longshore Way West. The assignment is ours, not an MLS field, and the table shows it as in the October 29, 2026 export.

Group Closings Sold median Sold range MLS living area (median) Active Active list median
Quail Walk streets 13 (11 addresses) $535,000 $428,000 to $711,500 1,448 to 2,420 (1,648) 4 $587,200 (midpoint)
Longshore Lake Units streets 35 $850,000 $390,000 to $1,500,000 1,676 to 3,683 (2,635) 9 $1,269,000

Bedrooms and dens

The bedroom field runs from 2 bedrooms plus a den to 6 or more bedrooms. Its counts across all 63 rows of the October 29, 2026 export are agent entries, not county records.

Bedroom field Rows
2+Den 3
3 Bed 24
3+Den 15
4 Bed 10
4+Den 7
5 Bed 2
5+Den 1
6 or More 1
All rows 63

Days on market and sold to last list

Of the 48 closings, 47 carry a days-on-market value and one is blank. The median is 29 days, from 0 to 334, with 25 of the 47 at 30 days or fewer and 12 of the 47 at 90 days or more. Sold price against the last list price has a median of 96.12 percent per sale, and 4 of the 48 closed at or above the last list price. The export holds the current list price, not the original, so the ratio is measured against the last asking price, not the first.

Active and pending at the export date

At the October 29, 2026 export there were 13 active listings and 2 pending with contingencies. Across the four search bands the 13 active listings fell 3 under $600,000, 2 from $600,000 to $900,000, 3 from $900,000 to $1,200,000 and 5 at $1,200,000 and above. Four of the 13 sit on Quail Walk streets and 9 on Longshore Lake Units streets. The widgets above show today's listings, not this count.

How the MLS and county counts compare

The MLS closings run from October 29, 2025 to October 28, 2026, and the county window runs from September 1, 2025 to August 31, 2026. Of the 48 closings, 35 fall on or before August 31, 2026 and 13 fall after it, so the two counts cover different months. The MLS side also holds 13 closings on Quail Walk streets out of 48, while the county window holds 8 Quail Walk sales out of 36. These are separate records of separate windows, and we do not average them.

What the MLS files do not hold

The October 29, 2026 export has no filled lake-frontage value, pool field, garage-space count or roof year for these rows, so none of those is printed on this page as a count. The Foundation's design rules fix several of those features, and they are covered under "What are Longshore Lake homes in Naples like, from roofs to garages?" Check each listing and its permit file for the rest.

Where is Longshore Lake in Naples, and how did it develop?

Longshore Lake in Naples sits north of Immokalee Road and east of Interstate 75 in unincorporated Collier County, ZIP 34119. The Longshore Lake PUD is active, the first homes carry residence year 1988, and the newest carry 2015 and 2017, so every purchase today is a resale.

North of Immokalee Road, east of Interstate 75

On the county's planned unit development layer, the community's west edge sits about 1 mile east of Interstate 75, and its south edge sits about a quarter mile north of Immokalee Road. Both figures are straight line, measured by extent, and neither is a drive distance. The drive figures sit under "What is near Longshore Lake in Naples, and which schools and services serve it?"

ZIP 34119 in unincorporated North Naples

Longshore Lake carries ZIP 34119 and a Naples mailing address, yet it is not inside the City of Naples. Collier County governs the land as unincorporated, and the county roll places every home in millage area 98. The tax side of that sits under "What are property taxes on a Longshore Lake home in Naples?" For the wider market around it, start at the Naples hub.

Neighbors by name: Olde Cypress and Island Walk

Our Olde Cypress research names Longshore Lake as that community's western neighbor, and Olde Cypress has its own page. Island Walk is a separate community with its own association. Quail Creek is also separate: the governing documents of Longshore Lake Foundation, Inc. let the Board exchange a parcel with its owners' association, which is a land exchange only and not shared governance. No distance to any of the three is given on this page.

The Longshore Lake PUD and the original covenants

The county's planned unit development layer lists Longshore Lake as petition R-87-2, Ordinance 93-3, status active, at about 315 acres. The original General Covenants are recorded at OR 1294 PG 418. The sources read for this page do not state the year of that recording, so none is printed. No document read names a developer.

From the first homes in 1988 to the last in 2017

County residence years run from 1988 to 2017, and building continued through the 2000s. The table pairs the county's build decades with document dates; the full breakdown sits under "What kinds of homes are in Longshore Lake, Naples?"

The 2024 Third Amended and Restated Declaration

The Third Amended and Restated Declaration was adopted April 18, 2024 and recorded April 23, 2024 (OR 6352 PG 64). Its Exhibit A lists the plats of both sections. What it sets for owners is laid out under "Who governs Longshore Lake in Naples?"

What is Quail Walk, and how does it differ from the Longshore Lake Units in Naples?

Quail Walk in Longshore Lake, Naples, is a section of 91 homes in four phases, and the Longshore Lake Units hold the other 474 on nine plats. In the 24 months to August 31, 2026, the county recorded 48 Units sales at $882,500 and 12 Quail Walk sales at $560,000, each a midpoint of the two middle sales.

The Longshore Lake Units: nine plats from Unit One to Unit 5D

The Units are Unit One, Unit Two, Unit Three, Unit Four, Unit 5A, Unit 5B1, Unit 5B2, Unit 5C and Unit 5D, per Exhibit A of the Declaration. Together they hold 474 homes, residence years 1988 to 2017, median 1995, median lot 0.31 acre. Unit Four is a single-street plat on Merganser Court, and Units 5C and 5D share Pomarine Court. The plat-by-plat counts and lot sizes sit in the plat table under "What kinds of homes are in Longshore Lake, Naples?"

Quail Walk: four phases on five streets plus part of Longshore Way

Quail Walk holds 91 homes in Phases One to Four, with residence years 1989 to 2015, a median of 1997, and a median lot of 0.17 acre. Five streets lie wholly in Quail Walk on the county roll: Fieldfair Drive, which crosses all four phases, Hampton Lane in Phase Three, Mistlethrush Lane in Phase Two, and Linnet Lane and Chat Court in Phase One. Part of Longshore Way belongs to Phases One and Four.

Longshore Way and the line between the sections

Longshore Way is divided between the two sections: it runs through the Units plats and through Quail Walk Phases One and Four. Every street other than the five named above lies wholly in the Units. The plat and the county record, not the listing's subdivision field, settle which section a home is in, so a street name alone does not settle it for Longshore Way.

Recorded sales by section over 24 and 36 months

The county's qualified improved-sale records give two longer windows, both ending August 31, 2026, and counts sit beside every median because 12 or 16 sales can move on a handful of closings. Over 24 months the Units recorded 48 sales from $525,000 to $1,500,000 and Quail Walk 12 from $428,000 to $711,500. Over 36 months the Units recorded 75 sales (median $900,000) from $525,000 to $1,500,000 and Quail Walk 16 (median $568,500) from $428,000 to $725,000. The community-wide 12-month county figures are under "What have Longshore Lake homes sold for in Naples?" Closing costs are worked at the 24-month community median, in the cost section.

MLS living area by section

In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, the section has to be built from the street, because the listing's subdivision field tags only 5 of the 63 rows QUAIL WALK. Assigned by street and house number (inferred and labelled), sold homes on Quail Walk streets show living area from 1,448 to 2,420 square feet, median 1,648, and sold homes elsewhere show 1,676 to 3,683 square feet, median 2,635. The full MLS layer is under "What does the MLS show about Longshore Lake in Naples?"

One Foundation, one dues rate

Longshore Lake Foundation, Inc. is the master owners' association and the club operator for both sections. Its dues are $1,418 a quarter ($5,672 a year) in 2026, one rate for all 565 homes, per the Foundation's 2026 budget. The governing documents allow recorded Neighborhood Covenants; confirm any neighborhood charge in the title commitment and the estoppel. No separate Quail Walk association was found. The fee detail is under "What are Longshore Lake HOA fees in Naples, and what do they cover?"

Searching for Quail Walk homes for sale

Start from the street, not the subdivision field. In the October 29, 2026 export, two homes closed twice and carry different subdivision values on their two closings, which shows the field cannot divide the sections. Check each listing against the five Quail Walk street names. The price-band searches under "What Longshore Lake homes are for sale in Naples right now?" are price filters only, never section filters. To have a Quail Walk search pulled by street, contact our team.

What are Longshore Lake homes in Naples like, from roofs to garages?

Longshore Lake homes in Naples are resale single-family homes with residence years from 1988 to 2017, and the public documents read for this page name no developer or builder and publish no plan catalogue. A buyer learns about one home from MLS fields, the floor plan, and the Foundation's design rules for roofs, garages, pools and docks.

No published builder or plan names

The Foundation's public pages and governing documents, as read for this page, name no developer or builder, and no plan names, model names or architectural style names turned up. The MLS building design field reads single-family on all 63 rows of the October 29, 2026 export, which says nothing about plan. Longshore Lake is resale only, so a buyer who wants newly built homes across Naples searches elsewhere.

Bedroom and den fields

In the October 29, 2026 export, listing agents entered the bedroom field anywhere from 2 bedrooms plus a den to 6 or more bedrooms. The counts by class sit under "What does the MLS show about Longshore Lake in Naples?" Bedroom entries are the agent's, so confirm them against the floor plan and the permit file.

Tile or metal roofs by rule

The Combined Rules and Regulations, revised in February 2025, do not permit asphalt shingle roofs. A new or replacement roof needs Architectural Review Board approval, and re-roofing is in tile, aluminum or approved metal. An owner with a shingle roof must move to tile or metal when the roof is replaced. How roof year and material play into insurance is covered under "How do storms and homeowners insurance work for Longshore Lake homes in Naples?"

Two-car enclosed garages by rule

The Architectural Review Board's design standard requires an enclosed garage for at least two cars (ARB 2.06). Garage door screens need Board approval. The county roll and the MLS export carry no garage column, so the listing shows the count.

Pools and screen enclosures

Above-ground pools are prohibited. A pool, its screen and its enclosure go into the plan submission to the Architectural Review Board, the screen pitch must match the roof, and pool water may not be drained into the lake. Neither the county roll nor the MLS export has a pool column, so each listing has to show one.

Floating docks on the lake

Docks are floating only. The deck area is limited to 100 square feet, and a dock needs prior written Architectural Review Board approval and county permits obtained by the owner. It is also registered with the Foundation. The county roll flags no water frontage, so lake frontage is confirmed on each listing and on the survey.

What amenities come with a Longshore Lake home in Naples?

A Longshore Lake home in Naples comes with a central lake, The Club at Longshore Lake with dining, a heated pool, a fitness center, eight lighted Har-Tru tennis courts, four pickleball courts and a 2.6-mile path, behind a gatehouse. The hours, counts and rules below are as the Foundation published them, read October 31, 2026.

The lake: 88 acres, per the Foundation

The community is organized around an 88-acre lake, per the Foundation's Combined Rules and Regulations, revised in February 2025. The Foundation budgets lake management as a line item; see "What are Longshore Lake HOA fees in Naples, and what do they cover?"

Boating and fishing rules

Boating and fishing are allowed. Watercraft may be no longer than 19 feet and powered by hand, foot, oars, paddles, sail or electric motor. The covenants permit no motorized or power boats on the lake except maintenance boats, and wake-producing craft are limited to 5 miles per hour. Motorized craft are registered with the Foundation. Swimming, diving from docks and wading are prohibited. Fishing is catch-and-release, from the shore on Foundation property. The rules also carry a wildlife notice that alligators, snakes and other wildlife may be present. The dock and storage rules are explained under "What leasing, pet, vehicle, boat and design rules apply in Longshore Lake, Naples?"

The Club at Longshore Lake and its dining

The Club at Longshore Lake is the clubhouse on Phoenix Way. The Foundation lists dining in The Bar and the Main Dining Room, with lunch and dinner Wednesday to Friday and a Saturday happy hour from 4:00 to 7:00 p.m., and it states that days and hours are subject to change. The page does not state dining membership terms, and no dining fee is printed here. The Foundation site also links an events calendar.

Heated pool and fitness center

The Foundation says the community pool is heated and open 365 days a year, weather permitting, from 8:00 a.m. to sunset, with umbrella-shaded tables. The fitness center is open 5:30 a.m. to 10:00 p.m. daily, with electronic card access outside clubhouse hours. Its listed equipment is 2 treadmills, 2 elliptical trainers, 2 recumbent bikes, 1 Airdyne bike, 6 pieces of Cybex strength equipment, dumbbells, benches and a battle rope. Pets are not allowed in the fitness center.

Eight Har-Tru tennis courts

Longshore Lake tennis is run from the tennis center: eight Har-Tru courts, all lit for night play. A USPTA-certified professional gives private lessons, group lessons and strategy clinics. The Foundation lists interclub matches, tournaments, round robins, mixed doubles parties and USTA league play, plus men's and women's lockers and showers and the Pub Lounge with indoor seating and an outdoor patio. Tennis fees and membership tiers are not published on the page read.

Four pickleball courts and the guest rule

The Foundation states 4 dedicated pickleball courts, open daily 8:00 a.m. to 9:00 p.m. and lighted for evening play. Courts are reserved online or in the app for up to 90 minutes, three days ahead. Guests play only with a resident host; the Foundation lists a $10 guest fee per reservation, waived for visiting houseguests, as of October 31, 2026. It also says non-resident pickleball memberships are not available.

The 2.6-mile path along Longshore Way

The Foundation lists a 2.6-mile path that circles the property along Longshore Way, the community's spine street. The page gives no surface or lighting details.

The gatehouse and guest entry

Longshore Lake is gated through a staffed gatehouse, per the Foundation. Its Combined Rules say the gatehouse is staffed 24 hours a day, seven days a week, unless storm conditions prevent it. Guests show a driver's license to the gate attendant, and residents can pre-authorize visitors. The number of entrances is not published on the Foundation pages read, so ask before relying on any particular route.

What Longshore Lake does not have

Longshore Lake has no golf course and no golf membership. Per the Foundation pages read, it also has no marina, no beach club and no vehicle storage lot. For a course, see Naples homes on golf courses, a different set of communities.

What should a buyer check on a Longshore Lake home built 1988 to 2017?

A Longshore Lake home in Naples carries a residence year between 1988 and 2017, with a median of 1995, and the owner maintains the roof, the irrigation line and the exterior. The permit file, the four-point and wind mitigation reports and the elevation certificate therefore tell a buyer more than the listing does.

Check What to look for Ask for
Roof Installation year, material, permit, any shingle left Roof permit and invoice
Code era Permit date of the home and of each addition Permit history from the county
Openings Shutter type, which openings are protected Wind mitigation report
Pool and screen Screen pitch, equipment, Board approval Approval letter and permit
Dock Floating type, Foundation registration Approval, county permit, registration
AC, panel, plumbing Installation dates and permits Four-point inspection
Irrigation Line from the gate valve to the house Seller's repair history
Flood Zone for the exact lot and the lowest floor height Flood determination, elevation certificate

Roof year, roof material and the insurance roof rule

Ask for the roof's installation year, material and permit. At re-roofing the Foundation's rules allow tile, aluminum or approved metal and not asphalt shingle, so a shingle roof still on a home will change at its next replacement. The insurance side of roof year and material is under "How do storms and homeowners insurance work for Longshore Lake homes in Naples?"

Building code era by permit date

The first statewide Florida Building Code took effect March 1, 2002 (as carried). A home's permit date, not its plat, decides which code it was built to, and one plat can hold homes dated years apart, so ask for the permit record of the exact house.

Windows, shutters and opening protection

The Foundation's rules let metal, fabric or clear plastic shutters stay up June 1 to November 30, and metal shutters are painted to match the house. Plywood is allowed only for watches and warnings and for two days after. Ask which openings are protected and request the wind mitigation report.

Pool, screen enclosure and dock condition

Under the Foundation's rules a pool screen must match the roof pitch, and a dock must be a floating dock registered with the Foundation. Ask for the Architectural Review Board approval letters and the county permit for each.

Air conditioning, electrical panel and plumbing

These are the four-point inspection items. Neither the county roll nor the October 29, 2026 export carries system dates, so the seller's permit file and the inspector's report are the record. Insurers read the same items, and the thresholds that matter are collected under "How do storms and homeowners insurance work for Longshore Lake homes in Naples?"

Irrigation line and lot drainage

Homes connect to the Foundation's master irrigation system, and the owner maintains the line from the gate valve to the house. Ask the seller where the valve is and whether the line has been repaired.

Lot drainage and flood zone vary by lot, and the flood facts sit under "Is Longshore Lake in Naples in a flood zone?" Ask for an elevation certificate and run a flood determination on the exact address, because the flood determination and elevation certificate for the exact home govern.

What is near Longshore Lake in Naples, and which schools and services serve it?

Zoning is set by address, so this page does not say that every home is assigned to these three schools.

School Address as the district prints it State grade
Veterans Memorial Elementary 15960 Veterans Memorial Blvd A in each year 2021-22 to 2025-26 (as carried)
North Naples Middle 16165 Learning Ln A in each year 2021-22 to 2025-26 (as carried)
Aubrey Rogers High 15100 Patriot Pl A in each year graded, 2023-24 to 2025-26; opened 2023 (as carried)

Hospitals, fire and rescue, and the sheriff

NCH North Naples Hospital is at 11190 Health Park Blvd and Physicians Regional Medical Center, Pine Ridge, is at 6101 Pine Ridge Rd; their routed distances are in the table. A Collier County fire district serves the community; the district line on the property tax bill names it. The Collier County Sheriff's Office serves unincorporated Collier County. No phone numbers are printed here.

Water, sewer, trash, irrigation and telecom

Collier County Water-Sewer District is the utility for unincorporated North Naples; confirm service on a recent bill. For electric service, ask the seller for a recent bill. The county's solid waste charge is $269.77 on 564 of the 565 homes on the 2026 roll, with no CDD line on any bill, and the tax detail is under "What are property taxes on a Longshore Lake home in Naples?" The Foundation supplies irrigation through its master system. Note that no cable or internet line appears in the Foundation's 2026 budget, so confirm providers with the seller; the budget is explained under "What are Longshore Lake HOA fees in Naples, and what do they cover?"

Who governs Longshore Lake in Naples?

Longshore Lake in Naples is governed by Longshore Lake Foundation, Inc., the master owners' association and club operator for all 565 homes in both sections, under a Third Amended and Restated Declaration adopted April 18, 2024. The Foundation posts a Realtor Documents page and a 2026 budget, and no CDD appears on any tax bill.

One Foundation for 565 homes

The Foundation is the master owners' association and the club operator, one body for the Longshore Lake Units and Quail Walk. Its 2026 budget counts 565 units, each with a 1/565 share, which matches the 565 single-family homes on the county roll. Under section 3.1 of the Declaration, each owner agrees in the deed to pay annual and special assessments and "house" charges for food, beverage and tennis. For the wider market, see Naples.

The governing documents

The table lists the documents a buyer can ask for. The Declaration carries the binding sections, the Combined Rules carry the day-to-day rules, and the Realtor Documents page, read October 31, 2026, lists the set. Ask for current versions at contract, since a later amendment may not yet show on the public page.

The management company named on the Foundation's site

KW Property Management & Consulting is named on the Foundation's club management page and in the header of its 2026 budget, which carries management fees of $45,481. The pages name the company only, and this page names no individual. Confirm the current management contact with the Foundation before closing.

Special assessments and the member vote

A capital improvement paid by special assessment needs a majority of the Board. Any special assessments totaling more than one-sixth of the annual assessment in a fiscal year also need a majority of the members voting at a meeting with a quorum, under the Declaration. The Declaration also lets the Foundation sign a bulk cable or satellite contract, subject to majority owner approval of the contract.

Neighborhood Covenants and Quail Walk

The Declaration defines a Neighborhood as a development sub-area under a recorded Neighborhood Covenant, and such covenants apply to specific neighborhoods only. The 2026 budget shows one rate for all 565 homes, but whether a recorded Neighborhood Covenant adds a charge in Quail Walk was not confirmed. Confirm any neighborhood charge in the title commitment and the estoppel. No separate Quail Walk association was found.

No CDD on any of the 565 bills

The 2026 Collier County roll shows no community development district line on any of the 565 bills, and the Foundation's 2026 budget has no CDD or special-district line. The one county non-ad valorem line is explained in "What are property taxes on a Longshore Lake home in Naples?". A title commitment lists any recorded assessment, so read it for the exact home.

What are Longshore Lake HOA fees in Naples, and what do they cover?

Longshore Lake HOA fees in Naples are $1,418 a quarter ($5,672 a year) in 2026, one rate for all 565 homes, per the Foundation's 2026 budget. At closing a buyer also pays a $4,500 Capital Contribution Fee and a $150 transfer fee, and dining and tennis charges go to the members who use them.

$1,418 a quarter for every home

We tracked the Foundation's 2026 budget line by line against its Realtor Documents page and the MLS fee fields in the October 29, 2026 export, and the three agree on $1,418 a quarter, with the export showing it on 59 of 63 rows. The budget lists one unit type, 565 units, so the Longshore Lake Units and Quail Walk pay the same Foundation rate.

Operating and reserve shares of $1,076 and $342

Budget page 4 splits each quarter into $1,076 for operations and $342 for reserves. Four quarters of $1,076 across 565 homes reconcile to the $2,431,756 owner-assessment total within rounding. Total revenue and total expense are each $2,875,137. Due dates and late-charge amounts are not published on the pages read.

What the 2026 budget pays for

The lines above come from the budget as printed: a gatehouse service line, a maintenance contract, lake management, electricity, irrigation, streets and sidewalks, pool service, insurance and the management fee. They are the Foundation's published plan for the whole community, not a promise of what any one home receives.

Fully funded reserves

The budget carries reserve funding of $772,920 for 2026 and $678,000 for 2025. Its pages read "presented with fully funded reserves." The 2026 figure matches the $342 reserve share across 565 homes and four quarters. Ask the Foundation for its reserve study at contract.

House charges for dining and tennis

Under section 3.1(C) of the Declaration, "house" charges for food, beverage and tennis are billed to the members who use them. The dues in the table are the assessment, not a dining or tennis bill. The facilities themselves are described in "What amenities come with a Longshore Lake home in Naples?".

Cable and internet: no budget line

No cable or internet line appears in the Foundation's 2026 budget, even though the Declaration allows a bulk contract with majority owner approval. Confirm which providers serve the exact home and what they charge, and treat any bulk arrangement as unverified until the Foundation shows it in writing.

The $4,500 Capital Contribution Fee and its exemptions

The buyer pays $4,500 to the Foundation at closing, effective January 1, 2023, and the Board sets the amount by resolution after a biannual review. The covenants exempt a transfer from one co-owner to another, to heirs, to an estate-planning trustee or spouse, and from foreclosure to the lender. An owner who sells one Foundation home and buys another is exempt within stated windows of 30 and 180 days.

Fines, the lien and the estoppel

Fines are capped at $100 a day and $3,000 per occurrence under the By-Laws of May 23, 2023; published examples are $50 and $100 for a first and second parking violation, the same for an Architectural Review Board violation, and $100 for a dirty roof. Assessments are a continuing lien, and a buyer is jointly liable with the seller for unpaid assessments due before closing. The estoppel comes through a third-party portal the Realtor Documents page names.

What are property taxes on a Longshore Lake home in Naples?

Property taxes on a Longshore Lake home in Naples use one millage area, 98, at 9.3696 mills in 2026, plus a $269.77 solid waste charge and no CDD line. The 2026 median bill of $5,214.70 reflects prior assessed values, while a worked first-year bill at $833,150 is $7,806.28 before that charge.

The school millage is 4.1470 and the non-school total is 5.2226, which is the county's 3.8969 plus the other lines at 1.3257. Because every home shares one millage area, two bills differ by assessed value, exemptions and the non-ad valorem line, not by rate.

The $269.77 line, no CDD, one unexplained exception

The county's $269.77 solid waste charge appears on 564 of the 565 homes, and no CDD line appears on any of the 565 bills. One parcel carries a larger non-ad valorem charge the roll does not explain, and this page does not print it.

Roll medians by section

On the 2026 roll, the median total tax is $5,214.70 across 565 homes, $5,441.16 in the Longshore Lake Units (474 homes) and $4,069.35 in Quail Walk (91 homes). The median just value is $719,156, with $765,256 in the Units and $493,015 in Quail Walk. A just value is the county's assessed figure for that year, not a sale price.

Why a seller's bill is not yours

The roll's median reflects the assessed values current owners carry, and a sale can reset that value, so a buyer's first bill can differ from the seller's. The next section therefore works from a recorded sale price. The Tax Collector's bill governs, and our agents can help estimate it for the exact parcel.

Worked first-year bill at $833,150, and the homestead saving

The 24 months to August 31, 2026 hold 60 recorded qualified sales at $833,150, the midpoint of the two middle sales. Taking that price as the assessed value gives the bill below, an illustration and not a bill.

Item Amount
Ad valorem tax at 9.3696 mills $7,806.28 ($650.52 a month)
Same bill with a homestead exemption $7,434.11
Homestead saving $372.17
Solid waste charge, added to either $269.77

What does a Longshore Lake home in Naples cost to own and close on?

A conforming loan

The $666,520 loan sits under the $832,750 conforming limit, so the example needs no jumbo loan even though the price is $833,150. A lender sets the actual rate and terms. To see current listings, browse all Naples listings.

What a rate a year earlier did

At 6.17 percent, the rate the county worked example uses for a year earlier, principal and interest on the same $666,520 loan is $4,069.26. The $4,542.32 above is at 7.24 percent. Both figures use the identical loan.

Title, note stamps and intangible tax

A buyer in Collier County customarily pays for the owner's title policy, which is $4,241.00 at this price on the promulgated tiered schedule, not a flat rate per thousand dollars. A financed buyer also pays Florida's note stamps ($2,333.10) and intangible tax ($1,333.04) on the loan, for $7,907.14 in all, or 0.95 percent of the price. A cash buyer pays title only, 0.51 percent.

Foundation fees at closing and seller deed stamps

The Foundation's $4,500 Capital Contribution Fee falls on the buyer at closing, and the $150 transfer fee goes in with the Sales Application. The estoppel fee is not published. The seller pays deed stamps of $5,832.40 at this price.

Leasing: 90 days minimum, three a year

A lease must run at least 90 continuous days, a home may be leased on no more than three occasions in a calendar year, and a lease counts in the year it starts. Only an entire home can be leased, with prior written Foundation approval and the Foundation's addendum. A tenant application is $150 per property plus $50 per adult applicant, by check, with a decision within 14 days of a complete application. This page states no rent level.

Sale approval and the 20-day window

The $150 transfer fee goes in by check with the Sales Application, returned at least 14 days before closing, and the covenants ask for written notice at least 30 days before a transfer. The Board acts within 20 days of notice and all requested information, and silence for 20 days is deemed approval. A recordable Certificate of Approval follows, and the seller must give the buyer the governing documents before closing. Public open houses run Saturday and Sunday from noon to 5:00 p.m., and one sign up to 24 by 18 inches comes down within seven days after a sale.

Pets

The Declaration permits dogs, cats, caged birds and other "usual and non-exotic household pets" in reasonable numbers, none kept or bred commercially. Pets are leashed or carried outside an unfenced lot, waste is picked up, and pets are not allowed in the fitness center. No breed or weight rule was found.

Vehicles, boats on trailers and overnight parking

Commercial vehicles, recreational vehicles, motorcycles, boats, trailers, campers and mobile homes may not be parked overnight unless fully inside a garage. The Foundation may issue one-night driveway passes, at most two a month. The Rules note that Florida law limits the covenant for pickup trucks and some work vehicles, so confirm the vehicle with the Foundation. Garage and yard sales are prohibited.

Watercraft and docks on the lake

Motorized or power boats are not permitted except maintenance boats, and electric motors are allowed. Watercraft may be no longer than 19 feet, powered by hand, foot, oars, paddles, sail or electric motor, and wake-producing craft are limited to 5 miles per hour. Motorized craft register with the Foundation. Swimming, diving from docks and wading are not allowed, fishing is catch-and-release, and the rules note that alligators may be present. Docks are floating only, with Architectural Review Board approval and county permits. The lake itself is described in "What amenities come with a Longshore Lake home in Naples?".

Roofs, paint, driveways and fences

The Architectural Review Board has 30 days to respond to a complete submission, and silence is deemed approval. Roof replacement needs approval, and asphalt shingle is not permitted. Every exterior color, even a repaint in the same color, needs approval, and driveway changes need approval, with no black asphalt. Fences are four feet, set inside the setbacks, with no chain link. The roof rule as a home feature appears in "What are Longshore Lake homes in Naples like, from roofs to garages?".

Shutters, satellite dishes, contractors and work hours

Hurricane shutters may stay up June 1 to November 30. Satellite dishes up to one meter need no review. Each lot may hold one piece of play equipment and no trampolines, and hedges may reach 14 feet. Contractors register at the gatehouse, and no work happens on Sundays. Powered tools and gas landscaping equipment run 7:00 a.m. to 6:00 p.m. weekdays and 8:00 a.m. to 3:00 p.m. Saturday. Questions go to our team.

Is Longshore Lake in Naples in a flood zone?

Longshore Lake in Naples shows FEMA Zone X at the clubhouse and the other points sampled, with one sampled Quail Walk address in Zone AH. Zones differ from lot to lot, so the flood determination and elevation certificate for the exact home govern.

Zone X at the sampled points

FEMA's effective map, panel 12021C0211H (effective May 16, 2012, as carried), shows Zone X, an area of minimal flood hazard, at the clubhouse and three other points sampled inside the Longshore Lake PUD, and at 8 of 9 points sampled in Quail Walk; one sampled Quail Walk address returned Zone AH, a shallow-ponding area inside the Special Flood Hazard Area. The zone varies by lot, and the flood determination and elevation certificate for the exact home govern.

The Quail Walk Zone AH point and what AH means

Zone AH is inside the Special Flood Hazard Area, an area of shallow flooding of 1 to 3 feet, and a federally backed lender requires flood insurance there. Zone X lies outside that area, though heavy rain can flood any zone. The Zone AH point is not tied to an address here, so ask for the zone of the exact lot.

The preliminary flood maps

New map panels for the area were issued March 20, 2025, and Collier County's 90-day appeal period opened August 19, 2026. The target effective date is summer 2027, subject to change. Whether any Longshore Lake lot changes zone on the new maps was not checked, so a buyer asks the lender and insurer which map applies at closing.

Does a lender require flood insurance?

Federally backed lenders require flood insurance inside the Special Flood Hazard Area, and Zone AH is one. Outside it, a lender may still require flood coverage. Citizens, the state insurer, adds its own rule for its wind policies, shown below. Get a flood quote from the National Flood Insurance Program and a private carrier for the address. Because each prices the property by its own risk, the flood determination and elevation certificate for the exact home govern.

Citizens threshold Figure Date or basis
Wind policy outside the flood area needs flood coverage Coverage A of $400,000 or more From January 1, 2026
Same flood requirement All Citizens policies From January 1, 2027
Dwelling eligibility Not written at replacement cost of $700,000 or more Replacement cost is not price
Shingle roof documentation Over 25 years As carried
Tile, slate, clay, concrete or metal roof documentation Over 50 years As carried
Four-point inspection Home more than 20 years old As carried

Evacuation zone: check the address

Longshore Lake's hurricane evacuation zone was not confirmed for this page. Look up the exact address with the state's Know Your Zone tool before storm season. Evacuation zones vary across unincorporated Naples, so a neighboring community's zone does not settle the answer for a Longshore Lake address.

How do storms and homeowners insurance work for Longshore Lake homes in Naples?

Storms and homeowners insurance for Longshore Lake homes in Naples turn on roof year and material, wind mitigation and replacement cost, because the storm record is ZIP-wide. No Longshore Lake-specific damage report was found in the sources searched, and no premium is quoted on this page.

What the storm record shows

Hurricane Irma struck on September 10, 2017, and Hurricane Ian on September 28, 2022. The National Hurricane Center put Ian's surge at 8 to 12 feet on the coast from Estero to North Naples, saying the "most severe impacts were contained to the immediate coastline." Debby, on August 4, 2024, brought 7.69 inches of rain at the National Weather Service's North Naples station. ZIP 34119 has 124 flood insurance claims, $1,032,369 paid, from 2001 to 2024, of which 78 Irma-era claims were $724,929. Those claims cannot be placed on any one community, and no Longshore Lake-specific damage report was found.

Roof years and Florida's roof rule

Of the 565 homes, 420 have a residence year before 2000, so many original roofs are well past a typical shingle life, and replacements are common but unverified by address. Under s. 627.7011(5), an insurer may not refuse or non-renew solely because a roof is under 15 years old, and a roof 15 years or older may be inspected to show remaining life. The Foundation bars asphalt shingle at re-roofing, so a replacement is tile, aluminum or approved metal.

Four-point and wind mitigation inspections

Citizens asks for a four-point inspection on a home more than 20 years old, covering roof, electrical, plumbing and air conditioning, and private carriers may ask on any older home. A wind mitigation inspection, form OIR-B1-1802, is valid five years under s. 627.0629 and scores roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection. Insurers must offer premium reductions for qualifying features; amounts vary by carrier. Order both inspections in the option period.

Citizens eligibility and replacement cost

Citizens does not write a dwelling with a replacement cost of $700,000 or more, and replacement cost is a rebuilding quote, not a sale price. This page does not say any Longshore Lake home is or is not eligible, because only a quote for the exact home settles it. The Citizens flood rule and roof thresholds sit in the table under "Is Longshore Lake in Naples in a flood zone?".

Community Rating System Class 5 and My Safe Florida Home

Unincorporated Collier County is Community Rating System Class 5, which brings a 25 percent premium reduction on flood policies inside the Special Flood Hazard Area only. My Safe Florida Home offers inspections and grants up to $10,000 for homestead houses built before 2008 with an insured value of $700,000 or less, per the statute. Whether funds are open now was not verified. For help comparing options across Naples, compare Naples communities.

Where do Longshore Lake prices sit among nearby North Naples communities?

In the same data, Saturnia Lakes had 27 at $815,000 and Riverstone 33 at $920,000; the communities differ in size, years built, golf and CDD.

The first table draws every row from one county file and one window, the 12 months to August 31, 2026, qualified county sales. Each median prints with its sale count, and an even count means the median is the midpoint of the two middle sales.

Community Single-family parcels Recorded sales, latest 12 months
Longshore Lake 565 36 at $845,000 (Longshore Lake Units: 28 at $862,500; Quail Walk: 8 at $566,000)

Stonecreek 618 36 at $1,180,000
Sterling Oaks (single-family) 433 17 at $549,000

The second table reports each community's own published facts, as summarized in the research behind its page. Years built are as summarized there and were not measured here, and the fee column reads "not compared" because published fees cover different things.

Island Walk

Island Walk is a separate community nearby, with 1,856 single-family parcels and its own association. Its research summary dates the homes 1998 to 2003 and lists a putting and chipping green but no golf and no CDD. The county recorded 111 Island Walk sales at $520,000 in the same 12 months, against Longshore Lake's 36 from 565 homes.

Indigo Lakes

Indigo Lakes has 427 single-family parcels behind a gated entrance, with no golf and no CDD. The county recorded 16 sales there at $807,500 in the window. Its own page dates the homes 2000 to 2006, a narrower span than the 1988 to 2017 on the Longshore Lake roll.

Saturnia Lakes

Saturnia Lakes also sits in ZIP 34119 and has 580 single-family parcels, a gated entrance, no golf and no CDD found. The county recorded 27 sales at $815,000 in the 12 months to August 31, 2026. Its research summary dates the homes 2001 to 2006, so its sales come from a shorter run of residence years than Longshore Lake's.

Riverstone

Riverstone has 802 single-family parcels, a gated entrance, no golf and no CDD. Its research summary dates the homes 2012 to 2017, a span that sits inside the 1988 to 2017 range at Longshore Lake. The county recorded 33 Riverstone sales at $920,000 in the window.

Olde Cypress, the neighbor to the east

Olde Cypress has 548 single-family parcels in a gated setting, with a mandatory social membership, optional golf and no CDD. Its research summary names Longshore Lake as its western neighbor. The county recorded 27 Olde Cypress sales at $1,175,000, and its research summary dates the homes 2000 to 2023. Longshore Lake carries no golf membership at all.

Heritage Bay, ZIP 34120

Heritage Bay is in ZIP 34120, not 34119. Its single-family plats hold 252 parcels, and the county recorded 14 sales there at $980,000. It is the clearest contrast in this group: a golf membership tied to ownership and a CDD, where Longshore Lake has neither and no CDD line on any of its 565 tax bills. Its homes date 2006 to 2014.

Stonecreek and Sterling Oaks

Stonecreek has 618 single-family parcels dated 2016 to 2025 and recorded the same 36 sales as Longshore Lake, at a $1,180,000 median. Sterling Oaks is in ZIP 34110, with 433 single-family parcels dated 1993 to 2006, an optional tennis-centered club and 17 recorded single-family sales at $549,000. Both are gated and neither has a CDD.

Why medians across communities do not line up

A median describes only the homes that sold. Island Walk's 111 sales came from 1,856 parcels, while Longshore Lake's 36 came from 565, and 8 of those 36 were Quail Walk sales at $566,000. Sizes, years built and the mix of sections differ, so read the rows as context for a search, not as an order of value.

How do you buy a home in Longshore Lake, Naples, step by step?

A purchase in Longshore Lake in Naples runs on a short document sequence: confirm the plat and street, order the Foundation's estoppel and published budget, send the Sales Application early, and test the roof, wind and flood questions before the inspection period closes. Each step below points to the section of this page that holds the facts.

Name traps: which Longshore Lake is this?

Several names look alike in searches and on map pins. This page covers the 565 single-family homes of Longshore Lake in ZIP 34119, governed by one Foundation. The table separates it from the places most often confused with it.

Name What it is How to tell
Island Walk A separate community of 1,856 single-family parcels with its own association; some portal maps draw an Island Walk boundary around Longshore Lake, which is wrong Separate plats, separate documents and its own page on this site
Quail Creek A separate community with its own owners' association; the Foundation's documents allow a parcel exchange with it, a land exchange only A different association; Quail Walk, a section of Longshore Lake, is a different name
Quail West A separate Naples community A different name and different listings
Livingston Lakes A separate Naples community that shares part of the name A different place; Longshore Lake's MLS development name is LONGSHORE LAKE on all 63 rows of the October 29, 2026 export
Longshore Lakes A portal misspelling with a plural The Foundation, the county roll and the governing documents all read Longshore Lake

Confirm the section, plat and street

Longshore Lake has two sections under one Foundation: the Longshore Lake Units, with 474 homes, and Quail Walk, with 91. A listing's subdivision field does not settle which section a home is in. Ask for the plat reference from the county record. The differences are under What is Quail Walk, and how does it differ from the Longshore Lake Units in Naples?

Order the estoppel, budget and governing documents

The Foundation's Realtor Documents page, read October 31, 2026, lists the governing documents and names a third-party portal for the estoppel. The estoppel fee is not published, and the documents must reach the buyer before closing.

Document Who provides it What to check
Estoppel certificate Requested through the portal named on the Realtor Documents page What is owed, the quarterly dues and the fee for the certificate
Governing documents The Foundation's Realtor Documents page The Third Amended and Restated Declaration of Protective Covenants, recorded April 23, 2024 (OR 6352 PG 64), and the Neighborhood Covenants
Combined Rules and Regulations The Foundation's Realtor Documents page The rules revised in February 2025 for leasing, pets, vehicles and the lake
2026 budget The Foundation's Realtor Documents page Dues, reserves and whether any service sits outside the dues
Roof permit and wind mitigation report The seller or the insurer's inspector The roof year, the material and the credits an insurer applies
Flood determination and elevation certificate The lender or a surveyor The zone and elevation of the exact home
Floor plan and listing sheet The listing agent Bedroom entry, pool, garage and the section

Plan for the Sales Application and the 14-day, 30-day and 20-day periods

The Realtor Documents page asks for the Sales Application and the transfer fee at least 14 days before closing, and the covenants ask for written notice at least 30 days before a transfer. The Board acts within 20 days of notice and all information, and 20 days of silence counts as approval. A recordable Certificate of Approval issues, so build these periods into the contract timeline.

Roof, four-point and wind mitigation before the inspection deadline

Homes dated 1988 to 2017 may still carry an original roof, and whether one does is a per-home permit check. Ask for the roof permit, the four-point report and the wind mitigation form before the inspection period ends. The list is under What should a buyer check on a Longshore Lake home built 1988 to 2017? and the insurer rules are under How do storms and homeowners insurance work for Longshore Lake homes in Naples?

Flood and wind quotes

Get flood and wind quotes while the inspection period is open, so the cost is known before the deadline passes. The flood facts, the lender rule and the Citizens rule are under Is Longshore Lake in Naples in a flood zone? No premium for any Longshore Lake home is published, so only a quote answers the question.

Closing costs and the Capital Contribution Fee

The title agent runs the closing, searches for liens and unpaid assessments and applies the prorations. The buyer pays the Foundation's Capital Contribution Fee at closing, and the covenants list exemptions, so ask the title agent early whether one applies. The figures are under What does a Longshore Lake home in Naples cost to own and close on?
