Key takeaways for Saturnia Lakes buyers
Saturnia Lakes is a community of 580 single-family homes with no golf course and no community development district, run by one homeowners' association and entered from Immokalee Road. These eight numbers frame a purchase here, and the sections below give each one its source and date. Data updated: October 2026.
- Saturnia Lakes holds 580 single-family homes on the 2026 county roll, 236 in Plat 1, 90 in Plat 2 and 254 in Plat 3, on 21 streets, plus 55 common tracts (635 parcels in all); the roll shows only single-family homes.

What Saturnia Lakes homes are for sale right now?
Saturnia Lakes homes for sale are linked below, filtered to the MLS name Saturnia Lakes, which covers all three plats. Every search sorts by price, high to low, and shows no listing count. Saturnia Lakes is a resale market: none of the 25 sales in the latest 12 months was a builder's first sale. Data updated: October 2026.
These searches follow the MLS name Saturnia Lakes, taken from an earlier Matrix report and not from the Matrix pick-list; a listing's own label decides whether a search shows it.

Listing data refreshes from the MLS throughout the day. On October 30, 2026, two brokerage portals showed 10 active Saturnia Lakes listings from $524,500 to $1,100,000, four with a private pool and six with a lake view; that is a dated snapshot, and the search links above show the live list. To talk through a specific street before you tour, reach us through our contact page or meet our agents.
Saturnia Lakes lake-view and lakefront homes
Lake-view and lakefront homes are a real part of Saturnia Lakes, because the three plats hold 12 platted lake tracts and 2 preserve tracts, and listings describe lakefront, lake-view, cul-de-sac and oversized lots. The county record has no lot-type field, so recorded sales cannot be split by lake lot, and this page makes no price claim for a lake premium.
A lake claim on a listing needs a check lot by lot. On the listings we read, the MLS waterfront field and the view field can disagree: one listing's waterfront field says none while its view field says lake view. Use the full Saturnia Lakes search and read both fields, then confirm the lot on satellite imagery and ask whether the lake edge changes flood insurance, which the flood section later on this page covers.
Saturnia Lakes homes with a pool
Many Saturnia Lakes homes have a private pool, and some have none. The county database carries no pool field, so we print no pool count from the record. Listing remarks describe heated pools, saltwater pools, concrete pools, a lagoon-style pool and pools with a spa, and some homes are described as having room for a pool.
There is no pool search, so open each listing and read the pool field. Then ask four questions: whether the pool is heated, whether it is screened, how old the equipment is, and what a pool service costs. None of the HOA inclusion lists we read mentions private pool service, so we treat pool care as an owner cost. The dated snapshot above gives the share of pool homes among the listings on October 30, 2026, and nothing more.
Saturnia Lakes homes for sale under $800,000
Saturnia Lakes homes for sale under $800,000 are close to half of recorded sales: 11 of the 25 sales in the 12 months to October 2, 2026 (44.0 percent) closed under $800,000, against 19 of 31 (61.3 percent) in the prior 12 months and 30 of 56 (53.6 percent) over 24 months. Use the Saturnia Lakes under $800,000 search to see what is listed now.
Two details help a buyer read that figure. First, none of the 25 sales closed from $700,000 to $799,999, so the under-$800,000 group sits mostly below $700,000: 1 sale under $500,000, 6 from $500,000 to $599,999 and 4 from $600,000 to $699,999. Second, the lowest recorded sale was $424,500, a 1,390 sq ft county living area in Plat 1 on November 4, 2025. Two carried loan limits give a second frame: the 2026 Collier conforming limit of $832,750 and FHA limit of $764,750, both as carried from earlier federal files; confirm both with your lender. Of the 25 recorded sales, 13 closed at or below $832,750 and 11 at or below $764,750.
Newest Saturnia Lakes listings
Timing matters in a community that sold 25 homes in 12 months, which is 2.1 a month and 4.3 percent of its 580 homes. The last 30 days search shows what came to market most recently, sorted by price. The newest recorded sales in the county list are two sales dated August 19, 2026, and recorded sales reach the county roll with a lag.
Read list dates and the price history on each listing's detail page, and do not rely on a portal's days-on-market counter. On the listings we read, the counter on many carried history from earlier listings of the same home and did not match the list date. A price change shows in the detail page's history, so compare the first ask with the current one before you compare two homes.
How to read a Saturnia Lakes listing's HOA fee
A Saturnia Lakes listing shows one HOA fee line, and it does not show the whole cost. 2026 listings show HOA dues of $1,824 to $1,859 a quarter, most at $1,849, and the same bill can appear by the quarter on one listing and by the month on a portal.
| What the listing shows | What it is | What it leaves out |
|---|---|---|
| $1,849 a quarter on most listings | The common quarterly figure: $1,849 x 4 = $7,396 a year | Property tax, insurance, electricity, any transfer or application fee, any special assessment |
| $1,859 a quarter on one listing | $1,859 x 4 = $7,436 a year | The same items |
| $1,850 a quarter on one listing | $1,850 x 4 = $7,400 a year | The same items |
| $1,824 a quarter on one listing | $1,824 x 4 = $7,296 a year | The same items |
| $608 a month on a portal's sold row | $608 x 12 = $7,296 a year; $1,849 / 3 = $616.33 a month | Whether the portal rounded or the fee changed |
Source: Southwest Florida MLS listing fields as displayed publicly, read October 30, 2026, and a portal's sold listing read the same day. The association publishes no fee schedule that we could find, so these are listing fields, not a published rate. The estoppel certificate and the association budget give the exact figure for a home.
The inclusions on a listing differ from one listing to the next. The MLS maintenance field lists cable TV, internet, irrigation water, lawn and land maintenance, a manager, exterior pest control, recreation facilities, security, street lights and street maintenance, and some listings add alarm monitoring or a home phone. Agents tick different boxes, so a missing item on one listing is not proof that it is excluded. Listings showed no special assessment in September 2026 and reported a $2,000 transfer fee and a $100 application fee; we found no second source for the two fees, and the estoppel must state any such fee. The cost section later on this page works through the annual totals.
What the MLS calls Saturnia Lakes
The MLS lists Saturnia Lakes under the name Saturnia Lakes, and that name covers the whole community. These searches follow the MLS name Saturnia Lakes; a listing's own label decides whether a search shows it. We have not read the Matrix pick-list, so treat the portals' display of the name as a guide.
The county names the same homes by plat: SATURNIA LAKES PLAT 1, SATURNIA LAKES PLAT 2 and SATURNIA LAKES PLAT 3. Those are the names on recorded documents, and the sales tables below use them. Two road names also matter. The county roll and OpenStreetMap name the entrance road Saturnia Grande Drive, and the roll carries Saturnia Lakes Boulevard as an 18.46-acre road tract owned by the association; neither carries home addresses on the roll. Listings also show plan names such as Sapphire, Flamingo and Aquamarine, which are plan names and not neighborhoods. The name-trap section later on this page separates Saturnia Lakes from the similar names.
What have Saturnia Lakes homes sold for?
Saturnia Lakes homes sold at an $829,000 median on the Collier County record: 25 qualified single-family sales in the 12 months to October 2, 2026, from $424,500 to $1,300,000. The count is odd, so the median is the middle sale. All 25 were resales. Data updated: October 2026.
| Record and window | Sales | Median | Low | High |
|---|---|---|---|---|
| County, 12 months to Oct 2, 2026 | 25 | $829,000 | $424,500 | $1,300,000 |
| County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) | 31 | $750,000 | $380,000 | $1,340,000 |
| County, 24 months to Oct 2, 2026 | 56 | $775,000 | $380,000 | $1,340,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026; the community is 635 county parcels, of which 580 are single-family homes and 55 are common tracts. The 24-month count is even, so its median is the midpoint of the two middle sales. Builder-direct sales, meaning a first sale within a year of the year built, were 0 in the latest 12 months, so every sale was a resale.
The median moved from $750,000 to $829,000, a difference of $79,000 (10.5 percent higher), while the count fell from 31 to 25, six fewer sales (19.4 percent). The 24-month median of $775,000 is $54,000 (6.5 percent) below the latest 12 months. The 25 sales equal about 4.3 percent of the 580 homes. By calendar quarter, the 12 months held 7 sales from October 3 to December 31, 2025, 5 in the first quarter of 2026, 7 in the second and 6 from July 1 to October 2.

How have Saturnia Lakes prices moved since 2016?
Saturnia Lakes recorded medians moved in a step and not on a line. The county's calendar-year medians ran from $425,000 to $471,200 across 2016 to 2020, stepped to $542,000 in 2021 and $772,500 in 2022, peaked at $862,500 in 2023, and have been between $750,000 and $827,500 since. The 2026 row covers January 1 to October 2 only.

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, newest qualified Collier sale in the index dated October 2, 2026. All sales in every year were single-family homes. Even-count medians follow the rule stated above. The 2023 median of $862,500 is $112,500 (15.0 percent) above the 2025 median of $750,000, and the 2025 median is $278,800 (59.2 percent) above the 2016 median of $471,200. Treat the table as a record, not a forecast.
Why did 2021 have 56 sales and 2022 have 34?
Saturnia Lakes recorded 56 sales in 2021 and 34 in 2022, a drop of 22 sales (39.3 percent), and the record does not say why. The 2021 count was 13.2 above the 2016 to 2020 average of 42.8 sales a year (56 / 42.8 = 1.31), and it is the highest yearly count in the table. The yearly count then ran 34, 24, 18 and 33 in 2022 to 2025.
The median went from $542,000 in 2021 to $772,500 in 2022, a difference of $230,500 (42.5 percent), the largest one-year step in the table. The table records the step and does not explain it. Treat the 2021 count as a feature of that year and not as the market's normal pace: in 2024, with 18 sales, the community turned over about one home in 32 (580 / 18 = 32.2), and the 2025 count of 33 was 15 more.
Saturnia Lakes sales by plat
Saturnia Lakes sells in three plats, and each plat's median describes its own mix of homes. In the latest 12 months, Plat 1 had 11 sales at an $850,000 median, Plat 3 had 10 at $822,000, and Plat 2 had 4 at $775,000; Plat 2's $775,000 sits between its two middle sales, $670,000 and $880,000.

The rows add up: 11 + 4 + 10 = 25 in the latest 12 months; 14 + 6 + 11 = 31 in the prior 12 months; 25 + 10 + 21 = 56 over 24 months. The share column is the 12-month sales divided by the homes.
Plat 1 holds 40.7 percent of the homes (236 of 580) and 44.0 percent of the latest sales (11 of 25), Plat 2 holds 15.5 percent of the homes and 16.0 percent of the sales, and Plat 3 holds 43.8 percent of the homes and 40.0 percent of the sales. The Plat 1 and Plat 3 medians sit $28,000 apart, and four sales are too few to rank Plat 2. None of this is a forecast; the plat is one filter among street, lot and condition.

Sizes in this section are county living areas, the heated area on the county roll. A listing's square footage can differ, and a portal's total area adds lanai and garage, so use the county record when you compare two homes.
The 580 homes run from 1,155 to 6,436 sq ft with a median of 2,338. By plat the average heated area is about 2,380 sq ft in Plat 1, 2,479 in Plat 2 and 2,245 in Plat 3, a 234 sq ft gap between the largest and smallest plat average.
| County living area | Homes | Share of homes | Sales, 24 months | Median and range, 24 months |
|---|---|---|---|---|
| Under 1,800 sq ft | 164 | 28.3 percent | 8 | $540,000, $380,000 to $1,254,000 |
| 1,800 to 2,599 sq ft | 222 | 38.3 percent | 24 | $638,000, $450,000 to $1,300,000 |
| 2,600 to 3,499 sq ft | 154 | 26.6 percent | 18 | $900,450, $660,000 to $1,340,000 |
| 3,500 sq ft and up | 40 | 6.9 percent | 6 | $1,017,500, $855,000 to $1,250,000 |
| All homes | 580 | 100 percent | 56 | $775,000, $380,000 to $1,340,000 |
Source: 2026 county roll heated areas, read October 30, 2026, and Collier County Property Appraiser public data bundle, 24 months to October 2, 2026. 164 + 222 + 154 + 40 = 580 and 8 + 24 + 18 + 6 = 56. Every band has an even count of sales, so each median is the midpoint of the two middle sales. A sale's living area is today's heated area, which a later addition can change.
Larger homes carry higher recorded prices: the medians of the two bands from 2,600 sq ft up are $900,450 and $1,017,500, against $638,000 for the 1,800 to 2,599 sq ft band. The 8 sales under 1,800 sq ft still include a $1,254,000 sale, so size alone does not set the price, and the lot, the pool and the condition matter. Listings describe three to five bedrooms, often with a den or loft, and two to four baths; the county carries no bedroom or bath count for any Saturnia Lakes home.
Saturnia Lakes plans named in listings
Listing remarks name plans for Saturnia Lakes homes, and the names are a search aid and not an official model list. Listings attribute the homes to GL Homes by name; we found no primary record naming the developer, and no builder plan sheet.
| Plan name in listing remarks | What the remarks say |
|---|---|
| Sapphire | Four bedrooms plus a den or loft, three to three and a half baths, a three-car garage, 20-foot ceilings and a first-floor primary suite; 3,773 sq ft in one listing and 3,973 sq ft in another |
| Flamingo | Five bedrooms including a first-floor guest suite, three baths, 2,982 sq ft on a lakefront cul-de-sac lot of about 0.17 acre |
| Aquamarine | Four bedrooms plus a den and three baths, 2,681 sq ft on a preserve lot of about 0.19 acre with a private pool; another listing gives 2,616 sq ft with a lake view |
| Pearl | Four bedrooms and two and a half baths, about 2,678 sq ft, lake view |
| Emerald | Five bedrooms and three baths on a cul-de-sac |
Source: Southwest Florida MLS listing fields and remarks as displayed publicly, read October 30, 2026. The sizes are listing figures and can differ from the county living area. We found no plan count and do not print one. Listings also describe one-story plans of two or three bedrooms at 2,211 to 2,351 sq ft on an oversized lot of about 0.22 acre, and two-story plans of four bedrooms and two and a half baths at 2,452 sq ft with a heated pool.
Lake, preserve and interior lots in Saturnia Lakes
The county roll supports "interior lakes and preserve tracts" and nothing more specific. Across the three plats it lists 12 lake tracts and 2 preserve tracts, along with 29 open-space tracts, 7 road tracts, 2 recreation tracts and 3 county-owned parcels, 55 tracts in all. Every non-residential tract is titled to the homeowners' association except the 3 county parcels.
| Tract type on the roll | Tracts |
|---|---|
| Open space | 29 |
| Lake | 12 |
| Road | 7 |
| Recreation | 2 |
| Preserve | 2 |
| County-owned | 3 |
| All tracts | 55 |
Source: 2026 certified roll tract use codes and owners, read October 30, 2026. 29 + 12 + 7 + 2 + 2 + 3 = 55. The two recreation tracts are 3.48 and 2.55 acres on Saturnia Grande Drive, and the three plats total 242.42 platted acres.
The roll cannot say which homes back onto a lake, a preserve or another home, so a lot's setting comes from listing remarks and a satellite check. Listings give lot sizes from about 0.12 to 0.22 acre. We do not call the preserve tracts walkable, because no source says residents may enter them.
When were Saturnia Lakes homes built?
Saturnia Lakes homes were first sold from 2002 to 2006, per county records, and the build-out ran plat by plat. Plat 1 sold mostly in 2002, Plat 2 almost entirely in 2003 and Plat 3 in 2004 and 2005, with one Plat 1 first sale in 2001.
| Year of the first recorded sale | Plat 1 | Plat 2 | Plat 3 | All homes |
|---|---|---|---|---|
| 2001 | 1 | 0 | 0 | 1 |
| 2002 | 171 | 0 | 0 | 171 |
| 2003 | 41 | 84 | 22 | 147 |
| 2004 | 2 | 6 | 144 | 152 |
| 2005 | 12 | 0 | 86 | 98 |
| 2006 | 8 | 0 | 0 | 8 |
| No priced sale | 1 | 0 | 2 | 3 |
| Total | 236 | 90 | 254 | 580 |
Source: Collier County Property Appraiser public data bundle, first priced sale of each of the 580 homes, read October 30, 2026. 1 + 171 + 147 + 152 + 98 + 8 + 3 = 580.
Do not read the county's year-built field as a build year. For 147 of the 580 homes (25.3 percent) the summary field shows 2007 or later, but the residence record on every one of those parcels dates from 2001 to 2006, and every one of those 147 homes had its first priced sale by 2006. The later year belongs to a screen enclosure, pool or deck added after the house, not to a rebuild or a new lot. Verify any home's age with an inspection and the permit history, and do not call a Saturnia Lakes home new construction on the strength of the county field.
Roofs, shutters and impact glass in Saturnia Lakes listings
Roof, window and system ages in Saturnia Lakes are a listing-by-listing question, because the homes are about two decades old. Remarks on October 30, 2026 describe tile roofs with replacement years from 2018 to March 2026 where a year is given, one metal barrel-style tile-look roof with a 50-year rating, and air-conditioning replacement years of 2019, 2023 and 2025 where stated.
Impact glass is rarely stated. Most remarks say single hung windows with manual or accordion hurricane shutters, and some give no window detail at all. Treat every roof, window and system age as a seller's statement until you have the permit and the invoice.
Ask for the same short list on any purchase:
- The roof permit and the replacement year, and the roof's remaining life.
- A wind-mitigation report on the current Florida form and a four-point inspection.
- The age of the air conditioner, water heater and electrical panel, and any prior claims.
- Whether the windows are impact-rated or covered by shutters, and where the shutters are stored.
The insurance and inspection section later on this page covers how a roof and a four-point report affect coverage.
How is Saturnia Lakes organized, and who runs it?
Saturnia Lakes is organized, as far as public records show, around one homeowners' association, Saturnia Lakes Homeowners Association, Inc., which owns the roads, lakes, preserve and recreation tracts and bills the quarterly dues. No association website page, budget or management company could be confirmed from public sources, so a buyer requests the documents.
The Saturnia Lakes Homeowners Association
The association is a Florida not-for-profit corporation under Chapter 720, the homeowners' association law, because the roll shows 580 single-family parcels and no condominium use codes. Its Sunbiz number is N01000003010, and the entity was organized in 2001. We found one association entity; a name search on every Saturnia variant was not run, so "one association" is our reading of what we found.
| Item | What we found | Source and date |
|---|---|---|
| Legal name | Saturnia Lakes Homeowners Association, Inc. | Sunbiz read carried from September 2, 2026 |
| Number and form | N01000003010, a Florida not-for-profit corporation organized in 2001 | The same read |
| Latest report in that read | Active, with a 2025 annual report filed March 25, 2025 | The same read; not re-read for this page, so no current-status claim |

Who manages Saturnia Lakes (unconfirmed)
This page names no management company, because the records we read name three different companies in three different roles: a 2026 listing field, a state annual-report filing and a county permit workbook. We cannot tell which is current. One 2026 listing says only that an on-site manager runs the association, and "manager" appears among the services the HOA fee lists.
Chapter 720 requires an association with 100 or more parcels to post its governing documents, current rules and other records on a website or app by January 1, 2025 (s. 720.303(4)(b)1). Saturnia Lakes has 580 parcels, so a buyer should be able to read them. A resident portal exists at a ConnectResident address, but a plain page request returns only a loading screen, and we found no public document page. Ask the association or your agent for the current manager and the portal login with your offer.
The planned unit development lead (RIGAS, probable)
The county's zoning list shows a planned unit development of 241 acres in the same section, township and range as Saturnia Lakes: RIGAS, Ordinance 00-39, approved June 13, 2000, Section 28-48-26. The county roll's three plats total 242.42 acres in Section 28, Township 48 South, Range 26 East, so the match is close.
It is probable and not proven. A planned unit development is a zoning area and the plats are a subdivision, so the acreage need not agree exactly; the county's published ordinance list carries the RIGAS row but no entry named Saturnia; and we have not read the ordinance text, its master plan or its applicant. Ask the title company or the county zoning staff for Ordinance 00-39 if permitted uses or development standards matter to you.
Documents to request before you offer
Ask the listing agent or title company for the same short list on any Saturnia Lakes purchase. Florida law gives the buyer two protections: the seller must present the homeowners' association disclosure summary before the contract is signed, and a buyer who was not given it can cancel by written notice within 3 days after receiving it or before closing, whichever comes first.
- The recorded declaration, articles, bylaws and current rules, which settle leasing, pets, vehicles and architectural approval.
- The current annual budget, the last two budgets and the latest financial statement, including the reserve fund and any scheduled special assessment.
- The estoppel certificate, which an association must deliver within 10 business days of a written or electronic request and which must state any capital contribution, resale or transfer fee and whether the board approves a purchaser.
- The gate and guest policy and the hours the guard house is staffed, which no public source states.
- Notice of any board-approved recreation or gate project, because listing remarks describe new courts and a renovated playground and no source we read dates or prices them.
- The name and current contact of the manager, and the resident portal address and login.

What we could not confirm about Saturnia Lakes
Several facts a buyer asks first are not published anywhere we could read. The table names each gap and the document that settles it.
| Question | What we found | What settles it |
|---|---|---|
| Who developed Saturnia Lakes | Listings attribute the homes to GL Homes by name; no recorded document we read names the developer | The plat dedication and the planned unit development ordinance |
| Who manages Saturnia Lakes | Three company names in three records; one listing says on-site manager | The estoppel or the association |
| Whether the association posts its documents | The law requires it; we found no public page | The association's website or portal |
| The current fee for a home | Listing fields of $1,824 to $1,859 a quarter | The estoppel certificate and the budget |
| Gate staffing hours | Not published; listings describe a guard gate | The association's gate policy |
| Whether a community development district bills Saturnia Lakes | The 2026 Collier tax roll shows no community development district charge | The county's district list, if you want a second check |
Source: county roll, state statutes and listing remarks, read October 30, 2026. The roll shows no such charge, and that is a statement about the 2026 roll, not about every year. For a first conversation about any of these, reach us through our contact page.
Which Saturnia is this? Saturnia Lakes, Saturnia Falls, Saturnia Isles and the look-alikes
Saturnia Lakes on this page is the gated community of 580 single-family homes south of Immokalee Road in Naples ZIP 34119, recorded in three plats. Saturnia Falls is the old name of Riverstone's first plat, and Saturnia Isles is in Delray Beach. Data updated: October 2026.
A search for the name returns several places that share a word with it, and a sold-price report that mixes them gives the wrong median and the wrong fee. The table lists every look-alike we met in the county index, the association records and public listing pages, with the quickest way to tell each one apart. The Naples communities index lists the other named communities in the area, and every Saturnia Lakes figure on this page belongs to the first row of the table.
| Name you may see | What it is | Is it Saturnia Lakes? | How to tell on a listing or a record |
|---|---|---|---|
| Saturnia Lakes (this page) | 635 county parcels: 580 single-family homes plus 55 common tracts, in three plats (236, 90 and 254 homes), with 21 home streets | Yes | The county subdivision reads SATURNIA LAKES PLAT 1, PLAT 2 or PLAT 3 in ZIP 34119; listings carry the development name Saturnia Lakes |
| Saturnia Falls | The name the county still uses for one plat, SATURNIA FALLS PHASE 1: 211 parcels, 190 of them single-family, on sea-themed streets such as Pleasant Springs Drive and Santaren Court | No | It is Riverstone's first plat, north of Immokalee Road on Logan Boulevard North; the Riverstone association was formerly named Saturnia Falls Homeowners Association, Inc. |
| Riverstone | 802 homes in the association's own count (612 in Plats 2 to 7 plus the 190 in the plat the county calls Saturnia Falls) | No | A separate gated community with its own association and fees; see the Riverstone page |
| Saturnia Isles | A Delray Beach community on Florida's east coast that portals file next to ours | No | Palm Beach County, not Collier |
| Saturnia Grande Drive | The entrance road of Saturnia Lakes, running south from Immokalee Road; the county roll lists its address only on association tracts | Yes, a Saturnia Lakes street | An address on Saturnia Grande Drive is inside the community; a home address is on one of the 21 home streets |
| Stonecreek and Parklands | A neighboring community north of Riverstone whose first plat is recorded as PARKLANDS PLAT 1: 655 parcels in all, 618 single-family, built 2016 to 2025 per county records | No | Azalea Drive, Caldera Circle and Aspen Chase Drive addresses; about 2.8 miles in a straight line |
| Naples Lakes | A different Naples community with its own resale fees | No | A fee schedule for Naples Lakes is not a Saturnia Lakes fee; check the name on any document you are handed |
| A golf course and clubhouse on the right edge of aerial photos of the area | A neighboring golf community, not part of Saturnia Lakes | No | Saturnia Lakes has no golf; its own clubhouse sits on a peninsula in the central lake |
| Larger-lot homes west of Logan Boulevard North | Golden Gate Estates acreage, a separate area | No | Different streets from any Saturnia Lakes plat |
| Bent Creek Preserve | A neighborhood name that one brokerage page attached to the Saturnia Lakes web address | No | Not a name on the county roll for these parcels |
What this page means by Saturnia Lakes
The county index, read on October 30, 2026, matches 635 parcels whose subdivision begins with SATURNIA LAKES in ZIP 34119: 260 in Plat 1, 107 in Plat 2 and 268 in Plat 3. Of those, 580 are single-family homes (236 in Plat 1, 90 in Plat 2 and 254 in Plat 3), and the other 55 are common tracts: 29 open-space tracts, 12 lake tracts, 7 road tracts, 2 recreation tracts, 2 preserve tracts and 3 county-owned parcels. The county roll shows no condominium or townhome use code on any of the 635 parcels, so the "townhomes" that one aggregator page attaches to the name are an error. The three plats total 242.42 acres in Section 28, Township 48 South, Range 26 East.
Saturnia Falls is Riverstone's first plat
Searchers who type "Saturnia Falls Naples" are looking at Riverstone Phase One. The county plat SATURNIA FALLS PHASE 1 holds 211 parcels, 190 of them single-family, on streets that continue Riverstone's own naming scheme, and the Riverstone association says in its recorded bylaws title that it was formerly Saturnia Falls Homeowners Association, Inc. The head counts agree: 612 single-family homes in Riverstone's Plats 2 to 7 plus the 190 in Saturnia Falls Phase 1 make 802, the home count the Riverstone association publishes. No Saturnia Falls parcel sits on a Saturnia Lakes street, and no Saturnia Lakes parcel sits on a Riverstone street. The only road the two share is the public Logan Boulevard North.
That matters for prices and fees. County sales in the Saturnia Falls plat belong to Riverstone's record, not to ours, and Riverstone's dues are not Saturnia Lakes dues. When a portal lists "Saturnia Falls" sales beside Saturnia Lakes sales, the two sets are different communities on opposite sides of a major road.
Which side of Immokalee Road, and how far are the neighbors?
Saturnia Lakes sits on the south side of Immokalee Road. Its main entrance is where Saturnia Grande Drive meets Immokalee Road, and a second, residents-only gate on the west side connects toward Logan Boulevard North, as listing directions describe it. The distances below are straight-line miles from the Immokalee Road entrance to the named streets of each neighbor, computed from OpenStreetMap street geometry on October 30, 2026. They are approximate to a few tenths of a mile and are not gate-to-gate drives.
| Neighbor | Side of Immokalee Road | Straight-line miles from the Saturnia Lakes entrance |
|---|---|---|
| Olde Cypress (Treeline Drive) | North | 0.39 |
| Longshore Lake (Phoenix Way) | North | 0.73 |
| Longshore Lake (Longshore Way West) | North | 0.85 |
| Laurel Lakes at Laurelwood | South | 1.02 |
| Riverstone, Plats 2 to 7 | North | 1.17 to 1.52 |
| Saturnia Falls Phase 1 (inside Riverstone) | North | 1.71 |
| Raffia Preserve | South | 1.81 |
| Stonecreek and Parklands | North | 2.78 |
All eight are in ZIP 34119 in the county index. The side of the road matters for a daily commute, because a trip to a north-side neighbor crosses Immokalee Road. Later sections compare Saturnia Lakes with Longshore Lake and Riverstone in detail.
How to tell on a listing or a record
Four checks settle the name in under a minute. First, read the street: the 21 Saturnia Lakes home streets sit inside the three plats and none is shared with a neighbor. Second, read the county subdivision string, which for a Saturnia Lakes home starts with SATURNIA LAKES PLAT. Third, read the association name on any document, which for ours is Saturnia Lakes Homeowners Association, Inc. Fourth, check the ZIP: all three plats are in 34119, but so are all of the neighbors above, so the ZIP alone does not settle it.
If a report quotes a "Saturnia" price and does not say which one, ask which plat or which street set it used. For help matching a specific address to the right community record, you can talk to a Domain Realty Group agent.
What does it cost to own a Saturnia Lakes home?
Saturnia Lakes owners pay a quarterly association fee that 2026 listings show at $1,824 to $1,859, most at $1,849, and the 2026 tax roll shows no community development district charge. A median non-homesteaded home carries about $13,570 a year in tax and dues combined. Data updated: October 2026.
The association publishes no fee schedule that we could reach, so every fee below is a field on a 2026 listing, read as Southwest Florida MLS listing fields as displayed publicly on October 30, 2026, or a figure reported in listings earlier in 2026. The estoppel certificate gives the exact amount for the home you are buying, and a buyer should treat a listing fee as a lead. To read the fee line on each current listing yourself, you can search Saturnia Lakes homes for sale, and for help reading a specific home's numbers you can talk to a Domain Realty Group agent.
The fee table
| Item | What 2026 listings show | Label |
|---|---|---|
| Regular association dues | $1,824 to $1,859 a quarter; $1,849 on seven of ten listings read on October 30, 2026 | 2026 listings show; not an association schedule |
| Same dues, annual (quarterly fee x 4) | $7,296 to $7,436; $7,396 at $1,849 | Computed from the listing fees |
| Special assessment | $0 on the two listings read in September 2026 | Reported in listings; the estoppel lists any scheduled assessment |
| Transfer fee | $2,000, one time | Reported in listings; found on two listings only, not re-verified |
| Application fee | $100 | Reported in listings; found on two listings only, not re-verified |
| Capital contribution or club fee | None found; the listing fee stack showed $0 for recreation lease, land lease and club fee | 2026 listings show |
| Community development district | None on the 2026 roll | County tax roll (next sections) |
| Estoppel certificate | Statute caps $250, plus $100 if rushed, plus $150 if delinquent | Florida Statutes s. 720.30851 |
Three of the ten dues readings differ from $1,849: $1,824 on one listing, $1,850 on another and $1,859 on a third, a spread of $35 a quarter between the lowest and highest. One August 2026 sold-listing row shows the fee as $608 a month, which is $7,296 a year ($608 x 12) and matches the $1,824 quarterly figure ($1,824 x 4). Dividing $1,849 by 3 gives $616.33, so a $608 monthly figure is not the same fee as $1,849 a quarter. We print the quarterly range and do not name a single "official" number.
Reading the HOA fee field
The ten Saturnia Lakes listings read on October 30, 2026 each tick a different set of boxes in the fee-includes field. The counts below show how many of the ten name each item.
| Item named in the fee-includes field | Listings naming it (of 10) |
|---|---|
| Cable TV | 10 |
| Management | 9 |
| Irrigation water | 9 |
| Grounds | 9 |
| Internet | 8 |
| Street lights | 7 |
| Security | 5 |
| Reserve fund | 5 |
| Pest control | 4 |
| Roads | 4 |
| Legal and accounting | 4 |
| Sewer | 1 |
| Trash | 1 |
The differences come from how each agent filled in the form, not from owners paying different bundles. One listing names only cable TV and internet, so absence from a list is not proof that a service is excluded. Other agent pages describe monitored alarm and home phone on some homes and exterior pest control as included; those vary by listing and are not a rule. The estoppel and the current budget are the only dependable statement of what a quarterly payment covers, and a buyer should ask for the budget with the estoppel request.
No community development district
The 2026 Collier tax roll shows no community development district charge on Saturnia Lakes parcels. All 635 parcels sit in one millage area, number 36, with ten taxing authorities or districts, none of them a community development district. The one flat charge on the roll is $269.77 on each of the 580 homes, a non-ad valorem amount the roll file does not name.
The roll method can see a district when one exists. As a control we ran the same check on Cedar Hammock, another Naples community, where the roll shows a $709.11 district charge plus the $269.77 on single-family homes, a combined $978.88. Saturnia Lakes shows only the $269.77. The roll answers the question for 2026 only, and it is the county's file, not a statement the county made about this page. The practical result is simple: a Saturnia Lakes buyer does not add a district assessment on top of the association dues and the tax bill, as buyers in some Naples communities do.
A worked annual carrying cost
The table adds the median 2026 whole tax bill from the county roll to four times the $1,849 listing fee. Three tax bases are shown: the median non-homesteaded bill, a new buyer who homesteads at the median non-homestead just value of $574,440.50, and the median bill of a long-time homesteaded owner for contrast. Every total is computed from the printed inputs.
| Annual cost, illustration | Non-homesteaded owner (roll median) | New buyer who homesteads (median just value $574,440.50) | Long-time homesteaded owner (roll median, contrast only) |
|---|---|---|---|
| 2026 whole tax bill | $6,173.95 | $5,802.90 | $4,496.65 |
| Association dues, 4 x $1,849 | $7,396.00 | $7,396.00 | $7,396.00 |
| Total a year | $13,569.95 | $13,198.90 | $11,892.65 |
| Per month (total / 12) | $1,130.83 | $1,099.91 | $991.05 |
| Dues as a share of the total | 54.5 percent | 56.0 percent | 62.2 percent |
If the county set a new owner's just value at the $829,000 median recorded price, the same arithmetic gives a non-homesteaded bill of $8,866.17 and a homesteaded bill of $8,442.58, so annual tax plus dues of $16,262.17 and $15,838.58 ($1,355.18 and $1,319.88 a month). A closing price is not a promise of a tax bill, because the county sets just value. The tax lines already contain the $269.77 charge, so it is not added again. Not in any total: homeowner insurance, flood insurance, electricity, water beyond what the dues list, mortgage interest, any special assessment and the one-time costs at closing.
Insurance on top
As a separate line, Citizens Property Insurance's approved average for a Collier County HO-3 homeowners policy, effective July 1, 2026, is $4,261 a year, down 6.0 percent from a current average of $4,531 across 1,712 Collier policies. That is $355.08 a month. It is a countywide Citizens average, including coastal homes, not a quote for a Saturnia Lakes home, and no Saturnia Lakes quote exists in anything we read. For scale only, adding it to the non-homesteaded total gives $17,830.95 a year.
Insurance is where a home built from 2002 to about 2006 is priced on its details: roof age and covering, opening protection, the age of the electrical, plumbing and air-conditioning systems, and prior claims. Citizens asks for a four-point inspection on properties more than 20 years old, and later sections on older-home inspections and on flood cover these in detail. Ask your agent and an insurance agent for quotes on the specific address before you write an offer, because the county average cannot tell you what your roof and openings will cost to insure.
What are property taxes in Saturnia Lakes?
Saturnia Lakes' 2026 certified roll puts all 635 parcels in Collier millage area 36 at 10.3696 mills, down from 10.5058 in 2025, about $1,036.96 per $100,000 of taxable value. The median whole bill for a non-homesteaded home is $6,173.95 (n=160) and for a homesteaded home $4,496.65 (n=420). Data updated: October 2026.
Every tax figure on this page is labelled "2026 certified roll" and comes from the county's 2026 certified tax roll data files, read for the 635 Saturnia Lakes parcels. The roll shows no city levy in this area, because Saturnia Lakes is in unincorporated Collier County and its Naples address is a mailing address; the Naples hub covers the wider area. All 635 parcels share one total rate. Nothing here is a county statement: it is our computation on the county's file.
The 2025 and 2026 millage

| South Florida Water Management District | 0.0948 | 0.0948 | 0 |
| Big Cypress Basin | 0.0978 | 0.0978 | 0 |
| Collier Mosquito Control | 0.1349 | 0.1331 | -0.0018 |
| Total | 10.5058 | 10.3696 | -0.1362 |
The total fell 0.1362 mill (10.5058 minus 10.3696), or 1.30 percent: 0.1020 from the state-law school levy, 0.0324 from Conservation Collier and 0.0018 from mosquito control. The roll's subtotals are county 3.8969 mills, school 4.1470 mills and other 2.3257 mills, which add to 10.3696. The fire district named on the roll is Greater Naples Fire Rescue District, at 2.0000 mills, about 19.3 percent of the total rate (2.0000 / 10.3696). At the median non-homestead just value of $574,440.50, the 0.1362 mill drop is worth about $78 a year. At 10.3696 mills each $100,000 of taxable value costs $1,036.96 (10.3696 x 100), against $1,050.58 at 10.5058 mills. The same 10.3696 total appears in other Naples millage areas, so the rate is not unique to Saturnia Lakes.
Median 2026 bills by plat
A whole bill is the ad valorem tax plus the non-ad valorem charge. "Homesteaded" means a parcel carries a homestead exemption on the 2026 roll; all 420 homesteaded Saturnia Lakes homes carry the $25,000 exemption. For an even count of bills, a median is the midpoint of the two middle bills; the counts of 160 and 420 are both even, so both medians are that midpoint.
| Group | Homes | Homesteaded (share) | Non-homesteaded median whole bill | Homesteaded median whole bill | Median just value, non-homesteaded | Median just value, homesteaded | Median Save Our Homes benefit, homesteaded |
|---|---|---|---|---|---|---|---|
| All three plats | 580 | 420 (72.4 percent) | $6,173.95 (n=160) | $4,496.65 | $574,440.50 | $613,112.50 | $188,167.50 |
| Plat 1 | 236 | 160 (67.8 percent) | $6,173.95 (n=76) | $4,496.65 | $576,427.00 | $621,172.00 | $195,112.00 |
| Plat 2 | 90 | 64 (71.1 percent) | $6,252.93 (n=26) | $4,709.97 | $583,086.50 | $650,570.00 | $175,031.00 |
| Plat 3 | 254 | 196 (77.2 percent) | $5,819.05 (n=58) | $4,433.82 | $547,518.50 | $591,141.50 | $186,932.50 |
The middle half of non-homesteaded whole bills runs from $5,181.67 to $7,496.33, and the middle half of homesteaded bills from $3,487.84 to $5,597.15. The median ad valorem tax alone, without the $269.77, is $5,904.19 for a non-homesteaded home and $4,226.88 for a homesteaded home. A pure just-value computation at the median non-homestead value gives $574,440.50 x 10.3696 / 1,000 + $269.77 = $6,226.49, a little above the $6,173.95 median, because some non-homesteaded owners still carry the 10 percent non-school cap benefit under s. 193.1554. Plat 3 shows the lowest non-homesteaded median and also the lowest median just value.
Worked first-year illustrations
The illustration sets the just value equal to the recorded price and applies the 2026 rate: value x 10.3696 / 1,000, plus the $269.77 charge. These are illustrations, not bills. Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at a $829,000 median, with a low of $424,500 and a high of $1,300,000.
| Value used | Ad valorem (value x 10.3696 / 1,000) | Non-ad valorem (roll) | Illustration total | Monthly (total / 12) |
|---|---|---|---|---|
| $424,500 (lowest recorded sale) | $4,401.90 | $269.77 | $4,671.67 | $389.31 |
| $829,000 (median of 25 sales) | $8,596.40 | $269.77 | $8,866.17 | $738.85 |
| $1,300,000 (highest recorded sale) | $13,480.48 | $269.77 | $13,750.25 | $1,145.85 |
The median recorded price of $829,000 is well above the $574,440.50 median non-homestead just value, which is why the illustration sits far above the $6,173.95 median bill. Long-time owners are assessed below price, and a new buyer is assessed near it. A first-year buyer should budget from the price, not from the previous owner's bill.
Homestead and Save Our Homes
Save Our Homes limits how fast a homesteaded home's assessed value can rise: after the first year, the lower of 3 percent or the change in the consumer price index (s. 193.155). The benefit does not follow a sale. After a change of ownership the home is assessed at just value as of January 1 of the following year and the cap starts again. The 420 homesteaded Saturnia Lakes homes carry a median Save Our Homes benefit of $188,167.50 that disappears at a sale, and 62 homesteaded homes have a $0 benefit. A buyer who moves from another Florida homestead may carry part of the old benefit, up to $500,000 under the statute's portability rule.
A worked case shows the size of a new buyer's homestead at the median non-homestead just value of $574,440.50. Without homestead the bill is $574,440.50 x 10.3696 / 1,000 = $5,956.72, plus $269.77, or $6,226.49. With homestead, the school-taxable value is $549,440.50 ($574,440.50 minus $25,000) at 4.1470 mills, $2,278.53, and the county-side taxable value is $523,029.50 ($574,440.50 minus $25,000 minus $26,411) at 6.2226 mills (3.8969 county plus 2.3257 other), $3,254.60. With the $269.77, the total is $5,802.90, so the homestead is worth about $423.59 in the first year. At the $829,000 median price the same method gives $8,866.17 without homestead and $8,442.58 with it, again about $423.59 less. Homestead is a separate filing and a second-home or rental buyer gets neither exemption.
The additional non-school exemption on the roll is $26,411 on 412 of the 420 homesteads (8 show $0). The history of s. 193.155 ends with a 2026 chapter law whose amendments first apply to the 2027 roll; we did not read its text, so confirm any 2027 homestead or portability number before relying on it. Our examples stay on the 2026 roll.
The $269.77 line
The only non-ad valorem amount on the Saturnia Lakes roll is $269.77, on all 580 single-family homes and $0.00 on the 55 other parcels. The roll file does not name it. It is the same unnamed county charge found on 108,890 Collier parcels, and we do not call it solid waste or any other levy, because the roll shows an amount and not a label. Of the 55 other parcels, 52 (29 open-space tracts, 12 lake tracts, 7 road tracts, 2 preserve tracts and 2 recreation tracts) bill $1.03 each and the 3 county-owned parcels bill $0.00.
Before you write an offer, ask the title company to list every non-ad valorem line on the parcel, and ask the Tax Collector what the $269.77 line is called. A community with a district shows a larger flat amount, as the Cedar Hammock control did; Saturnia Lakes shows only this one.
When the bill comes
Collier tax bills mail around October 31 and are due beginning November 1. Paying in November earns a 4 percent discount, which falls 1 percent a month through February; March is the full amount, and April 1 is delinquent. On the $829,000 illustration above, 4 percent of $8,866.17 is $354.65, so a November payment is $8,511.52. A mortgage escrow account usually pays the bill, and the contract sets how the title company prorates the year between buyer and seller.
What does a Saturnia Lakes buyer pay once, at closing?
Saturnia Lakes buyers owe an estoppel certificate, Collier's customary owner's title policy, state mortgage taxes if they finance, and any transfer and application fees the association charges, which listings put at $2,000 and $100. On our estimate a financed purchase at the $829,000 median costs $8,166.60 before those fees and $10,266.60 with them. Data updated: October 2026.
All amounts are estimates built from statute, a state schedule and the Collier title custom, not quotes. The input is the county record: Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at a $829,000 median, and none of the 25 was a builder-direct sale, so a builder's contract and its closing-cost incentives do not come into play here. The financed columns assume a loan of 80 percent of the price.
The estoppel certificate
A resale buyer's closing agent orders an estoppel certificate from the association. Under Florida Statutes s. 720.30851, the association must issue it within 10 business days of a written or electronic request, may not charge for a late certificate, and must name a person on its website to receive requests. The certificate is effective for 30 days if hand-delivered or e-mailed and 35 days if mailed, and a buyer or lender who relies on it is protected from higher amounts.
| Estoppel fee | Statute text | DBPR's adjusted schedule, as read for a sister page |
|---|---|---|
| Base certificate, nothing delinquent | $250 | $299 |
| Delivered within 3 business days | add $100 | add $119 |
| Delinquent amounts owed | add $150 | add $179 |
The statute's $250, $100 and $150 are adjusted for inflation every five years by the Department of Business and Professional Regulation, and the next update is due by July 1, 2027. The $299, $119 and $179 figures are the department's schedule as we read it on October 30, 2026 for a sister page; confirm with the title company which schedule applies to a homeowners' association. The estimate below uses $299. The certificate's form asks the questions that settle the unknowns on this page: whether any capital contribution, resale fee, transfer fee or other fee is due (item 6), whether the board must approve a transfer (item 8), whether a right of first refusal exists (item 9) and what other associations and insurance apply (items 10 and 11).
The HOA disclosure summary and your cancellation right
Under s. 720.401, a prospective buyer in a homeowners' association community must be given a disclosure summary before signing the contract. The summary tells the buyer that membership is mandatory, that recorded covenants govern use and occupancy, that assessments can change and a lien can follow nonpayment, and that special assessments to the county or a special district may apply. If the summary was not given before signing, the contract is voidable by written notice within 3 days after the buyer receives the summary or before closing, whichever occurs first. The right cannot be waived and ends at closing. The seller supplies the summary unless the seller is the developer.
Transfer and application fees: reported in listings
Two 2026 listings show a $2,000 transfer fee and a $100 application fee at closing, reported in listings and not re-verified against an association document. We found no capital contribution, and the listing fee stack showed $0 for recreation lease, land lease and club fee. That is not proof that no other fee exists. The estoppel must say whether a transfer fee or a capital contribution is due, so the accurate line is: reported in listings, confirm on the estoppel before you write an offer. Which party pays is set by the contract and the governing documents. The totals below show the estimate with and without the two listing fees, and either one adds to the total dollar for dollar.
Collier closing customs: stamps and the owner's title policy
In Collier County the buyer customarily pays the owner's title policy, and the contract controls over custom. The promulgated title rate is $5.75 per $1,000 up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000, $2.50 per $1,000 from $1,000,000 to $5,000,000, $2.25 per $1,000 from $5,000,000 to $10,000,000 and $2.00 per $1,000 above $10,000,000, on the price rounded up to the next $100 (rule 69O-186.003). Florida charges a documentary stamp tax on a mortgage note of $0.35 per $100 and an intangible tax of 2 mills on the loan, both paid by a financing buyer. Deed documentary stamps are $0.70 per $100, paid by the seller by custom. The statutes are Florida Statutes 201.02, 201.08 and 199.133.
A worked one-time-cost example (estimate)
| Line, estimate | $829,000, financed ($663,200 loan) | $829,000, cash |
|---|---|---|
| Estoppel certificate at the DBPR schedule | $299.00 | $299.00 |
| Owner's title policy ($575.00 on the first $100,000 plus $5.00 per $1,000 above it) | $4,220.00 | $4,220.00 |
| Mortgage documentary stamps ($0.35 per $100 of loan) | $2,321.20 | None |
| Intangible tax (2 mills on the loan) | $1,326.40 | None |
| Subtotal before listing fees | $8,166.60 | $4,519.00 |
| Share of price | 0.99 percent | 0.55 percent |
| Transfer fee reported in listings | $2,000.00 | $2,000.00 |
| Application fee reported in listings | $100.00 | $100.00 |
| Estimated total with listing fees | $10,266.60 | $6,619.00 |
| Share of price | 1.24 percent | 0.80 percent |
| Seller side, customary: deed documentary stamps ($0.70 per $100) | $5,803.00 | $5,803.00 |
The title figure checks by hand: $575.00 + (729 x $5.00 = $3,645.00) = $4,220.00. The same schedule at the lowest and highest recorded prices (at $1,300,000 the premium is $575.00 + $4,500.00 + (300 x $2.50 = $750.00) = $5,825.00):
| Recorded price | Loan at 80 percent | Owner's title policy | Mortgage stamps | Intangible tax | Subtotal, financed | Subtotal, cash |
|---|---|---|---|---|---|---|
| $424,500 (lowest sale) | $339,600 | $2,197.50 | $1,188.60 | $679.20 | $4,364.30 | $2,496.50 |
| $1,300,000 (highest sale) | $1,040,000 | $5,825.00 | $3,640.00 | $2,080.00 | $11,844.00 | $6,124.00 |
Each subtotal adds the $299.00 estoppel certificate. The estimate leaves out any capital contribution, the lender's fees, recording, survey, inspections, prepaid insurance and taxes, prorations and the lender's title policy. An expedited certificate within 3 business days adds up to $119 on the DBPR schedule, and a delinquent account adds up to $179. Your title company and lender quote the rest. What amenities does Saturnia Lakes have?
Saturnia Lakes has a clubhouse, two community pools and four tennis courts per the association's resident portal as read in September 2026, and listings describe a fitness center, ballroom, saunas, playground and putting green, with no golf course. Everything beyond the portal reading carries a source label below.
Only three amenities rest on the portal reading: the clubhouse, the two pools and the four tennis courts. The portal profile is the association's own, but it loads only a shell for visitors today, so we could not re-read it on October 30, 2026. Every other line comes from Southwest Florida MLS listing fields and listing remarks as displayed publicly, read October 30, 2026, and older broker text. Treat that part of the table as what sellers' agents say, and confirm hours, rules and guest limits with the association before you rely on any line. Current listings show which homes sit near the clubhouse, and you can see Saturnia Lakes homes listed in the last 30 days.
| Amenity | What the sources say | Source label |
|---|---|---|
| Clubhouse | A clubhouse exists | Per the association's resident portal as read in September 2026 |
| Pools | Two community pools | Per the association's resident portal as read in September 2026; listings describe resort, lap and children's water areas and a heated option, so the exact mix is not confirmed |
| Tennis | Four courts | Per the association's resident portal as read in September 2026; listings add lighted Har-Tru surfaces and an on-site pro |
| Fitness center | An updated fitness center | Listings describe |
| Ballroom, billiards and card rooms, internet cafe | Rooms inside the clubhouse | Listings describe |
| Saunas and locker rooms | Saunas and spa-style locker rooms | Listings describe |
| Hot tub or spa | A hot tub beside a pool | Listings describe |
| Basketball | A basketball court | Listings describe |
| Pickleball | Listed among association amenities; number of courts unconfirmed | Listings describe |
| Playground | A children's play area | Listings describe |
| Putting green | A lakefront putting green | Listings describe |
| Dog park | Listed in the amenity field of one 2026 listing | Listings describe; single source |
| Beach area | A sandy beach area at a lake, with a conflicting 2026 listing field | Listings describe; conflicting |
| Walking paths | Walking and jogging paths | Listings describe |
| Golf | None | Listing golf field |
| Clubhouse size | Not printed | Four broker pages repeat one square-footage figure with no first-party source |
Clubhouse
The portal profile confirms a clubhouse. Listings name its contents as a fitness center, a ballroom, a billiards or sports room, a card room, a dance or yoga studio, an arts and crafts room and an internet cafe. Some older broker text mentions a social director. We print no clubhouse square footage, because the figure repeated by brokers traces to an August 2019 article and no association or permit source supports it.
The county roll lists two association recreation tracts: R1, 3.48 acres at 1310 Saturnia Grande Drive, and R2, 2.55 acres at 2290 Saturnia Grande Drive. The roll does not say which holds the clubhouse, and both are owned by the association. A buyer who values the clubhouse should ask the association for the room list, hours, reservation rules and any guest limits, because those rules are the association's to set.
Pools and spa
The portal profile says two community pools. Listings describe a resort pool, a lap pool and a children's water area, and a sold listing says two heated pools and a hot tub, so the count the portal gives and the water features listings describe do not line up neatly. We print "two pools per the portal" and "listings describe" for the rest. Pool hours, heating, guest limits and whether children may use the spa are rules the association sets, and none is published where we could read it.
A heated pool is a recurring cost for the association, which is one reason the fee lines above list "recreation facilities". Ask the budget how much of the dues go to pools and whether resurfacing or heater replacement sits in the reserve.
Tennis
The portal profile says four tennis courts. Listings add that the courts are lighted Har-Tru and that an on-site pro teaches, and one search-indexed calendar entry names a tennis club, but the page itself was not readable, so we do not print a schedule. A buyer who plays should ask how courts are reserved, whether lighting runs on a timer, whether guests may play and whether resurfacing is scheduled. Har-Tru courts need regular upkeep, and a reserve line for them is a reasonable question for the estoppel request.
Fitness, ballroom, saunas and the rest of the clubhouse
Listings describe an updated fitness center, a grand ballroom, men's and women's saunas with locker rooms and massage rooms, and a card room. They do not give an equipment list, hours or whether a key or fob is needed. These are listing-sourced and several come from older broker articles, so treat each as "listings describe" until the association confirms it. If a particular room matters to your decision, ask for it by name on the written request for the amenity rules.
Sports courts and the pickleball question
Listings describe a basketball court, and the association amenity field on a 2026 listing lists pickleball. Several 2026 listing remarks go further and say the board approved new pickleball courts, bocce courts, a new basketball court and a renovated playground, one saying without an additional assessment and one saying the courts are planned for 2027. The remarks disagree on the number of courts and the timing, no board notice or minutes were readable, and so we print no court count and no completion date. A buyer who plays pickleball should ask the association how many courts exist today, whether a new-court project is approved and funded, and whether it is covered by reserves or by a special assessment.
Playground, putting green, dog park and beach area
A children's play area, a lakefront putting green, a dog park and a sandy beach area at a lake all appear in listing text, each from one or two sources. The beach area is the least certain: one listing describes a sand beach and a 2026 listing field shows "lakefront beach" as not listed. The dog park appears in a single 2026 amenity field. We name them because buyers ask, and we label them "listings describe" because nothing first-party confirmed them. Walking and jogging paths appear in older broker text only.
Lakes, preserve and open space
The county roll supports a plainer statement about land. Across the three plats there are 12 platted lake tracts, 2 preserve tracts, 29 open-space tracts, 7 road tracts and 2 recreation tracts, all owned by the association except three county parcels, on 242.42 platted acres. The 2 preserve tracts are both in Plat 1. Listings use phrases such as a tranquil lake setting and a nature preserve park. No source gives lake names, depths, fountains or fishing rules, and no source says residents may enter the preserve tracts, so we do not call them walkable or open to use. Whether a given lot has a lake view or a preserve view varies by lot, so check a specific address on satellite imagery before you assume one.
What is not here
No golf course is part of Saturnia Lakes. The nearest golf is outside the gates, and a buyer who wants a club should read the Olde Cypress page, since its golf membership works differently from an HOA clubhouse. Two more things are not published: a first-party amenity list and the gate hours, which several older listings describe as round-the-clock staffing that no association page confirms. Between them, those two items are the first things to request from the association before an offer. For a conversation about how the Saturnia Lakes clubhouse compares with the amenity campuses at neighboring communities, you can talk to a Domain Realty Group agent or read about Domain Realty Group first.
Is Saturnia Lakes gated?
Saturnia Lakes is a gated community: the ten listings we read on October 30, 2026 describe a guard gate, with a main entrance on Saturnia Grande Drive at Immokalee Road and a residents-only gate near Logan Boulevard North. No association page states gate hours, a guest procedure or a staffing company, so ask for them in writing.
Everything on this page about the gate carries a source label. Listings and older broker articles describe it, OpenStreetMap maps it, and one county permit record mentions gate work. None of the three is the association's own statement, and we found no first-party gate page, so read each line below as what sellers' agents and map volunteers report.
The gate as listings and maps describe it
Each of the ten active listings we read on October 30, 2026 (Southwest Florida MLS listing fields as displayed publicly) describes a guard-gated community with a clubhouse, tennis courts and pools. One 2026 listing carries the MLS security field "Gated With Guard", and two use wording that says the entry is guarded around the clock. Older broker articles use "staffed gate house" wording. We print none of that as the gate's schedule, because no association or management page backs it.
OpenStreetMap, a volunteer-edited map, places the main entrance at the junction where Saturnia Grande Drive meets Immokalee Road, at about 26.2728 N, 81.7158 W. It shows four gate-barrier points on Saturnia Grande Drive at about 26.2695 N, 81.7157 W, roughly 0.23 mile (370 meters) south of Immokalee Road by our arithmetic from those coordinates, with two of the points tagged as gates and a delivery restriction on one. A second set of gate points sits at about 26.2653 N, 81.7205 W near Logan Boulevard North, which fits the MLS driving directions that describe a residents-only gate on Logan. OpenStreetMap does not tag that second gate as residents-only, several segments of Saturnia Grande Drive are tagged private, and map data is a lead and not a record.
A county permit record listed in earlier research shows an alteration permit for "Saturnia Lakes BLVD, (Gates)" applied for in August 2025 at about $45,900. We did not re-request it, and the record does not say what changed.
Two gates and two ways in
This page measures from two points, and every table says which. The drive-time table in the next section starts at the public junction of Saturnia Grande Drive and Immokalee Road, because that is a point on a public road that anyone can find. The hospital and park table starts at the gate cluster on Saturnia Grande Drive south of the junction, the same spot the school district's lookup returned for 2424 Saturnia Lakes Blvd.
From that gate cluster the free-flow router leaves by Saturnia Grande Drive for about 0.5 mile and then follows Logan Boulevard North for about 0.5 mile, 1,629 meters (about 1.0 mile) in all, before it reaches Immokalee Road. That is the router choosing a legal path from a map point, and we have neither driven it nor seen the gates. We therefore do not say which gate any resident's car uses, how a guest is routed, or whether both gates are open to every vehicle. The two origins explain why one destination can show two distances a few tenths of a mile apart.
Hours, guests and deliveries: ask the association
A listing remark cannot tell you how a gate treats a guest, a contractor, a delivery, a rideshare pickup or a tenant. Before you write an offer, ask the association for these items in writing:
- The gate staffing hours at each gate and what happens outside them.
- How a guest list is kept, and whether a regular visitor or a caregiver can be registered.
- How deliveries and rideshare pickups are handled.
- How a contractor is admitted and what paperwork the association asks for.
- How a new owner or a tenant is added to the gate system at closing.
- Whether the residents-only gate near Logan Boulevard North works with a transponder, a code or a card, and who issues it.
For a tour, ask the listing agent to arrange your arrival with the gate before you reach the entrance, and confirm the street, because the community has 21 home streets. Listings also place "security" among the items the quarterly fee covers, which is a listing field and not a budget line, so ask what that line pays for.
What we do not claim about the gate
We do not claim a staffing schedule, a guard company, a guest rule or any security result. A gate controls who may enter a road. It does not change flood risk, insurance cost or the rules in the declaration, and those are covered in their own sections of this page. To see which streets are listing now, search every Saturnia Lakes home for sale, and to line up a visit with gate arrangements made in advance, contact Domain Realty Group at 239-441-2816.
How far is Saturnia Lakes from shopping, I-75 and the beach?
Saturnia Lakes is 1.0 road mile and about 3 minutes from Sprouts at Logan Landings, 2.3 miles and 4 minutes from Immokalee Road at the I-75 overpass (Exit 111), 8.6 miles and 16 minutes from Vanderbilt Beach Park, and 24.8 miles and 33 minutes from the airport, by free-flow routing from the Immokalee Road entrance.
Every time on this page is a free-flow estimate: OpenStreetMap routing on the public OSRM router, car profile, requested October 30, 2026, with no traffic or signal delay. Peak-season traffic, school-day traffic and construction add time that no free-flow figure includes, and the Immokalee Road corridor is a major road.
Groceries and everyday shopping near Saturnia Lakes
Sprouts Farmers Market at 2224 Logan Boulevard North is 0.24 mile from the Immokalee Road entrance in a straight line and 1.0 road mile, about 3 minutes, away. Its own store page, read October 30, 2026, lists hours of 7 a.m. to 10 p.m., delivery and pickup through Instacart, beer and wine, a smoothie bar and fresh sushi. Publix at The Shoppes at Pebblebrooke, 15265 Collier Boulevard, is 1.55 miles in a straight line and 1.8 road miles, about 3 minutes. Aldi on Addison Place Drive is 1.48 miles in a straight line and 1.6 road miles, and Target Naples North at 2415 Tarpon Bay Boulevard is 1.52 miles in a straight line and 2.1 road miles, about 5 minutes. Target's page showed hours of 7 a.m. to 11 p.m. Monday to Saturday and 7 a.m. to 10 p.m. Sunday for the week of October 30, 2026.
Farther out, a Walmart Supercenter on Juliet Boulevard is 2.6 road miles away, a second Publix on Strand Boulevard is 2.7 road miles, and Winn-Dixie on Mission Hills Drive is 3.6 road miles. We read hours only for the stores named above, and each store publishes its own current schedule.
Dining near the entrance
Logan Landings, the Sprouts-anchored center, sits about 0.2 to 0.3 mile from the entrance in a straight line. Business pages read on October 30, 2026 show Thai Udon Cafe at 2236 Logan Boulevard North, Suite 505, open 11:30 a.m. to 10 p.m. daily, and Brooks Grill and Tavern at 2220 Logan Boulevard North, Suite 805, open Monday to Thursday 11 a.m. to 9 p.m., Friday and Saturday 11 a.m. to 10 p.m. and Sunday 11 a.m. to 8 p.m. The same center holds a taqueria, a yoga studio and a First Watch on map data, though we could not read those businesses' own pages.
A second cluster at Founders Square sits about 1.8 miles east at Collier Boulevard. Lake Park Diner, 8856 Founders Street, and Umi Sushi, 8855 Immokalee Road, Suites 6 and 7, are there, and Umi Sushi's page lists Sunday 11 a.m. to 9:30 p.m., Monday to Thursday 11 a.m. to 10 p.m. and Friday and Saturday 11 a.m. to 10:30 p.m. Culver's at 8940 Sage Avenue is 1.96 miles away in a straight line. These are samples from business pages and not a ranking, and no source we read says residents walk to either center, because the Immokalee Road frontage is a major road.

Destination points are OpenStreetMap positions, so the Immokalee Road row is a point on the road at the overpass and not a ramp, and the two park rows are map centers that are not necessarily the entrances. A trip from a home near the gate cluster adds about 0.2 mile and 1 minute.
Hospitals and parks, measured from the gate
Table: from the Saturnia Lakes gate cluster on Saturnia Grande Drive, free-flow. This origin differs from the table above, so the same destination can show a slightly different figure.

Source: OSRM, car profile, free-flow, requested October 30, 2026, from 26.2695 N, 81.7157 W, the gate cluster OpenStreetMap shows on Saturnia Grande Drive. NCH North Naples Hospital is 5.0 miles in the first table and 5.3 miles here because the origin differs, and the router leaves this origin by way of Logan Boulevard North. NCH describes its Northeast location as Collier County's only freestanding emergency department, wording carried from an earlier read of NCH's page, and the Immokalee Road row is a point on the road near the ramps. Call 911 in an emergency; the schools, hospitals and services section of this page covers hospital coverage and trauma status.
North Collier Regional Park is a county park. The county's page, as carried from an October 27, 2026 read, lists lighted soccer and softball fields, the Sun-N-Fun Lagoon aquatic complex, a fitness complex and a trail of about 2.5 miles. Confirm hours and fees with the county, which publishes them.
Beaches and the airport
Vanderbilt Beach Park routes at 8.6 road miles and about 16 minutes from the Immokalee Road entrance, and Delnor-Wiggins Pass State Park at 7.9 road miles and about 17 minutes. Both times are to a map center and not to a gate or a parking lot, and the park figures exclude time spent finding parking. Collier County sets beach parking rules and permits, and the state park sets its own fees and closures, so confirm each with the park before a visit; we do not print a fee here.
Southwest Florida International Airport is 24.8 road miles and about 33 minutes away at free-flow, to the terminal-area map point. A buyer who travels often should time the trip at the hour they would use it, because the I-75 work described below can add delay to the Immokalee Road leg.
I-75, Immokalee Road and projects near the entrance
The Florida Department of Transportation's project page for 452544-1, I-75 from Golden Gate Parkway to Alico Road, listed the project in the Construction phase with a start of "Mid 2026" when we read it on October 30, 2026 (page last updated October 28, 2026). It describes 21 miles of widening with resurfacing, express lanes, auxiliary lanes, ramp changes, noise walls where qualifying, and a "New diverging diamond interchange (DDI) at Immokalee Road", which is Exit 111, the interchange nearest Saturnia Lakes. A public hearing was held October 27 in person and October 28, 2026 by video. The page prints no cost and no end date.
WGCU reported on September 20, 2026 that work was slated to begin "this fall", that the first segment, Bonita Beach Road to Immokalee Road, was expected to finish in early 2027, and that an FDOT official put the construction at about three years. The article is uneven on timing, so treat dates as subject to change.
Two county projects are further out. The county's January 2026 project deck, carried from an earlier read, lists paved shoulders on Immokalee Road from Livingston Road to Logan Boulevard (project 60253) at $25.3 million total, with design finishing in spring 2028. A Livingston Road flyover over Immokalee Road is in design: the county awarded a design contract of $7,594,351.10 to DRMP on July 28 (the year is carried as 2026), with design running to February 2028. We found no funded construction project at the Logan Boulevard and Immokalee Road intersection and make no claim about one. Vanderbilt Beach Road Extension Phase One, from Collier Boulevard to 16th Street NE, opened June 12, 2026 according to the county.
What free-flow times leave out
A free-flow figure is the time on an empty road. In season, at school times and around construction on Immokalee Road and I-75, the same trip takes longer, and we collected no peak-hour travel-time data. Time your own trip at the hour you would make it, and see the Naples communities hub to compare how other communities along the corridor describe their access.
What rules does a Saturnia Lakes owner live under?
Saturnia Lakes rules are not published where we could read them. A November 2020 rules excerpt and MLS fields point to a three-month minimum lease, a 12-month maximum, no more than two rentals in a calendar year and manager approval, with pets allowed under guidelines. The rules in force at closing control, so ask for the current set in writing.
The association's resident portal loads only a shell for visitors, and the rules document revised November 25, 2020 sits on a realtor's page that returned a not-found response to a direct request, so what follows comes from a search-tool excerpt of that document and from listing fields. Both are leads. Florida law lets rules change by amendment, and the recorded declaration, bylaws and current rules settle every item below.
Leasing
The November 2020 rules excerpt sets a minimum lease of three months and a maximum of 12 months, allows no more than two rentals in any calendar year, bars renting part of a home, and requires the property manager to approve every lease on a lease application with a copy of the lease and an application fee. We did not find the application fee amount. The excerpt also says owners already renting under earlier guidelines may continue until they stop renting or sell, and that the association may terminate a lease if a tenant breaks the rules. The MLS fields in earlier research say the same thing in shorter form: two leases a year and 90 days. One current rental listing says its 90-day seasonal minimum is "set by the association".
The three-month minimum and the two-a-year cap together rule out weekly and monthly vacation rentals, by our reading of the excerpt, which does not use the words "vacation rental". Rentals on the market on October 30, 2026 fit that pattern. Rental portals showed 8 Saturnia Lakes rentals at $4,110 to $11,000 a month, a median of $7,300 (the midpoint of the $6,900 and $7,700 rents); two were stated annual, three seasonal and three did not state a term. Those are owners' asking terms, not association rules, and furnished seasonal rents and annual rents are mixed, so we print no single rent.
A buyer who plans to rent the home out should read the current rules before an offer, ask whether the two-a-year cap counts leases or tenants, and ask the lender whether a rental plan changes the loan terms.
Pets
The November 2020 excerpt allows ordinary house pets subject to the association's guidelines, bars unusual pets, and says pets may not be left unattended outside the home. A community summary adds leash and clean-up rules. The MLS pet field read "with approval" in earlier research and "Call, Conditional" on seven of the ten active listings we read, which is a way of saying ask the association. We found no weight limit and no limit on the number of pets, and we do not print one.
Ask the association for the current pet rule in writing, including any limit on number, weight or breed, whether it applies to guests and tenants, and how the approval is requested.
Vehicles, boats and parking
The excerpt covers parking in driveways and at recreation areas, commercial vehicles and watercraft, and repairs. It says no vehicle repairs are allowed in the community, restricts noisy vehicles, power equipment and off-road vehicles, and prohibits watercraft in the lakes. MLS fields mention deeded restrictions and "No RV". We did not find a limit on the number of vehicles.
Florida's 2024 homeowners' association reform, Chapter 2024-221, effective July 1, 2024, changed some vehicle and display rules, according to a law-firm summary; we did not read s. 720.3075 or s. 720.3045 for this page, so confirm any vehicle restriction against the statute and the declaration before you buy a truck, a trailer or a boat.
Architectural review and exterior changes
The deed restrictions govern paint, roofs, shutters, pool screens and additions, and Saturnia Lakes publishes no architectural guidelines that we could reach. A law-firm summary of the 2024 reform says architectural standards must be applied reasonably and equitably, which we did not verify in the statute. If you plan a pool, a re-roof, impact windows or a lanai change, ask for the architectural guidelines and the application form, how long approval takes, and whether a roof color or tile profile is required.
This matters on a home first sold from 2002 to about 2006, where roofs and openings are common projects. The older-home section of this page covers the inspection and insurance side, and the architectural application is the step before the permit.
Fines, hearings and what state law adds
Section 720.305 of the Florida Statutes sets default limits that a community's own documents may change. A fine may not exceed $100 per violation unless the governing documents say otherwise, with an aggregate cap of $1,000 for a continuing violation unless the documents say otherwise, and a fine under $1,000 cannot become a lien. The owner must get 14 days' written notice of a right to a hearing, the hearing must be held within 90 days before a committee of at least three people who are not board members, and no fine may be imposed if the violation is cured before the hearing. Compare these defaults with what the Saturnia Lakes declaration actually says.
Under s. 720.306 the way the documents are amended is a matter for the documents themselves, so ask the estoppel and the declaration whether rental, pet or vehicle rules can change after closing, and by what vote.
Documents to request
Ask for each of these in writing before the inspection period ends:
- The recorded declaration of covenants and every amendment, the articles and the bylaws.
- The current rules and regulations, including leasing, pets, vehicles, the use of the clubhouse, pools and courts, and guest limits.
- The architectural guidelines and application form.
- The current budget, the reserve schedule and any loan, line of credit or scheduled special assessment.
- The estoppel certificate, which the association owes within 10 business days of a written request under s. 720.30851 and which must state any capital contribution, transfer fee or other fee due.
- The HOA disclosure summary the seller must present before the contract is signed, covered in the closing section above.

Buying an older Saturnia Lakes home: inspections, insurance and financing
Saturnia Lakes homes were first sold from 2002 to about 2006, so most are 20 to 24 years old in 2026. That puts a four-point inspection, a roof date and a wind-mitigation report on a buyer's list, and 8 of the 10 active asks on October 30 sat at or below the $832,750 Collier conforming limit. Data updated: October 2026.
The county's year-built field cannot be taken at face value here. Its summary field shows 2007 to 2025 for 147 of the 580 homes, yet the residence record on every one of them dates from 2001 to 2006; the later year belongs to a screen enclosure, pool or deck added after the house. Give an insurer the permit or roof-replacement date, not the roll year.
What first sales from 2002 to about 2006 mean for age
County sales show the build-out plat by plat. In Plat 1, 171 of the 236 homes had a first priced sale in 2002 and another 41 in 2003. In Plat 2, 84 of the 90 homes were first sold in 2003 and 6 in 2004. In Plat 3, 22 homes were first sold in 2003, 144 in 2004 and 86 in 2005. A home first sold in 2002 is about 24 years old in 2026, and a home first sold in 2006 is about 20, by simple subtraction.
Age shows up in four places: the roof, the mechanical systems, the electrical and plumbing, and the insurer's rules. The sections below take them in turn.
The code era: before and after March 1, 2002
Florida's statewide building code took effect March 1, 2002, with the 2001 edition. The 2004 edition took effect October 1, 2005, and the 2007 edition March 1, 2009, according to the Florida Building Commission's list as carried from earlier research. A home is built to the code in force when it was permitted, often months before its first sale. Plat 2 homes first sold in 2003 and most of Plat 3 homes first sold in 2004 would sit under the 2001 edition by that reasoning, Plat 3 homes permitted after October 1, 2005 may fall under the 2004 edition, and Plat 1 homes first sold in early 2002 may have been permitted before March 1, 2002 under an earlier local code. That last point is an inference. We did not find which code Collier enforced before March 1, 2002, and the permit record, which shows the issue date and the code edition on the plans, is the place to check. Hurricane Andrew in August 1992 came before the community existed.
Roof, air conditioning, plumbing and electrical: an inspection checklist
A standard home inspection is the starting point, and the items below are the ones this age group of homes puts first.
| Item | What to ask or check | Why it matters at this age |
|---|---|---|
| Roof cover and date | The year of the last full replacement, the permit and any transferable warranty | The date starts the insurer's roof-age clock |
| Air conditioning | The age of each system and the last service | Many original systems have been replaced once |
| Water heater | Age, location and any leak history | A leak claim shows up on insurance records |
| Plumbing | Pipe material and any repipe or past leak | Insurers ask about it |
| Electrical panel | Panel make and age, visible wiring condition | Part of the four-point inspection |
| Windows, doors and shutters | Impact glass, manual panels or accordion shutters on every opening, garage door and lanai | Wind-mitigation credit needs every opening protected |
| Pool and screen enclosure | Pump, heater and enclosure condition, and whether the enclosure is insured | Pools and enclosures are common repair items |
| Permits | Open or expired permits at the address | An open permit passes to the buyer |
Listing remarks we read on October 30, 2026 gave roof replacement years from 2018 to March 2026 for six of the ten active homes, and impact glass was stated on one. The first section of this page covers what those remarks say, and none of it replaces a permit lookup.
Four-point inspections, roof age and wind mitigation
Citizens Property Insurance requires a four-point inspection on property owner, dwelling and mobile home applications for properties more than 20 years old. A Florida-licensed inspector checks electrical, plumbing, air conditioning and roof. A home first sold in 2002 through 2005 is past that line now, and a 2006 home passes it in 2027. Private carriers set their own rules and commonly ask for the same report.
Citizens also asks for documentation when a shingle roof is older than 25 years or a hard roof such as tile is older than 50 years: at least five years of remaining useful life, or proof of full replacement. An original shingle roof from 2002 through 2006 reaches 25 years from 2027 to 2031, and an original tile roof reaches 50 years from 2052 to 2056, by our arithmetic. Under s. 627.7011 as carried, an insurer may not refuse or nonrenew a policy solely because a roof is under 15 years old, and at 15 years or more it must accept an inspection showing five or more years of remaining life.
Florida's wind-mitigation form, OIR-B1-1802, was revised effective April 1, 2026 and is valid for five years if nothing material changes. It records roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection. Opening protection is all-or-nothing, so one unprotected opening removes that credit. The statute sets no discount amounts, and we found no source tying the 2002 to 2006 build window to a particular credit tier or to any Saturnia Lakes report, so we print no dollar credit. Ask the seller for the latest report and its date.
The state's My Safe Florida Home program offers a free wind-mitigation inspection to eligible homestead owners, and a matching grant of $2 for every $1 you pay, up to $10,000, subject to legislative appropriation, and no application dates were published when we last carried the program's terms. Eligibility asks for a home built before January 1, 2008 by the county property appraiser's record, an insured value of $700,000 or less, and an owner-occupied homestead. The county's residence records date every Saturnia Lakes home from 2001 to 2006, though the summary year-built field reads 2007 to 2025 on 147 records because of a later enclosure, pool or deck. Confirm your address with the program before you count on a grant. Riverstone's homes, by contrast, date from about 2013 and fail the age test.
Insurance: what a buyer can and cannot know in advance
No Saturnia Lakes insurance quote exists in any source we read, and none can be published without an address, a roof date and a carrier. Citizens publishes county averages by policy form. The table shows its approved Collier averages for rates effective July 1, 2026. They are county averages across every Collier policy of that form, coastal homes included, and not a quote for any Saturnia Lakes home. Only the HO-3 line applies to a single-family home.
| Citizens policy form, Collier County | Policies | Current average | Approved average | Change |
|---|---|---|---|---|
| HO-3 homeowners multiperil | 1,712 | $4,531 | $4,261 | Down 6.0 percent |
| HO-6 condominium unit-owner multiperil | 529 | $1,959 | $1,738 | Down 11.3 percent |
| HW-6 condominium unit-owner wind-only | 595 | $2,164 | $2,001 | Down 7.5 percent |
| All personal lines combined | 6,162 | $3,470 | $3,328 | Down 4.1 percent |
Source: Citizens Property Insurance, 2026 Approved Rate Changes by County, from Citizens' March 4, 2026 release. The two condominium rows are shown for completeness and do not apply to Saturnia Lakes, which has no condominiums on the county roll.
By statute as carried, a dwelling with a replacement cost of $700,000 or more is not eligible for Citizens. Replacement cost is not price, and we have no replacement-cost figure for any home, so we do not guess how many Saturnia Lakes homes exceed it. Florida insurers must offer hurricane deductibles of $500, 2 percent, 5 percent and 10 percent, with one hurricane deductible per calendar year with the same insurer. A 2 percent deductible on a $450,000 dwelling is $9,000, an arithmetic example and not a quote.
Financing a Saturnia Lakes purchase in 2026
Saturnia Lakes has no condominiums, so the lender reviews the home and the borrower, not a condominium project. The association still matters, because the lender asks for the dues, any special assessment and the estoppel. The two federal limits below are carried from an earlier file that read the primary sources, and we did not re-open them today, so confirm both with your lender.
| Loan limit, Collier County, one unit, 2026 | Amount (as carried) | Active asks at or below, October 30, 2026 | Recorded sales at or below, 12 months to October 2, 2026 |
|---|---|---|---|
| Conforming loan limit | $832,750 | 8 of 10 | 13 of 25 |
| FHA forward mortgage limit | $764,750 | 7 of 10 | 11 of 25 |
Counts are our arithmetic from the ten active asks of $524,500 to $1,100,000 (Southwest Florida MLS listing fields as displayed publicly, read October 30, 2026) and from the 25 qualified sales in the county record. The two highest asks, $999,000 and $1,100,000, exceed both limits, and a $767,888 ask sits just above the FHA limit only. A buyer above the conforming limit meets a jumbo or other non-conforming loan or a larger down payment, and lender terms vary.
Questions to ask a lender before you write an offer
Each is a question and not a claim about any Saturnia Lakes home.
- Does your underwriter treat the home as a single-family property in a homeowners' association, and what association documents do you need?
- Which loan limit applies to my county and loan type on the date of my application?
- If the price is above the conforming limit, what down payment, reserves and rate does a jumbo loan need?
- Does the association have a special assessment, a loan or a line of credit, and does that change the loan terms?
- How does the lender treat the dues in my debt-to-income ratio, at $1,849 a quarter on most 2026 listings?
- If the roof is original, will the lender or the insurer ask for a roof certification before closing?
- What flood-insurance proof will you require, and does it change if the home is in a mapped high-risk zone?
- If I plan to rent the home out later, does a rental plan change my loan terms?
- What must the estoppel show, how long does the lender allow for it, and what are my total cash needs at closing?
The pre-offer document checklist
Before the inspection period ends, collect these in one folder: the seller's roof, air-conditioning and water-heater dates with permits; the most recent four-point and wind-mitigation reports; the seller's insurance declarations page and renewal history; any flood-insurance policy and elevation certificate; the association documents listed in the rules section above; and the estoppel. Send the address, roof date and reports to an insurance agent for a written quote before you remove your contingencies. To talk through what a specific home's age means for the loan and the policy, contact Domain Realty Group.
Is Saturnia Lakes in a flood zone?
At the one Saturnia Lakes address checked, 2424 Saturnia Lakes Blvd, FEMA's effective map showed Zone X on panel 12021C0214H, effective May 16, 2012, read September 2, 2026. One address is 1 of the community's 580 homes, and neighbors on the same panels vary, so this is not a reading for Saturnia Lakes as a whole.
We did not request FEMA, county or state flood layers on October 30, 2026. The readings below were taken in September 2026 by earlier research and carried here with their dates, and the neighbor readings come from sister research files dated October 27 and 28, 2026. Check your own address on both the current and the proposed map, and ask a lender or closing agent for the flood determination.
The one-address reading
| Item | Result at 2424 Saturnia Lakes Blvd | Date read |

| Effective flood zone | X, "area of minimal flood hazard" | September 2, 2026 |
| Special Flood Hazard Area | No | September 2, 2026 |
| Base flood elevation | None published | September 2, 2026 |
| FIRM panel | 12021C0214H, effective May 16, 2012 | September 2, 2026 |
| Evacuation zone | E | September 2, 2026 |
| Ground elevation | About 25.3 feet (USGS 3DEP, 1-meter lidar) | September 2, 2026 |
| Proposed (preliminary) map at the address | No reading | Not read |
| Coastal High Hazard Area | No reading | Not read |
Source: FEMA National Flood Hazard Layer point check, the state Know Your Zone layer and the USGS elevation service, read September 2, 2026 by earlier research and carried, not re-queried. The 2012 date is the panel's date. Collier adopted a revised coastal flood map effective February 8, 2024, but the Saturnia Lakes panel kept its 2012 date.
In plain terms: FEMA's effective map showed Zone X at the one Saturnia Lakes address checked in September 2026, and that is not a reading for every home.
Why one address is not the community
The same panel, 12021C0214H, covers addresses at neighbors where FEMA's layer shows a different picture. The table shows what sister research files recorded at neighbors; none of it is a Saturnia Lakes fact.

| Saturnia Lakes | September 2, 2026 | 1 point checked; zone X |
| Olde Cypress | October 27, 2026 | 13 of 24 points mapped AH |
| Riverstone | October 28, 2026 | 17 of 17 points mapped AH or AE |
The pattern in this part of ZIP 34119 is shallow-flooding ponding and overland flow, a rain hazard and not coastal surge, and a letter of map change can remove a lot from a high-risk zone while the live layer still shows AH. The only Saturnia letter in FEMA's letter-of-map-change layer in the earlier search is a 2012 amendment for the plat the county records as Saturnia Falls Phase One, which is Riverstone's first plat and not this community. We found no letter of map change and no elevation certificate for any Saturnia Lakes lot, which reflects what we searched and is not proof that none exists. The street-by-street sample across the 21 home streets and three plats has not been run, and until it is, nobody can state a community-wide zone.
Evacuation Zone E at the address checked
The state's Know Your Zone layer returned Evacuation Zone E at the same address on September 2, 2026, from a layer last edited April 8, 2019, and a newer state service exists that was not read. An evacuation zone measures storm-surge planning and is not a flood zone, so keep the two in separate sentences. Look up your own address on the state's Know Your Zone page before each hurricane season, because zones differ by address and the county layer is updated.
What the Ian and Irma record shows for this corridor
We found no Saturnia Lakes-specific damage or flooding report for Hurricane Irma, Ian, Helene or Milton. That is not a statement that nothing happened: no association notice, county damage count or insurer report was available to us, and a missing report is not proof of no damage. Ask the seller and the association about repairs, claims and assessments.
| Storm | Date | Regional record (carried from named sources) | Saturnia Lakes record |
|---|---|---|---|
| Hurricane Irma | September 10, 2017 | Category 3 landfall at Marco Island; inland rainfall of 9 to 15 inches, with 11.4 inches at the Naples 7 E gauge | No report found |
| Hurricane Ian | September 28, 2022 | Landfall at Cayo Costa; Collier damage of about $2.2 billion, 33 buildings destroyed and 3,515 with major damage; the National Hurricane Center said the most severe impacts in Bonita and North Naples were contained to the immediate coastline | No report found |
| Hurricane Helene | September 26 to 27, 2024 | Moderate to major coastal flooding; no mandatory Collier evacuation | No report found |
| Hurricane Milton | October 9 to 10, 2024 | A Collier damage estimate of $280 million; 88 structures with major damage and 224 with minor damage | No report found |
For ZIP 34119, a much larger area than Saturnia Lakes, the OpenFEMA flood-insurance claims summary read October 28, 2026 by a sister file counts 124 claims since records began, of which 78 were for Irma and 11 for Ian, with none counted for Milton. Those are ZIP figures, and the file shows no way to place a claim on Saturnia Lakes. They suggest that for this ZIP, a rainfall storm drove more flood claims than the surge storm.

Source: Collier County's announcement of the proposed flood map, carried from earlier research and not re-read on October 30, 2026. The preliminary panel for the Saturnia Lakes address would carry a suffix of J, but no preliminary reading exists for the community, and we do not predict where any address lands. Until the new map takes effect, the effective map governs. The proposed map is searchable by address on FEMA's Map Service Center.
Do you need flood insurance?
Federal rules require flood insurance for a federally backed loan only in a mapped high-risk zone. In Zone X at the one address checked, that rule would not apply, but a lender can still ask, and a flood letter of map change does not remove a lender's right to require coverage. FloodSmart says about 1 in 3 flood claims come from low and moderate risk areas, which is why a good map result does not mean no risk. Price a quote before you close, especially on a lake-edge lot, because six of the ten active listings state a lake view or lake waterfront feature and the lake edge is where a lot's elevation matters.
The National Flood Insurance Program writes a building policy on a single-family home with a regular-program building limit of $250,000 and contents of $100,000 at its standard limits, not re-verified today. Since Risk Rating 2.0, a premium is set by the building's own features, flood sources, distance to the source and replacement cost, not by the zone letter alone. Collier is a Community Rating System community, and the county's class gives eligible policies a discount. Florida also lets lenders accept private flood policies that meet state standards. A seller must disclose known flood damage, flood claims and federal aid at or before the contract under s. 689.302, effective October 1, 2024.
Citizens and flood by policy type
Citizens' flood page, read October 30, 2026, sets its flood requirement by policy type and by dwelling limit.
| Citizens policy type | Flood requirement as the page reads |
|---|---|
| Homeowner policy with wind coverage inside a Special Flood Hazard Area | Flood required |
| Homeowner policy with wind coverage elsewhere | Required by dwelling limit: $600,000 or more from January 1, 2024, $500,000 or more from January 1, 2025, $400,000 or more from January 1, 2026, and all such policies regardless of value from January 1, 2027 |
| Condominium unit-owner and tenant policies, and policies without wind | Exempt |
Every Saturnia Lakes home is a single-family house, so a Citizens HO-3 policy at a $400,000 dwelling limit or more already needs a flood policy, and every such policy needs one on January 1, 2027. The flood limit must equal or exceed the Citizens dwelling value, or the federal program's maximum if it cannot offer that much. Citizens does not sell flood coverage, and its page lists the proof it accepts. Lender rules and private carriers are separate.
What to ask the seller and the association
- Whether a flood policy is in force, its limits and its premium, and whether the home has ever had a flood claim.
- Any elevation certificate or letter of map change for the lot, and the flood determination the lender used.
- Repairs, permits and claim numbers from Irma, Ian, Helene or Milton, and any assessment the association levied after them.
- Whether the association carries any common-area flood coverage, who maintains the lakes and drainage tracts, which are association-owned, and what the association's plan is for heavy rain.
- The roof, window and door permits, and the wind-mitigation report, which affect a wind policy and not a flood policy.

Saturnia Lakes vs Longshore Lake: which gated non-golf community on Immokalee Road fits your budget?
Saturnia Lakes and Longshore Lake are gated, non-golf communities 0.7 to 0.9 mile apart on Immokalee Road. Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at a $829,000 median, and 27 qualified Longshore Lake sales at $875,000. Longshore Lake publishes 2026 dues of $1,418 a quarter. Data updated: October 2026.
Longshore Lake has its own Domain Realty Group page. It is the closest match to Saturnia Lakes on price, era and setting, and its Foundation publishes dated dues and fees, which most neighbors do not. Two sets of sales are shown, because the Foundation figure we carry for Longshore Lake counts 606 parcels that include Quail Walk, and whether Quail Walk owners belong to the Foundation is unconfirmed. Medians of an even count, such as the 56 Saturnia Lakes sales over 24 months and the 58 in the Quail Walk set, are the midpoint of the two middle sales.

Source: county cells are the Collier County Property Appraiser public data bundle as loaded in our county sales index, window ending October 2, 2026, with the parcel sets described in the text. Saturnia Lakes listing facts are Southwest Florida MLS listing fields as displayed publicly, read October 30, 2026. Longshore Lake dues, fees and lease fees are the Foundation's own realtor documents page, read October 30, 2026; its gate, lease cap and amenities are carried from earlier reads and pages we did not re-read.
What the sales say
Longshore Lake's median is $46,000 above Saturnia Lakes ($875,000 minus $829,000, or 5.5 percent) for the units, and $21,000 above ($850,000 minus $829,000, or 2.5 percent) with Quail Walk. Over 24 months the units' median is $100,000 above ($875,000 minus $775,000), and the Quail Walk set is $58,150 above ($833,150 minus $775,000). A Longshore Lake sale is also somewhat larger by county living area, a median of 2,692 square feet against 2,486, so part of the gap is size. The two communities mix eras: Saturnia Lakes was first sold in one stretch from 2002 to 2006, and Longshore Lake has plats from several decades, so a buyer should compare plat to plat and not the community medians.
Dues and one-time fees side by side
At $1,849 a quarter Saturnia Lakes dues are $7,396 a year, and at $1,418 Longshore Lake's are $5,672, a difference of $431 a quarter or $1,724 a year ($7,396 minus $5,672). The one-time fees run the other way: $4,650 at Longshore Lake ($4,500 plus $150) against $2,100 reported for Saturnia Lakes ($2,000 plus $100), a difference of $2,550 ($4,650 minus $2,100). The table shows the two together as an illustration, not a bill.
| Years of ownership | Saturnia Lakes: one-time fees plus dues at $1,849 a quarter | Longshore Lake: one-time fees plus dues at $1,418 a quarter | Saturnia Lakes minus Longshore Lake |
|---|---|---|---|
| 1 | $9,496 | $10,322 | -$826 |
| 3 | $24,288 | $21,666 | $2,622 |
| 5 | $39,080 | $33,010 | $6,070 |
Computed as $2,100 plus years times $7,396, and $4,650 plus years times $5,672. Longshore Lake's higher entry cost is recovered in about the second year of dues on those figures. The comparison prices dues and one-time fees only: the bundles differ, because Saturnia Lakes listings list cable, internet, irrigation water, lawn care and exterior pest control among the inclusions and we did not read what the Longshore Lake dues include. Neither fee table is the estoppel, which gives the exact figure for a specific home.
What each community publishes
Longshore Lake's Foundation publishes its dues, capital contribution, transfer fee and lease fees on a public page, which makes the Longshore Lake side of the table sourceable. Saturnia Lakes publishes no fee schedule we could reach, so every Saturnia Lakes dollar figure in the table is a listing field, labeled as such. For an apples-to-apples comparison, request the estoppel and the budget for both homes and compare what the dues pay for.
Which product fits which decision
In product terms, Saturnia Lakes is a single era of homes with a clubhouse, pools and tennis courts that the association's portal confirms, a guard gate, and no capital contribution found in listing fields. Longshore Lake is a larger, more mixed stock with a published lower quarterly fee, a published buyer capital contribution of $4,500, a restaurant and bar in its clubhouse as described, and a lease cap of three a year. Neither is better as a product. They price the same corridor at slightly different points, and a buyer should price the whole stack for the specific home using the estoppel and the budget. To see what is listing now at Saturnia Lakes, search Saturnia Lakes homes listed in the last 30 days, and for a comparison of two specific homes, contact Domain Realty Group.
Saturnia Lakes vs Riverstone, Stonecreek and other Immokalee Road communities
Saturnia Lakes sits below Riverstone and Stonecreek and above Raffia Preserve and Laurel Lakes. Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at a $829,000 median, against $910,000 for Riverstone (28 sales), $1,155,000 for Stonecreek (30), $810,000 for Raffia Preserve (17) and $599,000 for Laurel Lakes (7). Data updated: October 2026.
Riverstone is the only peer here we link, and Olde Cypress appears once for the golf contrast. Stonecreek, Parklands, Raffia Preserve and Laurel Lakes appear as text only. Medians of an even count, such as Riverstone's 28 and Stonecreek's 30, are the midpoint of the two middle sales. Every peer figure below uses the same county data and the same window as the Saturnia Lakes figure, with the parcel set defined in each paragraph.
Riverstone
Riverstone is 848 county parcels, of which 802 are single-family homes, north of Immokalee Road on Logan Boulevard North and 1.2 to 1.5 miles from the Saturnia Lakes entrance in a straight line. The county set includes the plat recorded as Saturnia Falls Phase 1, which is Riverstone's Phase One and not a separate community, so a search for "Saturnia Falls" belongs to Riverstone. Collier County recorded 28 qualified sales in the 12 months to October 2, 2026, at a $910,000 median, from $605,000 to $2,225,000, and 66 over 24 months at $997,500. That is $81,000 above the Saturnia Lakes median ($910,000 minus $829,000), or 9.8 percent.
The homes are a different era: the county roll's median year is 2015, against first sales from 2002 to 2006 at Saturnia Lakes, and 645 of Riverstone's 802 homes were first built in 2013 to 2015 according to a sister file. Riverstone's 2026 quarterly dues are $1,515, or $6,060 a year, as carried from the association's dues page, which is $334 a quarter below the $1,849 on most Saturnia Lakes listings. Riverstone allows four leases per 12 months, three of them at least 30 days and one at least six months, per bylaws as carried, and the roll shows no community development district. Its amenity campus is the strongest among these peers by the developer's own description, which we carried and did not re-verify. Our Riverstone page covers it in full.
Stonecreek and Parklands
Stonecreek's first plat is recorded as Parklands Plat 1, so the county set combines both: 655 parcels, 618 single-family, on Logan Boulevard North north of Riverstone and 2.8 miles from the Saturnia Lakes entrance in a straight line. Collier County recorded 30 qualified sales in the 12 months to October 2, 2026, at a $1,155,000 median, from $660,000 to $2,075,000, and 60 over 24 months at $1,164,500. That is $326,000 above the Saturnia Lakes median ($1,155,000 minus $829,000), or 39.3 percent, a price band apart. The county roll's median year is 2019.
The association's site names its manager and a manned gatehouse on Logan Boulevard North, and publishes no dues, amenity list or leasing rule in readable text. The recorded rules as carried set a 30-day minimum lease and four leases per 12 months, with the fourth requiring a six-month term. The roll shows no district charge, and the predecessor district was dissolved by Collier Ordinance 2015-04.
Raffia Preserve
Raffia Preserve is 406 parcels, 363 single-family, south of Immokalee Road on the Collier Boulevard side and 1.8 miles from the Saturnia Lakes entrance in a straight line. Collier County recorded 17 qualified sales in the 12 months to October 2, 2026, at an $810,000 median, from $570,000 to $1,285,000, and 28 over 24 months at $785,000. That is $19,000 below the Saturnia Lakes median ($829,000 minus $810,000), or 2.3 percent. The county roll's median year is 2017, so the price sits close to Saturnia Lakes on much newer homes. The declarant was WCI Communities, a different brand from the GL Homes plan names that Saturnia Lakes listings use.
No first-party fee or gate statement was readable. One listing remark carries a dues figure with no date, and we do not print it.
Laurel Lakes at Laurelwood
Laurel Lakes at Laurelwood is 215 parcels, 194 single-family, south of Immokalee Road east of Logan Boulevard North and 1.0 mile from the Saturnia Lakes entrance in a straight line. Its county roll median year is 2004, the same decade as Saturnia Lakes' first sales. Collier County recorded 7 qualified sales in the 12 months to October 2, 2026: $515,000, $580,000, $598,000, $599,000, $625,000, $685,000 and $935,000, with $599,000 the middle sale. We list them because 7 sales is a thin base. Over 24 months it recorded 12 sales at a $598,500 median. The 12-month median is $230,000 below Saturnia Lakes ($829,000 minus $599,000), or 27.7 percent. The Laurel Greens condominiums share the Laurelwood name and are a separate association, excluded here.
Olde Cypress: the golf contrast
Olde Cypress, 0.4 mile from the Saturnia Lakes entrance at its Treeline Drive streets and 0.9 mile at its clubhouse point, is the one neighbor with golf. Its declaration, as carried, makes social membership in The Club at Olde Cypress automatic with ownership, with dues unpublished. Saturnia Lakes has an association clubhouse and no golf, so the two work differently. Our county set for Olde Cypress mixes single-family neighborhoods, villas and condominium parcels, so we draw no comparison from it: its 14 single-family sales in the 12 months to October 2, 2026 had a $1,052,500 median, but the set includes separate villa associations and is not like for like.

How these communities publish their fees
Only two neighbors publish a dated dollar figure on a public page: Longshore Lake in the previous section, and Riverstone through its dues page. Stonecreek, Raffia Preserve and Laurel Lakes do not publish dues on any page we could read, so the right step is the same everywhere: ask for the estoppel and the budget before you compare. Recorded medians are for different product mixes, different eras and different living areas, so none of them says what a particular home would sell for.
Which community fits which decision
In product terms, Saturnia Lakes is a single-era community priced just below Riverstone and Longshore Lake, with an association clubhouse, no golf and no district charge. Riverstone is newer homes with more published facts and a median about 9.8 percent higher. Stonecreek is the newest and most expensive of the five. Raffia Preserve prices close to Saturnia Lakes on newer homes in a different part of the corridor. Laurel Lakes matches Saturnia Lakes on era and sits well below it on price, on a very small sample. For a head-to-head comparison of two specific homes, see the Naples communities hub or talk to a Domain Realty Group agent.
Schools, hospitals and services near Saturnia Lakes
Saturnia Lakes addresses sampled in September 2026 were zoned for 2026 to 2027 to Laurel Oak Elementary, Oakridge Middle and Gulf Coast High, 1.1, 2.8 and 1.1 road miles from the Saturnia Lakes gate. NCH Emergency Department Northeast is 2.4 road miles away, and the roll puts Saturnia Lakes in the Greater Naples Fire Rescue District.
All distances in this section run from the Saturnia Lakes gate, the point where OpenStreetMap places the guard-gate barriers, which is the same spot as the county-geocoded association tract address of 2424 Saturnia Lakes Boulevard. Routing is by the public OSRM service on OpenStreetMap data, car profile, free-flow with no traffic, requested October 30, 2026. Season and school-time traffic are slower. The drive table earlier on this page measures from the Saturnia Grande Drive entrance at Immokalee Road, so the two sets of figures start at different points and should not be subtracted from each other.
Zoned public schools
The zoning below comes from the district's address service for the Saturnia Lakes Boulevard address and ten Saturnia Lakes streets, carried from our district address check of September 2, 2026 for the 2026 to 2027 year. All eleven returned the same three schools, and a September 2026 listing names the same three. The district evaluates every attendance area each year, so confirm the exact address in the district's Interactive Zoning Tool. Nearby communities, including Riverstone and Olde Cypress, are zoned to a different high school, so a neighbor's school list does not carry over to Saturnia Lakes.
| School | District address | State grades, 2021-22 to 2025-26 | Road miles and free-flow minutes from the Saturnia Lakes gate |
|---|---|---|---|
| Laurel Oak Elementary | 7800 Immokalee Road, Naples 34119 | A, A, A, A, A | 1.1 miles, 4 minutes |

Source: Collier County Public Schools Schools page, read October 30, 2026, for the addresses, and the district's 2025-26 school and district grades report, carried from our earlier district reads, for the grades. The district earned an A for 2025 to 2026, the ninth year in a row and sixth of Florida's 67 districts, per the district's grades page as read October 30, 2026. A school grade describes the school and not any address.
The elementary and high schools are the short legs of the trip, 1.1 road miles each, and the middle school is the long leg at 2.8 miles. Student hours on the district's Schools page are 8:25 to 2:55 at Laurel Oak, 9:05 to 3:50 at Oakridge and 7:10 to 2:05 at Gulf Coast. Florida raises the A cut scores for 2026-27, so an A today is not a promise.
Rezoning is a risk to weigh, because attendance areas change. The district's attendance boundaries page, read October 30, 2026, says School Board Policy 5120.02 lets rising 11th and 12th graders stay at their existing schools after a rezone, with no district transportation, and that rezoned students may apply for out-of-zone or school choice under Policies 5120 and 5120.01. Parental choice depends on capacity. Charter and private schools are not zoned, and we did not route any for this page.
Hospitals and emergency rooms
The nearest emergency room is NCH Emergency Department Northeast, 2.4 road miles and about 6 minutes from the Saturnia Lakes gate. The nearest full hospitals are NCH North Naples Hospital at 5.3 road miles and Physicians Regional Medical Center, Pine Ridge at 5.2. A hospital emergency room is not a trauma center. The Florida Department of Health list, updated July 23, 2026, shows no Collier County trauma center.

Source: provider pages and the Florida Department of Health trauma center list, carried from our earlier reads, and OSRM routing requested October 30, 2026. The NCH Northeast distance runs to an approximate point on Collier Boulevard, and the facility is carried from NCH's own description. The drive table earlier on this page puts NCH North Naples Hospital at 5.0 road miles because it starts at the Immokalee Road entrance and not at the gate.
Physicians Regional says its Pine Ridge and Collier Boulevard locations are certified Primary Stroke Centers, and NCH says Baker is one of two comprehensive stroke centers in Collier County. We rank none of them. Treat these distances as map estimates and not response times, and call 911 in an emergency.
The fire district
All 635 Saturnia Lakes parcels are in the Greater Naples Fire Rescue District, which levies 2.0000 mills in millage area 36 on the 2026 certified roll, the same rate as in 2025. That is the district on the tax notice. We print no station address, distance or response time, because we could not confirm which station is first due to Saturnia Lakes, and the nearest fire building by road can belong to a different district than the one that levies the tax.
Ask the district which station responds to your address, and call 911 for any emergency. The roll also carries Collier Mosquito Control at 0.1331 mills, the South Florida Water Management District at 0.0948 and Big Cypress Basin at 0.0978 for these parcels.
Water, sewer and power
Saturnia Lakes is in unincorporated Collier County. We did not confirm who supplies water, sewer or electric service to Saturnia Lakes, and we name no provider. Listing fields describe central water and sewer, and 2026 listings list irrigation water among the association fee inclusions, with reclaimed water used for irrigation. Listing inclusions differ: one listing lists sewer among the inclusions and most do not, so do not assume the HOA fee covers water or sewer service.
Ask the association or the seller for the utility accounts and the last twelve months of bills, and ask the estoppel what the dues cover. The county roll shows a $269.77 non-ad valorem charge on each of the 580 homes that it does not name, so we do not call it a trash or solid waste fee.
Roads and projects
The Florida Department of Transportation's project page for I-75 from Golden Gate Parkway to Alico Road lists the work as Construction since mid 2026, including a new diverging diamond interchange at Immokalee Road, which is I-75 Exit 111. Immokalee Road at the I-75 overpass is 2.7 road miles and about 6 minutes from the Saturnia Lakes gate in free-flow routing, and construction may add delay.

Source: FDOT District One project page 452544-1, read October 30, 2026. WGCU reported on September 20, 2026 that work was slated to begin "this fall" and quoted an FDOT official's timeframe of about three years, and the article is uneven on timing. We state no end date or lane-closure schedule, and the FDOT page prints none.
Separately, the county awarded a $7,594,351.10 design contract to DRMP Inc. on July 28, 2026 for a Livingston Road flyover over Immokalee Road, with design running to February 2028, per county board material as carried from our earlier reads. That is design work and not construction. For help weighing these projects against a specific address, contact Domain Realty Group.
Parks and public places
North Collier Regional Park, 15000 Livingston Road, is 4.7 road miles and about 12 minutes from the Saturnia Lakes gate to the park's map center, and the park's gate may differ. The county's park page, as read on October 27, 2026 and carried, lists 8 lighted soccer fields, 5 lighted softball fields, the Sun-N-Fun Lagoon aquatic complex, the Rec-Plex fitness complex and a trail of about 2.5 miles. Veterans Community Park, 1895 Veterans Park Drive, is 5.2 road miles and 11 minutes away and lists lighted ball fields, bocce and a dog park on the county's page, carried the same way.
Both are public parks run by Collier County Parks and Recreation, and they are separate from the association's own clubhouse and courts, which are for the association to set rules on. We did not read county park hours or fees for this page, so check the county's North Collier Regional Park page for the current schedule.
What is the market doing near Saturnia Lakes?
Saturnia Lakes sits in ZIP 34119, which NABOR files in its North Naples area (ZIP codes 34109, 34110 and 34119), where single-family homes closed 74 sales at a $932,500 median in September 2026, and ZIP 34119 all property types closed 75 sales at $670,000. Those are area figures, not Saturnia Lakes figures. Data updated: October 2026.
The Naples Area Board of Realtors September 2026 statistics, released October 23, 2026 with data current to October 10, 2026, come from the Southwest Florida MLS. NABOR's market is Collier County excluding Marco Island, and it files ZIP 34119 under North Naples, so every figure below carries that area name or the ZIP, and none is a Saturnia Lakes figure.

Source: NABOR September 2026 Statistics, Local Market Update pages, Southwest Florida MLS. In ZIP 34119, closed sales rose 7.1 percent and inventory fell 32.4 percent from September 2025 (our arithmetic on the counts shown). A ZIP row mixes every property type and community in the ZIP, and ZIP 34110's swing rests on 36 sales, so read these as ranges. We print ZIP 34119's median as the ZIP's and never as a Saturnia Lakes price.
North Naples single-family homes in September 2026
NABOR's North Naples single-family rows cover every single-family home in ZIPs 34109, 34110 and 34119, a wider mix of communities than Saturnia Lakes' 580 homes. They are the closest published area frame for a single-family buyer.

NABOR's North Naples condominium row, 75 sales at a $410,000 median, is a different product, and we do not read it beside Saturnia Lakes, which has no condominiums.
Collier County and Florida single-family homes
Across Collier County, NABOR's September 2026 single-family rows show 332 closed sales (324 a year earlier) at a $747,500 median ($725,000, up 3.1 percent), 97 days to sale, 95.5 percent of list price received, 2,072 homes for sale (2,487) and 5.3 months of supply (7.2). Year to date through September 2026, Collier single-family homes closed 3,661 sales, up 10.5 percent, at a $760,000 median, up 3.5 percent.
Statewide, Florida Realtors' third quarter 2026 single-family release, dated October 23, 2026, counted 65,904 closed sales (up 0.2 percent) at a $420,000 median (up 2.4 percent), a median 47 days to contract (52 a year earlier), 96 percent of original list price (94.9) and 4.4 months of supply (5.1) on 95,799 active homes (down 9.8 percent). The release prints no cash share, and no Saturnia Lakes or ZIP 34119 cash figure is published.
How to read area figures against Saturnia Lakes' county record
Saturnia Lakes' own record comes from the county. Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at an $829,000 median. The NABOR figures are one month, or one year to date, across three ZIP codes of many communities, while the county record is twelve months of one 580-home community. For that reason we do not set an area median beside a Saturnia Lakes median in one sentence, and the sales section earlier on this page is the better read for a Saturnia Lakes home.
These searches follow the MLS name Saturnia Lakes; a listing's own label decides whether a search shows it. We state no Saturnia Lakes listing count here and no months of supply, because a typed count goes stale within days. Open all Saturnia Lakes homes for sale for what is listed today, then compare each asking price with the recorded sales of homes of similar size and plat.
Loan limits against Saturnia Lakes prices
The 2026 Collier one-unit conforming loan limit is $832,750 and the FHA one-unit limit is $764,750, as carried from the federal limit files, effective January 1, 2026; confirm both with your lender. Fannie Mae's loan limits page says conforming limits apply to conventional loans based on the original loan amount, change annually and vary by number of units and location, and it prints no dollar figure.
Of the 25 recorded Saturnia Lakes sales in the 12 months to October 2, 2026, 13 closed at or below $832,750 and 12 above it, and 11 closed at or below $764,750 and 14 above it. A buyer financing most of a $1,000,000 price needs a loan above the conforming limit unless the down payment brings the loan under it. Fannie Mae's HomeReady page, topic dated June 4, 2025, says qualifying income may not exceed 80 percent of area median income for the property's location. A lender reviews the house and not a condominium budget here, but the association still matters through the dues, any pending special assessment and the estoppel.
Rental listings
Rental listings on two portals on October 30, 2026 were mostly furnished or seasonal, and rents ran about $4,110 to $11,000 a month. One listing says the association sets a 90-day seasonal minimum. Because furnished seasonal rents and annual rents are mixed, we print no single rent, and no first-party rental rule was readable, so ask the association for the current leasing rules before you buy for rental.
Timing of the figures on this page
The county record runs to October 2, 2026, and the 2026 certified tax roll is dated October 27, 2026. The NABOR report covers September 2026 with data current to October 10, 2026. The listing fee fields and drive times were read October 29 to 30, 2026, the flood reading and school zoning were last checked in September 2026, and the FDOT project page was read October 30, 2026. These are different windows and no sentence on this page blends them. We quote no mortgage rate, because rates change weekly.

Frequently Asked Questions about Saturnia Lakes homes for sale
Saturnia Lakes homes for sale in Naples, ZIP 34119, are 580 single-family homes in three plats off Immokalee Road, first sold from 2002 to 2006, per county records. These are the questions buyers ask most, answered from the county record, state and district documents and listing fields. Data updated: October 2026.
How many homes are in Saturnia Lakes?
Saturnia Lakes has 580 single-family homes on the 2026 Collier roll: 236 in Plat 1, 90 in Plat 2 and 254 in Plat 3, on 21 streets. The roll's 635 parcels include 55 common tracts, such as lakes, roads and recreation land. It shows no condominium or townhome parcels, so the community is single-family only.
Do Saturnia Lakes homes have private pools?
Many Saturnia Lakes homes have a private pool and some have none, but the county database has no pool field, so we print no count. Four of the 10 listings that two portals showed on October 30, 2026 had a private pool. Ask whether a pool is heated and screened, and read the pool field on each listing.
When was Saturnia Lakes built?
County records show Saturnia Lakes homes first sold from 2002 to 2006: mostly 2002 in Plat 1, 2003 in Plat 2 and 2004 to 2005 in Plat 3. The roll's summary year built reads later on 147 homes because of a later enclosure, pool or deck; their residence records date from 2001 to 2006. Check a home's permits.
Who built Saturnia Lakes?
Listings and some broker pages attribute Saturnia Lakes to GL Homes and name plans such as Sapphire and Flamingo, but we found no recorded document that names a developer or builder. County sales show first owners buying from 2002 to 2006. A buyer who needs the builder should ask for the recorded plat dedication and declaration.
What are the HOA fees in Saturnia Lakes?
2026 listings show Saturnia Lakes HOA dues of $1,824 to $1,859 a quarter, most at $1,849, which is $7,396 a year. Listings say the fee covers items such as cable, internet, irrigation water and lawn care, but the association publishes no schedule. Ask for the estoppel certificate, which gives the exact amount and any special assessment.
Does Saturnia Lakes have a CDD?
The 2026 Collier tax roll shows no community development district charge on Saturnia Lakes parcels. Its only flat charge is $269.77, a non-ad valorem amount the roll does not name, on each of the 580 homes. Cedar Hammock, where a district exists, shows a separate $709.11 line on the same roll. Ask the estoppel to list any special assessment.
What are property taxes in Saturnia Lakes?
Saturnia Lakes sits in millage area 36, at 10.3696 mills on the 2026 certified roll, down from 10.5058 in 2025. The median 2026 whole bill, including the $269.77 charge, is $6,173.95 for 160 non-homesteaded homes and $4,496.65 for 420 homesteaded homes. A buyer's bill resets to just value after a sale.
What do Saturnia Lakes homes sell for?
Collier County recorded 25 qualified Saturnia Lakes sales in the 12 months to October 2, 2026, at an $829,000 median, from $424,500 to $1,300,000. The prior 12 months had 31 sales at $750,000. None of the 25 was a builder's first sale, so these are resale prices and not asking prices.
What does it cost to own a Saturnia Lakes home each year?
On the 2026 roll, a non-homesteaded median home carries about $13,570 a year in property tax and HOA dues combined: $6,173.95 plus four quarters at $1,849. That is about $1,131 a month. A buyer who homesteads at the median value pays about $13,199. Insurance, electricity and mortgage interest are extra.
What does a Saturnia Lakes buyer pay at closing?
A financed buyer at the $829,000 median should budget about $8,167 before association fees, by our estimate: the estoppel certificate, the customary owner's title policy, and mortgage stamp and intangible taxes. Listings report a $2,000 transfer fee and a $100 application fee, which raise the estimate to about $10,267. The estoppel must confirm both.
Is Saturnia Lakes gated?
Listings describe Saturnia Lakes as guard-gated, with a main entrance off Immokalee Road at Saturnia Grande Drive and a residents-only gate toward Logan Boulevard. Some listings describe round-the-clock staffing, but no association page confirms gate hours or guest rules. Ask the association for both before you rely on the listing language.
What amenities does Saturnia Lakes have?
Per the association's resident portal as read in September 2026, Saturnia Lakes has a clubhouse, two community pools and four tennis courts. Listings describe a fitness center, ballroom, saunas, a basketball court, a playground and a putting green. Confirm the current list, hours and guest rules with the association before you buy.
Does Saturnia Lakes have golf?
No. Saturnia Lakes has no golf course and no golf membership in anything we read. The Club at Olde Cypress is about 0.66 mile from the entrance in a straight line, and social membership there comes automatically with ownership, so read the Olde Cypress page for that model. Confirm any club charge in the estoppel.
Does Saturnia Lakes have pickleball courts?
Listings list pickleball among the association's amenities, and several 2026 remarks say the board approved new pickleball courts, bocce and a renovated playground, but they disagree on the number of courts and the timing. No board notice was readable, so we print no court count. Ask the association what exists today and who pays for new courts.
Can I rent out a Saturnia Lakes home?
A November 2020 rules excerpt sets a three-month minimum lease, a 12-month maximum and no more than two rentals in a calendar year, with manager approval and an application fee. The MLS fields say two leases a year and 90 days. Rules can change, so ask the association for the current rules before you plan to rent.
Are pets allowed in Saturnia Lakes?
A November 2020 rules excerpt allows ordinary house pets subject to the guidelines, bars unusual pets and says pets may not be left unattended outside the home. Listings show pets as conditional or by approval, and we found no weight or count limit. Get the current pet rules in writing before you make an offer.
Is Saturnia Lakes in a flood zone?
FEMA's effective map showed Zone X, outside the high-risk flood area, at the one address checked, 2424 Saturnia Lakes Boulevard, on panel 12021C0214H effective May 16, 2012, read September 2, 2026. Zones are set address by address, and neighbors on the same panels show Zone AH at some addresses, so check your own address.
What evacuation zone is Saturnia Lakes in?
The state's evacuation layer showed Evacuation Zone E at that same address in September 2026. Evacuation zones measure storm-surge planning and are not flood zones, so Zone E and a FEMA flood zone can both apply at one address. We read one address and not every home, so confirm yours on Florida's Know Your Zone lookup each season.
Did Hurricane Ian or Irma flood Saturnia Lakes?
We found no Saturnia Lakes-specific damage or flooding report for Irma or Ian, which is not a statement that nothing happened. Official records put Ian's worst surge at the coast. ZIP 34119, not Saturnia Lakes alone, had 78 Irma and 11 Ian flood-insurance claims in federal data. Ask the seller and the association about repairs and claims.
Does Citizens require flood insurance for a Saturnia Lakes home?
On Citizens homeowner policies with wind coverage, flood coverage is required where the dwelling limit is $400,000 or more in 2026, and on all such policies from January 1, 2027. Condominium unit-owner and tenant policies are exempt. Every Saturnia Lakes home is a house, so get a flood quote before closing, whichever insurer you choose.
What does homeowners insurance cost in Saturnia Lakes?
No Saturnia Lakes quote exists in our sources. Citizens Property Insurance's approved average for a Collier homeowners policy (HO-3) took effect July 1, 2026 at $4,261 a year, down 6.0 percent. That is a countywide Citizens average and not a quote, and private carriers price differently by roof, wind mitigation and claims.
Do Saturnia Lakes homes need a four-point inspection?
For Citizens, yes: it asks for a four-point inspection on properties more than 20 years old, and Saturnia Lakes homes first sold from 2002 to 2006, so most are past that age. It asks for roof documentation when a shingle roof passes 25 years or a tile roof passes 50. Ask the seller for the roof permit date.
How big are Saturnia Lakes homes?
County living areas run from 1,155 to 6,436 square feet, with a median of 2,338 across the 580 homes. By size, 164 homes have under 1,800 square feet, 222 have 1,800 to 2,599, 154 have 2,600 to 3,499 and 40 have 3,500 or more. County records list no bedroom or bath counts, and listings show two to five bedrooms.
What schools serve Saturnia Lakes?
Saturnia Lakes addresses sampled in September 2026 were zoned for 2026 to 2027 to Laurel Oak Elementary, Oakridge Middle and Gulf Coast High, which are 1.1, 2.8 and 1.1 road miles from the Saturnia Lakes gate. Each earned an A for 2021-22 through 2025-26. Confirm any address with Collier County Public Schools.
What hospital is closest to Saturnia Lakes?
NCH Emergency Department Northeast, a freestanding emergency department at 15420 Collier Boulevard, is about 2.4 road miles and 6 minutes from the Saturnia Lakes gate by free-flow routing. NCH North Naples Hospital is 5.3 miles and Physicians Regional Pine Ridge 5.2. The state trauma list shows no Collier trauma center. Call 911 in an emergency.
How far is Saturnia Lakes from the beach and I-75?
From the Saturnia Grande Drive entrance at Immokalee Road, Vanderbilt Beach Park is 8.6 road miles and about 16 minutes, Delnor-Wiggins Pass State Park is 7.9 miles and 17 minutes, and Immokalee Road at the I-75 overpass is 2.3 miles and 4 minutes, by free-flow routing on October 30, 2026. Season and rush-hour traffic add time.
Is Saturnia Lakes the same as Saturnia Falls?
No. Saturnia Falls is the county's plat name for Riverstone Phase One, which sits north of Immokalee Road inside Riverstone, and the Riverstone association says it was formerly Saturnia Falls. Saturnia Lakes is a separate gated community of 580 single-family homes south of the road, so check the street names before you compare sales.
How does Saturnia Lakes compare with Longshore Lake?
Both are gated and non-golf along Immokalee Road, within about a mile of each other. Collier County recorded 25 Saturnia Lakes sales at an $829,000 median in the 12 months to October 2, 2026, and 27 sales at $875,000 for the Longshore Lake plats alone. Longshore Lake publishes 2026 dues of $1,418 a quarter and a $4,500 buyer capital contribution.
What is the market like in ZIP 34119?
NABOR's September 2026 report shows ZIP 34119, all property types, at 75 sales and a $670,000 median, down 9.5 percent from a year earlier, with 286 for sale and 73 days on market. That is a ZIP figure across many communities and not a Saturnia Lakes price. Saturnia Lakes' own record is in the sales section of this page.
What fire district covers Saturnia Lakes?
The 2026 Collier tax roll puts every Saturnia Lakes parcel in the Greater Naples Fire Rescue District, which levies 2.0000 mills in millage area 36. We print no station address or response time, because a station's location does not show which station is first due. Confirm the district on your tax notice, and call 911 for any emergency.

Listing portals, brokerage pages, data aggregators and the property appraiser's and clerk's websites are not cited or linked, by policy.
