Source: Lee County Property Appraiser parcel roll (file of October 25, 2026) and sale files, DOR-qualified improved sales over $1,000, index built October 28, 2026. The newest qualified sale anywhere in the Lee County file is September 25, 2026, and the newest recorded Miromar Lakes sale is September 14, 2026. No multi-parcel deeds were found, so none were excluded. Land sales are excluded too: two 2026 transfers of unbuilt Nerano building pads ($480,000 each, recorded as land-condominium units) and five earlier lot transfers recorded with an improved-sale code before the home was built. The 12-month median fell 18.3 percent, from $1,765,500 to $1,443,284, while the number of recorded sales rose from 61 to 84, an increase of 37.7 percent. More condominium sales in the latest window (47 against 24) pulled the overall median down even though both product medians also fell.

Source: Lee County Property Appraiser sale files by calendar year. Builder-direct is estimated as the first qualified sale within one year of the year built. The busiest year in the series was 2021, with 184 recorded sales, and the highest yearly median was $1,717,500 in 2024. The median price per heated square foot rose from $253 in 2019 to $609 in 2025 before easing to $497 in 2026 so far.

Single-family homes versus condominiums

In the latest 12 months the county recorded 37 single-family sales at a $2,200,000 median ($744 per heated square foot) and 47 condominium sales at $1,000,000 ($393). In the 12 months before, single-family homes recorded 37 sales at $2,650,000 and condominiums 24 sales at $1,162,014. The single-family count held steady while the condominium count doubled, so much of the change in the overall median is a change in mix. On the 2026 roll the median just value is $2,099,736 for a single-family parcel and $700,694 for a condominium parcel.

Builder-direct sales and resales

Ten of the 84 recorded sales in the latest 12 months were builder-direct, all of them Nerano coach homes on Marino Lake Circle, at a $1,640,313 median from $1,365,622 to $1,880,882 (derived from the county sale list). The other 74 were resales at a $1,252,500 median from $460,000 to $5,600,000. Builder-direct here is an estimate: a first qualified sale recorded within a year of the year built. Messina and Positano new construction had no builder-direct closing in the window.

Price bands in the last 12 months

Of the 84 recorded sales, none closed below $400,000, 4 closed between $400,000 and $500,000, 11 between $500,000 and $750,000, 15 between $750,000 and $1,000,000, 30 between $1,000,000 and $2,000,000, 23 between $2,000,000 and $5,000,000 and 1 at $5,000,000 or more. The $1,000,000 to $2,000,000 band was the busiest, and 54 of the 84 sales (the last three bands) closed at $1,000,000 or more.

Two $480,000 transfers on Marino Lake Circle in 2026 (19801 on January 9 and 19811 on June 22) are not counted: they are units of the Miromar Lakes Land condominium, the unbuilt pads for Nerano buildings 6 to 10, which the roll codes as condominium units with the same 19,153 square foot land-unit area, so they are land sales, not home sales. The highest qualified Miromar Lakes sale anywhere in the county file is $7,725,000 for 17416 Via Lugano Ct, recorded December 21, 2023, a 4,577 square foot single-family home built in 2019 in Lugano.

Price per square foot in Miromar Lakes

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $492 per square foot for all homes, $744 for single-family homes and $393 for condominiums, against $650, $798 and $454 in the prior 12 months. Over 24 months the village medians run from $243 in San Marino to $1,152 in Sardinia (per the village county record). New Nerano units show no heated area on the roll yet, so they are left out of every dollar-per-square-foot figure.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now. The file also does not show lake frontage quality, dock rights, upgrades, golf membership status or condition, which is why two homes of the same size in the same village can record very different prices. Owner mailing states on the 2026 roll (Florida 711, Ohio 94, New York 45, and Michigan, Illinois and Pennsylvania 38 each) are a seasonal-ownership signal, not a residency count.

Source: Lee County Property Appraiser parcel roll of October 25, 2026 and qualified sales, grouped by one short-legal pattern per village (1,301 residential parcels assigned, none unassigned; the five unbuilt Nerano building pads of the Miromar Lakes Land condominium are land, not homes, and are left out), index built October 28, 2026. The recorded median uses the shortest window (12, 24, 36 or 60 months, or all recorded history) that holds at least 10 qualified sales; an all-history median that reaches back to the first sales of the early 2000s is far below today's prices and is not a current value. A median of one sale is a single price, not a market. Product labels combine the county use code with developer and builder wording.

Estate and beach-house villages

The largest homes sit in a group of small estate villages: Castelli (median 6,486 heated square feet), Lugano (6,431), Sorrento (6,333), Veneto (6,098), Bergamo (5,984), Sardinia (5,290), Isola Bella (4,945), Ancona (4,408), San Lorenzo (4,268), Murano (4,149), Salerno (4,053), Anacapri (4,346) and Bellamare (3,671). Several of them are on the Peninsula, which the county records as Units XII, XIII and XIV. These villages record few sales: Ancona, Bergamo, Castelli, Isola Bella, Lugano, Sorrento and Veneto had none in the latest 24 months, so each listing is priced against a thin record.

Single-family villa villages

The villa villages are smaller homes on smaller lots: Tivoli (76 homes, median 2,094 square feet), St. Moritz (37, 2,249), Porto Romano (55, 2,251), Montelago (30, 2,648), Navona (18, 2,610), Villa d'Este (12, 2,672), Siena (27, 2,985), Cortona (19, 3,035), Caprini (27, 3,191), Trevi (11, 3,222), Volterra (12, 3,371), Cassina (23, 3,375) and Portofino (20, 3,449). Tivoli recorded the most sales of this group in 24 months, 8, and holds the lowest single-family recorded prices in the community; the 12-month low for a house was $715,000 at 17897 Modena Rd on July 22, 2026.

Coach home and mid-rise condominium villages

Nine villages are condominiums: San Marino (120 units), Mirasol (110), Valencia (79), Bellavista (60), Bellini (60), Ravenna (60), Vivaldi (60), Montebello (40) and Nerano (20 on the roll so far). Our Fort Myers condos for sale page covers the wider condominium market. The roll's stories field shows 110 parcels in six-story buildings, which matches Mirasol's 110 units, and 118 parcels at three stories. Over 24 months the condominium village medians ran from $243 per heated square foot (San Marino) to $682 (Ravenna), per the village county record.

Villages still being built

Three villages are still adding homes. Messina shows 10 homes and 41 vacant lots on the roll, Positano shows 21 vacant parcels and no homes, and Nerano shows 20 condominium homes, with 17 qualified sales recorded since 2025, plus five land-condominium pads for its buildings 6 to 10. San Lorenzo has 2 vacant parcels left among 22. All 64 vacant residential parcels in Miromar Lakes are in three of those villages (Messina 41, Positano 21, San Lorenzo 2). The developer's own counts for these neighborhoods differ from the platted lot counts, which is covered in the new construction section below.

How village names appear on listings and deeds

Many village names are marketing names that do not appear on the recorded plat. The county records the Peninsula villages as Units XII, XIII and XIV, the Costa Maggiore villages (Ancona, Bergamo, Cortona, Trevi and Veneto) as one plat, Costa Maggiore Phase I, and San Lorenzo as Unit XX, Costa Maggiore Phase 3. Murano and Volterra do not appear by name on their plats, and Vivaldi's legal name is Vivaldi at Costa del Lago. A title commitment will show the unit name, so match the legal description to the village before you compare sales. Avellino was a developer marketing name in a 2022 resident newsletter for two waterfront homesites and is not a recorded village.

Which Miromar Lakes villages have their own pages?

Twelve Miromar Lakes villages have their own Domain Realty Group pages: Villa d'Este, Nerano, Messina, Porto Romano, Ravenna, Mirasol, San Marino, Bellavista, Bellini, Montebello, Valencia and Vivaldi. Those are the villages with search demand or a distinct condominium identity. Every other village has its own section further down this page. Data updated: October 2026.

Villa d'Este

Villa d'Este is 12 single-family golf villas on Miromar Lakes Blvd W, built 2017 to 2023, with a 2,672 square foot median heated area on the Lee County roll. All five of its 24-month sales came in 2026, from $1,825,000 to $2,200,000; the latest was 18500 Miromar Lakes Blvd W at $2,200,000 on September 10, 2026. Its recorded median over all history is $1,893,650 on 12 sales. Dated 2016 and 2017 news coverage names Randall Mitchell Homes as the builder. See Villa d'Este homes for sale.

Nerano

Nerano is the developer's new coach-home neighborhood on Marino Lake Circle, described by the developer as 10 buildings of 4 residences beside a private lake and preserve, with Lucca (2,369 square feet under air) and Savona (3,060) plans. The roll shows 20 homes in buildings 1 to 5, built 2025 to 2026, with the pads for buildings 6 to 10 still recorded as land, and the county recorded 11 sales in the latest 12 months at a $1,602,250 median. Developer listing text names Front Door Communities as builder. See Nerano condos for sale.

Messina

Messina is the developer's single-family golf-villa neighborhood on Via Messina Way, beside the second hole of the Arthur Hills course. The county roll shows 51 platted parcels: 10 homes built 2023 to 2025 and 41 vacant lots. Its only 24-month sale was 19080 Via Messina Way at $2,835,000 on June 25, 2025, and its six recorded home sales since November 2023, all builder-direct, have a $2,743,749 median. Developer pages show Divco and Harwick Homes models. See Messina homes for sale.

Porto Romano

Porto Romano is 55 single-family villas on Porto Romano Dr and Via Romano Ct, built 2006 to 2015, with a 2,251 square foot median heated area, and one of the lower-priced single-family villages. It recorded 4 sales in 24 months, from $750,000 to $900,000, and its 60-month median is $851,500 on 16 sales. Porto Romano at Miromar Lakes Homeowners Association, Inc. is active on the state registry. See Porto Romano homes for sale.

Ravenna

Ravenna is a three-story condominium of 60 units on Via Tuscany Ln, built 2009 to 2016 in phases, with a 2,771 square foot median heated area. It recorded 4 sales in 24 months, from $1,525,000 to $2,000,000, and its 60-month median is $1,530,000 on 17 sales. A 2015 builder statement described Gulfshore Homes as nearing sell-out of the Ravenna condominiums. Ravenna Condominium Association, Inc. is active on the state registry. See Ravenna condos for sale.

Mirasol

Mirasol is the community's mid-rise condominium: 110 units in six-story buildings on Mirasol Dr, built 2006 to 2007, from 1,329 to 2,774 heated square feet. It recorded 10 sales in 24 months at an $822,450 median, from $480,000 to $1,175,000, the second busiest resale record in Miromar Lakes. Mirasol I Condominium Association at Miromar Lakes, Inc. lists Castle Group Management in Estero on the state registry. See Mirasol condos for sale.

San Marino

San Marino is the largest village, 120 coach-home condominiums on Marino Lake Cir, Marino Pointe Dr and Marinus St, built 2005 to 2008 in 2,034 and 2,547 square foot plans. It recorded 11 sales in 24 months at a $600,000 median, from $460,000 to $662,500, and holds the community's lowest recorded prices. San Marino at Miromar Lakes Condominium Association, Inc. lists Tropical Isles Management in Fort Myers. See San Marino condos for sale.

Bellavista

Bellavista is 60 coach-home condominiums on Bellavista Cir, built 2003 to 2004, in 1,915 and 2,483 square foot plans. It recorded 6 sales in 24 months, from $700,000 to $975,000, five of them in 2026. Because its sales are few, its 10-sale median reaches back to all history ($452,250 on 146 sales since 2003) and understates today's prices. Bellavista at Miromar Lakes Condominium Association, Inc. lists Gulf Breeze Management Services. See Bellavista condos for sale.

Bellini

Bellini is 60 condominium units on Via Bella Acqua Ct and Via Milano Dr, all built in 2007, in 2,033 to 2,789 square foot plans. It recorded 8 sales in 24 months, from $1,000,000 to $2,000,000, and its 36-month median is $1,352,500 on 12 sales. The 12-month high, $2,000,000 for 10591 Via Milano Dr #1303 on May 8, 2026, is the condominium high for the window, and the prior 12 months also topped out at $2,000,000. Bellini at Miromar Lakes Condominium Association, Inc. lists Gulf Breeze Management Services. See Bellini condos for sale.

Montebello

Montebello is 40 coach-home condominiums on Mirasol Dr, built 2007 to 2011, with a 2,966 square foot median heated area and 3,407 square foot top plans. Valencia is 79 coach-home condominiums on Valiant Ct, built 2002 to 2004, the oldest condominium village, in 1,548 and 2,133 square foot plans. It recorded 7 sales in 24 months, from $700,000 to $1,200,000, and its 36-month median is $835,000 on 11 sales. Its association, Valencia at Miromar Lakes Beach and Golf Club Condominium Association, Inc., was filed in 2002 and lists Sentry Management. See Valencia condos for sale.

Vivaldi

Vivaldi is 60 three-story condominium units on Vivaldi Ct, built 2004 to 2005, in 2,099 and 2,698 square foot plans; its legal name is Vivaldi at Costa del Lago. Vivaldi at Costa del Lago Condominium Association, Inc. lists an on-site address at 10760 Vivaldi Court. See Vivaldi condos for sale.

Is there new construction in Miromar Lakes?

Yes. Miromar Lakes has three developer new-construction neighborhoods on October 28, 2026: Positano, Messina and Nerano. The prices below are the developer's asking prices and "starting at" figures on its own pages that day, not recorded sales, and they change often. Data updated: October 2026.

Neighborhood Product (developer's words) Developer price, October 28, 2026 County roll
Positano "Beach Club Estates", three-story custom homes "Starting at $6.9 million" 21 vacant parcels
Messina "Single Family Golf Villas" Six active asks, $2,895,990 to $3,825,688 10 homes, 41 lots
Nerano "Luxury Coach Homes" Eight active asks, $1,236,900 to $1,908,922 20 condominium homes, 5 building pads

Source: developer pages for Positano, Messina, Nerano and all homes for sale, fetched October 28, 2026; Lee County roll of October 25, 2026. The developer's golf page says a buyer of a new-construction home can bypass the golf membership waitlist.

Positano beach club estates

Positano is the developer's beachfront estate neighborhood near the Beach Clubhouse, described as three-story custom residences with lake and sunset views, brick-paved streets and a private neighborhood boat dock. The Positano page, modified September 15, 2026, says "starting at $6.9 million"; the developer's May 23, 2025 release said $6.7 million, 11 three-story estate homes and five lakefront homesites left. The county roll shows 21 vacant Positano parcels and no recorded sales. Rendering captions name Divco; no builder roster is published.

Nerano

Nerano's eight active developer listings on October 28, 2026 asked $1,236,900 to $1,908,922: the 3,105 square foot (total area) ground-floor plans from $1,236,900 to $1,495,000 and the 3,802 square foot top-floor plans from $1,613,025 to $1,908,922. The developer's Lucca and Savona plan pages print $1.2 million and $1.5 million. One listing's text says three homes were available for occupancy by March 2026 and four by November 2026. The county recorded 10 builder-direct Nerano sales in the latest 12 months.

Messina

Messina's six active developer listings on October 28, 2026 asked from $2,895,990 (19056 Via Messina Way, Costa Rio II) to $3,825,688 (19090 Via Messina Way, 6,246 square feet). The developer's 2025 release said "from $2.6 million" for 12 golf villas; no active Messina ask was at that level on October 28, 2026. Listings name Harwick Homes (The Castello) and Divco (Opus), and two mention builder incentives or a builder leaseback. No completion dates are published.

Custom homesites

Beyond the three featured neighborhoods, the developer says buyers can work with "our selection of custom home builders" but publishes no builder list. San Lorenzo, which a builder marketed in 2025, showed no available home on that builder's page modified October 26, 2026, and the roll shows 2 vacant San Lorenzo parcels. Ask the Sales Gallery at 10160 Miromar Lakes Blvd for the approved-builder list and current lot status before you plan a custom build.

Is Miromar Lakes gated and private?

Yes. Miromar Lakes is a gated community. The Master Association's resident newsletter describes a north gate with the "New Beginnings" sculpture, a south gate with a multi-tiered fountain, and a gatehouse, and the beach, clubhouse and golf course are private to residents and members. Gate hours and the names of the gate streets are not published. Data updated: October 2026.

The gates

The Fall 2024 Miromar Lakes newsletter describes the north entrance sculpture, "New Beginnings", 26 feet tall and 10,000 pounds with water flowing over a seven-foot lit sphere, and a south entrance with "The Four Seasons" fountain. The developer lists the north entrance's 2021 Sand Dollar award for landscape design. The district places the community east of I-75, south of Alico Road and north of FGCU, bisected by Ben Hill Griffin Parkway; which gate is the main entrance is not stated in any primary source we read.

Who governs Miromar Lakes

Three layers govern a Miromar Lakes home. The Miromar Lakes Master Association, Inc. (Florida document N00000005816, filed September 1, 2000, active, principal address at the developer's office, 10801 Corkscrew Rd, Suite 305, Estero) levies the master assessment under the recorded Declaration. The Miromar Lakes Community Development District, a Chapter 190 special district, runs the lakes and stormwater system and bills on the tax bill. And most condominium villages, plus a few single-family villages, have their own association: Bellavista, Bellini, Mirasol I, Montebello, Nerano, Porto Romano, Ravenna, San Marino, Siena, Valencia, Vivaldi and Navona are all active on the state registry.

What visitors and buyers should expect at the gate

The Master Association's January 30, 2024 Rules (a copy read by our researchers, not posted publicly) require resident vehicles to be registered, with a decal and transponder for the main gate. Guest and showing procedures are not published. Ask the listing agent or the association in writing how buyers, agents, guests and vendors are admitted, and plan showings through a Domain Realty Group agent so access is arranged before you arrive.

Is a club membership required in Miromar Lakes?

Golf membership is not required in Miromar Lakes. The Miromar Lakes Golf Club calls golf membership optional, publishes a $140,000 initiation fee and keeps a waitlist. Beach Club access comes through the Master Association, and 2026 listing disclosures report a mandatory one-time club fee that the association does not publish. Data updated: October 2026.

Golf membership and the $140,000 initiation

The club's golf page (read October 28, 2026, last modified September 30, 2026) states "Membership Initiation fee is $140,000" and says a buyer who purchases a new-construction home can "bypass the waitlist". The club's Fall 2023 newsletter says the initiation rose from $110,000 to $140,000 on December 1, 2023. A developer article says golf memberships are capped at 614 and that waitlists are common for resale homes. Annual golf dues, any equity or refund terms and resale transfer rules are not published by the club, so ask the membership office for the written plan.

What the master assessment covers

The Master Association's Articles of Incorporation (filed 2000) let it maintain the property it owns, levy assessments under the Declaration and operate the surface water system unless the district does. Per the January 2024 Rules copy, beach, pool, tennis and locker access are included for authorized users, one registered household per lot, while dining, spa, lessons, rentals and boat services cost extra. The association does not publish its budget, so the estoppel certificate for a specific home is the document that states the current amount.

Fees reported but not published by the club

These figures are reported in 2026 listing disclosures; the master association does not publish its assessment. Master Association dues are reported at $2,300 a quarter for 2026, and a one-time $10,000 club fee plus a $250 capital fee is reported as due at purchase. An optional concierge service is reported at $1,000 a year. None of these appears on a first-party page, so confirm each one on the Master Association estoppel certificate for the exact address before you rely on it.

What does it cost to own in Miromar Lakes?

Miromar Lakes ownership costs stack in four layers: property tax at the district 071 rate, the Miromar Lakes CDD assessment on the November tax bill, master association dues, and any village association fee. Golf is optional and extra. We print only figures with a dated source, and label the reported ones. Data updated: October 2026.

Property taxes in taxing district 071

Every Miromar Lakes home but one parcel is in Lee County taxing district 071, San Carlos Fire, with unincorporated Lee County zoning (area ULC). The 2026 total is 12.8482 mills, down from 13.2715 in 2025 and 13.3830 in 2024, and each $100,000 of taxable value costs $1,284.82 at the 2026 rate. The fire district is San Carlos Park Fire, not Estero Fire Rescue, and its board adopted 1.9859 mills at its September 14, 2026 final budget hearing.

The Miromar Lakes CDD assessment for FY2027

The Miromar Lakes Community Development District was created in September 2000 by Lee County Ordinance 00-17 and covers about 972 acres. For FY2027 (October 1, 2026 to September 30, 2027) the board kept the operations and maintenance charge at $739.98 per on-roll unit, labeled the adopted cap rate, and added a debt charge by class and bond series. The assessment is collected on the Lee County tax bill under the uniform method.

Class (bond series) Debt, FY2027 Operations, FY2027 FY2027 total Villages on the levy sheet
Multifamily (2022) $565.11 $739.98 $1,305.08 Bellavista, Bellini, Mirasol, Montebello, Nerano, Ravenna, San Marino, Valencia, Vivaldi
Villa (2022) $706.63 $739.98 $1,446.61 Caprini, Montelago, Porto Romano, Portofino, Siena, St. Moritz, Tivoli, Volterra
Single family (2022) $848.16 $739.98 $1,588.14 Anacapri, Bellamare, Castelli, Isola Bella, Verona Lago

Source: Miromar Lakes CDD adopted budget, Fiscal Year 2027, levy sheets (gross, before the November discount). The district billed 1,338 on-roll units and 257 off-roll units, 1,595 in total; developer-owned off-roll units pay $765.07 for operations. CDD units are assessment units, not a home count. The FY2027 General Fund budget is $1,259,889, and the five-year capital plan for lake and stormwater work starts at $160,000 in FY2027.

The district's bonds

The district has two refunding bond series. The Series 2022 bonds ($6,960,000 par, 2.10 to 2.90 percent) mature May 1, 2032, with $3,710,000 projected outstanding at September 30, 2027. The Series 2025 bonds ($6,235,000 par per the amortization table, 5.00 percent) mature May 1, 2035, with $5,225,000 projected outstanding. The debt line ends when a village's series retires; the operations line continues each year as the board adopts it, so the assessment does not stop at maturity.

Prepaid units

The FY2027 levy sheets carry a prepayments column, and prepaid units pay operations only. Examples in the budget include 4 of 62 units in Verona Lago, 2 of 76 in Tivoli, 2 of 60 in Bellini and 2 of 40 in Montebello. The principal attributed to each unit at September 30, 2027 runs from $2,508.94 for the multifamily class to $13,168.67 for the newest single-family class; a payoff figure comes from the District Manager, not from the budget.

Master association dues

Master dues are reported at $2,300 a quarter, or $9,200 a year, in 2026 listing disclosures; the master association does not publish its assessment, budget or reserve study. Those disclosures say the dues include cable and internet, security monitoring, common-area landscape and irrigation, gate and street security, road maintenance and amenity access, which the official Beach Club and Racquet Club pages partly corroborate. Estoppel requests go to the Master Association email on the community's Contact page.

Condominium and neighborhood association dues

No Miromar Lakes village association publishes its dues. Florida requires condominium associations with 25 or more units to post their budget, rules and structural reports on a website or app (F.S. 718.111(12)(g)) and homeowners' associations with 100 or more parcels to post theirs (F.S. 720.303(4)(b)); the residents' portal sits behind a login. A buyer should ask for the village budget, the reserve schedule and the estoppel certificate before an offer.

Estoppel certificates and resale fees

Under F.S. 720.30851 and 718.116(8), an association must deliver an estoppel certificate within 10 business days of a written request (3 if expedited), for a fee of up to $250, plus up to $150 if the account is delinquent and $100 if expedited. The certificate is effective for 30 days, or 35 if mailed, and must state any capital contribution, transfer fee, required board approval and right of first refusal. A Miromar Lakes resale can need certificates from the Master Association and a village association.

Condo safety laws: SIRS and milestone inspections

Florida requires a structural integrity reserve study at least every 10 years for each condominium building three habitable stories or higher, with first studies due December 31, 2025 (F.S. 718.112(2)(g)), and a milestone inspection by December 31 of the year a building turns 30 (F.S. 553.899). The roll shows 110 Miromar Lakes parcels in six-story buildings and 118 at three stories. The condominium associations were formed from 2002 (Valencia) to 2012 (Ravenna), so the first 30-year milestones fall about 2032 or later (inferred from filing dates, not certificates of occupancy). No village has published its study status, so ask for it in the resale package.

Worked yearly cost example 1: a coach home condominium (non-homestead)

The arithmetic below is illustrative. It uses the 2026 roll's median taxable value for a Miromar Lakes condominium parcel, $557,786, at 12.8482 mills, with no exemption (a second home or investor). Ad valorem tax is $557,786 x 12.8482 / 1,000 = $7,166.55. The FY2027 CDD multifamily class adds $1,305.08, for $8,471.63 on the November bill, or $8,132.76 after the 4 percent November discount ($8,471.63 x 0.96). Master association dues, any village dues, insurance, utilities and the solid waste assessment are extra.

Line Coach home condominium (illustrative)
Taxable value (2026 roll median, condominium) $557,786
Ad valorem tax (x 12.8482 / 1,000) $7,166.55
CDD, FY2027 multifamily class $1,305.08
Total before discount $8,471.63
Total if paid in November (4 percent off) $8,132.76

Worked yearly cost example 2: a single-family home with homestead

This example uses the 2026 roll's median single-family taxable value, $1,568,056, as the starting assessed value, with a homestead exemption under F.S. 196.031: the first $25,000 off all levies and an additional $25,000 off non-school levies on value above $50,000 (the $50,000 total shown in the Property Appraiser's portability worksheet). School tax: ($1,568,056 minus $25,000) x 5.2710 / 1,000 = $1,543,056 x 5.2710 / 1,000 = $8,133.45. Non-school tax: ($1,568,056 minus $50,000) x 7.5772 / 1,000 = $1,518,056 x 7.5772 / 1,000 = $11,502.61, where 7.5772 is 12.8482 minus 5.2710. Ad valorem total: $8,133.45 plus $11,502.61 = $19,636.06. The FY2027 CDD single-family (2022) class adds $1,588.14, for $21,224.20, or $20,375.23 after the 4 percent November discount ($21,224.20 x 0.96).

Line Single family with homestead (illustrative)
Assessed value used $1,568,056
School levies: $1,543,056 x 5.2710 / 1,000 $8,133.45
Non-school levies: $1,518,056 x 7.5772 / 1,000 $11,502.61
Ad valorem total $19,636.06
CDD, FY2027 single family (2022) class $1,588.14
Total before discount $21,224.20
Total if paid in November (4 percent off) $20,375.23

A buyer's first assessment is reset to just value on January 1 after the purchase (F.S. 193.155 for homestead, F.S. 193.1554 for non-homestead), so the seller's capped value does not carry over. Florida's Amendment 3, on the November 3, 2026 ballot, would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and lower the non-homestead assessment cap from 10 percent to 5 percent; it needs 60 percent of the vote and has not been decided as of October 28, 2026, so recheck these numbers after the election.

Leasing and rental rules in Miromar Lakes

Miromar Lakes rental rules are set in the recorded Master Declaration and each village's own declaration, and none publishes a minimum lease term or rental cap online. The Master Association's 2024 Rules require a tenant to be registered as the lot's designee for the lease term. Read the recorded documents before you plan to rent. Data updated: October 2026.

The Declaration of Covenants, Conditions, Restrictions and Easements for Miromar Lakes Beach and Golf Club is recorded at Lee County Official Records Book 3343, Page 294 (recorded December 27, 2000, as cited in the CDD's adopted Stormwater Rules). Leasing, pet and vehicle limits live there, in its amendments and in the village declarations, such as Bellavista at OR 3053/2460 and Valencia at OR 3577/3239. Florida law limits how new rental rules bind current owners: a homeowners' association amendment after July 1, 2021 applies only to owners who consent or buy later, except that limits on rentals under 6 months or more than three a year apply to all (F.S. 720.306(1)(h)); condominiums follow F.S. 718.110(13).

What to request before you plan to rent

Ask for the recorded Master Declaration and amendments, the village declaration, the current Master Association Rules and any lease application, and read the use and leasing sections before an offer. The 2024 Rules copy says a leasing owner's Beach Club use passes to the tenant for the lease term and that occupants must be registered within 10 days of a change. Pets are barred from the Beach Club except assistance animals; community-wide pet limits are not published. Do not rely on a listing remark for a minimum lease term.

What is the lake at Miromar Lakes?

Miromar Lakes is built on two connected former mine lakes, which the developer markets as about 700 acres of freshwater. The district says the lakes are joined at two points under a recorded lake use agreement with FGCU and Esplanade, and that most of the northern lake belongs to the Esplanade Lake Club district. Data updated: October 2026.

Size and who owns the lake

The developer's Beach Clubhouse page calls it a "700-acre contiguous" freshwater lake; a 2009 developer release described 250-acre Lake Como adjoining 450-acre Lake Maggiore. The 700-acre figure is the developer's and covers a lake system that Miromar Lakes does not wholly own: the district says "most of the northern recreational lake is owned and maintained by the Esplanade Lake Club CDD", and at its June 9, 2022 meeting a supervisor said Esplanade owned more lake acreage than Miromar. The lakes also store stormwater for basin 5/6 under South Florida Water Management District permit 36-03568-P.

Boating, skiing and paddling

The club lists boating, water skiing, wakeboarding, kayaking, paddleboarding and fishing on the lake year round, with rentals of powerboats, sailboats, kayaks, paddleboards and paddleboats, a boat concierge, fueling and a gated storage facility. Residents launch "from their lakefront homes via private or shared docks", and boats can dock at the Beach Clubhouse and at the Blue Water Beach Grill. The developer counts two marinas, including the Marina on the Peninsula, whose groundbreaking was reported in March 2013. Fishing is catch-and-release per the club.

Boat and dock rules to confirm

The Master Association's January 30, 2024 Lake Use Rules, read in a copy that is not publicly posted, allow motorboats and pontoons to 23 feet (pontoons with 40 horsepower or less), sailboats to 21 feet with masts of 12 feet or less, and bar personal watercraft, airboats and seaplanes, with larger boats only by written variance. The same copy limits swimming to within 50 feet of shore in the roped area and never from sundown to dawn. The CDD's 2021 Stormwater Rules put dock maintenance on the dock owner. Ask for the current edition before you buy a boat or a dock lot.

The beach

The club describes 3 miles of private white-sand beach along Lake Como around the Beach Clubhouse at 18061 Miromar Lakes Parkway, next to a 10,000 square foot zero-edge infinity pool. It is a sand beach on a freshwater lake, not a Gulf beach; the nearest Gulf beach park by road, Bonita Beach Park, is about 15.6 miles from the Beach Clubhouse. Positano homes have "exclusive use of a private neighborhood boat dock", per the developer.

FGCU and Esplanade on the same water

Florida Gulf Coast University runs its own Waterfront on Lake Como for students, with a wake boat and kayak and sailboat checkout, and says it "is not intended for public use". The neighboring Esplanade Lake Club shares the lake system under the same recorded agreement; see Esplanade Lake Club homes for sale for that community's lake rules. No public boat launch onto the lake was found.

What amenities does Miromar Lakes have?

Miromar Lakes amenities, per the club's own pages, include the Beach Clubhouse with three restaurants, a 10,000 square foot infinity pool, 3 miles of private beach, two marinas, seven lighted Har-Tru tennis courts, pickleball, a wellness spa, a fitness center, the Botanical Park and a private 18-hole golf course. Hours and prices are not published. Data updated: October 2026.

The Beach Clubhouse

The Beach Clubhouse sits on the water's edge with a living room and library, indoor and outdoor dining, a private beachside dining room, a wine room, billiard and card rooms, a business center and a 50-seat theater (the theater size is the district's description). The club announced a Social Lounge and a Golf Simulator Suite inside the Beach Clubhouse for late fall 2026, so confirm they are open before you count on them. Concierge services listed by the club include airport transportation, home watch, housekeeping and boat detailing, with fees not published.

Miromar Lakes Golf Club

The Miromar Lakes Golf Club at 18520 Miromar Lakes Blvd is private and members only. The club calls it Southwest Florida's only Arthur Hills Signature Championship course and says its practice range got a full makeover in summer 2025.

Tennis and pickleball

The Racquet Club has seven Har-Tru tennis courts, all lighted and recently renovated, ball machines, dedicated lighted pickleball courts, basketball, bocce, a mini putt course, clinics, lessons and a pro shop. The current page gives no pickleball court count; the Winter 2024 resident newsletter counted six. The map page's mention of racquetball is not supported by the Racquet Club page, so we do not list it.

Spa and fitness

The Wellness Spa has treatment rooms, an outdoor Zen Garden and a full-service beauty salon, and the Fitness Center lists Cybex weight machines, Peloton machines, cardio equipment with individual screens and an aerobics room, with personal training and classes. Hours and fees are not published on the club's pages.

Dining

The club lists three restaurants: the Beach Clubhouse restaurant, the Blue Water Beach Grill (an open-air pavilion with boat docks and a casual menu) and the Golf Clubhouse Dining Room for golf members only. No hours or menu prices are published; the club's app says it is exclusively for members with an active membership.

Awards and recognition

The Distinguished Clubs official list shows Miromar Lakes Golf Club as a "Distinguished Club Since 2019". The developer's 2011 release reports National Association of Home Builders Gold Awards for Community of the Year (January 2011) and Best Clubhouse (2010), and the developer lists Lee Building Industry Association Pinnacle and Collier BIA Sand Dollar awards from 2020 to 2024, including the 2024 Pinnacle Grand award for Best Master-Planned Community of the Year. We found no NAHB page for those awards and no NAHB award after 2011, so treat "#1 community" as a dated developer claim. Miromar Lakes does not appear on the Platinum Clubs of America 2025-26 Top 150 list.

Is Miromar Lakes in a flood zone?

Parts of Miromar Lakes are in a FEMA flood zone. A parcel-by-parcel check of 1,236 of the 1,237 home parcels against FEMA's effective map on October 28, 2026 found 978 in Zone X (79.1 percent), 254 in Zone AE (20.6 percent) and none in Zone VE. New Lee County flood maps take effect March 2, 2027. Data updated: October 2026.

What the FEMA sample shows

Zone AE is concentrated in seven villages: all of Messina (10 homes), Nerano (19 checked), Porto Romano (55) and Villa d'Este (12), most of Tivoli (60 of 76) and St. Moritz (30 of 37), and 68 of San Marino's 120 units. Every other village checked as Zone X, and 4 Verona Lago parcels returned no zone. The AE polygons here carry no static base flood elevation, and a separate random sample of 200 home parcels (158 in Zone X, 42 in Zone AE) points the same way. A parcel point is a screen, not a determination: the FIRM panel and an elevation certificate for the exact address decide flood insurance.

FIRM panels and map changes

The effective panels at the checked parcels are 12071C0582F (615 parcels), 0581F (412), 0584F (110) and 0583G (94). The first three date from August 28, 2008; 0583G, which covers Nerano, Messina, most of Porto Romano and 12 San Marino units, is effective November 17, 2022. FEMA's Letter of Final Determination, dated September 2, 2026, makes the new Lee County (unincorporated) maps effective March 2, 2027, and Lee County's map-change page lists revised panels including 0581G and 0583H, which cover Miromar Lakes. Among parcels where both the effective and preliminary maps returned a zone, no zone class changed, but the preliminary layer returned nothing at about half the parcels, so recheck each address after March 2, 2027. The NFHL holds Letters of Map Amendment for some Miromar Lakes lots, most in Unit 4 and six newer ones in Nerano and Villa d'Este.

Evacuation zone

All 60 Miromar Lakes parcels sampled in Lee County's evacuation layer are in Zone D (surge zone 4). The county's Zone D sheet says wind, including tornadoes, is the most significant danger and that Zone D "will be one of the last areas evacuated". The Lee County Risk Category II layer returns a 160 mph design wind speed and a wind-borne debris region at the sampled points. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone.

Hurricane Ian, Helene and Milton

No government or primary source we found documents surge, water depth or building damage inside Miromar Lakes for Hurricanes Ian, Helene or Milton, so we state none. The National Hurricane Center's Ian report gives surge of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples and at least 52,514 structures impacted in Lee County. Its Milton report gives a 5.27-foot reading above MHHW at the Fort Myers gauge and a 56-knot gust at Southwest Florida International Airport. Ask a seller for the claim and repair history of the specific home.

Flood and wind insurance notes

Flood insurance is separate from a homeowners policy, and Florida requires a flood-exclusion warning on the declarations page (F.S. 627.7011), which also limits refusals based only on roof age. Florida Statutes section 689.302 requires a seller of residential property to give the statutory flood disclosure at or before contract. Citizens Property Insurance announced average 2026 multiperil rate decreases of 8.8 percent (March 4, 2026 release). We print no premium figures; ask for the seller's wind mitigation inspection, roof permit and any elevation certificate.

Community Rating System

Lee County's unincorporated area, which includes Miromar Lakes (FEMA community 125124), is Community Rating System Class 5, worth a 25 percent discount on flood insurance premiums for Special Flood Hazard Area policies, according to Lee County's discounts page. The county's November 21, 2024 notice says FEMA maintained the county's CRS participation after a corrective action plan.

Which schools serve Miromar Lakes addresses?

Miromar Lakes addresses are in the School District of Lee County's 2026-27 elementary choice zone Q, middle zone GG and high school South Zone sub-zone 2. Families rank schools within those zones and the district decides assignment, so no school is guaranteed. Use the district's zone lookup for an exact address. Data updated: October 2026.

Zone lists from the district's Student Enrollment Plan 2026-2027 and the 2026-27 school proximity zone layer, queried October 28, 2026. The district earned a B for 2026, per its July 1, 2026 release.

How Lee County school choice works

All 120 Miromar Lakes parcels sampled in the 2026-27 zone layer returned the same three zones. The Student Enrollment Plan 2026-2027 assigns elementary and middle students through proximity zones and high school through choice zones with a lottery model, and lists Dunbar High for sub-zone 2 by waiver. Any student may request The Sanibel School, Pine Island or Fort Myers Beach Elementary without district transport. This page therefore describes choice zones, never a "zoned for" school, and a grade is a state accountability measure for the year shown.

Florida Gulf Coast University next door

Florida Gulf Coast University, at 10501 FGCU Blvd S, is about 2.0 road miles and 6.6 minutes from the Beach Clubhouse. FGCU reports 16,803 students in Fall 2025 and an 800-acre campus. The campus land came from Ben Hill Griffin III and Alico, Inc., not from the Miromar developer; FGCU's ties to Miromar Lakes are the shared lake and a $10 million gift from developer Margaret Antonier, for which FGCU's trustees named Academic Building 9 Margaret Antonier Hall on February 12, 2026.

Miromar Lakes' nearest full hospital is Gulf Coast Medical Center, about 8.6 road miles and 17.7 minutes from the Beach Clubhouse, and Lee Health's Coconut Point emergency department is 8.9 miles. Emergency response comes from the San Carlos Park Fire District, the fire district on 1,203 of the community's home parcels. Data updated: October 2026.

Health network and new emergency capacity

Lee Health's website banner, read October 28, 2026, says its hospitals and physicians are out of network with UnitedHealthcare from January 1, 2027, so check your plan against the hospitals above. Lee County issued a development order on October 6, 2026 for a 10,860 square foot freestanding emergency room on Alico Road, about 1.6 miles from the community; no operator has been announced.

Where is Miromar Lakes?

From the Beach Clubhouse, Gulf Coast Town Center is 1.3 road miles, Miromar Outlets 4.0 and Southwest Florida International Airport 4.6 miles, about 10.5 minutes. Data updated: October 2026.

Is Miromar Lakes in Estero or Fort Myers?

Neither. Miromar Lakes is in unincorporated Lee County: county parcel records show no Village of Estero municipal code on any checked parcel, FEMA lists the community under Lee County (community 125124) rather than Estero, and 1,236 of 1,237 homes are in taxing district 071. Fort Myers is the default postal city for ZIP 33913, and Miromar Lakes is the mailing name on most parcels. The developer's office and Miromar Outlets carry Estero addresses, which is why "Estero" appears in its marketing. Neighboring buyers often compare it with The Brooks homes for sale in Estero.

Is Miromar Lakes a city?

No. Miromar Lakes is not a municipality and not a Census Designated Place: the Census Bureau's 2020 place gazetteer for Florida has no Miromar Lakes row, and the Census geocoder returns no place at the community's coordinates, only ZCTA 33913 and tract 401.38. For area statistics the tract is the closest Census geography; the American Community Survey 2024 five-year estimates show 3,473 housing units in tract 401.38, which is larger than Miromar Lakes.

What is changing near Miromar Lakes

Lee County's development order layer, queried October 28, 2026, shows a Hampton Inn and Suites of up to 115 units at Gulf Coast Town Center (issued April 29, 2026, about 1.0 mile), a Wendy's on Ben Hill Griffin Parkway (issued November 17, 2025), the Alico Road freestanding emergency room (issued October 6, 2026), the Messina development order (issued April 1, 2025) and the Nerano order (issued August 19, 2026). Lee DOT's August 2026 Roadwatch report puts the Corkscrew Road widening from Bella Terra Blvd to east of Alico Road, about $27 million, at completion by the end of 2026, with a new signal at Alico Road. FGCU plans Eagle View Village workforce housing with first move-ins in January 2027 (WGCU, December 2025). These are approvals and plans, not forecasts.

What Bergamo homes have sold for

Lee County recorded no qualified Bergamo sale in the last 24 months. The only qualified sale on file is the one from 2019, at $4,467,443, so there is no median to compare. Bergamo is Block A, lots 20 to 25, of Costa Maggiore Phase I. Only lots 24 and 25 are certain by street name, so the exact village line is a county lot-number grouping. Cortona is Block A, lots 1 to 19, on the same plat. The developer's website names no builder for Bergamo; ask the Sales Gallery for the approved-builder list.

The only price evidence is the developer's asking price, which is not a sale: "starting at $6.9 million" on the developer's Positano page read on October 28, 2026. A May 23, 2025 developer release said "starting at $6.7 million". No Positano listing was live on the developer's home search on October 28, 2026. Data updated: October 2026.

Building in Positano

The developer places Positano on the southern lakefront of Lake Como, near the Beach Clubhouse, and describes a private beach, exclusive use of a private neighborhood boat dock and brick-paved streets. Its May 2025 release described 11 three-story estate homes, each with a private elevator and second-story infinity pool, and said five lakefront homesites remained then. The county shows 21 parcels; both counts are stated as sourced. The developer says buyers select from its preferred builders and publishes no builder list in the page text.

How to read the comparison tables

The four county counts use each community's plat and legal names on the county roll, so they can differ from association totals. Each community's mix of single-family homes and condominiums moves its overall median: Miromar Lakes' 12-month single-family median is $2,200,000 and its condominium median $1,000,000, Esplanade Lake Club's are $915,000 and $405,000, and Fiddlesticks' are $845,000 and $227,500. Timber Creek has no condominiums on its roll. In the club table, "optional" and "required" describe only what each club's own page says; ask each club for its current written membership terms.

The history of Miromar Lakes

Miromar Lakes was developed by Miromar Development Corporation, which says it was founded in 1988, on land with two former mine lakes. Lee County created the Miromar Lakes Community Development District by Ordinance 00-17 in September 2000, the Master Association was filed the same month, and the first homes on the county roll date to 2001. Data updated: October 2026.

Miromar Development Corporation

Miromar Development Corporation, at 10801 Corkscrew Rd, Suite 305, Estero, is led by founder, president and CEO Margaret Antonier, according to the developer. Its portfolio includes Miromar Outlets (opened 1999, per FGCU), the Miromar Design Center and University Village next to FGCU, whose student residences opened in August 2018. Related Florida entities include Miromar Lakes, LLC and Miromar Lakes Golf Club, LLC (filed December 19, 2011, effective January 1, 2012), all active on the state registry.

From mine lakes to a lake community

The district says "the two recreational lakes were created when the property was a mine" and that the two former mine lakes are connected at two locations, as required by a recorded lake use agreement among FGCU, Miromar Lakes and Esplanade. No primary source we read says what was mined. The first villages, Verona Lago and Montelago, show homes built from 2001; the Peninsula villages followed from 2007 to 2023, the Costa Maggiore villages from 2018 to 2024, and Messina, San Lorenzo and Nerano from 2023.

Entitlements and districts

A 2010 Lee County staff report describes the Miromar Lakes Mixed Use Planned Development and Development of Regional Impact as approved for 3,700 residential units, 668,602 square feet of commercial, industrial and public uses and 650 boat slips on 1,800.7 acres. That is an entitlement, not a home count: the roll shows 1,237 homes today. The residential district covers about 972 acres. A separate Miromar Lakes South CDD had its boundary changed by Lee County Ordinance 10-42 on October 26, 2010 and was later renamed the University Village CDD by Ordinance 19-04.
