Key takeaways for Fiddlesticks Country Club buyers

  • Fiddlesticks Country Club is a gated golf community with 36 holes on two private courses, and the club corporation (Florida Sunbiz document 758190, filed October 29, 1981) acts as the master association.
  • The Lee County parcel file of October 25, 2026 matches 576 homes under the Fiddlesticks legal names (456 single family and 120 condominiums), built 1983 to 2024; the club cites about 582 homes and 585 memberships.
  • Lee County recorded 54 qualified sales at a $588,575 median in the 12 months through September 25, 2026, against 39 sales at $700,000 in the 12 months before that.
  • Single-family homes sold at an $845,000 median (32 sales) and condominiums at $227,500 (22 sales), so the mix of sales moves the all-homes median.
  • Resident equity membership is mandatory under Section 23 of the recorded Declaration: the club's 2026-27 packet lists a $115,000 joining fee through October 31, 2026 and $150,000 from November 1, 2026, a $2,000 transaction fee at closing, and $1 of refundable equity.
  • Club dues for 2026-27 are $2,319.50 a month, including $62.50 for internet and TV, with no food and beverage minimum; a new Capital Improvement Assessment of $295 a month for 120 months (or $26,500 lump sum) transfers with the home.
  • There is no Community Development District: the 2026 millage book for taxing district 047 (South Trail Fire) totals 13.3623 mills, or $1,336.23 per $100,000 of taxable value.
  • No age restriction appears in the club-hosted Declaration and Bylaws, and the Board must approve a buyer before purchase, with consent deemed after 30 days.
  • FEMA's flood layer returned Zone X for every one of 529 community parcels tested on October 28, 2026, and Lee County places the single-family parcels in Evacuation Zone C; storm effects inside the community are not documented in public records.
  • The Long Mean course is under a roughly $10 million redesign by architect Kris Spence with no published reopening date, and the Daniels Parkway entrance corridor is under construction into 2028.

No sale in the latest 12 months was builder-direct: every one was a resale. The all-homes median moved down 15.9 percent, from $700,000 to $588,575, while the number of sales rose from 39 to 54.

Why the all-homes median fell while single-family prices held

The mix of sales explains most of the drop. Condominiums were 22 of the 54 sales in the latest window (40.7 percent) against 14 of 39 in the prior window (35.9 percent), and the condominium median was $227,500. Single-family homes, the larger share of the community by value, moved from an $810,000 median to $845,000, up 4.3 percent, so the single-family figures are the better yardstick for a house.

The Fiddlesticks price trend since 2015

The county record shows a steady resale market with almost no builder sales. Yearly medians ran from $275,000 in 2019 to an $810,000 peak in 2024, and the 2026 year to date sits at $577,150 on 43 sales.

Price per square foot in Fiddlesticks

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $211 per square foot for all homes, $242 for single-family homes and $144 for condominiums. The calendar-year peak was $283 in 2024, and the 2026 year to date sits at $210.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

Fiddlesticks Country Club neighborhoods compared

Fiddlesticks Country Club is eight neighborhood groups on the Lee County roll (nine county legal names, one a single parcel), from the 1983 Berriedale houses to the 1999 to 2002 Glen Abbey villas. The neighborhood decides the product, size and most of the price. The table shows each group's homes and 24-month sales. Data updated: October 2026.

Source: Lee County Property Appraiser parcel roll and qualified sales, grouped by the short legal description, 24 months to the October 27, 2026 index. A median of three to seven sales is a range, not a price, and the Cottages row joins the one-parcel "SEEC 2" legal to the 23-home Cottages group, which is why its median is shown as two figures.

The Fiddlesticks master plat

The master plat is the heart of Fiddlesticks: 368 single-family homes built 1983 to 2024 with a 3,268 square foot median heated area, on the streets around Fiddlesticks Boulevard, Kilbirnie Drive, Kilmarnock Drive, Queensferry Drive and Glenfinnan Circle. It recorded 46 sales in 24 months at an $836,250 median, and 25 sales in the latest 12 months ran from $510,000 to $2,202,000 at an $850,000 median. The recorded Declaration covers lots 1 to 154 and 157 to 383.

St Andrews at Fiddlesticks

The St. Andrews at Fiddlesticks Homeowners Association is Sunbiz document N48137.

The Enclave at Fiddlesticks Country Club

The Enclave holds 22 single-family homes built 1992 to 2007, the largest median floor plan of any group at 4,143 heated square feet. The Enclave at Fiddlesticks Neighborhood Association is Sunbiz document N30731.

Berriedale at Fiddlesticks

Berriedale is 11 single-family homes, all built in 1983 and among the oldest in the community, with a 1,953 square foot median heated area. The county recorded no Berriedale sale in the 24 months to the October 27, 2026 index, so a Berriedale listing has no recent sale on this file to compare it with. The Berriedale Association, Inc. is Sunbiz document 766606.

Glen Abbey and Turnberry Villas

Glen Abbey is 52 homes on the county roll: 22 condominium units built 1991 to 1992 and 30 single-family villas in Phases II and III built 1999 to 2002, which the club's 2026-27 packet calls Turnberry Villas (a street-address match, so we say they are also recorded as Glen Abbey). It recorded 10 sales in 24 months at a $380,000 median, and 5 in the latest 12 months ran from $220,000 to $550,000.

Carriedale Gardens

Carriedale Gardens is 28 two-story condominium homes built 1985 to 1986 with a 1,490 square foot median heated area. The association is Carriedale Gardens Condominium Association, Inc., Sunbiz document N06750.

It recorded 6 sales at a $563,575 median over 24 months, plus one more under the "SEEC 2" legal at $575,000, and 5 sales in the latest 12 months ran from $500,000 to $665,000. The 2026 roll's median just value is $390,773. The association is Sunbiz document N32037.

Highlands I

Highlands I is 46 condominium homes built in 1988 with a 1,120 square foot median heated area, the smallest homes in the community. The county recorded 11 sales in 24 months at an $80,000 median, and 9 sales in the latest 12 months ran from $30,000 to $230,000. The 2026 roll's median just value is $163,248. We found no Sunbiz entity under the Highlands name, and its recorded condominium documents were not retrieved, so ask for them before relying on any Highlands rule.

What the county roll says about the housing stock

Across all 576 homes the roll shows 535 with a pool (93 percent), a median year built of 1989, and a land view of golf for 478 homes and lake for 69. Single-family homes have a 3,244 square foot median heated area (range 1,813 to 14,172) and condominiums 1,490 (range 1,110 to 2,360). The 2026 roll's median just value is $645,188 for single-family homes and $196,971 for condominiums.

Where owners receive their tax bills

The 2026 roll lists owner mailing addresses in Florida for 401 of the 576 homes, with Massachusetts (33), Pennsylvania (19), Ohio (15), New Hampshire (15), New Jersey (12), Illinois (12) and Maryland (10) next. A mailing address is a seasonal-ownership signal from the county roll, not a statement about where anyone lives.

Condominiums in Fiddlesticks: Carriedale, Glen Abbey and Highlands

Fiddlesticks Country Club has 120 condominium homes in four groups: Carriedale Gardens (28), Carriedale Cottages (24), the Glen Abbey condominium (22) and Highlands I (46). They recorded 22 sales at a $227,500 median in the latest 12 months. Search more of them on our Fort Myers condos for sale page. Data updated: October 2026.

Condominium prices by group

Over the latest 12 months the Cottages median was $550,000 on 5 sales, Glen Abbey condominium and villa sales together $385,000 on 5, Carriedale Gardens $249,900 on 5 and Highlands I $70,000 on 9. The spread between groups is far wider than the spread among the master plat's houses, so a condominium search should name the group.

Condominium rules are not in the master documents

The club's recorded Declaration excludes multi-family areas, and each condominium group has its own association and recorded declaration. We did not retrieve those declarations, so condominium pet, leasing and insurance rules, and the condominium dues, are not published here. The club's 2026-27 packet publishes one resident equity rate and does not split condominium and house owners, so confirm with the club how it applies to the exact unit.

Milestone inspections and structural reserve studies

Florida's milestone inspection and structural integrity reserve study rules (Sections 553.899 and 718.112(2)(g) of the Florida Statutes) apply to condominium buildings of three or more stories. The county roll shows a maximum residential height of two stories in the community, so those rules do not appear to apply to these buildings; this is our reading of the roll's stories field, so confirm with each association.

Is Fiddlesticks Country Club membership required?

Yes. Resident equity membership in Fiddlesticks Country Club is mandatory for owners in the Declaration's covered area (Section 23), and the club's 2026-27 packet lists the joining fee at $115,000 through October 31, 2026 and $150,000 from November 1, 2026. Only $1 of equity is refundable on resale, and a $2,000 transaction fee is due at closing.

The joining fee and the November 1, 2026 increase

The club's 2026-27 membership packet, read October 28, 2026, states the resident equity joining fee as $115,000, "increasing to $150,000 on November 1st 2026." The 2025-26 packet listed $115,000. Under Bylaws Article IV D.2(c), certificates issued on or after March 13, 2018 redeem at a price the Board sets with a $1.00 floor, which matches the club's statement that $1 of equity is refundable.

The Board approves the buyer before purchase

Bylaws Article IV B.2 requires Board approval of the buyer before the purchase, and Section 22 of the Declaration treats a transfer or lease as consented to if the Board does not respond within 30 days. The documents give the club no right of first refusal. Plan the approval steps into the contract timeline, and ask the club for its current application list.

Other membership classes

The 2025-26 packet also lists non-resident golf at $115,000 plus 6.5 percent tax, non-refundable, with a credit toward equity of 100, 90, 80, 70 and 60 percent over years 0 to 5, capped at 25 members, with no assessment and no vote. Legacy membership (equity members with 10 years and age 75, living outside the club) was $14,143.20 plus tax, Social Legacy $5,650.30 plus tax, and Annual Tennis $2,529.80 individual or $3,350.28 family. The Legacy age is a membership class, not an occupancy rule.

Is Fiddlesticks Country Club a 55+ community?

No. Fiddlesticks Country Club has no recorded age restriction in the documents we read: a text search of the 70-page club-hosted Declaration and Bylaws found no 55+ rule and no age occupancy limit. The only age figure is the eligibility age for the Legacy membership class. Sub-association documents were not retrieved.

What the search covered

We searched the combined governing documents file on the club's site (the Declaration, Bylaws and rules) for any age occupancy language. A community that qualifies as housing for older persons needs a recorded restriction and a published policy, and none is claimed here. The sub-associations carry their own recorded documents, which we did not retrieve, so the condominium and villa groups remain unverified.

Why the Legacy age is not an occupancy rule

The 2025-26 packet sets Legacy eligibility at age 75 with 10 years of equity membership. It is a way for a long-time member who lives elsewhere to keep club privileges at a reduced rate. It does not limit who may live in a Fiddlesticks home.

What does it cost to own in Fiddlesticks Country Club?

Fiddlesticks Country Club ownership costs stack in layers: the equity joining fee at purchase, $2,319.50 a month in 2026-27 club dues, the new Capital Improvement Assessment, a sub-association fee where one applies, and property tax at the district 047 rate. There is no Community Development District. Every figure below carries its date and source. Data updated: October 2026.

Source: Fiddlesticks Country Club 2026-27 membership information packet, read October 28, 2026; the fiscal year begins October 1. The 2026-27 packet states there is no food and beverage minimum, where the 2025-26 packet had $1,600 per fiscal year (October 1 to September 30).

How the dues changed from 2025-26

The 2025-26 packet listed operating dues of $1,666, capital dues of $370, a $100 road reserve, $44 for wastewater and a temporary $80 Loch Ness line until March 1, 2026, which add to $2,260 a month through February 2026. For 2026-27, operating dues rose $64 (3.8 percent) and capital dues $13 (3.5 percent), and internet and TV is now itemized at $62.50. Treat the 2025-26 lines as the prior year only.

The Capital Improvement Assessment

New in the 2026-27 packet, the Capital Improvement Assessment started September 1, 2026 and is $295 a month for 120 months ($35,400 in all), or a $26,500 lump sum due September 30, 2026, or $9,365 a year on a 3-pay plan. It runs with the property, not the owner, with a remaining balance or present-value payoff on sale. It funds the Clubhouse, Cabana and Gatehouse: the Cabana kitchen expansion began in August 2026, the Clubhouse renovation starts May 2027 and the Gatehouse work is set for spring 2028.

Sub-association dues and the documents to request

No sub-association budget or dues figure was found in a primary source, and the club tells buyers to contact each association, so we print none. For a house in a sub-association, ask the seller for the most recent annual budget, the reserve schedule, the last two statements, the rules and lease form, and the insurance certificate for condominium buildings.

No CDD in Fiddlesticks

Fiddlesticks has no Community Development District. The club's fee sheets say "No costly Community District Development (CDD) fees," and the 2026 Lee County millage book for district 047 lists no CDD or other non-ad-valorem line. The book is the stronger evidence; the roster of Lee CDDs could not be re-fetched.

Property taxes in taxing district 047

Every Fiddlesticks home is in Lee County taxing district 047, South Trail Fire. The 2026 actual total is 13.3623 mills, down from 13.4125 in 2025, a drop of 0.0502 mill. Each $100,000 of taxable value costs $1,336.23 at that rate.

A worked yearly cost example for a single-family home

Take a single-family home at the 2026 roll's median taxable value of $489,170. Property tax at 13.3623 mills is $6,536.44. Add 2026-27 club dues of $27,834 and the Capital Improvement Assessment at $3,540 a year. The yearly total is $37,910.44 before any sub-association fee, insurance, utilities, the cart trail fee and the one-time joining and transaction fees. This is an illustration, not a bill: homestead and other exemptions change taxable value, so run it with the exact home's tax bill.

Line Yearly amount
Property tax ($489,170 x 13.3623 / 1,000) $6,536.44
Club dues ($2,319.50 x 12) $27,834.00
Capital Improvement Assessment ($295 x 12) $3,540.00
Total $37,910.44

At the roll's median condominium taxable value of $149,978, property tax at the same rate is $2,004.05.

Special assessments, fines and late charges

Under Bylaws Article IV G, Board-only special assessments for capital projects are capped at 5 percent of the equity fee per member per 12 months without a member vote: $5,750 at a $115,000 fee and $7,500 at $150,000 (our arithmetic). A member-approved assessment needs a majority at a meeting with a 25 percent quorum and 60 days notice, and delinquent amounts carry a lien and 18 percent interest. For fines the Bylaws state $500 per violation and the Declaration $100; the documents differ, so confirm which the club applies.

Is Fiddlesticks Country Club gated?

Yes. Fiddlesticks Country Club is a gated community with a Gatehouse, a visitor's gate and 24-hour roving security. The club's rules say no vehicle may enter through the visitor's gate without a gate pass or notice from the member, and members use RFID stickers. Gatehouse staffing hours are not published in any document we read.

How guests and members enter

The club's governing rules (April 23, 2019 edition, so treat the detail as dated) provide RFID stickers or bar codes for members and immediate family, and guest passes issued at reception. A member can also call or notify the Gatehouse online. Confirm the current procedure with the club.

What the Gatehouse project covers

The Gatehouse is one of three projects funded by the Capital Improvement Assessment, with work set for spring 2028 in the 2026-27 packet. Every dues inclusion list in the 2025-26 packet names 24 Hour Roving Security.

What golf and amenities does Fiddlesticks Country Club have?

Fiddlesticks Country Club has 36 holes of private, member-only golf on two Ron Garl courses, the Long Mean and Loch Ness, plus seven Har-Tru tennis courts, eight pickleball courts, bocce, a 5,000 square foot fitness facility, a resort pool with a cabana, and clubhouse dining. Golf is for members and guests only.

The Long Mean

The Long Mean opened with the club in 1982 (USGA) and hosted the 2010 U.S. Senior Women's Amateur. The club lists it at 7,077 yards, par 72, but a roughly $10 million redesign by architect Kris Spence is under way, with Bimini Bermuda surfaces, Tif3D greens and Scottish revetted bunkers. A reopening date and the new yardage are not published, so do not rely on the old figures.

Loch Ness

Loch Ness was built as Piper's Challenge, redesigned by Bob Cupp in 1999 as Wee Friendly, and rebuilt by Kipp Schulties Golf Design as Loch Ness, which reopened January 16, 2019 with new lakes and inlets. The club lists it at 6,645 yards; we print no par because sources disagree. Both courses were originally designed by Ron Garl.

Tennis, pickleball, bocce and fitness

The club's amenities page lists seven Har-Tru clay tennis courts (three lighted), eight new pickleball courts with lighted options, bocce, and a 5,000 square foot fitness facility with strength and cardio equipment, yoga, massage and physical therapy. A Littlesticks Playground appears in the dues inclusions. The club describes its practice facility as one of the largest in Southwest Florida, which is its own claim.

Dining, the pool and social life

The clubhouse offers a dining room, patio meals over the twin greens, a Scottish-inspired Pub, weekly rotating menus, and Pasta Night and Prime Rib Night. The resort-style pool and Cabana have poolside dining, and the club's 2024 packet counts more than 100 events a year. We print no clubhouse square footage because sources conflict.

Guest and tee-time policies

The club says it has no lottery system for tee times and a low-density membership. For 2026-27 guest rates from November 1, 2026 to April 30, 2027 are $180 accompanied, $100 for immediate family of a member or renter and $280 unaccompanied, plus tax, up from $152, $85 and $235 in 2025-26.

Leasing and rental rules in Fiddlesticks Country Club

Fiddlesticks Country Club homes can be leased under the master Bylaws, which require a written lease of at least one month submitted at least 10 days in advance. A tenant's club privileges are limited to three calendar years, and the club runs a renter program. Sub-association leasing rules are not published.

The master Bylaws on leasing

Bylaws Article IV K sets the one-month minimum and the 10-day submission. Section 22 of the Declaration treats a lease as consented to if the Board does not respond within 30 days. The three-year limit applies to the tenant's club privileges, not to the owner.

The club renter program

The 2025-26 renter sheet lists $2,534.70 a month including 6.5 percent tax, a $500 refundable deposit and a 30-day minimum. The 2026-27 renter packet would not render when we read it, so the current rate is not confirmed here.

Sub-association rules

Leasing, pet and approval rules for the condominiums, The Enclave, St Andrews, Berriedale and the villas sit in separate recorded documents we did not retrieve. Ask each association for its rules and lease application before an offer.

What do the Fiddlesticks governing documents say?

Fiddlesticks Country Club is governed by a recorded Declaration (OR Book 1635, Page 1229, recorded September 28, 1982) as amended by Instrument 2006000289190, plus Bylaws and club rules. The Declaration runs 25 years from July 13, 2006 with automatic 10-year extensions. We read all 70 pages of the combined file on the club's site.

Architectural standards in the Declaration

The Declaration sets a minimum of 2,500 square feet of air-conditioned area, a maximum of two stories, a two-car side-entry garage, setbacks of 25 feet front and 30 feet rear with sides at 12 percent of lot width, a roof pitch of at least 4:12 and a 25-foot golf easement. Pets are not allowed on the golf courses, and the recorded Declaration contains a pickup-truck parking rule. These apply to the covered master plat; sub-associations add their own.

Amendments and enforcement

Florida's homeowners' association statutes cover fines and liens (Section 720.305) and amendments (Section 720.306). Under the Bylaws, delinquent assessments carry a lien and 18 percent interest. The Bylaws and the Declaration state different fine amounts, as noted above.

Is there a lawsuit involving Fiddlesticks Country Club?

Yes, several court dockets involve Fiddlesticks Country Club. The one that matters most to buyers is Florida Sixth District Court of Appeal No. 6D23-44, decided May 5, 2023, which held that the club's bylaws could be amended by member majority. Other matters are listed below by number and type only.

The 2023 appellate decision

In Florida Sixth District Court of Appeal case 6D23-44, appealed from the Lee County circuit court, the legal question was whether equity members hold vested rights in the bylaws' refundable-assessment terms, so that a later majority-vote amendment cannot impose a non-refundable assessment, and whether Section 720.306(1)(c) of the Florida Statutes applied. The court reversed and remanded for judgment for the club, holding the bylaws amendable by majority vote with no vested right. Whether any further review followed is not confirmed.

Other dockets by number and type

Court and number Type
Lee County Circuit Court, 2024-CA-2186 Club-initiated lien foreclosure for unpaid assessments on one residential lot
U.S. District Court, Middle District of Florida, 2:25-cv-00324 Employment claim
U.S. District Court, Middle District of Florida, 2:25-cv-00954 Employment claim

We give no party names or counsel and no characterization of the club's finances. Docket status changes; check each court's system for the current posture.

What the decision means for a buyer

The 2023 holding is about how the club's bylaws can be changed, which is why the amendment and assessment rules above matter. A buyer should read the current Bylaws, the Capital Improvement Assessment terms and the most recent club financial statements, and ask the club to confirm that nothing else is pending.

Is Fiddlesticks Country Club in a flood zone?

No parcel we tested is. Fiddlesticks Country Club sits in FEMA Zone X, area of minimal flood hazard: all 529 community parcels overlaid on FEMA's flood layer on October 28, 2026 returned Zone X, with no A or V zone. Zone X does not guarantee a dry property, so the exact address still matters. Data updated: October 2026.

The FEMA flood zone check

The 529-parcel overlay covered 453 single-family and 76 condominium parcels, and a separate random screen of 60 parcel points across the full 576-home roster also returned Zone X for all 60. The two FEMA polygons that intersect the community bounding box are both Zone X with no special flood hazard area. A screen is not a determination; an elevation certificate for the exact home is the document that settles flood insurance.

FEMA map panels for Fiddlesticks

Two FEMA flood insurance rate map panels cover the community: 12071C0439H, effective November 17, 2022 (216 of 423 single-family parcels tested), and 12071C0445F, effective August 28, 2008 (207 of 423). So part of the community is on a map revised after Hurricane Ian and part on the 2008 panel, and both show Zone X. Search any address at the FEMA Flood Map Service Center.

The March 2, 2027 map update

FEMA's Letters of Final Determination list shows new flood maps effective March 2, 2027 for Lee County (Unincorporated Areas, community 125124), with the final determination dated September 2, 2026. Fiddlesticks is in unincorporated Lee County (taxing district 047). Which panels change was not confirmed in the files we read, so check FEMA's map service for the address before and after that date.

Fiddlesticks evacuation zone

Lee County's evacuation-zone data places all 423 Fiddlesticks single-family parcels tested in Evacuation Zone C. Lee County names zones A to E by storm surge, not by hurricane category, and has ordered portions of Zone C to evacuate in past storms. An evacuation zone is separate from a FEMA flood zone, so a home can be in Evacuation Zone C and FEMA Zone X at once. Confirm an address with the county's lookup.

Hurricanes Ian, Helene and Milton

Hurricane Ian made landfall near Cayo Costa on September 28, 2022 as a Category 4 storm, and the National Hurricane Center put surge up the Caloosahatchee River in Fort Myers at 5 to 8 feet above ground; Fiddlesticks sits well inland. Milton made landfall near Siesta Key on October 9, 2024 as a Category 3 storm. Effects of Ian, Helene and Milton on Fiddlesticks itself are not documented in any public record we could reach.

Flood insurance and the seller disclosure

Zone X means federal rules do not require flood insurance on a federally backed mortgage, though lenders can still require it and buyers can buy a flood policy. Section 689.302 of the Florida Statutes requires the seller to give a flood disclosure at or before contract, and the form says homeowners policies do not cover flood. Get an insurance quote and the elevation certificate, not just the map zone.

Roof age and wind

By the county roll, 404 of the 576 homes (70.1 percent) were built before 1995 (58 in 1980 to 1984, 237 in 1985 to 1989 and 109 in 1990 to 1994). For these homes, roof age, a wind mitigation inspection and a four-point inspection are the practical insurance drivers, so ask the seller for current reports.

Schools near Fiddlesticks Country Club

Fiddlesticks Country Club addresses fall in Lee County elementary choice zone J, middle choice zone MM and the South Zone, sub-zone 2, for high school in the 2026-27 plan. School choice zones for Fiddlesticks addresses

Zone J elementary choices are Colonial, Gateway, Ray V. Pottorf and Treeline; zone MM middle choices are Cypress Lake Middle and Lexington Middle; South Zone sub-zone 2 high school choices are Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers, with contiguous sub-zones also rankable. Is Fiddlesticks in the City of Fort Myers?

No. The mailing city is Fort Myers for all 576 homes, but the Lee County roll puts every home in taxing district 047, South Trail Fire, with unincorporated-county zoning. That sets the millage, the 13.3623-mill rate and the building and zoning authority. A mailing city is a postal name, not a jurisdiction.

What is changing near Fiddlesticks

Lee County's Three Oaks Parkway Extension North, Phase 2, a $39.7 million contract awarded February 18, 2025, rebuilds the Daniels Parkway, Fiddlesticks Boulevard, Palomino Lane and Three Oaks intersection, widens Daniels from six to eight lanes and widens Fiddlesticks Boulevard south of Daniels, with completion estimated for spring 2028. FDOT is rebuilding the I-75 and Daniels Parkway interchange as a diverging diamond, about $42.8 million, estimated for completion in summer 2028, and Lee County began Treeline Avenue and Daniels Parkway intersection work on May 4, 2026.

A rezoning application near I-75

A planned development rezoning application for 61.26 acres at the southwest corner of Daniels Parkway and I-75 is on Lee County's results site. Its hearing outcome was not captured, and no zoning case within one mile of the community was surfaced.

How to read the comparison table

Each count uses that community's plat names on the county roll, so it can differ from association totals; Fiddlesticks' club cites about 582 homes. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows too. The table gives facts only and recommends none of the four.

The history of Fiddlesticks Country Club

Fiddlesticks Country Club incorporated as a Florida not-for-profit on October 29, 1981 (Sunbiz document 758190), recorded its Declaration on September 28, 1982, and opened the Long Mean in 1982 per the USGA. The oldest homes on the county roll were built in 1983. Founding years differ across sources, so we cite only recorded dates.

The founding years

Sources name the club in 1980, incorporate it in 1981, date it from 1982 and place the first homes in 1983; the only verified date is the October 29, 1981 incorporation. Ron Garl designed both courses, and the county roll's oldest build year in the plat is 1983. The Declaration was recorded in Lee County on September 28, 1982.

Building out the neighborhoods

The county roll dates the condominium groups to 1985 and 1988 (Carriedale Gardens 1985 to 1986, Cottages 1986 to 1987, Highlands I in 1988), the Glen Abbey condominium to 1991 to 1992, The Enclave to 1992 to 2007, St Andrews to 1993 to 2008 and the Glen Abbey villas to 1999 to 2002. The roll shows four homes built 2020 to 2024.

The Declaration, the 2006 amendment and the courses

The Declaration was amended and restated as Instrument 2006000289190 on July 21, 2006, with its 25-year term running from July 13, 2006. Loch Ness reopened January 16, 2019 after a full rebuild, the club says it hosted the 2022 U.S. Women's Mid-Amateur, and the Long Mean is now being redesigned.

Frequently Asked Questions about Fiddlesticks Country Club homes for sale

These are the questions Fiddlesticks buyers ask most, answered from the Lee County record, the recorded Declaration and Bylaws, the club's 2026-27 packet, the Lee County millage book, FEMA's flood map and the Florida Department of Education. Each answer carries the same dates as the sections above, so every figure can be checked against its source below.

What is Fiddlesticks Country Club?

Fiddlesticks Country Club is a gated, member-owned golf community at 15391 Canongate Drive in Fort Myers, ZIP 33912, with two private 18-hole courses, the Long Mean and Loch Ness. The club corporation, Florida Sunbiz document 758190, is the master association, and the Lee County parcel file counts 576 homes built 1983 to 2024.

How many homes are in Fiddlesticks Country Club?

The Lee County parcel file of October 25, 2026 matches 576 homes under the Fiddlesticks legal names, 456 single family and 120 condominiums. The club cites about 582 homes and 585 memberships, and a parcel reconciliation of the full footprint found about 579 dwellings, so the exact count depends on which legal names are included.

What is the median home price in Fiddlesticks Country Club?

$588,575 on the Lee County record, across 54 qualified sales in the 12 months through September 25, 2026. The 24-month median was $640,000 on 93 sales, and the prior 12 months recorded 39 sales at $700,000. Because condominiums were 22 of the 54 sales, the single-family median of $845,000 is the better guide for a house.

How many homes sold in Fiddlesticks Country Club last year?

Lee County recorded 54 qualified Fiddlesticks sales in the 12 months through September 25, 2026, up from 39 in the 12 months before. In calendar 2025 the county recorded 44 sales at a $637,500 median, and 43 sales were recorded in 2026 through the newest sale in the file, September 25, 2026.

Single-family homes sold at an $845,000 median across 32 recorded sales in the latest 12 months, from $510,000 to $2,202,000. The master plat recorded 25 of those sales at an $850,000 median, and St Andrews recorded 3 at a $1,000,000 median, so the neighborhood and the lot decide most of the price.

Is Fiddlesticks Country Club membership mandatory?

Yes for owners in the Declaration's covered area. Section 23 of the recorded Declaration makes resident equity membership mandatory, and the Board must approve a buyer before purchase under Bylaws Article IV B.2.
