What a Timber Creek listing should come with

Ask for four documents before you write an offer on any Timber Creek home: the latest Lee County tax bill (it shows the CDD line and the taxing district), the association's estoppel certificate, the most recent association statement, and a current wind mitigation and four-point inspection. The CDD line on a 2025 tax bill understates the November 2026 bill, because the operating assessment rose for FY2027.

The 12-month window runs September 26, 2025 to September 25, 2026 and the prior window September 26, 2024 to September 25, 2025. The newest Timber Creek sale in the window was recorded September 8, 2026. Every Timber Creek sale is a single-family parcel on the roll, so the single-family rows equal the all-homes rows, and there are no condominium rows. The median moved up 1.4 percent, from $542,198 to $550,000, while the number of sales fell from 228 to 109.

Why Timber Creek sales fell from 228 to 109

The fall in the county count is the builder closing out, not a smaller resale market. In the prior 12 months, 184 of the 228 recorded sales were builder-direct closings by Lennar and 44 were resales. In the latest 12 months, 30 of the 109 were builder-direct and 79 were resales. Builder-direct sales fell 84 percent while resales rose 80 percent, from 44 to 79, and resales grew from 19 percent of sales to 72 percent.

Builder-direct is estimated as a home's first qualified sale within one year of its year built, the same method used across our community pages. Lennar's last builder-direct closings came in late 2025 and one in January 2026: monthly builder-direct counts on the county file ran 16 in June 2025, 9 in July, 12 in August, 9 in September, 14 in October, 9 in November, 1 in December and 1 in January 2026, then zero.

The Timber Creek price trend since 2020

The county record shows the build years plainly. From 2020 through 2025 most recorded sales were Lennar closings, and the median rose from $322,840 in the first year to a peak of $558,396 in 2024. In 2026 to date, 64 of the 65 recorded sales were resales.

Timber Creek sales by quarter

Calendar quarters show the hand-off from Lennar to resale sellers. The last quarter with meaningful builder-direct volume was the fourth quarter of 2025, with 24 of 39 sales. From the first quarter of 2026 on, resales carried the count.

Price per square foot in Timber Creek

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $216 per square foot, against $218 in the prior 12 months and $217 over 24 months. Thirty-five of the 109 sales in the window were homes built in 2025 that do not yet carry a heated area on the roll, so the dollars per square foot figure rests on the other 74 sales; their median works out to the same $216.

Timber Creek prices by home size

Heated area on the county roll clusters at the floor plans Lennar built, which makes the size of the home the best single guide to price. The table groups the 74 sales of the latest 12 months that carry a heated area.

Timber Creek Drive is the spine road and carried 25 of the 30 builder-direct closings in the window, which is why its count is high. Every Pine Lodge Lane, Canopy Loop and Hunter Oak Drive sale in the window was a resale. Assessed values on the 2026 roll

The 2026 Lee County roll gives the 1,308 Timber Creek home parcels a median just value of $404,064, a median taxable value of $361,167 and a median lot of 0.185 acres. Just value is the appraiser's market value estimate, and taxable value is what remains after exemptions and assessment caps, so a buyer's first tax bill is figured on the new owner's own taxable value.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed or how many Timber Creek homes are for sale today. Those are MLS fields, and they are being added in our next data refresh; the listing links above show current inventory now.

Timber Creek home types compared

Timber Creek holds five Lennar home types on the CDD's platted-unit table: Executive, Manor and Estate single-family homes on 50 to 80 foot lots, plus Twin Villas and Townhomes. The CDD counts 1,315 units in all. Each is a single-family parcel on the county roll, and the home type sets the CDD debt line. Data updated: October 2026.

Source: Timber Creek Southwest CDD agenda package, June 18, 2026 (revised FY2027 budget and platted-unit table). The CDD's planned count for the Series 2021 area showed 319 Executive, 319 Manor and 134 Estate lots before platting; the platted counts above replaced that plan. Lennar marketed the same groups as Executive Homes, Manor Homes, Estate Homes and villa and townhome collections.

Executive homes in Timber Creek

Executive homes sit on lots 50 to 59 feet wide and are the largest single group in Timber Creek: 365 platted lots, 61 in Phase 1 and 304 in the later phases. Their FY2027 CDD line is $1,976.00 in the Series 2020 area and $1,993.50 in the Series 2021 area, a $17.50 difference that comes from the two bond series' debt rates.

Manor homes in Timber Creek

Manor homes sit on lots 60 to 69 feet wide: 357 platted lots, 48 in Phase 1 and 309 later. The FY2027 Manor debt assessment is $1,469.74 in the Series 2020 area and $1,469.79 in the Series 2021 area, so the total CDD line with the $759.66 operating assessment is $2,229.40 or $2,229.45.

Estate homes in Timber Creek

Estate homes are the widest lots, 70 to 80 feet, with 218 platted: 59 in Phase 1 and 159 later. They carry the highest CDD line, $2,584.17 in the Series 2020 area and $2,584.23 in the Series 2021 area. The county roll does not label which floor plan belongs to which home type, so use the lot width on the plat and the CDD line on the tax bill to confirm that a listed home is an Estate home.

Twin Villas in Timber Creek

Timber Creek has 159 Twin Villa units, 131 of them in Phase 1 and 28 in the later phases. Each Twin Villa is its own single-family parcel on the county roll, not a condominium unit. The FY2027 CDD line for a Twin Villa is $1,722.59 in the Series 2020 area and $1,722.63 in the Series 2021 area. Searches for Timber Creek villas Fort Myers FL return these homes.

Townhomes in Timber Creek

Timber Creek has 216 Townhome units, 90 in Phase 1 and 126 later, with their own association, Townhomes at Timber Creek Homeowners Association, Inc., on top of the master association. Townhomes carry the lowest CDD line, $1,367.83 in the Series 2020 area and $1,367.85 in the Series 2021 area. Timber Creek townhomes Fort Myers searches return these homes, which the roll codes as single family.

Sizes and bedrooms on the county roll

The Lee County roll gives Timber Creek homes a median heated area of 2,032 square feet, from 1,411 to 4,027. Bedroom counts on the roll are 148 two-bedroom homes, 546 three-bedroom, 305 four-bedroom, 136 five-bedroom and 37 six-bedroom; the 136 homes built in 2025 do not yet carry heated area on the roll. The most common heated areas are 2,032 square feet (218 homes), 1,564 (146), 1,942 (144), 2,434 (131) and 2,650 (103).

Pools, garages and stories

On the 2026 roll, 290 of the 1,308 Timber Creek homes (22 percent) carry a private pool, and 90 percent carry a garage. The roll lists 740 one-story homes and 432 two-story homes, with 136 not yet coded. Pool and story fields describe what the appraiser has recorded; a listing's own description and a survey settle the details for one address.

The seven Timber Creek plat phases

Timber Creek was platted in seven phases between 2020 and 2022, and each phase carries its own Lee County instrument number in every home's legal description. The phase decides the bond series behind the CDD debt line and the typical home size. Phase 1 is the Series 2020 bond area; Phases 2 to 7 are the Series 2021 area.

Phase 3

Phase 3, Instrument 2021000318547, is the smallest phase, with 50 homes built 2022 and 2023, and it has the largest average floor plan of any phase at 2,822 heated square feet. The roll shows 30 three-bedroom, 10 four-bedroom and 10 five-bedroom-plus homes.

Phase 5

Phase 5 re-platted Tracts B and C under Instrument 2022000086461 and holds 169 homes built 2023 and 2024, averaging 2,359 heated square feet, with 75 three-bedroom, 79 four-bedroom and 15 five-bedroom-plus homes.

Phase 7

Phase 7, Instrument 2022000329885, holds 193 homes built 2023 to 2025 and averaging 2,016 heated square feet, plus one re-plat parcel. Its 28 two-bedroom homes are the only two-bedroom homes on the roll outside Phase 1.

Who built Timber Creek, and is it sold out?

Timber Creek was built by Lennar. Lennar Homes, LLC is the developer named in the CDD's audited financial report, and no second builder appears on the county roll. Lennar's own Timber Creek page says "Timber Creek is now sold out," and the last builder-direct closing in the Lee County file was recorded January 27, 2026. Data updated: October 2026.

How Lennar built out Timber Creek

Lee County created the Timber Creek Southwest Community Development District by Ordinance 19-20 on October 3, 2019. The developer's civil engineer, Morris-Depew Associates, announced on January 2, 2020 that it had secured the development order for a 695-acre mixed-use project at the west corner of State Road 82 and Daniels Parkway: about 40 acres of commercial land and 655 acres of residential planned development owned by Lennar. First closings came in 2020, with 32 recorded sales, all builder-direct.

The county record shows Lennar's closings climbing from 32 in 2020 to 221 in 2021, 293 in 2022 and a peak of 324 in 2023, then 260 in 2024 and 168 in 2025. In 2026 the record shows one builder-direct closing. By year built, the roll counts 56 homes from 2020, 217 from 2021, 285 from 2022, 332 from 2023, 282 from 2024 and 136 from 2025.

How many Timber Creek homes are built

The Lee County roll lists 1,308 single-family home parcels and one vacant residential lot, 99.5 percent of the 1,315 units the CDD has planned in every budget from 2022 to 2026. Six platted units in Phases 2 to 7 are not yet separate home parcels on the roll. Only two of the 1,308 built homes lack a qualified sale on the county file.

Daniels Creek is a different community

Daniels Creek is a separate Lennar community of about 1,600 planned homes across Daniels Parkway from Gateway Marketplace, with its own records, and none of its facts appear on this page.

Is Timber Creek a 55+ community?

Timber Creek has no recorded age restriction that we found. No 55+ declaration, amendment or plat note surfaced in the CDD documents, Lennar's community page or the association's website, and Lennar lists a playground and splash park among the amenities. Confirm in the recorded master declaration, which sits in Lee County Official Records.

What a 55+ community would need on record

Under Florida law (section 760.29 of the Florida Statutes) and the federal Housing for Older Persons Act, a community qualifies as housing for persons 55 or older only when at least 80 percent of occupied units have an occupant 55 or older and the community meets the law's age-verification and registration requirements. Neither the occupancy test nor a recorded restriction appears in the Timber Creek records reviewed, so Timber Creek is not described here as an age-restricted community.

Where the governing documents sit

The master declaration of covenants for Timber Creek was not located in a public online source: the Lee County Clerk's Official Records search was not reachable when we researched this page. The declaration, its amendments and the association's rules are the documents that set use, leasing, parking and pet rules for a Timber Creek home, and a buyer receives them with the purchase contract and the estoppel certificate.

Is Timber Creek gated?

Timber Creek is gated: Lennar's resource center calls it "a gated community in Fort Myers," and the CDD's September 17, 2026 agenda budget lines name a front gate on Daniels Parkway and a back gate. CDD minutes from June 18, 2026 refer to landscaping that leads to the guardhouse. The gate type and staffing hours are not published.

What the CDD budget says about the gates

The Timber Creek Southwest CDD maintains landscaping along the front entranceway and to the guardhouse, and the budget lines in its September 17, 2026 agenda carry items for the front gate on Daniels Parkway and the back gate, including an $8,000 back gate monument repair. A southeast entrance near a shopping center also appears in the CDD notes.

Gate rules a buyer should ask for

Gate type, whether staffed or automated, gate hours and the visitor procedure are not published by a first-party source. Those rules sit in the master association's rules and regulations and the recorded declaration, which come with the estoppel certificate and the association's welcome documents for the exact home.

What does it cost to own in Timber Creek?

Timber Creek ownership costs stack in three layers: the Timber Creek Southwest CDD assessment on the county tax bill, master association dues (plus townhome association dues for townhomes), and property tax at one of two 2026 district rates. We print only figures with a dated first-party source; association dues are not published. Data updated: October 2026.

The Timber Creek Southwest CDD

The Timber Creek Southwest Community Development District is a Chapter 190 special-purpose local government created by Lee County Ordinance 19-20 on October 3, 2019. It financed Timber Creek's infrastructure and maintains the lakes, the stormwater pipes and outfalls, about 142 acres of preserve, buffers and dry detention, and some entry landscaping and fencing. Its assessments appear as non-ad valorem lines on the Lee County tax bill, and its fiscal year runs October 1 to September 30.

These are gross amounts on the roll before the November early-payment discount of up to 4 percent and county collection costs. The debt rates are unchanged from FY2026 and FY2023 for every home type. The district publishes a parcel search on its home page that shows the exact assessment for any Timber Creek address.

Why the Timber Creek CDD operating assessment rose

The FY2027 operating assessment of $759.66 per unit replaces $173.92 in FY2026, an increase of $585.74 a year. The district manager explained at the June 18, 2026 hearing that, after the association moved from Lennar to resident control in August 2025, the CDD took over the lakes, aerators and bubblers, littoral shelves, stormwater pipes and control structures, the preserve program, some entry landscaping and perimeter fencing that the association had paid for inside its own budget. Before that, the CDD levied mainly administration costs, about $228,711 on the roll in FY2026.

FY2025$173.31per FY2025 audit

FY2027, June 18, 2026$759.66$911.59adopted (Resolutions 2026-9 and 2026-10)

The cap rate of $911.59 matters: the district manager said any future operating assessment above it requires mailed notice to owners. The district manager also said the association should carry lower costs for the work it handed to the CDD, but declined to promise lower association dues. Whether the association's 2026 budget fell is not published. The FY2026 budget was amended again on September 17, 2026, with a carryforward of $149,551 and a total budget of $378,262, a $45,951 amendment.

Source: CDD June 18, 2026 agenda package bond schedules and balance sheet; Florida Auditor General, CDD FY2025 financial report. At September 30, 2025 the audit showed $25,905,000 outstanding ($6,530,000 Series 2020 and $19,375,000 Series 2021). Both series are fixed-rate, 30-year bonds. The FY2027 budget places $433,269 of Series 2020 debt assessments and $1,210,545 of Series 2021 debt assessments on the roll, and the district collected $1,834,863 in special assessments in FY2025.

Paying off the CDD debt assessment early

The debt assessment is a lien on each lot until the bonds are repaid in 2050 or 2051. The district manager said at the June 18, 2026 hearing that it "can be paid off early if you want," and the district plans to add capital balances to its parcel search. The CDD's FAQ also notes that a significant portion of the capital assessment may be prepaid by the developer at closing, so the remaining debt balance is a parcel-level fact on the tax bill and the payoff letter.

What the CDD pays for, and who paid before

The district's infrastructure budget totals about $43,659,616 in its audit notes, financed partly by the two bond series and partly by Lennar, which built improvements and conveyed them to the district. A developer advance of $1,359,256 was outstanding at both September 30, 2025 and June 30, 2026. The district told residents in April 2026 that it held no reserves because operations had sat in the association's budget, and that it would begin building reserves.

Timber Creek master association dues

The Timber Creek Property Owners Association, Inc. does not publish its dues on a public page; its documents sit behind the resident login on the association's website. No first-party budget or resale certificate was available when this page was researched, so this page prints no master association dollar figure. The association's estoppel certificate under section 720.30851 of the Florida Statutes states the current assessments, the paid-through date and any special assessment, and must be delivered within 10 days of a request.

The townhome association

Townhome owners belong to a second association, Townhomes at Timber Creek Homeowners Association, Inc. (Sunbiz N20000005206, filed May 14, 2020), managed through Alliant Property Management. Its dues are not published by a first-party source either. A townhome buyer should request estoppel certificates from both the master association and the townhome association.

Closing charges and the disclosure summary

Florida's section 720.401 requires a seller to give a buyer the association's disclosure summary, which lists any capital contribution, resale or transfer fee. Timber Creek's capital contribution amount is set in a recorded amendment that we could not read in the Clerk's Official Records, so this page does not print it; the disclosure summary and estoppel certificate for the exact home show it.

The Town Center purchase

The Lee County roll lists the Timber Creek Property Owners Association as owner of the Town Center parcel, 11590 Timber Creek Drive, a 9.66-acre parcel with an 18,028 square foot building built in 2023. The roll records a sale of the parcel on December 19, 2025 for $13,150,000, instrument 2025000337178. How the association funded the purchase is not published; the association's budget and the estoppel certificate show any resulting assessment.

Special assessments

No special assessment by the CDD or the association was found in the public sources reviewed. The CDD's operating increase for FY2027 is a regular assessment, not a special assessment, and it is already on the November 2026 tax bill.

Property taxes in Timber Creek's two taxing districts

Timber Creek homes are split between two Lee County taxing districts by phase: 687 parcels in district 047, South Trail Fire, and 621 parcels in district 049, Lehigh Acres Fire. The 2026 actual rate is 13.3623 mills in district 047 and 10.8623 mills of ad valorem tax in district 049. The 2.5000-mill difference is the South Trail Fire District's millage; Lehigh Acres fire is billed as a non-ad valorem assessment on the tax bill instead of millage, and that amount is not published here.

Source: Lee County Property Appraiser, 2026 Millage Rates for Lee County Florida, printed October 9, 2026, pages 28 and 30, ACTUAL column. Each $100,000 of taxable value costs $1,336.23 in district 047 and $1,086.23 of ad valorem tax in district 049. Because Timber Creek is unincorporated, both districts carry the Lee County Unincorporated MSTU and no city millage. Confirm the district for an address on its tax bill.

Worked yearly cost examples

Take a Timber Creek home at the 2026 roll's median taxable value of $361,167, an Executive home in the Series 2021 area with an FY2027 CDD line of $1,993.50. The results below are before association dues, insurance, utilities and, in district 049, the Lehigh Acres fire assessment. Homestead and other exemptions change the taxable value, so run this with the exact home's tax bill.

LineDistrict 047 (South Trail Fire)District 049 (Lehigh Acres Fire)
Ad valorem tax ($361,167 x mills / 1,000)$4,826.02 (13.3623 mills)$3,923.10 (10.8623 mills)
Timber Creek Southwest CDD, Executive, Series 2021 area$1,993.50$1,993.50
Total before association dues$6,819.52$5,916.60, plus the fire assessment

The same arithmetic for a Townhome in Phase 1 (CDD line $1,367.83) gives $6,193.85 in district 047 and $5,290.93 in district 049, and for an Estate home in the Series 2021 area (CDD line $2,584.23) gives $7,410.25 and $6,507.33. A new owner's taxable value resets to the purchase-year assessment, so a recent buyer's bill can differ from the seller's.

What amenities and clubhouse does Timber Creek have?

Timber Creek's amenities center on the Town Center clubhouse at 11590 Timber Creek Drive, an 18,028 square foot building on the county roll, built in 2023 and now owned by the residents' association. Lennar lists a pool, clubhouse, fitness center, splash park, playground, and courts for tennis, pickleball, basketball and volleyball. Exact counts are not published.

The Timber Creek clubhouse

The Town Center parcel covers 9.66 acres, and the county roll flags a pool on it. The Timber Creek Southwest CDD holds its meetings at the Timber Creek Clubhouse at 11590 Timber Creek Drive, which is also the master association's principal address on Sunbiz since August 5, 2025. Searches for the Timber Creek Fort Myers clubhouse lead to this address.

Lennar's Timber Creek amenity list

Lennar's Timber Creek community page lists a swimming pool, a clubhouse, a fitness center, a gated entrance, a splash park, a playground, a sport court, basketball, tennis, pickleball and volleyball, a lake, and fully maintained lawns. Lennar's resource center also features Timber Creek in an article on pickleball and tennis. These are builder descriptions; the association's current amenity rules govern use.

Programs at the courts

The community's activity operator, PLAY my HOA, lists Timber Creek programs in racquet sports, tennis, pickleball, group fitness and yoga, with free membership for residents. Pickleball offers clinics, ladders, leagues and open play; tennis offers clinics and match play; and racquet programs require pre-registration. The page does not state how many courts, pools or fitness rooms Timber Creek has.

What is not published about Timber Creek amenities

The number of pools, spas and courts, the fitness center hours, any restaurant minimum and any amenity card fee are not published by a first-party source. The documents that hold them are the association's amenity rules, the CDD's asset map (the district said at its June 18, 2026 hearing that it will post one on its website) and the association's fee schedule. Ask for them with the estoppel request.

Lakes, preserves and the water management system

The CDD maintains the Timber Creek lakes, including aquatic weed control, aeration and littoral shelves, the drainage pipes that connect the roads to the lakes, and about 142 acres of preserve, buffers and dry detention. Lennar's amenity list names the lake among the community's features.

Is there a golf course in Timber Creek?

No golf course or golf membership appears in Lennar's amenity list for Timber Creek, and the county roll shows no golf course parcel among Timber Creek's common-area parcels. Search results for a "Timber Creek golf" club refer to courses with the same name elsewhere in Florida, not to this Fort Myers community.

Who runs Timber Creek?

Timber Creek is governed by two associations and a special district. The Timber Creek Property Owners Association, Inc. (Sunbiz N20000000395) is the master association, resident controlled since August 2025; Townhomes at Timber Creek Homeowners Association, Inc. (N20000005206) covers townhomes; and the Timber Creek Southwest CDD runs the lakes, preserves and stormwater system.

The Timber Creek Property Owners Association

The master association was filed with the Florida Division of Corporations on January 15, 2020 and is active. Its principal address moved to the clubhouse at 11590 Timber Creek Drive on August 5, 2025, the same month the association moved from Lennar to resident control. The CDD's encroachment policy names the Timber Creek Property Owners Association, Inc. as the easement holder with an approval right, which confirms it as the legal association name. The association's website, timbercreekflorida.com, is the resident portal.

A lookalike name to avoid

Sunbiz also lists a Timber Creek Community Association, Inc. (N19000003315), but that entity is in Temple Terrace, Hillsborough County, and has no connection to Timber Creek in Fort Myers. Use the document numbers above when you look up the associations.

The CDD board and the November 2026 election

The Timber Creek Southwest CDD has five supervisors. At September 30, 2025, four were affiliated with Lennar. Seats 2, 3 and 4 have terms expiring in November 2026 and Seats 1 and 5 in November 2028. A landowner election for Seat 3 is set for 8:15 a.m. on November 3, 2026 at Lennar's office, 10461 Six Mile Cypress Parkway, Fort Myers, followed by the regular meeting. The district manager said on June 18, 2026 that the board is moving from developer to resident control, with 1,879 qualified electors as of April 15, 2026.

When and where the CDD meets

The district's FY2027 meetings are generally on the third Thursday at 9:30 a.m. at the Lennar office on Six Mile Cypress Parkway, and some 2026 meetings were held at the Timber Creek Clubhouse. PFM Management Services is the district manager. Agendas, minutes, budgets and the parcel assessment search are on the district's website.

Is Timber Creek in a flood zone?

Timber Creek is mapped outside FEMA's special flood hazard area. A check of all 1,299 geocoded Timber Creek home points against FEMA's National Flood Hazard Layer on October 28, 2026 returned Zone X for every one, with no special flood hazard area and no base flood elevation, under DFIRM 12071C. Zone X is not a guarantee against flooding.

How the Timber Creek flood check was done

Every home parcel point with the Timber Creek legal description in ZIP 33913 was pulled from the Lee County parcel layer and tested against FEMA's flood hazard zones layer. The parcel layer returned usable coordinates for 1,299 of the 1,308 home parcels; the other 9 lacked coordinates. All 1,299 returned Zone X. An earlier screen of 30 random parcels found the same: 30 of 30 in Zone X.

The 2027 Lee County flood map letter

A Lee County flood map letter dated March 2, 2027 covers unincorporated Lee County, which includes Timber Creek. Maps can change when new FEMA panels take effect, so check the exact address on the FEMA Flood Map Service Center and on Lee County's 2027 pending flood map information before you buy. The FIRM panel numbers for Timber Creek were not tabulated for this page.

What Zone X means for a Timber Creek buyer

Zone X is FEMA's area of minimal flood hazard, outside the special flood hazard area where federally backed lenders require flood insurance. A lender or insurer may still ask about flood coverage, and flood insurance is available in Zone X. The FEMA map panel and an elevation certificate for the exact home are the documents that decide a flood insurance quote.

Timber Creek evacuation zone

All 1,299 checked Timber Creek home points are in Lee County Evacuation Zone E, surge zone 5, in the county's evacuation zone layer. An evacuation zone measures storm surge exposure and is separate from a FEMA flood zone. Lee County's after-action report for Hurricanes Helene and Milton describes mandatory evacuation orders for Zones A and B and parts of C. Confirm any address with the county's Know Your Zone tool.

Hurricanes Ian and Milton

No first-party record describing Hurricane Ian or Hurricane Milton effects inside Timber Creek was found, and this page makes no parcel-level storm claim. The county building department's damage records, CDD post-storm reports and association minutes from fall 2022 and fall 2024 are the documents that would hold such a record. Timber Creek is about 16.5 straight-line miles inland from Fort Myers Beach.

Stormwater and the CDD's inspection program

The CDD's job includes the water management system: lakes, preserve areas and the drainage pipes that connect roads to lakes. At its April 16, 2026 meeting, after a resident raised drains in one area, the district manager said the CDD was inspecting the whole stormwater system, including video of the pipes to record sediment, and would clean the system afterward.

Site elevation and permits

No document stating Timber Creek's site fill, typical finished floor elevation or lake design storm was found. The South Florida Water Management District environmental resource permit, the Lee County development order and plats, and the builder's elevation certificates hold those facts. Ask the seller for the home's elevation certificate.

Schools near Timber Creek

Timber Creek homes fall in Lee County's East choice zone for 2026-27: elementary Proximity Zone J, middle Proximity Zone HH and high school East sub-zone 2. Lee County uses school choice, so families rank schools in the zone rather than attending a single neighborhood school. A check of all 1,299 home points returned the same zones for every one.

The plan text marks the middle school proximity zones as proposed for the cycle, so confirm the middle school list on the district's school zones page. Families may also select schools in contiguous sub-zones of the same zone.

How Lee County school choice works

The plan divides the county into West, East and South choice zones, each with three sub-zones. Families rank schools in their sub-zone and contiguous sub-zones. Proximity preferences give priority to students living within two miles of a school (P1) and to the school nearest the residence (P2), and students living within two miles of a school are not provided district transportation to it. Capacity and lottery rules decide placement.

Is Timber Creek in the City of Fort Myers?

No. Every Timber Creek home is in unincorporated Lee County, with county zoning (zoning area code ULC on all 1,308 home parcels and RPD on the Town Center parcel). The Fort Myers mailing city is a postal name, not a jurisdiction. That decides the millage (county rates plus the unincorporated MSTU, no city millage), the building department and the flood insurance community.

Fire districts in Timber Creek

Timber Creek homes are served by two fire districts by phase: South Trail Fire District on 687 parcels in taxing district 047, and Lehigh Acres Fire Control and Rescue on 621 parcels in taxing district 049. The district shows on each home's tax bill and on the Lee County Property Appraiser's parcel page.

What ZIP code is Timber Creek?

All 1,308 Timber Creek home parcels carry ZIP 33913 and the Fort Myers mailing city on the Lee County roll. ZIP 33913 also covers neighboring communities, so search by the Timber Creek name. Two Timber Creek common tracts carry a blank ZIP or ZIP 33916 on the roll; both are Timber Creek land, not homes.

What is changing near Timber Creek

FDOT is rebuilding the I-75 interchange at Daniels Parkway (Exit 131) as a diverging diamond, about $42.8 million, with construction from early 2026 to summer 2028; the work also resurfaces Daniels Parkway from east of Danport Boulevard to west of Treeline Avenue and adds pedestrian and bicycle accommodations. Lee County began about $3 million of work at Treeline Avenue and Daniels Parkway, from Jetport Loop to Heartwood Boulevard, the week of May 4, 2026, as WGCU reported May 1, 2026.

Gateway Marketplace and Creekside Marketplace

The Sembler Company says its Gateway Marketplace, at the southwest corner of Daniels Parkway and State Road 82, is under construction and projected to open in the third quarter of 2027: a 245,000 square foot center on about 40 acres with a Publix of about 55,000 square feet, a Home Depot of about 135,000 square feet and outparcels, plus a new traffic signal. Sembler's July 28, 2026 release also describes Creekside Marketplace across Daniels Parkway, a planned 250,000 square foot retail and medical office project on about 41 acres with no opening date, and states that about 106,000 vehicles a day pass its Daniels Parkway and State Road 82 sites. These are developer statements and forecasts.

Road dates can move

FDOT marks its project dates as subject to change, and Lee County's Treeline Avenue completion was reported only as "later this year" in May 2026. Check the FDOT project page and Lee County's project listings for current lane closures before you time a commute.

How Timber Creek compares with nearby communities

Timber Creek is the newest of these three Fort Myers communities, built 2020 to 2025, and the only one with builder-direct sales in the latest 12 months. How to read the Timber Creek comparison table

Each community's mix of home types moves its overall median: Paseo and Pelican Preserve include condominiums, and Timber Creek's townhomes and villas are coded single family. Timber Creek's prior-12-month count of 228 is mostly Lennar closings, so the year-over-year change in sales reflects the end of building more than resale demand. Compare the single-family row and the dollars per square foot row as well as the overall median.

The history of Timber Creek

Timber Creek began with a Lee County comprehensive plan amendment and rezoning that ended in 2019, the creation of the Timber Creek Southwest CDD on October 3, 2019, and Lennar's development order in January 2020. Lennar built from 2020 to 2025, residents took control of the association in August 2025, and the association bought the Town Center in December 2025.

The Timber Creek entitlement

Lennar's civil engineer, Morris-Depew Associates, described a multi-year process ending in 2019 that re-designated 628 acres from Density Reduction/Groundwater Resource to Sub-Outlying Suburban, with a companion planned development rezoning. The January 2020 development order allowed about 40 commercial acres, including up to 250,000 square feet of commercial space with 50,000 square feet of medical office and a 150-room hotel, beside 655 residential acres.

District acreage and the planned count

The CDD's FY2023 methodology report gave the district 672.93 acres and 1,315 currently planned residential units, and every CDD budget from 2022 to 2026 uses 1,315 units. The engineer's 695 acres covers the whole entitlement including the commercial tract, which is why the acreage figures differ by source.

The 2020 launch

The Fort Myers News-Press covered Lennar's opening of Timber Creek on August 29, 2020, as amenities were still being completed. The county record shows the first 32 closings that year, at a $322,840 median.

Turnover to residents

The CDD's district manager told the board in June 2024 that turnover would not begin until 2026, because the district was established in 2019. The master association moved to resident control in August 2025, and at the June 18, 2026 hearing the district manager said the CDD board itself is transitioning from developer to resident control.

Contact Domain Realty Group or call 239-441-2816, tell us the home type, street and budget you have in mind, and an agent will send matching Timber Creek listings, the recent recorded sales on that street, the CDD line for that phase and home type, and the association documents to request. Thinking of selling a Timber Creek home?

Timber Creek sellers now compete only with other resales, and buyers compare floor plans and CDD lines closely, so a listing priced against its own floor plan's recorded sales sells faster than one priced against the community median. Start with a Domain Realty Group home valuation, or see McGreevy and Comisar's guide to what a Fort Myers home is worth.

Frequently Asked Questions about Timber Creek homes for sale

These are the questions Timber Creek buyers ask most, answered from the Lee County record, the Timber Creek Southwest CDD's budgets and minutes, Sunbiz, Lennar, FEMA's flood map, the School District of Lee County and the Florida Department of Education. Each answer carries the same dates as the sections above, so every figure can be checked against its source below.

Where is Timber Creek in Fort Myers?

Timber Creek is on the Daniels Parkway corridor east of I-75, next to Gateway, with its front gate on Daniels Parkway at the west corner of State Road 82 and Daniels Parkway. It is in unincorporated Lee County with a Fort Myers mailing address, ZIP 33913, about 3.5 straight-line miles from the RSW airport terminal.

How many homes are in Timber Creek Fort Myers?

The Lee County roll lists 1,308 single-family home parcels in Timber Creek, built 2020 to 2025, plus one vacant lot. The Timber Creek Southwest CDD plans 1,315 units in all: 365 Executive, 357 Manor, 218 Estate, 159 Twin Villa and 216 Townhome. Townhomes and villas are coded single family on the roll.

What are the typical HOA fees in Timber Creek, Fort Myers, Florida?

Master association dues are not published by a first-party source, so this page prints none. The Timber Creek Property Owners Association's estoppel certificate under section 720.30851 shows the current amount for any home. Townhomes also pay a separate townhome association. The verified public cost is the CDD line, $1,367.83 to $2,584.23 for FY2027.

Does Timber Creek have a CDD?

Yes. Timber Creek is in the Timber Creek Southwest Community Development District, a Chapter 190 special district created by Lee County Ordinance 19-20 on October 3, 2019. It financed the community's infrastructure with two bond series and maintains the lakes, stormwater pipes and about 142 acres of preserve, billing its assessments on the Lee County tax bill.

How much is the Timber Creek CDD assessment?

For FY2027 the operating assessment is $759.66 per unit, adopted June 18, 2026. The debt assessment depends on home type, from $608.17 for a Townhome to $1,824.57 for an Estate home. The total CDD line on the November 2026 tax bill runs from $1,367.83 to $2,584.23 a year, before the early-payment discount.

Why did the Timber Creek CDD assessment go up?

The operating assessment rose from $173.92 in FY2026 to $759.66 in FY2027 because the CDD took over lakes, aerators, stormwater pipes, the preserve program, some entry landscaping and perimeter fencing that the association had paid for while Lennar controlled it. The association moved to resident control in August 2025. The new cap rate is $911.59.

What is the median home price in Timber Creek?

$550,000 on the Lee County record, across 109 qualified sales in the 12 months through September 25, 2026, from $278,500 to $845,000, at a median of $216 per heated square foot. Resales alone had a $545,000 median on 79 sales. The prior 12 months recorded 228 sales at a $542,198 median.

How many homes sold in Timber Creek last year?

Lee County recorded 109 qualified Timber Creek sales in the 12 months through September 25, 2026, against 228 in the 12 months before that. In calendar 2025 the county recorded 218 sales at a $539,350 median, and 65 sales were recorded in 2026 through September 8, all but one of them resales.

Why did Timber Creek sales drop from 228 to 109?

Lennar finished selling. Builder-direct closings fell from 184 to 30 between the two latest 12-month windows, while resales rose from 44 to 79, an 80 percent increase. Resales grew from 19 percent of sales to 72 percent. The county count fell because new-home closings ended, not because fewer owners sold.

Who built Timber Creek in Fort Myers?

Lennar built Timber Creek from 2020 to 2025. Lennar Homes, LLC is the developer named in the CDD's audited financial report, and no other builder appears on the Lee County roll. Lennar's civil engineer, Morris-Depew Associates, announced the development order for the 695-acre project on January 2, 2020, and first closings came that year.

Is Lennar still building in Timber Creek?

No. Lennar's Timber Creek community page says "Timber Creek is now sold out." The Lee County file shows the last builder-direct closing recorded January 27, 2026, and none after it. The 1,308 built homes on the roll are 99.5 percent of the 1,315 planned units, so every Timber Creek home for sale today is a resale.

Are there new homes for sale in Timber Creek?

Not from the builder. Lennar reports Timber Creek sold out, and its last builder-direct closing on the county file was January 27, 2026. Some resales are nearly new: 136 Timber Creek homes carry a 2025 year built on the roll, and 35 of the latest 12 months' sales were 2025-built homes.

Is Timber Creek gated?

Yes. Lennar's resource center calls Timber Creek a gated community, and the CDD's September 17, 2026 budget lines name a front gate on Daniels Parkway and a back gate, with CDD minutes referring to a guardhouse. The gate type, staffing and hours are not published; they sit in the association's rules and regulations.

Is Timber Creek a 55+ community?

No recorded age restriction was found. No 55+ declaration, amendment or plat note surfaced in the CDD documents, Lennar's community page or the association's website, and Lennar lists a playground and splash park among the amenities. A buyer can confirm in the recorded master declaration, which sits in the Lee County Clerk's Official Records.

Are there townhomes for sale in Timber Creek Fort Myers?

Yes, as resales. The CDD counts 216 Townhome units in Timber Creek, 90 in Phase 1 and 126 in later phases, each its own single-family parcel on the county roll. Townhomes carry the lowest FY2027 CDD line, $1,367.83 or $1,367.85, and belong to Townhomes at Timber Creek Homeowners Association as well as the master association.

Are there villas for sale in Timber Creek Fort Myers?

Yes, as resales. The CDD counts 159 Twin Villa units, 131 of them in Phase 1 and 28 in the Series 2021 area, each recorded as a single-family parcel. The FY2027 CDD line for a Twin Villa is $1,722.59 or $1,722.63 a year, depending on which bond series covers the lot.

Are there condos for sale in Timber Creek Fort Myers?

No. The Lee County roll shows no condominium parcels in Timber Creek: all 1,308 homes are single-family parcels, including the townhomes and Twin Villas. Listings described as Timber Creek condos usually refer to the townhomes, or to a different Timber Creek elsewhere in Florida, so check that the address is in Fort Myers, ZIP 33913.

Are Timber Creek homes good quality?

This page does not rate construction. The record shows every Timber Creek home was built by Lennar between 2020 and 2025, so homes and systems are one to six years old. Year built, heated area and sale history are public on the county roll; a home inspection and wind mitigation report settle condition for one address.

What does the Timber Creek clubhouse include?

The Town Center clubhouse at 11590 Timber Creek Drive is an 18,028 square foot building built in 2023 on a 9.66-acre parcel. Lennar lists a pool, fitness center, splash park, playground and courts for tennis, pickleball, basketball and volleyball. Exact pool and court counts and hours are not published by a first-party source.

Who owns the Timber Creek Town Center?

The Lee County roll lists the Timber Creek Property Owners Association as owner of the Town Center parcel at 11590 Timber Creek Drive, after a sale recorded December 19, 2025 for $13,150,000, instrument 2025000337178. How the association funded the purchase is not published; its budget and the estoppel certificate show any related assessment.

Is there a golf course or golf membership at Timber Creek?

No. Lennar's amenity list for Timber Creek includes no golf course, and the county roll shows no golf course parcel among Timber Creek's common areas. Courses named Timber Creek elsewhere in Florida are different places. Timber Creek's recreation centers on the Town Center, its courts and programs such as pickleball, tennis, group fitness and yoga.

What is the property tax rate in Timber Creek?

It depends on the phase. In 2026, 687 Timber Creek parcels are in district 047, South Trail Fire, at 13.3623 mills, and 621 are in district 049, Lehigh Acres Fire, at 10.8623 mills of ad valorem tax plus a fire non-ad valorem assessment. The CDD line is billed separately on the same tax bill.

Is Timber Creek in the City of Fort Myers?

No. Timber Creek is in unincorporated Lee County, with county zoning on every home parcel and the Lee County Unincorporated MSTU on its tax bills. The Fort Myers mailing address is a postal name only. Building permits, zoning and flood insurance community questions go to Lee County, not the City of Fort Myers.

What ZIP code is Timber Creek?

Every Timber Creek home parcel carries ZIP 33913 and a Fort Myers mailing city on the Lee County roll. The Town Center and master association address is 11590 Timber Creek Drive, Fort Myers FL 33913. ZIP 33913 covers several neighboring communities as well, so search by the Timber Creek name for listings.

Is Timber Creek in a flood zone?

Timber Creek is mapped in FEMA Zone X. A check of all 1,299 geocoded home points against FEMA's National Flood Hazard Layer on October 28, 2026 found every one in Zone X, outside the special flood hazard area, with no base flood elevation. Zone X is not flood-proof, so check the exact address before buying.

What hurricane evacuation zone is Timber Creek in?

All 1,299 checked Timber Creek home points are in Lee County Evacuation Zone E, surge zone 5. The county's after-action report for Hurricanes Helene and Milton describes mandatory evacuation orders for Zones A and B and parts of C. Zones can change, so confirm an address with Lee County's Know Your Zone tool.

Did Hurricane Ian or Milton flood Timber Creek?

No first-party record of Ian or Milton effects inside Timber Creek was found, and this page makes no parcel-level storm claim. County damage records, CDD post-storm reports and association minutes would hold such a record. Ask the seller for the home's insurance claim history and elevation certificate, and check the FEMA map for the address.

What schools serve Timber Creek?

Lee County uses school choice. Every checked Timber Creek home falls in elementary Proximity Zone J (Colonial, Gateway, Ray V. Pottorf, Treeline), middle Proximity Zone HH (Lehigh Acres Middle, Lemuel Teal Middle, Veterans Park Academy for the Arts) and high school East sub-zone 2 for 2026-27. Confirm with the district's school zones tool.

How far is Timber Creek from the airport?

Southwest Florida International Airport's terminal is about 3.5 straight-line miles from the middle of Timber Creek, measured from the median parcel point on the Lee County parcel layer. Drive distance is longer and varies with Daniels Parkway traffic and the I-75 interchange construction that FDOT expects to finish in summer 2028.

How far is Timber Creek from the beach?

Fort Myers Beach at Times Square is about 16.5 straight-line miles from the middle of Timber Creek, and the Sanibel Causeway toll plaza is about 18.6 straight-line miles. These are straight-line figures, not driving miles, so the drive is longer and season traffic adds time to both trips.

What is being built near Timber Creek?

FDOT is rebuilding the I-75 and Daniels Parkway interchange as a diverging diamond, about $42.8 million, from early 2026 to summer 2028. Lee County started about $3 million of work at Treeline Avenue and Daniels Parkway in May 2026. Sembler projects its Gateway Marketplace, with a Publix and Home Depot, to open in the third quarter of 2027.

Who manages the Timber Creek associations?

The townhome association is managed through Alliant Property Management. PFM Management Services is district manager for the Timber Creek Southwest CDD.

Where can I read reviews of Timber Creek Fort Myers?

This page reports public records rather than resident opinions. The CDD's agendas and executed minutes, posted on the district's website, record what residents raise at public meetings and how the board responds. For one home, the estoppel certificate, the association's minutes and a home inspection give the most reliable picture before you buy.

What is an estoppel certificate, and why does it matter in Timber Creek?

An estoppel certificate under section 720.30851 of the Florida Statutes states a home's current association assessments, the paid-through date and any special assessment, and must be delivered within 10 days of a request. Because Timber Creek's association dues are not published, it is the document that confirms what a buyer will pay.

Is Timber Creek the same as Daniels Creek?

No. Daniels Creek is a separate Lennar community of about 1,600 planned homes across Daniels Parkway, with its own records. Timber Creek is the built-out Lennar community of 1,308 homes on the north side of Daniels Parkway, in the Timber Creek Southwest CDD.
