Why Babcock Ranch

Babcock Ranch is a master planned town in Charlotte County, northeast of Fort Myers, with part of its acreage extending into Lee County. Kitson and Partners planned and developed it as America's first solar powered town, and it now carries 25 neighborhoods across three districts, from townhomes and twin villas through bundled golf to custom lakefront estates.
That spread is what makes Babcock Ranch hard to price from the outside. A three bedroom coach home in Willowgreen and a custom estate on the Lake Babcock peninsula sit under the same district assessment and the same master association, and they trade in different markets entirely. Life at Babcock Ranch

Three Districts

Babcock Ranch is laid out in three districts. Founder's Square is the original town, MidTown is where most of today's selling happens, and WestTown is the newest of the three.

Not a CDD

The community is governed by the Babcock Ranch Community Independent Special District, printed on the Charlotte County tax bill as BABCOCK RANCH CSID. It is not a community development district, which is the detail most listings get wrong.

Getting Around

Trails and golf cart paths link the neighborhoods to each other and to the schools inside the town, so a cart does real work here rather than sitting in the garage.
