Babcock Ranch Condos for Sale
Babcock Ranch condos for sale sit in three neighborhoods: Babcock National, Webb's Reserve and Willowgreen. Every Babcock condominium parcel on the Charlotte County roll is in one of them, and that includes the coach homes, which the county records as condominium units. In the 12 months to September 8, 2026, Charlotte County recorded 239 condominium sales in the Babcock Ranch tax district at a median of $233,000, from $193,000 to $510,000. That is about one Babcock sale in five, at a median $142,000 below the town's $375,000.
This page is the condo branch of our Babcock Ranch homes for sale guide. It covers what is for sale now, what closed, what a condo costs to carry each year under the Babcock Ranch district and master association, and the Florida condominium safety rules that apply to these buildings. For new single-family homes from the builders, see new construction in Babcock Ranch, and for the two age-restricted neighborhoods see Babcock Ranch 55+ communities. Updated September 2026.

MLS figures for Babcock Ranch condos and coach homes are in the table that follows this paragraph. Every other closed-sale number on this page is a recorded deed from the Charlotte County Property Appraiser, not an MLS statistic. Builder contracts signed in a sales center often never appear in the MLS, so at Babcock Ranch the county record is the fuller count. You can also browse every Southwest Florida listing or ask us about a specific building.
| Segment, MLS | Closed sales, 12 months | Median sold price | Median days on market | Median sale-to-list | Median price per sq ft | Active | Pending |
|---|---|---|---|---|---|---|---|
| Babcock Ranch condos and coach homes | 126 | $265,000 | 59 | 95.4% | $187 | 46 | 13 |
20 of the 126 closings are developer sales entered after closing, so the MLS counts builder sales only partly. The county recorded-sale figures elsewhere on this page (Charlotte County Property Appraiser) count more condominium sales than the MLS because builder contracts often never reach the MLS. Where the condos are in Babcock Ranch
Babcock Ranch condominiums are in three neighborhoods, all in the Charlotte County part of the town. Lennar builds the new condos at Webb's Reserve and the coach homes at Willowgreen, and Babcock National's condos now sell only as resales. Babcock National and Webb's Reserve each have terrace condos, veranda condos and coach homes; Willowgreen is coach homes only. The table shows the condominium names exactly as the county roll carries them and what each group recorded in the last 12 months.
| Neighborhood | Builder | Condominiums on the county roll | 12-month recorded sales | Median | New from builder / resale |
|---|---|---|---|---|---|
| Webb's Reserve | Lennar | Terrace I and II, Veranda I to III, Coach Homes I | 138 | $225,000 | 129 / 9 |
| Babcock National | Resale only (no builder currently listed) | Terrace I to 6, Veranda I to IV, Coach Homes I to III | 67 | $260,000 | 0 / 67 |
| Willowgreen | Lennar | Coach Homes I and II | 34 | $360,000 | 27 / 7 |

Babcock National
Babcock National is the golf neighborhood with the most condo resales in Babcock Ranch: all 67 of its condominium sales in the last 12 months were resales, at a median of $260,000 and a range of $193,000 to $425,000. Lennar was the neighborhood's original builder, and the developer's current neighborhood page no longer lists Babcock National as selling new homes, so what you buy here comes from an owner. Its condominiums on the county roll are Terrace I to 6, Veranda I to IV and Coach Homes I to III.
Webb's Reserve
Webb's Reserve is where most new Babcock condos are being sold. Lennar builds terrace and veranda condos and coach homes here alongside single-family homes, and the developer lists an 18-hole Nicklaus design course and a Toptracer Aqua Range as the neighborhood's amenities. Of 138 recorded condo sales in 12 months, 129 were new from the builder, at a median of $225,000; the 9 resales had a median of $290,000.
Willowgreen
Willowgreen is Lennar's coach-home neighborhood on Lake Babcock, three-bedroom coach homes per the developer, and it is the highest-priced of the three condo groups. Its 34 recorded sales in 12 months ran from $278,000 to $510,000 at a median of $360,000; 27 were new from the builder and the 7 resales had a median of $390,000. The county roll carries Coach Homes I and II at Willowgreen.
What Babcock Ranch condos sold for in the last 12 months
Babcock Ranch condos and coach homes recorded 239 qualified sales from September 1, 2025 to September 8, 2026, at a median of $233,000 and a median of $186 per square foot. Resales ran higher than new units: 83 resales at a median of $275,000 ($194 per square foot) against 156 units bought new from the builder. We tracked every recorded condominium deed in the Babcock Ranch tax district to build these figures.
| Group | Sales | Median | Range | New from builder / resale | Resale median |
|---|---|---|---|---|---|
| Webb's Reserve terrace, veranda and coach homes | 138 | $225,000 | $193,000 to $480,000 | 129 / 9 | $290,000 |
| Babcock National terrace, veranda and coach homes | 67 | $260,000 | $193,000 to $425,000 | 0 / 67 | $260,000 |

| All Babcock condominium parcels | 239 | $233,000 | $193,000 to $510,000 | 156 / 83 | $275,000 |

New from the builder versus resale
"New from the builder" on this page means the unit's first qualified sale came within a year of the year it was built, which is our estimate from the county record rather than a field the county publishes. On that test, 156 of the 239 condo sales were builder-direct and 83 were resales. The gap between the two medians, $233,000 overall and $275,000 for resales, is mostly a mix effect: Webb's Reserve sold 129 new units at a $225,000 median, and those pull the overall figure down.
Condo sales by year, 2022 to 2025
Calendar-year condominium sales in the Babcock Ranch tax district climbed from 169 in 2022 to 337 in 2025, while the median fell from a 2023 high of $324,000 to $290,000 in 2025. The recorded figures are below; they describe what closed, and this page does not assign a cause to the change beyond the shift in which buildings were selling.
| Year | Condo sales | Median | Resale sales | Resale median | Median per sq ft |
|---|---|---|---|---|---|
| 2022 | 169 | $310,000 | 26 | $335,000 | $217 |

Search Babcock Ranch condos by price
Recorded Babcock Ranch condo prices in the last 12 months ran from $193,000 to $510,000, and the three neighborhoods sort cleanly by price: Webb's Reserve at a $225,000 median, Babcock National at $260,000 and Willowgreen at $360,000. The price bands below follow those medians, and each link opens live condo listings in that band.
- Babcock Ranch condos under $250,000: 11 active in the MLS as of September 29, 2026
- Babcock Ranch condos from $250,000 to $350,000: 20 active in the MLS as of September 29, 2026
- Babcock Ranch condos from $350,000 and up: 15 active in the MLS as of September 29, 2026
Asking prices move faster than recorded sales, so read a listing against the recorded median for its own neighborhood, not the town-wide $375,000. A Babcock National veranda condo and a Willowgreen coach home are different products with different carrying costs, covered next.
What a Babcock Ranch condo costs to carry each year
A Babcock Ranch condo owner pays four recurring charges besides the mortgage: the Babcock Ranch district assessment on the property tax bill, the Babcock Ranch Residential Association master fee of $408 a quarter, the condominium association's own dues, and ordinary property tax. The first two are published; the condominium dues vary by building and come from that association's budget.
The district assessment by unit type
The Babcock Ranch Community Independent Special District is not a CDD. It was created by Chapter 2007-306, Laws of Florida, and prints on the Charlotte County tax bill as "BABCOCK RANCH CSID." Its FY2026 assessment includes a flat $648.88 for operations on every unit plus debt service that varies by phase, bond series and unit type, so per-unit totals run from $625.96 to $6,117.54 a year. Stacked condo product carries some of the lower figures:
| FY2026 district assessment, per unit per year | Amount |
|---|---|
| Babcock National Phase 3A, 4-story condo | $1,617.99 |
| Babcock National Phase 3A, 2-story condo | $1,736.16 |
| Babcock National Phase 3A, coach home | $1,906.14 |
| Lake Timber and Parkside Phase 1, condo | $1,196.75 |
| For comparison: Lake Timber and Parkside Phase 1, single-family 50-foot lot | $2,026.88 |
| For comparison: Lake Timber and Parkside Phase 1, single-family 70-foot lot | $2,938.48 |
Source: BRCISD FY2026 Adopted Budget, Assessment Comparison, and the 2026 Master Assessment Fees summary. The district's schedule also carries a $340.58 solid waste line on single-family homes; check the individual condo parcel's bill for which lines it carries.
The master association fee
Every Babcock Ranch home pays the Babcock Ranch Residential Association master assessment, the same for every unit type. For 2026 it is $408 a quarter, $1,632 a year: $270 master, $135 for 1 Gb fiber internet and $3 environmental, billed January, April, July and October 1. The 2025 figure was $423 a quarter. Condominium and neighborhood association fees are on top of this, and the association's own document says to verify them with the community's management company.
So a Babcock National 4-story condo carries $1,617.99 in district assessment plus $1,632 in master fees, $3,249.99 a year, before condominium dues and ad valorem property tax. A Babcock National coach home carries $3,538.14 on the same two lines.
Two budgeting traps
The first trap is the off-roll parcel: 101 of the 190 rows in the district's FY2026 table are off-roll, billed directly by the District and never shown on a tax bill, so a buyer budgeting from the prior owner's tax bill can miss the district charge entirely. The second is the fiscal year: the FY2026 schedule is what appears on the 2025 tax bill, and FY2027 began October 1, 2026. Ask for the parcel's current district statement, not last year's bill.

Florida condo safety law and Babcock's buildings
Florida's post-2021 condominium safety laws apply to Babcock Ranch condos by building height. A milestone structural inspection is due by December 31 of the year a building of three or more habitable stories reaches 30 years from its certificate of occupancy, and a structural integrity reserve study applies to buildings three stories or taller. Two-story buildings are outside the reserve study requirement.
Milestone inspections
Under section 553.899, Florida Statutes, a condominium building three habitable stories or more in height must have a milestone inspection by December 31 of the year it reaches 30 years of age, counted from the certificate of occupancy, and every 10 years after that; the local building official may move the first inspection to 25 years where local conditions such as proximity to salt water call for it. Babcock's condominium buildings date from 2019 onward on the county roll, so none is near that deadline.
Structural integrity reserve studies
Section 718.112, Florida Statutes, requires a structural integrity reserve study for condominium buildings three stories or more in height and does not apply to buildings under three stories. Before a developer hands an association to the owners, it must have a turnover inspection report for each building three stories or higher. At Webb's Reserve, where 129 of 138 recent condo sales were new from Lennar, ask whether developer control has turned over and what the reserve study shows.
The documents you are entitled to
Section 718.503, Florida Statutes, sets the buyer's paperwork rights. On a resale, the buyer is entitled at the seller's expense to the declaration, articles, bylaws and rules, the annual budget and financial statement, any milestone inspection summary, the most recent reserve study (or a statement that none exists) and the frequently asked questions document. The contract must either confirm the buyer had those documents more than 7 days before signing, excluding weekends and legal holidays, or let the buyer cancel within 7 such days. On a purchase from the developer, the buyer may cancel within 15 days of receiving all required documents, and the developer may not close for 15 days after delivery.
Flood zones and the Hurricane Ian record
Flood zone at Babcock Ranch varies by neighborhood and by lot, so check the specific condominium building rather than the town. FEMA flood map queries run for other Babcock neighborhoods found most homesites in Zone X, but Tucker's Cove Phase 2 is entirely in Zone AE and Sabal Glen has no unshaded Zone X, so "all of Babcock Ranch is Zone X" is not a safe assumption.
Look up the building's parcel on FEMA's Flood Map Service Center before you write an offer, and ask the condominium association for its master insurance policy so you know what the building policy covers and what your own unit policy must. The Urban Land Institute's case study reports the community's design standard as homes built "1 foot above the flood elevation of a 25-year event followed by a 100-year event," and reports that during Hurricane Ian in September 2022 "the community never lost power or water service," with minor tile and shingle damage and downed young trees. The developer's own account, from Kitson and Partners, quotes a resident: "We have water, electricity, internet."
Other ways to buy in Babcock Ranch
Condos are one of three buyer paths below the Babcock Ranch hub. Buyers who want a new single-family home from Lennar, Pulte, Toll Brothers, Meritage, D.R. Horton or another builder should start with new construction in Babcock Ranch, and buyers 55 and older should see the two age-restricted neighborhoods, Regency and Alta Key, at Babcock Ranch 55+ communities.
The Babcock Ranch homes for sale hub covers all 25 neighborhoods, the town's recorded sales, and the two-county split between Charlotte and Lee. Domain Realty Group, the #1 team in Southwest Florida since 2012, covers every one of them. For the rest of the region, see Southwest Florida communities.
