Babcock Ranch 55+ Communities
Babcock Ranch is not a 55+ town. It is an all-ages master-planned community with two age-restricted neighborhoods inside it: Regency at Babcock Ranch, a gated 55+ community built by Toll Brothers, and Alta Key, a gated 55+ community by High Point Living where homes sit on a 99-year land lease. There is no Del Webb neighborhood at Babcock Ranch. Every other neighborhood in town is open to buyers of any age. Updated September 2026.
This page covers the 55+ homes for sale in those two neighborhoods, what Regency homes actually sold for on the county record, how the Alta Key land lease works, and what a 55+ home at Babcock costs to carry each year. It is part of our Babcock Ranch homes for sale guide, which covers all 25 neighborhoods, the builders and the district fees. Domain Realty Group has been the number one team in Southwest Florida since 2012, and we tracked every qualified recorded sale in the Babcock Ranch tax district for the twelve months to September 8, 2026 to build the figures below.

Builders also sell homes directly from their own sales centers, and a builder contract does not always show up as an MLS listing. The recorded sales below show how much of the Regency market is builder-direct. MLS figures for Regency at Babcock Ranch are in the table that follows this paragraph, and recorded-sale data from the county is shown (Charlotte County Property Appraiser, recorded through September 8, 2026).
| Community, MLS | Closed sales, 12 months | Median sold price | Median days on market | Median sale-to-list | Median price per sq ft | Active | Pending |
|---|---|---|---|---|---|---|---|
| Regency at Babcock Ranch | 42 | $584,151 | 60.5 | 97.0% | $265 | 5 | 2 |
16 of the 42 closings are developer sales entered after closing, so the MLS counts builder sales only partly. The county recorded-sale figures elsewhere on this page come from the Charlotte County Property Appraiser and are a different source from these MLS figures. Is Babcock Ranch a 55+ community?
No. Babcock Ranch as a whole is open to all ages, with a public charter school, family neighborhoods and age-restricted neighborhoods side by side. The developer's own neighborhood directory, updated September 10, 2026, labels only two neighborhoods 55+: Regency at Babcock Ranch (Toll Brothers) and Alta Key (High Point Living). Both sit in the MidTown district.
The distinction matters when you search. A buyer who wants an age-restricted street, a clubhouse calendar built for active adults and neighbors at the same stage of life should shop those two neighborhoods. A buyer over 55 who is happy with an all-ages street has the whole town to choose from, including the condos, coach homes and new construction covered on our sibling pages.
Is there a Del Webb at Babcock Ranch?
No. There is no Del Webb community at Babcock Ranch. Del Webb's own Babcock Ranch page lists one community, TerraWalk at Babcock Ranch, and sends visitors to DiVosta, a separate PulteGroup brand. TerraWalk is a DiVosta neighborhood in the Lee County part of Babcock Ranch, and it is not age-restricted.
The developer's neighborhood directory shows no 55+ label on TerraWalk, and the recorded TerraWalk plats in Lee County (instruments 2023000240206 and 2025000139275) carry no age restriction on their face. TerraWalk is sold to buyers of all ages. The Lee County Property Appraiser recorded 95 qualified TerraWalk sales from September 2025 to August 5, 2026, at a median of $680,820, and 94 of those were first sales from the builder.
If you searched "Del Webb Babcock Ranch" because you want a Del Webb style 55+ lifestyle, the two neighborhoods that deliver an age-restricted community at Babcock are Regency and Alta Key.
Regency: Toll Brothers' 55+ neighborhood
Regency at Babcock Ranch is a gated 55+ active-adult neighborhood of single-family homes built by Toll Brothers in the MidTown district, on the Charlotte County side of Babcock Ranch, with Punta Gorda mailing addresses. It is the more established of the two 55+ neighborhoods and the only one with a full year of recorded sales we can isolate on the county roll.
Data updated: September 2026.
| Regency at Babcock Ranch, recorded sales, Sept 1, 2025 to Sept 8, 2026 | Figure |

Source: Charlotte County Property Appraiser, bulk parcel and sales files dated September 27, 2026; DOR-qualified improved sales over $1,000, de-duplicated, Regency plat designator. "First sales from the builder" is our estimate: the first qualified sale within a year of the year built.
Regency homes for sale, collections and prices
Regency is two markets: detached Lago and Sol homes, which Toll Brothers is still selling from $424,995 (October 21, 2026), and the attached Terra duet homes, which have sold out and now trade only as resales. Its $237 median per square foot sits well above the $193 for every qualified Babcock Ranch sale in Charlotte County. For live listings, each collection's recorded prices, the district rates and the recorded age rule, see our Regency at Babcock Ranch homes for sale page.
For Jesse and Marc's advice on whether Regency fits the way you want to live, read their Regency at Babcock Ranch guide before you tour.
Alta Key: High Point Living 55+ homes on a land lease
Alta Key is a gated 55+ neighborhood of single-family homes by High Point Living in Babcock Ranch's MidTown district, and it is the one 55+ option at Babcock where you buy the home but lease the land under it on a 99-year land lease. The developer's directory lists a pool and describes Alta Key as designed for active adults, and states that "homes start in the mid-$200s" (developer claim, page dated September 10, 2026).
In a land-lease community you own the house and lease the ground it sits on for a fixed term, paying a lot rent or ground rent to the landowner in addition to your other housing costs. That structure is what lets a land-lease community quote a lower starting price than a fee-simple neighborhood nearby. It also changes what you are buying, so the lease itself deserves the same attention as the house.
We have not yet isolated Alta Key's recorded sales on the Charlotte County roll, so this page does not quote a recorded Alta Key price. The lease terms (the monthly ground rent, how and when it can rise, and what happens to the lease at resale) are not published on the developer's directory and are not stated here.
Questions to answer before you buy in Alta Key
Get these answers in writing from High Point Living, and read the recorded lease documents, before you sign a purchase contract:
- What is the current monthly ground rent, and what does it cover?
- How can the ground rent increase, how often, and is there a cap?
- Does the lease transfer to a buyer when you sell, and does a buyer need the landowner's approval?
- What happens to the home when the 99-year term ends?
- Which lenders will finance a home on this lease, and on what terms?
- Which district and association charges apply to your lot in addition to the ground rent?
How a Babcock Ranch neighborhood qualifies as 55+ under Florida and federal law
A neighborhood can legally limit sales to older buyers only if it qualifies for the housing-for-older-persons exemption in the federal Fair Housing Act, 42 U.S.C. 3607(b)(2)(C), with the details set out in 24 CFR 100.304 to 100.307. The community must be intended and operated for occupancy by people 55 or older, at least 80 percent of occupied homes must have at least one resident who is 55 or older, it must publish and follow policies that show that intent, and it must verify residents' ages.
Florida communities that claim the exemption register with the Florida Commission on Human Relations under section 760.29(4)(e), Florida Statutes. Two practical points follow for a buyer:
- The 80 percent rule means a 55+ community can have some homes without a resident over 55. Who else may live in or visit a home is set by the community's own recorded declaration and rules, so read them.
- A builder's "55+" label is a marketing claim. The recorded declaration and the state registration are the documents that make it binding.
What a 55+ home at Babcock Ranch costs to carry
Every Babcock Ranch home carries three layers of cost beyond the mortgage and property tax: the Babcock Ranch Community Independent Special District assessment, the Babcock Ranch Residential Association master fee, and any neighborhood association fee. Buyers in Regency and Alta Key should budget for all three, plus Alta Key's ground rent.
Data updated: September 2026. Figures are the fiscal year 2026 schedules; check the fiscal year 2027 schedule, which begins October 1, 2026, before you rely on them.
| Charge | FY2026 amount | Who sets it |
|---|---|---|
| District operations and maintenance | $648.88 per home, flat | Babcock Ranch Community Independent Special District |
| District assessment, total range | $625.96 to $6,117.54 per home per year, varying by phase, bond series and lot width | Babcock Ranch Community Independent Special District |
| Solid waste (single-family homes) | $340.58 per year | Babcock Ranch Community Independent Special District |
| Master association, 2026 | $408 per quarter ($1,632 per year), the same for every home, including 1 Gb fiber internet | Babcock Ranch Residential Association |
| Neighborhood association | Varies by neighborhood | The neighborhood's own association |

Three things that catch Babcock buyers out
The district is not a CDD. It is an independent special district created by Chapter 2007-306, Laws of Florida, and it prints on the Charlotte County tax bill as "BABCOCK RANCH CSID". The debt-service portion depends on the exact phase and lot, so the assessment for one Regency lot can differ from the one next door.
Some district assessments never appear on a tax bill. In the FY2026 tables, 101 of 190 rows are off-roll parcels that the district bills directly, so a buyer who budgets from the seller's tax bill alone can miss them.
The fiscal year and the tax bill are a year apart. The FY2026 district schedule is what appears on the 2025 tax bill. Ask for the district's figure for the specific lot, the Regency or Alta Key association fee in writing, and in Alta Key the ground rent, before you commit.
Flood zones for Babcock Ranch 55+ homes
Flood zone at Babcock Ranch varies by neighborhood and by lot, so check the specific homesite in Regency or Alta Key rather than assuming the whole town is Zone X. FEMA flood map queries across Babcock neighborhoods found most homesites in Zone X, but all 426 homesites in Tucker's Cove Phase 2 map to Zone AE and no part of Sabal Glen is unshaded Zone X.
We have not published a lot-by-lot flood zone for Regency or Alta Key on this page. Look up the exact address on the FEMA Flood Map Service Center, and ask for the elevation certificate on any resale. Whether a lender requires flood insurance depends on the zone the lot is in.
On storm performance, the developer's own account of Hurricane Ian in September 2022 reports that Babcock Ranch kept power, water and internet through the storm, with uprooted trees and roof shingle damage but, in a resident's words, "no major damage". That is the developer's account, not an independent assessment.
Babcock Ranch homes for buyers over 55 outside Regency and Alta Key
Buyers over 55 are not limited to the two age-restricted neighborhoods. Most Babcock Ranch homes sit in all-ages neighborhoods, and many of them are low-maintenance villas, coach homes and condos that suit a buyer who wants one-level living without an age restriction on the street.
- Condos and coach homes: qualified Babcock condominium sales in Charlotte County had a median of $233,000 over the twelve months to September 8, 2026, across Babcock National, Webb's Reserve and Willowgreen. See Babcock Ranch condos for sale.
- New construction in all-ages neighborhoods: 865 of the 1,163 qualified Charlotte County sales at Babcock in the same period were first sales from a builder. See new construction in Babcock Ranch.
