Regency at Babcock Ranch Homes for Sale

A gated 55 plus active adult neighborhood of single-family homes by Toll Brothers.
All Babcock Ranch Neighborhoods

Regency at Babcock Ranch homes for sale are Toll Brothers homes in a gated, age-restricted neighborhood: the recorded declaration requires at least 80 percent of homes to have an occupant aged 55 or older. Charlotte County recorded 67 Regency sales in the 12 months to August 31, 2026 at a $510,000 median, and that figure blends two products: detached homes at a $605,000 median and the attached duet homes at $374,500. Toll is still selling its Lago and Sol collections from $424,995, while the duet line has sold out and now trades only as resales. Updated October 2026.

This page is the Regency section of our Babcock Ranch homes for sale guide and sits under our Babcock Ranch 55+ communities guide. It covers live listings, what each collection actually sold for, Toll's current plans and prices, the district and association charges, the recorded age rule and flood zones.

What the MLS shows

The Southwest Florida MLS recorded 41 Regency closings in the 12 months to October 21, 2026, at a $599,000 median, $267 per square foot, 62 median days on market and 97.9 percent of the final list price. Regency's price per square foot is among the highest in Babcock Ranch.

How prices have moved

Sales volume rose about 15.5 percent year over year, from 58 to 67, while the median held flat, up 0.3 percent, and price per square foot eased about 5 percent, from $250.85 to $237.68. Read that as a steady market with more homes closing, not a rising or falling one.

What resales tell you

We tracked every Regency resale on the county file. Of 6 publishable resales, 2 sold above their new-home price, 2 below and 2 at about the same price. With so few, price a resale against Toll's current inventory as much as against past sales.

Which Regency home fits you?

Toll sells Regency in two single-story collections today, Lago on 50-foot homesites and Sol on 60-foot homesites, with 2 to 4 bedrooms, up to 3.5 baths and 2 to 3 car garages. The attached Terra duet homes closed out in October 2025. The collection sets the lot width, the district rate and the price band. Prices below are Toll's on October 21, 2026 and change often.

Collection Homesite Plans Size From (Toll, October 21, 2026)
Lago 50 feet 5 1,893 to 2,489 sq ft $424,995
Sol 60 feet 6 2,412 to 2,927 sq ft $545,995
Terra duet homes twin villa closed out 1,515 to 1,815 sq ft resale only

Lago collection

Five plans, the Sawgrass, Flatwood, Birchwood, Harcourt and Pinellas, from 1,893 square feet, starting at $424,995. Lago quick move-in homes listed from $499,000 to $639,000 on October 21, 2026. The FY2026 district rate on a 50-foot homesite is $2,404.10 a year.

Sol collection

Six plans, the Rainbow, Hillock, Pasco, Briscoe, Dade and Glades, from 2,412 to 2,927 square feet, starting at $545,995, on 60-foot homesites that Toll describes with preserve and lake views. Sol quick move-in homes listed from $778,000 to $882,000 with move-in dates in early 2027. The district rate is $2,755.14 a year.

Terra duet homes

Attached duet homes up to about 1,800 square feet, built on twin villa homesites. Toll closed out the Terra collection in October 2025, so every Terra sale from here on is a resale. Twenty duets recorded a $374,500 median in the last 12 months, the lowest-priced way into Regency. The district rate is $1,877.53 a year.

A federally backed lender generally does not require flood insurance in Zone X. Data updated: October 2026.
