The district assessment
The Crescent Lakes rows, Village 2 Parcel 3 in the district budget, combine $648.88 of operations and maintenance with debt service of $1,404.18, $1,755.22 or $2,106.26 by lot width. Every Crescent Lakes home is billed on the tax roll, so a buyer can read the charge on the current tax bill.
The Crescent Lakes association
Meritage funds the association's costs until turnover, which the declaration sets at about 330 of 366 homes conveyed, so no dues have been levied yet. The recorded cap is $2,850 a year.
Charges at closing
The declaration and town charter set a transfer fee of 10 percent of the annual assessment, a $1,000 working fund and a $1,000 capital contribution on a resale, paid by the buyer, plus a community enhancement fee of up to 0.25 percent of the price, paid by the seller. Confirm each on the estoppel.
Crescent Lakes amenities
Crescent Lakes has a private amenity center with a resort-style pool, a cabana, pickleball courts and a sports court, which Meritage still owns. Across the street, The Lagoon is a 3.3-acre public park with a stocked lake and a dock, and the kayak launch at Lake Babcock and The PKWY trails are nearby town amenities. Data updated: October 2026.
Is there golf in Crescent Lakes?
No. Crescent Lakes has no golf, and living there does not include Babcock National playing rights.
Who owns the amenity center?
Meritage still owns the amenity center and will convey it to the association at turnover, set at about 330 of 366 homes conveyed.
Is Crescent Lakes gated, and is it 55+?
Crescent Lakes is a gated neighborhood, which both the developer and Meritage state, and Meritage describes it as a gated community of single-family homes. It is open to all ages: no age restriction appears in its recorded declaration or charter supplement, and Meritage sells to buyers of every age. For age-restricted options in Babcock Ranch, see our Babcock Ranch 55+ guide.
Is Crescent Lakes in a flood zone?
On FEMA's effective flood map, all 383 Crescent Lakes parcels sit in Zone X, minimal flood hazard, after three Letters of Map Revision. Charlotte County's own GIS flood layer has not caught up with those revisions and still shows 345 of them in Zone AE; the Property Appraiser record cards agree with FEMA. Data updated: October 2026.
Elevation certificates
225 elevation certificates show finished floors a median 4.4 feet above base flood elevation, and none below it. A lender relies on the FEMA map and the certificate, so ask for both on any home you consider.
